apil ba ang robinsons? sana robinsons na lang, hehe, but i dont think robinsons has plans of putting another mall sa cebu, there was a news article posted in another thread and there were no mentions about a cebu expansion. but i just hope naa unta, make a cebu galleria. though sm is fine with me, toinks.


robinsons is not among the bidders. a daily mentioned that the bidders include 2 from the sm group, a malaysian firm, and former sen. john osmena's firm.

like i've said before, i prefer the malaysian firm to win. it's not that i have biases for foreign firms; i like something different from the usual commercial centers that we have and this could be possible if done by a foreign firm.

@ CwEoBwU uy d ko alam may malaysian bidder, that will be my bet na rin! baka strip mall na malay inspired pa, tapos they only serve halal foods? waaaah. but seriously, what could that malaysian bidder be, ano kaya mga projects nila sa malaysia, at least may distinct variation ang shopping destination sa cebu if they win, sana their mall will have a very strong asian influence, tapos call it MALLaysia!

I would have to agree with CwEoBwU. It would be nice to see a malaysian-made and operated mall. maybe the setup, mix of tenants, design, etc. would be quite different from the philippine malls. (but downside is maybe we won't like the malaysian-style of mall... then we would be stuck with this mall... well, until it closes or something). :bash:

I would have to agree with CwEoBwU. It would be nice to see a malaysian-made and operated mall. maybe the setup, mix of tenants, design, etc. would be quite different from the philippine malls. (but downside is maybe we won't like the malaysian-style of mall... then we would be stuck with this mall... well, until it closes or something). :bash:


i think they will do well. malaysia is the most visited country in all of south east asia and perhaps their businessmen are attuned on how to lure tourists into their stores, considering that cebu is also a tourism haven. tourists spend more than the locals on a "per visit" basis.

the outcome of the bidding really excites me. part of the contract between the winning bidder and the province states that the winner must build their facility with immediacy (mga 3 months man tingali, limot na ko :)). it would mean another new development that'll tickle and put us cebuanos in high spirits in a short span from now.

the lot is the one vacated by the the cebu international school. if there may be human settlement in or around that area, they aren't that many, less than 5...

Umm, the problem with North Recla is that all of the lots there are already sold. If I remember it right, Mayor Osmeña called the owners there as having a "distorted sense of investment" -- meaning, they buy lots and let it lie idle waiting for its value to rise instead of constructing a building. Thus the reason why North Recla was never developed. It has very wide avenues and streets but some of it have fallen decay to time. Others are becoming a squatters enclave too.

According to a news article, the North Recla was actually intended to be "leased only" instead of being sold so that only those who are interested in constructing a building will be given space there. Those who have successfully leased a lot will be given I think 4-7 months to construct a building (according to that clipping I saw). Unfortunately, all of the lots there were sold especially when Ferdinand Marcos sequestered the North Reclamation Area, which if I'm not mistaken was partly developed by a private firm headed by Sergio Osmeña, an enemy of Marcos. The Public Estates Authority (PEA) was even created just because of it.

I saw the renderings once in some newspaper clippings and the North Recla was actually envisioned to be like Cebu Business Park. The area there too was once called Cebu Port Centre and was originally intended to have a space for commercial buildings, banks, theatres, hotels, a park, etc..etc..

But I'm happy now that Tommy has learned the errors of the past in dealing with the South Reclamation Project.

Globe/Innove IT Building -- according to a plaque installed near the entrance, this is the first vertical structure (or building) at the CBP (or in Cebu?) to be declared an IT Zone.

Lexmark Inc. is currently leasing some of its floors.

Nop bai, powerplant is located inside rockwell center, developed by rockwell land inc, a lopez-owned company..

It's alright to make a new thread but I guess you made one way too early. Just as a courtesy to the mods and to other forumers especially those from other places, a new thread should be made when the current one has at least above 490 post although there is no written rule to this.

There's no such thing as a race here as to who is going to make the next thread. You can always request from the forumers here if you wanna make the next thread like what I and the others did. For sure, they will gladly reserve it for you. :)

By the way, what's the story behind it again? I'd really love to see this structure operate. It can really complement with Crown Regency. They can invite hotel operators to operate it like Holiday Inn perhaps or maski Days Inn nalang ok na basta mag open lang jud siya...

It's for the construction of CIT's annex building bai. No recent news yet regarding the unfinished mall but damn it's really so big!

ah, ok.. so the story goes like this: the patriarch of the dy family died bai when that bldg was about to be finished.. then, i think their eldest son (dad of my friend/classmate) proposed that they open a hotel gyud but some of the family members opposed to that supposedly brilliant idea! then it created an argument among them, then na involve na ang mga misis ug mister nga dili unta labot sa storya, then nagkagubot na, wala na nuoy nahimo! nagka sinabot ra sila about mcdo, cguro sila tanan ganahan ug Happy Meal!

Hahaha, happy meal. Indeed it's a sad story bai, but the situation is so typical of some Fil-chinese biz. It reminds me of someone I know...Their family business became bankrupt and eventually closed down after the patriarch died. The brothers themselves too were fighting for control over the said business. Worst pa jud was that the one who was able to finally wrest control over the company was a "sugarol" and if she (the one who told me the story) was to be believed, this guy even carried suitcases (full of documents, bank notes, stocks certificates, land titles perhaps?) when going to the Casino

hey guys, i hope i won't be 'technical' here, we're rule-conscious naman gud lately, i just wanna share with u what ive seen over bloomberg tv. everyday man gud, i watch bloomberg before i go to work. in one of their breaks, they presented a result of their own survey about hotels. the following are the criteria: service, room and ambiance. Shang Makati fared 8.5 in room. 9.5 in service and 8.5 sa ambiance. sayang, wala ko kita sa Shang Mactan.... ill try to look for it sa net....

I think Shang Mactan is classified as a "resort-hotel" while those Shangs in Manila are hotels because that's what happened in the CondeNast Survey; they made some criterias. :)

But mind you, Shang Mactan was voted in Time Magazine as the "reader's choice". Same also with CondeNast. :)

Yah, they should improve those roads too especially MJ Cuenco; they should widen it. Imus Road is wide but inig approach sa MJ Cuenco, mugamay na though it becomes wide again after Mabolo Church.

But what I've noticed bai div is that although some of the roads are not wide but some of it are well-maintained too.

I've noticed too bai the N.Bacalso Avenue, the markings on the road (the white lines?) are fresh. Parts of it are newly asphalted too. Same here with V.Rama in Guadalupe, newly asphalted tapos fresh ang marking.. And also in the area of Salinas in Lahug, in CBP, etc..etc.. Since last year pa ni siya.

Same also in downtown; the asphalt looks new and the markings are very fresh. Maybe because sementado naman mostly ang downtown so walay dust or mud from the tires of vehicles thus the roads look new. Contra lang nila siguro some parts were drainage needs to be improved.

know what bai arnold, the bug chunk of the expenses will not be used for the road rehabilitation per se, but for the beautification of these roads/streets mentioned. like in davao's atf, they spent a lot sa mga street lights nga murag waling-waling then some of the islands gipa nindot gyud, gibutangan ug bricks ang salog!!!

i would think so bai, because some of them will be booked sa mga hotels all over the city so im sure maagi-an gyud ni nila on their way to the venue and vice versa....

Yup, yup.. The plan actually especially in SRP is to plant "Madagscar Palm Trees". Each tree costs P1,500 daw.. I'm not sure if this would be at the sidewalks or at the center island. Do you know what a madagascar tree is? It's a big fan-shaped palm tree whose trunks look like that of a banana tree.

They will also put flowers at the center islands in Osmeña boulevard. And we all know that a part of Osmeña boulevard (the one in CNU, Abellana) has flag poles! So we know na what they'll do with these.. Tapos just two weeks ago bai, a big individually spelled (more than life-size) WELCOME sign made of wrought iron has been put up at the center island fronting Metrobank. We still don't know what really this is for.

They will also develop (obviously) the center islands in Ouano Avenue bai in Mandaue Recla. I just hope that Mayor Ouano won't put a very big picture of him welcoming the delegates. There's a picture of him at the border of Cebu City-Mandaue near the international port. I'm not sure though if it's still there now.

And according to Sinjin and WindShear, an avenue in Lapu-Lapu city is currently being widened too. I forgot the name of it, was it Patalingjug avenue?

i couldnt agree more. i know what's madagascar tree bai.. theyre using that inside rockwell center. nice kaayo na bai esp if they put series lights on it during christmas and since december man ang asean summit, syempre pwde na butangan nila. so, additionl gasto na sad sa lights.... ive seen those huge letters bai spelled as welcome... i don't know who theyre welcoming there, club ultima's guests, robinson's shoppers or metrobank's clients?

How I hope bai that Mayor Ouano will really clean up the flyovers in Mandaue especially the underside. He should take a cue from Cebu City wherein it has been landscaped. :)

But I dunno now if they have started cleaning it? Anyway, it's nice too if the center islands at the Mandaue Recla would look like those at the vicinity of the San Miguel plant.

But what I've noticed bai div is that although some of the roads are not wide but some of it are well-maintained too.

I've noticed too bai the N.Bacalso Avenue, the markings on the road (the white lines?) are fresh. Parts of it are newly asphalted too. Same here with V.Rama in Guadalupe, newly asphalted tapos fresh ang marking.. And also in the area of Salinas in Lahug, in CBP, etc..etc.. Since last year pa ni siya.

Same also in downtown; the asphalt looks new and the markings are very fresh. Maybe because sementado naman mostly ang downtown so walay dust or mud from the tires of vehicles thus the roads look new. Contra lang nila siguro some parts were drainage needs to be improved.

I've also noticed that N. Bacalso ave. (from Citilink terminal to Kinasang an Pardo) is well mainatined... I often pass that route coz I'm from the south, Pblacion Pardo in particular... since my colleg upto now, N. Bacalso is well maintained gyd kay kung malungagan lag gamay, ila dayon spaltoon (Pinangga gyd ni Tomas ang mga taga Salut:D). Lahi ra kaayo sa other parts sa ciudad nga murag nawng nga pwede na kalung agag usa ka kaldero nga kan-on sa ka rough sa roads... but ASEAN Summit will pave em all... ;)

Implementation of Eco-Tourism plan: Resorts may be removed from Malapascua
The Freeman 04/23/2006

Most of the 22 beach resorts in Malapascua now face the specter of banishment from the island where they had established, over the years, as tourists' haven and vacation spots.

This after the Capitol and the Daanbantayan town government finally declared to implement the overdue eco-tourism development plan, which will result however in the removal or clearing of majority of resorts sitting there for years already.

The declaration was reached during a consultative meeting with barangay officials and resort owners last Friday night that Governor Gwen Garcia had presided along with Daanbantayan Mayor Ma. Luisa Loot, and Provincial Board member Jose Ma. Gastardo.

The government officials told the affected beach resort owners to demolished voluntarily their structures, which encroached beyond the 30-meter salvage zone of the island from the "reline" during high tide.

During the Marcos era, the area was declared as timberland, or eco-tourism site, so its salvage zone should have been 40 meters from the coastal line, as provided for in Presidential Decree 1067 or the Water Code of the Philippines. It was only the municipal government that made concessions with resort owners and reduced the zone to 30 meters only.

The Department of Environment and Natural Resources has turned over last year to the municipal government the management of the island.

The Daanbantayan government had approved already the eco-tourism development plan and Mayor Loot urged the affected resort owners to abide by the law and demolish every illegally encroaching structures otherwise whatever the government will destroy later they could not salvage anymore.

Non-compliance will mean non-renewal of business permit, a situation that will render these resorts illegally operating for lack of licenses.

The meeting however turned emotional and a female foreigner, who operates a resort there, cried during the deliberation as she lamented over the futility of their efforts to develop the island years ago and made it what it is today.

Their moving out would also mean the layoffs of their employees who have been working with them through the years, she said.

Josephine Macazo, the president of the Malapascua Business Foundation Inc. that composed of major resort owners, said each resort employ at least 10 people, and 17 of the 22 resorts are members of the foundation.

Macazo and her organization complained over the inconsistency of the land area covering the salvage zone, saying that they were told in the past that only 20 meters would be classified as such.

Despite the timberland or eco-tourism classification of the island, commercial structures were built and flourished along the coastline, and foreigners in partnership of Filipinos owned most of these resorts.

One foreigner wondered why the fuss now as he showed government officials that his resort's operation has all the needed documents and licenses, such as a DENR environmental compliance certificate, and building and occupancy permits from the municipal government itself.

But Governor Garcia saw the destructive effect of these sprouting structures that have covered the once impressive stretch of white sand, even during high tide. "Nasubo ako sa pag-abot ganiha because this was not the Malapascua that I saw way back in 2002. What happened to that beautiful stretch of sand? This is an ugly eyesore," she told resort owners.

Garcia said that Malapascua was cited as one of the top three diving destinations in the country days ago. But she would now "cringe at the thought of trying to sell Malapascua island to the foreign tourists, expatriates and even to the local tourists" as not a beach anymore but an "ugly stretch."

The eco-tourism development plan for the island has been initiated during the time of Gwen's predecessor Pablo Garcia. Part of the land use plan at the time was the formulation of a sustainable development of the place, which involves the clearing of illegal structures within the salvage zone.

The land use plan also involves the construction of a circumferential road, easements, port, drainage system, electrification, and solid waste management law.

PowerSource Philippines, Inc., in partnership with Bigfoot Solutions Inc., will handle electrification of the island, which involves a generation of at least 500-kilowatts per hour, according to its vice president Jon Herrman. - Cristina C. Birondo

Liberty Shrine in Mactan undergoes refurbishing

Beautification and renovation works of the Liberty Shrine - formerly named Mactan Shrine-are now in full blast, said Lapu-Lapu City councilor Damian Gomez.

Gomez, tourism committee chairman, said the refurbishing of the shrine has two major purposes: For the Kadaugan sa Mactan celebration on April 27, and for the Association of Southeast Asian Nations Summit by December.

Gomez said Mrs. Paz Radaza, wife of Mayor Arturo Radaza, had put some changes in the shrine's appearance and design to comply with the requirements of the National Historical Institute.

The shrine, which the NHI had renamed as Liberty Shrine is in barangay Mactan, marking the place of the historical battle between Datu Lapu-Lapu and Fernando de Magallanes.

Some of the innovations included in the shrine's configuration is the stage and VIP lounge that Mrs. Radaza intended for use of President Gloria Arroyo, who is set to grace the Kadaugan festivities this coming Thursday.

The Department of Public Works and Highways also scheduled the widening of city streets, to and from the shrine and plush resorts and hotels. - Jose P. Sollano

3 firms to provide 24-hour power in Malapascua

Three companies from the private sector merged and vowed to bring 24-hour power supply to Malapascua Island in Daanbantayan town, something that people there have been dreaming of.

PowerSource Philippines Inc., Bigfoot and Cebu Electric Cooperative (Cebeco) are drafting their agreement to form the Malapascua Development Partners, which will invest in the island to bring in enough electricity by end of this year, and later, water.

Malapascua, an island in northern Cebu, is known for its dive sites and white sand beaches. While local and foreign tourists flock to the place, it continues to suffer from the lack of power and water supply.

John D. Herrman, Powersource vice president for international development, told officials and resort owners in a meeting last Friday that they will also pour in money to address other needs of the island and improve the lives of residents.

Opportunities

He made a presentation of their plan to “invest heavily” in putting up communication facilities such as Internet, entertainment facilities such as a moviehouse and video karaoke house, a refrigeration plant for storage of fish catch and meat, as well as a 14-stage water filtration system for the island.

“These will create employment and real businesses and in the process support the overall system for electricity,” Herrman said.

“We want to be a partner with Malapascua and invest substantial amount of money to make a substantial change here,” he added.

Ed Satina, general manager of Cebeco, said they have long been looking for a partner that will take care of power generation for Malapascua, since the cooperative does not have the money and experience.

With its partnership with Powersource and Bigfoot, Cebeco, which holds the franchise from the Energy Regulatory Commission for the place, will be in charge of power distribution, its expertise.

There were several power failures during the entire duration of last Friday’s meeting in Malapascua with Cebeco, and Satina admitted it was a big slap on Cebeco, which was given the responsibility to provide electricity there.

He said other power producers and other investors such as Salcon had committed to be Cebeco’s partner, but he just couldn’t accept the time frame they gave to start the project, which was “in at least a year.”

Barring hitches in processing documents, he said the Malapascua power project will be completed by the end of the year.
They will finalize their contract within two weeks.

“We will find ways to give efficient service at low cost,” he said.

Power distribution in Malapascua is being handled by an association, of which Cebeco earlier gave its right.

Satina admitted this was illegal because it was not approved by the Energy Regulatory Commission, but he said they will rectify this soon.

Concerns

Also in last Friday’s meeting, concerns were raised on the noise pollution prevailing in the island because the resorts are all using generator sets for their electricity.

Another resort also complained of the noise pollution brought by chicken and pig farms located right in the area classified for tourism use. Guests have been cutting short their stay in the resort, said the owner.

Also, the businesses raised the need for a medical facility or a doctor, at least, to serve Malapascua.

i'm having a hard time catching up with the thread. i gotta scroll up for the meantime to check out what i've been missing. i did a 3D rendering of the upcoming Lexmark Headquarters (Asia) building (green) at the Cebu Business Park. i hope you'll like it. it took me 5 days to come up with such. i need to finish off the remaining buildings pa, such as Lexmark's 7-storey R&D building. as far as my eye-sight is concerned, the size ratio is accurate.

Stan Combs, President of Lexmark Research and Development Corp. (LRDC) envisions its Cebu facility to be a complete design center. LRDC will be constructing its own buildings to house its research and development facilities. The first one which stands seven to eight floors is targeted for completion by February 2007 and the second building, designed at 22 floors, will start construction after the first building’s completion. the buildings in CBP are indeed not that tall but their designs are greatly different from all those other business districts filled with very tall skyscrapers... and i mean wonderfully different..

i did a 3D rendering of the upcoming Lexmark Headquarters (Asia) building (green) at the Cebu Business Park. i hope you'll like it. it took me 5 days to come up with such. i need to finish off the remaining buildings pa, such as Lexmark's 7-storey R&D building. as far as my eye-sight is concerned, the size ratio is accurate.

thanks! :D i haven't seen ur latest rendering. dead link ang images lagi? man, i have to tell u i'm just using 10% (or even less) of the software's features. i think i'll just wait for Autodesk/3dS software in the meantime. basta, i'm no architect but for the love of skyscrapers, i'm willing to learn how to use 3D applications just to express my passion for those stuff. suya gani ko nimo, mas detailed imong images :okay:

Open enrolment policy allows Cebu's child laborers to go to school


CEBU CITY - Child laborers in Cebu can go to school even if they weren’t able to enroll on time under the open enrolment policy implemented by education officials in the province.

Under the program implemented since last school year, public elementary and high school students who are considered child laborers can go back to school even moths after classes have started, said Serena Uy, officer-in-charge of Assistant Regional Director’s Office.of the Department of Education (DepEd) 7.

Cebu is, so far, the only province in the country implementing the policy through the efforts of DepEd 7 Director Carolino Mordeno.

Quoting Mordeno, Daphne Culanag of the education advocacy group ABK Initiative said: ”If they (child laborers) want to go back to school, accept them, otherwise, their lives will go astray.”

The policy though, is initially being implemented in selected public schools in Cebu City, where child domestic labor and commercial sexual exploitation are known to be rampant, and in Barangay Babag, Lapu-Lapu City, where children work in pyrotechnic production.

It is also implemented in Bogo and Medellin, with their sugar cane plantations and Oslob, where some children are involved in deep-sea fishing activities.

These four have been identified by non-government organizations as areas where child labor is rampant.

Under the policy, social workers identify the child laborers in the area and then coordinate with the school principal so these students can be accommodated.

Uy said teachers either provide child laborers with modules or hold remedial classes after class hours or during week-ends to allow them to catch up with lessons they missed.

The parents, on the other hand, are asked to attend various seminars and training in coordination with the Parents-Teachers Community Association.

Uy, however, lamented that there are still children who drop out of school.

She said some children from Barangay Babag, Lapu-lapu City stopped going to school in September and help their parents in the pyrotechnic-making business.

Others, especially those from Cebu City, are forced to quit because they got pregnant, had to move elsewhere or simply had no interest in going to school.

Aside from the close to 200 Cebu and Manila-based businessmen, Department of Trade and Industry Secretary Peter Favila and Department of Tourism Undersecretary Phineas Alburo have confirmed attendance to the event, CBM 2006 chairman Wilson Ng said.

CBM, which started out as a week-long activity, was first celebrated in 1991 during the week of the founding anniversary of CCCI. It is now a two-month long activity.

This year’s CBM will focus on the promotion of entrepreneurship and small and medium enterprises in Cebu’s two potential winning industries—information and communications technology (ICT) and tourism, Ng said.

One of the higlights of CCCI’s 11th CBM is the “ICT and Tourism Business Conference and Exhibits” or “InTourPreneur 2006,” a three-day conference and exhibit with the theme “Participating and Investing in Greater Cebu’s Twin-Win Industries.”

“Entrepreneurs are rightly recognized as the backbone of the economy and it is an important recognition that the conference will cater not only to the person who has the capacity to build a 500-seat call center or a 200-room hotel but also to the SMEs (small and medium enterprises)” Ng said in a statement.

Ng said the InTourPreneur Exhibit 2006 is one of the highlights of this year’s business month and makes this year’s event different from the previous years’.

Volvo cars are now available in the local market, after Pamocor, exclusive distributor of Volvo cars in the Central Visayas, formally opened its showroom located on A.S. Fortuna St., Mandaue City last Friday.

Pamocor inked a deal with Viking Cars Inc. (VCI), the authorized dealer of Volvo cars in the country, in May last year.

GO, GO SUBWAY! Cebu to start P1.6-B underground project


THE Cebu City government is asking the public works department to immediately start the construction of the 1.2-kilometer subway under Plaza Independencia to "enhance" the marketability of the South Reclamation Properties (SRP).

"The economic losses are too great if we continue to delay the project," said city planning officer Nigel Paul Villarete.

Villarete, also SRP project manager, said the subway, which would complete the 12-kilometer Cebu South Coastal Road, would enhance the marketability of the 290-hectare reclaimed property that ties the city to a multi-billion foreign debt.

"I do not see any point in postponing it again," he said, especially that the subway had been awarded to a Japanese contractor last March 21.

The city government has been paying amortization for its P6.7 billion loan with Japan Bank of International Cooperation. This year, the city is scheduled to pay P600 million.

The four-lane subway project was already awarded by the Department of Public Works and Highways (DPWH) to Japanese contractor Kajima Corp. last March 21.

Unlike SRP, the subway and the coastal road, which connects Cebu City to Talisay City, are paid by the national government through P8 billion loan from JBIC.

Kajima, which posted the lowest bid at P1.6 billion, was the same contractor that built the Talisay section of the coastal road.

According to DPWH project manager Nilo Pamaylaon, the next step was for DPWH and Kajima to sign the contract, which would happen within the next few weeks.

The national government will then give the contractor a notice to proceed. The contractor will then come up with its calendar for the work, which is expected to take two years.

Pamaylaon admitted the upcoming Association of Southeast Asian Nations (ASEAN) Summit in December is being considered in the schedule of the contractor.

The project will require the contractor to dig from the back of Malacañang sa Sugbo, the Office of the President in Cebu.

According to early designs, the contractor will conduct an "open dig," build the subway and then cover their tracks.

The subway will start from the back of Malacañang sa Sugbo and then cross Plaza Independencia, Fort San Pedro up to McArthur Boulevard near the corner R. Palma Street to open access to the city's port area.

This is done so it will fit into the plans of the city government to make the SRP an export zone.

Pamaylaon said the design of the project intended to preserve century old trees at the Plaza Independencia.

"We made sure the historical marks will not be touched. We adjusted the plan so we would not touch some trees. When the project is finished, it would be as if nothing happened," he said. Villarete said the ASEAN Summit is a consideration but should not move the start of the contractor in digging the subway.

He said the dig site could easily be covered so the mess would not be very obvious for the city's visitors to see. Work could also be suspended during the four-day summit, he added.

Villarete said the start of the project would also mean the demolition of the houses along McArthur Boulevard. He, however, assured that the squatters had already identified a relocation site in barangay Budlaan.

He, however, did not have the exact number of families who would be affected by the demolition.

the bidding will still be on april 26, this coming wednesday.

megaworld is not among the bidders, which include 2 sm companies, a malaysian firm and a cebuano firm. actually, the capitol already held a pre-bid conference last april 3.

it was stressed that the winning bidder will have a one year period to construct their building and the cost must not be lower than 250 million pesos.

Maybe because that part of downtown is so dense so meaning there's no dust or mud that would stain the roads unlike some of the roads in uptown especially sa Escario ug diha dapit sa North Recla nga grabe ang lapok.

but you know, cebu lacks good sidewalks, which are very essential. we hope, along with the road improvements are sidewalks. these will encourage people to stroll rather than commute, a simple yet practical solution to the worsening oil price hikes.

we have the best climate in the world and our thermometers don't give extreme temperature readings so we take advantage of it to the fullest. walking around on a well-paved sidewalk promotes a very healthy lifestyle without having to worry about the winter's chill or the summer's heat, or cars bumping on you. that makes a truly livable city. if only our messages are read by our leaders...

Here in Guadalupe bai (and I guess this is also true in other areas), the sidewalks are being used as parking areas for jeepneys and trucks, naa sad uban gihimuan ug extension sa ilang mga tindahan, others have barbeque stalls being put at the sidewalks.

in my opinion, the best secret to a genuine success in promoting our island as a destination to the rest of the world, first and foremost, is to make the locals feel like they are their own island's tourists. let them roam around freely and comfortably (like what tourists do) without having to spend and this can be possible if sidewalks are not only available, but also useful. if we can build roads, why not sidewalks too when there are more feet than there are wheels?

That's why bai Mayor Tommy's action was justified when he literally kicked some barbeque stalls that were put in a sidewalk near JY Square in Lahug, though I pity the barbeque vendors too.

Another example too is the Talisay City portion of the South Coastal Road. This is supposed to be an expressway but I have noticed that "trisikads" are beginning to be parked at the sidewalks. I have also seen makeshift canvas roofing protruding on the sidewalks. Other things I have seen were tables, chairs being put as if the sidewalk was an extension of their homes.

Mayor Fernandez should do something about this otherwise he would just give Mayor Osmeña a reason and justification to close the South Coastal Road and fight its ownership over Talisay City.

Cebu Holdings eyes P2.5B for expansion

CEBU Holdings Inc., an affiliate of the Ayala Land Inc., is spending P2.5 billion this year for the further development and expansion of its properties in Cebu.
Francis Monera, Cebu Holdings chief operating officer, told reporters Monday at the Manila launch of the Cebu Business Month that the bulk of the amount would be spent for the second phase of Amara high-end residential development and the expansion of the Ayala Center Cebu.
Monera said the Phase 2 of Amara seaside residential project will entail about P800 million and will cover an additional five hectares.
The company, he said, will start selling the lots for the Amara Phase 2 early next year.
Cebu Holdings is allocating another P800 million in expanding the current 70-square meter Ayala Center Cebu by another 13,500 square meters.
“There is a demand for more retail space in Cebu and we need to respond to that,” Monera said.
The rest of the P2.5 billion, Monera said, will be spent in improving further the Cebu Business Park, a 50-hectare version of the Makati Central Business District, and the 24-hectare Asia Town IT Park.
He said negotiations are currently underway for the entry of more locators to the IT park, which already houses big-name companies like NEC, Epson, eTelecare and PeopleSupport.
At this time, Monera said Cebu Holdings has already invested about P7 billion in Cebu.
The P2.5 billion, he said, is a big jump from Cebu Holdings’ capital expenditure last year.
Monera, also the president of the Cebu Chamber of Commerce, led the Manila launch of the Cebu Business Month that will be held in June. The core areas to be promoted during the month-long effort are the province’s three major areas of competencies—ICT, tourism and small and medium enterprises. Max V. de Leon

bai arnold and sugbuanon, that newly paintings of lane dividers and asphalt in colon is for Cebu City tourism compagne, for the beautification of downtown Cebu as it attracts more tourists than in any other landmarks here in Cebu and ofcrse including also for the preparation for the ASEAN summit. I'va also noticed that downtown looks fresher now than last week coz of its cleaner surroundings... expect more road networks in Colon to be asphalted and to be painted in these coming days and months...

looks like our local officials are really serious in making cebu the tourism hub of the country.. hope they'll make the entire downtown area a tourist attraction..

Government, private sector unite to promote Cebu in Manila

The government and business sectors in Cebu united to sell the province in Metro Manila through the Manila launching of the Cebu Business Month (CBM 2006) this coming May and June.

Although the CBM 2006 is initiated by the private sector through Cebu Chamber of Commerce and Industry (CCCI), the event, which is considered as the "business festival" in Cebu, has gained strong support from both Cebu City and Cebu Provincial governments.

Carrying the theme "Invest Cebu", CBM 2006 is aimed at inviting large number of investors and businessmen from Metro Manila to participate in the event, and see the fertile opportunities for business in the province.

Cebu City Mayor Tomas Osmeña particularly highlighted the availability of the sprawling 300-hectare South Road Properties (SRP), which he described as the largest infrastructure project in all local government units (LGUs) all over the country.

"SRP is the most modern real estate development in the country today," Osmeña told Manila-based businessmen, including representatives from multinational companies.

Osmeña boasted about the strong collaboration of the private sector and the government, which is one of the main reasons why Cebu is getting ahead over other regions in the Philippines.
Likewise, Cebu Governor Gwen Garcia assured the investors of the "booming" Cebu, that despite the economic uncertainty, Cebu remained strong, and focus, because stakeholders, both government and private sectors are one in pushing Cebu up.

"Cebu knows where it is going, it is going [up] there, and we want you to be there," the lady Governor told the Manila-based traders.

The Cebu Provincial government has allocated P2 million worth of support the CBM 2006 and another P2 million support from the Cebu City government.

Cebu Investment Promotions Center (CIPC) managing director Joel Mari Yu also highlighted the capability of Cebu as Information Technology, Business Process Outsourcing (BPOs) investment hubs in the country.

CBM 2006 is zooming in to promote three industries that are regarded as the growth engine for Cebu, the ICT (Information Communication Technology), Tourism, and Small and Medium Enterprises (SMEs).

About 150 Manila-based traders including members of the media attended the Manila launching of the CBM 2006.

CCCI president Francis Monera said this year's CBM will not only drum up investment interest for Cebu from other areas in the country, but also in the international investment community.

He said CBM is Cebu's business festival, complementing the famous religious festival-Sinulog.

i hope DSWD has done its part in keeping those badjaos off magellans cross.. the last time i went to the area i was ambushed by several badjao kids [ang uban naghubo raba tanan].. they even ambushed me how much more those foreign tourists especially caucasians.. im sure they're irritated by those beggars..

P500M for SRP lot due this week: City

Cebu City Hall expects to raise P500 million this week from a prospective investor of the South Reclamation Project (SRP).

City Administrator Francisco Fernandez said Cebu Investments Promotion Center (CIPC) managing director Joel Mari Yu told him they are set to receive the amount as down payment from a Singaporean firm, which wants to put up a highly automated manufacturing plant and wants to buy 20 hectares of the SRP.

Yu, who was out of town yesterday, earlier said that CIPC hopes Singapore’s Fil-Rich Holdings Corp., will pay $10 million after the Holy Week.

In an interview over his mobile phone, Yu admitted they are expecting the investor “any day now in Cebu.”

But he will only confirm the down payment once he sees the signed check.

P2 billion

“We have to be very prudent about it. I don’t want to brag about it aron dili ma-bara ba,” he told Sun.Star Cebu yesterday.

CIPC, the marketing arm of the SRP, quoted Fil-Rich Holdings a price of P2 billion or P10,000 per square meter for the 20 hectares.

Yu said the firm agreed and all negotiations are already done.

He said Fil-Rich will put up the “world’s first” fully automated container manufacturing plant here in Cebu.

With the purchase of a 20-hectare land at the SRP for P2 billion, Yu said the Cebu City Government could “pay more than one-third of its loan from the Japan Bank for International Cooperation (JBIC).”

City Hall used up 12.291 billion yen or P6.3 billion for the SRP.

The City has been set to pay its P600 million amortization for the principal and interests to JBIC this year. It already paid P267 million last February, while the remaining P300 million will be in September.

The City is set to bid out 30 hectares of the middle of this year. The City Treasurer’s Office is targeting some P735.5 million from the sale of government lots.

Flexible

Mayor Tomas Osmeña had said the City will have to be flexible in dealing with buyers of the SRP lots, and its primary concern is economic development for Cebu and employment opportunities.

He said that disposing of the 295-hectare SRP is not a real estate business. It has become real estate only from the standpoint that the City has to pay loans. (GAC)

Ah ok , thanks dive-cebu. If ( if only) they are one who owns the Star Mall chains ( and well open one in Mandaue ) then there will be two malls in Mandaue city , the other one is the Cebu Boardwalk Mall. It will also compete with SM City Cebu nearby. And if ( if again ) Robinsons will pursue in buying the more than 9 hectares lot at the North Recla ( the superblock) and also build a mall there, then mosamot na gyud ang kompetisyon mga bai.

BPO industry eyed as biggest potential source of investments in Cebu


Cebu City (25 April) -- The business process outsourcing (BPOs) industry will continue for 2006 to become the biggest potential source of investments in Cebu as 20 more call center companies are expected to operate before the year ends.

Jose Mari Yu, managing director of the Cebu Investment Promotion Center (CIPC) said this in an interview with the PIA recently.

Yu noted, while most of the major BPOs are operating in Manila, Cebu is already fast attracting BPOs such as Accenture, Qualfone and UK Link. " We are trying to develop non-voice BPOs because we feel there are a lot of more qualified people with skills in financial services such as accounting, payroll, insurance claims and medical transcription," Yu said.

We are expecting 20 call centers to operate in Cebu at the end of 2006, with three opening up in July," Yu said.

According to Yu, Accenture, that get accounts from various companies has already expressed interest in Cebu and it could trigger a domino effect in BPO investments.

Qualfone, operates Spanish language call centers that is a Mexican-based interested to put up English language outbound call centers here to serve the Southern part of the US. UK Link is a British company that also wants to put up call center facility for its clients in London.

Deputy Center Manager of CIPC, said, if plans push through, these companies would generate more than 1000 jobs locally.

According to the reports of the Board of Investments (BOI), Business Process Association of the Philippines (BPAP) and the communication on ICT, they have projected that the country's outsourcing jobs will rise by 44% with revenues at 52% and investments at 42% in 2006.

Yu concluded that total investments from the BPO Industry is expected to be about P12B this year and by 2010, 1.2M people will be employed in outsourcing from the present data of 233,000. (PIA-Cebu) [top]

Nag bike ka slerz? Gimingaw nako ug mountainbike. I used to bike some trails here in Cebu especially the Guadalupe-Napo-Buhisan-Pardo route. Nindot kaayo kay from Guadalupe river mu-abot naka ug Buhisan dam.. Hehe.. Naa pod diay protected area ang DENR didto, mura sad forest.

Local investors eye SRP too - CIPC

Aside from foreign locators, local investors are also highly interested in putting up business at the South Reclamation Project (SRP), an official of the Cebu Investments Promotion Center (CIPC) said.

“There are many (local) investors who want to put up businesses like gasoline station, restaurants and stores. The interest is there,” CIPC managing director Joel Mari Yu said in an interview.

However, he said these plans are put on hold for the moment because SRP’s gives priority to locators that require an area of at least one hectare.

CIPC is the marketing arm of the SRP.

Besides, Yu said, the use of the SRP is subject to the conditions set by Japan Bank for International Cooperation (JBIC).

“When the City Government of Cebu borrowed money for SRP from JBIC, it was denoted that the purpose of the loan was for development of an industrial estate or an export processing zone,” he said.

But today’s circumstances are different from those at the time when the City was negotiating for the loan, he said.

“In 1992, there was definitely all the potential for an additional 300 hectares of space in Cebu because we only had the Mactan Economic Zone 1 and because there was so much interest to locate in Cebu by manufacturing companies. Also, that time, China was not a real threat yet,” he told Sun.Star Cebu.

But now with China getting “90 percent of all foreign investments in manufacturing (in) Asia” and other new country competitors like Vietnam, Yu said the City Government had to ask JBIC to allow it (City Hall) to make SRP a mixed land use.

“If Cebu had to comply with the conditions of JBIC, we can’t fill it (SRP) up. If we can, it will take us some 10 years but because of our loan, we can’t wait for 10 years,” he said.

Admissible

He said admissible industries for SRP’s industrial zone, include light industries, such as engineering and precision assemblies for optical equipment, automobile parts, jewelry and fashion accessories, garments and furniture, and food and non-food manufacturing, among others.

Hotels, shopping centers, call centers, among others are allowed for SRP’s business, service or commercial zone while retirement villages, theme parks and condominiums will complement the tourism zone, he said.

“Low-cost housing and heavy industries like power plants, steel plants and cement plants are considered not admissible,” he added.

SRP’s pre-approved locators are Fil-Rich Holdings Corp., Bigfoot Group of Companies, Cardiovascular Hospitals of America, JY Construction, developer Richard King, RDAK, Yoshio Home Decorations Inc., Toyota, Hardware Consolidated, Cebu Holdings Inc., Filinvest and a Japanese group that will put up a Japanese retirement complex. Talisay City wants its own megadome

Talisay City will soon have a megadome to cater for bigger sports events and other activities as the City Sports Commission is already identifying the site for the project.

The commission, through its chief, councilor Rodolfo Cabigas, is already looking for the venue of the project in barangays Poblacion, Biasong and Dumlog.

But Cabigas said they are eyeing the 90-hectare lot owned by the University of the Philippines and the Development of Arts of the Philippines that is located strategically infront of the Cebu South Coastal Road.

The lot, however, has been occupied by at least 100 squatter families for years despite a court decision granting ownership to UP and DAP.

Municipal Trial Court in Cities judge Mario Manayon had issued a court order mandating the eight previous illegal settlers to vacate the lot. But UP and DAP did not make any move to implement the order, resulting to the rising number of squatters.

There were reports that the illegal occupants sold portions of the property to several people who are now occupying the place, which is just located next to the city hall.

Now that the city is expressing desire to own 60 hectares of the property, Cabigas wanted to negotiate with the real owners.

"Mag-negotiate usa na paliton sa Talisay (government) ang yuta."

The squatters, Cabigas said, will be relocated.

Meanwhile, the city is set to send a letter to UP and DAP over their unpaid taxes for years. The school already explained that since it is a university, it is exempted from any taxes.

Cabigas, however, said the school should not have tax exemption because it has not utilized the lot for academic purposes. - Liv G. Campo

ALI unit to expand facility in Cebu

Cebu Holdings Inc., a unit of Ayala Land Inc. (ALI), plans to expand its Ayala Center Cebu starting this year on the back of strong demand for retail space, according to a company official.

Francis Monera, Cebu Holdings chief operating officer, said the company will invest P800 million for the expansion, which will cover 13,500 square meters to be completed next year.

"This is our response to the big demand for more retail spaces in Ayala business center in Cebu," Monera said.

He said ALI plans to set aside some P2 billion this year for its capital expenditures. The Philippines’ largest property company so far has infused some P7 billion into its Cebu venture.

The first phase of the Cebu business park runs to about 50 hectares, and is near the major business and tourism areas such as the Marriott Hotel in Cebu and Cebu Sports Club.

Besides the expansion of the Ayala Center, Cebu Holdings is also developing Amarra, a high-end seaside residential area, on which the company plans to spend P1 billion.

"We have already finished 112 lots as part of the first phase in a five-hectare area and we eye to start the second phase this year," Monera said, adding that the second phase will have 96 lots.

The project, which would have five phases, is located in a 46-hectare area.

Cebu Holdings is bullish about real-state developments in the province because the area is more stable than other locations across the country, Monera said. "Cebu is stronger and even with a slump it doesn’t go down drastically," he said.

to be sold to Gokongwei

The Cebu City government is selling a city-owned 4.6-hectare property at the North Reclamation Area to a prominent business family.

Mayor Tomas Osmeña said the Gokongwei family was the only one that showed up during two public auctions organized by the city council’s bids and awards committee offering the lot, known as Block 10, for bidding.

“Now I think the road is clear that we sell the property to them in the amount that they bidded for,” Osmeña said.

The Gokongweis, owners of the Robinson’s chain of malls and supermarkets and the Universal Robina Food Corp., offered to buy the property at P12,500 per square meter.

Block 10, at 4.6 hectares, would cost P575 million.

Once sold, the lot would generate income for the city in the form of taxes, the mayor said.

City Administrator Francisco Fernandez said the city government has already submitted a letter to the Commission on Audit (COA) asking permission to dispose of the property.

The Local Government Code, Fernandez said, requires all local government units to always secure the approval of the COA when disposing government-owned real properties.

The letter, however, has not yet reached the COA head office in Manila, said Fernandez, who traveled to Manila on Monday to follow up the city’s request.

The letter was sent through the COA office in Central Visayas.

“We will be able to finalize the deal in maybe another month,” Osmeña said.

The mayor, however, expressed frustration at the COA’s processes.

“If we were a private company, we would have been able to complete it in two days,” the mayor said.

EXISTING STRUCTURES
The city currently has several facilities in Block 10: the City Engineering Office, Department of Public Services (DPS), Squatters Prevention Encroachment and Elimination Division (Speed), Mobile Patrol Group (MPG), and the city oil depot.

Osmeña said the Gokongweis have agreed to give the city government two years — starting from the time they pay the city — to vacate government offices now occupying Block 10.

Osmeña said he planned to transfer the affected city government facilities to a portion of the South Reclamation Project (SRP) facing the city's sanitary landfill in barangay Inayawan.

Osmeña said the area in the SRP that the facilities would be transferred to is unmarketable, and would not spell a loss of potential SRP profits.

i don't think the gokongweis are in a hurry of investing in cebu. malls are already aplenty and putting another will just create a glut.

I think Robinsons will make a mall in that area. The area is quite big and is good for a mall development. If they will build a condo tower or office tower or a hotel tower, they will not buy the whole area since it would not require a bigger space. :) Im just hoping that it would be a mall, pero dugaya pa uy, after two years pa man sila modevelop sa maong area. :laugh:

I think Robinsons will make a mall in that area. The area is quite big and is good for a mall development. I'm hoping they combine the mall and the condo/office tower. it's a big lot anyhow. :) still quite a long time to go though. :)

Meaning mas nagtitiwala pa ang isang Multi national company na mag-invest sa Cebu kaysa Local. :D

Marami na rin kasi mga coffee shoppes, mostly local like Bos. Some have even closed down.

Starbucks was different. It was like Mcdo opening a shop here despite the existince of local fastfoods like Brutus and McJoy... Hehehehehehehhe.. Ashton favorite baya nimo McJoy noh?

Yup they have! there are alot of Bo's Coffee Club in major VisMin key cities. Same with Coffee Dream. As far as i know, there is a coffee dream in bohol and in Davao.

Local investors eye SRP too - CIPC

Aside from foreign locators, local investors are also highly interested in putting up business at the South Reclamation Project (SRP), an official of the Cebu Investments Promotion Center (CIPC) said.

“There are many (local) investors who want to put up businesses like gasoline station, restaurants and stores. The interest is there,” CIPC managing director Joel Mari Yu said in an interview.

However, he said these plans are put on hold for the moment because SRP’s gives priority to locators that require an area of at least one hectare.

CIPC is the marketing arm of the SRP.

He said admissible industries for SRP’s industrial zone, include light industries, such as engineering and precision assemblies for optical equipment, automobile parts, jewelry and fashion accessories, garments and furniture, and food and non-food manufacturing, among others.

Hotels, shopping centers, call centers, among others are allowed for SRP’s business, service or commercial zone while retirement villages, theme parks and condominiums will complement the tourism zone, he said.

“Low-cost housing and heavy industries like power plants, steel plants and cement plants are considered not admissible,” he added.

SRP’s pre-approved locators are Fil-Rich Holdings Corp., Bigfoot Group of Companies, Cardiovascular Hospitals of America, JY Construction, developer Richard King, RDAK, Yoshio Home Decorations Inc., Toyota, Hardware Consolidated, Cebu Holdings Inc., Filinvest and a Japanese group that will put up a Japanese retirement complex. Tj, diba Coffee Dream is based in Davao?

The Coffee Shop which closed down as what I've said previously was the one located in Fuente Osmeña which is now a Chowking.


Some coffee shops here:

1.) BOs
2.) Starbucks
3.) Bigbucks
4.) Venetian
5.) Coffee Dream
6.) Milk
..I forgot the others..

Of the six above, I'd say the best would be BOs... second would be Starbucks... Worst would be Milk and Bigbucks... Hehehe, my opinion...
