I have a feeling that Borders isn't doing to well in BTS as well........BTS doesn't have the vibe to attract the 'reading crowd' so its Borders seems empty. I reckon that its branch at The Curve is doing better but I am not too certain about that too. But opening at The Curve is a good move as it is located at a suburb of mainly young families and yuppies where there are a sizeable reading crowd. That is why the 1Utama MPH is doing very good ;)
Oh and the IMAX.......its my dream to have IMAX in KL and of course I am a big fan of IMAX. However they did not market IMAX well and I hope it doesn't close down like Debenhams. I sense trouble as I heard rumours that DiGi is not renewing their contract with IMAX KL after their current one. Then of course they are also not showing Superman at IMAX which IMO would boost IMAX's awareness and sales ;)
BTS should iron out the issues with the computer retailers fast and open its long-awaited 9th floor of computer floor ala Lowyat. They should also pursue their original plan of introducing a car showroom floor
Didn't like Borders at all. I still prefer MPH at Midvalley and Kourn?? (forgotten name) at KLCC.
IMAX, ever watched a film with just 2 in the theatre? :)
Szehoong, can you enlighten me on the problems with the 9th floor computer retailers.
szehoong July 4th, 2006, 03:56 PM You are right.......this is the suckiest Borders I've been to although this is the largest in the world. I think the ambience of Borders at The Curve is much better. The one in Auckland is the best Borders so far. It is also the best bookstore I've ever been to ;)
Have you ever watch alone at the cinema? :D I have but that is another story. Seriously, it is either the 'dun-care-for-quality-pictures' attitude of Malaysians or is there not enuf awareness of IMAX that makes it unpopular. Our IMAX here is one of the cheapest if not the cheapest of all IMAXes. I've been to a few IMAXes in other cities and their pricing are shocking!
I am not too sure of the problems of the computer retailers but they are not prepared to move in apparently. I am not too sure why but I do know that many IMbi and Low Yat retailers have bought a unit there

I just looked up the IMAX prices here in London.
Poseidon and Superman Returns
Adult: £12.00 (RM80)
Concessions: £9.75 (RM66)
Children: £8.00 (RM54)
Standard prices
Adult: £8.50 (RM58)
Child (4-14): £5.00 (RM34)
Concessions: £6.25 (RM42)
Children under 3: FREE
Sure is cheaper to go to IMAX KL.
-----
I like Low Yat for PC stuff but I try not to buy in Imbi. However if the retailers in Imbi moved to BTS could be a good thing, then again what about the dodgy s/w stalls.

Blabbyboy July 5th, 2006, 10:56 AM Is it fair to say now after the initial opening flair that the risks taken at BTS haven't paid off - that, as people said before, it's too big, too many floors, too many shops? In other words - it can't really be called a "success"? I don't think anchor stores make much of a difference - they are also the first ones to fold when the centre isn't working out.

the number of shops have increased & it is attracting a larger crowd, so its definately better than when it first opened. It has targeted the sungeiwang crowd from the type of shops there (Debenhams is definately out of place) and my feeling is it is going in the right direction & possibly will succeed.
Lastresorter July 5th, 2006, 11:48 AM Hmm... BTS attracting Sungei Wang crowd?.. so they are contending for the lalahub title... by the way, i really dislike BTS pedestrian bridge on Jalan Imbi... that is so so ugly and un-classy.

I don't think BTS is suitable for higher end stores & they will go bust if they persist. The mix of stores is now attracting mid income shoppers and it seems more crowded now so I feel they will succeed. The pedestrian bridge is not too bad, it is airconditioned and has security(cameras & guards), hope the small shops on it are not tacky

Yes......BTS had the trappings of a 'sure-to-be-doomed' shopping mall like too many floors and too many hidden corners. Only Sg. Wang managed to survived and in fact boomed despite violating the 'golden rules of shopping malls'.
However for Malaysians, too big or too many shops is never an issue. In fact sometimes superlatives does attract people like flies.
Anchor stores in most cases are the make or break factor for a shopping mall in Malaysia. Many malls depends on their anchors to survive. There are many examples around town. In fact the anchors are the last to leave in most cases.
Although Debenhams seems to be the first casualty of the 'failure' of BTS, it is in fact not BTS' problem but more of the lack of planning as well as a seriously flawed market positioning and retail study. Debenhams would be at home in a more upper middle income household area like PJ or Subang. BB had an eccelectic mix of shoppers and BTS happens to be located in an area filled to the brimmed with 'cost-concious' customers.

No, it is not connected to the AMODA building. The stairs is in front of the building.
Lastresorter July 15th, 2006, 10:18 PM I had my first hand experience in using the BTS bridge on the world cup final night. My conclusion is that it is not user-friendly at all. Or should I say, it is not disabled-friendly. You basically have only one escalator at the Amoda side going up the bridge. It is like encouraging you to visit BTS and discouraging you from leaving the building. Those on wheelchairs are strongly advised not to use the bridge to cross the road from BTS to Sungei Wang!! On top of that, there is no escalator for you if you are on ground floor outside BTS.
The exterior is ugly because it is all in brown!! I hope they at least put up some nice ads on it soon.
On a side note, BTS is a huge lalahub in the making (not against lalas but it's sad that the supposedly classy BTS has to position itself as such)!

Hahaha.....I think your expectation is too high lah for pedestrian bridges in Malaysia. There are virtually no disabled-friendly pedestrian bridges around save for maybe one or two. Anyway even if the bridge is disabled-friendly, the pedestrian sidewalks are not. And of course the entrance to Sg. Wang are itself not disabled-friendly expect for the main entrance. The only consolation however are that most pedestrian sidewalks around the area are friendly to the visually-challenged.
About encouraging and discouraging people using the bridge well......it is a common practise everywhere (even in many advance countries) that escalators are provided for the up-going traffic as the down-going traffic faces less difficulty. It is not because of economics or what cause if you really wanna leave the building, you wouldn't think twice about the escalators. But if you are going-up then the escalators do comes to mind. ;)
However I am baffled why they did not install escalators at the ground floor of BTS. Maybe because they tot that if you wanna go into BTS then there are plenty of escalators inside. Furthermore there is an escalator on the Monorail pedestrian bridge side too :)
I have to agree with you that the brown is not the best of colours. And I supposed that they would put advertising boards across the length of the bridge cause they need to recover the cost of building the bridge.
About being a lalahub....well.......they had to be a lalahub in order to survive. Afterall it is too big to be a high-end mall. I think it had enuf space to host all branded stuffs twice over. Furthermore do we actually need another high-end mall? The last thing I want is to stroll into a mall and do just window-shopping. How many of you got anything to buy at Starhill? Like Greg used to tell me, a city needs only one Gucci and not 3. Yea.....we have 3 Guccis and they are all within a kilometres apart! :D
FInally I am at least glad they have the responsibility to built the bridge.
nazrey July 26th, 2006, 05:24 AM Berjaya Times Square sees 85pc tenant occupancy
By Vasantha Ganesan
July 26 2006
BusinessTimes
Tenant occupancy has grown over the past 12 months to 80 per cent and is
still growing, says Berjaya Times Square chief marketing officer
BERJAYA Times Square shopping complex in Kuala Lumpur expects to see its highest occupancy and patronage level since its opening three years ago.
Tenant occupancy is expected to hit 85 per cent this year, while patronage level is projected to increase by about 40 per cent.
The shopping complex's more established presence in the market, better tenant mix and easier access are expected to spur the growth.
In the past year, the landscape at Berjaya Times Square has changed. For a start, the mall, which had a 65 per cent occupancy at end-2005, is now enjoying an 80 per cent occupancy. Its year-end tenancy target is at least 85 per cent of the mall's estimated retail space of 3.45 million sq ft.
"Our tenant occupancy has grown over the past 12 months to 80 per cent now and continues to grow," Berjaya Times Square Sdn Bhd chief marketing officer Mary Goh said.
It has around 750 tenants currently.
Berjaya Times Square is operated by Berjaya Times Square Sdn Bhd, a subsidiary of Matrix International Bhd, a company controlled by tycoon Tan Sri Vincent Tan Chee Yioun.
"Patronage level has been increasing 40 per cent year-on-year based on our car park figures only. With monorail figures, pedestrian bridge, taxi service and public transport, the number should be much higher," Goh said.
"The shopping complex is currently registering a monthly average of 1.5 million patrons," she added.
Goh is confident that the mall will enjoy another year of 40 per cent jump in visitors in 2007.
According to Goh, Ampang Super Bowl, Nichi Fashion City, Ambank and Best Denki are among its confirmed new tenants.
Meanwhile, Metrojaya, an established Malaysian retail player, is scheduled to occupy some 115,000 sq ft of space that will be left vacant by Debenhams.
Similarly, Goh said that its supermarket Shasta, which occupies some 22,000 sq ft, will be replaced by an well-known player.
On the issue of how Berjaya Times Square plans to compete with newcomers such as The Pavilion, and expansion of existing players such as Suria KLCC, Mid Valley and Sunway Pyramid, Goh expects no threat.
"We are all different, even though some of us have the same tenants. Our positioning is different and we are more integrated with a theme park and bowling alley in the city centre.
"We appeal to both families and singles alike," Goh said.
In fact, its Cosmo World Theme Park is said to be the best performing anchor tenant at the mall recording some 850,000 visitors per year.
Backed by a strong marketing and promotional team which constantly organises events to woo visitors, Berjaya Times Square hopes that it will be the shopping complex of choice within the next five years.
"We want to be local shoppers' top choice and tourists who come to ask, 'Where is Berjaya Times Square?'," Goh said.
travellator July 26th, 2006, 01:48 PM ^^as posted earlier, noted more shops now and definately more customers more for younger sungeiwang crowd but good for them that they have managed to get 80% of 3.45 million sq ft of retail space occupied!!

11-08-2006
The Star
KUALA LUMPUR: Berjaya Times Square Kuala Lumpur (BTSKL) expects to increase its visitor flow by 40% in the second half of the year by leveraging on the opening of more stores in the next few months, said chief marketing officer Mary Goh.
The complex has been recording an average of 1.5 million visitors per month in terms of car park traffic.
BTSKL was targeting 85% occupancy by year-end from the current 80%, Goh said at the signing of a memorandum of understanding with Metrojaya Bhd for a 18-year lease agreement yesterday.
Goh said more new tenants were coming onboard, including household and home electrical appliances chain store Best Denki, which would open its sixth outlet at BTSKL's first floor next week, and Ampang Superbowl, which would be opening at the end of this month.
'We are also in discussions with other potential retail owners, but nothing is firmed up for the time being,” she said.
Metrojaya chief executive officer Robert Heng said the company had invested some RM7mil in its new store in BTSKL, which occupied 115,000 sq ft spread over four floors.
'We are targeting to start operations in the third week of September,” he said, adding that the new store would cater to the medium- to higher-end market.
The store would offer household products and clothing.
Heng said the company was confident of an improvement in revenue in the second half year compared with the first half due to the upcoming festive seasons.
'We are cautiously optimistic that we will be able to sustain our projected growth rate by leveraging on the new store in BTSKL, as well as the MJ by Metrojaya fashion concept store at The Curve, Petaling Jaya,” he said, adding that the company had also recently opened three specialty stores, namely Reject Shop, Somerset Bay and East India Company in Aeon Tebrau City, Johor Baru.
Heng expects the company to grow in line with the country's economic growth of about 6% this year.
With the opening of the BTSKL store, the company would have a total of 71 retail outlets comprising five lifestyle department and 66 specialty stores.
'We intend to open a 68,000 sq ft specialty store in Avenue K by year-end. But we are still deciding on the type of merchandise to offer,'' Heng said.
On the company's business outlook, he said Metrojaya would focus on strengthening its position in Malaysia by opening more outlets nationwide. It was also eyeing expansion to the Asean region when the opportunity arose, Heng added.

Berjaya Corporation Bhd has targeted a 40% increase in visitors to its Berjaya Times Square shopping centre this year with the entry of new tenants such as Metrojaya Department Store and Ampang Superbowl.
Its chief marketing officer, Mary Goh, said currently, the average monthly visitor patronage to the mall are 1.5 million based on the numbers of customers using the shopping mall’s car park.
However, she said, the actual figure was much higher as there was a high percentage of its customers that used public transport to get to Berjaya Times Square.
“Occupancy is currently at 80% and we are on track to achieving our target of 85% by year-end,” Goh said.
Speaking to reporters on Aug 10 after the signing of a memorandum of understanding between Berjaya Corporation and Metrojaya Bhd, she said the inclusion of a household name like Metrojaya would significantly increase the number of visitors to the shopping mall.
Goh said Ampang Superbowl would open at the shopping centre by month-end with one-stop household and home electrical appliance store, Best Denki, next week.
Metrojaya’s chairman, Datuk Ahmad Khairummuzammil Mohd Yusoff, said the company had invested RM7 million in the project and obtained an 18-year lease at Berjaya Times Square.
He said Metrojaya expected its department store in Berjaya Times Square to open by the third week of September.
“Metrojaya Department Store at Berjaya Times Square will occupy 115,000 sq ft of retail space spreading over four floors and will offer the best of international and local fashion wear and accessories for men, ladies and children,” Khairummuzammil said.
He said the presence of another Metrojaya Department Store at nearby Bukit Bintang Plaza would not affect its store in Berjaya Times Square as the whole Bukit Bintang area was popular with locals and tourists.

Heading out to the mall--isn't that yesterday's way to shop?
Not in Asia, where a building boom has enormous shopping malls popping up in China, Malaysia and the Philippines, with India expected to jump into the fold soon. Based on Gross Leasable Area, or the amount of space devoted to revenue-producing operations like stores, amusements and food, the continent is home to eight of the world's 10 largest malls, six of which have been built since 2004. That's added some 27 million square feet of shopping space to cities like Beijing and Guangzhou in China and Kuala Lumpur in Malaysia.
While many traditional malls in North America are getting squeezed by a big-box era that includes the likes of Wal-Mart Stores (nyse: WMT - news - people ), Best Buy (nyse: BBY - news - people ) and Target (nyse: TGT - news - people ) in nearly every county, Asia's rapidly growing economy has spawned a new wave of consumers looking for places to shop and play. Most of them are quite ritzy, too. A pair of Chinese malls that rank as the world's two largest--the South China Mall in Dongguan and Golden Resources Mall in Beijing--include features like wind mills and kids' theme parks. Golden Resources Mall is surrounded by newly built apartments and office buildings.
Just three years ago, the top 10 list would have included a pair of popular California destinations--South Coast Plaza in Cost Mesa and Del Amo Fashion Center in Los Angeles--along with the famed Mall of America in Bloomington, Minn. But the lone U.S. mall still clinging to the list is the King of Prussia Mall in Pennsylvania, a perch it's not likely to keep much longer if future building in China and India goes forward as expected.
"It's almost unimaginable, the boom that has occurred in these Eastern cities," says Emil Pocock, a professor at Eastern Connecticut State University, whose American Studies department has documented the sizes and amenities of the world's largest malls. Many more of those regions' consumers now own cars, he notes, a phenomenon that has stimulated demand for more destination shopping centers. That's attracted money from mall management groups from outside the country, largely from Indonesia and Japan.
"These people need a place to shop, and it's not going to be at the old shopping districts that date back to the days of traditional socialist rule," Pocock says.
Back in the U.S., meanwhile, the traditional shopping mall is part of a saturated market, thanks to the off-mall big-box retailers and to retail industry consolidation that has jettisoned previously popular anchor stores like Montgomery Ward from the landscape. Many malls have taken to revamping or downsizing to survive. At the Houston Mall in Texas, for example, a traffic court and outpatient health care services have replaced some big stores like Sears.
And at Illinois' Park Forest Mall, near Chicago, Sears and other big stores were razed about 10 years ago to make way for a Main Street thoroughfare that includes a town green, residential units and a series of smaller stores.
In the hope of finding future growth, developers are turning to mixed-use centers, projects that combine retail, dining, entertainment and residential living units, not unlike some of the new Asian malls, like the Beijing Mall and Berjaya Times Square in Malaysia.
"We recognized in the '90s that the future of the business would be acquiring properties and [enhancing] them," says John Bucksbaum, chief executive of General Growth Properties.
An acquisition spree begun in 1993 has increased his company's portfolio of shopping center properties to over to 200, with a market capitalization of approximately $37 billion, from 22 centers and a $1.2 billion market cap. An ambitious project that sums up GGP's vision is a massive redevelopment of the Natick Mall, a 40-year-old shopping center in suburban Boston. Longtime anchors Macy's and Sears aren't going anywhere, but a major expansion will add two luxury condominium complexes and an upscale shopping area headlined by Neiman Marcus and Nordstrom (nyse: JWN - news - people ).
Elsewhere, mixed-use "lifestyle centers," a creation of outdoor urban villages that mix retail theater and condos, are lining the map more and more. At Biltmore Fashion Park in Phoenix, Ariz., outdoor walkways, myriad restaurants and spas surround top retail names like Neiman Marcus and Gucci. And at The Oaks, originally a 1970s-era mall in Thousand Oaks, Calif., near Los Angeles, a 1993 makeover helped it fit in with a planned suburb that includes growth areas like Simi Valley, Camarillo and Agoura Hills.
If the trend holds, say good-bye to the store-dominated mall, one where weary shoppers looking for a dining or amusement break are limited to the food court and the arcade room.
"It creates more density on the land you already own, which a lot of communities prefer to more urban sprawl," Bucksbaum says.

Location: Dongguan, China
Year Opened: 2005
Gross Leasable Area: 7.1 million square feet
In the Chinese mall arms race, this facility opened a year after the Golden Resources Mall to displace it as the country's and the world's largest. The space includes wind mills and theme parks, plus a replica of the Arc de Triomphe.
Golden Resources Shopping Mall
Location: Beijing, China
Year Opened: 2004
Gross Leasable Area: 6 million square feet
Not sprawling, this is a stacked-up five-story mall. Approximately 1,000 stores, selling plenty of familiar global brands like Nike and DKNY. A truly ambitious real estate project, with new apartments and offices, surround the mall. A tough location outside the heart of the city has resulted in disappointing traffic from foreign tourists.
SM Mall of Asia
Location: Pasay City, Philippines
Year Opened: 2006
Gross Leasable Area: 4.2 million square feet
Includes the first Olympic-sized swimming pool and first IMAX theater in the Philippines. Spread over four buildings, customers can get around on a 20-seat tram.
West Edmonton Mall
Location: Edmonton, Alberta, Canada
Year Opened: 1981
Gross Leasable Area: 3.8 million square feet
The biggest in North America, the West Edmonton Mall has over 800 stores, along with attractions like a water park, skating rink, casino and rides.
SM Megamall
Location: Mandaluyong City, Philippines
Year Opened: 1991
Gross Leasable Area: 3.6 million square feet
Fun stuff includes bowling, ice skating and a 12-cinema movie theater, along with traditional mall fare like arcade games. Customers can also get a haircut or see a doctor at the Manila clinic.
Berjaya Times Square
Location: Kuala Lumpur, Malaysia
Year Opened: 2005
Gross Leasable Area: 3.4 million square feet
Built with an adjacent hotel and convention center. In addition to over 1,000 retail shops, the mall includes a 12-story-high roller coaster, plus a pool, skating rink and "Cosmo's World," a children's theme park.
Beijing Mall
Location: Beijing, China
Year Opened: 2005
Gross Leasable Area: 3.4 million square feet
The first real suburban mall in China, located about an hour from downtown Beijing, this center has four levels with parking for 8,000 cars, plus a man-made beach. Bootlegged DVDs of American movies are a top seller.
Zhengjia Plaza
Location: Guangzhou, China
Year Opened: 2005
Gross Leasable Area: 3 million square feet
Has been known to attract over half a million shoppers on a good day. Another mixed-use space, the mall has a hotel and office tower in addition to retail stores.
SM City North Edsa
Location: Quezon City, Philippines
Year Opened: 1985
Gross Leasable Area: 3 million square feet
The first major "mega mall" built by SM Prime Holdings, which now claims three of the largest 10 in the world. It's a five-story complex that boasts over 100 retail outlets and restaurants, along with 12 cinemas, a bowling alley and skating rink. An IMAX theater could be added soon.
King of Prussia Mall
Location: Philadelphia, Pennsylvania, USA
Year Opened: 1962
Gross Leasable Area: 2.8 million square feet
This product of the original U.S. mall building surge in the early 1960s still survives on the top 10 list, at least until the next big project goes up in Asia. Billing itself as the "premier shopping destination on the East Coast," this mall takes advantage of its location right off the Pennsylvania Turnpike to draw shoppers from New York, New Jersey and Maryland to its 400 stores. Despite a lack of theme parks and other modern amenities, package deals with Radisson Hotels and cross-marketing with nearby attractions like the Revolutionary War encampment at Valley Forge draw out-of-state shoppers looking to get away for a day or two.

andyf September 24th, 2007, 02:54 PM IMAX at BTS
I meant to post this a few weeks ago.
Ms F and I wanted to go and see "Walking on the moon 3D" at the IMAX. We arrived at 18:50, 10 minutes before the 7pm showing, at the ticket counter the girl asked if we can wait 5 minutes because we are the first and they need at least 5 persons in order to show the movie. Hasten to add no one else wanted to watch the movie so we didn't get to see it also. Pathetic!!
IMO I can see the future of the IMAX closing down.
travellator September 24th, 2007, 04:35 PM ^^could it be that it was just before buka puasa
allurban September 27th, 2007, 10:20 AM IMAX at BTS
IMO I can see the future of the IMAX closing down. That is sad...IMAX is a very impressive system...
but then, BTS does not really advertise it very much...and it is located in a very lonely place...
I mean, if you never bothered to look, you wouldnt even know that there are two giant movie theatres and a theme park at BTS....
for example...m went up to the IMAX theatre, trying to catch a film...no space, so lady suggest to m to go downstairs to the main theatre...so m walks back to the main mall to catch the lift down...
m doesnt realize, until he gets to the theatre downstairs...that there is a direct lift connecting both movie theatres....
so m thinks that BTS needs to advertise...and promote that side of the mall alot more...
cheers, m

http://static.flickr.com/75/204922972_b1e953bb00_o.jpgI would love to see Berjaya Group invest more into the monorail....last time I visited BTS, I was thinking, why doesnt Berjaya invest in the monorail...passes right by their BTS and Plaza Berjaya...
turns out Berjaya was one of the original investors...but...why not infuse some more cash so they can expand...and bring more customers there....
And why not trumpet the investment? New World Development and First Co. is so proud to be named with the ferry and bus service in Hong Kong...that they put their name into the name of the services...New World First Bus and New World First Ferry....
so why are we not riding the Berjaya KL Monorail? Or, with the Prasarana takeover...Berjaya Rapid KL Monorail
Cheers, m
Arkdriver September 27th, 2007, 11:04 AM i think BTS needs to change the mall management. It's sad to see such gigantic mall not doing well. I think there's no problem with the location plus they have their own monorail station which is a plus point. What BTS need is a better tennant mix and they really upset debenhams by allowing small shops selling rm 10 t shirt at the mall. You gotta got class to attract people. BTS should have live their status. Berjaya group? Not really successful.

andyf September 27th, 2007, 03:07 PM I've said this before... BTS needs to rebrand. What is it with American influence? IMO the one and only Times Square is in New York.
Even the original name of BTS, Star City, would have been better kept.
And... Why Berjaya Times Square? the owning company is Matrix International Berhad, a public company listed on KLSE. Perhaps call it Matrix Times Square or just Matrix. How about "The Matrix Mall".

i second that. in addition, no natural lights from 3rd floor upwards. BTS should install 'skyroof' (some call it skylight) to let natural lights in. suria and pavilion are good examples of the positive effect of natural lights to mall ambience/mood.

Agreed. The gardens has skylights too. Skylights should be made a requirement in every mall. It really brings the outdoors inside and draws people upwards. The difference is night and day between BTS and suria & pavilion. Class vs no class.

The saddest part is people still don't learn. The developer of Penang times square is going to follow BTS format, lease part of the mall and sell the rest of the shoplots. As you can tell, this developer is new to the shopping mall business. Clueless. May end up like BTS.

andyf April 10th, 2008, 12:17 PM Berjaya Times Square Hotel is undergoing some refurbishments. The reception, which is currently on level 14, is moving to the lobby area on the ground floor. The reception area on the 14th will be replaced with F&B outlet. Some guest rooms will also undergo complete refurbishment. The lobby area is now partitioned off when work started on the 5th April.
As we know this hotel is being marketed as 5 star rating when it should really be 3 star. Perhaps they're going for it.
I will try and get some photo's posted of work in progress.

andyf August 11th, 2008, 11:35 PM From The Berjaya Resorts web site....
Kuala Lumpur – Malaysia – Berjaya Times Square Hotel & Convention Center has commenced its 3-phase refurbishment and redevelopment plans. Expected to complete in September 2008, the RM20.0 million refurbishment would provide a new level of comfort in its 110 suites covering five corporate floors and a new sleek design to the reception, restaurant, lounge and public area.
"Gearing for this first phase of renovation, we wanted to provide our guests with a tangible indication of our commitment to exceeding customer expectations”, stated M. Gopal, General Manager. Constructed to be part of the Berjaya Times Square shopping mall, the hotel is connected by the monorail (Imbi station) providing convenience and accessibility to guests and clients. With these new suites facelift, the 610-suites Berjaya Times Square Hotel & Convention Center would seek to cater to the specific needs of the corporate and MICE (meetings, incentives, conventions and exhibitions) segment. M. Gopal said in 2008, MICE and corporate travel would comprise 40% of total business while the leisure market 60%. Corporate group packages have been designed to meet the needs of this high-yield and lucrative market. A private check-in, a dedicated breakfast venue and special corporate club benefits are part of the exclusivities dedicated for guest of these new suites.
The first phase of the refurbishment includes the enhancement of all suites; Brooklyn Suite (99.4m²), Deluxe Suite (58.9m²), Superior Suite (53.7m²) and Studio Suite (51m²). Incorporating an urban contemporary design that would appeal to business travelers as well as leisure clienteles, each new suite will house a featured wall inspired by the national flower of Malaysia, the Hibiscus. Offering stunning views of Kuala Lumpur city centre, the new suites would include all-new solid wood furniture, featuring new wardrobes, workspace with desks and sitting chairs, mirrors and bed frames. New doors and windows have been installed, replacing those dating back to the hotel’s original construction. Finishing touches for the suites include a day-bed, the finest in-room entertainment system, flat screen television, telephone with data port and speaker phone, coffee maker, iron with built-in ironing board and cable TV with premium channels. High speed wireless Internet access will be available in all suites and in all public areas of the hotel.
The second phase of the refurbishment project would see the Big Apple Restaurant to be redeveloped into a lively and sophisticated all-day dining restaurant furnished with an open kitchen and full height windows overlooking the Kuala Lumpur skyline. Complementing this, Broadway Lounge will be exquisitely re-designed within the “living room” concept where guests can comfortably rest and relax, perform a group discussion, entertain one-on-one or unwind with the accompaniment of live music as the evening progresses.
The lobby and reception area represent the final phase of the hotel’s refurbishment program, which will reflect a sleek and contemporary design with a touch of urban New York chic to retain the hotel’s current theme of all things New York. Making way for more space to extend the Big Apple Restaurant and Broadway Lounge, the current reception area at Level 14 will be re-located to the Ground Level. Jiving the new interiors and existing New York-inspired elements of the hotel, the refurbishment will transform the facilities of the hotel into a new, modern and corporate-functional environment so that each guest would experience the convenience of business dealings in this strategically-located city hotel.
Meanwhile, the hotel is gearing to get bookings from its website. With the strategy to offer a great product at an attractive introductory price, the hotel is anticipating an increase in its average room rate by at least 12% by the time the refurbishment completes in September this year.
andyf September 4th, 2008, 11:28 PM I would appreciate if anyone passing by BTS they can take a few pics of the lobby outside or inside.
Thanks.

Krispy Kreme Doughnuts to open store in Berjaya and Midvalley Mega mall
By LEE KIAN SEONG
Doughnut chain plans second outlet in Mid Valley by May
KUALA LUMPUR: Krispy Kreme Doughnuts, a well-known US brand, will open its first flagship store in Berjaya Times Square on April 27.
Berjaya Krispy Kreme Doughnuts Sdn Bhd, a subsidiary of Berjaya Corp Bhd, is the operator of Krispy Kreme Doughnuts chain in Malaysia.
Krispy Kreme Doughnuts Inc international marketing manager Carlo Fajardo said the company planned to open the second outlet in Mid Valley Megamall in May.
“The investment per outlet varies from RM500,000 to RM1mil depending on the store concept and location. Our target locations are shopping malls, transportation hubs, office buildings and colleges,” he told StarBiz.
The 1,600-sq-ft full-service Krispy Kreme store in Berjaya Times Square will feature the “Doughnut Theatre” where customers can watch the doughnut-making process.
“The store’s doughnut-making machine can produce and glaze nearly 18,000 doughnuts a day.
“We will give away the ‘Golden Ticket’ prize to our first customer in line to purchase a dozen Krispy Kreme Original Glazed doughnuts when the door opens at 10am on April 27,” he said.
The winner will win a year’s supply of Original Glazed doughnuts.
Fajardo said the company was optimistic on the demand for its products as more potential customers were exposed to the brand.
“We are confident that our customers will find our doughnuts and coffee are able to satisfy their needs. Hence, we are bullish that we will win a fair share of sales in the doughnut category in the local market,” he said.
Krispy Kreme appealed to consumers from a wide cross-section of ages, educational background, income and lifestyles, he said.
He added: “We look forward to accelerating our growth in Malaysia. We are sampling 6,000 boxes of a dozen each of Hot Original Glazed doughnuts in the Klang Valley and nearby communities to share the Krispy Kreme experience.”
Krispy Kreme will offer 16 varieties of doughnuts and two types of coffee in Malaysia.

Berjaya Krispy Kreme Doughnuts Sdn Bhd (BKKD), the franchisee of the American chain of doughnut stores in Malaysia, will spend up to RM24 million to open 20 outlets in five years.
From the total, over RM1 million has been invested in a flagship store in Berjaya Times Square. The store will open its doors to the public on Monday.
BKKD executive director Datuk Francis Lee said most of the Krispy Kreme outlets will be located in the Klang Valley.
Berjaya Group, which now holds five franchises in the food and beverage sector, is upbeat on its latest franchise despite the weak economic conditions.
Lee said half of the battle is already won with Krispy Kreme's brand. This is strengthened by Berjaya's experience in franchise business.
He said the local food sector is not badly affected by the global crisis and the government stimulus packages will help revive the economy.
"With the crisis, we can now get lower rental at shopping malls, where previously it was hard to find a good location and rental was high.
"We believe the pie is big enough for us to share (with other doughnut chain stores)," he told a news conference in Kuala Lumpur yesterday.
Also present were Krispy Kreme International president Jeff Welch and vice president (marketing) Jim Rogers.
Krispy Kreme, which was founded 72 years ago in North Carolina, is now present in 16 countries outside the US.
Malaysia is the third country in South-east Asia, after the Philippines and Indonesia, to embrace Krispy Kreme's signature hot original glazed doughnuts.
Berjaya holds 70 per cent share of BKKD, while the rest is held by a few individuals.
Lee said BKKD will finance the expansion of Krispy Kreme with internal funds and borrowings. It expects to break even in the second year.
BKKD will open a second outlet by the end of this month at Mid Valley Megamall.
Meanwhile, Welch said after Malaysia, Krispy Kreme will be in Turkey and China.
He said Berjaya is chosen as the franchisee in Malaysia due to the company's strong experience in franchise.
"We also take into account the overall state of the economy, good income level and the people here enjoy good treats," he said.

The Tower Up challenge is not for the faint-hearted.
KUALA LUMPUR: For the school holidays, Berjaya Times Square has lined up some thrilling activities, including giant-sized board games.

Board games of all descriptions can be played.
http://www.nst.com.my/Streets/Friday/Stories/2580129/insidepix3?display=xsmall
The biggest attractions are the giant board games.
http://www.nst.com.my/Streets/Friday/Stories/2580129/insidepix4?display=xsmall
A giant game of Snakes and Ladders, complete with huge dice.
With the theme "Get On Board!", everyone will have the chance to play on the specially designed 9m x 9m Saidina board game, which bears the names of the shopping and service outlets at Berjaya Times Square. You can buy your favourite F&B outlet and collect money from other players who visit your lot.
The game area on the ground floor of the east wing have been filled with both children and adults.
For the adults, it was a chance to relive their childhood; for the young ones, the huge boards and gigantic dice were big attractions.
Weekdays are free and easy and competitions are held on weekends. This weekend will be your last chance to have some fun before the promotion ends on Sunday.
Every session of the Saidina competition lasts 30 minutes with four two-member teams competing to own the most outlets or services, and accumulate the highest amount of money. Besides giving family members and friends an opportunity to work together as a team, the board game also teaches kids how to manage simple finances.
In The Amazing Game Race, participants race to complete a series of different games and be the first to reach the finish line.
Another crowd favourite is the Tower Up challenge.
Teams of four stack blocks of wood to build the highest tower within a specific time limit.
Described as an "edge-of-the-seat" type of game, Tower Up requires a steady hand, an eye for detail and a courageous heart to go higher and higher.
As many of the participants found out, it was not as easy as it seemed as many a tower swayed, wavered and eventually, came tumbling down.
Participation in the competitions is free of charge.
"The response to the games has been overwhelming. I believe it is because old-fashioned fun never goes out of style and of course, who could pass up the chance to jump on the gigantic boards?" said Berjaya Times Square's marketing and promotions manager, Tan Boon Leong.
Today, Snakes and Ladders will be played from 10am to 10pm, and Saidina and Tower Up, from 1pm to 6pm.
Tomorrow and Sunday, the competitions start at noon and stretch into the late afternoon.
Board games are on sale with special discounts from SPM Games.

A TOTAL of 123 underprivileged youngsters had a great time when they were taken on a fun outing to the Cosmo World’s Theme Park in Berjaya Times Square, Kuala Lumpur recently.
The youngsters, from Rumah Anak-Anak Yatim Baitul Ummah, Pusat Kanak-Kanak Impian and Pusat Bantuan Sentul, were aged between four and 20 years.

One for the album: Aziz giving the thumbs-up, with the children and KAG exco members.
They were the guests of the AmBank Group’s sports club, Kelab AmBank Group (KAG), which was holding its annual Community and Charity Project.
It was the KAG’s second charity project this year and present was new KAG president A. Aziz Mohd Isa and KAG vice-president Raja Amir Shah Raja Abdul Aziz.
The youngsters took part in telematches and watched Night at the Museum 2 at GSC Cinemas before having a whale of a time at the indoor theme park.
In his speech, Aziz said he was pleased that KAG had always helped many charity organisations that required support and contributions from the public and corporations.
“In the past, KAG members had always contributed their time and effort as well as cash to various charitable causes. As a responsible corporate citizen, we feel that we can make a change, no matter how small our contribution, through events such as this,” he said.
Aziz said the whole idea of the outing was to let the children, their guardians and KAG members have a wonderful time at theme park. Among the many rides that the park offers are the aptly named Space Attack, Spinning Orbit and Ooort-s Express.
The youngsters were also treated to a scrumptious buffet lunch.
KAG, as part of the AmBank Group, believes that the underprivileged needs the support, both financially and in kind. Charitable organisations, orphanages and homes for the elderly, the disabled and the needy have all received assistance from KAG in the past.
Among other welfare homes that have benefited from previous KAG charity projects are Rumah Kebajikan Kanak-Kanak Tara Bhavan, Rumah Anak-Anak Yatim Sri Ramakrishna, Rumah Keluarga Kami and Rumah Bethany.

It was an event not to be forgotten as Berjaya Times Square Kuala Lumpur hosted its first ever Fashion Street Party recently in conjunction with the Berjaya Times Square Shopping Carnival from July 4 to Aug 31.
The Fashion Street Party, celebrated in full scale, showcased a series of fashion shows featuring tenants within Berjaya Times Square, winner of the Piala Seri Endon and the International Fashion Training Centre.
Best of all, the fashion pieces displayed on the mannequins at the platforms beside the main entrance were up for auction.
The three-day charity auction was a hit with fashionistas who were after a good bargain. All they had to do was bid for their preferred items at prices they wanted to pay without burning a hole in their pockets! Proceeds from the auction were channelled to National Cancer Society Malaysia (NCSM).
For the fashion shows, a 22-feet long runway was constructed at the Boulevard, complete with a chandelier decorating the archway. Lights from the chandelier accentuated the beauty of the crystal prisms lending an air of sophistication and grandeur.
The whole décor set the ambience for its first fashion show on July 24 which showcased a collection of cocktail and evening dresses by the International Fashion Training Centre (IFTC).
http://www.mmail.com.my/sites/default/files/imagecache/small/fashion%20street%201.jpg
The highlight, however, was the traditional Malay attire given a modern twist with clever designs and use of vibrant colours that appeal more to the younger generation.
The following fashion shows on July 26 were participated by Berjaya Times Square’s tenants such as Black Queen, Carlo Rino, Elements, G&H by Voir Gallery, Nichii, Polo Haus, Sembonia, Summit, and Universal Traveller.
Rimmel London was the official make-up for the Fashion Street Party. Elaine Daly, the much enthused fashion icon, played emcee for the series of fashion shows that day.
Lucas Blim, the first prize winner of the Piala Seri Endon Batik Fashion Competition in 2007, stole the limelight with his innovative collection themed Recycle, Restructure, Reborn, Relax.
Having drawn inspiration from environmental issues such as pollution and over production of waste, Blim turned recycled materials such as leftover batik materials and old textile fabric with new linen to create a mix-and-match collection. The end result was an interesting combination of contemporary ruggedness that evoked a carefree and relaxing appeal.
The competition, first launched in 2003, not only revived but also propelled the art of batik as well as helped nurture and cultivates young talents.
Meanwhile official hairstylist, Michael & Guys Hair Salons and Academy put up an engaging hair show of elaborate Victorian-inspired hairstyles.
In total, Berjaya Times Square had successfully raised RM11,533.40 from donations and the auction in support
of NCSM.

Metrojaya closing outlet in Berjaya Times Square
By Vasantha GanesanPublished: 2009/11/02
Department store Metrojaya Bhd (9725) will close its outlet in Berjaya Times Square next week, three years after moving in as an anchor tenant.
Metrojaya, which occupies 114,000 sq ft of space at the Kuala Lumpur mall, will close its doors at the end of operating hours on Sunday and move out by month-end.
It will be the second time a retailer is leaving Berjaya Times Square. The UK's leading multi-category retailer, Debenhams, exited the mall and the country in August 2006.
Metrojaya chairman Datuk Ahmad Khairummuzammil told Business Times that its exit was part of a rationalisation exercise.
"This is purely a business decision. We feel we can do better if we focus on our other existing stores," Ahmad said, adding that it was leaving at the end of its three-year tenancy agreement.
While the outlet is profitable, Metrojaya feels that it will be better to focus on its 138,000 sq ft store in Bukit Bintang Plaza, located a stone's throw away. It plans to spend RM9 million to renovate this outlet.
Metrojaya will hold a sale from now until the closing of the store.
The store opened officially on November 21 2006, taking over the space vacated by Debenhams.
Berjaya Group's BTS Department Store Sdn Bhd had the franchise for Debenhams, but the deal was mutually terminated after three years when the business proved to be not viable.
Metrojaya, a RM400 million company, operates five other department stores apart from the one in Bukit Bintang Plaza as well as four MJ Fashion Concept Stores.
It also operates speciality store Living Quarters, Somerset Bay, East India Company and Reject Shop.
The management of Berjaya Times Square did not return calls from Business Times.
However, a quick check with the mall's leasing department revealed that it had not yet secured a new tenant for the space.

nazrey November 18th, 2010, 07:20 PM Berjaya Books expands its Borders

An equal number of men and women walk into Borders bookstores in Malaysia, but women are the ones who do most of the buying.
Women also buy more books for their children.
A third of the reading material sold at Borders are genre fiction or graphic novels such as the Manga series.
They are followed by children's books and books on business, depending on the stores.
Borders Malaysia, operated by Berjaya Books Sdn Bhd, first opened in Malaysia in 2005. It occupied 30,000 sq ft in Berjaya Times Square.
Today, there are five Borders bookstores in Malaysia, but it plans to have up to nine stores by the end of April 30 2011. These openings will include the smaller format called Borders Express.
A Borders Express typically measures less than 5,000 sq ft and promises to cater better to customers - offering convenience while retaining the Borders' brand experience.
Its chief operating officer Yau Su Peng said that Berjaya Books expects to see double-digit growth in sales in the financial year ending April 30 2012, as it expands its reach and churns in more revenue per square foot.
"Borders Express optimises space and gives significantly more sales on a per square foot basis," Yau told Business Times.
In fact, Borders has converted its 30,000 sq ft Borders Store in Berjaya Times Square into a Borders Express.
A second Borders Express is scheduled to open tomorrow in Bangsar, Kuala Lumpur. By end-2010, there will be six Borders stores, including two express stores.
Border Express will offer more non-book merchandise such as the silly bandz, the rubberband toy said to be a craze among children. These shaped rubberbands are worn and swapped, just like when cards were swapped before.
Its non-books segment now makes up less than a tenth of annual sales.
US-based Borders was started by two brothers. They were computer buffs who wanted to test their systems at bookshops to see if the merchandising system worked. They used the inventory tracking system that they created to better manage their expanding range of titles.
An interesting point that distinguishes Borders from other retailers is its low staff turnover. Yau attributes this to them being avid book readers.
This habit allows the bookstore to provide a much higher level of service as they are able to talk to their customers about books.
The all-time best selling book at Borders here is the Harry Porter series and the most expensive book it retails is the Introduction to Radiological Physics and Radiation Dosimetry Ed1, priced at RM1,020.
