SMDC eyes Mezza-type
residences in Sucat, MOA
[SIZE=1][FONT=FrnkGothITC Hv BT]SM Development Corp. is replicating its Mezza-type development in two new projects the company is looking to develop towards the latter part of the year.
Rogelio Cabunag, president of SMDC, said SMDC will build Field and Sea Residences, both mid-rise residential condominium projects that will highlight the projects’ proximity to the public common convergence point – SM malls.
SMDC earlier announced that it has allocated P3 billion as capital expenditures for the year for its list of projects, which include two others in Tagaytay and Baguio, the launching of which are still being planned.
Field Residences is a seven-hectare development beside SM Sucat mall and will be composed of six clusters of 15-storey condo units with combined available units of 1,700.
Meanwhile, Sea Residences will be a six-cluster project to be constructed in the vicinity of SM Mall of Asia with total available units of 2,600. The Sea Residences will be developed in three phases, with the first phase slated for completion by 2010.
SMDC plans to develop their projects around its chain of SM malls around the country, leveraging on the Filipinos’ habit of going to malls to pass time.
SMDC’s maiden offering of such concept was the Mezza Residences located in front of SM Sta. Mesa mall.
Mezza is a 2,420 unit, four 38-storey towers connected by a retail podium.
Sales for the residences, by end of 2007, have reached P1.6 billion.
Meanwhile, SMDC said it is looking to generate P2.3 billion from its Berkeley Residences project along Katipunan Avenue in Quezon City.
Launched late last year, Berkeley Residences is a 35-storey condominium that is marketed primarily for families with students studying at schools located in the Katipunan area – Ateneo de Manila University, Miriam College and the University of the Philippines.
Berkeley offers a total of 1,063 studios, one-bedroom and two-bedroom units sold between P1.5 million and P3.5 million.
The P1.36-billion project has been 53-percent sold since November, according to Cabuñag, with turnover set for December 2010.

SM DEVELOPMENT Corp. (SMDC) is unfazed by the threats posed by the US-led economic slowdown on profits, amid spending cuts and project postponements by some of its rivals.
In a statement yesterday, the Sy-owned property developer said it had started building the fifth of six clusters of the 4.8-hectare Chateau Elysée in Parañaque City.
Development of the seven-storey, four-building cluster Vendome — the biggest condominium project in the country so far — will cost P350 million and is expected to be turned over to buyers by November next year.
The new cluster will be housing 560 units composed of one- and two-bedroom units with a floor area of 24 to 48 square meters, respectively. The units will cost P1.2 million to P3.5 million.
The SM group’s real estate arm said construction of the last cluster Seine would start in the second quarter of next year. It expects to finish the project two years from now
The P2.2-billion Chateau Elysée, a French Mediterranean-themed condominium village, will have 2,696 units with 24 mid-rise buildings.
SMDC said the first three clusters — Lafayette, Concorde and Eiffel — had been sold out, while almost three-quarters of the 504-unit Ritz have been bought.
Chateau Elysée offers 70% of its total land area for landscaped gardens and amenities such as a two-storey clubhouse, 25-meter lap pool and jogging trail.
The condominium village is just five minutes away from SM City Bicutan and 15 minutes away from the Ninoy Aquino International Airport and Makati central business district.
"High market demand for high-quality real estate products, affordable prices over flexible payment terms and assurance of on-time and fast turnover contributed to the company’s robust sales performance," said Gilbert C. Ang, SMDC assistant vice-president and project director of Chateau Elysée.
On Saturday, SMDC delivered the Ritz units to more than 300 buyers — mostly people who are just starting a family, families of Filipinos working overseas and foreign expatriates.
Property analysts earlier said there is still a strong demand for completed projects especially for mid-rise condominium units whose turnover is faster compared with high-rise buildings.
Aside from Chateau Elysée, SMDC’s other residential condominium projects include Mezza Residences, Grass Residences and Berkeley Residences in Quezon City; Sea Residences in Pasay City; Wind Residences in Tagaytay City; and one residential subdivision, Lindenwood Residences in Muntinlupa City.
It is planning to launch two new residential condominium projects before the year ends — Princeton Residences in Quezon City and Tree Residences in Cainta, Rizal.
The company said it would start building the 7.8-hectare Field Residences in Parañaque City next week, SMDC’s biggest condominium project in terms of land area.
Field Residences is expected to be completed five years from now and will be composed of 10 buildings.
The Sy-led company’s net income stood at P12.5 million in the third quarter, a turnaround from a net loss of P341 million a year earlier. This brought nine-month profits to P642 million, five times higher than last year, as sales from January to September more than doubled to P2.9 billion. The company earlier said it was closely monitoring the global arena to allow it to make the necessary adjustments. SMDC shares were flat at P2 apiece on Friday.

SM Development Corp. (SMDC) announced that it is breaking ground for its newest residential condominium project, the Field Residences, tomorrow, Nov. 22, 2008, at the project site’s entrance gate, right behind the SM City Sucat shopping mall in Paranaque City. The program will start at 4:30 p.m.
Roger R. Cabuñag, SMDC president said, “We are pleased to formally break ground for Field Residences, a project that is in consonance with SMDC’s tradition of offering quality housing at affordable prices. Field’s location is highly strategic, being just beside an SM mall, and just 10 and three kilometers away from Makati City and the Ninoy Aquino International Airport, respectively. Field Residences also promises an attractive urban lifestyle which offers a lot of open spaces, first-class amenities, and sports facilities to be enjoyed by the whole family.”
The Field Residences will occupy approximately 78,000 square meters (sqm) or roughly eight hectares of land near the corner of Sucat and C5 roads in Paranaque City. Ten buildings are envisioned to rise in clusters over the medium term. Each building will have an estimated 300 units and will be made up of eight to 12 floors. One and two bedroom units will be offered at a price range of P1.2 million to P 3.5 million.
The Field Residences’ planned amenities include a clubhouse; three 25-meter lap swimming pools; three wading pool; poolside area for events and functions; three children’s swimming pool with play area; children’s playground; basketball, volleyball, and badminton courts; a jogging trail; and a picnic area, among others.
In addition to the Field Residences, SMDC’s other ongoing projects are Chateau Elysee in Paranaque City, Mezza Residences across SM City Sta. Mesa, the Berkeley Residences along Katipunan Road in Quezon City, the Grass Residences beside SM City North EDSA, and the residential subdivision Lindenwood Residences in Muntinlupa City.
Last August, SMDC also broke ground for the Sea Residences near the Mall of Asia Complex in Pasay City. Next to be launched are the Princeton Residences beside the Gilmore station of LRT Line 2 along Aurora Boulevard in Quezon City and the Tree Residences in Cainta, Rizal.

SM Development Corp. (SMDC), the premium middle-income housing unit of the SM Group, is spending P3.2 billion for the completion of Field Residences in Sucat, Parañaque – its sixth vertical development and its last project for the year.
Sitting on a 7.8-hectare lot behind SM Sucat, Field Residences will comprise 10 mid-rise residential condominium buildings, offering a total of 2,800 units. Slated for completion in 2013, the project will have eight to 12-level buildings with each offering an estimated 300 units at a price ranging from P1.2 million to P3.5 million.
Gilbert Ang, assistant vice-president of SMDC, said Field Residences is by far the company’s biggest residential development in terms of land area.
Designed as a lush modern tropical haven, Field Residences will feature three 25-meter lap pools, three wading pools and three children’s pools; a clubhouse; a children’s playground; basketball, volleyball and badminton courts; a jogging trail and a bike lane; a picnic area; and themed gardens.
Ang said the company has already received sales reservations for Field Residences even before construction of the first building began.
The first building will have 10 stories with 276 units, which will be ready for moving in by December 2009.
Unfazed by the ongoing global economic downturn, SMDC remains in investment mode as it plans to spend more next year to complete the construction of six ongoing projects and launch two new ones – Princeton Residences along Aurora Boulevard in Quezon City and Tree Residences in Cainta, Rizal.
Among its ongoing projects are Chateau Elysee in Bicutan, Parañaque; Mezza Residences across SM Sta. Mesa; Berkeley Residences along Katipunan Ave.; Grass Residences beside SM City North Edsa and Sea Residences at the Mall of Asia complex in Pasay City.
Ang said sales of the company have been robust on strong demand from the middle-income segment. “We now have repeat buyers who not only consider affordability and high quality in our products, but also because they get more than what they usually expect from us,” said Ang.
Grass Residences and Berkeley Residences have so far sold approximately 80 percent of their inventory. Lot owners are now starting to build their homes at Lindenwood Residences, which unveiled its clubhouse less than two weeks ago.

If Im not mistaken, rice (?) fields ang lugar before. Non-irrigated na cguro kaya it was converted. Accdg kc sa CARP, agricultural lands can be converted if :
1. At the time of application, lands are reclassified as commercial, industrial, or residential in the new or revised town plans by LGU.
2. The locality has become highly urbanized and the land will have a greater economic value for residential, commercial/industrial purposes, as certified by LGU.

I really like the lobby and how there are 2 cascading water installations on either side of the main stairs.
Anyone got pics of the lobby area and the inside of Tower 1? BTW, the model units in the clubhouse have been really dressed up too. Feel free to post pics if you have some to share. ^_^

planetjester April 2nd, 2010, 05:39 AM So since the Building 1 Launch last March 14th, investors are now punchlisting and are getting ready to move in to their units here at Field. Heard from my agent investors can move in by April 15th.
Any Building 1 investors care to share the punchlisting/turnover experience? Have things been going pretty smooth in general? Any things to watch for that you can share to investors of Building 2 and Building 8? Is everything on schedule and can investors really move in already by the 15th of April?
BTW went to Field last Sunday. I went to the Building 1 lobby and noticed they added this capiz-looking cover to the front desk. It sounds tacky when described but man it certainly looks awesome. I love the way they add little additions and accents that just spruce up the place even more.

Also, I went to the site today and man, building 2 progess is on the 2nd floor already! There's a bunch of pillars that have been cemented smoothly already on the first floor. You can easily see the entire length of Building 2 from where I was standing - which was behind the fence at the side of the Club House. I took photos but didn't post 'em here since my camphone is not built to take night shots. Yo, Mr. Residences, maybe you can post more shots of Building 2's progress here :)
As for Building 8, they're still digging up the foundations.
The guards tell me there are close to around 30 residents already who have moved in, but they were given word that the residents moving in will be about 50 soon. I also asked about the noise on the works of Building's 2 and 8 and they say current Building 1 residents aren't bothered by it as much seeing there's quite (not a lot, but some :)) a considerable distance separating Building 1 from the ongoing construction.
My agent's on an outing today forgot to ask her if upon turnover of Building 2, will the pools (kiddie, wading, and lap) be finished as well? Hopefully that'll be the case. Any SMDC insiders here with info on Building 2's amenities? The target I hear is 1st quarter next year for Building 2. Man, that's close. To think it's almost mid-2010.

Anyhow I asked the guard about the shuttle in the pic. The shuttle really is for residents. It doesn't seem that practical now since if you're a Building 1 resident SM really is just a walk away. There will be a total of 6 shuttles from what I'm told within Field so that's a nice added touch. :banana:

@Aziza, the Project Director is Mr. Gilbert Ang right? My agent also told me that he took over Chateau Elyseé towards the end which is why the outcome of Chateau came out nice. I really do not know the entire history of Chateau, all I know is that Mr. Ang handled it and I'm likewise glad the investors there are happy with the outcome.
I've seen Mr. Ang in the Field events, and man, if he's the brainchild of all the events in Field my hat's off to him. I've been to project launches and invitation dinners of other developers and the ones at Field really stack up. Sometimes I feel it's better but that sounds too biased but IMO it's true. The launch of the Field Clubhouse and the Turnover Ceremony of Building 1 prove that to those who were in attendance. Fashion shows, fireworks, live bands and a dramatic, all-floor lighted countdown! :banana:
So, is Mr. Ang the one handlling Sea/Jazz?
If he is, man that's something to consider. Make no mistake though. I honestly think the efforts of SMDC and its entire project team made the impressive outcome of Field possible, and it's fortunate having a good Project Director like him, keeping things progressing in the right direction. Just my two cents. :D

I've been reading the thread for SEA Residences and the investors there have some concerns about structural integrity and how certain key construction processes and decisions are being compromised due to haste in finishing the buildings. Hope those water pipes being welded don't happen or the way CHBs are laid out are done properly for Field. Maybe the picture updates can help validate this the way they did it for Sea. Just a thought.

Yup hehe I figured as much. I also realize that unit is one of the better finished 2br suites in Building 1 (with bigger tiles in some of the finishes) but again nice of you to share! I read in the facebook page you're renting it out in the future? Any idea ballpark how much is the potential rental in Field? Is SM's property management assisting you in finding renters?
BTW, your interior decorators did a very decent job. Building 2 has built-in shower enclosures already as I'm told. Hope they come out as neat as your unit's.
Last one, thanks for that additional lobby photo on the facebook page. I am so pysched to see how they finish up Building 2. Wonder when they'll start digging the amenities area in between Buildings 2 and 8? Any activity in that space yet?

Not much going on for Building 8 since it still looks like one big hole to me. Hope they get that up to speed soon too.
My camera phone ain't built for night shots so I'll let the facebook page provide all the nice pics from the event. I thought the set up was going to be by the clubhouse pool. They apparently set everything up at the 2nd floor of the clubhouse. As usual good food. Had my share of baked mac, some beef thingy (tasted good), chicken teriyaki, pork rib and fish fillet. Oh and a very small glass of iced tea. There weren't too many guests so I left early. The maintenance person told me there are 40+ residents already in building 1. I asked about any major incidents or complaints but everything seems to be handled as they are reported. Water supply also isn't an issue.

How kind of you to say that but I think the Grass Residences clubhouse is also quite impressive. I haven't been to the site of Grass so I can't ascertain how big the Grass clubhouse really is, but I did dig up the first thread of Grass to see the pics and I'm posting them here alongside the Field clubhouse so investors and forum viewers can see the merit in both projects.
As for Field being more expensive than Grass, I think Grass is more expensive given its location and proximity/accessibility to public transpo and other commercial establishments. An officemate of mine also inquired last March 2010 at Grass and if you look at the price per sqm there back in March it's around 85K per sqm; Field is at around 65-68K per sqm when I got my other unit here at around the same time. Note to investors and those interested in both properties, please verify these figures with actual agents. I'm not an agent hehe and I'm just sharing here what I knew from before. I met with my agent over the weekend and I asked for an update on the sales for Building 8. She tells me they're close to 75% sold already. I'm told all 1brs with balconies are already taken. 1 br units with no balconies go for around 1.8+M now, quite a considerable increase when we got a 1br no balcony unit here at around 1.5M. No complaints there. I just am thankful that, although Sucat ain't part of the big list of prime locations, some property appreciation still happens with our investments here. Go Field!!!

These were my sentiments exactly when I decided to invest. The other factors that convinced me was that I liked the idea that the community was comprised of buildings that weren't too high (just 8 or 10 floors). Pricing too given that the unit was furnished.
Ironically enough I was at One Serendra today and helped set up an event at their Social Hall and though a lot of people say to me the place is overpriced and overrated I have to give it props. The guards there are very strict as well as they should be given how much investors and residents paid for those nice digs to live in. Similarities or not, to me both are great projects and the only obvious reason people compare them is 'coz they look alike in their design aesthetics. How other people feel as to whether or not the design was a knock-off to me is immaterial. They ended up or have that potential to be a great community to live in anyway.
On a personal level, I post a lot here in SSC since I want to contribute in making Field the best community it can be, regardless of what comparison it gets to other projects. I encourage fellow Field investors to do the same. I'm certain we're all on the same page anyway. People make a community work. Hopefully if we all are careful enough to monitor the progress of our investments, developers become conscious that investors really care and are mindful, and in turn maybe they think of ideas to improve their projects further. Call me shallow but in Field little touches like the shuttle they provide to future residents is an example of enhancing the concept of community further. I hope ideas like these, no matter how big or small, continue to come and shape Field up to be a better and better community.

What if I opted to pay the unit, deferred d/p then in full the remaining balance? Can I have the "other charges" waived?

I'm not so sure about the flyer info but usually when SMDC sends out pricing info it usually includes the 5.5% other changes whenever they mention TCP (Total Contract Price). The TLP (Total Listing Price) is usually the one that doesn't carry the 5.5% other charges just yet.
As for the 5.5% other charges, based from the pricing computations from SMDC which I got, these include:
Documentary stamp tax
Transfer Tax
Registration Fees
Issuance of Title
Meralco Installation
Water Installation
Legal Fees
As for having it waived, that I'm not so sure of since all the "other charges" really are incurred when the units get transferred to you as an owner. Maybe other agents here can verify if that practice does happen with condo purchases.

Wow.. not much improvement since i saw it last 3 weeks ago. But really, it's fine that they're not rushing it. Wouldn't want a weak foundation, do we.. Just that, the dig's kindof shallow for a foundation and underground parking.

That's Building 8 and looks like things are getting busy. :banana:
Also If you look at the upper left of the photo where a portion of Building 2 is, you can see that the 8th floor of Building 2 is close to complete as well, at least structure-wise. To think the first post for Building 2 at the FB page when it looked like what Building 8 is right now was done March 12th just this year (see pic below). In hindsight, doing the math, from Mid-March to the tail end of August the structure for Building 2 is close to being completed, taking around 5 1/2 months to build/top-off. I'd say that's a pretty neat timeframe. Assuming the timeframes remain consistent, Building 8 will have all its 8 floors early Feb next year. Well here's looking forward to that day too.

The nightshots of Building 8 on the FB page were great; just wanted to investigate what the construction looked like in daylight. That's as close to the ground level as I can get.

The CTS and Master Deeds for both my Bldg 2 and Bldg 8 units are still being notarized and are still with my agent. She furnished me a photocopy though which is what I have now. I just had complications on my end with my paperwork on Building 2 which is why it kinda took awhile to process. No direct fault naman on SMDC's part, it was mine.
You have your paperwork done and notarized? Any concerns you might have?

planetjester September 19th, 2010, 11:37 AM I hope SMDC won't mind me putting the labels on the photos like that since they look kinda official but I was having a hard time figuring out the latest photos I took of Field so I decided to label them. Given the fact that I am a graphics artist by profession I decided to might as well put that skill to use. Hey SMDC - if you guys need someone to do updates like these on a regular basis so your investors are always updated you can always send me a PM :) hahaha
I just do regular updates since, being an investor myself, I want to see the progress with the cheques I fund month after month and see if everything is going at a reasonable pace. So far so good with Field so keep it up! :banana:

Awfully quiet in this thread. Any new photo updates kind sir on the progress of Building's 2 and 8? I was at Field over the weekend, there was a resident's birthday party at the clubhouse and I saw that Building 8's starting at the 2nd floor already. :banana: Didn't have my camera with me hence no photo update as of this post just yet.
I asked the guards if all residents staying in Building 1 have parking slots and I was informed there are some who still use the open parking near the clubhouse while it's still being allowed.

Obviously I don't have an FB account to comment there hehe, but I'm curious to see pics of the power poles and lines being put up. Do post some here or on the FB page so investors can see.
Was this the same case when Building 1 was being built? And for other mid-rise SMDC finished projects like Chateau Elysee, was above-ground the case for them as well? I've been to Field several times though I can't recall if I saw power poles and lines there that are above ground. But like I said I'm not really sure.

I don't know where the photo was taken. Kinda looks like a cinema to me. Anyhow, that's the banner that's on the side of SM Sucat as well. Maybe SMDC will post all the ads on their site soon. The other buildings behind her have been digitally added but that's the kiddie pool I believe right by the clubhouse.
Apparently Anne caused a bit of a ruckus during her photoshoot causing the Field crew workers to stop construction just to see her in person and watch the shoot, or so a guard tells me. :)

They are not yet digging the pool yet but hopefully after they complete 2 and 8. However, I do see some activity on the site for Building 3.

I think you nailed it pretty much there. Besides, for maintenance, it's probably designed in such a way that the lines are easily acessible (via manholes)
The powerlines that you probably see are only temporary. Meralco provides a different line for the construction period. Once the building is in the turnover stage, it will then tap into the lines done by the contractor. And with the trend today, it should be underground.:)

I was surfing around smdevelopment.com and recalled seeing the nice backlit chrome signage of Field Residences in the MOA showroom as seen in the two pics below (pics were taken off of smresidences.com for the Field showroom launch in MOA):

I was wondering if they can incorporate signages like that in the lobby or somewhere in the clubhouse or even in buildings 2 and 8 ('coz I don't recall seeing something like it in Building 1's lobby nor the clubhouse). I think it's kinda classy and lends a bit more sophistication to the already classy finishes of Field and makes it look more expensive. Just my two cents anyway. :) But i hope a lot of residents and investors in Field agree that chrome signages like that are nice added touches to the property.

Well Princeton Residences is a high-rise development while Field is more resort-type and mid-rise, but the proposed finishes for Princeton's lobby look awesome. The chrome sign just makes it more exclusive and hotel-like IMHO. The Field lobby is floating though unlike the one for Princeton which is backed against a wall making it more ideal to place a chrome sign behind. Well I hope they at least consider the suggestion in this post here.

SM DEVELOPMENT Corp. (SMDC) plans to unveil five new projects.
Although it did not provide further details, the company said in its statement that it has already completed its first high-rise development, Mezza, in Sta. Mesa, Manila. Its midrise project,
Chateau Elysee in Bicutan, will turn over its last cluster development within the first half of this year. Also scheduled for turnover this year are Berkeley Residences in the first quarter, Grass Residences Tower 1 in the middle of the year while Field Residences will turn over its second tower within the first half of the year and its third tower within the second half of the year. The developer currently has a portfolio of 14 residential projects.
SMDC is opening an innovative grand showroom for all its projects. Touted as the biggest residential showroom in the Philippines to date, it will allow interested buyers to tour SMDC's residential projects depending on the budget, preferred size or location-all under one roof.
Covering almost 8,000 square meters (sqm.) in the Mall of Asia Complex, the breakthrough SMDC Grand Showroom has two floors and features an amphitheater, a very spacious lounge, an entertainment deck and a 3,000-sqm. showroom area. The showroom was designed by architect Albert Yu of Asya Design, who also planned SMDC's residential projects.
"Our task as a real estate developer does not end in offering affordable, five-star homes," said Bernadette Ramos, assistant vice president for marketing.
"It is also our job to make it easier for people to gain access to the properties that we are offering. With the SMDC Grand Showroom, we are laying out all options in front of them, making it easier for them to weigh one residential property over the other," she said.
The SMDC Grand Showroom currently features eight model units from condominium projects Light Residences, Sun Residences, MPlace, Shell Residences and Jazz Residences.

While I'm not one to pin my hopes on the exact dates of the turnovers mentioned above, it's good IMO to know that they have targets for the turnovers of their projects - with Field's Building 2 and 8 both targeted for this year.

Master deed is a legal document that defines the overall details of the project covering the TCTs of the lot, description of units, the kind of development (shared, BTO etc), obligations of both developer and buyers and other prohibitions/restriction among others. This document should be available before a selling takes place and/or a construction starts. Hence, master deed for Fields Residences should be available anytime the investor request so.

That's kindof bad news for me. All i got are photocopied masterdeed and CTS bearing signatures of me and my agent only, and a letter from SMDC regarding approved discount, etc.

planetjester May 9th, 2011, 02:08 AM I went to Field over the weekend and man I'm happy that Building's 2 and 8 are progressing rather smoothly. You can really picture how large the lobbies are and how wide the amenities area is in between the 2 buildings. So I'm psyched about that. :banana:
One thing I wasn't happy to find out was that building's 2 and 8 will really be GREEN. And maybe it's just me, but it's not even a nice shade of green, it looks like a tacky mint green and almost an eye-sore. :( I was kinda hoping it was like a primer or base color for something else, but a lot of Field agents on site tell me that's the real color already. I also checked that the scale model inside the Field clubhouse has the buildings color-coded like that although the green in the scale model was a neutral gray-green hue almost and not mint green. Geez I hope this green is just a primer. It just doesn't go well with the dark terra cotta roof color. And maybe it's premature to call it out since not everything is finished yet but man please consider CHANGING THAT GREEN.

I know renders can't be an absolute basis and they can change over time and I accept that as an investor, and I guess I was fine with it being green but JUST NOT THAT GREEN. It looks tacky and cheap sorry to say. I guess I'm posting this in the hopes that some SMDC peeps take a look at it and maybe reconsider changing it - long shot I know but still through this forum I just want to put it out there. Maybe someone can whisper in the Proj Coordinator Mr. Gilbert Ang's ears that the green they chose to paint it with came out really tacky. If I were to be absolutely blunt, to me it looks like a barangay hall or a public school. It just doesn't exude classy or looks a 5-star home. And I just want to be quick to point out I have nothing against building 2 and 8's interiors and how the buildings were constructed. I'm really pleased with it. I'm just nitpicking on the GREEN. Why THAT GREEN ??!? :ohno:

Again I'm not pinning my hopes on the renders above. The point of this post is that I hope (if some SMDC peeps) see this that they realize the original color choices they had for Field were FAR WAY BETTER than this tacky mint green they have now.
IMHO I think colors do have an effect on how classy a structure is perceived from the outside. I just hope that most mid-market condos, and not just those from SMDC, play it smart with their color choices. Multi-colored condos just make it look cheaper, if the colors they choose are downright ugly, and they are easily remedied but making smarter color choices.
This is turning out to be a long post. I guess all that GREEN has had that much effect on me. *Sigh*

accents in common areas are light wood compared to Building 1 which is dark wood
the main reception desk has a dark brown almost leather cover feel to it unlike Building 1 which had capiz
the lighting fixtures in Building 1 match the ones in the clubhouse; this building has a different style of lighting fixtures
there are no cascading water installations on the entrance of Building 2 (but maybe they haven't finished installing them yet)

Forgot to take pics of the bedroom. It had cabinets similar in style and finish of the kitchen cabinets I think, a rolling bed frame and a mattress. I'm not too sure but I think I saw another side table in there too (again I'm not sure since I don't have pics on my cam darnit).

Overall impressions, some of the furnishings looked very basic (read that as tacky) but I guess if you're not nitpicky they do serve their purpose. On the upside, I'm glad to see the microwave and side table since I don't think that was mentioned to me before.
Oh also, if you're in the Blueberry lobby and you look into the amenities area overlooking Building 8, man that area is huge. I can't wait too see the pools finished (with grass and plants and all that).
Hopefully Mr. Residences and other concerned investors post other pics soon. :)

Also like the peepholes, elevators graphics display and units main main entrance doors design along with the unit numbers and floor numbers that look great with the gold, in building 2 which are much improved in my opinion. I agree with the amenities when its finished it will look awesome! Look at the fields residences albums and look for the Sea Residences you will see what they can accomplish with pools of water in the middle of the buildings.

Some quick differences though:
the renders are more yellow and my recolor is more neutral/tan
I like the fact that if nicer colors are chosen the development looks more expensive-looking and classy (not tacky)
to me the recolor looks more like an upper class resort compared to the colors now which seem unfinished
In the original renders, I like the fact that the marble slats were up to the 3rd floor, so in interpreting that, I kept the bottom of the building a darker tan just to add more weight/heaviness when you look at the building from a distance
the renders had all white balconies; the turned-over one has gray; for my recolor I chose a darker tan
I think the dark wood accents of the lobbies of Apricot and light woods of Blueberry still look well with the recolored scheme
In my recolor I also changed the color of the roof from a plain looking terracotta to a rich dark brown
I'll try to do a recolor of the front shot of the building as well. @Mr. Residences, I saw some comments at our FB page that some investors aren't too crazy about the colors. Maybe you can post the pic I have here on the FB page for further discussion?
I don't mean to undermine anyone in SMDC. I titled this post "WHAT IF?" since I just want to start a possible discussion on how classier Field Residences can look had we had better color options. I still like the interiors and all that, and this post is just meant to back up an argument I was making before about better color choices. Hopefully other investors post comments and contribute ideas here or on the FB page. :)

Totally Agree! Reminds me of MMDA kind of color concept. Where is the hotel experience being claimed by SMDC with this misrepresentation from their marketing materials.

It really is absolutely frustrating seeing the "calibre" of what they delivered. And I agree with the sentiment - "Where is the hotel-like experience?" in a "tenement" looking structure like this? From the outside, it really looks like a public school or barangay hall where you register for local elections or something. Why not put a "Mababang Paaralan ng Parañaque" up top as well to finish the look? The facebook page discussions kinda say it all too. I wouldn't be proud to come home to something looking like that. So much for "5-star homes made affordable" and "luxury living".
As for the inauguration of Blueberry, it really had a different feel to it. In youtube if you search for the Building 1 launch, the event was grand with a per floor lighted countdown and fireworks. This turnover was very bland. Like you can see from the Proj Director's face that they weren't too proud of how it turned out IMHO. Everything about the launch seemed like it was just going through the motions. As if all the investors just wanted to be over with it and use their units regardless of how it was finished.
I personally feel they committed a major mistake in deciding the exterior color stylings of these buildings. To think it showed promise. The clubhouse still looks great (too bad my unit's not inside that awesome looking structure hehe :)). Building 1's color was passable, not great. But with this cheap, ugly mint green choice of theirs, that was the most horrible one to date! When I invested in SMDC I took a look at a lot of their finished properties and was satisfied with what I saw. Mezza. Even Chateau Elysee even if I'm not a fan of their color scheme as well at least it's consistent and goes with the Mediterranean feel they were going for. How they did the stylings of Hamilo Coast and Pico de Loro too was awesome. Field too at the time when the clubhouse was done and I was able to see the hallways and sample units of Building 1. Why make a mistake with Field and gain a reputation that SMDC is equally capable of delivery low-class/tasteless looking buildings?
To be fair, the interiors are still great. The whole structure to me is rather grand. The colors just destroy the image and classy feel of what Field could be. If you enter the Building 2 lobby and go on to the other side to Building 8 (minus that hideous MINT GREEN stripe), you get a sense that the space is kinda massive and to me that is a good thing. Even agents at the site can't defend it properly going with this ugly mint color and kinda hate it as well, but they do what they must to sell since they have no choice.
Oh well, a petition is being started by a couple of investors. I want to hand it personally to the Project Director alongside the other investors from the FB page and see how SMDC will "entertain" us if at all. I feel like a David/Goliath episode is about to take place. My gut tells me though that even if the Project team agrees with the petition that the color sucks, the mindset they might take is that if SMDC allows this "change" to happen, what's to stop other investors in all their developments to just arbitrarily protest at the office everytime they're not happy with something? My sentiment here for Field is, why stick by your mistake when you can do something proactive now to correct it, not just for the benefit of the buyers/investors but for your own reputation as a property developer as well? We'll see how this all plays out. I for one just want to do something proactive by supporting the petition. If they remain stubborn, I guess it's time to seriously rethink this investment.

I spoke with one of the project team members on site and asked that and he replied that it was the contractor who made the suggestion. What they did in turn was put the marble stone finish at the center suite units (see below):

Everything seems like a shortcut. I reckon they did that since if they stuck with the original renders, doing the marble slats along the full expanse of the first 3 floors would eat up so much time. Bad for us investors and bad for the overall look of this project. Does SMDC always rely on other contractors? Don't they have one of their own? I'm not too sure which is why I ask here. Whoever this contractor was, all their supposed "suggestions" are clearly evidenced as shortcuts and bad choices just to be able to adhere to the timeline. Ugly paint colors. Even the balcony platforms are a very dull gray. Can you spell T-E-N-E-M-E-N-T? :bash:
Seeing that pic up top I'm reminded of the hideous mint green again. If they're so proud of that, why don't they use it as the main photo in their new brochures now?

what do they mean kaya by 6-months deposit of assoc dues..? ano yun, ibabalik nila after 50 years when you give up your unit? :lol: it's not as if u're just a tenant of the building, u're the owner so perpetual supposedly ang ownership mo niyan.. when will you suppose to expect getting back the deposit then?

In Empire East's California Garden Square, I recall paying a deposit of P5,000 upon move-in back in 2008 and then the monthly association dues. In Cityland's Pacific Regency, I can't recall paying a deposit in 2008.

I'm not sure about other developers but it potentially seems to be a common trend in SMDC condos. My agent did tell me that the client complaining of the "deposit" issue has been resolved and there's no need to pay double in terms of association dues. While there's that, I still have to see for myself since I didn't know that client firsthand. My punchlist happens next week and that's when I pay the 6 months advance if everything checks out okay. The advance is in our contracts. Just when the building property managers call it "deposit" is when it gets tricky. I'll post my turnover experience soon as it's done.
A friend of mine also bought from Berkeley and her turnover will be around the end of the month. Hopefully no "deposit" issues arise there. And yup, I was reading the Mezza threads. So many issues with the way SMDC handled that and I think all buyers really ought to be very discerning and wary.

to anyone who has an idea, especially those who have moved-in, how was the area during the recent typhoon's (afternoon May 08 & morning July 26) floodings? I heard it was thigh/waist-deep along Sucat Rd. SM City? how about inside the Fields? TIA! :)

I didn't wait for the snail mail notice anymore and just gave them my building and unit number, which project it was, and after checking my account, they scheduled me in for unit viewing.
CBRE? It's Jones Lang LaSalle Leechiu that's managing Field Residences.
The turnover fee you have to settle is the 6mos HOA dues which is termed by Jones Lang as "working capital" and it's Section 23 I think of the Master Deed. Yes it kinda acts like a deposit. :ohno: The way they explained it, it's like when you have a maintaining balance at the bank. They're not going to use the funds, as they would likely make you believe (I am a bit skeptical since this really feels like "deposit" issue) and you have to pay monthly dues once you move in implying the 6 months is not consumable. There was nothing in that Section 23 of the Master deed that mentioned the words "deposit" and nothing was implied that the 6 months advance dues "weren't consumable."
However, I'm told that residents of building 1 have not been billed for HOA dues since they moved in, which is why they kinda felt that the 6 months advance was consumable. I talked to a Project Team rep for Field and he's looking into why SMDC hasn't billed for HOA dues since unit owners moved-in in Building 1. I'll share updates on this matter but SMDC should start billing and them and Jones Lang et al should explain to agents so buyers aren't mislead by the wrong info. This is what I know about the situation and I'm still looking into it so don't shoot the messenger hehe. I'll touch base with the other unit owners in the FB page too but everyone is being told what I mentioned here.
Ok for unit viewing, it's pretty straightforward. Once scheduled you will be allowed to inspect the unit. All the furnitures and fixtures to me were satisfactory. They were all boxed. The couch was wrapped in plastic. They will turn on power and water and test each appliance and each water fixture. Malakas naman water sa Field. :) Upon inpsection, you can tell the SMDC rep straight off of any problems you have. They give you a form for Acceptance which you sign only if you're okay with the unit presented. Then they give you the keys. Once you have those, you go to building admin where you pay the 6 mos advance and then give you a little orientation. They also give you lots of forms. Concern Forms are for itemizing all the minor complaints you want fixed in your unit. If the problems are major kasi they won't ask you to accept. Okay na din as far as my experience was concerned. When you submit a concern form, someone from Jones Lang goes to your unit to validate and inspect your findings as a unit owner. Then they schedule you in for repairs. There's an Action Taken portion in that Concern Form and that tells you when repairs are to be done. Basta may makita ka submit lang ng submit ng Concern form until you are satisfied with your unit. I had 4 or 5 forms already I think hehe. The other forms they give you are the Gate Pass, in case you're having items delivered to your unit. They also give you a Work Permit form so you have one handy in case you have modifications to your unit. Jones Lang will also ask the names of the people who will be residing in the unit. Lastly, they give you the Move In form and give you a list of Do's and Dont's for your unit.
I personally have not signed the Move In form yet since there are some minor things left to address. Pero minor stuff lang. Chips sa paint. I had 2 tiles na may scratch, although not really noticeable, I had them order replacements. They will install those as soon as the tiles arrive. The common complaints really are paint smears kasi I feel the unit was rushed a bit so they can present them to me that they didn't QA if all the areas were cleaned up. My advice din - don't use the electirc burner to cook. I heard it's consumption is equivalent to 2 aircons. Yikes! Take out ka na lang sa SM Sucat hehe.

I really like Field though seeing it's really a quiet community. It's best seen at night (haha so you don't see the mint green in all its hideous glory) but it's a very serene place. I like strolling by the clubhouse pool at night when it's really late, which I did just tonight. My cam doesn't take nightshots well but it's very relaxing over there, which is why I can't wait to see the pools in between Buildings 2 and 8.

Oh another thing too. The landscaping for Building 1 looks really cool since it's practically finished. I like looking at really pristine lawns and well maintained plants. It goes all the way to the clubhouse as well as the Field entrance. Hope they maintain that manicured lawn look for all common areas of Field. :banana:

I'll try and take pics of the other fixtures. Can't recall the mattress brand but overall, like most people who moved in, the inclusions were satisfactory. I understand your concerns as a fellow investor in an SMDC project, so I hope despite the findings in Grass, that all will turn out best for you and your investment. I myself was kinda nitpicky when I had so many minor things they came back for and correct. But personally, especially with this first unit, at the the price that we got it for, ok na din naman siya. It's really convenient to say the least to move in to a condo that's fully furnished. It just left me to do very little enhancements so it looks absolutely finished and up to my interior design tastes hehe.

I was over at Field last night and wanted to hang out by the pool since it's very calming there at night. Turns out they were filming some scenes for that new Anne Curtis film coming out (with Christine Reyes and Derek Ramsay - yes all 3 of them were at the shoot last night :)). No wonder all the lights were lit up, even the roof lights of Building 8. I lingered long enough to see what was going on. They were filming on the 2nd floor of the clubhouse and doing some scenes by the pool. There were a couple of residents there watching the whole filming as well. The crew was cool about it. They should be. We live there hehe. They also allowed taking pics for as long as there was no Flash. I heard that they were filming there the other day as well.
I wonder how our clubhouse looks on film? Man I hope it looks great on film as it does for real. Wonder if this boosts our property appreciation a bit? hahaha :banana:

Hey there. I wasn't able to take pics but I visited my unit yesterday and so far no leaks or anything. My window sill had moisture though but no signs that water seeped in or that there were major leaks at all. I also checked the drying area and no water splatters there too. In the FB page a resident mentioned that there was some water drips near where their aircon was. I'll ask how the building admin will address it. I also checked with the Project Team rep and he mentions that there was no flooding due to Pedring, not even outside Sucat road fronting the SM mall. I was kinda expecting huge pools of water in between buildings 2 and 8 given the storm but again it wasn't significant. The only major thing torn down by that storm was the Field signage atop the clubhouse. This is like the 3rd they will be replacing that I think.
Mr Residences September 29th, 2011, 04:10 AM In my opinion I think a more permanent solution should be made so that the Field Sign will not keep getting replaced every time a major storm damages it, Plus some of the debris might fall on someone as well as the cost of replacement/repair.

I have seen some photos of buildings at the field but not quite sure which is which. As far as I know, building 8 and 2 have been turned over. Is it the building 2 (blueberry) that has a quite revolting view (I'm sorry to say this but look at the photos below) or is this the building 8 (front view)?? I really would want to know. If anyone out there been to the site or have now moved in to their new unit I would greatly appreciate your help.

As for the photos below, yup, sadly there's quite an eyesore for a view. But on the 2nd photo of your post, that piece of land being leveled out is now owned by SMDC. Some say they will build another residential building there though I seriously hope they don't, but most say those will be landscaped gardens. I also heard SMDC was trying to secure the land next to it, but they're having a hard time acquiring it (maybe due to the fact there are people living there - whether legally or illegally I don't think I'm in a place to say).
Will this be your first investment in Field? If it is, go to the site and see for yourself. Maybe, if your agent is good, then can let you inside Bldg 8 so you can see the actual view. From the SM Sucat bridgeway it looks like all you see are fields surrounding Field. I have a unit here in Bldg 8 but it's at the center overlooking the amenities. Bldg 8 to me has a nice location, it being next to the clubhouse and I like it's elevation. I also heard that units in Building 3 non-amenities is taking slow to sell since again, from your pictures below, their view is much worse. SMDC plans to raise the wall on that side I'm told, that is, in case they don't get to acquire that piece of remaining land.

lizzz November 5th, 2011, 06:04 PM thank u so much planetjester...i would love to come and see the site but i live abroad. perhaps i could get my agent to send me a snapshot of the view. i was in manila last week but didnt have enough time to go round really and see the site. my unit will be in building 7 which is next to building 8 that's why i wanted to know what's the view like in building 8 facing front view. i am now aware that the other side of which building 2 and 3 are built have the unattractive view. i hope smdc will do something to cover these unpleasant view and yes, this is my first investment in the field.

Does any of you can tell me how is the view of building 8 front view facing (not amenities) please. Is it nice or would you rather go for amenties view? I have seen some photos of buildings at the field but not quite sure which is which. As far as I know, building 8 and 2 have been turned over. Is it the building 2 (blueberry) that has a quite revolting view (I'm sorry to say this but look at the photos below) or is this the building 8 (front view)?? I really would want to know. If anyone out there been to the site or have now moved in to their new unit I would greatly appreciate your help.

Common area fronting all suite units by the elevator: (This was I think a simple yet elegant touch from the 3rd to the 8th floors. They added 2 dark brown colums as accents and a chandelier of sorts. This to me was a very pleasant surprise and makes our hallways a bit more elegant looking so kudos to Mr. Gilbert Ang for deciding on that one!) I'm glad my unit is so close to the elevator and this fancy hallway addition. :banana:

As an investor in Building 8, I'm really happy with how everything turned out (well the green building color still stings a little haha). My building 2 unit is fine as well, but with these new touches to Building 8, I hope SMDC continues to think of nice improvements and enhancements that will elevate the look and feel of Field when you compare it with other mid-rise condo developments. I certainly hope we unit owners experience a bit more property appreciation once the landscaping and amenities area are done in between the two buildings and wi-fi access is made available to the building lobbies. Also, the Field shuttle service was again in operation. I wish we had that everyday, not just when we have events. :) Time to schedule my unit viewing! Congrats to my fellow building 8 unit owners! :cheers:
