____________
Orchid Turf View -- Mahalaxmi
DB Reality has become one of Mumbai's most prolific developers and are behind several of the Mumbai's tallest building proposals. Orchid Turf View is one of these.
http://img168.imageshack.us/img168/2236/01by1.jpg http://img520.imageshack.us/img520/7599/01un0.jpg
Located right next to the famous Mahalaxmi Racecourse, Orchid Turf View will join several other 50+ story towers planned for former mill and chawl land nearby Mahalaxmi, several from DB Realty itself, and will soon be a part of the new skyline stretching from Mumbai Central to Bandra.
http://img168.imageshack.us/img168/8255/locationmap1vw2.jpg
^ Location
The location of the building will command both visibility and will offer some great views of the Indian Ocean and the racecourse itself.

http://img89.imageshack.us/img89/6761/09fq2.jpg
^ The building will offer some impressive views of Mumbai and the Mahalaxmi Racecourse
Especially in comparison many of the other capital projects coming up in Mumbai, Orchid Turf View isn't of radical design, but its clean lines and simple shape will make it an attractive, if not eyecatching, addition to the skyline. Of note is the swimming pools on every balcony.
DB Realty's website features a movie walkthrough (http://www.dbrealty.in/sectors/realestate/Orchid%20Turf%20View/walkthrough/walkthrough.html) of the project which showcases its interior and a couple outside views. Some screencaps:

On a positive note. This tower is downright ugly eye sore. Be happy, it hasn't started cuz there is a good chance architects are going back on the drawing board & redoing this into a crazy sexy tower. I hope so. believe me, 50-fl are too tall to have an eye sore.

I hope the plumbing will be good in these towers cause recently I read somewhere in SSC that mumbai plumbing is old and deteriorating in populated parts.

ab041937 February 21st, 2009, 05:51 AM I could count upto 42 floors.. maybe the podium is included when speaking of 47 floors.
IndiansUnite December 12th, 2009, 08:08 AM going by DB realty's IPO prospectus, construction of this tower should have begun this month. The reason for delay was a string of litigations. Also, it looks like the project has been redesigned. The number of towers at the Shakti Mills site have been increased.
Orchid Turf View– Mahalaxmi, Mumbai
Orchid Turf View is located in Mahalaxmi, Mumbai. The project has a total Developable Area of 2,329,261 square feet with total estimated cost of Rs. 6,753.79 million. The total Saleable Area (residential) of this project (i.e. Company’s share) is approximately 1,483,685 square feet. The proposed development comprises of residential towers with high end residential apartments including duplex luxury apartments. The duplexes will include private pools and personal hydraulic elevators. The project will offer its residents a separate recreation centre with health clubs, a gymnasium, a swimming pool and modern design and interiors. This project is designed by Mandviwala Qutub & Associates. This project is expected to begin development in December 2009 and is expected to be completed by March 2013.
Jai December 12th, 2009, 04:40 PM nice. looks like the developers are taking care maximizing the use of the higher fsi allowances

IndiansUnite August 12th, 2010, 12:23 PM The multiple tower news from DB's ipo prospectus is true. The project will consist of 4 x 60 storey towers. Of these two are going to be built in the first phase. And since the car park base has 5 levels, these towers will consist of 65 storeys.

July 29, 2010 - Business India
DB Realty, another listed developer, launched its super luxury project - Orchid Turf View - in March this year. Located near Mumbai's famous Mahalaxmi Race Course, the project will have a panoramic view of the race course and the Arabian Sea. The project will have four 60-storey towers. Each of the towers will have single-storey luxury apartments and duplexes with private pools and personal elevators. In Phase I, the construction work for tower A and B has commenced. While there are 25 duplexes (10,000 sq ft each) in tower A, tower B will have 50 four bedroom-hall-kitchen (BHK) apartments, each admeasuring 5,000 sq ft. Each duplex is priced at a whopping Rs55-65 crore, whereas, a four BHK apartment costs around Rs25-30 crore. Both towers have been sold out, though construction has not yet been completed. Buyers include business tycoons, top industrialists, big names in finance and banking, IT magnates and NRIs.
Designed by architect Hafeez Contractor, the company has hired L&T to carry out the construction, which is likely to be carried out in the next three years. DB Realty is bringing in the most sophisticated technology as well as fittings available in the field to cater to the inspirations of its high profile buyers. Apart from a five-level car park and three-level lobby in every tower, the duplexes will have their own swimming pool and internal elevator. "We are trying to build the most sought-after living destination. All these will be boutique units with their own themes," says Shahid Balwa, managing director, DB Realty, which raised Rs 1,5OO crore through an initial public offering (IPO) earlier this year. Balwa is of the view that in a city like Mumbai, it is the location that matters a lot. "If you have the right location, then more than half your work is done. Amenities can easily be tucked in," adds Balwa.

This is a 65fl x 4 project. DB Realty's website shows the old render as that is the status update from June, whilst the current render was only made in August.
India101 October 31st, 2010, 01:15 AM DB Realty has revamped their whole website and added new info. Orchid Turf Views page says the towers will be 70 fl.

Good catch!! Those DO indeed look like 4 crowns - I just thought they were two !! Feels like cheating though - to most people - that itty-bitty space between two "coupled" towers does not enough to call them separate and hence 4!!

Ok - NOW this project title states70fl X2 ! so its NOT 65x4 anymore? Which means those aren't really FOUR crowns but TWO disjoint ones?

sixsigma1978 November 19th, 2010, 04:14 AM ^^ Yea - I've asked them to make the correction in the PRoposed thread
India101 November 19th, 2010, 06:26 AM 70 floors doesn't necessarily mean a supertall.
Jai December 13th, 2010, 12:57 PM Its 70 floors btw.
http://img214.imageshack.us/img214/4764/temphy.jpg
Looks like two towers:
- 76 floors + 70 floors
- 70 floors + 70 floors
Moreover, it looks to most definately be supertall heights. The 273 m height listed was the height of the previous 52-storey design:
http://img809.imageshack.us/img809/1118/tempt.jpg
Assuming the same floor heights, that puts the redesigned Orchid Turf towers at at least 400 m in height, and possibly 420 m at the top of the crown/spire.
Edit - if you add the podium, the total number of floors pushes 80. DB Realty, for whatever reason, never adds podium height to total building height, probably to purposefully play down heights.
kshatriya December 13th, 2010, 04:50 PM Nah Jai. No way is it 400m. 270m actually sounds pretty accurate for 70F residential.
Jai December 13th, 2010, 09:43 PM I admit, its definitely on the higher side of an estimate. But the original plan had huge 'floor' heights of about 5 m . If you look at the original rendering (http://img168.imageshack.us/img168/2236/01by1.jpg), it almost looks like each 'floor' actually has 2 levels bisecting at least half the length of the floor, with a common area of sorts towards the inboard side (with a pool?) having the full a 5 m high ceiling. That explains why it was so tall for the number of floors it had.
Assuming the same ceiling heights -- probably a big assumption, but I'm highballing the guesstimate -- we get the 400 m figure. But if you look at the large rendering (http://img696.imageshack.us/img696/9214/imia.jpg), it seems to have the same kind of bisected, 5 m high ceilings. Indeed, the only changes in the new design seem to be the top floors and crown.
=====
Edit ^^, nevermind, looking at the rendering again, I'm totally mistaken.... Question... when did the 273 m height come to light? Is that the height of the previous design versus the new design?
Even if we assume standard floor heights, the 76 storey tower + ~4 storey podium = 80 storey high tallest wing, 280 m is a conservative figure. When you factor in roof heights, I'm sure it breaches 300 m, comfortably at the spire height.
India101 December 14th, 2010, 05:50 AM This one with the crown is has got to be a supertall. 400m seems a bit to far.
kshatriya December 14th, 2010, 03:09 PM Yeah 300m doesn't look unrealistic. These biggies will dwarf a nice <200m skyline, we'll need more haha.

Already the area is compact, wat is the need for such a huge office, so where is the space left for building the towers now
Savz January 13th, 2011, 08:22 AM Already the area is compact, wat is the need for such a huge office, so where is the space left for building the towers now
I had a look inside, there is a huge space inside too where he said the towers would sprout up, however i will reconfirm.
kronik January 13th, 2011, 05:24 PM Yeah, the structures are up, saw them today on my way to work. Yeah, that place is actually quite compact, i really don't know how they are going to fit anything else there.
But yeah, also quite possible there's space within which we can't see from behind the high walls.

chandanengg August 14th, 2011, 06:02 PM I have a serious doubts on this tower's height. DB realty normally provide 14feet floor to ceiling height to their luxury and super luxury projects and this building falls under super luxury category. Therefore at 14 feet height this will easily reach 350m.
Render also looks about 350m tall
http://www.dbrealty.co.in/projects/orchid_turfview/elevation_2_large.jpg
deekshith August 14th, 2011, 06:50 PM yes, i too have doubt on its 273m height but we need a source to change height.
If we go by 14ft (or 4.5m) then
4.5*68=306m
3*8=24
306+24+50(spire)= 380m
bhargavsura August 14th, 2011, 08:33 PM 14 ft per floor? Isn't that a bit higher for a normal floor?
deekshith August 15th, 2011, 05:24 AM Yes........14ft is suitable(normal) for commercial projects but now many supertall residential buildings are providing 14 ft F-F height.

Good idea though.
The horseracing only happens during a small part of the year & attracts the elite of society.
VIP123 November 5th, 2011, 03:38 PM If you compare it to Lodha bellisimo it will be more than 350 meters.I don't think so they are building that tall.

sky_india August 1st, 2012, 02:51 PM Can someone confirm the report that the project has been sold to Ajay Piramal Realty Group?
Also heard that Ajay Piramal Realty has bought the Famous Studio property adjacent to this project!!!
Will this mean that the project details will again change, considering the extra area available to spread the development of the building and also considering that this new Realty group has brought Famous Studio, can use the FSI from Famous Studio and expand the project further. I think this is going to delay the project for another 2-3 years because new sanctions, etc will have to be obtained.
If that does not happen, I wonder what Ajay Piramal Realty Group would do with simply one famous studio property left out while they develop the Turf View project.
I wonder, if they will still call it the "DB Tower".

India101 January 11th, 2013, 03:52 AM Any idea what this project is stopped or delayed ? Is it abandoned?
Well if this render from EnerArch (http://www.enerarch.com/projects/)'s website is the new official design, then I sure hope this project gets abandoned and some other developer takes the plot.
Though, this maybe the prerendering for a complete redesign of the whole project, hence such generic designs.
Project: Orchid Turf View
