There doesn't seem to be a thread for Sheffield yet, and there is a phenomenal amount of construction going on in the city (as there is in most large cities in the UK).

So here goes...


I'll start with the talls:


Velocity Tower
36 storeys | 108m | U/C & Pro

This one is a bit mad TBH. There were plans for a 23 storey tower on the site a couple of years ago. This fell through, but we noticed Velocity (a local developer) start building foundations last year. They proceeded to build a tower on the site, without planning permission. The council ordered them to stop work unless they built the tower that was originally planned for the site. So of course they went ahead with the building. After getting a couple of storeys into the built they got permission for a 22 storey tower of the same shape but different materials. This wasn't enough for them, so now they have applied for permission to extend this up to 36 storeys or 108m (121 to top of wind turbines). The tower will be mixed use with office, residential, a hotel and a two storey skybar & restaurant on the 35/36th floors.

City Lofts
32 storeys | 101m | U/C

Luxury residential tower with retail around the ground floor.

Sevenstone Tower
27 storeys | ~100m | Pre

This is a landmark Residential tower in Sheffield's flagship retail development 'Sevenstone'.

Block 10 West Bar
26 floors | 90m | Pre

Part of a large mixed use masterplan. Tower is residential with retail around the base.

Block 9 West Bar

Part of the same development as above. Again, Residential with retail around base.

Pennine House
23 storeys | ~80m | Pre

This is part of an office master plan giving high tech office space for creative industries. The tower will consist of a large atrium area with retail, continuing the square it fronts onto. Above will be 220,000 sqft of office space and 16 floors of apartments. The landmark design is supposed to represent the rock formations in the nearby peak district.

Chesham House
27 storeys | 76m | App

Part of a 3 million sqft mixed use development. This will contain three storeys of retail, followed by office space and residential. There are 3 stepped towers and this will be clad in glass and portland-style stone.

There's not really any renders of the latest design i'm afraid as it's gone through about 3 design changes


Hannover House
22 storeys | 72m | Canc

This development never got off the ground, however I though I would add it in as we have recently seen a tower shown on the site of it in the 3D graphics for Velocity Tower. We know Velocity expressed an interest in the site with a view to developing a tower, so hopefully this could be teasers of what is to come. The tower shown in the models looks at least as tall as Velocity Tower (108m)

1 Furnival Square
17 storeys | 68m | U/C

An office tower with hotel next to it. Currently on the 8th floor

That's probably as low as I can stoop and get away with calling them mid/highrise...

Right, here we go for the masterplans:


Sevenstone
860,000 sqft retail development,
260,000 sqft flagship John Lewis store,
Apartments,
Possible hotel,

This is Sheffield's main retail masterplan. It's right in the core of the city and will bring 860,000 sqft of high quality retails space to the city centre. It will not be built like a standard mall as it will be made up of open streets which will integrate into the surrounding area. This should help bring Sheffield's city centre retail offering up to a level at which it should be (as it has suffered since the opening of the 1.4 million sqft Meadowhall complex n the outskirts). The tower posted above is also part of this scheme. So far enabling works have taken place (moving sewers/electricity etc), two blocks have put in for planning permission (two more should soon) and the project is due to start on site this year.

The Moor
3 Million sqft,

This masterplan is odd in that it's being done on a building-by-building basis. The first two blocks have planning permission and one of them is under construction.

E-Campus
600,000 sqft of high-tech office space for digital and creative industries

The first phase of this is already well into construction:

This phase will have two more similar buildings to the left of the photo, both stepping up a storey.

We don't know much about phase two yet,

Phase 3 is the oddly shaped 'stone' tower posted above.



St. Pauls Place
200,000 sqft of office space,
135,000 sqft retail space,
316 apartments,
4* hotel,

This was part of the 'Heart of the City' masterplan of which much has been completed already. It included the building of an art gallery, the winter gardens (http://en.wikipedia.org/wiki/Sheffield_Winter_Gardens), the peace gardens (http://en.wikipedia.org/wiki/Peace_Gardens) and is in turn part of the councils multi-award winning 'Gold Route' masterplan which has linked up the station to the city core with world class public spaces. The hotel and first office building have already been completed and the rest is currently under construction. The masterplan includes the 32 storey City Lofts pictured in the above post.

Also I forgot to mention earlier the redevelopment of Park Hill Flats - probably (unfortunately?) our cities most iconic buildings as they loom over the station. They are a huge 60's flats complex that was quite revolutionary at the time. Unfortunately they became run down and a bit rough. Urban Splash have taken on the task of converting them to nearly 1,000 one, two and 3 bed flats, along with landscaping, retail and more.

Aren't most of these project now stalled,or having major over hauls due the financial situation?

Sheffields projects are still mainly on track, due to the fact its taken Sheffield so long to get moving compared to other UK cities there is still demand for property.

1 or 2 of the above projects may be on hold, but the main ones are all steam ahead.

wow. sheffield is really having lots of amazing stuff either UC or planned, I had no idea all this was happening... and more importantly a lot of it looks good quality., not the hastily noked togetehr high rise crap thats sprung up in leeds over the years.

The company City Lofts has collapsed,putting the brakes on some projects in other cities, however the tower in Sheffield will be completed as it is under a separate branch of the company.

Of the other projects above, none are currently having major problems (that we know of), but only time will tell.

As Steel City Suburb says, Sheffield was slower to get on the regeneration train so hasn't got as much of an oversupply of apartments as some other cities. There's no point denying that the economic problems are affecting some projects as we have seen a couple of small developments put on hold.
