Four-star hotel set to rise on Limketkai property (http://www.bworldonline.com/BW031408/content.php?id=042)

CAGAYAN DE ORO CITY — Limketkai Sons, Inc. will start construction of a 21-storey, 250-room hotel complex within the year in the company’s 30-hectare commercial complex in this city’s Lapasan district.

The Limketkai commercial center is considered the leading shopping center in the city since it is the most accessible and most complete in Northern Mindanao.

Alfonso Y. Lim, chief executive officer of the company, said the hotel project would cost roughly P700 million and is expected to be completed by 2010.

The hotel will be the tallest structure in Mindanao, and will have a four-star classification. The hotel complex will have the usual amenities and facilities such as a ballroom, a function room, a coffee shop, and a swimming pool.

It will rise on the west side of the Limketkai commercial complex between the company’s proposed Gateway building on the national highway and Rosario Strip, an upscale area near Robinsons Big R Super Center that hosts boutiques, wellness centers, coffee shops and restaurants.

The Limketkai Group, which is also into agribusiness, is controlled by the Lim family based here.

City Mayor Constantino G. Jaraula, who earlier commended local businessmen for laying out their investment plans in the city this year, praised the Lims’ hotel project. The mayor has made it a priority to boost the tourism.

Mr. Lim said the hotel will cater to businessmen as well as tourists. When asked if it will compete with the Mallberry Suites business hotel, which is adjacent to the Robinsons mall, Mr. Lim said the new hotel would complement the existing hotel’s operations.

The city has a number of major hotels aside from Mallberry, such as Pryce Plaza, Koresco, and Dynasty Court, catering to as many as 300,000 tourists arriving annually. Koresco Hotel, which was built by Korean investors, serves mainly Korean visitors.

In an interview with BusinessWorld late last year, Mr. Lim said Limketkai Sons, Inc. will convert its property in Lapasan district into the city’s new central business district. The plan includes the new Gateway building on the national highway, the new hotel, and an elevated walkway that connects buildings in the area.

well tama ka Jimbu 700 million is not enough for this project cost cos now a days everything has change from manpower to materials and equipments, its just a rendering im sure may pagbabago pa yan^^

^^Baka single row of rooms lang siguro yan in every floor. :) 16 floors (floors with rooms visible) times 9 (visible columns that divide each rooms) equals 144 then times 2 buildings is 288 rooms. Medyo lumagpas pa nga sa 250 rooms sa sinabi sa news.

Actually, there are another 3 proposed hi-rise hotels outside LKK Business Park, according to official press release last year.

There are rumors that Sofitel will operate this hotel, maybe the Waterfront or the they (LKK) themselve. Wait and see nalang tayo. The higher bidder could win to operate.

yup...

I think ginawa yung billboard to depict a P700 M hotel....two (2) 21-storey buildings will definitely cost much higher. Not much architecture showcase but simple just to show the plan of putting up the project. LKK and Sons, Inc. have always been low-key philanthropists. I'm pretty sure there's a better rendering of the hotel made using CAD. If they hired a low-key but good architect firm in Gozar Planners and Architects (low-key nga ba?:nuts:) for their Mall Redevelopment and Gateway Project, I believe they hired one good for their first hotel venture.

definitely, Limketkai will not operate this hotel coz wala naman silang background sa hotel industry. Siguro Sofitel nga or Waterfront since sila naman yung keen mag invest sa CDO.

^ It's possible that the ACCOR group will manage the said hotel but certainly they will not use the Sofitel brand since Sofitel is a 5 star hotel. Take note that the ACCOR group operates several hotel brands in different classification and one of them is Sofitel. :)

the star system (5-star, 4-star etc.) is no longer officially used in hotel classification. For a while they refered to the top of the line as "deluxe", then "first class", "standard", "economy" and "tourist inn" down the line. I'm not sure if this set of references is still internationally used in the hotel classification system.

actually it is doable. Ritzcarlton is a subsidiary of Marriott and the country has it in Cebu and soon in Pasay. but nonetheless, this would be one of the next big thing in Philippine tourism:)

Why not make our own brand that would be at par with Ritz Carlton? The Lims can spearhead it.

They can manage this hotel by creating a new hotel brand just as Waterfront Hotels was created when local investors first built a hotel in Mactan.

If the venture will be successful, they can then continue to build more hotels not just in CDO but in other places as well under this new homegrown hotel brand. Hehe.

MANILA, May 16 Asia Pulse - Limketkai Sons, Inc. fast tracked the construction of the 250-room hotel complex in the company's 30-hectares commercial complex in Cagayan de Oro City.

Alfonso Lim, chief executive officer (CEO of Limketkai Sons, Inc, said the hotel project cost is roughly P700 million (US$16.7 million) and is expected to be completed by 2010.

Lim said the hotel rises on the west side of the Limketkai commercial complex between the proposed Gateway building on the national highways and Rosario strip, an upscale area near Robinsons Big R Super Center that houses boutiques, wellness centers, coffee shops and restaurants.

The hotel will be the tallest structure in Mindanao. It will have a four-star classification, Lim said.

It will have the usual facilities that can be seen in one of the hotels such as ballroom, a function room, a coffee shop and a swimming pool, Lim added.

City Mayor Constantino Jaraula praised Lim's hotel project.

Jaraula has made it a priority to boost the tourism industry.

Lim said that the hotel will cater to business as well as tourists and will complement the existing hotels operations.

The city has a number of major hotels aside from Mallberry, such as Pryce Plaza, Koresco, and Dynasty Court, catering to as many as 350,000 tourists arriving annually.

Limketkai Group, which is also into agribusiness is controlled by the Lim family.

Lim said the company will convert its property in Lapasan district into the citys new central business district.

The plan includes the new Gateway building on the national highway, the new hotel, and an elevated walkway that connects the buildings in the area, Lim said.

thats what i thought too. they should have made it into a single 42 storey structure instead of dividing them into two. still, i cannot argue with the LKK management because they may have their own reason/reasons for having a twin tower structure :banana: :banana::)

@guys: how true is it that engineers/builders before tend to chicken-feet in building high-rises downtown of CdeO due to the city's geographical attributes: deep bedrock and soft land formation (daghan daw tubig inig kalut na...)? but looking at reclamation areas in manila and cebu, how come they can build high rises on these fake lands? thus it makes sense siguro to settle on the point that it's the budget and the technology that jump-start a high rise project (and not the soil on where the high-rise would stand should get in the way of its construction). and to think, The Burj in Dubai practically stands on sand! whew!

talking about 40+F highrises in LKK instead of twin towers, that should be way exciting! but i'd still prefer twin towers.... mura dayon WTC Towers in New York!

IMO its not that its impossible, anything is "almost" possible naman..sometimes lang, there are conditions (like soft soil) na a tall building would mean more expense than on usual/ideal conditions. So if the demand/need isnt that high/urgent to justify the extra cost, the tendency would be to cut down on the height :)

take for example Marco Polo in Davao, it was built at the height of the Asian Financial Crisis diba? my GF's structural eng'g teacher told them daw na it was supposed to be 23 storeys tall but the structural engineers had problems with the soil and that pushing through with the planned 23 storeys would be more expensive than the normal 23 storey building because of the extra cost sa foundations etc. so what they did was to maximize the height possible without the extra cost sa foundation so ang ending ay 18 storeys

A perfect example would be 2 IFC building in Hongkong which is 88 storeys high.

Practically, it's built in the "sea" because the developers reclaimed land just to build this building.

What makes this building amazing is that the central subway station is located beneath the building; aside from that there's also a shopping mall.. so meaning there are many levels below the building.

Nothing is really impossible, it all depends on money, hehehehe..

they're still in the first phase but you can take a look at page six of this thread and you'll see some of the cranes. the huge cranes your referring to will only be used once they're in the tenth up to the last floor.

no.. don't say that...
the hotels will be constructed with or without Hanjin.
what does Hanjin have to do with the hotels....
they'll be employing most welders... I don't think those welders will be the hotel occupants.

as for the staffs and ranking supervisors... Hanjin will put up their own staff houses & quarters.

the ketkai hotel was planned beacuse of the constant shortage of hotel rooms during convention time in CDO... and even at times na walang convention...
when I'm in town... I usually end up paying for a little bit more pricey room. yong mga business man's favorite room rates are usually occupied na.

i just dont get it... why cant people just be supportive? :ohno:

i mean if we build some amazing skyscraper in gensan, i wpuld be as happy as if it were beuilt in my hometown. people here are too tribal... sheesh! those twin towers however ugly some of you think they maybe, are a sign of progress in that part of mindanao, i can see mocking in the threads, classic sign of crab mentality, yes, you know who you are dude.

ano ba nagawa ng Cagayan de Oro to deserve such? our is beaitiful, and those teon towers will be our crowning glory! more things are to come, those are just the start! if anyone goes to cdeo, they could feel it in the atmosphere! :D

so please let us support each other, yes, being young makes me a bit idealistic, rather than being old and BITTER!

hanjin will push through because MisOr will be there base in Normin. MisOr is accessible to: Zamboanga Peninsula in the west; Caraga region in the east; Cebu province in the north and Davao region in the south

The Gateway is an annex mall of LKK center in the north along CM. Recto Avenue. It will be connected to the main mall via skypark. It is design for 24/7 mall. The same block that this twin tower hotel to be constructed.

^^Yang model na yan (LKK masterplanned) got by @Ex!le about 2 years ago if I'm not mistaken. Matagal na talagang nakaplano ang mga highrises sa LKK. Inaantay lang nila ang magandang ekonomiya.

Yes, you're correct. Hanjin is only a factor of the good economy. With or without hanjin, conventions and tourism industry continue blooming. So i crossed my fingers to this twin tower hotel.

If you noticed right at the back of U/C Gateway are the concrete piles already burried under the ground. Theres two sets of it and imo thats the foundation of the two towers. :):):):cheers::cheers::cheers::cheers:

^^thanks for the update @dark. for sure, pain in the butt ng SM ang LKK Gateway. if i were the SY's (SM) i would invest in El Salvador kasi in between sya ng CDO and Laguindingan airport. to think the Ayala's owned most of the land there (Laguindingan), so hirap maka-compete ang SM. anyway, im excited for the LKK towers and the LKK Gateway expansion. :cheers:

Actually, the foundation and piles for the hi-rise project were already constructed way before the announcement kasabay ng LKK Mall Expansion which included among others the first underpass of CDO, the overpass connecting LKK Avenue to Lapasan - Camaman-an Road, the construction of Robinsons, renovation of Rosario Arcade, etc... There were no press release back then basta na lang LKK Center was partly closed and so many construction going on within the 30-hectare complex. No announcement and no billboards but they were driving piles in that same hotel site across LKK McDonald's. We know now that there are definite plans of a hi-rise hotel back then at that same site but the design, architecture, the no. of floors were still being finalized. But LKKS Management had already began the piles and foundation ahead which is now the task of the engineers to configure the new building and to institute engineering measures. I believe the foundation was for a 14-storey bldg so engineers were required additional inputs and recommendations. Last year, it was rumored to be 17 storeys until the final announcement came to be 21 storeys. I think part of the recommendation was to cover the creek and construction of foundation supports across the creek. We can only assume. Yesterday I saw some huge cranes and at least a dozen piles near the Eastern Concourse Entrance of the Mall. The guard stationed there said pile driving will start anytime soon near the entrance. I don't know what's the purpose. We haven't seen the masterplan except for that LKK Complex Redering. The recent photos showing massive construction is that of the Gateway, adjacent to the site.

You mean another pile driving near the entrance? (the block between the McDo and covered walkway and PUJ terminal?) Am I right?

i couldnt have said it any better. anyway, i went to LKK yesterday. i saw these two cranes. i also asked the guard and he repiled that theyre going to build a bridge that will connect the east concourse entrance to the hotel. too bad i wasnt able to bring along my cam. :) :) :)

LEGISLATORS on Monday gave the management of the Limketkai Sons Inc. the go signal to undertake construction projects over the Bitan-ag Creek.

The company intends to build portion of its proposed elevated shopping concourse crossing over the Bitan-ag Creek with an elevation of 4.5 meters from the ground. It will have an area of about 2,284 square meters. A 2,094 service road will also be constructed in the area, The Power learned.Also included in the plan is the construction of a concrete pavement over a portion of the Bitan-ag Creek to provide access across the creek and also to serve as a parking area for the vehicles of its clients.The construction in the area will however be subject to the evaluation of the City Engineering Office and the City Building Office.The legislation was reviewed and endorsed by the City Council committees on public works and on laws and rules chaired by Councilors Emmanuel Abejuela and Ramon Tabor, respectively. SOURCE:1 of the enginer if the said project is our "FAMILY FRIEND".

Our house is just 300 meters away the LKKS center,so whatever changes and plans in the area,we the are one who first know, what are those!

The new construction (beside the mercury drug,east concource entrance)is a new over pass conecting or passing MCDONALDS,going probably to the hotel or gateway mall.Because LKKS is using 2 over pass going to gateway mall.

About naman sa expansion ng MALLBERRY SUITS within this year or early next year ang start ng construction.

Por Dios Por Santo. From an observers point of view, there are just too many plans posted in Cagayan De Oro city since last year that didn't materialize up to this day. Limketkai hotel, Ayala mall, hype high rises and all that but in reality it fails to impress rather factly because all you see up in the air is a skyline comparable only to Tacloban City. I don't know if it just me, but Iloilo and Bacolod are gaining popularity with real projects under construction. I just hope forumers here will put into consideration that SSC lurkers like me rely on these information so much that it translates into frustation when virtual world can not justify the real world. I just recently visited this city and I didn't see anything spectacular as what you were trying to project in this forum. I am banking on the city image forumers here were trying to reach my end, a city more progressive than Iloilo, Bacolod or Baguio, but when I was finally there, it didn't reach half my expectations. Just a thought on how information padding can ruin one's day. Try humility sometimes. I could have chosen Boracay that fateful day. I am Sorry for relying on SSC too much. I could have been warned.

Por Dios Por Santo. From an observers point of view, there are just too many plans posted in Cagayan De Oro city since last year that didn't materialize up to this day. Limketkai hotel, Ayala mall, hype high rises and all that but in reality it fails to impress rather factly because all you see up in the air is a skyline comparable only to Tacloban City. I don't know if it just me, but Iloilo and Bacolod are gaining popularity with real projects under construction. I just hope forumers here will put into consideration that SSC lurkers like me rely on these information so much that it translates into frustation when virtual world can not justify the real world. I just recently visited this city and I didn't see anything spectacular as what you were trying to project in this forum. I am banking on the city image forumers here were trying to reach my end, a city more progressive than Iloilo, Bacolod or Baguio, but when I was finally there, it didn't reach half my expectations. Just a thought on how information padding can ruin one's day. Try humility sometimes. I could have chosen Boracay that fateful day. I am Sorry for relying on SSC too much. I could have been warned.




kindly read all the pages of this thread starting from page one so that you wont regret what you're trying to expect. it usually helps if you start from the beginning because i dont think the LKK's made an annoucement that would only embarass them in the end. :)

and it takes only one visionary to change cdo's landscape permanently and dramatically. and that visionary, no doubt, is limketkai. they've done it with the mall, and they'll do it again with hi-rises. i bet more visionaries will make their presence felt in the cdo-iligan area in the years to come. great pics by the way :D

I think the 2 Financial Center Towers are different from the twin hotel project.

gearX, what do you mean when you said "two financial center towers?" are they just mid-rise structures or high rise ones? are they part of the mall or some sort of office condominiums? are they the ones you mentioned earlier about the 16 and 17 storey structures or totally different? :) :)

First time ko lang nakita yung financial center towers 1 & 2 sa plan...no idea how tall they are :cheers: LKKS has long been known to be low-profile. Basta na lang mayron nangyayari sa complex. Even yung underpass malapit sa Robinsons before yung City Engineers Office (CEO) at contractors lang nakakaalam. The news came from CEO and not from LKKS. Meron na siguro nag-advise sa kanila perhaps from Orochamber na paminsan naman magpa-interview. I think the awarding of Mr. Alfonso Lim sa GO NEGOSYO started it all kasi left and right na ang interviews, nalathala pa sa national newspaper.

As what I saw in the other pictures (the link GearX gave), the whole east side of LKK along Limketkai Avenue will turn like Rosario Arcade and has elevated walkway connecting East Entrance and the current skypark.

Sana magbigay linaw ang LKKS management sa pinakaplano ng LKK center about the architects perspective of the expansion, the cost, and having official press release so that we have the basis of having LKKS thread expansion.

i most cetainly agree with you, bai, that the hotels and financial towers are different. they should really try to make this public so that people like jude wont ask too many unnecessary questions.

first, it was just 17 storeys. late last year, it was announced that it was changed to 21 storeys. then, cribs88 said that another eight storey will rise in LKK. afterwards, gearX posted that there is a finance center to be built within the complex. in fact, there are going to be two of them. if im not mistake, there are going to be five structures excluding the 16 and 17 storey edifices. wow!

Manila-based Retail Giant SM never thought homegrown Limketkai & Sons (LKKS) would just bow down when it began operations. LKK buckled down to work and now it's obvious SM is losing to LKK....
