That's it. well done. Unitech is also involved in the construction of World Convention Centre and Biswa Banga Shikhar (World Bengal Tower: 41 Floors):cheers:

The towers bordering the second arterial road along the left have risen and construction activity is ongoing at the rosedale site in front of it.

It says March 2008 in the details. But dates can be incorrect.

Yeah. This section of Rajarhat would perhaps have the maximum density of high rises in the future. Rosedale (25fl*6) in front of it ,DLF New town ( 9 towers from 17 -31 flrs) , Elita Garden Vista ( towers upto 30 flrs) and the SP Infocity IT park over 50 acres ( which I am guessing should include high rises) are all nearby.

There is no grass only at the construction sites but is present elsewhere (at the moment).:)

Looking at the aerial photo (assuming it is 2008) and the layout, it doesn't look like that it has reached beyond foundation.

There is one photo of the site and the building is probably not Air but a building behind the site. Obviously it would be great if someone could confirm.

Dear Suncity,

There is a photo posted by you(photo copyright Debashish) in the "Kolkata Project Update II" vide No.590 dated 05.02.2008 where it was captioned "The 41 storey Unitech Air has started to rise". That time it was about 5/6 floor high. Going by that photo, I thought the building might have reached 15 or 16 floor high as generally 3 floors are constructed in a month and 4 months have elapsed since then.

Was that photo not of Unitech Air? Pl clarify

I am having second thoughts about it (after looking at the aerial photo). I am guessing that the site is this (comparing with the layout plan) and I maybe wrong.

Sun, is there any commercial space in this project? I see some large floor plate buildings in the upper-left corner of the layout, next to the signature "Air" Tower. Is that a mall or office space, or possibly mixed-use?

Ajay - According to the website, about 2.5 lakh sqft of retail cum entiretainment space is planned in Uniworld city.

Yes, Unitech is coming up with the largest IT park of Kolkata called Infospace in New Town about 1 km from the residential cluster. It is spread over 50 acres and a part of it is already operational.:)

The first DLF IT park is already operational. The second one is coming up next to Infospace and should be operational by end of next year.

SP Infocity would be spread over 50 acres as well. Construction is yet to start.

Air?? Arijeet do you mean ventilation? By design it seems to have good ventilation and with those wide expanse of open spaces.

This would be th highest density of towers in a single project in Kolkata, isn't it? or in the whole India??

many many thanks Sun for bringing updates of all the unitech towers into one fold. I had been eagerly waiting to see when it (the Air) becomes a reality. When topped out,(most probably, sometime in the middle of 2010), the Air will be the tallest building in India outside Mumbai.:cheers:

unitech has changed the payment plan of cacade and harmony to construction based now. It will provide some relief in terms of interest cost.

The advantage this project had was that it took off at a very opportune time , before the crisis set in BIG time , certainly a city on it's own . I hope the landscaping will be 5 star too as it makes a lot of difference to the appearance.

^^yes, the timing was correct, however there is no update on the 2.5 lakh sqft Unitech mall planned here.

5 malls ( city center, Block by Block, Terminus, Galleria & Axis) are more than enough for Rajarhat even when it is fully complete, so it is not much of a loss

they are giving new plan structure to individual clients according to amounts they have already paid.

Its not encouraging seeing the delay and lack of clarity unitech has. The earlier projects have already been delayed for almost 1 1/2 yrs. They are still not in position of providing proper planned work in progress to complete it

Thank you very much Suncity for bringing the updates on this thread.

As I mentioned earlier also, the "Air" is rising very very slowly. 10 floors a year! If it goes like this, it will take another 25-30 months to touch the 40th floor.

^^In order to get a snap of the proposed Diamond tower at Chowringhee someone has to get access to Tata Center building. The frontage walls are atleast 3m high preventing any view from outside.

The U/C in the foreground are pillars for a flyover or something..they are probably adding two more lanes to the existing 6 lane flyover.

Possesion has been given for first two phases, but its as empty as a cremetorium (shoshan'r moton shanti & khali)...only the souls present there are the security guards!!!

^^i guess if everything goes right the street lamps would be having lights, and the houses would be having an external sewerage network, (as every complex that's coming up these days are equiped with seperate, sewerage and storm water drains). Last sunday my friend out of curiosity visited the Infy site, while returning his car broke down near Infospace, he waited there for about 45 mins but dint get a bus, cab or an auto!!!...finally he had to walk down till axis mall!!!...so till these basic facilities are improved in Newtown, Occupancy % at these residential complexes would be low!

Thanks. Its really a city in itself. I don't know much bout Kolkata but will they find takers for these many buildings. And are they constructing all these buildings at once or phase wise?

its just off the main arterial road.
apart from that the New Town expressway is nearby.
How near?

But why the calculation of distance to Kolkata?
Newtown itself its a planned city. All ammenities are designed in plan unlike Kolkata.
No need to go to Dharmatala for long distance Bus, cause two big modern bus terminuses r coming into newtown, and Bantala, where arnd 700 bus will accommodated.
Bank and the Govt offices are also moving to newtown CBD area. so called India's second Financial Hub.
some colleges r also following the path to set up new branches in newTown.
So IT/ITES, Bio companies, tech colleges, IIT, 2nd Maidan, Conventional center, too many shopping malls, theaters, Airport also.
Rajarhat will be the first Zero Energy Town in the country. so cheers for it :)

And the time when Rajarhat will get its full shape with AA-IV, Uniworld will be the central position in it. But one "IF"

Sure the majoirty will be employed in the CBD maybe. But say somebody changes jobs and gets a job in another place in Kolkata

Any design plan of IIT Campus at Rajarhat?
In my last visit, I saw there was a construction going on infront of Uniworld City, In fact, Unitech also claims that IIT Campus is in under construction. Is it true?
I also found one news, there was a problem to build boundary wall of their campus. whats the status? and If really in progress... does anybody know the 10 acres design plan?:nuts:

Why do you think so? Take a look at the nearing completion sections from May 2010. There is plenty of open spaces. Maybe someone can do the % calc.

Plus with opposition to fertile land aquistion ( there is no non fertile land around Kolkata) and rising environmental awareness (so no more quitely filling up ponds and water bodies), people will have to sacrifice open spaces in urban living or just build tall and thin skyscrapers like they are doing in Mumbai. However what happens is that while the percentage of open space in terms of area goes up, the per capita open space comes down. But rarely do politicians or developers talk about the second part and to be fair to them, they have no control over population growth.

Yes i had come across an ad in the papers about the Unitech air and it meantioned they have completed 20 of the 40 stories.

BTW this entire tower is now residential,but originally it was supposed to have office space also,wasnt it?

^^I remember reading somewhere but they have left 80% open space or more. Again I am not saying 80% is great or 70% is bad. The equations should be "total saleable area v/S open space" . Roughly 75% open space is good for 10 towers upto 15 floors but may not be so for 5 towers of 30 floors each.

I am not aware if SCC has a policy of not putting U/C buildings as banner. But, i thing the heart and soul of SCC deals with buildings which are U/C. So, i guess there is no point in not allowing U/C building as banner. It shows a city skyline U/c. it would definitely be a good pic.
