I don't think this in the Philippines. Very well-planned ang housing set-up at roads, tsaka , walang squatters. Even in las pinas, alabang, cavite area, maraming squatter colonies in between subdivisions.

the area with the billboards is now the Patalinjug Ave. i frequent mactan when i was young because my father works there. tiguwang na ko hehehe...
and yes, there were toll stations at each side of the bridge. it was torn down in 1996.

i heard from an architect friend too that Mayor Tom is planning to build an office condo of his own in SRP. he said maybe 20 or 30 storey. but this is just in the planning stage. the same architect who designed ACT cybermall daw.

Korean firm Doosan Heavy Industries & Construction Co. Ltd. has bagged the engineering, procurement and construction (EPC) contract for the $300-million Cebu coal-fired power plant owned by Kepco-SPC Power Corp., a partnership between Korea Electric Power Co. Philippines Corp. and Salcon Power Corp.

Doosan has built over 300 nuclear, thermal, combined cycle and hydropower plants around the world and is currently building more than 60 power plants in Korea, India, China and the US.

The company is fast becoming an EPC contractor of choice as a result of continuous investments and R&D, while also developing wind power systems, fuel cells and environmentally friendly next-generation energy.

In May this year, Doosan was awarded with the construction of the 4,000-megawatt ultra-mega coal-fired power plant in Mundra, India, the largest project of its kind in the world.

For the Cebu project, the two units consisting of 100 megawatts each, will be built within the reclaimed land of the Naga power plant complex.

The target completion for Units 1 and 2 are in 39 months and 42 months, respectively.

The facility will be utilizing circulating fluidized bed combustion (CFBC), a clean coal technology, proven to be compliant with stringent environmental laws such as the Philippine Clean Air Act and World Bank standards.

“Kepco-SPC took the risk of establishing the first power generation plant under the Electric Power Industry Reform Act without any government guarantee, not only to strengthen our Philippine investment portfolio, but also to address the projected power shortage in the Visayas grid and bring employment and business opportunities for Cebu,” said Kepco-SPC president Lee Kang Won.

Cebu is into building hotels because of its booming tourism industry.

they will certainly be opening their Cebu branch in mid 2008. since it's not
stated there where in particular, im thinking that it might be located in the mall
inside Asiatown IT Park.

how bout you guys, what's your guess for their location?

A PROVINCIAL museum will soon be opened to take visitors to a journey of Cebu’s past, as far back as pre-colonial times.

Jojo Bersales, Cebu Provincial Government consultant on museum affairs, said the planned museum will showcase Cebu’s being the geographic and cultural center of the Philippines.

Bersales is currently communicating with various individuals and institutions, including the US National Archives and Records Administration, in the Province’s efforts to gather as much materials as possible for the establishment of the museum

The museum will be at the old Cebu Provincial Detention and Rehabilitation Center (CPDRC) building along M.J. Cuenco Avenue in Cebu City.

It will feature six galleries,the first of which is aimed at showing Cebu before the Spanish rule.

Other galleries will depict Spanish legacy in Cebu, the Japanese occupation, life under the American regime, and the fight for independence.

Bersales also plans to include in the museum stories of heroism in war, such as the beheading of governor Abellana.

“We will show that Cebu is rich in culture and heritage,” Ber sales said in a meeting yesterday withGov. Gwendolyn Garcia and various department heads.

Aside from war materials,letters, books and other items telling stories of the past, the museum will also have an area depicting Cebu’s “reconstruction and the drive for greatness.”

Here, public works projects will be shown alongside awards and recognition of Cebuanos, such as Rep. Pablo Garcia’s achievement as the first Cebuano who topped the bar.

Gov. Gwendolyn Garcia said that they will put in place a security system for the museum, which is targeted to be ready by the next founding day anniversary.

...this what happened to Cebu City's North Reclamation Area....see, since the late 70's pa natapos ang project pero in the early 90's pa nagkaroon ng business activity sa NRA..... like @great said, "greed".... owners want to earn from their bought lots 10 times higher than original price...

...consequently, Mayor Tom has learned a lot of lessons from NRA...that's why he is very choosy or he makes sure that the lot buyers at SRP must invest or build businesses right away...

^^ These business-minded people hoarding lot inventories at Mandaue reclamation area failed to calculate their opportunity losses. From the time they bought those properties up to this day, they have continuously paid real property taxes to the City of Mandaue without it generating income. If only they have properly accounted the money spent for taxes, and have considered the equivalent value of the peso then and to date plus the inflation factor, the result will just be "break-even". Good for the local government, they earned from taxes but it would have been better for the city if the use of these properties have been maximized. Developing these raw parcel of lands at Mandaue reclamation area would generate more jobs and more income to the city's coffers. If these lot owners want more from their lot investment, they should consider the "joint venture" option. Since a JV is long-term, it would have the same effect as hoarding their lot inventories but would earn more by maximizing their properties economic use.

di ba the hoarding of lots problem is in Cebu City's North Recla man and not the one in Mandaue recla (CICC area)?

connect Cebu and Bohol

THE Central Visayas Regional Development Council (CVRDC) on Wednesday asked the national government to fund a P128.038-million feasibility project for a road bridge to connect the islands of Cebu and Bohol.

The Bohol-Cebu Multi-Access Friendship Bridge, which would connect Getafe town in northern Bohol and Cordova town on Mactan Island, has received the support of the provincial development councils in Bohol and Cebu province.

CVRDC chairman, Cebu Gov. Gwendolyn Garcia, said the bridge would foster tourism in the two islands, as visitors to Cebu could not get easy access to the scenic destinations in Bohol.

“Tourists could now easily cross the two islands unlike before when they have to ride the boat,” Garcia said.

The CVRDC asked the Infrastructure Coordinating Committee of the National Economic and Development Authority to include the feasibility-study project for funding by the Korean government’s Economic Development Assistance Fund (EDCF).

Bohol Gov. Erico Aumentado said he personally met with officials of the EDCF on October 30 and he received a “very good response” on the prospect of the Korean government funding the feasibility study.

“They even encouraged me to get an endorsement from the CVRDC so they could process the project,” Aumentado said.

Aside from fostering tourism and trade, the bridge must also contain lines for water and power.

“Cebu would need excess water from Bohol, while Bohol needs excess power from Cebu,” he said.

Central Visayas governors in 2005 endorsed for feasibility study a bridge to connect the islands of Bohol, Cebu and Negros.

The Department of Public Works and Highways then drafted a concept paper and terms of reference on the project. Public works engineers then posted an estimate for the feasibility study.

The bridge is planned to hop over reefs and islets in Bohol Strait, between the islands of Bohol and Cebu. A bigger road would then connect Cordova to Lapu-Lapu City, which is then connected to mainland Cebu by the Mandaue-Mactan Bridge and the Marcelo Fernan Bridge.

Both Cebu and Mandaue City has the same problem. In Mandaue recla's lot owners prefer to lease their lots but still hoarding it. Same goes in Cebu City hoarding while leasing it for some "years".

40 US-based property developers to
invest in RP’s tourism-linked projects

U.S.-based leisure- and entertainment-property developers have renewed their interest in developing world-class resorts and retirement havens in the country as they declared the readiness of the Philippines and its enormous potential to become a major participant in the ever-growing global tourism business.

In a roundtable discussion with the BusinessMirror editorial and research team, Leon Katz, CEO of Global Investments and Capital Corp., the business matching arm of the Asian International Real Estate Expo and Conference (Aireec), together with other foreign conference leaders, the group revealed that about 40 US developers, most of whom are owners of marquee brands in the global tourism sector which cater to “high net-worth clients” in Asia, Europe, the United States and the Middle East are set to visit and inspect potential tourism destinations in Central and Southern Philippines.

Topping the list are properties located in Cebu, Boracay, Palawan and some parts of Mindanao that include Davao and Cagayan de Oro.

The group is scheduled to arrive “as early as February next year,” said Aireec spokesman Romeo J. Pajarillo.

“This development came in the heels of the recent holding of the Aireec 2007 in Manila last week,” Pajarillo said. “The event [Aireec] has created and has built up serious interest among world-class developers and marketers.”

Anthony Macaluso, a leading realtor in the United States, together with Susan Barlin, the Philippines’ special envoy for investment and tourism promotions and lead organizer of this year’s convention and expo, told the BusinessMirror that leisure and tourism development will definitely set the pace for the Philippines joining the global contest to capture the ever-increasing number of retirees and so-called baby boomers.

Macaluso said these developers are now preparing for the millions of US “baby boomers,” including retiring Fil-Americans who would like to retire in tropical countries such as Panama, other South American countries and the Philippines, in particular.

Macaluso said the Philippines is the “best-kept secret” in the area of tourism and leisure business. Proper infrastructure and world-class development combined with its natural and human resource will definitely give its Asian neighbors a run for their money,” Macaluso stressed.

“As this happens, the Philippines should venture into nation-branding and should increase further its efforts in global marketing as well,” he said.

“Its a double-bladed approach as this [marketing and promotions], coupled with the nation-branding efforts, will not only attract tourists and visitors, but will likewise encourage leading world-class developers to invest in the Philippines’ tourism-development projects,” he said.

Pajarillo, meanwhile, announced that a large foreign developer and an owner of a Philippine island are completing negotiations to develop the local property into a resort.

The letter of intent was delivered on December 13 by the potential buyer to the island owner to indicate that it was serious with its offer.

The developer indicated that it would spend some $120 million to develop a vacation resort.

2 Cebu entrepreneurs land in RP’s most outstanding list

THE world-class entrepreneurial skills of new generation Cebuano businessmen continue to gain recognition.

This, as Entrepreneur Philippines magazine, in its November 2007 issue, awarded world-renowned furniture designer Kenneth Cobonpue and Basic Graphics Inc. (BGI) chief executive officer Edmun Liu.

Cobonpue and Liu have been included in this year’s 10 Most Outstanding Entrepreneurs, an annual listing by Entrepreneur magazine.

Cobonpue and Liu were recognized for their “excellence in the field of business and entrepreneurship.”

“Their inclusion in this year’s list affirms the innate ability of home-grown Cebuano talents to provide innovative products and services that are at par not only with national but international standards as well,” read a statement furnished to Sun.Star Cebu.

Cobonpue manages the furniture business of his family, Interior Crafts of the Islands Inc. His work has been recognized nationally and internationally, and has attracted Hollywood personalities like actor Brad Pitt.

“I’m practically the only Asian marketing my own brand name. But with competition so intense now, furniture is no longer just a design game; furniture makers now also have to compete in terms of brand,” he told Entrepreneur Philippines.

The furniture designer received the Design for Asia Award in 2005 and the 2002 Golden Shell Award.

Cobonpue, who teaches industrial design at the University of the Philippines-Cebu campus, is also involved in Movement 8, an alliance of top Filipino designers that aims to make the Philippines the “Milan of Asia.”

Liu, on the other hand, heads one of the leading printing companies in the Visayas and Mindanao, the Entrepreneur reported.

BGI, which was founded in 1996, grew with the rise in demand for marketing collaterals in the Liu family business, which includes Penshoppe, Oxygen, ForMe, and Memo.

“We wanted to be a printing company that was at par with those in Hong Kong and Singapore,” Liu said, who was responsible in the planning and establishment of BGI.

Entrepreneur Philippines reported BGI to be the first company in Cebu to acquire, in 2005, the computer-to-plate technology.

With its innovative designs, BGI’s roster of clients grew to include five-star hotels, resorts and exporters, among others. On any given month, the company handles 150 to 200 printing projects, with each order averaging 100,000 pieces.

BGI is a recipient of Print Excellence Awards from the Printing Industry Association of the Philippines in 2001, 2002, 2005, 2006, and last September 2007 in two major categories.

The Entrepreneur said BGI is also noted for its good employer-staff relationship. The company’s 120 employees enjoy sales incentives and scholarship programs, among others.

“Fifty percent of our staff has been with us since we started,” Liu said.

Other Entrepreneur 10 awardees are Boots Alcan-tara, Butch Albarracin, Derrick Chiongbian, Jose Miguel Geronimo, Josie Go, Dina Salonga, Catherine Lopez-Uy and Albert Yu. (MMM)

“We want to (create) tourism potentials in the northern part of Cebu,” he said, adding that the company sees plenty of opportunities for Daanbantayan to attract the international leisure market.

He said Kandaya will be the “first of its kind in Cebu.

“When categorizing a six-star hotel, it’s not just about the design but also the amenities, services (and) rooms, (among others),” he said in an interview with reporters Monday.

Yeung said the hotel, named after a tribal chief in Daanbantayan, will have a modern Zen-inspired design.

It will be operated by a professional management team, either based in the Philippines or Hong Kong, and is expected to be completed next year.

Yeung said the total cost of developing the first phase of the hotel, which will involve the construction of a two-story building with 18 rooms, is estimated to reach P500 million.

Yeung did not say how many rooms the hotel will house as the development of the project will be done in phases.

He said the hotel will have high standard accommodation and amenities that will include a spa.

To improve access to the resort, Yeung said the company will discuss with the local government unit the possibility of having air transportation facilities, including an air strip, in the area.

Yeung, who graduated in Pepperdine University in Malibu, is the son of Cebuana philanthropist and businesswoman Mariquita Salimbangon-Yeung.
The hotel-resort is the first tourism-related business venture of the Yeung family.

The Yeungs, who are in the jewelry business, own Fairway Diamond Co. Ltd. and the Simplexdiam Co. Ltd.

MSYHC subsidiary, MCF Property Ventures, on the other hand, owns and operates Mactan Island Memorial Garden together with its first residential project called Bayswater. (MMM)

The foreseen water and power supply shortage in Cebu in the next few years should no longer be something to worry about as private entities are now bent on helping Cebu have an adequate supply of these utilities especially for investors.

The commercial operation of the Wholesale Electricity Spot Market (WESM0 come January 2008, has encouraged some private companies, which have generation facilities to offer their extra power supply to the commercial market.

WESM training and promotions unit head Regino H. Galindez said extra power supply will be made available in the commercial spot market for the big power consumers in the Visayas, as companies like Vicsal Development Corporation,

Philippine Associated Smelting and Refining Corporation (PASAR), and other private entities expressed interest to sell their excess power capacity through the spot market.

“They are looking at selling their power excess capacity through WESM” said Galindez.

With this, other big companies that have a minimum requirement of one-megawatt could source their power need through WESM, in case their suppliers can not supply additional requirement in a certain time-frame.

Although, these companies are also registered as buyers in the electricity spot market, they can also opt to offer their excess capacity to the market, if there is a huge demand, Galindez said.

On the other hand, the perceived water supply shortage in Cebu, which used to be one of the problems identified to hit Cebu in the next few years, can now be solved through the introduction of cheaper desalination technology.

The Lhuillier-led Pilipinas Water Resources Inc. (PWRI) have started its aggressive installation of water treatment, and desalination facilities to big companies, such as retail, resorts, hotels, subdivisions, economic zones, among others.

PWRI president Antonio Tompar said in an interview yesterday that shortage of water supply is not going to happen in Cebu, as technology will take action, through desalination, which will convert seawater to potable water.

“Technology will help solve the water supply shortage in Cebu, and other parts of the country. There is no need to worry anymore,” Tompar said.

PWRI’s partner company Mactan Rock Industries Inc. is one of the very few companies in Asia Pacific that pioneered the offering of desalinated water to industries more than a decade ago.

In fact, he said PWRI is installing a desalination plant in Punta Engaño, Mactan strip to provide ample supply of water to existing resorts, and subdivisions in the area.

“Investors are now assured of the water supply in Cebu. Desalinated water is cheaper now, at least for the big water consumers,” Tompar said.

In a separate interview with Shangri-La Mactan Resort general manager Timothy Wright, he said that the resort is going to increase its desalination capacity, in order to cut cost.

Fully furnished? Nope it's not. We've been offered to market that building "but for a rental basis" by Commonwealth. It's not fully furnished. Yun nga lang, ang advantage nya is tapos na sya and nasa vicinity ng Ayala Business Park.

CBEU CITY, Philippines - To complement the position of Malapascua island as a premier tourist destination, Cebu-based MSY Holdings Corp. is building a P500-million six-star hotel in barangay Agujo, Daan Bantayan, north Cebu.

Martin Philip S. Yeung, MSY Holdings Corp. chief operating officer (COO), said that the 18-room exclusive facility would be completed in the middle of next year.

Yeung said he was upbeat about Malapascua island’s prospects because of the planned opening of an airstrip in Daan Bantayan.

Rep. Benhur L. Salimbangon (Cebu, 4th district), his uncle, plans to implement the project, said Yeung.

His mother, Mariquita Salimbangun-Yeung, MFC Holdings chairperson, said she too was also hopeful that the airstrip would be built because President Gloria Macapagal-Arroyo said she wanted to maximize the tourism potential of Malapascua island.

The MFC Holdings is the umbrella company of the Salimbangon-Yeung group of companies, which includes the MSY Holdings Corp., the MCF Property Ventures Corp., Solid Partners Real Estate Developer and the Fairway Diamond Co. Ltd., Simplex Diamond Co. Ltd. and the Galleria Building, which are all based in Hong Kong.

The two-story high-end hotel will be called Kandaya, referring to a tribal chief who defended Daan Bantayan against the Spanish conquerors.

“It’s not that big a hotel but (it will have) world-class facilities and amenities,” Yeung said.

He said that Kandaya is positioned for foreign tourists who would like to visit Malapascua island.

A professional management group will be tapped to manage and operate the hotel.

The site of the planned hotel is a 12-hectare coastal property of barangay Agujo, Daan Bantayan, the northernmost town of Cebu about 129 km north of Cebu City.

Malapascua island is a 45-minute pump boat ride from Maya, Daan Bantayan.

WHILE the owner and operator of SM malls has yet to come up with final arrangements regarding its plans for the South Road Properties (SRP), a company executive said his group has to have something concrete by 2008.

SM Prime Holdings Inc. (SMPHI) president Hans Sy said he does not want the company’s expansions in Cebu to be overtaken by that in Mindanao.

“I have to close a deal by 2008. We are on an expansion binge in Visayas and Mindanao. In Mindanao, we have already started,” he told Sun.Star Cebu in an interview yesterday.

He said that while SMPHI is “very serious” about expanding in Cebu, the company has not yet made any final arrangements regarding SRP.

Sy said SMPHI plans to build another shopping center, similar in concept to the Mall of Asia but smaller. The Mall of Asia has a gross floor area of more than 38 hectares and is considered one of the biggest shopping malls in Asia.

Sy said SMPHI is also looking at possible sites for another mall in northern Metro Cebu and is eyeing properties between Mandaue City and Consolacion.

“We’re quite serious about expanding. We just hope that this would not be used to raise prices because we also have to look at economics (in our plans),” he said.

He said SMPHI is open to having a long-term lease or acquiring land at SRP.

“Both (arrangements) are okay. It all depends on the rates,” he said.

Despite the existence of SM City and the Northwing, an expansion wing to the existing mall, as well as Ayala Center Cebu, Sy said SMPHI foresees the need for more malls in the province.

He said he is “very positive” about further growth in Cebu’s economy, particularly with the boom in the business process outsourcing (BPO) industry.

In 2006, some 200,000 people found employment in the BPO sector, particularly in contact centers. The BPO sector is known to provide higher than minimum standard
wages.

More OFWs

According to the National Economic and Development Authority in a report presented during the Sun.Star Economic Forum 2007, there are about 20 contact centers in Cebu.

Sy said the number of overseas Filipino workers (OFWs) is also expected to go up, another factor that will increase consumption.

While dollar remittances of OFWs have declined in value because of the appreciation of the peso, Sy said it cannot be denied that there are many Filipinos working or living overseas. “And the number (of OFWs) is growing,” he added.

“The market is very strong,” he said. “The (appreciation of the) peso is not helping but, looking at the totality (of the situation), it (rising peso) is good because even with the rising oil prices, the effects are not so big.”

Sy warned, though, that the BPO companies are vulnerable to the adverse effects of the peso’s appreciation as their clients are mostly based in the United States and are paid in dollars. (LAP)

SM Mall of Asia is situated within SM Prime Holding's 60 hectare SM Central Business Park. The whole park is envisioned to be their creme dela creme project in the county. While the rumored ala MOA project in SRP will be a smaller replica of the said mall in Manila. So to dream that the rumored SM in SRP will soon overtake MOA is indeed a wild dream and a shoot for the stars!

i think when mr sy said that he does not want his cebu expansions be overtaken by that in mindanao, maybe he does not want his cebu expansions to overtake MoA too..
but big or small, grand or not, for as long as it materializes, that's a welcome development!

City to close deal with 3 SRP investors

The Cebu City government is optimistic it can close with three investors of the South Road Properties a deal that can take care of the city’s financial woes.

And while the city remains tight-lipped on the names of the investors, Mayor Tomas Osmeña yesterday hinted the three are prime developers that can implement internal development within their area of investment at the SRP.

“They are equivalent to wholesalers...I don’t deal with retailers,” said Osmeña, who added they are keeping the names of the investors confidential as of the moment “to avoid misinterpretation”.

City Marshal w/ police will come in, remove you put your stuff in garbage bags on the street while your neighbors are looking and charge or attach your wages for the cost.

Cebu City, Philippines - Work on the planned P30 million airstrip in Daan Bantayan town in northern Cebu will start once the master plan for Cebu's 4th district is completed.

Representative Benhur Salimbangon of the 4th district said on Sunday that he wanted the airstrip to complement the master plan of the district.

“The master plan will become the bible for development in the 4th district. Any development to sprout in the district has to jibe with it otherwise it will not have a significant impact to the public,” Salimbangon said.

He said the Department of Tourism (DOT) is working on the master plan, which is expected to be finished by the first quarter of next year.

The airstrip in Daan Bantayan has generated interest from some property developers to look at Malaspacua Island and its neighboring towns as potential sites for tourism-related investments.

One of the developers is Cebu-based MSY Holdings Corp., which is building a P500 million six-star hotel in barangay Agujo, Daan Bantayan which is expected to be finished middle of next year.

Other government agencies also supported the development of the airstrip. The DOT, the Department of Transportation and Communications and the Cebu provincial government pledged to help fund the project.

The airstrip will be designed to accommodate chartered planes.

Salimbangon said he was optimistic that the project would make Malapascua Island more accessible to local and foreign tourists.

Another development that will complement the positioning of Malapascua Island as a premier tourist destination is the construction of the roll-on roll-off (RORO) port in Maya which is targeted to be completed on April next year.

After the RORO port in Maya, a similar RORO port will also be built in Malapascua so that it could accommodate the seacraft from Maya.

Daan Bantayan is the northernmost town of Cebu which is around 129 kilometers away from Cebu City.

Malapascua island is a 45-minute pump boat ride from Maya, Daan Bantayan.

Cebu's 4th district is made up of Bogo City, the towns of Daan Bantayan, Bantayan, Tabogon, Tabuelan, Sta. Fe, San Remigio and Madridejos.

Aguho is in mainland cebu, facing bantayan island. It has also white sand beaches. I think resorts in malapascua have better facilities than in bantayan is.

Sakto ka bay...Ang Agujo, Daanbantayan kay part pa na sa mainland...Next barangay na siya gikan sa Poblacion.

Sa pagka karon naa na existing na mansion didto si Mariquita...And i think, kato ra pud siguro nga yuta nila ang gamiton para aning 5-star or 6-star na hotel.

Wala ko mahatag na comparison between Malapascua and Bantayan Island...Mas nindotan ko sa setup sa Malapascua...though di pa kaayo comfortable ang pagbiyahe adto..Personal lang ni nako na opinyon bay ha... :)

^^ perhaps it's a 6-star "boutique" hotel....and not only the rooms are well-furnished....expect to have the best amenities and facilities within the hotel's complex....for a P500-million project price tag.

Try to check-out "Ogtong Cave" beach resort in sta. fe, bantayan island. It is the only beach resort in the north except Alegre Beach Resort that is accredited and promoted by the Dept. of Tourism. It has good facilities and amenities. Very good room accommodations especially for honeymooners.

Our laws are adequate to put-off non-paying tenants. It is just a matter of knowing how to run a property rental business. There are licensed real estate service practitioners who provide rental management programs for a fee. Those practitioners who specialize in rental management have alternative courses of actions to evict an undesirable tenant without the assistance of city marshals/police. Again, it is just a question of "know-how" to run a good property rental business.
