The building has been designed to integrate fully into the character of the Medina District.

The building consists of two distinct parts: the podium base and the tower, with the podium appearing to penetrate the tower to articulate an entrance on the main street. The tower rises to 18 floors fronting the main perimeter street of the Madina District.

The podium itself retains a sense of intimacy required in the Medina District of Jabal Ali Down Town. Consisting of a ring of studios surrounding a core of parking, residents are able to directly exit their parking and enter their studios. Placing the studios themselves on these levels allows instant access for the more active and hip tenants that would regularly just walk down to the dynamic pedestrian streets directly below them. On the other hand, these studio apartments also maintain a cozy feeling of privacy and familiarity by having screened balconies to the souks right below them.

The tower is separated by a large garden terrace that provides a wide variety of amenities for the residents: a coffee shop, gym, designated barbeque areas. The deck continues the spirit of the screened facades by providing a tectonic surface of extruded and depressed areas and is also given a sense of intimacy by areas of trees and greenery. A kid’s pool feed’s into an adult’s pool which also turns into an infinity edge that provides a clear view to the most valuable scene from the building, which is the beautiful green park.

Rising from the external deck is the tower that consists of the more family oriented apartments: the 1 bedroom and 2 bedroom. Up here in the tower, the 1 and 2 bedroom apartments provide a greater sense of detachment and security from the more single and active oriented studios in the podium below. Added value is given to the tower apartments thanks to the main street view from the north, the park to the east, the charming pedestrian souk on all sides, and finally the outdoor garden of the building itself.

Got a call from the developer today saying the project is cancelled, and offering to refund the deposit with a 5% premium. A couple of weeks ago, it was the same offer but the explanation was that a big investor wanted to purchase the entire building. So not sure what the real story is. The project has a rera number and rest, so they can't just cancel like that. Seems like they are trying to pull off a "damac" on investors. If anybody knows more, or has accepted the offer - would be interested in having your input. :cheers:

I honestly don't know what to make of the developer. Seems pretty solid, but this one was cancelled a few weeks after the launch. Hope to see some good progress on the Baynonah Tower (another one from the same developer launched at the same time).
