Theme park to rise in SRP
Dec. 26, 2005

Despite the political and economic crises hounding the country today, hotel developer and operator J. King and Sons Co. Inc. (JKSCI) remains confident in the country’s economy, as manifested by its investment plans on diverse businesses in the coming years.

Aside from its hotel and condominium projects in Cebu, JKSCI also plans to construct a three-hectare water theme park—the first of its kind in Cebu—at the South Road Properties (formerly south reclamation project), JKSCI chairman Richard King said.

He said JKSCI is now talking with Cebu City Mayor Tomas Osmeña on the water theme park project, which King estimated to cost the company some $4 million.

“(If the talks between Mayor Osmeña and JKSCI succeed), JKSCI will build a water theme park that is like, if not better than, the Enchanted Kingdom and Splash Island,” King said.

“And because our (JKSCI) vision is to let the Cebuanos, especially the middle income group, experience the good life, we will make the fees very affordable,” he added.

“To give a good life at a very affordable rate to the middle income is also one of the reasons JKSCI is selling the club shares of Club Ultima at an affordable price of P210,000 per share this year. But we have been increasing the share price. It was 65,000 per share in 2003. We will increase the share price of Club Ultima by 40 percent next year,” King said.

Members

Club Ultima is a hybrid private membership club that will deliver the “ultimate perks for a wealthy and healthy lifestyle.”

Since Club Ultima is a member of time-share management company Interval International, Club Ultima members have the chance to spend a free seven-day vacation every year at any of the 2,000 Interval International member-hotels located in 80 countries.

JKSCI’s Club Ultima now has more than 2,000 club members, King said.

The membership club, along with JKSCI’s condominium units, will be housed at the 20-story Fuente Tower 1, one of the towers in the Fuente Towers Complex, formerly Osmeña Tower.

One of the amenities available for Club Ultima members is the aqua fitness pool, where jets are installed to massage the body while relaxing. The pool also has a machine that produces current.

The Fuente Towers Complex consists of the adjacent twin towers, called the Fuente Tower 1, and the 38-story Fuente Tower 2, which will house the 300-room deluxe Crown Regency Hotel.

King said Fuente Tower 1 and some 100 rooms of Crown Regency Hotel will open in the first quarter of 2006.

With regard to Crown Regency Suites-Mactan, King said the hotel is doing “good” with an average of 80 percent occupancy

but yeah, too small compared to EK's almost 20 hectares of land area. but if the proposed theme park's gonna be as big as EK, it's like almost the whole SRP will be converted solely to theme park development. Lol! But do u think it would still turn out "better" regardless of land area? posible diba? :dunno:

i think it is not practical to build a big theme park within a business city like cebu. it should be somewhere else, not in a commercial area.

a big ferris wheel will suffice. hehehehe.

In the long run, yes.. I guess it would be better if they stick to the SRP's being an economic zone.. A theme park in the outskirts is far more better, pretty much like in HK Disneyland's Lantau location.. :)

outside of cebu city perhaps...

a gigantic ferris wheel that has an artistic illumination and a mid-sized roller coaster in just a hectare within srp will make the place very attractive rather than a waterpark. people from the outside of the park who can't afford will also enjoy watching the rich people on those rides, especially at night. waterpark at mactan island, liloan, where? outside cebu city, far north or south.

Cebu City - a "film capital" in Asia?

That's one big dream of Mayor Tomas Osmeña, who said he is negotiating with Bigfoot Entertainment Inc. to locate its film studio in the idle South Road Properties (SRP).

Under pressure to make the sprawling reclaimed area financially viable, Osmeña earlier offered the site "for free" to the Provincial Government to build its P250-million Megadome in time for the ASEAN summit next year. The governor declined.

On Monday, Osmeña said the first tenant to build in the SRP (formerly South Reclamation Project) could be Bigfoot, an I.T. business solutions firm engaged in Web development.

Osmeña said he has been talking with Mike Gleissner, chairman of the board of the Bigfoot Group of Companies, who has been residing in Cebu for several years now.

He said Bigfoot management is considering a lease, with an option to buy, two hectares of the SRP (formerly South Reclamation Project) with an initial payment of P250 million.

That will reportedly accommodate two major "sound stages" that are very large movie studios, with tentative plans to build more of them in 10 hectares.

Mayor Osmeña, however, did not say when Bigfoot would close the deal.

Bigfoot recently opened a school in Lapu-Lapu City, the International Academy of Film and Television, which advertises itself globally to aspiring film makers as having "state-of-the-art production facilities, an acclaimed Hollywood faculty and a breathtaking beachside campus."

Osmeña said he learned that its plan to expand in Mactan has shifted to consider Cebu City's SRP.

The city government has been trying for years to attract local and foreign investors to the SRP, which is envisioned as a special processing zone providing 30,000 jobs.

A land ownership dispute with Talisay City, and lack of water and electric power utilities on site have hampered the offering.

Osmeña earlier vowed that SRP would bear fruit in a few months, and projected P2.5-billion in revenues from the sale of 29 hectares.

He said the land would be bid out by February 2006 - the deadline for the first of two P305-million debt payments for the Japanese-funded reclamation project.

A hectare of SRP land costs about P100 million.

FILM CAPITAL
Osmeña said Bigfoot's plan, if it proceeds to build in the SRP, would put Cebu City in the map as a film capital in Asia.

He said development plans for the SRP include hotels and first-class accommodations in the event that international artists come to Cebu to shoot films using Bigfoot's facilities.

Osmeña mentioned other dreams of an international yacht club in Kawit Island.

Next year, the city government will pay its biggest amortization - P610 million - for the SRP's 12.3-billion yen loan.

February 2006 is the deadline for the first of two P305-million debt repayments. The second installment is slated for August 2006.

The city finally obtained the title of the seven parcels of land in the controversial reclamation project, but this is only 200 hectares out of the 295-hectare property.

The city government received the special patent covering seven parcels of land in the SRP from Environment Secretary Michael Defensor.

mao gyud! but it's good thing the edifices are rising and it comforts me looking at the pictures here that what i invested is not waste after all. pero ako gihuwat kana gyud tallest skyscraper outside of manila. unta mahuman na gyud na! kay ato na paubanon mga forumers didto sa pinaka-ibabaw para manguha ug pictures. in time, we'll get there...

Cebu needs cheaper hotels; idle houses can provide tourists beds

Cebu should develop ?bed-and-breakfast? type hotels to accommodate foreign and domestic tourists.

University of Asia and the Pacific School of Economics dean Bernardo Villegas said the entrepreneurs can invest in such hotels that can be found in many places in Europe.

?As long as you have clean bathrooms, clean linen and good breakfast, that?s good enough,? he said in an economic briefing earlier this month. He added that tourists would rather go to beaches and explore the city than stay in their hotel room.

In an interview yesterday, Cebu Chamber of Commerce and Industry president Robert Go said the ?bed-and-breakfast? concept is good and attractive.

?It would fit best the backpackers. Thailand has many backpackers because they have very affordable hotel rooms,? he told Sun.Star Cebu.

He said Cebu residents with big houses that they don?t use should consider opening these to tourists.

He stressed, though, that cleanliness should be practiced and maintained in all facilities to serve and attract visitors.

Mandaue Chamber of Commerce and Industry president Eric Mendoza, on the other hand, said low budget hotels would always be a ?come-on? to tourists.

He said the ?bed-and-breakfast? concept would attract a large number of middle class tourists ?because the biggest number of our tourists don?t come from the high-end class.?

In a separate interview yesterday, Eastland Property Ventures Inc. (EPVI) administration manager Nelba Pangilinan said Alhensen Development Inc., owner and developer of Eastland Estates and Sarrosa Hotel and International Suites, is now heading into this direction.

?We are currently looking for properties like small pension houses for us to acquire, develop and improve ? to open them for local and foreign tourists with quality hotel services,? she said.

She said there are many pension houses in Cebu City, if only developed and improved, that can be used to address the city?s room shortage.

EPVI is the marketing arm of Alhensen Development Inc.

Villegas had said the Philippines has ?very few? hotels, which is why the country has high room rates, which is not attractive to tourists. (ALC)

Twelve more multi-million-peso investment deals are waiting to be closed for the South Road Properties (SRP), according to the Cebu Investment Promotions Center (CIPC).

Joel Mari S. Yu, CIPC managing director, yesterday said they are now negotiationg with big time investors who are eyeing to locate in the South Road Properties (formerly South Reclamation Project).

"Even if just two of these deals will be closed, we can fill the whole industrial area in the SRP," said Yu.

Cebu City Mayor Tomas Osmeña, on the other hand, announced that seven manufacturing companies have expressed their interest to locate in the SRP.

He said one is a "major investor" who wanted to buy out 10 hectares for a factory.

"That would mean a lot of employment," said Osmeña.

He said they're targeting to close the deal "as soon as possible".

CIPC, the marketing arm of the SRP, is working to close deals with huge manufacturing firms, information and technology (IT) and service companies, and investors who are interested to put up retirement villages and condominiums.

Yu refused to reveal the investment amount as well as the names of the companies involved in these deals.

Osmeña has earlier announced that the city is undergoing negotiations with Bigfoot Entertainment, Inc. to locate its film studio at the reclamation project.

The city is presently working to pave interior roads inside SRP's industrial area to make it more accessible especially when construction starts, Osmeña said.

For me about the status of our country economically next year, positive sad akong projection coz our political drama seems like dying... Klaro man kaayo nga napul-an na jd ang mga poeple of the Philippines about our country's political bickerings... kato lng pag guwa ni Garci, abi gani nako box office hit to pero karon nahanaw naman gani... so our country next year has a better chance to prosper economically but Cebu IMO has already started the uptrend with the floodings of these huge projects and investments pun an pa sa hosting sa Cebu sa ASEAN summit with the instant P1B budget to refurbish the look of the whole Metro Cebu area... :okay:
And Cebu forumers, we should also be ready for this positive happening next year... I know ma hectic jd atong pag update sa developments sa Cebu... 4 days nalang raba 2006 na, we should all be ready :D

Tourism related biz told to upgrade facilities for ASEAN summit in Dec.

Aside from the P1 billion preparation budget from the national government for the ASEAN Summit in December next year, Cebu's private sector is also urged to start investing in the improvement of accommodation facilities and other businesses related to tourism.

Next year is seen to be the start-off year for Cebu to take the world's spotlight in tourism, as 17 head of states from ASEAN (Association of East Asian Nation) will be in Cebu for the summit.

Cebu Chamber of Commerce and Industry (CCCI) president Robert L. Go said even before the holding of the summit on December 2006, more ASEAN meetings will be held in Cebu as early as first quarter for the preparation, thereby Cebu's name will be the center for discussion not only within the ASEAN member countries, but in the global scene.

"CCCI is preparing for the ASEAN Summit. We are pushing for this big event-in the name of tourism," Go said. He mentioned that there is a high possibility that United States president George Bush will also come during the meeting.

Aside from urging its member companies, especially those operating tourism related establishments, to improve its facilities and services, Go said the CCCI is accelerating the full implementation of its "Culture of Tourism" campaign.

Initially, CCCI will call a meeting with the taxi operators to develop good taxi drivers in Cebu.

As host for one of the world's prestigious gathering of head of states, Cebu would need at least 17 luxury vehicles, and at least 50 high-end cars to accommodate the visitors.

Also, hotels are urged to fix their presidential suites to for the leaders' accommodation.

The P1 billion budget from the government would boost Cebu's infrastructure, as part of it will be spent on road widening, among other improvement in infrastructure, Go said.

"Next year will be the year for tourism in Cebu, we should start to improve our front liner establishments in tourism, as the whole world's eyes will be focusing on Cebu," Go said.

Because of the ASEAN Summit, Cebu will be given an opportunity to market itself as a destination in the world, without spending too expensive advertising campaigns, he added.

This is also the time to aggressively market the 300-hectare South Road Property to the head of states in the ASEAN block, among with other visiting participants from seven non-ASEAN member countries, such as China, Indonesia, Russia, Australia, and New Zealand, among others.

ASEAN member countries include the Philippines, Brunei, Indonesia, Laos, Singapore, Malaysia, Vietnam, Cambodia, Thailand, and Myanmar.

In a separate earlier interview, Hilton International Asia Pacific Pte Ltd president for Middle East and Asia Pacific Koos Klein said that the upcoming ASEAN Summit next year will be a good vehicle for Cebu to market itself as a destination.

He suggested that Cebu should project to the ASEAN leaders that it is a premium tourism destination, thus tourism infrastructure should be impressive and attractive to the Summit participants, so that they will personally bring good news about Cebu to their respective countries.

Resty, I guess these buildings might be constructed at the defunct EMSU Hotel site? Maybe they would develop that old hotel building, add another building to it (like the Robinsons Mall which has the Midtown Hotel on top of it) and convert it to a condominium perhaps..

ey tj_brewed musta din.. Ahh ok, because I thought the Channel 28 is shown in all Cable services in the country.

Anyway, regarding the megadome, I guess with all those modifications it will truly metamorphose from a multi-million peso all around sports center to a convention and exhibition center. Hehe, just my guess..

If that's the case, then maybe they should have just pursued the CITEC (Cebu International Trade and Exhibition Center) nalang. The megadome might just emerge as a de facto "CITEC" after its construction.

But anyway, the site will surely be busy starting 2006 and that's good news for the Mandaue recla and the Cebu Boardwalk nearby.. :)

Here's another analysis of mine. The area where the supposed CITEC and Megadome would be built actually has an existing structure, the defunct Uniwide Sales Building which is very very big. The proponents of the CITEC project actually advocated for the completion, renovation and conversion of the Uniwide Sales building into the said trade and exhibition center.

Could it be possible that the proponents of the megadome project would use the existing structure and just renovate it in time for the ASEAN summit especially now that the visionaries of the CITEC project have yielded in favor of the megadome? :)

Take note also that the megadome has a new name already and that is "Cebu Convention Center."

@arnoldsa: :) Yup! their main office is in Makati..by the way, any news/updates bout the Cebu Boardwalk? will it be pursued especially that shopping enclave which looks like a cebu version of SM Mall of Asia? sana this project will be implemented along with cebu megadome!

No new updates since work is kinda slow.. But yes it will be pursued. The developer of the Boardwalk and also of the reclamation area, FF Cruz Co., actually owns a portion (half, I guess) of the reclamation area thus they are compeled to develop their share. This was disclosed in an article that came out in the newspaper months ago.

Maybe they cannot go full blast yet since the area is still (literally) barren and idle but with the construction of the megadome for the ASEAN summit and the completion of the Cebu Doctors' University Campus at the site of the boardwalk itself, then the possibilities are endless.

NICE..! this was shown in Cebu Channel TV 28... Can you guys see the same channel there in Manila?

too bad Cebu!28 isn't broadcasted in Manila or anywhere else. LivingAsia channel is Philippine-based. but Cebu!28 shows are way better. they've got impressive multimedia presentation compared to other local cable channels :okay:

The instructors are from Hollywood.. and they're expanding in Cebu City's South Road Properties soon. i'm thinkin' of taking short film courses next year. i'd love to produce music videos! hehehe.. my interest next to Skyscrapers!

di ba naay channel sa skycable, morag kanang 28 nga naa silay program nga "ismaltym" with jr. kilat's vocalist as the host. Nakakita ko ug kausa, cool kaayo pero napul-an na lang ang mga manan-aw kay sige lang kuno ug balik ang mga episodes.

Yeah, that's Ismol Tym. Their episodes do not necessarily repeat always, there are always new ones once every 2 weeks. I love Cebu28's layout, presentation and everything but the thing is, their episodes keep on repeating unlike RCTV36's shows which are always updated. ;)

I have two to two and a half years left of my undergrad studies, and i can't quite decide whether to finish these few years up in the States or take a dive and apply for this film school. Funds for mosque in Kawit to come from Muslim elite

The Office of the Muslim Affairs will tap Muslim millionaires around the world, like Sultan Hassanal Bolkiah of Brunei Darussalam, for the construction of a mosque worth P20 million in Kawit Point, Cebu City.

OMA regional director Sakiran Hajan announced that Cebu City Mayor Tomas Osmeña has already committed to donate the lot where the mosque will rise.

There is no specification, however, as to how many square meters of lot will be donated. But Hajan pointed out that a 1,000-square-meter lot would be ideal.

Since OMA has no funding for the construction of the mosque, Hajan said that they will ask donations from Muslim millionaires from around the world.

He specifically cited Sultan Bolkiah since the Marco Polo Hotel, soon to be constructed in Lapu-Lapu City, is partly owned by the family of the richest sultan in the world.

Other leaders of Muslim countries like the Kingdom of Saudi Arabia and United Arab Emirates will also be tapped.

In Metro Cebu, there are already five mosques but these are small ones. This P20-million mosque in Kawit is set to accommodate at least 500 people. - Mitchelle P. Calipayan

i watched a movie this morning at the posh ginza district here in tokyo. one of their biggest and best theaters daw to, and i could say our high-end theaters in cebu share the same quality and standard as it is here. di pud diay ta mabitin no?

lahi lang diri kay once you're in the theater, people remain quiet and you will have your peace all throughout the run of the film. and they bring their litters with them after the show.

I'm currently residing in Virginia, USA and finishing my undergrad studies here. I'm just hoping that by the time i'm done the admissions process and the tuition payments haven't changed too much. It's looking really good right now, and i love the whole... "Campus by the beach" feel to it.

dude when are u planning to enroll at IAFTV ?? im planning to enroll there sometime 2007 as of a moment i will juz finish this school that im doin right now :( which will be til next year 2006 march it would be cool to enroll there knowing some people here already :) we could be classmates :)

hey guys, you should be getting credits for your talents.

hey, to all viewers of this thread (that includes me) how about giving them rewards for the entertainment they shared, they deserved it really! although, it is just voluntary work 'with a touch of artistry', we viewers especially from outside cebu have seen so much in this forum, more than what we read from the news. what do you think?

i know these guys spent time, effort, and even money for all these. a token of appreciation, perhaps. pasalamat gyud ta nila!

the least that WE ALL CAN DO for Cebu and for the whole country ;)

boy i wasn't this patriotic since i left Cebu! come to think of it, i never went out of the country! haha :hilarious

City asks COA to vet offers for SRP space

Cebu City Hall will discuss with state auditors the “complicated offers” of some companies, such as Bigfoot, that want to locate in the South Reclamation Property (SRP).

Mayor Tomas Osmeña had his hands full yesterday, as he briefed Vice Mayor Michael Rama and the city councilors on the updates of the titling of the 295-hectare SRP and its prospective locators.

The mayor met the councilors yesterday morning, along with City Hall lawyers and Joel Mari Yu, executive director of the Cebu Investment Promotions Center (CIPC), the marketing arm of the SRP.

“It’s better to keep them informed because we are on the verge of closing deals with locators and I don’t want to get into a situation later when the council objects,” he told a news conference yesterday.

Osmeña said the City Government wants to look into the legal aspect of some offers such as that of Bigfoot Entertainment Inc. and discuss these with the Commission on Audit (COA).

Bigfoot wants to use a hectare of the SRP to put up three movie facilities, including a sound studio, the mayor said.
The company, though, wants to have enough room for expansion of up to 14 hectares, but on a “graduated basis.”

“In a business strategy, this is developing business contingencies. You don’t acquire right away. I can understand that if they say, if the business works, then another two or three hectares and if not only one hectare,” he said.

“The government bureaucrats can only understand one plus one equals two. We have to look at the legal aspect and discuss these with COA because Bigfoot wants to come in a graduated basis up to 14 hectares,” Osmeña added.

Recently, COA commissioners issued COA Resolution 2005-010 to shed light on the gray areas of the local government units’ purchase and disposal or sale of its properties.

It clarified that COA approval is not needed in the purchase, but LGUs might need one when it comes to disposing of or selling these properties, as provided in the Local Government Code.

The mayor earlier announced that seven companies have expressed their interest to locate in the SRP. This excludes the Tokyo-based hotel that wanted right away to put up a mid-rise hotel near Kawit Point. (GAC)
