King and Sons Co. Inc. (JKSCI) remains confident in the country’s economy, as manifested by its investment plans on diverse businesses in the coming years. Aside from its hotel and condominium projects in Cebu, JKSCI also plans to construct a three-hectare water theme park—the first of its kind in Cebu—at the South Road Properties (formerly south reclamation project), JKSCI chairman Richard King said. The quality of the rides, the excitement level, the nausea level, etc. lol SRP is 300 hectares right? In the long run, yes.. I guess it would be better if they stick to the SRP's being an economic zone.. A theme park in the outskirts is far more better, pretty much like in HK Disneyland's Lantau location.. :) CwEoBwU December 27th, 2005, 05:16 AM outside of cebu city perhaps... a gigantic ferris wheel that has an artistic illumination and a mid-sized roller coaster in just a hectare within srp will make the place very attractive rather than a waterpark. people from the outside of the park who can't afford will also enjoy watching the rich people on those rides, especially at night. waterpark at mactan island, liloan, where? outside cebu city, far north or south. That's one big dream of Mayor Tomas Osmeña, who said he is negotiating with Bigfoot Entertainment Inc. to locate its film studio in the idle South Road Properties (SRP). Under pressure to make the sprawling reclaimed area financially viable, Osmeña earlier offered the site "for free" to the Provincial Government to build its P250-million Megadome in time for the ASEAN summit next year. The governor declined. On Monday, Osmeña said the first tenant to build in the SRP (formerly South Reclamation Project) could be Bigfoot, an I.T. business solutions firm engaged in Web development. Advertisement Osmeña said he has been talking with Mike Gleissner, chairman of the board of the Bigfoot Group of Companies, who has been residing in Cebu for several years now. He said Bigfoot management is considering a lease, with an option to buy, two hectares of the SRP (formerly South Reclamation Project) with an initial payment of P250 million. That will reportedly accommodate two major "sound stages" that are very large movie studios, with tentative plans to build more of them in 10 hectares. Mayor Osmeña, however, did not say when Bigfoot would close the deal. Bigfoot recently opened a school in Lapu-Lapu City, the International Academy of Film and Television, which advertises itself globally to aspiring film makers as having "state-of-the-art production facilities, an acclaimed Hollywood faculty and a breathtaking beachside campus." Osmeña said he learned that its plan to expand in Mactan has shifted to consider Cebu City's SRP. The city government has been trying for years to attract local and foreign investors to the SRP, which is envisioned as a special processing zone providing 30,000 jobs. A land ownership dispute with Talisay City, and lack of water and electric power utilities on site have hampered the offering. Osmeña earlier vowed that SRP would bear fruit in a few months, and projected P2.5-billion in revenues from the sale of 29 hectares. He said the land would be bid out by February 2006 - the deadline for the first of two P305-million debt payments for the Japanese-funded reclamation project. A hectare of SRP land costs about P100 million. FILM CAPITAL Osmeña said Bigfoot's plan, if it proceeds to build in the SRP, would put Cebu City in the map as a film capital in Asia. He said development plans for the SRP include hotels and first-class accommodations in the event that international artists come to Cebu to shoot films using Bigfoot's facilities. Osmeña mentioned other dreams of an international yacht club in Kawit Island. Next year, the city government will pay its biggest amortization - P610 million - for the SRP's 12.3-billion yen loan. "Even if just two of these deals will be closed, we can fill the whole industrial area in the SRP," said Yu. Cebu City Mayor Tomas Osmeña, on the other hand, announced that seven manufacturing companies have expressed their interest to locate in the SRP. He said one is a "major investor" who wanted to buy out 10 hectares for a factory. "That would mean a lot of employment," said Osmeña. Dagooc The Freeman 12/21/2005 Aside from the P1 billion preparation budget from the national government for the ASEAN Summit in December next year, Cebu's private sector is also urged to start investing in the improvement of accommodation facilities and other businesses related to tourism. Next year is seen to be the start-off year for Cebu to take the world's spotlight in tourism, as 17 head of states from ASEAN (Association of East Asian Nation) will be in Cebu for the summit. Cebu Chamber of Commerce and Industry (CCCI) president Robert L. Go said even before the holding of the summit on December 2006, more ASEAN meetings will be held in Cebu as early as first quarter for the preparation, thereby Cebu's name will be the center for discussion not only within the ASEAN member countries, but in the global scene. "CCCI is preparing for the ASEAN Summit. We are pushing for this big event-in the name of tourism," Go said. He mentioned that there is a high possibility that United States president George Bush will also come during the meeting. Anyway, regarding the megadome, I guess with all those modifications it will truly metamorphose from a multi-million peso all around sports center to a convention and exhibition center. Hehe, just my guess.. If that's the case, then maybe they should have just pursued the CITEC (Cebu International Trade and Exhibition Center) nalang. The megadome might just emerge as a de facto "CITEC" after its construction. But anyway, the site will surely be busy starting 2006 and that's good news for the Mandaue recla and the Cebu Boardwalk nearby.. :) Here's another analysis of mine. The area where the supposed CITEC and Megadome would be built actually has an existing structure, the defunct Uniwide Sales Building which is very very big. The proponents of the CITEC project actually advocated for the completion, renovation and conversion of the Uniwide Sales building into the said trade and exhibition center. Could it be possible that the proponents of the megadome project would use the existing structure and just renovate it in time for the ASEAN summit especially now that the visionaries of the CITEC project have yielded in favor of the megadome? :) Take note also that the megadome has a new name already and that is "Cebu Convention Center." The developer of the Boardwalk and also of the reclamation area, FF Cruz Co., actually owns a portion (half, I guess) of the reclamation area thus they are compeled to develop their share. This was disclosed in an article that came out in the newspaper months ago. Maybe they cannot go full blast yet since the area is still (literally) barren and idle but with the construction of the megadome for the ASEAN summit and the completion of the Cebu Doctors' University Campus at the site of the boardwalk itself, then the possibilities are endless. @sinjin Naa ra ko Cebu. Mayor Tomas Osmeña had his hands full yesterday, as he briefed Vice Mayor Michael Rama and the city councilors on the updates of the titling of the 295-hectare SRP and its prospective locators. The mayor met the councilors yesterday morning, along with City Hall lawyers and Joel Mari Yu, executive director of the Cebu Investment Promotions Center (CIPC), the marketing arm of the SRP. “It’s better to keep them informed because we are on the verge of closing deals with locators and I don’t want to get into a situation later when the council objects,” he told a news conference yesterday. Osmeña said the City Government wants to look into the legal aspect of some offers such as that of Bigfoot Entertainment Inc. and discuss these with the Commission on Audit (COA). Bigfoot wants to use a hectare of the SRP to put up three movie facilities, including a sound studio, the mayor said. The company, though, wants to have enough room for expansion of up to 14 hectares, but on a “graduated basis.” “In a business strategy, this is developing business contingencies. You don’t acquire right away. I can understand that if they say, if the business works, then another two or three hectares and if not only one hectare,” he said. “The government bureaucrats can only understand one plus one equals two. We have to look at the legal aspect and discuss these with COA because Bigfoot wants to come in a graduated basis up to 14 hectares,” Osmeña added. Recently, COA commissioners issued COA Resolution 2005-010 to shed light on the gray areas of the local government units’ purchase and disposal or sale of its properties. It clarified that COA approval is not needed in the purchase, but LGUs might need one when it comes to disposing of or selling these properties, as provided in the Local Government Code. The mayor earlier announced that seven companies have expressed their interest to locate in the SRP. This excludes the Tokyo-based hotel that wanted right away to put up a mid-rise hotel near Kawit Point. (GAC) |
