HOMEGROWN developer Cebu Landmasters Inc. is earmarking P3 billion for capital expenditures starting this year, for the development of three residential projects in Cebu under a joint venture with RDAK Transport Equipment Inc.
Cebu Landmasters Inc. president and chief executive officer Jose Soberano III said the programmed capex will stretch until 2014.

The company broke ground last Saturday on its first residential project, Midori Plains, in partnership with RDAK.
The project, which sits on eight hectares in Tungkop, Minglanilla, will house an initial 387 residential units with prices ranging from P1.6 million to P3.2 million.
Average lot area is 120 square meters.
Midori in Japanese term means “green.” Soberano described the project as an Asian-inspired, Zen-living development.
“The partnership of this project came in when I learned that RDAK and Cebu Landmasters are both eyeing the same property in Minglanilla. So we decided to work on the project together rather than compete with each other,” Soberano said, adding that this project is RDAK’s first venture in Cebu’s thriving real estate industry.
Branching out
RDAK’s core business is in the transportation and heavy equipment industry, which includes manufacturing and selling of several types of heavy, light and medium transport vehicles.
Ricarido Delfin Abellana King, founder and owner of RDAK Transport Equipment Inc., said their venture into property development signifies their optimism and confidence in Cebu’s real estate industry.
The two companies will pour in P500 million to develop Midori Plains, which will have nine house designs intended for the middle-class market. The firm also allotted some 50 lot-only units.
Midori Plains land development is expected to be completed within one year.
Among the amenities are Club Chi, which features a swimming pool, open-air pool cabanas, function hall and entertainment rooms; and a gazebo.
Aside from Midori Plains, Cebu Landmasters and RDAK are also set to develop two condominium buildings on A.S. Fortuna in Banilad and on Salinas Ext. in Cebu City.
According to Soberano, the A.S Fortuna project will have two 12-storey condominium buildings with 198 units each. This condo project is being pitched to the middle-class market, such as young professionals, with unit prices ranging from P1.3 million to P1.6 million.
The Salinas project, on the other hand, will have seven mid-rise condominium buildings with a total of 1,200 condo units. This project is programmed for a three-year development.
According to Soberano, the low interest rate, strong domestic liquidity, huge housing backlog and strong inflows of remittances prompted them to be aggressive in building property projects in Cebu.
Familiarity
Cebu, he said, has always been a hub for work and education.
He added local players like him are not threatened by the coming of big players in Cebu, as the province records a huge housing backlog.
“They may have dominance in certain markets but local developers here have a good head start in the real estate environment because of our familiarity with local conditions,” he said.

Cebu Landmasters’ first residential project is San Jose Maria Village in Balamban in 2003. Since then, he brought the brand to different areas such as Minglanilla in 2007, Toledo in 2009, and Talisay in 2010.
The 17-storey company made its first foray into vertical development with the high-rise condominium project called Asia Premier Residences at the Cebu I.T. Park (formerly Asiatown I.T. Park). This was followed by the construction of the 18-storey residential condo the Baseline Residences along Juana Osmeña St. last year.
Soberano said there are more residential subdivisions being eyed by the firm in Tagbilaran, Cagayan de Oro, and Ilo-ilo cities, as part of their positioning to become a significant community developer in the Visayas and Mindanao.

Parchie February 5th, 2012, 06:13 PM ^^ Renovations are still going on? What are they doing to the finger piers? Thickening it further perhaps? what of the foundations? Aren't those weak already? hmmmn.
They are repairing damaged grouting and rebars exposed to the elements when concrete peeled-off(see the temporary scaffolding around one of the pier heads), Hope the landing's concrete haven't de-bonded from the inner rebars. It's queer to see the port piers not provided with rubber fenders!

this was the strongest earthquake i've ever experienced. even my very very old lola agreed. normal ra na ang reaction sa mga tawo labi pa sugnogan og mga false news sa uban.

However, hysteria over a false alarm OR misinterpretation of TSUNAMI ALERT expresses the need to educate the people once more of earthquake and tsunami alert. PHIVOLCS, CHED, DepED, NDRRMC and LGUs, lets do our work in educating people about RIGHT INFORMATION!
And I guess most Sugbuanons of this generation haven't felt such strong earthquake in their recent memory to happen in Cebu.

Sinjin P. February 6th, 2012, 08:44 AM Sendong and this earthquake have something in common. People in these areas were caught off-guard as these calamities are a rare occurrence. Lots of people died after Sendong, and lots of people panicked after the earthquake. I heard people were literally running for their lives but I couldn't blame them. Wouldn't you be swayed if you'll see a mob running like crazy? Some people are really heartless, taking advantage of the gullible minds of those who are just weary of their safety. The government should continue with its information drive on disaster awareness and preparedness. That way, everyone will be awakened by what's really happening around and would know how to react to every situation. As a citizen, we should also be responsible in verifying information before we spread them.

False reports of a tsunami hitting Cebu caused widespread panic all over Cebu City this afternoon. In the photo above, people in downtown Cebu City run for their lives after hearing that the water was already in Colon St. They ran all the way to Fuente Osmeña. In Barangays Guadalupe and Lahug, people were seen going up mountain barangays to seek higher ground. As of 3 pm today, Citom said traffic in all intersections in the city was at a standstill because of the panic. Phivolcs has lifted the tsunami warning as of 2:30 pm. Classes have been suspended all over Region 7 but there is no more danger of a tsunami.

Students of the Toledo City Central School and residents rush to higher ground in Barangay Luray I amid fears that a tsunami would strike after the 6.8-magnitude earthquake that hit Cebu at 11:50 am today. The panic in Cebu City caused by a false report starting at about 2 pm today was worse. People were running away from downtown Cebu City, causing a commotion and disrupting traffic big time. All reports are false. Phivolcs has lifted its tsunami alert.

Office workers are forced out of Cebu City’s taller buildings at the Cebu Business Park as a magnitude 6.8 earthquake hit Cebu at 11:50 am today. Some offices have cut short the work day as they buildings undergo assessment for possible damage. The Department of Education (DepEd) 7 is asking parents to fetch their children as classes have been suspended in the entire Central Visayas (Region 7). The United States Geological Survey says the earthquake’s epicenter was just north of Dumaguete City in Negros Island at a depth of 46 kilometers. In Dumaguete, the earthquake was a magnitude 7.

Cebu Holdings, Inc. (CHI) managed buildings, as well as most buildings within its properties (Cebu Business Park and Cebu I.T. Park) were evacuated after the 6.8 magnitude earthquake.
"We evacuated our buildings and did initial building assessments before people were allowed reentry," Engr. Elson Homez, head for property management said. "So far we have not received information of damages or injury to personnel."
Joy Polloso, general manager of Ayala Center Cebu, also confirmed the activation of the emergency preparedness team in leading some people to go out of the mall.
"We didn't announce total evacuation but we did facilitate the orderly exit of those who wanted to leave the building. So far, there were neither any injuries nor damage within the mall. The mall remains to be in normal operations, although early closure of the mall is announced at 7pm today and some shops have closed early to allow employees to go home to their families," Polloso said.
As part of CHI's emergency preparedness measures, regular evacuation drills are conducted for managed properties. The design of our buildings also considers seismic analysis, to prepare against earthquakes based on national and international structural requirements.

Resume my skype call past 12. Traffic was becoming terrible around 1 pm going to Pacific Mall. Had a quick lunch for a 2Pm meeting in Subangdaku.
After the meeting before 3pm, people were in panic on the streets. Unsaon kay walay taxi.
So i have to walk. What caught my attention was a family preparing to 'evacuate.' They were on their multicab (pickup) with all the family members (with the lola) and the dog and the sto. nino. And workers were anxious about just closing their stores.

Ao. I was in Copy Trade near GV Tower around 2:30 PM nga sa dihang nanagan ang mga tawo sa gawas. I asked them og unsa nahitabo, ana sila nga nisaka na daw ang tubig sa Carbon dapit. Wala nalang nako nakuha ang akong Political Behavior nga hand0out da. Maka-rattle man pod diay ni og apil basta daghang taw ang mag-panic. The street traffic were all jammed, asta CITOM og Pulis nangapil pod og panagan.
Just to make sure, I stayed in USC for a couple of minutes before going out to find my friends. They told me it's impossible to have a tsunami here since the epicenter is at the western seaboard of Cebu (lain sad kay'g mu-U TURN ang balod dire sa pikas dapig).

And given that it was the strongest quake in 90 years, most of the people have never felt such strong quake. The basic instinct of the people is triggered: survival.

Hence, we need to reevaluate our disaster preparedness, from the tech savvy to those who live in the shanties. After all, in times of disasters, we are all equal. At the same time, I guess all major cities and towns in the coastal areas should have blaring sirens like the ones in Japan when there is a real tsunami.

The government plans to bid out a contract to extend southwards the Light Railway Transit-1 from Baclaran to Cavite by March or April this year, adding a crucial mass transportation project worth around P45 billion to this year’s pipeline of public-private partnership (PPP) infrastructure projects.
The LRT-1 project is among the big-ticket infrastructure projects to be contributed by the Department of Transportation and Communications (DoTC) to the much-awaited PPP agenda apart from large-scale projects to be funded by the government itself to help pump-prime the economy, Transportation Secretary Mar Roxas said in a briefing Monday.
The DoTC is also fast-tracking the construction of a modern international airport in Puerto Princesa, Palawan, to accommodate an increased influx of tourists following the inclusion of the Underground River among the world’s “New Seven Wonders of Nature.” The P4.46-billion project will be funded using bilateral assistance from South Korea. The bidding for the construction of the airport will be held in the third quarter of the year.
Other big-ticket infrastructure projects under DoTC’s responsibility that investors hope to see auctioned this year are the Laguindingan Airport operation and maintenance ($34.9 million), automatic fare collection system for LRT ($7 million), Mactan-Cebu airport new terminal development ($180 million), construction of a new Bohol airport ($158 million) and LRT-2 east extension ($206 million).
Those are indeed the “PPP examples,” Roxas said, adding that other projects could also be added to the pipeline, such as the rehabilitation of Sasa Port in Davao and the passenger terminal buildings in Tacloban and Cebu.
Roxas said the blueprint for LRT-1 is now with the National Economic and Development Authority and likely to hurdle approvals soon. He added that the government was now working on the terms of reference and might be able to bid out the PPP project for the design and construction of the railway expansion to Cavite.
The vision is to harness private sector money to build the railway extension with the help of land right-of-way acquired by the government, which will separately procure the additional fleet that will run on the expanded railway.
“Subsequently, the government, through ODA [official development assistance], will then bid out the rolling stock and once that’s completed, it will be added to the inventory of vehicles that will ply the route,” Roxas said.
“Whoever wins the design and construction contract will also win the O&M [operation and maintenance] of the entire 28-kilometer railway,” he said.
LRT-1, the oldest elevated railway in the metropolis, runs a 16-kilometer stretch from Monumento to Baclaran, while the expansion will involve an additional 12 kilometers to reach Cavite. Overall, the LRT-1 rehabilitation, including the acquisition of new fleet, will cost P80 billion, of which the railway construction alone will cost P45 billion.
Roxas said the country’s railways would soon be rebranded to follow a color scheme, adopting popular global practice and thus making it easier for tourists and first-time passengers to use the mass transportation system. LRT-1 will be known as the “green line,” LRT-2 as the “blue” line and LRT-3 (also known as Metro Railway Transit-3 along EDSA) the “yellow” line.

FOR several minutes yesterday afternoon, the streets in downtown Cebu City looked like a scene from some disaster movie, with thousands of panic-stricken people running to safety.
At past 2:30 p.m., shortly after Phivolcs lifted the “tsunami alert level 2” status in Cebu, panic and hysteria broke out in downtown Cebu City.
Some people chose to go up tall or even mid-rise buildings, while others fled toward Fuente Osmeña and the Capitol.
In their panic, some people left their vehicles on the road to join the crowd that filled the streets while others ran to their homes to grab their children and nothing else, only to hit the streets again.

CEBU CITY -- Local officials expect an increase in the number of fatalities in Monday's earthquake that struck Negros and Cebu islands, with search and retrieval operations ongoing for dozens of people trapped under collapsed buildings and houses.
No major damage and no deaths were reported in Cebu province, but the National Disaster Risk Reduction and Management Council (NDRRMC) recorded at least seven fatalities in neighboring province of Negros Oriental.
The quake also left 40 people missing, most of them living along the shore near the epicenter of the 6.9-magnitude tremor that struck five kilometers northwest of Tayasan, Negros Oriental.

It actually exposes the lack of the local government's preparedness on the earthquake disaster and the management of this disaster. There should be already a protocol in place for all government offices, personnel, local police and military during and after a disaster... or widely known as disaster preparedness plan.. or if there are already, then we could say there is a lack or total failure in the actual implementation.
I would cite the best example are the schools which i think clueless of what to do of the school children in times like an earthquake and tsunami occurs. Would it be safe to assemble them inside the school and let the School Disaster Preparedness plan handle things or let them go on their own... But the question is, does the school have this Disaster Preparedness Plan or of they have would it be sufficient and effective considering the thousands of students. I really doubt. I am bringing this up because for sure, when an earthquake followed by a tsunami will hit during office hours, parents wont have enough time to save their children at schools, they will be left on saving their own selves.. I cant imagine the catastrophe.
And now its clear that the best thing that happened yesterday is that it exposes, that our city and province with all the political talks, bickerings and bruhahaha are actually unprepared for a disaster especially an earthquake and worse a tsunami.
Personally, i am confident that the City is insulated from a major tsunami like what happened in South Asia and Japan and i also believe that Sr. Sto. Nino will spare Cebu from any major destruction caused by this natural disasters... But, there will be no harm and it would be to the best of interest of everybody that we shall all be prepared.
And i believe the NDRRM shall spearhead a widespread campaign for preparation on all types of forthcoming disaster. All institutions, private and public corporations, organizations, neighborhood shall be tasked to formulate Disaster Preparedness and Management Plans to somehow mitigate casualties and prevent the widespread loss of lives in the process.

Please do something worthwhile. Be aware of the things around you. We're not saying running was the right thing to do but does it hurt to check the facts why people were acting weirdly? Just a short call to family or friends will be beneficial, if ever things repeat. The fact that those info believed by so many was false works on you. What if the scare was true? You better err on the safe side than be sorry for doing nothing.

I also stayed atop the school building for a few minutes just to make sure but then soon realized it was just someone trolling. Well, when I got to my friends' location, they just told me it was a scare and so we just played out our time. They warned the people inside the cafe about the false alarm but everyone just can't notice them because of the hysteria. Nothing we can do.

In the absence of any systematic info drive, I see nothing wrong with people running to higher ground - in fact, I see it in a positive light. It's called basic survival instincts and a human trait :yes:. In the case of the barefeet women running, nothin wrong with that either. In both reel (hollywood disaster films) and real events (like, 9/11 New York City), women can be seen running in bare feet some holding their high heels or leaving these behind. ;) [To drive home the point, across all airlines the world over, the emergency evacuation drills for expected crash landings in water or terrain is for women to remove their high heeled shoes because obviously women's shoes slow them down and would puncture emergency escape slides and rafts.] And that is that.
Yes indeed, it's in our best interests to invest more in disaster preparedness. And IMHO, for now its gonna be we're on our own mostly. The current payaso in Malacanan tends to disappear during previous floods and landslides in Mindanao, lessons learnt and we can expect nothing more.

While it is necessary to keep a cool head during these times, it is never the best time to act nonchalant just to look "cool". The "hey we're so cool because we don't look scared while everyone's running for their lives, while we can afford to make fun of it all" stance isn't really cool in my book. It may be understandable for us Cebuanos who never really got to witness firsthand a calamity of (potentially) such magnitude, to act so unperturbed about it, atoang timan-an nga ingani sab ang nahitabo sa ubang mga nasod ug lugar kung diin dili lang false alarm pero nadayon gyud ang katalagman.
For now, it may look exciting and fun, but I think it's not in good taste to poke fun at people who were mortally terrified. I suggest we do that "after the fact". I know it's in our culture to be able to laugh and poke fun at ourselves, but while the scare and calamity is still on our doors, we should do something productive and helpful. Let us not act like idiots (like those guys holding up the signs, mga bai: NOT FUNNY AT ALL, and DEFINITELY NOT COOL).

I heard from the taxi driver on my way home last night that the man who believed to be the one spreading the tsunami scare was a person coming from a a certain religious denomination. According to him, that person rode his motorbike from the downtown all the way up to Busay preaching apocalyptic statements and that the tsunami had already hit the downtown area and is moving towards the uptown area which all the more caused panic and hysteria to the public. According to the driver, authorities have already captured him and is already in custody.

But the question is, does the school have this Disaster Preparedness Plan or of they have would it be sufficient and effective considering the thousands of students. I really doubt. I am bringing this up because for sure, when an earthquake followed by a tsunami will hit during office hours, parents wont have enough time to save their children at schools, they will be left on saving their own selves.. I cant imagine the catastrophe.
And now its clear that the best thing that happened yesterday is that it exposes, that our city and province with all the political talks, bickerings and bruhahaha are actually unprepared for a disaster especially an earthquake and worse a tsunami.
Personally, i am confident that the City is insulated from a major tsunami like what happened in South Asia and Japan and i also believe that Sr. Sto. Nino will spare Cebu from any major destruction caused by this natural disasters... But, there will be no harm and it would be to the best of interest of everybody that we shall all be prepared.
And i believe the NDRRM shall spearhead a widespread campaign for preparation on all types of forthcoming disaster. All institutions, private and public corporations, organizations, neighborhood shall be tasked to formulate Disaster Preparedness and Management Plans to somehow mitigate casualties and prevent the widespread loss of lives in the process.

THE proliferation of retail developments along with an influx of domestic and foreign tourists is turning Metro Cebu into a major retail destination in the South, according to real estate advisory firm CB Richard Ellis (CBRE) Philippines.
CBRE said that with the right push and consistent support from both public and private sectors, Metro Cebu can even become the newest retail destination in Asia.
The firm reported a total of 5.6 million local and foreign tourists visited Cebu from January to November last year.
CBRE noted that 1.32 million of these tourists are international travellers.
With the increasing number of tourists, local and national retail developers are seeing Metro Cebu’s retail business as a growth opportunity.
Local retail players like Prince Warehouse, Metro Gaisano, Gaisano South and Gaisano Capital are no longer alone in Metro Cebu’s retail arena with the expansion of big national retailers such as SM, Robinsons, Rustan’s/Shopwise and Puregold.
"The entry of these big players are a show of confidence in the growth potential of Metro Cebu’s retail sector," CBRE said.
American fashion brand Forever 21 launched its first outlet outside Metro Manila in SM City Cebu in the second half of 2011.
A three-storey mall with 70,000 square meters of gross leasable area called J Centre was also launched in the second half of last year.
CBRE reported that Cebu Holdings, Inc. (CHI), an affiliate of property developer Ayala Land, Inc. (ALI) is embarking on the central stage of Ayala Center Cebu’s expansion within the 9-hectare land inside the Cebu Business Park.
The P3-billion four-level development is said to complete the original full-circle design of the mall.
In addition, two SM Savemore Markets opened in Mandaue last November while SM Consolacion with its 40,000 sqm of gross leasable area is set to open this year.
SM Prime Holdings also launched a P20 billion integrated development project at South Road Properties (SRP) called SM Seaside Complex.
The 30-hectare development will be anchored by a huge shopping mall to be known SM Seaside City Cebu which is about half of the size of the SM Mall of Asia in Pasay, CBRE reported.
Filinvest Land also announced its entry to the Metro Cebu retail business late last year with a retail space project in its 50-hectare new community development in Cebu City’s SRP.
The land development of the 10.6-hectare retail development has started in October last year and the first phase would be completed by the third quarter of 2013.
Metro Cebu is composed of three major cities in Cebu, namely Cebu, Mandaue, and Lapu-Lapu.
Metro Cebu has an aggregate population of roughly 1.5 million and a total land area of 408 square kilometers.
CBRE noted that about 37 percent of Cebu’s population is found in these three major cities.
"With Cebu now becoming known as a major tourist destination, Cebu retailers are directly benefitting from the upsurge in tourist arrivals from shopping requirements as well as increased demand from HORECA (Hotels, Restaurants and Catering Services)," CBRE said.
"This momentum continues to build up as government initiatives are geared towards the growth of investment and tourism of Metro Cebu," the firm added.

They also do the same on regular house phone be registered by automated advisory call when they are asleep because tornadoes do occur at night.

EARTHQUAKE DAMAGE COST TO INFRA - P265.75 MILLION
Damage to various national roads and bridges in Central Visayas is estimated to have reached P265.75 Million. According to a report submitted by DPWH Region VII office, at least eleven bridges along Dumaguete North road in Negros Oriental are rendered impassable. These are : Martilo, La Libertad and Malaiba bridges in La Libertad; Pangaloan, Jimalalud, and San Jose bridges in Jimalalud; Oyangon bridge in Ayungon; Baleria, Tinayunan, P. Zamora, and Habag bridges in Guihulngan are impassable. Intermittend sections of Dumaguete North road are also impassable due to presence of cracks, road cuts and landslides. In Cebu, a section of Dalaguete-Mantalongon-Badian road in Km 111 and Km 112 in the town of Badian are also impassable due to huge rocks fall, landslides and road slips. The DPWH is now undertaking clearing operations in the said road section. Other parts of the said road in the towns of Dalaguete and Badiam have suffered landslides and rockslides but these are now passable to traffic. Mangoto bridge at the municipality of Pinamungahan alond Toledo-Pinamungahan-Aloguinsan-Mantalongon road has suffered various cracks on the bridge deck, but, it is reported still passable.

well, although we can never tell natural occurences but there are fault lines that can only generate a certain magnitude and intensity depending on its size and depth. In the case of Cebu, I believe fault lines that surrounds us could be small to generate earthquakes such as Japan and if ever it generates a tsunami, it may never be as big as Japan's because we are surrounded by islands which are natural tide breakers.

Cebu Pacific posts 50% market share in key cities
CEBU AIR, Inc., the listed operator of budget carrier Cebu Pacific, reportedly closed 2011 cornering half of the market share for flights to Cebu, Davao and Iloilo.
The aviation firm, in a statement yesterday, claimed it garnered a 48% share in Cebu, 47% in Davao, and 50% in Iloilo.
“With our seat sales and multiple flight options, we are happy to play a key role in the tourism and economic development of the whole of the Philippines,” Candice A. Iyog, Cebu Air vice-president for marketing and distribution said in the statement.
According to the release, flights originating from Cebu numbered more than 500 weekly, flying to 19 domestic destinations. These included direct flights from Cebu to the Bicol Region, North Luzon, and Palawan, among others.
Meanwhile, the airline flew more than 200 weekly flights from Davao to Manila, Cebu, Cagayan de Oro, Zamboanga, and Iloilo.
As for Iloilo, Cebu Pacific flew more than 150 flights a week between the city and Manila, Cebu, Cagayan de Oro, and Davao.
Ms. Iyog also said that the airline is currently working on adding more flights and routes to its Philippine network.
Cebu Pacific currently flies to 33 domestic destinations from Manila, Cebu, Clark, and Davao.

uy long time no post bro! kumusta?! Actually daw, its not the Negros Trench that moved last Monday, it was an uncharted fault-line (blind fault) in the Tanon Strait. Now that this has been discovered, expect that Western Cebu and Eastern Negros will be mapped out as potential tsunami areas in the country.
