Sure, the JENGA TOWER!

Actually, the idea of a tower with 'missing pieces' like a pile of jenga blocks might look kinda cool, if done right, it sure would create lots of protected outdoor patio-like spaces....

I like the way they place the tower to the west of tower X so it will not block the view of X. Two together will make excellent statement for that area of the city.
Walked by today. they are constructing the showroom over a old house which will be torn down according to the rendering.

Toronto is an insignificant spec compared to other cities such as New York, London, Paris, Rome, Milan, Tokyo, Frankfurt, etc... It is obvious that they will have more expensive real estate

Rome, Milan, Frankfurt, you really believe these places are more significant than Toronto. In the Global Power City Rankings for one, Toronto ranks ahead of Frankfurt and miles ahead of Milan and Rome. Toronto may not appear significant because Canada is a relatively small country but Toronto has successfully specialized in global mining and energy listings, and has a very influential financial sector. Especially in view of the financial collapse in most of the western capitals, especially London and New York, one of the repercussions has been the increased prominence of Toronto's financial sector. I'm not sugesting Toronto will ever be as important globally as New York or London, but I don't think it aspires to such prominence anyways. But I think your comment was a bit weak on the facts, if you look around Toronto today, you will see a city on the cusp of a renaissance both culturally and economically as it has recently solidified its position as the financial and cultural center of Canada. As a Montrealer it is difficult to acknowledge this reality, but visiting my hometown these days only serves to re-inforce this conclusion. As a small country, Canada needed a real centre to focus in its competition with foreign centres, and I think we may finally be seeing it emerge.

I haven't found that data for TO, but in Vancouver it is:
Province (outside Vancouver): 440 sq. ft.
Vancouver, City of : 320 sq. ft.

The city is relaxing this minimum to "microsuites" of 275 sq. ft. to encourage more "affordable" housing.

Developers are proposing and trying to pass a 208 sq. ft. minimum.

I think $600 to $650 is the norm nowadays. These prices are risky eventhough the market continues to chug along and prices rise higher than I ever could of predicted. The odds of losing money are higher than winning big time over a quick flip. Longer terms you can really take advantage of the low mortgage rates which easily make up for the inflated sales price but you're better off with resale and start paying down immediately that pre-built which could take 4 years to take ownership.

The glass in the windows of X does kind of change colour with a kind of purplish iridescent hue under different lighting conditions, but I wouldn't call it navy blue:

 It is not photoshopped at all, but it is true on a brilliantly sunny day I like to slow down the shutter speed, and up the fstop to about 8 or 9. That way the building doesn't bleach out
because of the intense sun shining on it. This enhances the blue of the sky! hehe..
The building colour looked more like this:

http://i82.photobucket.com/albums/j251/dawnd_01/WINTER%202008/Winter%20Part%20Two%202009/Late%20Summer%20Early%20Fall%202009/IMGP0869.jpg

In brilliant sunshine if you snap it quickly with a fast shutter speed, the building will bleach out but the sky will be truer:

Did this get a height increase? 161 m is taller than Uptown! :)

This might be a nice chance for GG to step upon their game,, improve upon the finishes of tower 1
I like the absence of colored strips in this proposal.

According to their ad on Condo magazine, they have added 7 floors.

Was by the building site this evening, and it SEEMS that there may be the beginnings of a poured foundation for a crane? Has anyone else in the 'hood been by there lately?

I rarely make it this far north but if I'm up there I'll take a gander, JUST for you ;)

Note: I'm in final projects week so I'm not going anywhere. Sorry for the pre-disappointment.

Actually, these are good times now in Toronto. Sometimes we lose sight of that fact, though.

I'm still not sure how Toronto has so much going on compared to most of North America, but I'm glad.

We'd really be whiny if nothing had been going on here for the past decade. Whinier than we are now!!

Wow! There are so many projects going up that sizeable ones like this one just completely fly under our radar. Boggles the mind, doesn't it? 10 years ago we would have been thrilled just to have this one!

Whats driving this growth in Toronto in these days?

Anyways, many thanks to those who posted these fantastic pictures.

^^ Solid economy, immigration, green belt legislation around the city. Also some speculation, I suppose.

I'd add a renewed interest in downtown living.

I'd add a renewed interest in downtown living.

I'd owe a lot to this. Urbanization is back in and people are more than willing to invest in order to be closer to the action.

Not to mention the city has seen a 17% increase in office rentals downtown alone! (Article I read either here or at UT).

I'd add a renewed interest in downtown living.

And also the fact that Toronto is such a safe city and a safe downtown...

Not like whats happening in Chicago for instance where more people were murdered there than NATO lost soldiers in Afghanistan.

It's not hard to beat a US city; that's like comparing us to Palestine and concluding everything is great. In the developed world Toronto is very middle of the pack when it comes to crime/safety. Want low crime, go to Singapore, Zurich, Tokyo, Seoul, Helsinki, Quebec City, etc.

Last year QC ranked 58th for violent crimes in Canada, Toronto 59th. BTW 59th is a better place to be. Both very safe.

Also Canada is safer the countries of those cities you listed, Toronto is below Canada's national crime average on top of that.

The worlds top 10 safest countries according to the global peace index.

10. Slovenia
9. Finland
8. Canada
7. Japan
6. Sweden
5. Austria
4. Iceland
3. Norway
2. Denmark
1. New Zealand

Toronto's homicide rate is double that of any of the cities I listed above. There's this tendency by Canadians to compare themselves to the US and conclude that we're doing well if we're doing better than them. The US is a poor bench mark when it comes to things like crime, transit, civil rights, freedom of the press, etc. ;)

Toronto's homicide rate is NOT higher than Quebec's. And the murder rate is not the same as the overall crime rate. Andrew didn't dream up that chart.

I didn't either.

Most Dangerous Cities In Canada

City (% over/under the national average)
#29. Toronto (11.66%)
#69. Quebec City (-40.35%)

This may be 2007 data, but Quebec City's rates (both homicide and overall crime rates) are always below that of Toronto: the 2009 data was even more favourable to Quebec City. Quebec City is usually one of the safest cities in Canada by a significant margin. Toronto is relatively safe, but Quebec City beats us. Data don't lie. Here are 3 links all saying the same thing:

http://www2.macleans.ca/2009/03/04/the-most-dangerous-cities-in-canada-overall-crime-score—by-population/

http://www.canada.com/montrealgazette/news/story.html?id=336d9dff-b307-4c45-b310-7373d98e0e88

Btw, I know that a homicide rate isn't the same as an overall crime rate.
