Exactly, that was what I was thinking. But then I looked at the date and compared the two pictures. The previous one (first one of the three pictures in the post above yours) shows a different side of the building. So I am assuming, the date still might be true because now we have the front side.

Cladding not progressed much. Looks like only 2 or 3 more window panels have been added since Jan.

The pic is quite old because the crane was removed about a week earlier or so. The upper two floors arent gonna be covered with glass, they are cladding with something else

After a lull in the activity, they are back to their usual speed, glass cladding completed and also the white aluminum sheet cladding is completed. On the back side too, the speed is similar

The back side is also done with the glass part but unlike the front, its not completely with glass, there lots of gaps, which i guess will be covered with that white thing which are on the sides.

After seeing numerous delays since 2009, the Shangri-La Hotel is finally set to debut in Mumbai by the year-end.

Phoenix Mills Ltd (PML), the asset owning company, had earlier planned to soft-launch the property at its Parel compound with 50% inventory in the second quarter of the last fiscal. However, the company ran into problems with one of its contractors and the work suffered till a new contractor was appointed.

Work resumed towards the end of 2010 and PML is now optimistic about handing over the hotel to the management company, Shangri-La Hotel and Resorts, for a soft launch by December 2011.

Shishir Shrivastava, group CEO and joint managing director, PML, told DNA that the company will be handing over the hotel’s public areas to the management company by September.

“The hotel will be opened in a phased manner and the soft launch is likely by December. We are targeting to open with three restaurants, a little over 50% of the overall guestroom inventory and banqueting space. Work on the balance guestroom inventory will continue and is likely to be completed by April 2012,” said Shrivastava.

PML wants to hit the market in time for business season and achieve efficiency in cost of operations. It expects the average room rates during the soft launch to be above `10,000 for a night’s stay.

Shangri-La, which would be soft-launched with 250 guestrooms, would have 410 rooms and 23 serviced apartments when fully operational.

The property is being developed by Pallazzio Hotel and Leisure Ltd, a special purpose vehicle of Phoenix Mills. The hotel cost is over Rs700 crore, of which Pallazzio has already pumped in `483 crore as equity, while the balance is debt.

“We have invested close to Rs625 crore as of now and additional investment of Rs175- 200 crore will be made to complete this property. The equity part has already gone in and we are now drawing down the debt component as and when required based on the extent of work completed,” he said.

How will one enter the hotel? There is no way they will share an entrance with Palladium. I'd be pissed of if I were living in the hotel and had to wait for a shitload of cars to clear security and proceed.

There is a gate touching the entry gate for palladium. I figure they will use that for the hotel, but then what? Is the reception on the ground floor or will the car climb 6 floors before guests enter?

Sorry if it's been discussed before.

This is one hot addition to the Bombay skyline.
Any clue as to the main entrance/ driveway? Where will it be? It cant be thru the main phoenix entrance - the one leading to the Palladium. That is jammed at all times. Where then?

Unless I'm mistaken, the renders seem to suggest that the main lobby will be on the back road side, with accesses both from there (at road level) as well as from Tulsi Pipe Road (by the ramp). If the main entrance is from the back road, it will be a pity because that street is horrible: narrow, crowded and congested; not at all fitting for this hotel. Anyway, this is an issue that all construction along Tulsi Road will face.

The way I figure is, guests from the hotel enter from the gate adjoining the palladium/Phoenix entrance gate, with the gray stone arches. Then at the end they enter the hotel. They won't enter from the rubbish back road.

Didn't know about the rear entrance, but now it makes sense.

I think there are taller hotels in India. Radisson kanjur marg is gonna be bigger and taller. I am a big fan of that hotel and the construction speed.

I didn't pass the Namaste site today, as I stopped just short of it: I was actually going to Phoenix itself. But, I did pass by it 3 days ago and the gate was just a bit open. Couldn't see much. There were trucks obscuring the view. But it is hubbub with activity.

I didn't pass the Namaste site today, as I stopped just short of it: I was actually going to Phoenix itself. But, I did pass by it 3 days ago and the gate was just a bit open. Couldn't see much. There were trucks obscuring the view. But it is hubbub with activity.

A 39-storey luxury hotel has risen on the city’s skyline without getting an environment clearance. The five-star Shangri-La at Lower Parel on the premises of High Street Phoenix has been partially occupied.

The Ministry of Environment and Forest’s state expert appraisal committee, which visited the construction site recently, found that the structure has been partially occupied and the work on the interiors was in progress.

The hotel has been constructed above the luxury mall, Palladium, at an estimated cost of Rs773crore and occupies floors eight to 39.

“The entire building is constructed and part of the commercial building is occupied (other than the hotel floors) and no environment clearance has been obtained. It is also noted that the recreational ground is almost negligible,” the committee said.

The project proponent, Phoenix Mills Ltd, first sought environmental clearance from the committee in December 2011. The panel had criticised the company for not obtaining clearance before construction.

The project proponent had told the committee before it visited the site that a major portion of the hotel building was constructed without any environment clearance as Maharashtra Pollution Control Board (MPCB) had issued a no-objection certificate.

However, neither the committee members nor the environment department seems to be sure if the MPCB in this case is competent to issue such exemptions.

“The environment department will confirm whether the MPCB is a competent authority to issue the exemption,” said the committee.

A committee member confirmed that they had not heard from the department.

“The (environment) department has not received the comments yet. We will examine the issue and give our answers as soon as we get the committee’s queries,” said Valsa Nair, state environment secretary.

In December, the committee had expressed concerns about the structure’s construction. “There is too much non-compliance to the current Development Control Rules (DCR) on safety and ground coverage. Therefore, it is difficult to assess the existing structure with respect to the current DCR. However, the committee agreed to visit the site to understand the proposal and assess the implications of the modifications on the environment,” it had observed.

The committee has asked the company to submit documents concerning mandatory clearances from several agencies in the next meeting which is expected to be held later this month.

Initially, chief executive officer and MD of Phoenix Mills Ltd, Shishir Shrivastava, texted that he was “out of the country” but willing to answer messages.

However, he did not respond to the queries regarding the hotel.
