A ritzy new hotel and mall complex is coming up on the former Phoenix Mills land. The development is among the latest mill land redevelopment projects.

Mumbai, May 15 Atul Ruia-promoted real estate company, Phoenix Mills, announced the market launch of its high-end exclusive luxury mall here on Thursday.

The Rs 200 crore mall – Palladium - coming up at the mill campus, will spread to the third level of the Rs 600 crore five-star hotel, Shangri-La, also being constructed on the premises. The mall is slated for opening in March 2009 and the 45-storeyed hotel in 2010.

The hotel and mall together will be a stand-alone entity. Covering a retail space of two lakh sq ft, comprising 55 stores, the mall will house international brands.

Mr Atul Ruia, Managing Director, Phoenix Mills Ltd, said, “Our group is developing about 100 million sq ft of land throughout India through independent and joint ventures, with 25 malls and eight luxury hotels under construction. Having been in the retail space for over a decade, combined with our experience in retail and mall management, we have a unique and the right team to initiate this project.

The mall will have value additions such as personal shopping assistance, dedicated and ample parking area, forex counters and banking, VIP lounges, luxury salons, upscale eateries, baby care facilities.

nice to see these structures .

but then thats where the fun ends .. coz most people can only SEE them . This skyline may look impressive , but i fear that the huge tracts of land city is being owned up only the super rich... I sincerely hope we get a lot of open spaces like parks, gardens , promenades etc. This upward growth maybe an instance of the how natural order of things works ; but i cant help being worried

True, I agree with that although there is a need for more open spaces, gardens, parks civic amenities etc there is also a need for more hotels, housing, hospitals, Malls etc so a fine balance has to be found.

I do agree that most of the free space is being swallowed up for high rise development & there is a need for a equivalent of a Central Park in Mumbai along the lines of New York.

Shangri-la's chief architect is Shekhar Patki from P.G. Patki & Associates. Despite being one of the biggest architectural firms in India, they don't have a website. :no:

Shangri-La Hotels and Resorts, Asia Pacific's leading luxury hotel group, has signed an agreement with Pallazzio Hotel and Leisure Limited (a wholly owned subsidiary of Phoenix Mills Limited) to manage the Shangri-La Hotel, Mumbai, opening 2010. The hotel will be Shangri-La's fifth property in India following Shangri-La Hotel, New Delhi, which opened in September 2005; and the Shangri-La Hotel, Bangalore; Palm Retreat Shangri-La, Bangalore; and Traders Hotel, Bangalore, will debut from 2009.

Designed by Mumbai-based Mr. Shekhar Patki, the 400-room hotel will be situated in the High Street Phoenix retail and office mixed-use development, located in the heart of the city within the residential and corporate hub of Lower Parel. shangri La rising.

It is rising pretty fast. the floor count ws 14 levels above the 6- level car parking on 06.02.2009 and today it is (18.04.2009) 21 levels tall. that is it has risen by 7 levels only in 70 days or it is going up by a level for every 10 days:nuts:

thats pretty fast by any standards i guess. (esp ashok towers were growing at a leisurely pace of around 25 days per level):bash:

they are the two phoenix towers. the smaller one is around 26 floors and the larger one around 35 floors. :cheers:

Practically shanghai is 10 years ahead of mumbai, so soon it will acheive a saturation level like that of new york and hong kong and then mumbai will get the much needed room to emerge as a beautiful skyline!:banana:

Yea chinese cities are amazing. I heard from a friend of mine that they are currently planning a city with skycrapers (urban canyons) that are interconnected with garden roof tops and such. They have phenomenal workmanship in china. We have to learn from them.

The infrastructure of a Chinese city and the liberty and freedom of an American one would be the optimal mix , I suppose mumbai has the latter to an extent but the former is a long way to go.

Therein lies a catch-22 situation.
To develop a city rapidly, as is presently the case in China, you have to move people out of their tenements quickly in order to level their homes and then build skyscrapers in that space in record time. Most people in China who are forced to leave their homes don't receive fair compensation or relocation packages and are usually forced to accept mediocre deals or face the wrath of the authoritarian government...not to mention the developers, who often bribe local officials. Those who rise up to the challenge have to face this:

You would be hard-pressed to find a similar situation in India in which a developer could get away with this kind of subjugation. Why? Precisely because of the fact that 'freedom and liberty' (American or otherwise) exists in Indian society.

You can't have equitable development if the needs of all stakeholders in the property are not taken into account. The hard truth which most people often ignore, is that China's government is the one driving the infrastructure sector, and that is not necessarily a good thing. Case in point is the Three Gorges Dam, an expensive exercise in the communist government's socio-political power-play, which was hurriedly built and many say might have to be demolished if problems come to a head because of heavy silt deposition and huge landslides:

I'm not saying India is exempt from criticism. It has its own vices, but people certainly put forth their opinion without any fear of persecution. Which is why slumdwellers have a say in the redevelopment of Dharavi and other slum colonies. Even Tata had to move out of west bengal because its Nano plant was not welcome due to local concerns of loss of farmland. When everyone has a stake in development, the outcome can only be a good thing...even if it does take longer to accomplish.

Sorry about the long post, but I feel strongly about such issues and can't stand it when some make misleading judgments without being adequately informed.

You have no idea what foreigners have to say about their experience in hongkong/shanghai vs. their experience in bombay/delhi. Anyway... dont wanna derail this thread, and there isn't any point in complaining... the only solution is to look and learn from our neighbours.

read my post again. i am not comparing shanghai to bombay. i said i dont want bombay to be like shanghai when there are better examples to follow. personally i prefer cities that preserve their history and encourage walking and using public transport

I kind of agree with that.

Every city has to find its own solution and signature.

Bombay's destiny makers are still looking for solutions and as decades roll by, they are coming up with only quickfixes.

Bombay's planners, administrators and politicians need to think about the vast majority of citizens who don't have proper housing. It's a huge challenge which may just need massive affordable housing blocks (however much of an eyesore they may be). And of course there is infrastructure.

they need to change laws and also stop the policy of free housing. that decision by the shiv sena in 1996 led to the greatest increase in the city's slum population ever. also a realisation that it cant keep on adding people without severely lowering the quality of life. better infrastructure in further suburbs and new bombay would help. remove bombay port. so many things that have been suggested by so many studies, just need some courage and vision from our politicians

there are certainly millions who would like cheap rental accomodation. why that is not the case is also pretty easy to find out. problem is who is going to bell the tenant cat. no one has shown the balls yet

Why should shanghai be the yardstick to which all and sundry is compared to?Each city has its unique culture,geography and intricacies that all determine the path to its growth.Bombay will grow in its own way because all the tiny unique factors that make up a city.15 years down the line Bombay wont resemble shanghia,nor hongkong nor dubai.

But then again Chinese system is less bureaucratic and more efficient compared to India's. In case of BWSL it took them 10 years to finish one bridge (let's not forget it is not completed yet). The so called iconic structure of Bombay does not even have an exit ramps on one end. If Bombay administrators and developers keep working like that then good luck getting any where in the next 10-15 years.

It is pointless to compare Bombay with any Chinese cities or any other cities in the world. Bombay has it's own flavors and it will stay that way and ideally that's how it is supposed to be. It will have it's own charm as well as problems.

Exactly! The Shangri La + Palladium, set against the backdrop of the sillhouette of the mill building...all that reflection - almost perfect! Standardisation of shop-front signs in terms of size will go a long way in maintaining the general aesthetic through all this mill-land redevelopment.

i know quite a few people who have been to China. They all say Chinese cities beat American cities hands down , with their amazing skylines, roads, bridges, high speed trains [Shanghai has a Mag-Lev] .
Let us not even compare it to Indian cities


I am currently living in New York City. I must say you are 100000% correct! Most US cities are over rated, helped by Hollywood. Each time I return to Tokyo I am shocked at how much progress is made in just a few years compared to the US. And I believe that China including Hong Kong are much faster than Japan.

In fact, I think that all of Asia will soon surpass the US and Europe. India just needs one big boost to get it going, like China. And more job prospects to keep their best talent at home.

There's one thing I am hoping for is the connectivity from the airport to South Bombay, especially the Parel area where the buildings are coming up steadily. In hotels like this, tourists would have awesome time living there, shopping there, and watching the scenic downtown Bombay from higher levels of the building.

Bharatiya - true that. The podium of Shangri-la is absolute class. That gives an idea of how exquisitely the tower will be cladded. From now you'll see more podium towers because of the extra fsi developers will receive for building a parking lot.

You must live a cave. First you don't know who Lady Gaga is and know you don't know what a Zara store is. Here's a bit of info from wiki:

What's the big deal if someone doesn't know what Zara store is? I would be surprised if somebody didn't know the existence of Walmart or McDonald. Zara is a fairly small chain of stores concentrated mostly in Europe. It's not even considered a high-end store like Louis Vuitton or Gucci.

Dude - I just noticed - you're one liners are in almost EVERY thread - do you do this simply to increase your posts count? Why not post something useful instead of hundreds of "looks good", "Great perspective", "Nice shot" posts over and over and over in every thread? We all know the images are useful and helpful - you're repeated pointless posts don't help one bit except increase the textual clutter!!! Shit man - I saw 11 posts in almost EVERY thread in Mumbai forums alone -ALL in matter of a few minutes!!!3000 posts with very little quality is just plain silly!!!

There's no "problem" - he's not a troll!! But when there are 14 posts in a matter of minutes -all of them simply stating "well done" or "good projects" - then I do have a problem. This is a project website : Not a community forum :You are a moderator - Please THINK above the rest!!

nothing wrong with it. only sometimes i get irritated when i go to a page and the only update is someone saying "great update"

i say it as well i just try to limit how often i do it in a day and not on every single thread. but i see your point of view

Perhaps - I do appreciate him and others where its due : And typical of ALL forumers here - criticize when some bounds are exceeded. you've been known to do it too.
Still - he's not a troll - and that's to be appreciated.
Besides - my point was to POINT out irrelevant posts to curtail them (and I will continue to do so to help out keeping the soul of this website: Project details - even helpful discussions. Not "bravos" and "Hurrahs")

Erm ok, let's move people. Saw the hotel yesterday and a few other buildings, but my camera's charge died :doh:. Will try and go down there soon with my cam fully charged.

And Coolguyz is right, the building is getting covered up really quick.
