Robinsons Davao - an IT Building/Mall

5,000 sqm for the IT/BPO Operations
8,000 sqm for the retail component


Robinsons Land Inc. - the largest landlord of office space, the second largest diversified real estate company in the Philippines, and the second largest shopping center operator in the country is going to build a mall in Davao City which would be designed to house business process outsourcing operations such as call centers.

Robinsons Davao which would be a mall and an IT/BPO facility is targetted to be completed before the end of 2008. It will have a gross floor area of 13,000 square meters. 5,000 square meters would be dedicated for BPO operations such as a call center. With such floor area, this would be the largest BPO facility in Mindanao.

“We have designed a 2 level shopping mall to include our retail affiliates Robinsons Supermarket and Handyman Do It Best, together with quick service restaurant, health and beauty outlets and a call center at the second level,” said Robinsons Malls general manager Cornelio Mapa.

He added that “this format will easily compliment the lifestyle of call center employees who look forward to some rest and recreation after work.”

Robinsons to develop Davao lot

GOKONGWEI-OWNED Robinsons Land Corp. (RLC) has signed a deal to co-develop its fourth residential subdivision project in Davao, which targets the mid-income market.

In a disclosure, the company said it had entered into a joint venture with Davao-based Lapanday Prime Development Corp. to convert a 12.9-hectare property into a mid-cost residential project.

"Lapanday is donating their property and we’re the developer. The land is formerly a plantation owned by the Lorenzo family of Davao," said Robinsons Land President Frederick D. Go.

The company is also building retail shops and business process outsourcing buildings in Davao, he added.

Robinsons Land earlier projects in Davao include Bloomfields Davao, Costa Verde and Robinsons Highlands.

It is the property unit of listed conglomerate JG Summit Holdings, Inc. To date, Robinsons Land has 20 shopping malls, 25 residential condominiums, six office buildings, 30 housing and land developments and three hotels.

The company is spending P13.9 billion in the next two years, 40% of which will be for the construction of new malls and refurbishment of existing ones.

Property developer Robinsons Land Corporation (RLC) entered into a joint venture agreement with Lapanday Prime Development Corporation to boost its landbank and product offerings in Davao City.


In a disclosure to the Philippine Stock Exchange (PSE) yesterday, RLC said this joint venture agreement allows RLC, through its Housing & Land Development Division (HLDD), to initially develop a 12.9-hectare property.

The Lapanday property is located in Barangay Tigatto and Waan, Davao City and will be the site for a mid-cost development.

This property is accessible to public areas and landmarks like Buhangin Public Market, Davao International Airport, Victoria Plaza Mall, Gaisano Mall, and Ateneo de Davao College.

RLC is currently building a residential subdivision and a new mall in Davao City which will be designed to house business process outsourcing or call center on the second level.



The firm said the mall is targetted for completion in the middle of 2008 and will have 13,000 square meters of gross floor area. The BPO/call center will occupy 5,000 square meters—making it the largest call center operation in Mindanao.

With strong demand for these spaces, RLC’s commercial centers division has included call center spaces in its future mall development in Davao City located along J. P. Laurel Avenue which can easily be accessed via private and public transport.

"We have designed a 2 level shopping mall to include our retail affiliates Robinsons Supermarket and Handyman Do It Best, together with quick service restaurant, health and beauty outlets and a call center at the second level," said Robinsons Malls general manager Cornelio Mapa.

He added that "this format will easily compliment the lifestyle of call center employees who look forward to some rest and recreation after work." Robinsons Davao will be RLC’s second shopping mall in Mindanao.

RLC aims to take advantage of the strong growth in consumer spending by undertaking to build 16 new malls nationwide over the next five years at a cost of about P12 billion.

In an interview, RLC president Frederick Go said they are also putting up four residential condominiums, six residential subdivisions, one hotel and two office buildings.

Go said all the property needed for the construction of the new malls have already been acquired and are part of RLC’s 67 hectare land bank for malls. The firm is opening five malls this year consisting of two in Manila, one in Tagaytay, one in Cabanatuan and one in Pulilan, Bulacan.

Other malls in the pipeline include those already under construction in Dumaguete, Davao and Cebu. He said some malls will cost over P1 billion but most will cost less since they will be in the provinces.

Naku mapapasubo ka, mahal pa naman ako mag charge. :lol:

Medyo mataas kasi yung fence one could hardly get a glimpse of what's inside. I just know that construction is in full swing because last night when I ate dinner in a restaurant just across the street, there were about three concrete mixers na naghahazard stop sa tabi ng kalsada to take turns in gaining entry to the fenced area.

I-try daw saka sa rooftop sa DCWD, maybe you could have a good view from there. Kay kung mutan-aw lang ka gikan sa kalsada, wa gyud makit-an kay taas kaayo ang bakod sa robinsons...

now it makes sense (size)

medyo "masikip" na nga ang mundo para sa robinsinons had they decided to build a regular mall (yung mga 30,000sqm pataas) since naunahan na sila sa strategic locations (NCCC and SM sa south and G-Mall and VP sa north)

tapos anyan pa ang ayala..now in order to compete, the current format ng mga malls ng robinsons na may kaliitan din (30,000-50,000sqm) may not be able to compete with the existing malls din siguro (tapos medyo saturated na rin ang market) kaya imbes na makipag compete sya directly eh nag target na lang siya ng niche market :) nice move actually :D

Robinson's mall to rise in Bajada

ANOTHER mall will be rising in the Bajada area of Davao City.

According to Councilor Peter Laviña, the building of a Robinson's mall here was announced by Frederick Go, president of Robinsons Land Corporation in his recent visit to the city.


Long rumored after its land banking in Davao, the Gokongwei group will be the third major mall developer to venture here after Henry Sy set up SM City Davao almost a decade ago.

Ayala Land earlier entered into partnership with the Floriendo's for the development of the latter's 10-hectare property in front of the Redemptorist Church.

The Robinson's mall would be located also at Bajada near the Water District.

"JP Laurel Avenue would really become the mall street of the city with Gaisano Mall, Victoria Plaza, Ayala, Robinson's, and Gateway dotting the stretch from the Chinese School to Lanang," Laviña said.

"NCCC Mall, on the other hand, has a monopoly on the other side of the city's MacArthur Highway," he added.

The mall project is preceded by three major Robinson's housing projects here. The first is at Diversion Road Buhangin, the second is in front of Lanang Golf & Country Club, and the third, recently approved by the City Council, is once more along the Diversion Road in Buhangin.

"Property development remains as the top investment priority area in the city under the Investment Incentive Code. It's of no wonder, however, because property projects really make a killing," Laviña said.

Laviña added that incidentally, the Gokongweis have good local partners in Davao in the Ed Bangayan group who are their Cebu Pacific general agent. The group is also part owner of Victoria Plaza and SM Davao Department Store.

Correct observation bro @way. Just like Robinson's Pioneer in Boni, Mandaluyong.

Di hamak nga mas malaki nga lang ang Rob Pioneer kung iku-compare sa Rob Davao coz apart from the "call boys and girls" that are employed in the call centers exclusive Robinson's Cybergate twin towers (which are located right at the rear of the mall), they also cater to the residents of the numerous condominium buildings within the Robinson's complex.

kung iisipin mo, out of the 8,000sqm GFA, malaki din ang kakainin ng supermarket (say mga 2,000-3,000sqm? im not sure) tapos yun pang mga utility areas and support areas (delivery etc)

so mukhang yung actually "mall" area would be really small..sakto ra jud for a few shops na targeted towards the call center employees..

so dili jud ni mall for "general shopping" but for call center employees and tung mga mag grocery sa duol

L2S murag less than a year man ,L2S 2 bldg. started i guess summer of 2007 natapos late November, Robinson' 2-storey kaya siguro mga October kung steel frames & steel posts gamitun , unta kanang steel posts kanang circular pipe dili murag gym na web framing:lol:

Right! So sakto gyud ang name, Robinsons "Place" Davao, cause it'll just literally be more of a place to go to or to have some relaxation rather than being a full-pledged mall. (do i make sense? :lol:)

Pero usually hindi rin nai-enjoy ng mga call center peeps ang mall mismo kasi most of the agent's schedule is in the graveyard shift. So once they come and go to work eh close na rin ang mga shops and restaurants sa mall (except if you''re in the day shift) .

ive seen kanina isang shopping center dito and single floor lng siya, pero grabe ka hi end ang mga shops...grabe ka nindot sa place...ok na kung ingon ana ang rob davao as long as hi end siya...:)

i guess gagawa sila ng basement parking ,yung level ng lupa dito eh mababa konti lang ang excavation dito , i guess due to the constuction of the concrete road in the 80's pansin nyo pag nasa bajada ka yung mga lupa mababa minsan umaabot ang height to almost 4 meters

No Davao mall project plan from Robinson’s, says exec

Robinson’s Land Corporation (RLC) has not yet proposed the development of a mall project in Davao City, the chief of the Davao City and Investment Promotions Center (DCIPC) said yesterday.

Roberto Teo made the statement when asked to comment on speculations that RLC has already identified an area that will be developed into a mall in Davao City.

Teo told the Mirror that a one-hectare property owned by RLC in Lanang near the Davao City Water District (DCWD) is currently being developed not into a mall but into a supermarket with an investment capital of over P300 million.

He said DCIPC approved the project last month and construction of the project is ongoing.

The proposed supermarket and a call center project at Doña Luisa Building along Jacinto Street fronting Central Bank are the two projects with a total investment value of about P400 million which DCIPC has approved for tax incentives privilege this year, Teo said.

He said DCIPC is currently working on the approval of certain investment tax incentive applications. He declined to divulge the names of the applicants/business firms pending approval of their applications.

DCIPC is targeting to approve P1 billion worth of investment tax incentive applications this year, Teo said.

IMO, sa current trend ng Robinsons, with malls that are usually less than 50,000sqm, wala talaga silang place dito sa Davao. With the coming of Ayala and the 2nd SM sa Lanang, talagang they cant compete head to head kaya siguro more on a BPO building with support spaces like supermarket and some retail spaces lang ang tinayo nila.

since they cant compete in the general market, its wise nga naman for them to cater to a niche market :)

tama no.. paghuman nakog ot diha na pud ko magduty ug graveyard shift. paet man gud ning pobre. btw, does anyone have an idea on what callcenter will locate in ROB? It seems that some of the incoming Davao Callcenters are situated in Malls (like ROB,ALC & NCCC), do we still need an additional IT Park? What we need is big Export Processing Zones to cover and maximize the vast land of Davao and generate big time employment to our citizens. But I think the governments initiative regarding this kind of facility did not take off. :)

Anyway, I had to say that Teo had been so irresponsible with his statements. Our mall project in Merville Parañaque which is even smaller than the Davao City project is being considered as a mall - a village mall that is. Robinsons Cybergate Davao is not a regional mall, but it doesnt mean that it cant be considered as a mall. Akala kc ng iba, a mall should be sprawling, big, occupying a wide space, it should have cinemas, etc. They havent realized that there are several kinds of malls - a strip mall, a village mall, a regional mall (like SMs, Gaisanos, etc), or there's even an IT mall, etc. Robinsons Cybergate Davao is under the Commercial Center Division of Robinsons Land Corp, the division which is also known as Robinsons Malls. And Robinsons Land even announced before through national and local dailies its mall project in Davao which is a mix of a retail and bpo component.

Market! in Taguig. At first, the mall had a very low occupancy rate because most of the people coming in (this was when the mall first opened during the time when BGC wasn't as developed as it is now) are from the slum areas in Taguig na walang pambili at nais lang magpalamig sa loob ng mall. Kaya, Ayala decided to convert the unoccupied retail spaces in the 5th level of the mall into BPO spaces para meron ding pangsuporta sa kanilang tenants. And you know naman Robinsons Malls, konting tenants lang ang nagtatagal sa kanila, dahil most of the people would rather go to SM malls.

Robinsons developing 7 business process outsourcing sites

ROBINSONS LAND CORP. is developing seven business process outsourcing and call center sites this year, as it takes advantage of call centers’ expansion into the provinces.

BPO and call center firms are rapidly expanding into the regions due to lower operational costs, a larger manpower pool and lower employee turnover rates.

Most firms and locators want to undertake pioneering efforts in their region of choice.

The relatively lower cost of operations here have also encouraged many firms in the US and Western Europe to outsource their operations to the Philippines, making these sites even more desirable and lucrative, Robinsons said in a statement.

“We are also giving these BPOs an opportunity to undertake pioneering efforts in our sites, a move that is very much encouraged and supported by the local government units that host our malls and office buildings,” it added.

Robinsons Land business unit General Manager Henry Yap said they are incorporating office spaces intended for BPOs and call center operators in their shopping mall developments, specifically Robinsons Luisita in Tarlac City, Robinsons Cybergate Cebu between Cebu’s Chong Hua Hospital and Fuente Osmeña.

Robinsons Cybergate Davao, along J. P. Laurel in the Bajada District, and Robinsons Cybergate Plaza in Mandaluyong City are also under construction and will be ready for occupancy by next year.

These projects are in addition to two recently completed projects in Robinsons Otis in Manila and Cybergate Tower 3 in Mandaluyong City — both now ready for occupancy.

Robinsons Land expects BPO and call center locators to gear their expansion plans towards key regional urban centers. “These areas — Cebu, Davao, Northern Luzon and the Calabarzon areas offer highly skilled human resources from prestigious schools that are highly proficient in English,” Mr. Yap said.

Robinsons Land has built BPOs and call centers in Bacolod in Negros Occidental, Lipa in Batangas, Sta. Rosa in Laguna and Cainta in Rizal. In Metro Manila, it has built Robinsons Novaliches and two Cybergate Towers within the Forum Robinsons Complex in Mandaluyong City.

Today, many of the top BPO and call centers firms in the Philippines are located in a Robin-sons Land property, the company said.

“Given the limited free time of the agents, having the mall nearby address their needs like hot meals, coffee, wellness and entertainment courtesy of spas, salons and the cinemas, all offering a relaxing alternative after an eight-hour straight shift,” Mr. Yap said.

Robinsons Land is planning more buildings in the old Medical City site in Mandaluyong; along Ayala Avenue where a recent joint venture deal was entered into by the company, Security Land and Taganito Mining Corp.; and in Tacloban where a mall is now under construction.

No Davao mall project plan from Robinson’s, says exec

Robinson’s Land Corporation (RLC) has not yet proposed the development of a mall project in Davao City, the chief of the Davao City and Investment Promotions Center (DCIPC) said yesterday.

Roberto Teo made the statement when asked to comment on speculations that RLC has already identified an area that will be developed into a mall in Davao City.

Teo told the Mirror that a one-hectare property owned by RLC in Lanang near the Davao City Water District (DCWD) is currently being developed not into a mall but into a supermarket with an investment capital of over P300 million.

He said DCIPC approved the project last month and construction of the project is ongoing.

The proposed supermarket and a call center project at Doña Luisa Building along Jacinto Street fronting Central Bank are the two projects with a total investment value of about P400 million which DCIPC has approved for tax incentives privilege this year, Teo said.

He said DCIPC is currently working on the approval of certain investment tax incentive applications. He declined to divulge the names of the applicants/business firms pending approval of their applications.

DCIPC is targeting to approve P1 billion worth of investment tax incentive applications this year, Teo said.

THE DAVAO City Investment Promotion Center approved the application for incentives of two new investments both in real property development amounting to about P400 million.

Engr. Robert Teo, DCIPC chief and assistant city administrator for operations, said the first application was filed by Robinsons Land Corporation for its Robinsons Mall project that will soon rise in J.P. Laurel Avenue near the Davao City Water District office.

Teo said the mall, with a total investment of P365 million, will have two floors and the second floor will be designed for business process outsourcing operations like call center firms.

He said another real property development application was for the Plaza de Luisa building which will be located along Jacinto Avenue. The total investment for the building will be P50 million, with a portion alloted for the Sutherland Call Center company.

The DCIPC is also awaiting the submission of requirements of Ayala Land and the Floirendos to develop a 10-hectare property in front of Redemptorist Church along J.P. Laurel worth more than P1 billion. The project, combining residential and commercial spaces in one area, will be developed by phase and according to the information and he received, Teo said the investors are only complying with the environment clearance certificate from the Department of Environment and Natural Resources.

The city offered incentives like exemption from payment of mayor’s permit fees, building fees, business sales tax and other fees and charges for three years from start of commercial operations, and exemption from payment of the basic real property tax for two years from the accrual of the real property tax.

Teo said the Floirendo group also intends to put up another building on its IT zone in Lanang while the manufacturing company in Binugao, Toril is expected to apply for incentives as soon as problems in zoning classifications are ironed out.

With the inclusion of information and communication technology in the city’s preferred areas of investment, Teo expects more investments in the industry, one of which is a software company from Germany that recently made some inquiries in their office.

He said the long-term target of the city is to create an IT valley to support locators. The DCIPC chief already asked City Administrator Wendel Avisado to create a task force that will focus in creating an IT roadmap.
Gil Dureza, chief of the Board of Investments, said another manufacturing company from Singapore also showed interest to locate in the city for its call center operations which will initially employ 20 people.

Nope...theres no mall below the condo. All of our condos in Cybergate Pioneer is located beside or few meters away from the Mall. One Gateway Place is located at the back of the mall, Gateway Garden Ridge is located beside the mall (few meters away), Gateway Garden Heights and Gateway Regency are located at the back of the mall as well. Also, there was no old condo that was transformed into a mall. The mall was constructed first followed by the condos and other IT Buildings. :okay:

my observation on that area kay bukiron pa man ng dapita. pero imagine kung naay commercial activity diha,modaku ang urban sprawl sa buhangin. IMO soon in five to ten years time ang urban sprawl sa buhangin moabot na up to Jade Valley (in the border bet. Ma-a and Buhangin).

they're now working on the front portion near water district waiting shed. I didnt have some fotos at the side of construction, its starting to cast their shadow on DCWD motorpool compound. while they are also installing the metal trusses for the roofing in the finished part of the 2nd storey.

I highly doubt that! NCCC isnt known for being a major player in the retail industry in Mindanao..sikat lang ang NCCC Magsaysay for budget hunters and NCCC Mall for their cinemas but other than that NCCC is "just another" player in the industry

If ever magtayo ang NCCC at makisali sa gyera sa north, theyll only be joining the Supermarket battle (probably with a hypermart...)

kung tutoo yung haka2 na lifestyle ang ilalagay "supermarket lifestyle mall ":D

I highly doubt that! NCCC isnt known for being a major player in the retail industry in Mindanao..sikat lang ang NCCC Magsaysay for budget hunters and NCCC Mall for their cinemas but other than that NCCC is "just another" player in the industry

sori nabilin akong digicam... pag agi sa among carpool tiempo open ang gate nila... nagsugod na sila ug clearing, pero ang pikas gate kay naay deep excavation.. septic tank guro nila or ilang mga utilities area i dunno.
