sekilas mirip kayak beraneka ragam ITC yang ada di Jakarta... barang dagangannya juga kayak yang bisa ditemui di dalam Blok M Mall. bedanya ini di dalam mall yang kondisi nya lebih bagus, lebih tertata rapih, dan dengan AC. pas gw lihat masih banyak pengerjaan eksterior (kayak pasang keramik, ubin, masih mengerjakan cladding, dsb.) di dalamnya gw lihat masih banyak kios2 yang kosong. seenggaknya sih Carrefour nya udah buka...

Rasio Mal dan Penduduk di Indonesia Masih Longgar
Jakarta - Asosisiasi Pengelola Pusat Belanja Indonesia (APPBI) mencatat rasio pendirian mal atau pusat belanja di Indonesia dengan jumlah penduduk masih longgar. Artinya masih diperlukan banyak lagi pendirian mal-mal baru untuk mengimbangi tingkat rasionya, termasuk di Jakarta.

Hal ini disampaikan oleh Ketua Umum APPBI Stefanus Ridwan saat dihubungi detikFinance, Minggu (23/8/2009)

"Rasio mal dengan penduduk di Indonesia masih besar, sekarang ini rasionya saja masih satu banding ratusan ribu,"katanya.

Menurutnya perkembangan pembangunan mal di Tanah Air tidak terlepas dari bisnis retail. Saat ini pertumbuhan ritel di Indonesia termasuk yang tertinggi ketiga di dunia namun masih jauh kalah dibawah China. Sehingga kata dia, tidak mengherankan kalau banyak ritel asing yang akan masuk ke Indonesia.

"Hong Kong yang kecil begitu saja sudah ada 200 mal, sedangkan kita yang negaranya besar saja jumlahnya hampir sama 200 juga. Di Hong Kong mal dibangun dengan belasan lantai," katanya.

Bahkan di negara-negara miskin seperti India, lanjut Stefanus, pusat-pusat perbelanjaan dibangun sangat apik dan mewah karena ditopang oleh pasar India dan berkembangnya segala industri disana misalnya kota Mumbai, New Delhi.

Untuk di Tanah Air mecontohkan tingkat pertumbuhan mal di setiap daerah sangat jomplang misalnya, di Bandung yang penduduknya relatif tidak terlalu padat justru rasio malnya relatif sempit dari Jakarta, bahkan di Jawa Timur termasuk Jakarta rasio pendirian mal dengan jumlah penduduk rasionya masih longgar.

"Sebenarnya rasio mal kalau pun sudah mencapai 1: 50.000 orang, itu masih bagus," katanya.

Jumlah mal di Jakarta terbanyak di dunia

JAKARTA (Bisnis.com): Jakarta dinilai sebagai kota megapolitan yang mempunyai jumlah mal terbanyak di dunia, yaitu mencapai 130 mal.

Yayat Supriatna, Planolog Universitas Trisakti yang juga Sekjen Ikatan Ahli Perencanaan (IAP), mengatakan jumlah pusat belanja di sejumlah kota besar lain di dunia tidak mencapai 100 mal.

Menurut Yayat, Jakarta sudah tumbuh di luar kendali sehingga banyak kawasan yang semula tidak direncanakan menjadi kawasan bisnis justru beralih fungsi menjadi kawasan komersial.

"Jakarta memiliki [jumlah] mal terbesar di dunia, mencapai 130 mal. Tetapi hanya punya empat taman kota, ini memprihatinkan," ujarnya pada diskusi bertajuk Moratorium Pembangunan Kota Jakarta Mendesak, hari ini.

Dia mengatakan ada invasi dan penetrasi kawasan yang semula untuk hunian menjadi kawasan komersial akibat ketidaktegasan penengakan rencana tata ruang wilayah (RTRW) DKI Jakarta.

Beberapa daerah yang menjadi kawasan pusat belanja dengan skala besar adalah kawasan Tomang, Mangga Dua, Kelapa Gading, Bundaran Hotel Indonesia, Blok M, dan Senayan.

Kawasan TB Simatupang yang saat ini menjadi kawasan bisnis baru juga sudah melenceng dari rencana awal, karena daerah tersebut merupakan kawasan konservasi dan resapan air.

Yayat mengatakan Pemprov DKI harus membuat RTRW 2010--2030 lebih tegas terhadap arah pembangunan. Menurut dia, di dalamnya harus mencantumkan target keberadaan ruang terbuka hijau (RTH) sebesar 30% dalam aturan baru.(er)

Hmm, ya ... aku juga paling suka Plaza Senayan. Kenapa ??? Selain karena paling aksesibel dari rumah. Dibanding GI (yang kayaknya biasa2 aja... tapi sekali datang besok2nya datang lagi :hammer:... Dangg, we hate GI's parking lot ... Ini Shopping Center, kesannya sempit kalau lihat koridor2nya, tapi kalau dijalanin bener2 bikin patah kaki ,,, serasa gak berujung).

Plaza Senayan dari segi Tenant jeelaass sangat di atas PIM II. Plaza Senayan kayaknya 1st class brand boutique nya kedua terlengkap dibanding Plaza Indonesia. Desain bioskopnya juga mayan. Tapi, untuk makan ... gak spesial2 amat Plaza Senayan. Kayaknya kalau makan enakan di GI.

Plaza Indonesia 1st class brand boutiquenya besar2 ... Dan banyak di antaranya bukan boutique yang ber-kaca transparan (bisa dilihat dari luar). Boutique nya juga terlihat lebih besar... Serem aja masuknya, secara saya bener2 gak punya duit untuk belanja di dalamnya kecuali nonton di XXI nya itu.

And after all, girls at Plaza Senayan is much more attractive (in my subjective eyes) comparing the one I found at GI. PIM II is usually good also, but it is just way too far from my house. Naik busway (walau cman 1 koridor doank) menghabiskan waktu sampai 1 jam lebih !!! NO WAY, that's not my reason goes to Senayan/Pondok Indah.... main reason of course, it is because those place seem to be a perfect hideouts/runaways from my office.

gw pernah 2 kali ke solo grand mall (SGM).tp menurut aq desain luarnya kurang menarik, klasik gak, modern juga gak.lagian toko2 didalamnya, gak seperti mall sesungguhnya.coz, ada juga toko baju yg jual baju dgn harga 15 ribuan.padahal itu kan cocoknya di pasar aja.toko2 dgn konsep pasar mudah ditemui didalamnya.tp nilai plus buat SGM, karena 21 nya. :nuts:

Pasar Kepri Mall 70%ke luar Batam

BP, Kepri Mall tidak akan "memakan" mall lain yg sudah beroperasi di Batam. Pasar yang akan direbut Kepri Mall 70% nasional dan Internasional, hanya 30%lokal Batam.
Pemilik Kepri Mall didampingi Dirut PT.Citra Buana Prakarsa Tan Jong Hoa kemarin mengakui pasar lokal Batam bisa saja jenuh. Kalau hanya berpikir pasar Batam, tidak perlu membikin mal sebesar Kepri Mall.
Jong menyebutkan tenant Kepri Mall sebesar 70% lebih branded nasional dan Internasional. ia mencontohkan pasar modern Carrefour yg akan menjadi tenant terbesar. Hipermarket ini mengambil tempat lebih dari 8.000 m2 dari 65.000 m2 dari total luas Kepri Mall.
Hipermarket ini juga akan menggaet konsumen negeri jiran Singapura maupun Malaysia. Selain itu Kepri Mall sudah memprediksi kemungkinan pengoperasian bandara internasional Hang Nadim selama 24 jam, yang dengan sendirinya akan tercipta pasar baru.
Melalui managemen terminal feri internasional Harbour Bay, juga di gaet turis yang nantinya banyak beredar dikawasan perjudian Singapura, yakni dengan mengratiskan tiket PP Singapura - Batam - Singapura, tentunya dengan kompensasi hanya semalam saja di Batamnya.
Tak hanya Carrefour, ada tenant nasional/internasional seperti J.co,BreadTalk,Optik Melawai, KFC,Restoran Jepang,Gadeno, Cool Kids sudah memastikan masuk mal ini."terakhir sudah terisi sekitar 50% dari spase yang kita jual", ungkap Jong Hoa.
Kini menurut dia, pengerjaan Kepri Mall terus digeber siang malam dengan target perampungan bangunan fisik pada bulan april 2010, dan ditargetkan pembukaan palinglambat Agustus 2010.
Kepri Mall dibangun dua lantai diatas lahan 5 HA di kawasan segitiga emas Batam, serta dikelilingi sejumlah perumahan elite seperti The Central Sukajadi,Bukit Indah Sukajadi,Anggrek Mas,Duta Mas,Angrek Sari,Plamo Garden, KDA, serta Villa Panbil. Selain itu Mal ini akan dilengkapi berbagai fasilitas mulai dari Ruko, lahan parkir yang luas,City Walk, serta berbagai sarana hiburan seperti studio tiga dimensi (Blitz Megaplex).
