Hope they would limit the building construction in this area only to mid-rise...and i hope the design would compliment the old structures around it.

That has been planned long time ago...hope they will push thru with it, cause its really necessary to have a safer access to the park! they even planned before to have some functional spaces underneath the park...i remember once in college, we have a plate in Design which is to design a multi-level parking right under the fuente circle, i think it was a very good idea to solve the congestion and parking problem in the uptown area...

I was thinking if they can do a similar thing like in Quiapo's Lacson Underpass minus the vagrants and chaos, hehe! A shopping mall or tambayan just under Fuente Osmena...

Sinulog Festival is just about two weeks from now. Club Ultima and Crown Regency Hotel tower jacked up their hotel room rates from the usual P4,000/night to P8,000/night in time for Sinulog but the bad news is, all their rooms and suites are fully booked since last week pa daw! :bash: all hotels in Cebu City are fully booked for the Sinulog festivities according to a newspaper. many are complaining that Cebu hotels are taking advantage of influx of tourists by doubling their room rates :ohno: but some look at it as some sort of making up the losses they've had during lean months which to me is understandable. Reputable hotels such as Marriott and Waterfront Hotel increased their rates to just about 10%. GV Tower and other hotels along Osmena boulevard increased rates to as much as 100%.

Now thats what i call sensible design and planning...i like how they preserve the rock formation...design should always enhance nature not altering it..more trees and palms then this place will be perfect..the lighthouse and part of its surrounding area should be preserved...:banana: :banana:

TUCP asks SSS to finance MRT Cebu

MANILA, Philippines--A labor group urged on Sunday the Social Security System (SSS) to find ways to help finance the proposed $455.8 million (about P21.66 billion) Mass Rail Transit (MRT) project for Metro Cebu.

The Trade Union Congress of the Philippines said such an investment would be beneficial to the country since it would create jobs and help the government's fight against urban pollution and congestion.

"The SSS should seriously consider investing in the proposed Metro Cebu MRT project, possibly by putting up a joint venture with private investors," TUCP secretary-general Ernesto Herrera, who hails from Cebu, said in a statement.

"This is consistent with our previous proposal for the SSS to devote more funds for productive and gainful projects that would build up the local economy and create badly needed new jobs for more Filipinos. And for the pension fund to keep as much of its investment funds here in the country, instead of stashing the money overseas," he added.

The SSS earlier said it would soon deploy abroad up to 7.5 percent of its investment funds.

The former senator said modern infrastructure such as MRT systems and road tollways would be "desperately needed" here to spur increased private sector investments in manufacturing and other productive enterprises, but could also be extremely profitable, if the projects were guaranteed by the government a minimum rate of return.

"Surely if the government was able to guarantee certain infrastructure ventures by the private sector in the past, such as the Edsa MRT-3 project, then the government can also assure any projects by the SSS, or by the Government Service Insurance System for that matter," he explained.

He recalled that the private consortium that constructed the 17-km Edsa MRT-3 via a build-lease-transfer contract enjoyed a government-guaranteed rate of return. This basically meant, he said, that the government would extend a fare subsidy if the project were to fail to generate the fixed return. The fare subsidy is on top of a government guaranty of the project's debt obligations.

Herrera also noted that state-run pension funds of other Asian countries, including Malaysia, had made highly lucrative investments in new and efficient public infrastructures.

A bill seeking to establish Metro Cebu's first MRT system has been pending in the House of Representatives since 2004. Cebu Rep. Eduardo Gullas introduced the bill, citing the need to ease Metro Cebu's worsening motor vehicle traffic congestion.

The Department of Transportation and Communication (DOTC) previously unveiled a $455.8-million Metro Cebu MRT project that would link the cities of Talisay, Cebu and Mandaue.

The proposed 19-kilometer light rail transit system would have 19 substations starting from Tabunok in Talisay City to Super Metro Mall in Mandaue City, and running through Cebu City via the Osmeña Circle-Capitol-SM City route.

The AMA Group of Companies, the proponent of the project, said the system aimed to move more than 210,000 passengers every day. The proposed MRT line would deploy at least three cars, each with a capacity of 220 passengers, traveling at a maximum speed of 80 kilometers per hour.

According to the DOTC, the project is still open to private capital and would be carried out via the build-operate-transfer scheme. Besides alleviating traffic congestion, the system would provide a faster mode of transportation and lessen in a big way Metro Cebu's air pollution, the DOTC said.

precisely ...

a lot of things are wrong and quite suspicious in this news report. as we have previously discussed somewhere in this forum, there is an existing BOT proposal submitted to the DOTC for an LRT by the AMA Group of companies. so then WHY WOULD IT NEED FINANCING FROM SSS? if we read closer, this only means one thing ---> the AMA Group of companies DOESN'T HAVE the required financing to do the project. why ask help from SSS which holds private employer's social security savings? in the first place, why did DOTC continue to hold on to the AMA proposal when it has already clearly showed that IT DOESN'T HAVE THE FINANCIAL CAPACITY to undertake the project?

think closely my friends ... when someone submits a BOT proposal, it's because one has the capacity to undertake an investment, make a substantial return out of the investment for a number of years, then transfer the project to the government. that's how it works. in this case, the proponent submits the proposal, then ask the government to find the financier ... and this time a social security agency who is accountable for the pension of filipino workers! hmmmm ... something is amiss here ...

we go back to the basic premise of rail-based mass transport's perennial history of being financially non-viable - which simply means, NOT ONE of all the rail-based systems in the world get to raise a profit ... unless substantially subsidized by government, these systems lose money ... HEAVILY! so whether you're in new york, or london, or europe, or japan, or hong kong, or singapore, ... rail-based systems are infused with huge amounts of taxpayers' money. we argue but these are for service - true! but these countries are already at a higher level of development! and the really important question that needs to be asked and needs to be answered is: why embark on an undertaking which will bleed government coffers (and consequently, the poor filipino people) when you can have the same oe similar service which WILL NOT? surely if there is anything political in this SSS-proposal, it's clearly that we, the taxpayers, who are at the losing side of the deal do not vote for the one who proposed such a thing.

i for one will promise, i will support (and even help and work for) any LRT project proposed for cebu ... for as long as the project proponent will clearly show by NEDA evaluation processes, that a) the project will not entail ANY FORM of government subsidy or similar discounts which will entail the use of taxpayers' money to finance it and b) it will register both financial and economic rates of returns way above the hurdle rates. if not, i'm sorry but i'm still sold out to the BRT which has proven, in many other countries similar to the philippines, that it can work, provide a service the same as LRT's and yet, do not require subsidies.

that's why cebu city has declared it preference for the BRT. because somewhere out there, some people are still pushing for the highly-subsidized rail systems, which, after 16 years and 4 studies, are not any nearer to being started than before any of these have been dreamed of in cebu.

While the rest of the Philippines is generally bracing for the worst to come in 2009, Cebu on the other hand is expected to emerge on top of the country’s other cities in terms of real estate developments.

Big developers will continue to keep an eye on potential properties to develop in Cebu. "Banks are lending again, and friendlier again, this allows developers to push for projects especially in Cebu in 2009," said CB Richard Ellis Group, Inc., chairman Rick Santos.

Aside from office building developments, more tourism-oriented projects are expected to rise in Cebu starting this year, despite the looming global recession that is seen to affect the Philippine economy in the middle of 2009.

Ayala Land Inc. (ALI) chairman Fernando Zobel de Ayala for his part said that the company is constantly looking at opportunities in Cebu, to build more projects, saying "there will be more to come."

Zobel said that with or without crisis, Cebu will continue to be a good area for ALI expansion, adding that more projects in both residential and commercial projects are coming.

Based on a study made by CB Richard Ellis Group, it bared that the number of residential condominiums is expected to rise starting 2009 as Cebu is now becoming a home to businessmen, expatriates, executives and Business Process Outsourcing (BPO) companies, among others.

Developers, who are targeting the upper middle and high-end markets, see the need for building condominiums since the costs of properties, like house and lots in subdivisions, are rapidly increasing.

"There are more residential buildings in the pipeline, which are presumed to start construction in 2009," the study further revealed.

For his part, Cebu Holdings Inc. (CHI) president Francis O. Monera said that although Cebu offers a tempting opportunity to speed up plans in pursuing residential and commercial projects in 2009, developers are also very careful in calibrating the Cebu market.

"We are not operating in a vacuum," Monera said, explaining that although Cebu economy in general is providing a positive economic outlook, it is also vulnerable to effects from the world's weak economic landscape.

CHI, one of the largest real estate developers in Cebu, is responsible for the existence of the posh Ayala Center Cebu, the 50-hectare Cebu Business Park, the 24-hectare Asia Town IT Park, and the luxurious sea-side subdivision called Amara in Lilo-an, northern Cebu.

Part of CHI's plan is to expand the accommodation of Asia Town IT Park and develop a BPO enclave through its subsidiary company Cebu Property Ventures and Development Corporation (CPVDC). Also in the pipeline is the completion of Ayala Center Cebu's final phase, which is to build another expansion of the shopping mall.

AboitizLand Inc., which is also into developments of residential and commercial projects, is also putting its plans in place for 2009, although intense caution is being adopted to find a good timing in the middle of global economic unrest.

AboitizLand Inc. president Andoni Aboitiz said the company has not turned off its radar, as it is always on the lookout for better opportunities in the coming years.

On the other hand, based on its market study result, CBRE revealed that industrial market in Cebu is expected to remain relatively inactive in 2009 citing global economic slump coupled with the slowdown in the local economy as main contributors of the weakening industrial market for next year.

"Local experts believe that the effects of the global economic crisis will begin to be strongly felt by the start of the second half of 2009," said Santos.

Santos, quoting the monthly integrated survey of selected industries of the National Statistics Office, said “for a year and a half now, the country's industrial output has been on a successive decline.”

He attributed the occupancy cost, including power, limits the entry of most multinational manufacturers to the Philippines.

On top of that, Santos echoed the general sentiment of local experts, saying the end of the crisis is still uncertain, which will leave most companies maintaining a "wait and see" stance in the months ahead.

However, Santos said that the CBRE-Philippines study showed that the industrial market is "more than prepared" to meet the requirements should the demand arise.

He said the different industrial parks in Cebu have adequate facilities and are very much capable of providing industrial space requirements of potential locators in the area.

"The upcoming infrastructure improvements in terms of transportation and power will make the industrial parks in the area even more attractive. The availability of skilled and qualified labor in Metro Cebu will also be one of the major selling points to potential locators," Santos said.

The prospect of attracting locators will be further enhanced by the greater economic stability of the local economy compared to neighboring cities and countries in Southeast Asia.

Santos noted that some industrial locators have pulled out from Vietnam and Indonesia and may consider relocating their activities in the Philippines, with Cebu, Clark and Subic as among of the major options.

Because of this development, Santos projected that developers will be forced to push on their planned projects this year, responding the increasing demand for office-space, housing needs, among others.

Meanwhile, the same study also found out that the market for residential resort complex developments is seen to go up in the coming years, and will kick off specifically in 2009, although interest of this market has started already in the last couple of years.

It emphasized that developers are targeting high-end markets as well as foreigners who are planning to settle in the area.

Developers also believe that the new program initiated by the Department of Tourism (DOT) dubbed "Live Your Dream" campaign, could also further boosts Cebu's real estate sector, as it has the qualities that foreign investors are looking for.

Filinvest Development Corporation head for sales and marketing in Visayas said that this new DOT campaign could generate fast sales turn-over of Cebu's real estate products, specifically condominiums, while Cebu is gaining popularity as one of the attractive sites for "vacation homes."

Through the DOT's "Live Your Dream, campaign, the agency is partnering with prestigious and giant developers in the country to push "investment tourism", inviting foreigners to buy vacation houses or condominium units in the Philippines.

Sinulog Festival is just about two weeks from now. Club Ultima and Crown Regency Hotel tower jacked up their hotel room rates from the usual P4,000/night to P8,000/night in time for Sinulog but the bad news is, all their rooms and suites are fully booked since last week pa daw! :bash: all hotels in Cebu City are fully booked for the Sinulog festivities according to a newspaper. many are complaining that Cebu hotels are taking advantage of influx of tourists by doubling their room rates :ohno: but some look at it as some sort of making up the losses they've had during lean months which to me is understandable. Reputable hotels such as Marriott and Waterfront Hotel increased their rates to just about 10%. GV Tower and other hotels along Osmena boulevard increased rates to as much as 100%.

Growth in housing, BPO

AS it continues to receive inquiries from local and foreign potential investors, the Department of Trade and Industry (DTI) 7 is optimistic that housing, accommodation (hotels and resorts), retirement, food and business process outsourcing (BPO) sectors will continue to thrive in the region in 2009 amid the global financial crisis.

Minerva Yap, DTI-National Economic Research and Business Assistance Center (Nerbac) 7 manager, said that there are even investors with businesses based in other countries like China that have expressed interests to either move their enterprises to Cebu or other parts in the region, or invest in promising sectors here.

She cited the positive outlook of CB Richard Ellis (CBRE) Philippines, an international commercial real estate services firm, which is opening a full service office in Cebu
that will serve the Visayas and Mindanao.

Other sectors that DTI identified to have the potential to grow in 2009 include health and wellness, logistics, education and entertainment.

Apart from cheap labor, she observed that the Filipinos’ English language speaking and comprehension skills have continued to attract foreign investments.

Promo programs

She said the “intense” promotional programs by the Department of Tourism and other stakeholders have perked up investor interests in putting up accommodation facilities in the region to cater to increasing tourists arrivals.

She disclosed that the DTI has often received inquiries by investors from the United States, Canada, Korea, United Kingdom and Australia about putting up BPO operations in Cebu and in the rest of the region. She said that these inquiries indicate that Cebu and the rest of Central Visayas are not heavily affected by the global financial turmoil that threatens several developed economies.

She said these queries, some of which were followed up by visits to the DTI office, manifest strong interest in pursuing projects in the region.

But Yap admitted that, in the case of the BPO industry, the government faces the challenge of having enough labor to supply companies.

At present, there are 25 call centers and 36 non-voice BPO companies in Cebu that employ a total of about 50,000 people.

Yap said that improving and promoting the image of Cebu, including its peace and order situation, will also boost positive relationships with investors. (NRC)

Cebu Province will make history in the Southeast Asia after it was chosen by the British Council for its “Creative Cities” program this year. The program is in time for the “One Visayas” expo showcasing the arts and culture not only of Cebu but other provinces in the Visayas.

The Creative Cities program is set up by the British Council offices in East Asia, China and the United Kingdom to shore up the UK’s thrust to campaign for the creative economy as driver of economic growth in the 21st century.

Cebu Governor Gwendolyn Garcia said that when the members of the British Council went to her office and discussed their Creative Cities program, the governor told them that they were in the wrong office as she represents the provincial government and not a city government.

But the council said will make an exception for Cebu Province.

The activity will be held in March, wherein 60 to 80 members of the British Council, including foreign businessmen, will be on the lookout for suppliers showcasing Cebu’s creativity.

Wanting the One Visayas province-members to be also highlighted, Garcia offered to have the Visayas provinces join the Creative Cebu event.

One Visayas is the coming together of Regions 6, 7 and 8 in Cebu, an activity that will strengthen relations among the Visayas islands.

“This is to show the British Council that there is more creativity all over Visayas,” Garcia said.

The One Visayas Festival will be from March 1 until March 8 while Creative Cebu will be from March 5 to 12. It will be held at the Cebu International Convention Center.

The event will feature a series of forums on dance, music, painting, sculpture, film, video, literary arts, festivals, architecture, and theater. Simultaneously, exhibits on handicrafts, food, fashion and accessories and photography, among others, will be set up.

Garcia asked the participating provinces not to confuse One Visayas and Creative Cebu which are two independent events.

One Visayas was formed last August after the meeting of Regional Development Councils 6, 7 and 8, before Creative Cebu team approached the Cebu provincial government for a possible partnership. — Garry B. Lao/BRP

While the rest of the Philippines is generally bracing for the worst to come in 2009, Cebu on the other hand is expected to emerge on top of the country’s other cities in terms of real estate developments.

Big developers will continue to keep an eye on potential properties to develop in Cebu. "Banks are lending again, and friendlier again, this allows developers to push for projects especially in Cebu in 2009," said CB Richard Ellis Group, Inc., chairman Rick Santos.

Aside from office building developments, more tourism-oriented projects are expected to rise in Cebu starting this year, despite the looming global recession that is seen to affect the Philippine economy in the middle of 2009.

Ayala Land Inc. (ALI) chairman Fernando Zobel de Ayala for his part said that the company is constantly looking at opportunities in Cebu, to build more projects, saying "there will be more to come."

Zobel said that with or without crisis, Cebu will continue to be a good area for ALI expansion, adding that more projects in both residential and commercial projects are coming.

Based on a study made by CB Richard Ellis Group, it bared that the number of residential condominiums is expected to rise starting 2009 as Cebu is now becoming a home to businessmen, expatriates, executives and Business Process Outsourcing (BPO) companies, among others.

Developers, who are targeting the upper middle and high-end markets, see the need for building condominiums since the costs of properties, like house and lots in subdivisions, are rapidly increasing.

"There are more residential buildings in the pipeline, which are presumed to start construction in 2009," the study further revealed.

Believe me there is Hot Spring in Northern Cebu. It is Located 56 kilometers from Cebu City in the town of Catmon, Cebu Philippines.

well you should have seen sydney, hongkong and taipei's new years eve synchronized fireworks display on top of their buildings featured on tv. its a class act that's hard to follow. plus the nyc time square ball drop. im sure there are lots of creative minds in cebu that can make things happen. so far it was a good fireworks show for the fledgling queen city skyscraper.

OMG!! taga diha ko sa catmon.. bata pa ko magsige nakog ligo dihang dapita.. pero wala pa nay pool.. man made nanang pool... sa ubos naa nay sapa nga naay cave... naa didto ang init jud na tubig na makaluto og itlog, and based sa mga katigulangan didto.. kato daw mountain nga na locate na nga spring was once an active volcano pero gi tabunan daw sa mga amerikano pag gubat para di na mubuto.. i dont know about that story pero it may be alright to conclude nga kato na mountain is a dead volcano... tinood jud bay.. init jud ang tubig didto, nya lawm pud ang sapa... hehehehe

Nindot unta kung wala na ang mga squatters and develop the area into a park and/or something. This hold true on the other end of the bridge. Not just a small portion of these areas.

After all, the one who installed the Edge Coaster in Crown Regency Hotel are just the same guys who installed the X-Scream at the Stratosphere Hotel in Las Vegas.

They (headed by Mr. Janus Lakatos I think if I'm not mistaken) even went here in Cebu during the inauguration so what they themselves said during the press conference which I and Slemarken attended (unique and one of a kind) should be true, hehehehe..

yes it has 28 levels but since this is an all-loft condo (up and down), average floor-to-ceiling is higher. it's like 28 x 1.4 = 39.2 approx equivalent no. of storeys in a standard condominium tower.

construction is in full swing, i hope they'll do the same with the Ramos Tower :D

I'm watching sports unlimited right now. They're featuring Crown Regency Hotel and Tower sky adventure experience. The edge coaster and the skywalk are simply breathtaking! Plus the aqua fitness pool... damn! Fantastic! I want to experience 'em all this January as I visit Cebu for the Sinulog Festival! I want to try the edge coaster both day and night! :) I agree with Dyan, Cebu is a certified urban adventure destination in the country! Go! Go! Go! Cebu!

Nakakamiss ang Cebu....especially pag months like this - bugnaw, tugnaw, and lami isuroy suroy sa Midtown. Last year, i used to do this - kaon with friends sa Larsian, lakaw lakaw sa Fuente, papicture sa Asiatown..... i truly and sincerely miss cebu :cry: I lived alone in Cebu but I filled like in a big family lalo na when Im around with some old SSC Cebu friends. :)

Whoa, what is going on here? Why is there another smaller building rising up next to the Ultima? It's going block the windows and the view from the lower part of the building.

I'm surprised that Club Ultimas owner didn't stop the construction of this building.

i don't think the 4D theater features full-length movies. more of like a short-film lang pero 4-dimensional. Imax at the Mall of Asia if i'm not mistaken has shown Deep Sea 3D several times last year. if it's the same movie? that i do not know. i hope naay Pirates 4D that's being shown in Enchanted Kingdom. :cool:

It's actually going to be a "thin" building if you're going to view it at the sides. The base is wide because that's a multi-level parking area and there's a certain part of it that will be "merged" with the lower level of the Club Ultima building.

But yeah still, the new building will block Club Ultima's western view of the city, hehehehe..
