Hyprop announces R180m Gauteng hotel development

JSE-listed retail property fund, Hyprop Investments, on Monday announced the start of construction of a R180-million four-star hotel that is being built on top of the Hyde Park Shopping Centre.

The Southern Sun Hyde Park hotel is being developed in cooperation with hotel group Southern Sun, which will manage the hotel when it opens in July 2009, and JSE-listed property asset management firm Madison Property Fund Managers.

Hyprop CEO Pieter Prinsloo commented that the hotel would add to and enhance the quality and luxury of the shopping centre. The company expects hotel room occupancy to remain high in coming years owing to a number of sporting events that will take place in the country.

Southern Sun MD Helder Pereira said that linking hotels and shopping centres were successful and that, over the past three years, demand for accommodation has been growing at twice the rate of supply in South Africa.

"Until 2011 there will be huge demand for hotel accommodation in South Africa," commented Pereira.

The hotel, which will have 132 rooms on three levels, is being built on top of the existing parking garage of the shopping centre. The hotel will also have a public area with restaurants, an outdoor swimming pool and a gym, access to the shopping centre and dedicated parking.

Hyprop stated that a tight construction schedule and ensuring the continuous operation of the shopping mall would be some of the challenges facing the project.

Construction and design firm JT Ross was appointed as contractor and would spend the next two to three months strengthening the existing garage before the additional levels are built.

New foundations will be created and additional columns will be added to the parking garage in order for the garage to be able to support the additional floors.

Hyde Park Hotel Takes Shape

In May 2008 construction commenced on the new hotel being built by J. T. Ross, above Hyde Park Shopping Centre in Sandton, Johannesburg.

Hyprop Investments (Pty) Ltd required a 150 bedroom hotel to add to the prestigious shopping centre and office block which is centrally located in the busy and exclusive Sandton area.

The hotel will feature three floors of bedrooms and further levels containing common area facilities such as bars, lounges and conference rooms. Due to the work commencing from parkade on the 8th floor, the existing parking structure required strengthening which meant new piling, new foundations and additional columns to support the hotel.

Access to the hotel is possible from within the Hyde Park Shopping Centre as well as the outer ring roads. A scenic lift is being built to carry guests from the ground through to the top of the structure, and a gym will take up the top floor of the hotel.

J. T. Ross Construction are aiming to complete the hotel by mid 2009.

I dont think it will be hey, when construction is finished i am sure the finishings (inside) will take at least 3 months or so.

Southern Sun Hyde Park opens for business

Southern Sun’s newest hotel in Johannesburg opened its doors last week and adds international cuisine to chic F&B line-up

Southern Sun Hyde Park is the new 132-room four-star hotel built by Southern Sun at a cost of some R197-million. It is adjacent to the Hyde Park Shopping complex, aimed at high-end shoppers, and visible from the busy William Nicol Drive/Jan Smuts Avenue intersection.

The hotel boasts the latest design and technology features for its business and leisure travellers, pointing the direction that the group is taking to meet the changing needs of its guests.

It the group’s first hotel to feature a media-hub in each of the rooms, which gives guests seamless technological integration. When connected via VGA cable, the television automatically detects a laptop and guests can charge any USB-based device and dock iPods, iPhones and MP3 players as well as view digital recordings.

The food and beverage component of the hotel is a collection of chic restaurants that reflect the latest in dining trends. It features the first Bice Ristorante Italian-themed restaurant in Africa, an international brand, as well as Daruma Sushi and Tempura Bar, whiskey bar and cigar lounge.

Bice Ristorante was first established as a neighbourhood Italian trattoria in Milan in 1926 by Beatrice (Bice) Ruggeri. Since then the restaurant has achieved global recognition and the Ruggeri family continues to manage the Bice Ristorante Group, now comprising 40 restaurants, employing 1800 people and reporting total annual gross sales of US$50-million.

Eastern cuisine is available from Daruma Sushi and Tempura Bar, open for lunch and dinner and late into the evening. The menu is available throughout the hotel and not just at the restaurant.

There is also a whiskey bar and cigar lounge situated to offer guests spectacular sunset views across the leafy northern suburbs of Johannesburg. Access to the adjacent shopping centre also provides a variety of restaurants and coffee shops.

Noël Macquet is the GM of the new hotel. He says, “Food, combined with great service, forms an intrinsic element in creating a memorable stay. Food is fuel but dining allows guests to connect with each other, whether they are here for business or leisure. We therefore pay particular attention to culinary offerings coupled with great service as well as design and décor settings. Global patronage brings with it a broad range of tastes and desires. At Southern Sun Hyde Park we aim to satisfy everyone’s cravings.”

Macquet adds, “Most world class hotels have at least one superior, highly reputable restaurant – and we aim to make Southern Sun Hyde Park the foodies’ ‘destination of choice’ in Johannesburg, where guests and clientele create and enjoy memories to savour. We strive to set ourselves apart from other hotels, and the culinary offering constitutes one way of achieving this.”

The two chefs brought on board to head up the teams at the two restaurants include Daniele Fabris for Bice and Goda Katsumi for Daruma.

Fabris brings with him experience from Milano, Brussels and London as sous chef and chef de partie of several top restaurants including Annabel’s Club. He is skilled to deliver Bice’s famous, authentic recipes, like the veal ravioli, tortellini with truffles, and a pasta and lobster dish.

Katsumi has gained experience in several Japanese restaurants across Thailand, Guam, Malaysia, Saipan and Japan. He will ensure that the continued legacy of Daruma, which first started at Southern Sun’s Sandton Sun hotel many years ago, continues in its new home.

^^ As well as that landscaping around Hyde Park. Do you they not care about views from hotel rooms? They could easily have offered the city to spruce the area up a bit. Typical Joburg developer - integrating it into a closed-off shopping mall; putting it on top of a parking lot; and not giving two hoots about the surrounding environments. It pisses me off to no end.

Hyde Park is a pretty tacky mall given that its trying to focus on high-class clientelle. The outside of the mall doesn't look great (I've walked around it qutie a few times). The offices above the mall (that the hotel looks onto) are also pretty tacky.

I agree - for a mall that is basically in a suburb it is ridiculous that you have to walk through the parking lot enterence to get into the mall - not connected to the street at all!

Let's hope they'll work with City Parks to beautify the lansdcape around the hotel. City Parks has been doing a great job in beautification of the lansdcaping around Joburg Suburbs.

The hotel is struggling as well, with less than 30% occupancy. Some good news. They will be doing a serious relandscaping on the corner of Jan Smuts in front of the Hotel. City Parks, Joburg Council, the Shopping Mall and the Hotel are in on it. R3million to be spent, apparently.

Was at this hotel today for a meeting. The views are just spectacular! You dont see the parking lots or anything. So once you are in the hotel, it feels like you are suspended above the leavy johannesburg tree canopy - you can just see Sandton peeking out behind the ridge and the trees. The hotel is really fab, with amazing staff.

So from the outside it is crud, but once you are in. And apparently business is picking up.

Yep went for drinks there once aswell. Very nice interior, and handy link-up to the shopping centre. Pity about the outside and surrounding area, but it's the case with most buildings in Joburg these days...
