Ayala unveils new dining destination

ALFRESCO dining, orchestrated landscaping and water features, and the hottest shops and restaurants in the country - all these and more are sure to capture your fancy at the newest leisure oasis soon to rise in Cebu.

Ushering in another level of cosmopolitan lifestyle, Ayala Center Cebu will be unveiling its plans for the mall's lagoon area which will be home to shops catering to a wide range of shoppers and diners - from the young teens on a night out, to yuppies on a lunch break or enjoying drinks after work, to couples and families who prefer more quiet and sophisticated dining options, or our local and foreign visitors who want to experience the flavors and ambience of Cebu.

Providing more than 8,000 square meters of additional leasable area (20,000 square meters gross floor area) for at least 50 more shops and restaurants, this new section will be seamlessly connected to the mall, giving shoppers the ultimate sun up to sun down shopping experience at Cebu's and Visayas and Mindanao's preferred lifestyle destination.

This new structure and its surrounding landscaping will be designed to reflect the lifestyle that is uniquely Cebuano.

Owned and operated by premier developer Cebu Holdings Inc., Ayala Center Cebu is the centerpiece of commercial and business hub, Cebu Business Park, the company's flagship project.

This momentouse unveiling at the Ayala Center Cebu Lagoon area happens today. A night of food, fashion and music, Cebuanos will be given a preview of this exciting hub expected to be completed by the end of next year.

^^

This expansion building will have a total floor area of 20,000 square meters. It's more or less the same with the CICC.. :D

So this expansion building will really spell a difference compared with the other expansion building which is just a Rustans building. And we thought that that was the Ayala expansion! Hahaha..

^ I've read somewhere, although I forgot about it, that the Ayala Expansion and Renovation will come in several phases for 3 years. The first phase is the Rustan's Building to be opened 2nd Quarter 2007, then the second phase is the oasis park at the lagoon to be opened 4th Quarter 2007. The other phases were not revealed. Hmmm

------------
The SM expansion on the other hand, which will add 110,000 square meters of gross floor area will just add at least 20,000 square meters of leasable area for more or less 70 shops. ;)

This is where the planned closure of Colon Street will come in.

If Colon street will be permanently closed to traffic, we will now have a tourism district or an open air Museum where the tourist will just walk and visit historical sites and at the same time shop around in high end stores that will be housed at the many heritage buildings throughout the district.

The entire Colon road should be paved with cobble stones, spanish style lampposts should be installed along with some benches. The existing Colon Obelisk should be torn down and replaced with a Fountain. Palm trees should also be planted along the strip. The old World War II era buildings should be rehabilitated and rented out to those who are interested in opening an outdoor cafe, restaurant, boutique hotel and outdoor high end shops such as Prada, Versace, etc.. This would be our answer to Hongkong's Nathan Road (although Nathan road is open to traffic) or perhaps L.A.'s Rodeo Drive.

It would also be a nice idea if they will reintroduce Calesas or Tartanillas to ply the entire Colon route.

Need for "central" tourist spot seen

The Freeman (http://www.philstar.com/philstar/freeman200611061801.htm) 11/06/2006

Despite the influx of tourists coming to Cebu, there is a still need to identify and develop a specific tourist site where foreign visitors can shop and dine in style for it to be comparable with popular international tourist destinations like Singapore, Thailand and Hong Kong, said a tourism executive.

Robert Lim Joseph, member of the National Association of Independent Travel Agencies, recently said Cebu has a lot to offer for foreign tourists but for it to be effectively marketed, it should have a particular tourist area for shopping and dining.

"We should not try to package Cebu as a foreign tourist destination where everything is cheap, as Cebu can really compete with the likes of Sentosa of Singapore, Ocean Park of Hong Kong and Phuket, Thailand," he added.

^^I've also noticed nga gi cut na ang mga trees, bushes inbetween the carpark beside sa Cafe Laguna and Mariott.

We've also noticed sa SM expansion building nga ang clearance sa 3rd, 4th and 5th floor which will serve as a parking area is quite low. The expansion will have the same height with the old building. They are already working on the 5th floor.

STILL ONE OF ASIA'S BEST
Cebu remains among preferred tourist destinations

By Wilfredo Rodolfo III
Cebu Daily News
Last updated 11:26am (Mla time) 11/06/2006

Cebu is still one of the best island-destinations in Asia.

For the third straight year, Cebu was voted and included in the top 10 island destinations in the Asia/Indian Ocean region by the prestigious Conde Nast's Traveler Magazine Readers' Choice Awards for 2006.

Although Cebu maintained its 8th place finish last year in the region, it scored higher this year - from last year's 69.5 points to 71.0 points this year.

Cebu ranked seventh when it first emerged in the elite top 10 list of the best island destinations in the region in 2004. But its ranking dropped a notch lower after it was overtaken by Lombok Island in Malaysia.

Last year's fourth placer is this year's number one island-destination in the region.

Maldives received 91.5 points, knocking off 2005 winner Phuket in Thailand, which slid to number three spot at 81.8 points. It also ranked number one in the world.

Traveler Magazine has described Maldives as a "Mecca for surfers and sun worshipers" which has a "beach for everybody, from crowded golden sands to tranquil havens where dolphins frolic."

Perennial favorite Bali in Indonesia overtook Phuket in the ranking to occupy the number two spot at 85.9 points. Langkawi in Malaysia and Koh Samui were fourth and fifth placers with scores at 80.1 and 78.1 respectively.

The rest of the top ten were Seychelles (sixth, with 77.8 points), Zanzibar (seventh, 71.6), Borneo (ninth, 63.2) and Mauritius (tenth, 62.7).

The Traveler Magazine has been conducting the Readers Choice Awards since 1998.

This year, 28,000 tourists participated in the survey and rated these destinations based on the activities, beaches, restaurants, lodging found on the islands as well as the friendliness of the residents.

The scores were "an index of satisfaction with travel facilities and services, scored out of a maximum of 100."

Some 350,000 questionnaires were sent out to Traveler Magazine subscribers where they were asked to rate their choices for the different categories. The final tabulation was conducted by Mediamark Research Inc. of New York City.

Traveler Magazine, considered as the world's best travel magazine, has a worldwide circulation of around 750,000 a month and 1.8 million hits on its website (http://www.concierge.com/cntraveler) monthly. Its readers have been described as the "most affluent, stylish and experienced travelers in the world."

Traveler Magazine is published by Conde Nast along with Allure, Brides, GQ, Vogue, Vanity Fair, Tattler and Wired.

This year's awards also named the best airlines, airports, cities, countries, cruise lines, hotels, spas, resorts and tour operators from the different regions of the world.

The other entries from the Philippines that figured in the list were the exclusive Amanpulo Resort in Palawan, which ranked 14th in the leisure hotels category in the Asia/Indian Ocean division with 86.27 points and the Peninsula Manila in the hotels category in the region with 93.7 points.

Shangri-La Mactan Island Resort and Spa ranked ninth last year in the resorts category in the Indian Ocean region. It did not make it to the top 10 this year.

But the resort was included in the magazine's Gold List of destinations for 2006 - the only entry from the Philippines.

The best city in Asia was still Bangkok in Thailand, which garnered 85.8 points. Included in the top were Hong Kong (second, 80.4 points), Chiang Mai, Thailand (third, 79.9), Singapore (fourth, 78.8) and Kyoto in Japan (fifth, 77.7).

Cebu City, which was once adjudged one of the best cities in Asia in 1999 by the now defunct Asiaweek Magazine, did not figure in the list.

The cities were selected based on the following criteria - cleanliness, culture, architecture/aesthetics, visitor-friendliness, food/restaurants, nightlife and safety.

Rome in Italy was the best city in the world with 94.22 points followed by Barcelona in Spain at 93.67 points and Sydney in Australia at 93.17 points.

The best countries for tourists are Italy (95.57), New Zealand (94.81), and Australia (94.49). Two Southeast Asian countries made it to the list - Thailand, which ranked 7th at 91.07 points and Malaysia, 12th place with 86.36 points. Philippines was nowhere on the list.

Regarding the CEBU CITY WATERFRONT DEVELOPMENT and Heritage Conservation Masterplan,

Councilor Joy Pesquera posted this at the Cebu City Forums:

Hello friends!

The City Council is still in the process of deliberating on the Master Plan of the City. I was tasked to assist in reviewing the portion on Urban Design.

I had instructed my staff to take pictures of all the structures including the streets within the Central Business District (sikatuna to p burgos street to magallanes street to the corner of escano street and leon kilat down to p. del rosario street and back to sikatuna.)

I would like to seek your assistance if you have photos of the streets within the Central Business District, past and present, kindly send it to me. You can post it here or send to jpesquera@cebucity.gov.ph. Kindly indicate the date the picture was taken.

I would also appreciate if you can propose a design for the particular area you had chosen. And what regulation / infrastructure that will be needed.

Thank you very much for your cooperation.

Joy Pesquera

I posted these pictures including a link to the study:

Cebu City Waterfront Development
http://www.fbe.unsw.edu.au/exhibits/mudd/projects/images/9899cebu/9899cebu_1.jpg

....and she replied

The Strategic Master Plan was started in the year 2000, which was made as a based period and the plan is for the period 2000 - 2020. However, the City Council had just received the Strategic Master Plan only last September. It had conducted a series of executive sessions to tackle each aspect, however, it had found out there are a lot of essential items lacking.

In addition, there is a need to update the data before it will be approved by the council.

I really appreciate your suggestion, but if possible, you can include a drawing or design of your proposal and also, the proposed regulation thereof.

I have already took pictures of about 20% of the Central Business District but it's a long way to go. After taking pictures, I have to super-impose the design as stated in the master plan.

Regarding the plan to put back the old glory of the Freedom Park, it's in the master plan, but there are a lot of conflicting provisions, which we have to reconcile. We also have to take into consideration the impact of its implementation especially social acceptance of the people affected and where should be the right place of their relocation.

Thanks for all those who submitted their proposal.

Joy

... and further..

The Waterfront Redevelopment Design, I believed was done by Joy Onosawa. She was tasked by the Waterfront Development Commission to come up with Heritage Conservation Plan for Cebu City. She was able to submit the proposed design as well as the regulatory requirements. Hopefully, we can incorporate her work in the final output of the Strategic Master Plan and in the to be amended Zoning Ordinance.

So much work done by the Waterfront Development Commission, however, it was never been implemented because the commission was not convened starting 2001.

Much as I want to post the pictures of the city; however, I do not know how to post the pictures.

Maybe next time.

Joy

I'm not sure if the street sweepers that we have now is similar to the original street sweepers that we had before.

Basta the old street sweepers had a circular broom or brush (or in Bisaya we call it lampaso) that rotates, tapos there's a Vacuum that sucks the dust. On the other end is a hose that sprays water.

@Slerz

Of course the clearance is low because you won't be expecting 10-wheeler trucks to park at the multi-level parking area. Just take a look at Ayala's basement parking areas.

With new office, Waterfront cops dared to do more
Cebu Daily News
Last updated 11:27am (Mla time) 11/06/2006

Policemen assigned at the Waterfront police station must show that they deserve to stay in a new and beautiful building, a Cebu City official said Sunday.

Vice Mayor Michael Rama challenged the Waterfront policemen to show their gratitude for having a new building by performing their duties correctly and properly.

The new P2.8-million one-story building for the Waterfront policemen will be inaugurated next week.

Superintendent Pedrillo Villamor, Waterfront police station chief, said in Cebuano that the new building would increase the morale of his men and would make them more effective.

Villamor promised to make more operations and more arrests of bad elements at the Pier area.

Villamor also said that the bigger prison space would encourage his men to make more arrests. /Correspondent Jhunnex Napallacan

Ngeee, actually the reason why GreyX created a Cebu u/c thread is because the main Cebu thread easily gets filled up. Aside from that, there is also a "Under Construction" subforum so why not create cebu u/c thread instead of posting separate threads for each u/c. Hehehe..

The downside to a thread getting filled up easily is we won't be able to keep track of the important events/articles being posted. You won't also be able to keep track as to who replied to your posts and queries.

I can even remember before, I think the Cebu thread reached 500 posts in more or less 3 days.

No. We parked in front of it kanina, and it's rotting :ohno:

Anyway, the SM Expansion has a basement pala? Open kasi yung gate kanina and then, we saw some kind of a basement entrance... hmmm

Yeah it has a basement. I think pareho lang gud sa existing building, naay lower ground floor..

I've noticed sa imo pic Sinjin, the lower floors will be mall space noh while the upper floor will be parking space based on the clearance.

Yeah, but would it be dedicated to parking? What I'm thinking is this, the basement would be dedicated to parking and access to the 3rd, 4th and 5th level parking areas will come from there? Huh?

The existing open parking area. The expansion building's foot print will be occupying at least 2/3 of the existing open parking area.

I hope it won't be dedicated to parking space because after all, the multi-level parking areas are at the top portion of the building. Nice if they bring back "Worlds of Fun" or "Glicos". Hehehe.

Diba this building will also have a rooftop that would also be an open air parking area?

Regarding access to the multi-level parking space, I remember sa rendering, there was a portion of it that looked like a spiral ramp similar to the one in Robinsons.

Yeah I think that's one of the main reasons why they positioned the parking space at the top. Hehe..

No that's just a minor reason. Think about it, if you place the leasable area to the top floors, it won't have direct access from outside, it's only access would be the connections to the existing building. But with the leasable area placed on the lower area, they could have direct access since they could open new entrances and add more escalators.

Proudly Cebu made: Balamban shipbuilder launches first-ever pure car, truck carrier

The Freeman 11/07/2006 (http://www.philstar.com/philstar/FREEMAN200611071808.htm)

Tsuneishi Heavy Industries (Cebu), Incorporated launched its first Pure Car and Truck Carrier - Single Screw Roll On/Roll Off Car carrier last November 3, Friday, in Balamban town.

The Pure Car and Truck Carrier has a capacity of 5,100 cars or 4,300 cars and trucks. It has 12 decks and has a service speed of 19.3 knots. Its length is 170 meters, breadth of 32.2 meters, depth of 34.8 meters, full loaded draft of 9.6 meters and a gross tonnage of about 52,400 tons.

The car carrier is not something that gets ordered everyday. It is quite expensive to construct, and there aren't very many of them plying the seas, this was learned from officials of Tsuneishi. Like the other ship launchings prior to that of last Friday, the event took place just as the tide was at its highest level for easy launch. Even the wind speed had to be monitored to the last minute. With Divine Providence, everything went out smoothly as planned.

Such event was significant because the last time a Pure Car and Truck carrier was launched, the ship reportedly haplessly tipped to its side. So, when Tsuneishi did it right the first time last Friday, its engineers went wild with glee cheering at such a feat.

The ceremony began with the playing of the Philippine National Anthem, followed by Norway's and that of Japan's. Norway is the country of the company that ordered the ship from Kambara Kisen Co., Ltd. of Japan with Mr. Makoto Kambara as chairman. Mrs. Sachiko Kambara, the wife of the chairman, did the cutting of the ceremonial line.

Foreign dignitaries and several officials from the Naval Forces Central Command and the Central Command, along with their families, attended the launch so to witness a significant moment in Philippine shipbuilding history.

As Tsuneishi launched its first-ever Pure Car and Truck Carrier, the global shipping industry took notice. And as a fitting footnote, Tsuneishi is now working on its second order.

While it is true that the technology employed as well as part of the capital outlay came from Japan, workmanship and craftsmanship are purely provided by Filipinos, and noted to be distinctly a masterpiece of Cebuanos. - Clarence C. Martinez and Alfonso V. Alvarez/MEEV

-The CICC construction cost will not balloon to P800 million! Gov. Gwen assured that if the cost would increase, it won't exceed 10-15% (additional P45-67.5 million) of the original cost.

‘More work to be done’

CEBU’S tourism stakeholders must work harder by upgrading services and improving infrastructure to put Cebu on a higher rank in an international travel magazine survey next year, an industry leader said.

The survey result this year should inspire tourism players to promote Cebu with aggressive marketing and focus efforts on the Cebu brand, Mila Espina, head of the tourism committee of the Cebu Chamber of Commerce and Industry told Sun.Star Cebu.

“The news is great and an indicator that Cebu is indeed in the global market already. It implies that Cebu is selling itself as a destination of the Philippines. Cebu makes a great difference,” she said.

The CCCI has been pushing tourism, along with information technology, as the engine of growth of Cebu’s economy.

Cebu was again voted eighth in this year’s top 10 island destinations in the Asia or Indian Ocean region by the Conde Nast’s Traveler Magazine Readers’ Choice Awards for 2006.

Conde Nast Traveller magazine is a premier magazine for people with a passion for travel, adventure, culture and new ideas.

Former governor Lito Osmeña’s marketing strategy of promoting Cebu as an “Island in the Pacific” has proven its effectiveness, said Efren Belarmino, president of Skal International Cebu and general manager of Plantation Bay Resort and Spa.

He said some international tourists until now see Cebu as an island in the Pacific, not an island in the Philippines.

“We (Cebu tourism industry) have been including in our marketing paraphernalia that Cebu is a part of the Philippines. But we can’t stop tourists from thinking that Cebu is not part of the Philippines. Cebu is just Cebu. It stands on its own,” he said in an interview.

But like Espina, Provincial Board (PB) Member Agnes Magpale believes more needs to be done.

Cebu’s rank has always been in the seventh or eighth in the top ten island destinations in the Asia/Indian Ocean Region for three consecutive years in the Conde Nast’s Traveler Magazine Readers’ Choice Awards.

“This should serve as a wake-up call because we have been stagnant,” said Magpale, who heads the PB committee on tourism said.

“We hope that with this effort of the governor to develop rural areas, we will discover more destinations that are also world class. We position ourselves as a destination for seminars and conventions but we should also aim for more,” Magpale said.

The Cebu Provincial Government has initiated the Suroy-suroy Sugbo aimed at promoting the different destinations outside the city centers.

The next Suroy-suroy Sugbo will be in January next year but the tour is already fully booked.

Magpale said she is glad that the mayors are now aware that their own localities are tourist destinations.

But she admitted that the shortage of accommodation is still a problem and before holding Suroy-suroy, Capitol always sends a team to the places to check whether there are available rooms for tourists. (JBN/MBG)

‘Cebu can be no. 1 island-destination in Asia’

Cebu Daily News
Last updated 11:02am (Mla time) 11/07/2006

Concerted efforts of both the government and private sector are needed to “push Cebu as the ultimate island destination” in Asia.

This was the reaction of Provincial Board Member Agnes Magpale and businessman Robert Go on the eighth place finish of Cebu in the list of 10 best island destinations for Asia/Indian Ocean region in the annual Conde Nast's Traveler Magazine Readers' Choice Awards for 2006.

Both remained confident that Cebu would improve its ranking in future surveys conducted by Traveler Magazine among its 350,000 subscribers. This can be done by encouraging investors to pour in their money on tourism-related businesses while at the same time, intensifying the promotion campaigns on the island.

Go, regional governor of the Philippine Chamber of Commerce and Industry, noted that the Philippines has been outpaced by other countries that had been aggressive in developing their tourism industry.

“For example, Cebu is better than Bali, Indonesia in terms of natural resources but what makes it attractive? All five-star hotels are in Bali. There, the government is pushing for investments. When there are five-star hotels, there are places to stay. The tourists do not go there for beaches. They go there because of the five-star hotels,” Go said.

The hotels use their resources and connections in other countries to ensure tourists' arrivals. They help in the promotion, he added.

Government support, such as opening the real estate ownership to foreigners, could help a lot, Go said.

He added that Cebu still has plenty of areas that can be tourist magnets, if properly developed and if hotels were put up there. These could be found on Malapascua Island as well as the towns of Daanbantayan, Boljoon and Badian.

But Go said the holding of the Association of Southeast Asian Nations Summit in Cebu can boost the island's tourism potential because many people from other countries will get to know about Cebu.

His optimism was shared by Magpale, provincial board committee chair on tourism, saying the summit would open doors for Cebu.

Magpale said the administration of Governor Gwendolyn Garcia has put more focus on its “Suroy-suroy” program, which aims to bring tourists to the countryside by highlighting the cultural, historical and recreation attractions of the towns.

For the third straight year, Cebu was included in the top 10 island destinations in the Asia/Indian Ocean region based on the survey conducted by Traveler Magazine on its readers this year.

Cebu remained on the eighth place but it scored higher this year with 71 points from last year's 69.5 points.

Traveler Magazine, considered as the world's best travel magazine, has a worldwide circulation of around 750,000 a month and 1.8 million hits on its website (http://www.concierge.com/cntraveler) monthly. Its readers have been described as the “most affluent, stylish and experienced travelers in the world.”

The survey also included the selection of best cities in Asia. Unfortunately, Cebu City was no where in the list.

But Cebu City Mayor Tomas Osmeña said it would take a while before the city would be included in the top 10 best tourism destination in Asia or one of the best cities in Asia.

He, however, said his dream to make Cebu City number one remains achievable and he still has three more years to work on it if reelected next year.

“People can see that despite our financial difficulties we are able to level with other cities as far as beautification (programs) is concerned,” said Osmeña, who was in Palawan on Monday.

While Cebu City is regarded as a “highly rated” tourism destination, he said it still lacked an entertainment strip to boost its night life.

He said he wants to address this with an integrated entertainment area of 18 restaurants and entertainment joints along the seawall of the South Road Properties (SRP).

“It's not fun if restaurants and bars are far apart. They have to be in a strip like the ones in Singapore and Hawaii,” the mayor said.

He was also confident that investments would mushroom in the SRP when people gather there.

“We may not have a white sand beach (like the ones found in Mactan Island) but we are also doing our part (in promoting tourism). It is just a matter of time for us to become number one,” the mayor said. /Doris C. Bongcac and Suzzane S. Alueta

ASEAN reps to check Cebu convention center

By Dale G. Israel, Jolene Bulambot
Cebu Daily News
Last updated 11:02am (Mla time) 11/07/2006

Representatives of the 17 countries participating in the 12th Association of Southeast Asian Nations (ASEAN) Summit in December will be in Cebu on Wednesday to inspect the Cebu International Convention Center (CICC) and the hotels of the delegates.

Elizabeth Francia, executive secretary of Governor Gwendolyn Garcia, said they were expecting around 200 people composed mainly of protocol officers and other officials who would serve as advance parties to the heads of states.

Each country would send three to 17 people as part of the advance party.

Their agenda include inspecting the hotels where the delegates would be staying as well as the CICC in Mandaue City, one of the venues of the summit.

The routes for the spouses of the heads of states may also be inspected by the representatives.

Before the inspection of the building, the ASEAN secretariat would hold a briefing on the procedures of the whole summit. Specific details of other activities are undisclosed due to security reasons.

The ASEAN is composed of Brunei Darussalam, Cambodia, Indonesia, Laos, Myanmar, Malaysia, the Philippines, Singapore, Thailand and Vietnam.

Its dialogue partners include Japan, China, South Korea, India, New Zealand, Australia, and the European Union (EU). During the summit, the EU will be represented by Finland. East Timor will send a delegate as an observer.

In the meantime, painting and tiling works at CICC have been speeded up in time for the ocular inspection on Wednesday.

Architect Manuel Guanzon said Sunday the facility was ready for inspection as the CICC was already “99 percent complete.”

The remaining one percent would be devoted to minor works such as carpeting, furnishing the interior part of CICC and some finishing touches, he added.

Last Saturday, Guanzon said the CICC was already “100 percent” complete when Cebu Daily News joined Governor Garcia and Mandaue City Mayor Teddy Ouano during the inspection of the CICC.

When he noted the surprised look on the reporter's face, the architect snapped and said: “Mangutana ka unya dili ka motuo.”

But when interviewed on Sunday, Guanzon said the facility was “99 percent complete.”

“It's already all in. What we are doing now is fine-tuning and by November 15, everything will be completed,” he added.

Guanzon said they were ready to show off the facility to the country representatives.

“They'll expect to see a very clean convention center and they would get to see the necessary facilities,” he said.

He added that he expected that the painting and tiling works being done now would be completed by Wednesday. At that time, the paint would have dried up too.

Mock-up rooms would be set up for display for Wednesday's inspection so visitors could see what the CICC would look like when furnished.

“By that time, the interior part is not yet carpeted. We will show them the ministers' room and all the facilities. We will have mock-up rooms where there would be a display of furniture, lights and they can make suggestions such as changing the fabric chairs to leather or the tables or the lights,” he said.

^ Yes I know that already, but in SSC history, there was never a banner shown that was sent via email. Most of the times, banners are from the ones posted in this thread: http://www.skyscrapercity.com/showthread.php?t=346135 . If you would check it out, it's closed already and the whole year is fully booked. That's why we, the moderators, will be the ones to submit it in the moderation board. A few people too, submit banners via PM to Jan but he's too busy now to open his PM box especially if the subject of those are the ones on his signature. So just sit back and relax as I will be the one to submit the banners for Cebu, the ASEAN Summit and the 2007 banners as we already have our own banner thread there ;)

^^ ‘More work to be done’

Get ready for surveillance cams all over Metro Cebu

SURVEILLANCE cameras will be placed in strategic areas in the cities of Cebu, Mandaue and Lapu-Lapu, as part of the security arrangements for the Asean summit next month.

The cameras will monitor traffic and will alert the authorities about abandoned vehicles or baggage that might contain bombs, said the legal chief of the Department of Public Works and Highways (DPWH) 7, Agustinito Hermoso.

For 24 hours, the cameras can record a person’s features and a vehicle’s description, including the plate number, and store information for up to 45 days.

Hermoso, a member of DPWH’s bids and awards committee, said they will be buying the cameras.

DPWH 7 Assistant Director Marlinda Alvizo, in her letter of invitation to suppliers, said the traffic surveillance equipment and software will cost about P89 million. The money will be taken from DPWH funds.

Installation will take 30 days.

She identified three possible suppliers—Triton Co. Inc., Cebesos Co. Inc., and Wireless Tech Inc.

The police will identify where the cameras will be installed. The cameras will be turned over to the local government units after the summit.

A source said Cebu will be the first city in the country to have this kind of technology.

The surveillance equipment will be Internet protocol-based and the images will be transmitted through radio frequencies.

Aside from security, cleanliness is also a concern for the summit hosts.

The Mandaue City Council is urging Mandauehanons, especially those whose properties lie along the main thoroughfare and the ceremonial routes of the summit, to clean up their premises.

“The summit is not purely a governmental affair but includes the active support of the private sector because of the economic benefits that it will bring to the city and its people,” Councilor Carlo Fortuna said in a resolution.

Fortuna observed that tall weeds and garbage can be found in several vacant lots in the South Reclamation Area (SRA) and it appears the property owners have not attempted to clean up, despite the government’s efforts to beautify the surroundings.

He wants lot owners “to clean and green and beautify their lots” parallel to the efforts to beautify the city for the Association of Southeast Asian Nations (Asean) summit next month.

He is also encouraging establishments and institutions within the vicinity of the SRA and the Cebu International Convention Center to clean and beautify their premises.

Councilor Procopio Villanueva also filed a separate resolution asking all residents and private establishments situated along the main roads to maintain the cleanliness of their frontage.

He observed that some residents merely rely on the government’s garbage collection and they do not even keep their surroundings tidy.

Villanueva also drafted a resolution urging the General Services Office and the City Engineer’s Office to remove advertising posters pasted on walls, fences and electric posts along the ceremonial routes of the Asean summit. Well just a while ago, a portion of it where there were informal settlers have been cleared already. Work on the drainages is also ongoing and the road itself is being repaired.

Also, a Tartanilla/Calesa decoration has been put up in one of the center islands in front of the Capitol. Very nice to look at!

Amazing!:)

New shopping destination to rise in Ayala lagoon area
By Ehda M. Dagooc
The Freeman 11/08/2006 (http://www.philstar.com/philstar/Freeman200611082001.htm)

Ayala Center Cebu shopping mall has officially unveiled its P800 million expansion project, transforming the lagoon area to another premier destination in Cebu.

By the end of 2007, about 25 parade-of-restaurants, night-life restobars, entertainment outlets, and lifestyle and fashion stores will be opened, in an alfresco type shopping and entertainment ambiance.

Another 25 more chic lifestyle shops, entertainment joints, and renowned restaurant brands will be opened immediately after the phase 1 of 25 areas for lease will be occupied, targeted to be completed by March of 2008.

"We are doing it phase by phase," Almendras said.

The construction of the 8,000 square-meter lagoon area will start on January of next year, said Cebu Holdings Inc. (CHI) president and chief executive officer (CEO) Rene D. Almendras.

"This new section of Ayala Center will give shoppers the ultimate sun up to sun down shopping experience. This new structure and its surrounding landscaping will be designed to reflect the lifestyle that is uniquely Cebuano," Almendras said during the ceremonial groundbreaking of the project held Monday night.

CHI's Ayala Center Cebu is the crown jewel of the 50-hectare Cebu Business Park. The shopping mall has been the company's consistent large revenue contributor for years.

"We are introducing another change which is not just about building additional square meters, it's about building new destination," added Almendras.

This new destination, he said will have an active zone for those who prefer an upbeat setting, and a quieter zone who simple want to relax and enjoy superb meal with family and friends.

Consisting of four levels, this section will accommodate a total of 50 shops and restaurants. The first level will have chef-based and popular restaurants with alfresco dining areas, bringing in new options to Cebu.

The second level will have various hip and trendy shops, as well as lifestyle outlets to complete the experience at this new destination.

The third level and fourth levels on the other hand, will be the new center for the hottest bars and entertainment in town.

This new ACC expansion, after the three-level annex, which is currently under construction, will have more than 300 new parking slots.

According to Almendras this new development, can not be compared to any Ayala-developed malls in the country, such as Greenbelt in Makati City, as this structure is uniquely designed to fit the lifestyle of discriminating and sophisticated Cebuanos.

Another highlight is the introduction of outdoor stage facility, whose structure is inspired by the pristine lotus flower, a reminiscent of the current lagoon area, while bringing in the element of nature in design.

For the first six months of 2006, Ayala Center ACC contributed almost half of the total bottomline of CHI with P206 million gross revenue contributions for the period.

Increased consumer spending in the region, has pushed CHI to spend almost a billion pesos to expand its shopping and entertainment mall component, said CHI executive vice president and chief operating officer (COO) Francis O. Monera.

"Consumer spending in the region has increased, as evidenced by the expansion of malls and the mushrooming of small retail developments in Cebu. At Ayala Center Cebu, sales have been growing steadily year on year, with double-digit growth rates. Occupancy rate at the mall is full with a long list of applicants," Monera said.

Yup bro, that's the lot where the DPS is located. Mayor Osmeña said that Robinsons has given the city 2 years to clear the land. So we can expect development two years from now.

I think they already paid the downpayment if I'm not mistaken.

Dako kaayo ni nga lot bai, I don't know though how many square meters it is.

... i just found out that this lot bought by Robinsons is about 46,345-square-meters. The lot price is P579,312,500 which RLC won the bidding. RLC had already paid the city twice. First, a bid bond of P115.86 million which served as down payment for the property and then, RLC paid another P173.80 million which formed part of the downpayment. So, a total of Php289.66 million which the city had already received from RLC. I assumed, RLC has already paid the city the balance amount of Php289.65 because the 1st and 2nd payments were done long time ago, sometime June this year...

...also bai, you're correct that Robinson’s Land grants the City Government the right to use the property for free for a maximum of two years from the date of the execution of the contract to sell ....also, i found out that some of the offices will be transferred to the South Reclamation Project (SRP) once the City turns over the property to Robinson’s Land after two years

Volume of investments this year falls by P16.3B

THE Board of Investments (BOI) Cebu extension office records reveal that only P136.6 million new investments entered the province, compared to P16.47 billion in the same period last year.

This means investments in the first nine months of this year is P16.3 billion shy of last year’s figure.

However, BOI-Cebu chief Ernesto Pintac said the decrease “is not something to worry about.”

“We were lucky last year because there were entries of big ticket projects unlike this year. But the year has not ended and we are seeing more projects coming in,” Pintac told Sun.Star Cebu.

Kepco-Salcon Power Corp. with an investment worth P15.2 billion was the biggest project that registered with BOI last year. The consortium seeks to establish a two 100-megawatt coal-fired power plant in Naga, Cebu.

Other investments recorded last year were that of Goldland Philippines Corp. with P736 million and Five Power Ventures Development Corp. with P402 million.

This year, the two mass housing projects of 8990 Housing Development Corp. with a total worth of P120.6 million, were the biggest investment.

Other registered projects in the first nine months of this year are Kida Po Design Manufacturing Corp. with P7.1 million, A5TRX with P6.6 million and The Babes Pig Producers Inc. with P2.3 million.

The number of jobs created by new investments from January to September this year is also way below that of last year. New jobs created by the five projects registered this year totaled 288 compared to 2,253 in 2005.

But despite the huge discrepancy, Pintac said he remains to be optimistic.

“We are seeing more big ticket projects that will be registered before the year ends,” he said.

Pintac said the BOI recently approved the modernization project of Shangri-la’s Mactan Island Resort worth P400 million.

He added that BOI has also identified six other “big ticket project” for expansion or registration by the end of the year.

“We’re just waiting for them to file,” he said.

With Cebu’s hosting of the 12th Association of Southeast Asian Nations (Asean) Summit next month, Pintac is hopeful a “good aftermath” of the event will lure more investments to the province.

“It’s a good opportunity to show them what we have and don’t have. Whatever we don’t have, they will see that as an opportunity for investment,” he said. (MMM)

Developer mulls new projects in ’07

AFTER launching its residential housing early this year, a real estate developer announced it will soon venture into property development projects such as commercial buildings and condominium units.

In a statement furnished to Sun.Star Cebu, Villa Solana project head May King said Juanito King and Sons Inc. (JKSI), which owns the subdivision undertaking, has lined up several commercial and housing projects beginning next year.

JKSI chairman and president Juanito King said the company wants to “contribute significantly” to the real estate industry” by coming up with more projects.

He said 60 percent of Villa Solana, JKSI’s first housing development project, is already sold out.

Phase 2A of the 2.3-hectare subdivision located in Pooc, Talisay City is now open to buyers, while phase 2B will be available next year.

Lots in the Mediterranean-inspired subdivision project have an area of 90 to 150 square meters each. Buyers have 10 architectural designs to choose from.

According to JKSI administration officer Weng Paradela, Villa Solana’s houses and lots are expected to appreciate in the next few years with the development of the South Road Properties (SRP).

“It’s a well-thought investment by the company since the subdivision is near the SRP ... the value of the property will increase in the coming years,” Paradela said in an interview.

The company, which invested about P100 million in the venture, plans to sell all 141 houses and lots by 2008.

Marketing of the project is focused on middle and high end markets, particularly overseas Filipino workers. (MMM)

CHI unveils development of more lease spaces at mall

ANOTHER destination in the heart of Cebu would soon complement the province’s thrust of becoming one of the most preferred tourist destinations in Asia.

Cebu Holdings Inc. president Rene Almendras said the P800-million expansion of the Ayala Center Cebu (ACC) is not just all about physical infrastructure.

“We will be introducing another change which is not just about building additional square meter, it’s about building a new destination,” he said.

Ayala-led CHI, owner and operator of ACC, officially unveiled last Monday the company’s plans for the mall’s lagoon area, which will be home to shops catering to a wide range of shoppers and diners.

Almendras said it took CHI two years to finalize the project. The company aims to complete the development by the end of next year.

In July this year, CHI started the construction of a five-story building, a megacomplex, which stands on the 2,000-square meter site of what had been a public utility jeepney terminal.

CHI aims to complete the development of the megacomplex by the first quarter of next year.

Meanwhile, construction of the four-level building at the lagoon area will start this month.

Almendras said this section of the ACC will provide more than 8,000 square meters of additional leasable area and will accommodate around 50 shops and restaurants.

The first level will have chef-based, popular restaurants with alfresco dining areas while the second level will have various hip and trendy shops, as well as lifestyle outlets.

The third and fourth levels, on the other hand, will be occupied by bars and entertainment establishments.

Almendras said the four levels will be connected to the mall by covered walkways and outdoor escalators.

He dismissed comments that the development is patterned after Greenbelt, Ayala’s mall in Makati.

“No. This one is uniquely Cebuano,” Almendras said.

Other highlights of the development are the outdoor stage, orchestrated landscaping and water features.

A parking lot that can accommodate over 300 vehicles will also be added to the ACC. (JBN)

Osmeña: Urgent need for land use plan
By Antonio V. Osmeña
Estatements

In many respects the island of Cebu presents an unlikely environment for extensive human settlement.

The long narrow island possesses a rugged interior with very few lowland plains, even along its coast and a porous interior with very few lowland plains. The island has a porous limestone base and, with limited rainfall, it is unusually dry for a tropical setting.

In the lowlands, Cebu-anos have been able to produce wet rice. But deforestation and subsequent erosion over the centuries have left much of the island unsuitable for agriculture.

The difficulty of ensuring adequate food supply in Cebu in the mid-16th century was one of the main reasons that the Spanish conqueror Legaspi abandoned the island in search of a more hospitable agricultural environment elsewhere in the archipelago.

Nevertheless, Cebu has always been a major population center, primarily due to its key location in the archipelago’s main trade routes.

Cebu lies in the very heart of the Visayas, surrounded on all sides by islands of varying sizes and importance. It is at the center of a truly insular region of the Philippine archipelago. Today, after over 400 years, Cebu continues to emerge as population center within the Visayas as well as in the whole Philippine archipelago.

Thus, now is the right time for all inhabitants of Cebu to seriously look into and implement an urban and non-urban land use plan and management.

Land developers from all over the country are coming to Cebu, attracted by possibilities of profitable investment. Land use planning must now be in place to prevent environmental degradation.

Land use planning involves deciding the best use for each parcel of land in an area and mapping out suitable location for houses, industries, businesses, open space, roads, water lines, sewage system, hospitals, schools, waste treatment plants, wilderness, forests, watershed and so on.

In recent years new ecological approaches to land use planning have been developed. To use land wisely, we should work with—not against—nature.

This means that: (1) top quality farmland should be preserved, (2) building and farming should not occur in hillsides that are vulnerable to erosion or on valuable wetlands and flood plains; (3) building near surface waters should be regulated to keep water levels constant and to reduce pollution; (4) land use in areas where there are groundwater aquifers should be strictly regulated; (5) mature woodlands and forests— which act as watershed to provide water, reduce the likelihood of floods, and absorb noise and pollution— should be saved; and (6) social needs and public participation should be part of all planning.

The political will of local government officials is necessary to implement land use planning. Cebuanos who really love Cebu should lobby with our government officials to provide the necessary funding to implement an ecological land use plan.

In ecological or any other type of land use plan, decisions to grant permits for residential, commercial, industrial, or other uses of the land. Relatively few of these local governments have the money, staff, and information needed to do comprehensive land use planning.

Ayala Center Cebu unveils new dining and entertainment destination

ALFRESCO dining, orchestrated landscaping and water features, and the hottest shops and restaurants in the country— these and more are sure to capture one’s fancy at the newest leisure oasis soon to rise in Cebu.

Ushering in another level of cosmopolitan lifestyle, Ayala Center Cebu has unveiled last Nov. 6 its plans for the mall’s lagoon area which will be home to shops catering to a wide range of shoppers and diners - from the young teens on a night out, to yuppies on a lunch break or enjoying drinks after work, to couples and families who prefer more quiet and sophisticated dining options, or local and foreign visitors who want to experience the flavors and ambience of Cebu.

Providing more than 8,000 square meters of additional leasable area for 50 more shops and restaurants, this new section will be seamlessly connected to the mall, giving shoppers the ultimate sun up to sun down shopping experience at Cebu’s preferred lifestyle destination.

This new structure and its surrounding landscaping will be designed to reflect the lifestyle that is uniquely Cebuano.

Owned and operated by premier developer Cebu Holdings Inc., Ayala Center Cebu is the centerpiece of commercial and business hub, Cebu Business Park, the company’s flagship project.

Garineklamo gani ang mga tag-iya sa cars nga nubo kay kagasgas ang chasis sa humps.

Anyway, naa ba proposed na meet sa December? Kanang after 1 year after the first EB? Wa lang, jas asking. Might be the last EB that I'll be this year in Cebu. I'll be goin home na this January (pero babalik just for Sinulog, wehehehe!)

Humps are so old school.

They should have instead put stoppers on the road similar to those found in the south highway when you are approaching the South General Hospital, or similar to those in front of City Sports Club in Ayala..

This banner is so far the best because it really shows Cebu's skyline, but the colors shouldn't have been altered.

Our banner should show the skyline from a different angle and I guess this banner is the answer.

The banner below meets my criteria:

1.) Perfect balance between the horizon, the clouds, the mountains, and the buildings. The other skyline banners are either too low or too high.

2.) Unique, perfect, and balanced capture of the city's skyline from a different angle;

3.) Natural and unaltered (except for the colors :D)

As I have replied awhile ago... The Cebu Harbor illustrates CEBU as Metropolis and BusinessTourism...
There should be another Banners for The 12th ASEAN summit which showcase the CICC,Mandaue City (especially the symbolic Bridges which purely symbolizes Industrial mandaue City) and CEBU PRovince as a whole.
Theme suggestion: Industrial to Commercial to COnvention Hub Mandaue City, CEBU..
