Wow..so Cebu bashing is in full swing? Pasagdi na lang na sila mga sinasina diha kay saon parte ra man gyud na atong mga igsuong Pinoy. Kung magpaapekto ta kita ra alkansi basta ang importante base sa mga news and pics, nagapadayon ang paglambo sa Cebu under Tom Osmena.

BTW, is the final color of Lexmark bldg black??

161,562 sq.m. - existing SM mall
104,000 sq.m. - proposed annex

opening is slated May of next year, maybe around the same time Ayala's expansion will also be opened...

But I'm surprised why the leasable area is only 17,516 square meters. So does this mean that the 104,000 square meters include the parking area?

Sinjin, leasable area refers only to the shop spaces that would be rented out..

That figure does not include the walkways, atriums, balconies, CRs, service areas for janitors and workers, the big entertainment center, and also maybe the middle portion of this annex building would be open space just like in the existing building..

Yup gamay ra jud bai..

If you have noticed at the existing building, so much space is occupied by the walkways (I dunno what's the correct term) especially in the ground level. Notice too those spaces where they hold masses, it's so big too. Tapos if you go inside the shops, gagmay ra jud ang space.. Hehehe.. :)


But I think mu increase siguro ni ang actual leasable area bai because for sure, some open spaces would be devoted for carts and outdoor shops :)

Pac-Man leads Cebu City charter celebrations today

Pound-for-pound superstar Manny Pacquiao will take centerstage in today's celebration of the founding anniversary of Cebu City as he guests the Charter Day rites with President Gloria Macapagal-Arroyo, Cebu Archbishop Ricardo Cardinal Vidal and former Chief Justice Hilario Davide.

Pacquiao will arrive this afternoon from his trip in the United States to annotate the Brian Viloria-Jose Antonio Aguirre showdown. The boxing hero will be accompanied by his close friend Rex "Wakee" Salud, who was also in Las Vegas to see Viloria defend his WBC crown.

Pacquiao and Salud will head straight to the Cebu City Sports Center for today's event set to start at 5PM and will reportedly cost the city some P3 Million.

Pacquiao will be honoring an invitation by Cebu City Mayor Tomas Osmena, who requested him to sing "Para Sa Yo Ang Laban Na Ito" during the affair.

Today's Charter Day rites, according to Osmeña, will serve as a "dress rehearsal" for the city's hosting of the 12th Association of Southeast Asian Nations (ASEAN) summit set in December. Pacquiao is set to see action next when he takes on ex-WBC superbantam king Oscar "Chololo" Larios on May 20 in Manila prior to his rubbermatch with Erik "El Terrible" Morales on September 16 in Las Vegas.

Mayor Tom said, if it's not about the ASEAN summit, the charter celebration will be postponed coz of the Leyte tragedy but Mayor Tom said that we cannot cancel the celebration coz this is in line with the ASEAN summit to be held this December, he said that Cebu naman daw have given much care, help and support to the victims.

Tight COA rules restrict SRP deal with firms

If not for the “meticulous and rigid rules” of the Commission on Audit (COA), Cebu City may have already closed separate deals with foreign investors for a lease of about 50 hectares of the South Reclamation Project (SRP).

COA has yet to give the City Government advice on the legal aspects of dealing with offers from companies.

Some want to lease a portion of the SRP, with an option to buy it later.

However, COA will not let the City Hall follow procedures undertaken by Philippine Economic Zone Authority-registered companies, which are owned by private corporations.

Peza companies can peg a fix rate if they want to lease their land to investors, but COA said the City Hall cannot just follow this method because Peza has its own charter and is independent from the government.

City Hall has to deal with the fact that the SRP is the first and only Peza-registered facility that is owned by a local government unit.

Because of this, the City has to follow government procedures.

“This is what the Cebuanos must understand. The public may now wonder why it has taken us so long to close a deal with investors. A lot of investors are disappointed with us because it is taking us slow to come up with the rules,” CIPC director Joel Mari Yu told Sun.Star Cebu yesterday.

CIPC is the marketing arm of the 295-hectare SRP. The City Government is paying more than P6 billion in loans to build the reclamation project.

“Government rules are rigid. They are not flexible. The way it is might scare investors. We asked COA why can’t we be just treated like Peza?” Yu said.

He explained that COA has not categorically given the City Government a hard time, except that it wants the City to undergo the tedious process of bidding out the lots for lease.

And when they consult with COA officials, CIPC is only given “partial answers.”

“Daghang kuskos balungos. I told them it’s impractical because Peza can give a fixed rate. We are now working with COA both in the regional and national level. We have to consult COA Manila because there are matters that the regional office cannot deal with,” Yu said.

“We have done more than just writing them a letter. We showed the commissioners the entire SRP, had lunch with them and explain the project. But until now they still have not given us the expedient way by which we can conclude the deal,” he also said.

The City is supposed to close a deal with an industrial firm that owns six plants at the Mactan Economic Zone.

Yu said the owner instructed CIPC not to divulge the company’s name.

The contract would have been forged for a lease of 10 hectares at 50 US cents per square meter or P26 per square meter monthly.

If the lease contract is finalized, the City will close the deal at P2.6 million monthly (if computed at P26 X 10,000 square meters X 10 hectares).

Bigfoot Entertainment already expressed its interest to lease two hectares for a start, then another five hectares within three years and eventually buy another 10 hectares.

“Since Bigfoot wants to buy the 10 hectares later they are asking if in the meantime the City Government will accept a reservation fee. We are still waiting for COA’s comment on this,” Yu said.

He said a Singaporean company, which manufactures containers, wants to lease 20 hectares near Pond A and put up its facility immediately. The owner even brought a team of engineers to inspect the City.

But they want the City to build a road in the area.

“The mayor is now looking for sources to finance the road and has instructed the city engineers to work this out,” Yu said.

The Japanese group, which is a partner of Philip Yap of the YY and Company, wants to lease four hectares so they could put up a Japanese retirement facility.

The City is set to bid out 30 hectares in the middle of this year. The City Treasurer’s Office is targeting some P735.5 million from the sale of government lots.

Mayor Tomas Omeña had said the City will have to be flexible in dealing with buyers of the SRP lots.

He said that disposing of the 295-hectare SRP is not a real estate business. It has become real estate only from the standpoint that the City has to pay loans.

Athough the City has left it to the CIPC to market the SRP, Osmeña said he will be the one to decide who gets a portion of the SRP.

He specified three basic policies in managing the SRP: not to go bankrupt, provide employment opportunities for Cebu, and profit. (GAC)

Real estate boom makes Cebu viable for locators

Despite the results of a study that excluded Cebu City from the list of the most viable business sites in the country, its booming real estate industry shows that it is still the “best option” for locators, an official of the Cebu Realtors Board (Cereb) said yesterday.

Tom Academia, the new president of Cereb, said Cebu remains an attractive destination. However, he admitted that the cities in the whole province continues to lack hotels and condominiums to accommodate the influx of guests.

“But aside from that, there’s a big requirement now for beach resorts in Cebu,” he said.

Cebu City was excluded in the Asian Institute of Management Policy Center list of 20 Most Viable Business Sites in the country based on its recent survey.

However, Cereb, which now has close to 150 members, will continue to promote Cebu.

“For this year, we will initiate efforts to expose realtors in the market, establish a network of developers, and let the community know that the realtors are here to serve them and help them with their real estate needs,” he said.

On the other hand, Virginia Locson, vice president of the Philippine Association of Realtors Board Inc.–Visayas, said the boom in the country’s tourism helped promote the real estate business.

Promotions

“Cebu became well-advertised. Now, we’re getting a lot of inquiries for residential properties from people who want to relocate in Cebu,” she said.

The use of Internet in promoting Cebu also helped realtors to have a bigger market, she said.

Last weekend, Garces Rental and Property Management Corp. and Garces Realty launched the Philippine Real Estate Portal, an Internet-based tool for real estate marketing, in a bid to help realtors become globally and locally competitive.

In a separate interview, Jose Mari Cañizares, former president of United Architects of the Philippines-Cebu Chapter, said the current year looks better for the architects with more projects coming as the city’s real estate industry is “picking up” again.

But he commented: “We don’t have enough sidewalks. It’s what the tourists miss and look for when they come to Cebu.”

Cañizares is an awardee of the Professional Regulations Commission in 2003 as “Outstanding Professional of the Year 2003 in the Field of Architecture,” with a record of constructing at least 50 buildings and 200 residential houses nationwide.

Cebu Sheraton Hotel won't be ready for ASEAN Summit


The Cebu Sheraton Hotel developed by the SM Group cannot be counted on to help accommodate over 5,000 visitors expected in Cebu during the ASEAN Summit in December this year.

Although negotiation with an Asian-based hotel management group with the Sy family is ongoing, SM Supermalls senior assistant vice president for marketing Marrissa Fernan said it's unlikely that the completion of the idle property will be pursued soon.

"We can not rely on it for the [upcoming] ASEAN Summit. Negotiation right now with the hotel management group and the Sy family is not active," Fernan said.

The supposed to be Cebu Sheraton Hotel has 470 rooms with five-star accommodation.

Fernan said the Sy family is currently busy preparing for the opening of the group's Mall of Asia in Manila. After that, she believes that the Sy family may consider putting their focus for further negotiation.

"I think what delays the negotiation is that conditions required by Mr. Sy are not being agreed upon yet," Fernan said adding that part of the conditions is to require the hotel management partner to put an equity to the project.

The group has also other properties being pushed in Luzon. There is also a possibility that the family could convince the Asian-based hotel management group to manage other properties located in Luzon.

According to Fernan the principals or executives of the interested hotel management company already visited the site. "I showed them already the hotel."

Since the negotiation of the Sheraton deal is personally handled by the Sy family, Fernan said she can only remind them to pursue the project.

The agencies involved in the preparation of the ASEAN Summit on December had been meeting with hotel operators to upgrade its service standard as well as invest on additional rooms to accommodate over 5,000 guests.

Cebu has only a little over 6,000 rooms including those in pension houses, boutique hotels, and other smaller hotels.

Last year, tourism secretary Joseph Ace Durano announced that the SM Group headed by Henry Sy has revived its interest to pursue the construction of Sheraton Hotel, recognizing the dire need of Cebu for more hotel rooms.

SM Group will have to invest an additional of P1 billion more, in order for the hotel to be fully completed, Durano said earlier.

"I spoke with the Sy family and they are interested to pursue the Sheraton project in Cebu," Durano said.

The Sheraton Hotel, the first hotel project of the Sy group in Cebu, has been badly affected by the regional economic crisis. The group decided to stop the construction although it already cost them about P300 million, because the tourism industry that time was very bleak.

Fernan on the other hand, refused to divulge the identity of the Asian-based hotel management group that is currently courting the Sy Family for the hotel project in Cebu.

When President Gloria Macapagal-Arroyo flies to Cebu on Wednesday, local officials will be ready with “proof” that they are on schedule with preparations for the December summit of the Association of Southeast Asian Nations (ASEAN).

In turn, she will be asked about her promise to have P1 billion in government funds poured into Cebu’s efforts.

Arroyo, a guest of the Cebu City’s Charter Day celebration, will receive an award as “Anak sa Sugbo” (Daughter of Cebu) and will be treated to a P3-million stage show of Sinulog dancers as a “dress rehearsal” for Cebu’s cultural performance for summit delegates.

With barely 10 months to go before the ASEAN summit, speculation still persists that the President’s decision to hold the summit in Cebu, giving the island the international spotlight, may be reconsidered and that Manila would handle hosting duties if any serious setbacks occur.

The confidence hinges on whether or not the Province of Cebu can finish building on time the Megadome, whose original sports-theme design was tweaked to include a convention center in Mandaue City.

Cebu is not included in the top most competitive cities in the country because:
-malls are axpanding almost double of its sizes,
-Tourist arrivals in Cebu are soaring, while more and more conventions will be held here now and then,
-Cebu is capable of attracting at least 3 million tourists a year, higher than the over-all projected arrival in the country,
-Cebu will host the ASEAN summit,
-constructions of hotels are left and right
-etc...:D

yeah, the most competitive cities are those with low income... how sarcastic.

The original site is beside the Uniwide, not really THAT near to the channel. But there are idle lots beside the site of the proposed Boardwalk Mall, THIS is just a few meters from the channel.

I heard on the radio that PGMA will also visit the site.

wala nangayo ang davao ana nga title, in fact nabuhi ni nga gibiyaan sa tibuok pilipinas... ayaw lang pod apila ug daug daug sa pagingon nga ang uban naapil sa AIM survey mga way ayo nga city, naka adto baya pod mi sa cebu, bacolod ug uban pang syudad dili man pod langit didto.

Aside from the CICC, another structure (which is not related to the meeting) would also be built at the Mandaue Reclamation Area and that's the CITEX. This facility would be designed in the same fashion as Bangkok's BITEC and Singapore's EXPO.

The CITEX has been a long dream come true for Cebu's furniture exporters which account for 40% of Philippine Furniture exports.

It's going to be a perfect venue for trade shows, travel shows (like what's going on in SM City right now), construction shows, etc. :)

wow.. really? thanks for the figures! i didn't know Cebu has more hotels than the whole Metro Manila. :? probably the "total rooms" figure was taken when Cebu's accommodation was still on 5000-ish something. coz in my own observation, Manila still has the most number of rooms. :)

@hezron: we really appreciate your concerns hezron and i agree with you. the survey unfortunately became a big issue not just among us but with every gov't official in cebu city. recent posts were our expression of disappointment, disbelief and all that. rest assured bai no posts were meant to bash other cities as it is not our practice to do something like that in SSC Cebu threads. we're simply incapable of doing that. hehe. peace na ta tanan ok! :D

it's high time to make that AIM survey a thing in the past, at least for cebuanos. as you can see, Cebu easily got out of the hang-over with all the good news we hear lately. undergoing expansion and construction are all over the place as we speak. aside from Cebu, other "intensely competitive cities" like Quezon City (Araneta Center), Manila (Baywalk Devlpmnt) and Taguig City (Bonifacio Global City) are rapidly growing yet didn't make it to the top list as well. so there ya go, there's always next time ;) no one can put a good city down. :cool:

Anyone seen the EarthCam TV live feeds that are usually aired on BBC, CNN, and even ABS-CBN (at ANC after a news, and at MUB)?

Mactan Island, Cebu was featured in the live feed. Tapos in the special events line for the week was "Cebu City Charter Day." Other places that were featured in the live cam were the usual ones like some places in Australia, Germany, etc..etc..



Rusty is the number of Philippine hotel rooms really accurate? Because if it's only 12k, tapos half is in Cebu, then only a little is left for Metro Manila and other major destinations in the country. Which is which?

^^ yes arnold it's quite confusing. the closest figure i can think of is the "7,000++ rooms" published recently. i think it already includes hotel rooms, resort rooms and inns. :) i remember a DOT official saying Cebu needs a little over 15,000 hotel rooms right away to meet the present demand. wow.

based on the figures, about 30% of hotel rooms in the country are in Cebu.

The Philippines has only 12,000 hotel rooms that can accommodate up to three million foreign guests annually. This limits the capacity of the country, especially major tourist centers in the countryside, to host more international visitors.

I think bai included na ang mga resort hotels sa total number of rooms, basta the 6000 ++ was before the opening of the Hilton, plus the upcoming Marco Polo, Park Lane, Crown Regency.

Aside from the CICC, another structure (which is not related to the meeting) would also be built at the Mandaue Reclamation Area and that's the CITEX. This facility would be designed in the same fashion as Bangkok's BITEC and Singapore's EXPO.

The CITEX has been a long dream come true for Cebu's furniture exporters which account for 40% of Philippine Furniture exports.

It's going to be a perfect venue for trade shows, travel shows (like what's going on in SM City right now), construction shows, etc. :)

CITEX might be bigger in size considering the project cost of P584 million than CICC or Megadome which budget is only P250 million. I just don't understand why would they ask P700 million grant from the Japanese government for the project cost. Does this mean CITEX will cost more than P584 million or another news error?

Of the project cost, P700 million would be provided by the Japanese government as a grant while the rest would be sourced from the national government.

Tokyo-based Orix Group has expressed interest in the $650 million Ninoy Aquino International Airport passenger terminal 3 (Naia-3) and the expansion of the Cebu International Airport.

Trade Secretary Peter Favila told reporters that top officials of Orix Corp. relayed its interest in the two major infrastructure projects during a road show conducted by the government in Japan last week.

“Orix has expressed interest in looking at Naia-3 for one and the expansion of the Cebu International Airport. So we have invited them to send a team to sit down with us so we can give them the information that they needed,” Favila said.

The Manila International Airport Authority, meanwhile, is preparing for the opening of Naia-3 in April this year, with Cebu Pacific as the first airline likely to do a test run on the modern airport, despite a pending case before the World Bank’s International Center for the Settlement of Investment Disputes.

Cebu to lure 2M tourists with new hotels in Mactan

With the development of two more hotel complexes on Mactan Island and the ongoing airport expansion, Cebu, by itself, can “easily” get two million tourists a year, the Department of Tourism (DOT) chief said in an interview yesterday.

Tourism Secretary Joseph Ace Durano cited the re-opening of the Coral Reef resort and the opening of a hotel by a Korean investor, both in Mactan, which will help attract tourists to Cebu.

“We are doing everything we can to have it (Coral Reef) opened this year,” he said.

He said Coral Reef will feature 1,000 rooms and a golf course, and will be known as the “most complete” resort complex in Mactan.

New investor

Durano also revealed a Korean investor had applied for DOT-accreditation of a 700-room hotel resort. The Korean investor is considering Hyatt, Sheraton or Intercon to manage the property, he added.

Durano hopes that by the end of the year, the Coral Reef and the Korean property will be opened.

“With that, there will be 1,700 additional rooms in Mactan alone. We’re not counting yet the Sheraton and Park Lane,” he said.

The SM group of companies, in partnership with Sheraton Hotel, built hotel building next to the SM City Cebu mall at the north reclamation area in Cebu City. The hotel remains closed, though, after the partnership between SM and Sheraton soured.

Durano said the SM group wants to finish the Mall of Asia in Manila before they move to their property in Cebu.

“But their plan is to put up a convention center and they’re looking for a new management company. It will no longer be Sheraton,” he said.

Hotel chain

SM assistant vice president for marketing in the Visayas and Mindanao Marissa Fernan said in an interview last Monday that the SM group is considering an international hotel chain to manage the idle building.

Fernan said, though, that at present the owners of SM, the Sy family, are concentrating on the Mall of Asia, which will open in May.

She added that the SM group is packaging the idle hotel building with two other properties that will be presented for consideration to the international hotel chain, which she refused to identify.

Durano pointed out that half of the 2.5 million tourists who came to the country last year visited Cebu or the Visayas.

“If our target is five million tourists by 2010, based on the present trend, as long as Cebu has the capacity, half of that five million by 2010 will be in Cebu. Again, the key is the city’s (hotel room) capacity,” he stressed.

The Asean Summit in December will give Cebu a bigger exposure, he said.

“In 1998, the Asean Tourism Forum was held here. It really opened up Cebu as an international destination. The (holding of the) Asean Summit meeting will promote Cebu more,” he said. (ALC)

Korean firm invests $60M in 5-star resort

A 7.5 hectares property in Marigondon, near EGI condotel and resort, will be developed into another five-star facility and provide high-end condominium units to be completed in the next 18 months.

The Joil UBF Corporation, a company composed of Korean nationals and some Cebuanos, is partnering with one of the largest hotel developers in Korea, the BXT Busan Express Terminal Corporation for this project.

In an interview, Joil UBF Corporation chairman Yong Jun Park said that the company is currently clenching negotiations with three international hotel chains to manage the property.

"We are talking with InterCon, Sheraton, and Marriott to possibly manage the resort," Park said.

However, he said the company is inclined to close a deal with InterCon, as it is the most serious party that wanted to manage the property.

Park's group together with Consul of Korea to Cebu Augusto Go paid a courtesy call on Lapulapu City Mayor Arturo Radaza Tuesday, as the construction of the project is set to start next month.

The land was owned by the Woolbright family and was purchased by Joil UBF Corporation, which is owned 60 percent by Cebuanos and 40 percent by Koreans.

Park visited Cebu April of last year, and easily got interested into investing in a hotel project with the help of Go, upon noting that the province desperately needs hotel accommodations, especially five-star resorts.

The project will include construction of six buildings, with 208 hotel rooms, 468 condotel units, and 44 pool villas.

Park said Cebu is one of the feasible sites for investments in the Philippines, especially in tourism related facilities.

Park, who used to be a construction and shipping player in Korea, said he likes to take advantage of the good tourism prospects in Cebu.

While he is not sure yet which hotel management company will manage the multi-million dollar resort and condotel project, he said the company's negotiation with InterCon is most feasible as they are now negotiating on rates.

"This [project] means more employment opportunities for Cebuanos once again. They [investors] will not bring Korean workers, but will hire locals," Go said.

"We should continue to bring in more investors here to benefit tourism, as well as employment," Go added.

Cebu eyed for Enchanted Kingdom expansion


Enchanted Kingdom, Inc., the developer of the country's well-known theme park Enchanted Kingdom in Laguna is considering putting up the same facility in Cebu to cater to the Visayas and Mindanao markets.

"We would like to expand to other markets in the Philippines, like the Visayas and Mindanao area, best location for the planned expansion is Cebu," said Enchanted Kingdom Inc. chairman and president Mario O. Mamon in an interview

At this point in time though, the expansion plan is still part of the company's short term goal, which means that realization of this plan would still take time.

"We are still trying to feel the market in the Southern Philippines. That's the reason why we are actively participating in all promotional activities done in Cebu, like travel fairs," Mamon said.

Enchanted Kingdom was one of the biggest sponsors during the 2nd International Visayas-Mindanao, Travel, Tours, Leisure and Lifestyle Expo held at SM City Cebu over the weekend.

Mamon said putting money for development of another theme park in this side of the country is not an easy investment.

Ten years ago, when the company established the sprawling theme park in Laguna, Mamon said his company incurred about P1.2 billion investment.

If the company were to decide in putting similar facility in Cebu, it would mean bigger amount of amount, considering today's money value.

Meantime, he said Enchanted Kingdom has done several partnerships with travel operators like shipping, as well as hotel establishment tie-ups to offer attractive travel package for families and groups wanting to visit Enchanted Kingdom in Laguna.

In Cebu, the company inked a deal with Sulpicio Lines to come up with good travel package for groups and families who would like to go to the park.

He said the company is doing very active efforts to build the Enchanted Kingdom brand, as the Philippine version of Disney Land.

Aside from promoting the theme park itself, Mamon said the company has also put up huge investments in creating subsidiary companies, like souvenir manufacturers to help push the Enchanted Kingdom brand.

Enchanted Kingdom, he added is not only promoted in the Philippines, the company is also doing active promotions abroad, especially in selling the rights of Enchanted Kingdom inspired movie "Exodus".

The company produced the movie "Exodus" showcasing the tales of the Enchanted Kingdom Wizard. Mamon said this is one of the company's efforts to fully promote the Enchanted Kingdom brand here and abroad.

Once the brand will be fully established in the southern Philippine market, Mamon said the company will then pursue an investment move - it may be made through franchise or tie-up.

I think they were waiting for the other developments to break ground bro.. Maypagka speculator sad ni sila, hehe..

Anyway, this will be pushed through.. Mr. Cruz himself of FF Cruz Co. attended the groundbreaking ceremony of the Cebu Doctors' University Campus at the Cebu Boardwalk site.

How much more with the completion of the CICC, CITEX, and the expansion of SM City? That would surely entice them to finally start the project which is long overdue.

they keep on saying and complaining that our country is becoming worst just because of the Arroyo administration's poor governance that haven't done something better for the Filipinos daw but how about here in Cebu and in Davao? Why are the people in these places are contented with the current administration? If these places is moving forward everyday, it is because our country is doing well under the Arroyo administration so I don't understand why they're keep on complaining there that our country is heading nowhere.
I'll believe them that the current administration have done nothing if the whole country is suffering and is not progressing but it is so why hamper this momentum? So for me, it is clear that the issue is not about governance but it is about the intention of power grab! :ohno:

Cebu Holdings maps out projects for next 5 years

After introducing its major and multi-million peso residential project this year, Ayala Group affiliate Cebu Holdings Inc. (CHI) is preparing other projects for the next five years.

"We have a number of projects in the pipeline in the next five years," said CHI chief operating officer (COO) Francis O. Monera without mentioning the specific description of the upcoming projects.

Putting extra care on its investments, the company according to Monera will focus its developments in three major and booming industries for Cebu namely; Information, and Communication Technology (ICT), residential and commercial.

For its commercial projects, CHI is putting huge investments in upgrading the facilities of the Ayala Center Cebu shopping mall, which is the company's major revenue contributor.

He mentioned that CHI may build more buildings in the 60-hectare Cebu Business Park (CBP) within five years. High-rise buildings may be built by the company to accommodate investments that are looking for prime office locations.

For its ICT-related projects, the company is banking on the strong demand for office spaces in its 25-hectare Cebu Asia Town I.T. Park, which is managed by CHI's subsidiary Cebu Property Ventures and Development Corporation (CPVDC).

For further residential development, CHI is now looking at the fertile middle-range market, after it successfully launched the upscale residential project called Amara located in Lilo-an northern part in Cebu.

"We continue to build residential projects, I think we are going to tap the huge middle range market in Cebu in the next few years," he added.

In 2004, despite a cautious sentiment that characterizes the real estate market in Cebu, especially before the final outcome of the Presidential May 2004 Presidential election, CHI managed to registered a 19 percent growth in revenues compared to that of the previous year.

The company's encouraging growth last year was attributed by the company's successful implementation of major value-adding operational and marketing initiatives particularly that of priming up continuously CHI's flagship projects the CBP and Asia Town I.T. Park.

In the same year, CBP saw the entry of two major banks, namely; Hong Kong and Shanghai Banking Corporation and Union Bank of the Philippines which occupied two new structures that added to the existing landmarks created by CHI.

CBP which remained as the premier business and financial district in Southern Philippines still boasts of world class amenities with the continuing presence of City Sports Club Cebu, Cebu City Marriott Hotel, and Ayala Center Cebu.

The sale of 1,156 square-meter prime lots in 2004 valued at P38 million left only few commercial lots for sale remain at CBP's inventory.

Cebu as alternative ‘center’ of government

POLITICAL observers of the local scene are giving a lot of thought over the visits the President has been making to Cebu that have become more frequent now than before. It is as if she does feel more at home doing the business of national governance there than in Manila, the official seat of government. And it put the people who are maintaining the “Malacañang of the South” always in a tizzy.

Just the other day President GMA came to Cebu again, cramming up in one day a number of places in her itinerary that included a visit to the mud-buried village in Southern Leyte. Her schedule included the oath taking of her three new appointees to the Cabinet which raised some valid speculations as to its significance. Perhaps, the political message is that Cebu is gaining ground as the alternative presidential office.

Or perhaps, the President feels more at ease with the political environment in Cebu where it is claimed she got the margin of votes that clinched for her the 2004 presidential election. Indeed, much has been said of her so-called victory in that election, with her political detractors insisting that she really did not get that much margin in the Cebu vote. Meaning, her margin of votes in Cebu was really not an honest vote.

Amid all the efforts of the President’s detractors and political opposition to discredit her 2004 victory and the legitimacy of her presidency, there should be some valuable insights our people could deduce and learn lessons from the issue. Politics in this republic has always been an exciting pastime as well as an interesting preoccupation that has become rather materially rewarding to most, if not all, of us.

What is important to them is that they attain their objective and fulfill their aspirations. This is a perception the middle- and upper-level citizenry of the countryside have long held. But unlike those who reside in Metro Manila and suburbs, they are unable to ventilate their sentiments simply because they cannot access the nation’s media, and they do not have the stomach to pursue media exposure for personal reasons.

It is obvious the President feels politically comfortable when she is in Cebu. Not only does she come with the knowledge that she enjoyed a convincing majority vote here in the 2004 election; she also speaks the Cebuano tongue, having grown up as a teen with her grandmother in Iligan City, a Cebuano-speaking city in northwestern Mindanao. But did she really win that much majority in Cebu in that presidential election?

Ironically, that is the question that appears to nag the minds of the opposition in Manila and probably the reason why she comes to Cebu. But whether it’s true or not, Cebu’s local leaders are enjoying at the moment enormous presidential favor that would only redound to Cebuanos.

....Cebu Pacific earlier embarked on an ambitious refleeting program. As of December last year, the company had six new aircrafts. "We will have six more between June and September this year," Gokongwei said. Two more will be delivered before February 2007 to complete the program that will make Cebu Pacific’s fleet the youngest in the region.

As the new planes come in, the company will be adding more flights to and from Korea and Japan and serve new domestic and international destinations, such as China.

Cebu Pacific now has almost 80 flights daily to 16 domestic destinations and a fleet of two new Airbus A320s, four new Airbus A319, 6 DC9s which will be replaced by September this year, and two Boeing 757.

The new aircrafts are expected to cut by at least 20 percent the carrier’s operating and maintenance costs while increasing passenger capacity.

Cebu Pacific general manager Bong Mojica said the airline’s load factor is now about 70 percent from a low of 60 percent in 2005.

According to Gokongwei, the increased traffic beginning this year will be largely due to a recent move to slash Cebu Pacific’s domestic airfare rates by as much as 67 percent, a move it expects will help the company realize a 20 percent growth in revenues and a 36 percent increase in passenger carriage starting next year.

Cebu Pacific has also slashed its international air fares beginning with its Hong Kong flights.

Historically, the growth for Cebu Pacific in terms of passenger carriage since 1996 has been 16 percent. With the reduced rates, the company is now targeting a 36-percent growth. Load factor is likewise expected to increase from 65 percent to date (around two million passengers) to 75 percent.

Coup jitters hardly felt in Cebu, say cops

Surprised by the events in Manila, Cebu Archbishop Ricardo Cardinal Vidal urged President Arroyo to show her leadership and appealed to the people to stay calm.

“Let us stay calm, which is required of the situation and then not commit any mistake that will result to violence,” the archbishop said over ABS-CBN TV Patrol last night.

Unlike Manila, however, Cebu went on with its usual business and barely felt tension yesterday.

:master: Gov. Gwendolyn Garcia criticized leaders of anti-Arroyo rallies in Manila: “The world is watching us now in turmoil. We used to be so proud of our people power. Karun, nagpakauwaw lang na sila. How dare they speak for us.”

The governor trusts the “good judgment” of the President in putting the country under a state of national emergency, saying Arroyo is “in the best position” to know what needs to be done.

The National Vice Mayors’ League (NVML), with its 1,616 members, also issued a statement to “denounce and condemn extra-constitutional processes of changing the government.”

IT’S Sacobia in Tarlac, not Clark Field in Pampanga that will be the site of the new modern stadium and training center to replace the old Rizal Memorial Sports Complex (RMSC) in Manila.

“Sacobia is an ideal place to build an Olympic-standard stadium,” said Philippine Olympic Committee president Jose “Peping” Cojuangco in an exclusive interview with this writer. “It is elevated, cool, pollution-free and safe. Although it is part of the Clark Development Zone, Sacobia is still too far away from the controversial sites in Clark where toxic wastes were reportedly present.”

Modesty aside, Mr. Cojuangco’s words not only made me glad (over time, I have repeatedly ruled out Clark as a probable site of a new sports and training center because of toxic contamination), but also Myrla Baldonado of the People’s Task Force for Bases Cleanup, who once cited our efforts in their crusade to clean up the toxic wastes in Clark.

The RMSC has outlived its usefulness, said Cojuangco, a former congressman from Tarlac and younger brother of former President Corazon Aquino. “Building a new stadium is a top priority in my POC presidency. We can’t get anywhere in our quest for an Olympic gold without a modern international-standard stadium with highly technical facilities where our athletes could train properly.”

Even though the country is cash-strapped, Cojuangco said he would find ways to source out the funds needed to construct the proposed modern sports complex in Sacobia. This is a welcome development for Philippine sports because the relocation of the dilapidated RMSC is long overdue. Sacobia is a vast area covering about 5,700 hectares. Former First Lady Imelda Marcos reportedly had a plan to develop the area into a modern sports complex, but before it could even take off the launching pad, the proposal was not completed and, eventually, overtaken by events.


Ey guyz, i think Cebu is the more ideal site for this proposed world-class stadium, layo ra kaau nang Tarlac nato oi, Politics is again rearing its ugly head! hahay! taga Tarlac man gud na si Peping, anyone here who can contact Mayor Tommy to negotiate with Peping, to put it up in the SRP? center kaau ang Cebu sa Philippines gud, ideal jd kaau pra sa mga athletes from Mindanao and Luzon, plus Cebu is a Bustling Metropolis, and is very capable of hosting the Olympics, if they gonna put it in Tarlac, i think its gonna be again a huge waste of money...come on guyz let's contact Mayor Tom...Go Cebu! :)

thanks for the pic, i really dont have an idea what a "southwestern" looks like, but after seeing the southwestern design of the pics above, i think i have to agree with bai marki, st. pat's square is leaning more on a mediterranean look. am not an xpert bout these stuff though, hehe

but anyway, it looks good! very cozy, naka tambay ko diha once sa coffeeshop nila, dunno unsa to na coffeeshop. basta i checked out the place, its nice.

Wanted: Interpreters for Asean summit

WANTED: interpreters.

If you can speak Thai, Japanese, Lao and other Southeast Asian languages, you may just be the person the Cebu City Government needs for the 12th Asean summit in December.

Interpreters will earn as much as P2,000 a day for the three-day Association of Southeast Asian Nations (Asean) meeting, depending on their qualifications.

Mayor Tomas Osmeña also dangled a P500 finder’s fee for any City Hall employee who can recommend to City Hall an efficient interpreter who can assist the foreign media who will cover the summit.

Although English is widely spoken in some participating countries, interpreters would help in establishing rapport with the guests, he said.

Help City

In his speech at the 69th Charter Day anniversary yesterday, Osmeña urged all city officials and employees to help in the preparations for the meeting of 17 heads of state of Asean member-countries and their dialogue partners.

The City’s main areas of concern are the cultural presentations during the gala night and the rest and recreation activities of the foreign media, Osmeña said.

“You can just imagine the scope of things that need to be done. We are in charge of the gala night and I’ve volunteered to take care of the foreign media. These are the areas where our City is the captain. We are the leader and we have to take charge,” he told City Hall employees.

He also shared with them how Malaysia attended to the needs of the heads of state when it hosted the 11th Asean summit last December, but failed in taking care of the media.

Foreign media

The mayor wants special attention given to members of the foreign media, saying they will help in projecting Cebu to their respective countries.

“We can have all the foreign media here, but if we cannot communicate with them, the only thing that you will see in their papers are pictures of Cebu, kay dili man ta makastorya nila. That is why we need interpreters,” the mayor said.

The City will need interpreters who can speak English, Malay (Brunei), Khmer (Cambodia), Bahasa (Indonesia), Lao (Laos), Melayu or Tamil (Malaysia), Myanmar (Myanmar), Malay or Mandarin (Singapore), Thai (Thailand) and Vietnamese (Vietnam).

Interpreters who can converse in Japanese, Taiwanese, Korean, Chinese, Maori (New Zealand) and Hindi (India) are needed to assist guests from Asean dialogue partner-countries.

24 hours

Aside from interpreters, the City will also provide them 24-hour entertainment at the Sunflower Disco, spa services, recreation and leisure activities, such as trips to the beach and a game of golf.

Foreign reporters will also be asked to fill up a checklist of what they want to do in Cebu.

Osmeña also reminded the Cebu City Traffic Operations and Management office of their task to look after traffic control and management, and for the police to ensure peace and order during the event.

“If something will happen here, we will be set back 30 years and we will have a hard time recovering from that,” he warned. (LCR)

Capitol officials off to Korea
despite state of emergency

Cebu Governor Gwendolyn Garcia and five board members have pushed through with their trip to South Korea, even if the country is in a state of national emergency.

The Capitol officials took a Philippine Airlines flight to South Korea on Sunday afternoon for a scheduled visit to Gangwon province to foster tourism ties between both provinces.

Vice Governor Gregorio Sanchez has been designated as acting governor until March 4 when Garcia returns home.

The six-day trip, which was on the invitation of Gangwon Governor Kim Jin-Sun, included a visit to the Winter Olympics sports facility and a tour of power plant facilities of the Korean Electric Power Corporation (Kepco).

Gangwon and Cebu are members of the East Asia Inter-Regional Tourism Forum (EATOF), along with Chiang Mai, Thailand; Jillin, China; Sarawak, Malaysia; Totorri Prefecture, Japan; Tuv Aimag, Mongolia; and Yogyakarta, Indonesia.

Hong Kong and Quang Ninh province in Vietnam are currently on observer status, but are hoping to be a part of the EATOF soon.

Garcia and board members Victor Maambong, Juan Bolo, Carmiano Kintanar, Teresita Celis and Alfred Francis Ouano will tour the famous Winter Olympics sports facility.
The Cebu provincial government is planning to build a similar facility in Mandaue City — the Cebu Megadome.

But as of the moment, the province has focused its resources on the construction of the Cebu International Convention Center within the Megadome facility, to serve as the main venue of the Association of Southeast Asian Nations (ASEAN) Summit in December.

It is still unclear if the Capitol will still push through with its earlier plans to build the sports arena inside the Megadome.

The Capitol officials will be toured around Gangwon province by their counterparts there from February 26 to March 1.

After that, it will be the turn of Kepco officials to play host to Garcia and the board members, who will tour its different power plants in Gangwon.

Cebu hotels can cope with Asean summit: DFA exec

FOREIGN Affairs Under-secretary Francisco Benedicto is confident that Cebu can accommodate the heads of state, dignitaries and other participants of the Asean Summit in December this year.

However, transportation facilities for the 18 heads of states expected to be here for the Association of Southeast Asian Nations (Asean) summit is not yet determined, he said.

In an interview yesterday, he said Cebu City Marriott Hotel, Waterfront Cebu City Hotel and Casino, Marco Polo Plaza Cebu, Plantation Bay, Hilton Cebu Resort and Spa and Shangri-la’s Mactan Island Resort and Spa are among the choices.

Eighteen presidential suites for the 18 heads of states will be provided.

"Some of them will have their own planes, which will be accommodated at the Mactan airport," he said.

Benedicto, head of the summit’s organizing committee in Cebu, attended the opening of the 17th Cebu International Furniture and Furnishings Exhibition yesterday at the Waterfront Cebu City Hotel and Casino.

He said President Arroyo and the national committee will have to decide on what "high-end vehicles" are going to be used for the heads of state.

Planning

"It’s still in the planning stage. We would need probably more than 300 vehicles for other participants, including ministers and officials of the event," he said.

He said they hope that the International Convention Center (CICC), a project of the Cebu Provincial Government, will be completed on time.

In a separate interview during the Cebu X opening, Cebu Gov. Gwendolyn Garcia said CICC will be completed between the last week of October and the first week of November.

"We’re on schedule (for the convention center to be available for the summit)," she said.

The Capitol had set aside P250 million for the convention center. But the governor said she hopes to construct CICC at a "lesser cost."

She also said the 1.2-hectare CICC may serve as venue for next year’s Cebu X

Canadian support for Cebu's tourism industry underway

The Canadian Government is currently looking at ways to support the booming tourism industry in Cebu.

Canadian ambassador to the Philippines Peter Sutherland said while the Pearl 2 project is coming to an end next year, the Canadian government is currently studying development project assistance for the Philippines similar to that of Pearl 2.

Officially, the Pearl2 project of the Canadian International Development Agency (CIDA) will end in the middle of 2007, but if the agency decides to extend it, it will continually provide financial and technical support for potential industries like furniture, Information Technology, gifts, toys and housewares, among others.

CIDA's Pearl2 (Private Enterprise Accelerated Resource Linkages-Phase 2) is a project that supports Small and Medium Enterprises (SMEs) in creating meaningful jobs for both men and women in the Philippines. The principal clients will be Business Support Organizations (BSOs), and Investment Promotion Agencies (IPAs).

According to Sutherland, the Canadian government is looking at supporting the tourism industry, especially in Cebu, provided that the industry can create its own BSO. Currently, the Cebu tourism industry still has no BSO, although there is a handful of different tourism industry organizations.

Last year, some 18 Business Support Organizations (BSOs) all over the country, have completed the Canadian International Development Agency's (CIDA) Pearl-2, Executive Director Series, helping potential industries in the country achieve accelerating growth amid the threatening global competition.

The P12 million Executive Director Series Program is a collaborative effort among Pearl 2, the Venture Development Center (VDC) of British Columbia Institute of Technology (BCIT), and the Department of Commerce of the University of San Carlos (USC) in Cebu.

Sutherland said it is important for the tourism industry, especially in Cebu to create a BSO so that international funding, such as the CIDA can enter into providing a support to help small scale businesses in the tourism industry.

"It is more effective for us to work with BSOs," Sutherland said adding that an industry with BSO can also effectively help its members, especially the micro-players to grow.

The 18 BSOs whose executive directors were part of the training last year include the Cebu Furniture Industries Foundation Inc. (CFIF), Naga City Investment Promotion Center, Fashion Accessories Manufacturers and Exporters Foundation (FAME), Cebu Software Association, Bohol Investment Promotion Center, Oro Business Promotion Center, Guild of Philippine Jewelers, Sikap Mo Foundation, Association of Philippine Leathergoods Manufacturers, Chamber of Furniture Industries of the Philippines, Animation Council of the Philippines, Philippine Chamber of Handicraft Industries, Philippine Footwear Association, Christmas Decors Association, Gifts Toys and Houseware Association (GTH), Philfoodex, Iloilo Furniture Manufacturers Association, and Davao City Investment Center.

Sutherland reiterated that the next batch of development assistance from the Canadian government would surely include tourism industry support.

ok lang cguro kung dili ang spnning disc design ang sundon but I hope their own design is also eyecatching and I hope it's not a box type building like that of Cebu Grand Convention. And I also hope that it is still as huge as the original design para makita bisak asa pata mo barog...hehe

btw, what's the capacity of the current Cebu Grand Convention Center? any idea mga bai?

^^ maybe only about 1000-1500. ive been there. but im not really good at crowd estimates. hehe

i think the CICC wont be that huge bai since it will only be 2 storeys high. but hopefully the design is modern since it uses structureal steel and it is by Guanzon arcitecture. btw, Guanzon has an office at Northgate Centre beside UC Banilad. maybe they have the renderings there. check it out bai slerz. hehe


so this time again, it will be a collaboration between Guanzon and WT Construction. Just like the Pag-Ibig building in CBP, it was designed by Guanzon, built by WT..

Other buildings by Guanzon are the Park Lane Cebu International, Golden Prince Suites, the GQS Plaza, Banilad Town Centre, Northgate Centre, and the new Casino Espanol...

oh my I cant wait! thanks for that info slime. last year J King's opened Crown Regency Mactan, while this year members can enjoy amenities at the Club Ultima Tower 1 then next year the much awaited Tower 2 (40-storeys). by that time, King's Island is already under construction. The Kings must have planned this well. I hope all their projects go on smoothly. :cool:

@slerz: It will have two hotel buildings as big as Shangrila Mactan and some villas like those found in Princeville Mactan. the center island will be connected with mini-suspension bridges. and the most exciting stuff is the country's first underwater restobar :okay: cool huh :cool:

sa likod sa CAFA itukod ang bago na engineering building dao rowell.. pirte na jud layu-ag lakwan sa mga engineering.. between sa Nursing building ug CAFA ky naa sad itukod na dako kau na museum..

nya naa sad bago na football field na naay oval track himuon likod sa nursing building.. kita na ko sa design pero aerial view lang mao na dili kau klaro..
