As a fellow investor, I think it's important to really monitor the progress of our investment and since not everyone is able to go to the site on a somewhat regular basis, actual photos are really helpful. Glad you find them useful. @NotAHiRiseFan, parking slots are at 580K now if I recall it right. As for your notarized docs, have you discussed that with your agent or call the SMDC trunkline? NotAHiRiseFan December 12th, 2011, 03:53 PM Thanks @ planetjester. I'll call SMDC for the papers. phoenix25 January 30th, 2012, 03:52 PM potable po ba yung tubig sa tap? i am moving in to my aunt's unit (sa bldg 2) mid this year po kasi. Christina Love February 20th, 2012, 04:54 AM Knock knock anybody home? It's quiet here now! I enjoyed reading this thread from page 1 to 13 :-) but i have not read about door lock keys w/c concern my aunt. I post this matter in Field facebook but have not receive any reply yet :-( Here it is ... Hi guys! i have few questions for my aunt who bought a condo unit here. I like the perspective view of Field so i put it in my profile photo :) Her first question is... do you guys change the front door lock when you moved in? Her concern is if somebody made a duplication of the keys, they could enter your condo without your knowledge. Any advice? Thanks planetjester February 20th, 2012, 08:39 AM I've been meaning to do a photo update but I've been busy doing some unit enhancements. Will upload photo updates by this week or early next week. As for the concern below, as for me I didn't change the locks. Call it naive but I own 2 units here and have not had incidences of break-ins or what not. Hopefully it'll stay that way. SMDC turns over ALL key copies to you once you accept the unit (there are 3 sets of keys), and the unit has both a deadbolt and a door lock anyway. When I got my second unit in Building 8 and had some workers over and do the work, all they had access to was the door lock and not the deadbolt. It also helps if you are known by the lobby receptionist and the guards. Getting up to any floor in any of the buildings is quite difficult without logging in with the guards, and since they know my units are for rent and for as long as I don't have a Move-In Notice on file or an outstanding work permit, no one is able to access my floor or my unit without the guards/lobby personnel informing me first. If it really is a concern for your aunt, just file a work permit then schedule changing the locks if it will give her better peace of mind. My two cents. Hopefully that gives you some additional input. :) Knock knock anybody home? It's quiet here now! File a work permit to change the locks on your own unit...seriously? Are there like Condo cops patrolling, on the look put for people doing there own maintenance? planetjester February 21st, 2012, 12:45 AM File a work permit to change the locks on your own unit...seriously? Are there like Condo cops patrolling, on the look put for people doing there own maintenance? Hey there. The work permit tells admin that you are doing work to your unit and there are people who will inspect the unit before and after, and the scope of the work is for approval. Yes, there are site engineers and maintenance inspectors that go around the buildings to inspect, but based on my talks with the admin office and to my best recollection, there are no rules that state that unit owners cannot change the locks. Christina Love February 24th, 2012, 10:59 AM Hi planetjester thanks for your reply regarding the door lock. Im glad you mention about the bolt lock that they dont have access on it. Now we have other question if you dont mind :)... there is a lagoon nearby, we wonder if there are mosquitoes or flies roaming around especially inside the unit? The reason we are asking is we could put a window/door screen before we move in. Is it allowed to put screen? Thanks again! mypeachhouse February 25th, 2012, 08:02 AM Hi for those interested to buy a unit at Field Residences, you may check out my review here --> http://mypeachhouse.blogspot.com/2012/02/sm-field-residences-condo-review.html planetjester March 4th, 2012, 08:46 AM Just sharing the construction progress inside Field. Just found time this weekend to post them. Most are pics of the amenities in between Buildings 2 and 8, a shot of Building 3, and some detailed shots of Building 8's landscaping. Amenites updates (taken from my balcony): http://i969.photobucket.com/albums/ae178/planetjester/SM%20Field%20Residences/field_02262012_1.jpg http://i969.photobucket.com/albums/ae178/planetjester/SM%20Field%20Residences/field_02262012_3.jpg http://i969.photobucket.com/albums/ae178/planetjester/SM%20Field%20Residences/field_02262012_4.jpg Building 3 shot: http://i969.photobucket.com/albums/ae178/planetjester/SM%20Field%20Residences/field_02262012_2.jpg Building 8 Landscaping: http://i969.photobucket.com/albums/ae178/planetjester/SM%20Field%20Residences/field_02262012_8.jpg http://i969.photobucket.com/albums/ae178/planetjester/SM%20Field%20Residences/field_02262012_7.jpg http://i969.photobucket.com/albums/ae178/planetjester/SM%20Field%20Residences/field_02262012_9.jpg http://i969.photobucket.com/albums/ae178/planetjester/SM%20Field%20Residences/field_02262012_6.jpg http://i969.photobucket.com/albums/ae178/planetjester/SM%20Field%20Residences/field_02262012_5.jpg http://i969.photobucket.com/albums/ae178/planetjester/SM%20Field%20Residences/field_02262012_10.jpg I still feel like Building 1's landscaping is the best. They have a lot more plants/trees though some of the Chinese bamboo stalks they planted at the side are covering the view of some of the lower units. Building 1 also is the only building with the cascading water installations on each side. Building's 2 and 8 have that aztec almost mayan-looking plant arrangement and although it kinda looks nice, I think the fountains would have been a better touch. Also, hopefully the new pools will be finished by March's end or sometime April, just in time for summer! I'll post a pic of the Welcome Kit (House Rules) that they give out at the Admin Office on your turnover come the next update. --------------------- @Christina Love, better ask the Admin Office if you can install window screens. My unit isn't facing that lagoon so I don't worry too much about mosquitoes. So_Cynical March 8th, 2012, 02:34 PM ^^ Lookin nice...Lime green though jezz i don't know. The 3rd and 4th last photos kinda look a little classy prison ish. ------------------ Hi for those interested to buy a unit at Field Residences, you may check out my review here --> http://mypeachhouse.blogspot.com/2012/02/sm-field-residences-condo-review.html I did...and hope you do more reviews. :) |
