There's been a lot of happening recently with the Chrysler-Fiat deal and it is good sign that Fiat is coming into the picture. It was noted that the executives of Fiat loves the Jeep brand and they were impressed with the Jeep plant here in Toledo. So I firmly believe Toledo and its region will be impacted in a positive way in the future with their partnership and will provide a huge boost to the job market. The concessions, costs, and quality of the products has to be addressed in long-term stability and vitality is imperative these days.

$8M+ in NW OH

O’Reilly Auto Parts is in the process of locating three of its stores in northwest Ohio. The growth is
in addition to more than 150 new recent store openings across the country.
According to industry sources, the stores – to be located in Toledo, Bowling Green, and Wauseon
– will each invest approximately $2 to $4 million for construction, fixtures, and inventory for a total
investment of more than $8 million in northwest Ohio.
The company currently has one northwest Ohio store in Lima and about 26 other Ohio stores, which
are located in central and southwest Ohio. Its most recent opening in the state is in Lancaster, which
joins approximately 12 other openings across the country over the past several months.
David Turney, spokesman for O’Reilly Auto Parts, explained that completion of the Wauseon
building is expected by the end of the month, the Toledo facility should be finished by early June,
and the Bowling Green store should be done by late June.
All three locations will be serviced out of the company’s Indianapolis distribution facility. In addition
to supplying a range of auto parts, O’Reilly Auto Part’s services include battery testing, drum / rotor
resurfacing, fluid recycling, a loaner tool program, electrical testing, and module testing.
According to O’Reilly Auto Parts, the majority of its growth involves new construction and
freestanding stores on real estate it already owns. However, it also considers built-to-suit, ground
lease, or building lease options.
Turney added that the auto parts store has a design prototype it uses for each of its buildings,
some of which entail new construction and others that require renovation of existing structures. The
buildings average about 6,800 to 7,225 square feet in floor area. A minimum of 60 feet of frontage
is needed for existing buildings.
The company typically requires 30,000 to 35,000 square feet of land for one of its freestanding
prototypes. Land parcels for new construction must accommodate between 30 and 40 parking
spaces. Additionally, lease spaces must include several non-congested, customer friendly parking
spaces and prominent pole signage.
The company also requires easy access from adjacent streets and, at shopping center locations, it
looks for end caps or pad sites.
Approximately eight to ten jobs are created initially when a new O’Reilly Auto Parts facility opens, but
the company aims to hire more than 20 at each store over time.
O'Reilly Automotive, Inc. officially started in the auto parts business in Springfield, Missouri in
November 1957. Charles Francis O'Reilly and one of his sons, Charles H. (Chub) O'Reilly, began
the company with one store and 13 employees.
The Ozark Automotive Distributors division was formed to serve independent automotive jobbers in
the area. In March 1975, a modern, 52,000 square foot facility was built for the O'Reilly / Ozark
warehouse operation. By that time, the company had a total of nine stores, all located in the
southwest Missouri area.
Today, the company has more than 1,800 stores in 26 states. Executive officers of the company
include David O'Reilly, chairman of the board; Greg Henslee, CEO and co-president; Ted Wise,
chief operating officer and co-president; and Tom McFall, chief financial officer.

A Toledo-based electronic medical records (EMR) company is pursuing a national launch of its
products and services designed to enhance office productivity for physicians.
According to DoX Systems, LLC, EMRs have proven to be a better and more reliable way of
storing patient information, and it is expected that the government will soon require all physicians to
begin using an EMR system in the near future. Additionally, the company’s copyrighted source
code is compatible with virtually every operating system through its plug and play design,
positioning the company to expand in its target market.
“Our primary product is called DoxCIS™,” explained William L. Horvath, II, M.A., DoX Systems
CXO. DoxCIS software electronically stores and retrieves patient information so doctors and staff
can view and modify the same chart from different locations simultaneously. “We have several
clients utilizing this technology that are ahead of the curve.”
The company also produces DoxScript™, a freestanding, electronic prescribing station designed
to enable doctors to easily and securely write and print prescriptions.
Horvath began DoX Systems after his father, a Lambertville, Michigan-based physician, asked him
to help update his own EMR technology more than 10 years ago. The company recently moved to
its current location on Executive Parkway after outgrowing its Bancroft Street facility.
DoX Systems has approximately a dozen employees with plans to hire more people as growth
continues.
“The purpose [of the EMR system] is to transition the physician from using a traditional manila
folder / paper chart [to] a computer for tracking medical history,” he stated.
Physicians that use the EMR system may use a desktop computer in the exam room or a portable
device – such as a laptop or a PDA – to read medical history, write prescriptions, and more.
Rocket Ventures, a program of the Regional Growth Partnership (RGP), recently awarded a grant
to DoX Systems through its Ignite! program. Ignite! grants are used to help companies develop and
use technology to create new products or improve processes that have an impact on revenues –
and ultimately jobs – within the Rocket Ventures footprint.
The purpose of the Ignite! program is to provide very early-stage emerging technology companies
and innovative manufacturers in high-growth industries a chance to grow and nurture their
technology, allowing them to compete more effectively within the marketplace.
Rocket Ventures’ Ignite! program manager Craig Ortega, Joanne Abbott (RGP business
development manager), and Brandon Cohen (Ohio IT Alliance) have worked closely with DoX
Systems to help it achieve strategic goals and meet specific milestones.
The company has committed to remaining in Toledo for at least five years, and Horvath doesn’t
anticipate leaving the area anytime soon. Still, DoX is beginning to expand into a national arena,
including work with a large, national surgical company and a large software provider to broaden its
base.
The company noted the possibility of expanding into additional offices across the country in the
near future. Last month, it presented at The Association of Community Cancer Centers (ACCC)
national oncology conference near Washington DC.
“The biggest opportunity, as I see it, [began recently],” Horvath added, noting that the systems that
allow electronic submissions of prescriptions directly to a pharmacy are eligible for higher
reimbursements from the Centers for Medicare & Medicaid Services (CMS) than before.
He continued, “Historically, it has been more challenging to sell physicians EMR software than it
has been to sell them [something like] practice management software. The difference is that
practice management software typically does two things: scheduling of patients and billing.”
Practice management software shows physicians a direct return on investment, because they
receive a check from the insurance company more quickly. The EMR system provides more
indirect benefits, such as improvements in efficiency.
Now, however, DoX Systems can go to physicians and show that buying the system will result in
more savings than expenses. Management and Operations of office systems can be streamlined.

It looks like a lot of strip malls are struggling - Hopefully this is a sign of the end of perpetual building of suburban faux-town-center strip malls surrounded by enormous parking lots.
IMHO, GOOD! I hate suburban strip malls, however, I am not against it from an economical standpoint but if there's too many then it needs to be slowed down due to waste of space, sprawl and negative energy/environmental impact.

GarfieldPark April 19th, 2009, 04:54 AM WOW -- lots of great news from Toledo. Those rehabs of older buildings are looking great. Same for the arena and all of the other projects. Great crowd for opening day for the Mud Hens. Thanks for all of your postings. I'll have to get up to Toledo again sometime. Hope the HSR plans start progressing. Last time I was in Toledo I saw the Amtrak station there. Pretty cool. Different from many of the other Midwest stations - which typically seem older (late 1800's design). Toledo's is very 1930's - deco-ish.

Last I checked:
8,000-8,500 hockey
9,000 basketball
10,000 concerts (not sure if that's just total seating or seating + standing room)
The numbers have changed a little throughout the planning and construction process, but they will be around these figures once open.

I wouldn't listen to Paddington...it amazes me why he comes to a forum about Toledo development news, when he apparently doesn't seem to think any development is taking place.
Yes, UT is working to develop a more university-town feel, and trying to expand out from the local commuter. UT has been buying up buildings along Dorr Street, a key corridor to downtown Toledo, for just that purpose. Do they have intentions of integrating actual classes or buildings...doubtful. Quite a few students in the law school do come downtown often, but that's the extent of that. But I would DEFINITELY say UT is working toward building a more a national and international university than a local college.

For better or worse, UT currently operates as its own world (or worlds since the Health/Medical campus and Scott Park campus are seperate from the Main Bancroft campus). That's not to say there isn't a desire to integrate it into the city and make it more functionally urban. The Dorr Street corridor is a mess due to widespread demolitions and urban "renewal," so what would have been the "High Street of Toledo" is really not much of anything. The whole four miles of Dorr between Uptown Toledo and Secor is pretty grim. There is a real desire to create a college town atmosphere though, and the university certainly has their heads in the right place. While it'd be impossible to duplicate the atmosphere of, say, Court Street in Athens (really, nobody can duplicate that), a smaller High Street concept is plausible. Dorr and High are around the same widths. Court Street is exemplarly not only for its renowned nightlife, but also because it's a narrow brick street that's much easier to cross. In big cities, major streets are usually a little wider, so "college town" is possible, but with wider streets and more car traffic. They'd have to reduce speeds on Dorr to match what Columbus has on High Street. The issue right now at UT (and the other state schools) is money. Ohio is broke. Our tax revenues are plummeting and universities are cutting costs any way they can.
I'd say a true university town concept on Dorr is at least a decade off, and that's only if the area's economy recovers and the university increases in size. The economy is killing us in Toledo right now. I've never seen it this bad in my life, not even close.
Also, the law school has talked about moving Downtown in the past to be by the county courthouse and law offices (makes sense), so something like that may happen. They were looking at the beautiful Berdan building in the Warehouse District, but backed out of it.

blairan May 1st, 2009, 11:02 PM Thanks for the thoughtful responses... my older sister was a student at UT in the late 80's and I remember wondering where the "city" of Toledo was when we would visit her on campus. I agree that it would be nice to see more development in order to expand the main campus' reach and create a better connection between campuses and downtown. This would also seem to mesh well with the university's vision of becoming more of a national player. I was excited to see the Medical College of Ohio merge with UT a few years ago!!
Mudhen419 May 2nd, 2009, 11:33 PM I finally found out the name to the new apartments in perrysburg off roachton rd. There called Water Stone Landing...... There is a website up with floor plans and renderings.
New Arena Pics are up on the Walleye/Bullfrog websites. Its the first thing that shows up (The pink owens corning installation on the arena floor).
Also The madison ave plaza of the new arena is starting to take shape. Therea a new banner on the fence with ino about the art tatum memorial.
The Marina District rd had black top on it! A few friends and I took a walk on the recently constructed International Park Bike path which has a hill that over looks main street and the marina district. The hill was part of the old River East train bridge. When we got up there a few work trucks were drivin down the marina district rd.
Hey_Hey May 7th, 2009, 05:42 PM Talk of moving the law school downtown was driven by Ben Konop when he was in candidate mode and Carty after it was announced United Way would be vacating their building. Both failed to ask UT adiministrators or college of law faculty what their thoughts on the issue were before making these plans public. Once it was made public UT considered it for about 30 seconds and then shot the idea down. TOLEDO -- There's little to no opposition on a proposal to designate 52 acres around the new arena as an "Entertainment District".
"People that live downtown expect a vibrant nightlife they expect a vibrant city and this is part of that mix to make downtown what it needs to be," said City Council President Mark Sobczak.
Mayor Carty Finkbeiner approved the application that was submitted by the Downtown Business Association.
People working downtown thought it would be a great idea. The ordinance would allow entrepreneurs to apply for one of ten discounted liquor licenses to be used solely in the district. They would cost just over $2300. Sobczak said liquor licenses usually run upwards of $20,000.
The district would be bounded by Adams, Summit, Monroe and Erie streets in downtown Toledo. A new multi-purpose arena is being built in the same area.
A public hearing was held today at One Government Center. Not one person showed up in opposition of the ordinance. It will now move on to City Council for a final vote, that is expected this evening.

A plan to establish an arena entertainment district downtown, with 10 new liquor permits to be sold by the state, received a positive hearing in Toledo City Council's economic development committee yesterday, and could be approved in two weeks.
The district would center on the $105 million Lucas County arena which is still under construction and would be bounded by Erie, Adams, Summit, and Monroe streets, with the Fort Industry Square block east of Summit.

Your mother is right! The Sears Hardware and Value City Department was formerly known as "Greenwood Mall". The second mall to be opened after Woodville Mall making its debut during the 1950s. BJ Warehouse was in the former area of Lewis/Alexis before its surge of redevelopment of Home Depot, Lowe's, Target, Dick's Sports....

Certainly DeVeaux Shopping Center is making a HUGE comeback with leaving the vacant Food Town Plus building left to be redeveloped. It would be wise for another grocery store to occupy the space (are you listening to me Sautter's, Giane Eagle, Whole Foods Market, Trader Joe's?......) because the population is very high and considerable of disposable income. There is STILL a need for a market there because of the nearby Kroger, Churchill's, Food Town, Fresh Market already have their niche, it's time to fulfill the DeVeaux neighborhood's needs. Also the former Friendly's was redeveloped into a new restaurant called Executive Diner, they serve very good breakfast/lunch and they are owned by its next-door neighbor El Camino Real; very smart move in my book.

Plans to lease building formerly occupied by Rexam
Morenci, Michigan-based Palm Plastics, Ltd. is growing. To meet demand for its range of plastic
products, Palm Plastics officials are finalizing paperwork on a short-term lease for a 189,000
square foot plastic molding facility – the former Rexam plant – in Bowling Green, Ohio to
supplement its production in Morenci.
The company is a manufacturer of returnable transit packaging and consumer products; it has a
100,000 square foot plant in Morenci and approximately 30,000 square feet in Fayette, Ohio.
The Morenci factory – dedicated to the production of plastic pallets for the retailing industry – has
served as the company’s sole production facility for several years and is operating at full capacity.
Palm Plastics initially attempted to lease a build-to-suit building next door to the factory.
According to David Munson, director-corporate affairs, Palm Plastics, the company has been
under serious time constraints to increase pallet production and therefore has evaluated all current
options that would allow it to meet customer requirements. The general economy and lack of
available financing for contractors and real estate developers has made it difficult at this time to
arrange a build-to-suit / leaseback for a new facility to accommodate an expansion.
The Fayette plant served as a temporary solution for the company. The facility is set up for
manufacturing consumer products and also recycling plastic pallets at the end of their product life
cycle. However, the company soon exceeded the capabilities of the Fayette facility as well.
Palm Plastics had looked for buildings in Ohio and Michigan when initial growth needs were
determined. Munson explained that, even though it was farther away from the Morenci plant than the
company had intended to locate, the Bowling Green facility was a very good fit; it was built to do
plastic injection molding and already had the infrastructure and much of the systems in place – such
as silos for plastic resin – that are particular to plastics.
The Bowling Green facility also needed very little construction or renovations.
Most of the other buildings the company considered would need to be equipped with the systems
for plastic injection molding. The company expects to install its newest large-tonnage plastic
injection molding machine in Bowling Green and focus on consumer products that had been
temporarily placed in Fayette. Pallet production on this machine could start this month.
With the size of the Bowling Green facility exceeding the company’s current needs, Palm Plastics
plans to relocate the consumer product presses that were temporarily sent to Fayette and other
warehouses. Over the next few months the pallet recycling operation may also move to Bowling
Green.
Employees presently working at the Fayette location will have an opportunity to transfer to Bowling
Green. The current Morenci operations will remain as they are today.
As the company continues to grow, expansions will be made at the Bowling Green facility with the
Morenci plant kept the same.
“It might be a blessing in that it will allow more growth than can be forecast right now,” Munson
stated.
Palm Plastics hasn’t determined an employment plan yet, but it is expected to exceed 100 jobs
over the next few years. Approximately $4 to $5 million will be invested in equipment as well.
Palm Plastics was formed in 2003 and has about 250 employees. The company initially
specialized in molding large-tonnage components and modules for the automotive industry and
transitioned to non-automotive products about three years ago.

Earlier this week, the Finkbeiner administration dropped Dillin's name to secure a 120 day extension to its land deal with Tetra Tech. Mayor Carty Finkbeiner says he put Tetra Tech in touch with Dillin, but Dillin says nothing is concrete and he's currently focusing on the Marina District project.

Toledo Powertrain has been sparred and it will get more work as GM goes through the restructuring; and it will also be the only plant in North America to have a production line for the fuel-efficient small car transmissions. I am anticipating they will be adding third shifts soon and creating more new jobs than it has been for quite some time. Onward! Now off to the Fiat-Jeep news, stay tune.....

The $8,500,200 was made available through the American Recovery and Reinvestment Act of 2009 and released by the Federal Transit Administration Wednesday.
This is great that public transit is getting a boost in Toledo but lawmakers need to realize that private party investment REALLY comes when there is a more permanent form of transit like light rail or street cars.

I also walked by the arena real quick today was visitin a friend downtown and we took a walk down to watch the hens for a couple innings outside the fence. It looks like most of the concrete is layed around the back of the arena and the drive way for the bus/service access is layed as well. The new united way building is coming along nice. Other than that downtown was lookin pretty good tonight with the latino fest going on and a close sell out hens fireworks game. Looked like something was going on at the seagate centre as well.
Is there a new Pedestrian walkway going in over 475 somewhere near douglas maybe?

Yea, they put in a pedestrian walkway over 475 at the Douglas exit, and then obviously they are also re-doing the bridge at that exit as well. Now, if they could only put in an entrance ramp going west and an exit ramp for when your coming east, that would be fantastic.

There is a need for pedestrian access for the overpass for years and now they are correcting past mistakes because the prior overpass was non-accessible in many ways. It's a good thing because it is time to re-unite the neighborhood that was torn apart in the 60s when the I-475 was first built and also to make the area more "walkable".

Well that's pleasant. You don't even live or work in Toledo, and Carty is not even running. It's Wilkowski, Bell, Konop, and Moody. Carty is out in half a year, that's it. His legacy is already written.

Don't blame one man for the problem of many. Honestly, given the economy of Northwest Ohio and Southeast Michigan, you'd expect Toledo to have lost more people. It has only lost 1/3 of its population from the 1950 boundary area. That's less than Cleveland, Dayton, Cincinnati, Detroit, Buffalo, Pittsburgh, and St. Louis. Toledo's urban population loss is more on par with Columbus.

In fall 2010, the University of Toledo (UT) College of Pharmacy will expand to the Health Science
Campus, taking a portion of its students and faculty to a new building. The college is in the process
of planning and designing the $25 million pharmacy facility, which will include laboratories, lecture
halls, and offices to provide more space for the College of Pharmacy and offer students hands-on
experience in an integrated medical community.
Poggemeyer Design Group is the architect for the project.
The new 54,000 square foot pharmacy building will be located between the Block Science Building
and the Health Education Building, a site chosen for its central location on the campus and its
proximity to classrooms, clinics, Mulford Library, and the Medical Center. In addition, the building
site has foundation elements in place that will reduce construction time and costs, according to
Chuck Lehnert, UT vice president of facilities and construction.
The two-story building will feature modern professional development amenities and state of the art
laboratory space, according to UT. Lehnert said the modular design with movable laboratory
elements will enhance efficiency and flexibility in the new facility, making it the most complete and
clinically advanced facility in the region.
A 500-seat auditorium will also be constructed in the Collier building to accommodate large lecture
classes.
Upon completion, the new pharmacy building is expected to receive a Silver LEED certification.
Dr. Johnnie Early, dean of the College of Pharmacy, said pharmacy students will have the
opportunity to learn in an environment that allows all health science majors to further hone their
clinical skills and become more knowledgeable of the roles and contributions of each profession.
“Since the year 2000, we have experienced a 75% growth in our student population, and we are
currently recruiting new faculty and staff,” he stated. “The new facilities will improve the human
condition by creating the rare opportunity of occupying two modern facilities and offering state-of-
the-art infrastructure for teaching and research in pharmacy, the pharmaceutical sciences, and
patient care.”
Early added that, among its other high-tech amenities, the new pharmacy building will include a
sterile products lab in which students will learn to prepare the types of injections and intravenous
fluids that would be processed in a hospital or specialty pharmacy. The laboratories and learning
spaces will offer UT students the latest technology and practice facilities, including the latest
techniques and equipment for extemporaneous compounding.
The building’s core laboratories are designed to foster interaction among health science
disciplines. Pharmacy students will have access to more lab and learning space while they gain
real-world experience in the Medical Center and clinical settings.
As the college increases its enrollment, the new facility will allow growth in both the new building
and in Wolfe Hall.
Professor of cardiology, Mark Burket, MD, explained, “The value of pharmacist input can’t be
overstated. A huge portion of attending rounds is decision-making, and a major portion of
decision-making involves drug choices. There simply isn’t enough time to stop and look up the
answer. If you have an expert in pharmacologic issues, the answers are [clearer], come faster, and
undoubtedly improve both patient outcomes and the educational process.”
According to Early, the expansion to the Health Science Campus will lead to more research
collaborations among students and faculty and enhance current collaborations in the fields of
cancer and diabetes treatment, immunology and transplantation, and neurodegenerative
disorders.
Dr. Jeffrey Gold, Health Science Campus provost, concluded, "The construction of this new facility
will create great synergy in the education, research, and clinical care programs of all of the UT
health science programs. Sharing classrooms, laboratories, libraries, and student centers will
promote collaboration and enhanced mutual respect. The opportunities are truly without limit to
‘improve the human condition.’”

Anyone catch toledo 11 news last night? I was kinda busy but overheard that there was gonna be a story at 11 about some construction project that is 5 months ahead of schedule.. Anyone have any clues on what this project is that they are talking about? I tried to look it up today but all I could find was stuff on the Detroit i-75 project so they may have been talking about that...
and one last thing..... Whats the Lorraine Hotel on Jefferson? is it an actual hotel or apts? drove by it the other day.... never really noticed it before

The Blade did the story on "Amtrak Village"; really cool.
The project that was completed 5-months earlier is the I-75 in the vicinity of Detroit.
Yes it is the Lorraine Hotel and it used for short-term apartments and hotels for people who will pay cheap room price. They usually have a diner on the first floor as well.

Councilman Michael Collins really needs to start talking logic and stop being negative; either be part of a team and contribute; or just simply shut up. We all know that he dislikes the mayor and knows that if he has something to say (negative-wise) it will end up in the paper 99% of the time. Whoever see anything positive or a positive quote these days ever get printed in the paper?!? Seriously Mr. Collins, enough is enough of your grandstanding, it's getting rather old and tiresome.

The air quality in Lucas County is already poor enough not to mention the mercury and heavy metal pollution in the Great Lakes that make it unsafe to eat fish more than a few times a year.
I know it will bring jobs but we can't keep making a deal with the devil just to get a few jobs.

Great Lakes Auto Auction, LLC has recently located in Portage, Ohio and is attracting significant
economic development dollars to Wood County. The company has already created 40 jobs and
intends to hire at least 60 more as it continues to expand.
“There are several residual benefits [as a result of the business] relating to fuel, hotels, and eating
establishments,” stated Russ Barnd, Great Lakes Auto Auction owner and general manager.
Barnd has been in the auto auction industry for nearly 30 years. His career began in 1980 with
eight years in management at a northwest Ohio auto auction. During the following eight years as a
self-employed dealer / wholesaler, he discovered his passion for the auction industry as a
customer at various auctions. He was a manager at an area auction for the past seven years.
Barnd explained, “Our sales are once a week, and quite often the norm for our clientele is to travel
from two, three, or four hours away and stay the night before or the night after the sale. So, they’re
buying hotel stays, they’re buying meals, and they’re fueling their cars [in Wood County]…
“Additionally, as we grow and as we sell more cars, there’s more mechanical work being done,
there’s more cleanup work being done, and there’s more body shop work being done. As we grow
there are more employees to add on.”
The auto auction company has worked with Bob Mack, CCIM, SIOR at Signature Associates to
lease its facility on South Dixie Highway. Minor renovations were needed, including blocks and
sound partitions added in the bays / auction arenas and an interior wall that was removed.
“Amazingly, this facility was almost perfect [as is] for an auction,” Barnd noted.
In the future, the company will be blacktopping as well as pursuing additional expansion
opportunities on the site.
He explained that the company pursued several other site options – including Rossford-area sites
and the site of the former Jeep plant in Toledo – before settling on the Portage location.
“Wood County was very helpful in our locating the business,” Barnd added. “It was very amicable in
trying to attract our business. [With the former Jeep site] there was a little bit of politics involved.
That site is a premier commercial piece of real estate, and it was decided by the administration
that an auction atmosphere is not something they would like to see on that property.”
Barnd stated that the Jeep site had environmental challenges and would have needed some minor
remediation. Chrysler, the Toledo-Lucas County Port Authority, and Rudolph/Libbe, Inc. – the
contracting firm initially planning to build the auction plant on the Toledo site – supported the project
before efforts transitioned to Wood County.
Great Lakes Auto Auction held its first sale on Thursday, April 9 with additional auctions held each
Thursday at 2 pm since then. The company primarily obtains dealer-to-dealer business, institutional
business from local and national banks selling their fleet leases or off-lease vehicles, and
repossessed vehicles, which are open to the public at wholesale prices.
Approximately 125 bidders register at each auction.
The company provides transportation, condition report writing (including pictures, estimates, and
recommended repairs designed to enhance the resale value if needed), reconditioning, body and
PDR repairs, title documents from any state, mechanical services, pre-sale inspection, and
arbitration and post sale inspections.
“In these economic times, the cost of doing business is something that we’re very concerned
about,” Barnd concluded. “We look forward to being here [in Wood County] a long time.”

I was wonderin when things would start poppin up out there. 420 out to 20/23 has seen some major changes the past few years. hopefully we can get even more upgrades and development on one of the only routes from Toledo to Columbus.
Sucks to see another store leave woodville mall. Atleast the andersons does good business out there.... Not really a movie goer so Im not sure if the Fox does any good anymore..... Im pretty sure the O.K. Wok is the only restuarant in the mall. The food is pretty good for chinese fast food.
And while im on the topic of food and development.... The sonic on Navarre is open... Its been a zoo on Navarre the past few days.... the center lane of Rt2 from K-Mart to Ralphies was designated as "The Sonic Lane" by the light up road signs.... Coming from the East on Rt2 the line was from sonic past Casa De Oro.
Will Navarre get like Airport Hwy and Central at 475 soon? The traffic has been getting bad even before Sonic came (I know the opening of Sonic is just gonna affect it for a few days) The Wheeling ave project starts early spring of next year. Will this ease up traffic on Navarre any?
And last but not least.... Mudhens had a couple sellouts over the weekend, Yea it was the fourth and yea it was the indians farm club but Fifth third field has averaged over 7,000 a game this year up to this point putting them fifth in the IL for attendance (heard on BCSN today[Gilhooley]) and I didnt mention we are 8 games under .500 and 7.5 out of first....... If columbus didnt have a new ballpark we would be 4....
Pilliod Njaim July 7th, 2009, 12:51 AM ^The theory goes that in an economic depression, people rely on the cheaper forms of entertainment.
Thus something like Triple-A baseball may escape unscathed while MLB may take a serious hit. Ditto with other sports. The Mud Hens so far look to be doing quite well in this despite Toledo's economy. It's much cheaper than going to a Tigers game. This is also the reason I think the new municipal arena will do fine despite the economy. Walleye games will be cheap. While the NHL has taken serious hits, Double-A and Triple-A hockey really haven't.
Also, movies do pretty well in depressions since they're relatively cheap, as does the alcohol industry. The last thing Americans will ever give up is alcohol.

A deal to transform a vacant movieplex in West Toledo falls through. City Councilman Tom Waniewski had backed the plan to turn the old Showcase Cinemas on Secor Road into a hotel and retail development... but tells WSPD News the $7 million pricetag remained a sticking point.
He says the 13-acre property just south of I-475 will remain empty until another prospective buyer comes through.

Franklin Park is probably all that will survive the depression, and I'd say even that is up in the air. Toledo has the worst economy of any mid-size metro area in America. All the malls might close if this goes on much longer. In the long run, this will be good for Toledo. Chain stores with minimum wage jobs are no way to sustain an economy. We've got to go back to local.
cjfjapan July 19th, 2009, 05:04 PM Business is bad in Toledo, but it's hard to imagine Franklin Park closing. It's the only mall left in this metro area of 600,000. The GynoMall...I mean, Levis Commons, is also doing well, at least when I pass through. In the two years I've lived in metro Toledo, I've been to Fallen Timbers exactly twice, so I cant speak to its success, but those times it was pretty, pretty empty. However, FT is in the path of growth for Toledo, so it will be successful if they can make it through the next five years or so IMHO. The area's other malls: Northtowne, Woodville? I have no idea. It's quite shocking to me that a metro area this large supports, really, just one mall.
Paddington July 19th, 2009, 08:50 PM They're building a new expressway between Ft. Wayne and Toledo. A lot of the new suburban growth in Toledo is in SW Lucas county. That area where Fallen Timbers is will grow very fast, which is why they built the mall there. At Franklin Park business is booming (as always) and I've gone to the Bar Louie at Levi's Commons a fair number of times, and business there seems brisk. I think Toledo can comfortably support these three malls.

IMHO, with Barnes & Noble, Showcase Cinema, Dillards and JC Penny at Fallen Timbers it will do "ok" while we will see rapid turnovers of restaurants and retail stores. However, in the long-term they will continue to draw residents of SW Lucas and NW Wood counties because Levis Commons does NOT have any middle-class retail or anchor stores, so Fallen Timbers will have that advantage in the south metro region market.

With the green industries picking up steam and the automotive industries going back to work this summer, I think Fallen Timbers will survive through this Christmas as they will improve as the national economy improves. I agree about the local businesses, we should support them as long as they deliver quality, prices, and customer service.

However, FT is in the path of growth for Toledo, so it will be successful if they can make it through the next five years or so IMHO. The area's other malls: Northtowne, Woodville? I have no idea. It's quite shocking to me that a metro area this large supports, really, just one mall.
IMHO, Westfield Franklin Park is far from feeling the recession, I've been to the mall several times in the past few months and the place is still busy like if it's Christmas time. It is a "premiere-regional-indoor" mall that will continue to attract at least 50-75 mile radius of the market. Westfield company was very smart by diversifying the mall with parking garages, a movie theatre, restaurants, entertainmnet, outdoor retail establishments and among other businesses it is truly a magnet and traffic is always horrid all around the mall.
North Towne is simply in the wrong place to begin with and should never been built; now with only Super Fitness Center in the former Ward store, it is the only action. However, with Bedford Township kicking Wal-Mart out of their area several times there are rumors that the company is looking for property along Alexis Road with North Towne in their site, hopefully we will know soon as the economy improves.
As for Woodville Mall, fault the current owners and the incompetent leaders of Northwood because they simply do NOT care. The surrounding infrastructure has been crumbling for decades and there are no economic efforts by the city to aid the corridor of Woodville Road (take a look at Great Eastern as well); couple of years ago the mall owners wanted the city to build a new road connection in between Woodville Mall and Curtice Road with connections to I-280 ramp, Bay Park Hospital, Menards, and Meijer which they believed it would re-engergize the mall; however, the city officials did not react at all, enough said.

The Levis Commons of Perrysburg is an entertainment/living/shopping destination a la' Town Center NOT a shopping mall. We cannot compare Levis Commons with Fallen Timbers and Franklin Park but we could compare Levis with the Westgate area since they both have the same profile with a different layout.
Bonjourtoledo July 20th, 2009, 03:09 AM They're building a new expressway between Ft. Wayne and Toledo. A lot of the new suburban growth in Toledo is in SW Lucas county. That area where Fallen Timbers is will grow very fast, which is why they built the mall there. At Franklin Park business is booming (as always) and I've gone to the Bar Louie at Levi's Commons a fair number of times, and business there seems brisk. I think Toledo can comfortably support these three malls.
Ditto but Toledo can comfortably support two malls and a town center.

I think it will make it in the long run but they definatly need to have some housing put in with good access to FT.... I go to Levs commons a few times a month and 25 is crazy sometimes.... they need more than one entrance coming in from 25.
The lots by Menards in Oregon are still sitting there..... Sonic is still a zoo. I heard there was a few altercations in the drive thru between customers.
One more thing.... I was wonderin about the construction thats supposed to be startin in the marina district next mont... Is that for the park or is this actual business/residential construction?
Paddington July 20th, 2009, 04:43 AM That Woodville mall is such a hole. I went there one time and ate at the Thai fast food place in the food court. I can't believe they keep that place open. The carpets are all discolored and there are buckets everywhere to collect the water that leaks from the ceilings. What an absolute disaster.

Mudhen419 July 20th, 2009, 06:27 AM Oh yea i forgot somethin..... I went and checked out the new Field of dreams or whatever Its called over in Northwood. Its a ballfield built for children with special needs (the playing surface is like a rubbery concrete to make it easier to push wheel chairs around the field) Its a beautiful field for the kids. Theres big ad signs on the outfield walls like the mudhens and the bottom or the backstop and the dug outs are nice looking brick. Im not sure of the name of the park but if you want to check it out its in Northwood the best access to the field is thru the parking lot off tracy next to the new fire station. I believe the park is part of lark elementary school. They have also recently added a new soccer field and it looks like a new picnic shelter is being put up as well

However, I don't see them closing unless the long term growth in SW Lucas County doesn't pan out. Right now it seems like all of the greenfield growth in the area is in northern Wood county, which makes sense, because its more accessible and centrally located. But I guarantee that more people will want to go to a Southwyck "Town Center" over Fallen Timbers because of its location.

It used to have a for sale sign on it for the longest time and it has now been taken down. I heard a rumor that the city told the owner that they had a deadline to either develop the building or sell it. It just seems like a prime location for a bar/resturaunt, office space or loft/apartment. It has a great view of Fith Third Field, if I could I would buy it and move my studio there and rent out the rest of the building.

There is zero growth in Anthony Wayne. It ended two years ago, and Monclova has actually been losing population (not to mention some businesses and a good amount of tax revenue too). Thankfully, there will be no sprawl. It's over. All of Lucas County is stagnant or losing population too.
Only two places in all of metro Toledo are gaining population, and it's barely anything- Perrysburg and Bowling Green. When people leave Toledo, they are leaving the region entirely (brain drain). The only sprawl development left is strictly a few slivers in Wood County and Monroe County.

I agree with Mudhen 419, I live near Fallen Timbers and have made this my go to mall. There is plenty of foot traffic and the parking spaces in front are always taken. Both P.F. Changs and Granite City are packed almost everytime I go past them. With great views of the lake, the patio is always full at Granite City this time of year. The Farmers Market on tuesdays seem to do well and the free outdoor family movies on the lake are packed.
The only thing Fallen Timbers needs is stores that Levis or Westfield don't have. I think some of these stores/resturaunts would do wonders for the mall: Cheesecake Factory, Bucca di Beppo, BD's Mongolian BBQ, California Pizza Kitchen, Urban Outfitters, Ruehl, Lucky, Puma, Apple, Anthropologie, Express, A/X... if they get stores that Westfield and Levis don't have then it will give them a reason to come out to Fallen Timbers.

At the hens game on Monday the new Toledo Walleye mascot was unveiled..... Spike the Walleye will be appearing at all mudhen home games till the end of the season and will be going to area wendys to promote the team.... check out the arena website to see what he looks like......
Hopefully they update the interior photos.. I want everyone to see what it looks like with seats finally in it!!!!! The new arena is like a mini Quicken Loans arena.

I wish I knew and it's one of the few properties in the Warehouse District that I don't understand why it's not redeveloped.

Thanks for the update and clarification of the happenings of "Shops at Fallen Timbers"; it is not an area that I do my frequent shopping/dining because I am usually in the Franklin Park-Westgate area.

Any guesses on how much bullfrog tickets will be? i've heard that walleye single game tickets will be 15 depending on where u are at

Why the city is going to do this is beyond me. Isn't this the second time they have done this? My take is, if Cosi is not attracting enough people to stay profoitable, than is it really a positive force in downtown Toledo. Why not let them go under since very few people are going to it, and market the space for another use.

Uncle Buck........ That article is old. From last year. The vote passed and the former Cosi got the funding.... There should be something about it in this thread a few pages back. It will no longer be called Cosi. It was renamed the Imagination Station or the Toledo Science Center. It will open this Fall.
New pictures up at the Walleye Website!! Pretty much an arena Tour from the past few weeks in photos. Awesome shots definatly check it out! Also the Walleye signed an agreement to be affiliated with the Chicago Blackhawks. So 3-6 players from Detroit and Chicagos farm system will be with Toledo at all times from what I have heard.
Oregon Ohio has started construction on there new water tower. Not sure when it broke ground but its about 60-70 ft up already and the sides are about a quarter of the way up. This is located off Lallendorf north of Seaman and the new Pearson Park North.
Anyone else hear about Dillin missing the deadline for him to pay Toledo for the Marina District property? Is there anything new on this? Usually when Dillin is being picked on he makes an announcement a few days later

Hell, it's easier to get to then the Palace of Auburn Hills, if a concert isn't held in Detroit (Joe Louis Arena, Fox Theatre, Cobo Arena, Comerica Park, etc.). I think it would be neat seeing a rock concert in Toledo.
As a Red Wings fan, I should see a Toledo Walleye game anyway. :)

A quick recap:
*South YMCA got a 90-day reprieve and will begin a campaign to retain or build a new facility similar to the West Y at Start High School.
*If South Y is retained, Cedar Creek will be looking at sites around South Toledo (my suggestion: look at the former Farmer Jack store on Byrne/Heatherdowns, perfect space and location).
*Kroger at Manhattan Plaza is closing this fall due to the owner of the shopping center would not allow an expansion (my suggestion: build a new Super Kroger somewhere in the vicinity along Manhattan toward the I-280 ramp or Central/Detroit area; still a large population in this area that needs a full service grocery store.
*Update on the Fiberglas Tower whereas the parking garage on Summit Street would be demolished.
*United Way's new headquarters looks very neat.
*Downtown Arena is really picking up steam with national shows booking and hockey games are starting in October.
*Eight new TPS school buildings makes their debut as Scott High School begins their renovation project.
*Imagination Station (former COSi) makes its debut this October, exterior/interior work is ongoing.
*Central Avenue bridge over I-75 will be completed next month as it will begin rehabbing the Auburn Bridge.
*Owens Community College will be moving and opening the Trades-Retraining School/satellite classes at Arrowhead Business Park in early 2010.
*New FedEx terminal at Perrysburg Township makes its debut and will be creating 50+ new jobs.
*Hancock County/Allen Township approves tax abatement condition to allow Home Depot to build a distribution center which will create 300+ jobs.
*CSX Intermodal begins its construction at North Baltimore in between BG and Findlay which will be creating hundreds of new jobs.
*Airline Junction Intermodal gains steam to close the Westwood Avenue crossings and to begin the expansion project with private railroad companies; also creating new jobs as well.
*Vistula neighborhood will be undergoing a huge change with new streetscape along Summit in between Cherry and Bush Street; along with three new housing developments especially at the old vacant hotel at the corner of Lagrange/Summit.
*Craig Memorial Bridge (former I-280) is taking shape with new greenpace, bike trails, and converting from national freeway to city street on both sides of the Maumee River bank.

Lightsaber lights were also installed along Huron Street as well, this arena will certainly brighten up downtown during nighttime.
I am more excited for Bullfrogs than Walleyes since I prefer football over hockey.

Yeah, but those are the kind of acts that typically play in arenas. What we need next is great venue for great bands downtown. Plenty of warehouse space for that. Scratch that... what we really need is a decent promoter, one who'll take a chance on national/international acts instead of regional acts only. They're too afraid to book those because they typically require a minimum lump fee in addition to a door cut alone. A good promoter would actually promote the thing, though! I think I'm digressing..

Mudhen419 August 24th, 2009, 10:45 AM The parking lot at the skyway marina was full all weekend. I saw signs for a classic boat show but I was in a hurry so I couldnt go check out what was going on. Went back today after the mudhens game and there were still a bunch of cars back there. The Marina District Rd is open from Main now. Lots of sunflowers growing out there.
Mudhens making a push to make the IL playoffs 18-5 in there last 23 games winners of 8 straight. Only a few key home games left. Another sellout today (sunday) Lots of people talking about the arena football when they showed highlights on the big screens.

The Toledo Walleye organization WANTS but will never tell you that they would love for fans to throw a Walleye onto the ice for luck (like the tossing of the Octopus in Detroit). This would give the Walleye national attention and give people antoher reason to come check out the new team and arena. I'm not sure if a frozen or thawed walleye would be better, will see when or if it happens. I'm not sure when to toss it out there or what it would symbolize but it would be a cool tradition to have. Maybe throw it out when the Team is down and could be a pick me up or when a goal is scored or just at random. So as soon as the players hit the ice in October, hopefully the fish do too!!! GO WALLEYE!!!!!!

The Wabash and Erie Canal ran through downtown from the corner of Jackson and Michigan (across the grounds of the Lucas County Courthouse) to Washington and Erie, basically following the AWT to Maumee.
You can see (barely) on the map below, Cram's Atlas says that a path of some sort still existed along the downtown portion of the canal, which was abandoned in the 1860s I believe. The rest of the canal, from Swan Creek to Cincinnati, lasted until the floods of 1913.

K+S Wire Products, LLC, a start-up manufacturing company, has begun operations in Adrian,
Michigan. Manufacturing wire shopping carts and a range of other wire products for small and
large retailers, the company hopes to create about 157 jobs over the next five years.
The company is investing more than $1 million in the start-up.
K+S has located at the Brazeway plant in Adrian, where it uses about 35,000 square feet of the
facility. Timothy Smith, K+S president, explained that the site selection was predominantly due to
the availability of State and local incentives. The company had also looked at several other
properties in Michigan and northwest Ohio.
“That was a huge deterrent from [locating in] the state of Ohio,” Smith stated. “We looked at a lot of
places in the Fayette, Archbold, and Wauseon areas. The economic development [department]
just didn’t offer what some of the local ones did up here [in Michigan].
“Tim Robinson, [chief operating officer] from Lenawee Economic Development Corporation
(LEDC) was phenomenal. He was not in front of me and not behind me, but right beside me
through this whole ordeal – the good, the bad, and everything else.”
LEDC assisted K+S with funding, grants, and other opportunities, including a $225,000 loan the
company is pursuing from Lenawee County’s revolving business loan fund.
“We started in November in helping [K+S] find a site, helping them find financing, and helping them
with manpower,” Robinson explained. “We worked with them to get the State incentives, tax
abatements, and also the State’s MEGA incentive.”
“It’s definitely rewarding to have somebody in your court that isn’t on your payroll and to bring these
jobs and these businesses to the smaller towns,” Smith added. “I’m just ecstatic about what that
organization has done for me.”
According to Smith, the building was in good shape besides the need for internal rewiring. The
company initially planned to begin production in March, but power issues delayed operations.
K+S is installing equipment for wire forming, tube forming, wire straightening, bending, welding,
and more. It purchased equipment, designs, and rights from two companies, which are no longer in
operation. Smith explained that the dissolution of those two companies has created an opening
that his company can fill.
“We’re getting a lot of inquiries now,” Smith stated.
He has been in contact with retailers and organizations such as Target, Dollar General, Spartan
Foods of America, and the Ohio Grocers Association. Additionally, he has given $3 to $4 million in
quotes over the last couple months; one company placed a 1,500 cart order last month.
“We didn’t plan on being a big company,” Smith added. “What we wanted to do was supply the
small town organizations… They order 100 carts here, and 50 carts there. By keeping overhead
low, we can still sell at a competitive rate. We do it all manually, not automated.”
K+S plans to accommodate smaller orders than many of its competitors offer, according to Smith.
The company currently has 11 contract employees with permanent payroll to begin soon. It has had
more than 2,000 job applications from Ohio and Michigan for about 50 jobs that will be available in
the coming months. South Central Michigan Works is helping the company screen and train
potential employees.
“I’m hoping that I can put an organization together with a family-oriented environment where
everybody can feel comfortable coming to work,” Smith stated.
K+S Wire Products manufactures shopping carts, wire stands for small grocery store baskets,
trays for electrical cabling, driver safety mesh, and several other wire products.
“There’s a pretty vast wire market out there,” Smith noted. “It’s just that people have to know you
exist.”

Denver, Colorado-based Johns Manville is considering a site in Erie County’s Village of Milan for
the location of a $43 million project that is expected to create 100 jobs. The company is
contemplating the Tenneco, Inc. manufacturing plant for a roofing membrane facility.
Tenneco, a company that produces rubber parts to ensure a smoother ride in vehicles, at one time
employed hundreds of people, according to Village of Milan Mayor Robert Bickley. The company
plans to finish production in November.
Bickley stated, Johns Manville is “looking at a facility that hopefully meets their needs… Each
community is bidding on different companies, and we try to share what revenues and tax packages
we have. We go through the County and the school boards, and we can hopefully encourage the
company to locate here.”
According to Robin Hervig, manager of corporate communications and affairs, Johns Manville, the
Milan site is one of several locations in several states being considered for the project. The
company is currently performing due diligence and expects to make a site decision in the next
three to four months.
“Johns Manville would like to be proactive and respond to our customers’ needs,” Hervig stated. “If
there is an existing need in the marketplace for us to make more of a certain type of product, such
as this roofing membrane, we want to ensure that we’re meeting our customers’ needs.”
The company has been awarded a 55% job creation tax credit for a 10-year term in support of the
project. The value of the tax credit is estimated at $464,827 over the term, and the company would
be required to maintain operations at the project site for 20 years.
“Our state is committed to investing in the educated workforce and business environment that will
attract these types of innovative companies to grow and thrive in Ohio,” Governor Ted Strickland
noted. “As Ohio competes more and more on a global scale, we’ll continue working to create new
jobs in Ohio, like those in new technologies, advanced manufacturing, and renewable energies.”
“Ohio’s targeted investment strategy expands our state’s strengths in an array of industry sectors
from advanced energy to technological manufacturing,” added Lisa Patt-McDaniel, interim director
of ODOD. “These investments demonstrate the capabilities of our state’s strongest asset – the
talented Ohioans who help create our state’s unparalleled business environment.”
Founded in 1858, Johns Manville is a manufacturer and marketer of building insulation,
commercial roofing, roof insulation, and specialty products for commercial, industrial, and
residential applications.
The company serves markets that include aerospace, automotive and transportation, air handling,
appliance, HVAC, pipe and equipment, filtration, waterproofing, building, flooring, interiors, and
wind energy.
Johns Manville currently has four other northwest Ohio facilities: two in Waterville (engineered
products) and two in Defiance (insulation systems). In 2003, the Defiance pipe insulation plant was
destroyed in a fire (no injuries resulted); in 2004, Johns Manville announced plans to rebuild a new
$100 million plant. The new pipe insulation operation was dedicated in 2007.

Findlay Lima and Fremont Ross trying to join toledo city league.... These are all D-1 schools out of place.... They really have no business in the TCL but they are to big for any of the smaller confrences. Clay and Waite arent to happy.... (Lima is 83 miles from CHS and 78 from Waite) Clay just entered the TCL a few years ago leaving the Great Lakes League with Whitmer... Both Clay and Whitmer were charter members of the GLL. The GLL disbanded the year CHS and WHS left and a few years before they left 2 Loraine Schools entered and the cost of travel and the time of travel hurt Oregon city schools...... In my opinion Findlay Fremont Lima should start there own confrence with Marion Sandusky and Fostoria and Clay should retry to join the Northern Lakes League.
Also in the article.... Clays principal or SI said something about feeling unsafe drivin on 75 when they expand it to 3 lanes each way from Perrysburg to Findlay... Anyone hear about this before?? I live right off 75 in PB and I can tell you that traffic on 75 is consistant even at 3am.....
On another note....... Cedar Point will make an anouncement tommorow at 9:10 am about the new ride.... This will be the press release!

Not sure if the 1800's cabin project is complete yet but I cant wait for 10-15 yrs when that side of the park is finally grown in. Pearson Park doubled in size with the new addition!
Also I forgot to mention in the previous post..... There was an article on the front page of the press about another developer looking to re-do woodville mall..... Nothing special though... Pretty much the same article as the past 20 but with a different developer

Why do they have to go ruin that area by putting up a Kroger? I wish they would put up a Whole Foods , Trader Joes or something similar there instead. By adding a Kroger there it takes away some of uniqueness of that part of town.

Mudhen419 September 9th, 2009, 11:28 AM 2 thumbs up for Papalis and The new Flaming Pit at the docks...... My birthday was last weekend and had dinner at both places (sat and Sun) Papalis is great. Hadnt been upstairs yet so I was glad when the hostess told us to sit up there. The food was awesome 1 small cheese n peperoni deep dish and an order of the cheesy garlic bread for me and my girlfriend was way to much food. With 2 pops the total was 24 and change we took half the pizza home. (and it is still very good warmed up a day later)
Flaming Pit was pretty good as well. the rack of ribs i got was huge. If you go definatly get the baked beans on the side. They have shredded pork cooke din with them very good!!!
And both days on the drive home we went down the marina district drive saturday there was about 15 cars parked in the little side lots and sunday there were about 20... Pretty good draw for a big field with sunflowers Id say!!!!!!

Cedar Point made its announcement on the new ride for 2010. Shoot the rapids a new water ride will make its debut next year on frontier trail... The ride will feature 2 hills one 85 ft anf the other 49 ft i believe.. The ride is supposed to follow an old Moonshine still theme. I think its a great additon to the park since the only ride left like it there is snake river falls (which i dont ride because you get to wet) CP will be able to controll the flow of water from the waterfalls and the water level of the pools so they can run the ride in cooler weather without getting people drenched. OH MY GOD!! They're bringing back brutalism! Then again, that part of the city is ugly to begin with...The Health-Science campus as a whole is a poorly-planned, architectural joke. That seems to be typical of a lot of med schools...function > form.

Huron-Madison is also Toledo's best intersection, very big city feel, almost like some of the lesser-known streets in Manhattan. This is a shame. I hope it (and Toledo's other abandoned buildings) can be reoccupied in a timely manner. The last thing I'd ever want to see is more quality construction like this come down. It's becoming a battle in this city. The arson has spiked to historic levels. I was shocked how much has been hit in Northriver and Old South End. We've got to save what we have left. Toledo has some world-class architecture that in no way, shape, or form can be duplicated today. The craftmanship is incredible. No one knows how to build like that today. We've got to find these serial arsonists and put them behind bars.
The school demolitions are getting ridiculous too (not just in Toledo, but the entire state of Ohio). Someone please tell me why a structurally sound building like Birmingham Elementary had to be demolished? It's a waste of taxpayer money. We're paying for our own destruction sometimes...

They have a new track you can find at youtube just search Ju-rock Hope you dont mind... Originally born in Buffalo new york Ju-rock got his start in Toledo Ohio doing shows while still enrolled at Waite High School.
Very happy for this. My good friends brother shot the first ever video for Ju and also did the photos for a few of Ju's singles. Check out 3byone media
