Anyway, what I don't like sa airport nung pagdating namin, dun sa quarantine area.. the place was very small, and yet we have to fall in line to pass by the thermal scanner. Nahimo na ug snake ang linya with 5 turns. Ang pinaka pait pa jud, they give forms to fill it up. Naunsa?? Nisamot kadugay ang pila. When I went to Tokyo last May, they also have these forms, pero they gave it to us nung nasa plane pa kami.. kasama sa immigraiton and custom forms.. Kung sundugon nalang kaha nila ang kadto na style? di ba mas hapsay? Ang lisod man gud, mao to ang first na experience nila sa Cebu. And first impression, lasts kuno.. diba? MOZO August 8, 2009, 7:16pm Cebu City – A Russian developer plans to invest $80 million, or about P3.76-billion, for a hotel-resort project in a 36-hectare property in Mactan Island, formerly the location of the defunct Coral Reef Resort. Philippine-Russia International Development Enterprise (PRIDE) President Alexander Zusik bared this development Friday on the sidelines of the opening of the first Philippine-Russian Business Assembly that gathered some 50 Russian businessmen in a dialogue with local traders. “We are bullish in the tourism market of the Philippines. The development in Coral Reef will be a major step in establishing our presence here,” Zusik said. Zusik said PRIDE plans a joint venture with Philippine National Bank, which owns Coral Reef. “We are starting to coordinate with PNB and we are willing to go through the stages of getting endorsements from the local government,” he said. He said PRIDE is on the lookout for a company that will manage the hotel-resort’s operations. The multi-billion project is slated to be completed in the next two years. Initial development includes a 600-room hotel, 300-room apartment buildings, a business center covering 8,000-square meters of office space, conference hall, and 20 small villas, among others. PRIDE is engaged in the construction of residential buildings, boutique hotels and large resorts that are environment-friendly. “Our special selling point is in developing state-of-the-art eco-friendly projects. We will try to be delicate with the natural environment of the place,” said Zusik. In addition to the hotel-resort project in Cebu, the company is developing a “historical tropical forest” in Subic Bay. Zusik said he is optimistic the resort-type complex in Mactan Island will attract a huge number of the high-spending Russian tourists in addition to the traditional foreign visitors in the Philippines from Japan and Korea, as well as the Asia-Pacific region. In Moscow, PRIDE will partner with the Philippine International Trading Corp. in creating the Philippine Trade House that will serve as a venue to promote and sell their residential projects in the Philippines to the Russian market. SRP lot (http://www.sunstar.com.ph/cebu/mayor-empowered-sell-28-ha-srp-lot) CEBU City councilors authorized Mayor Tomas Osmeña to sell a 28-hectare portion of the South Road Properties (SRP) worth P2.5 billion, which will be done either through an open bidding or Swiss challenge. The transaction this time will be an outright sale, and not a joint venture like the Filinvest Land Inc. (FLI) deal. Post your prayers and condolences for Cory Aquino's family City Administrator Francisco Fernandez said several developers have expressed interest to buy the property, that is why the City is now ready to bid it out. The City stands to get P625 million or 25-percent down payment upon the signing of the sale contract, and the balance is payable in 10 years. “So with FLI’s payments and this sale, we will not have any problem with SRP loan payments for the next 10 years,” Fernandez told Sun.Star Cebu. “We waited until somebody would want to buy the property, so now that somebody is interested, we will have the bidding. Whether it’s better to do it through open bidding or Swiss challenge, we are studying that now,” he added. Undisclosed Fernandez declined to name the interested buyer, but earlier reports named Pueblo de Oro, SM Prime Holdings and Ayala Land as those interested to own properties at the SRP. The property to be sold is along the Mambaling access road and the South Coastal Road, totaling 284,100 square meters. He explained that if a sale is done through an open bidding, the City will not know or have control over what the developer will do with the lot. A Swiss challenge, on the other hand, will allow the City to negotiate with the buyer on the terms of the sale and intended use of the property, which other parties can match through bidding. “With an open bidding, we put the price on the property and anyone can bid but we wouldn’t know what they will do. In the Swiss challenge, the buyer will say we’ll do this, we’ll do that, then we will open it for others to match. The problem with an open bidding is that we don’t know what the buyer will do. In the Swiss challenge, we will know for sure,” said Fernandez. He assured that the City will consult the Commission on Audit (COA), other agencies and the City Council on the legal aspects of the sale, to make sure that all bidding procedures are followed. Auction In a resolution approved last Friday, the council authorized Osmeña to sell through public auction SRP lots totaling 284,100 square meters based on previously approved rates per square meter. As approved by the council and COA, the rates for SRP lots are P15,000 per square meter for the beachfront Pond A lots, P11,000 per square meter for all lots along the South Coastal Road and the Mambaling Access Road and P8,000 per square meter for all other areas of the reclaimed properties. The second resolving clause of the resolution states that a copy of the resolution should be given to the National Power Corp. (Napocor), but Fer-nandez clarified yesterday that Napocor is not the buyer this time. The council earlier approved the sale of a 3,000-square-meter lot to Napocor. UP economics professor Cayetano Paderanga Jr., who was guest at the One Cebu Business Summit on Monday, said the two industries continue to post positive though slower growth despite the worst times of the worldwide meltdown. Investments in the two industries should be a good prospect for businessmen, Paderanga said. Foreign-tourism arrivals posted a close to 9-percent increase in Cebu in the first semester of 2009, while the BPO sector, which employs 50,000 workers, did not report any job losses amid the worst times of the crisis. The overall theme of the event was surviving the economic crisis and positioning business for the rebound. The Cebu provincial government rolled down big-ticket investment opportunities in the province. The province offered joint-venture programs for its plan to build the P45-billion Cebu transaxial highway, the new Cebu International Port in Consolacion town, the expansion of the terminal building of the Mactan-Cebu International Airport, as well as the province’s bulk-water supply and solid waste-management initiatives. Cebu Gov. Gwendolyn Garcia challenged the business sector to unite in order to weather the economic difficulties so all industries will come out intact when the good times come back. “In difficult times and in future challenges, Cebu never fails to unite and limit our narrower selfish interest and to recognize that our shared destiny is very much larger than ourselves,” Garcia said. It was not all good news. Paderanga warned manufacturers and exporters in Cebu, which in 2008 produced $6 billion worth of products, that it will take a long time for their key markets, the US and Japan, to recover. “There should be a slow growth in the traditional markets; therefore, a need to shift into new markets,” Paderanga said. He identified China and India as among the key markets of the future. “They said this is going to be an Asian century, it looks like it is going to be that way,” he said. Osmena said he was not naming the investor because he didn't want the agreement to be jeopardized by his critics just like what they did to the city's joint venture deal with Filinvest Land Inc. The JV deal will allow Filinvest to develop 50-hectares of SRP for P25 billion. Rep. Antonio Cuenco (Cebu City south) earlier said that a congressional inquiry on the Filinvest Land Inc. JV deal with the city government would be conducted within the week. “Don't tell the province that we have a buyer because they say we are broke. We have no customer,” Osmeña said. The mayor said he was motivated to sell the property to this investor because the value of the rest of the SRP would increase if there would be a mall there. "You have a mall there everything else goes up supposedly, that is something that we put as a condition," he said. Cebu City Mayor Tomas Osmena said that he was not at liberty to divulge the name of the investor but the city was expected to get at least P2.6 billion payable within five years from the outright sale. "One of the proposals of the buyer is that they will complete a very big mall. I don't know exactly how big but they are going to build it within two years," Osmeña said. The city government will, however, open for bidding the property sought by the investor. Osmena said he was not naming the investor because he didn't want the agreement to be jeopardized by his critics just like what they did to the city's joint venture deal with Filinvest Land Inc. The JV deal will allow Filinvest to develop 50-hectares of SRP for P25 billion. Rep. Antonio Cuenco (Cebu City south) earlier said that a congressional inquiry on the Filinvest Land Inc. JV deal with the city government would be conducted within the week. “Don't tell the province that we have a buyer because they say we are broke. We have no customer,” Osmeña said. The mayor said he was motivated to sell the property to this investor because the value of the rest of the SRP would increase if there would be a mall there. "You have a mall there everything else goes up supposedly, that is something that we put as a condition," he said. The mayor does not mind if the bidding will be on a Swiss challenge as long as the investor will not sleep on the property that was just bought. "It doesn't necessarily be a swiss challenge, but we have an approval here from COA (Commission on Audit). We can sell properties by Swiss challenge but we don't have to sell it all that way," Osmeña said. Even if the transaction of the sale would be an outright sale, the mayor said the sale contract would have a requirement, which would compel the buyer to develop the property in a specific period of time. This follows Cebu City Mayor Tomas Osmeña’s presentation of a geodetic engineer who said only 20 of the 25 hectares of land the Capitol bought for some P100 million is dry land. We can consolidate it into a formal investigation once a formal complaint is filed,” he said, in reference to the letter-complaint businessman Cris Saavedra, a known critic of the Capitol, has filed. He alleged that Amparo Balili, the owner’s widow, only got P65 million of the reported P100 million from the Capitol for the property in Barangay Tinaan, Naga. “Public office is a public trust. I suggest you do the same, pag bus lang going to Santander and then from Santander hop nalang every town going back to Cebu City. Anyway, Oslob to Boljoon was P11 on a multicab. Boljoon to Dalaguete was around P18 on a bus.. Dalaguete to Argao I think kay P11 pod on a multicab. From Argao nag bus na mi to Carcar, less than P20 ra pod. I suggest you do the same, pag bus lang going to Santander and then from Santander hop nalang every town going back to Cebu City. Anyway, Oslob to Boljoon was P11 on a multicab. Boljoon to Dalaguete was around P18 on a bus.. Dalaguete to Argao I think kay P11 pod on a multicab. From Argao nag bus na mi to Carcar, less than P20 ra pod. From Carcar, we went home directly to Cebu City na. Ako ra, Nold hehe. Ganahan ko magsolo-flight ug laag. Nagplano pod ang CBS pero wa pa'y concrete details. Anyway, thanks Ley and Arnold for the inputs. Btw, pila ba ka-hours ang bus padulong Santander? Dili ba kuyaw? He he he. @E-Mall: I've been to E-Mall about once or twice lang, wala pa ko kaadto sa iyang annex. Based sa pics, okay man diay.
