hehehe :D I'm not gone... I've just been away... I'm currently back in Jakarta.. yesterday I've been strolling around the city checking out the current developments and constructions..
took a few pics.. and movie.. I'll post the link to my trip around Jakarta.. if I can find the software and fast enough computer to do it..
it's quite hard to get a cheap and fast internet connection in Jakarta...

btw.. I went past the Plaza Nusantara.. wow man.. it is soo cool
it links to Plaza Indonesia and it's very colourful and boxy.. how should I describe it.. it consists of a lot boxes glued and stretched horizontally and each box is coloured with different colour..
and PLaza semanggi.. wow.. very nice as well..

oh yeah.. I went to mega kuningan as well.. I saw the ritz carlton - airlangga construction site.. mann it's massive...
and there's bellagio residence construction and bellagio mansion construction nearby as well.. mega kuningan is really a good place to visit.. it doesnt look like Jakarta at all.. the roads are soo clean and there's pedestrian access and nice palm trees along the road.. :baaa:

anyway.. yeah I'll post pics and hopefully the movie asap..

oh yeah another thing..
the senayan residence is a very large scale development project as well.. it's massive..
I havent been able to take a any pics of the construction site..
heehe

Kelapa gading is really booming as well.. the artha gading mall is near completion.. and there's the kelapa gading trade centre, which I reckon has a nice design...

the sports mall at kelapa gading.. is quite awful.. eheeh put aside the basketball hall... it's horrible..
it's like those typical ruko(rumah toko) or rukan(rumah kantor) from the outside.. the only difference is that it's huge.. overall it's ugly.. :D

Grey, this is what i mean, putting all the building on this area, like what showing in this picture of jakarta. It will look nicer if dragon tower, BDNI 2 and ritz carlton are there too.

notice that there is a ramp from the overhead pedestrian bridges down to the stations. One the second picture, they are building an island to close off one lane just for bus use. Could this mean more traffic congestion due to one less lane or could this new busway system actually work? I have my doubts, but lets see early next year.

surabaya seems to try to get the bridge link to Madura island going, that is what I know. Not sure if the project merit big economic benefit!

I managed to take this photo cause it was lebaran time and the sky was soo clear..
I love Jakarta during Lebaran.. no traffic jam.. no pollution, clear skies.. no crazy motorcycle riders nor angkot and bus drivers..

Yes both Galaxy Mall and JMP existed in 1999. Mall Galaxy or Galaxy Mall, is the only mall located in the eastern suburb of Surabaya, around the street called Kertajaya Indah. I found the inside picture, here:

The mall is not big. So, they undergo second phase soon hopefully.

As for JMP, the acronym for Jembatan Merah Plaza... it is not a mall, but kinda trade center like Pasar Atom. This too existed in 1999, located in the Northern part of the city, beside jembatan merah of course :)

What do you think of the developments in Sby? I think we should create another thread. I post all Sby here in Jkt section.

about the Peak....i dont really think its for sale, but more for lease...i mean 1.1 million Rupiah for an apartment? thats kinda cheap, isn't it? but this is just my wild guess.

anyway.. the people from the peak has emailed me some reply regarding the apartment..
they said that it has started construction last nov 2003 and it'll finish around 2005... the towers in front are gonna be 35 stories and the towers behind gonna be 55 stories.. so I guess it's gonnna be around 300m...

Hey all,
I saw a big advertisement on Kompas newspaper about a new apartment project located in the SCBD (Sudirman CBD) called 'Capital Residences'. It consists of 2 towers, one taller than the other. It looks like the taller one is about 35-40 stories high, the shorter one about 5 storeys shorter. It's developed by Procon Indah.

Jakarta ready to support ambitious MRT project

The Jakarta administration said it would be ready to support the plan to build the ambitious Mass Rapid Transport (MRT) rail system as long as "the central government shows strong political will to see the project materialize."

"The city administration has no problem in supporting the project even in terms of finances," said the City Secretary Ritola Tasmaya on Friday, responding to a statement by the Ministry of Communications' Director General for Land Transportation Iskandar Abubakar on Wednesday.

Ritola said earlier that the Japan Bank for International Corporation (JBIC) may finance the construction of the Rp 4 trillion (around US$476 million) mega project under a 50-50 financial scheme.

A feasibility study of the project by the Japan International Cooperation Agency (JICA) has apparently been completed.

The MRT system, which will span 15 kilometers from Jl. Fatmawati in South Jakarta to Kota in West Jakarta, had been planned since 1995 by a Japanese, European and Indonesian consortium in 1995. On Nov. 18, 2002, Governor Sutiyoso said his administration would establish an office with a Japanese consortium to go through with a similar US$1.5 billion project.

The 1995 planned project was then postponed when the financial crisis hit Indonesia in mid-1997.

The initial plan was for the MRT line to be built in two stages. The first stage would connect Jl. Fatmawati to the National Monument (Monas) park in Central Jakarta and will be combined with an elevated track and a subway. The second stage will start from Monas and end at Harmoni in Central Jakarta and then terminate at Kota train station in West Jakarta. This section will probably be underground.

When asked if the MRT would replace the newly launched busway, which plies Blok M to Kota, Iskandar said "it is no problem".

"We can reroute the Busway's existing route to another planned corridor... We can also disassemble the busway shelters because they are completely knock-down," he said.

Sutiyoso admitted that he had received the letter sent by the Iskandar's office inviting the administration to discuss the financing of half of the project.

"But, I have not read the financing report. I will comment on that later," he said.

Transportation experts have said that an MRT -- capable of carrying 10,000 commuters per hour -- would be one of the best solutions for the capital's acute traffic problems. The Busway system currently can carry 2,500 per hour.

there's also 'Sudirman Park', 30+ storey apartments, 4 towers in Jalan Kiai Mas Mansyur (saw the ad a few days ago!).

'Thamrin Exchange Square' has not started construction yet, heard it's been postponed.

I haven't been to Mega kuningan, but the Ritz should be underway..
At the end of the year, there will be a new mixed use project (office, apartments, shopping) in Mega Kuningan worth more than Rp3.5 trillion.

I think we will see a different skyline by late 2005/mid 2006, as plenty of apartments currently under constructino are due to be finished by then. Hopefully the office and hotel markets will also pick up.

The Monorail project has been delayed as they are doing additional studies into the project and finalise financing (apparently now scheduled for late 2004). There will be two lines, blue and green - blue line around the Golden Triangle, green line goes from east to west .

The MRT project is waiting for confirmations about financing (from japan)...heard that won't happen till the CGI forum in November, the earliest.

Also, jalan Thamrin and Sudirman will be 'pedestrianised'...

US$540 MLN Monorail Network to be Built in Jakarta

JAKARTA, Feb 3 Asia Pulse - The construction of a US$540 million 27-km monorail in Indonesia's capital city of Jakarta will begin this year, a city official has confirmed.
"The Malaysian investor, MTrans Holdings, said they will stick to their consensus to build the monorail," secretary of the Jakarta administration, Ritola Tasmaya, said over the weekend.

He said the investor is also willing to meet Jakarta Governor Sutiyoso's requirement, which is to build two monorails at the same time.

The first monorail, the blue line, will cover Kampung Melayu (East Jakarta) - Casablanca (South Jakarta) - Tanah Abang - H Sabeni - Jatibaru - Cideng (all in Central Jakarta) - Roxy.

The second monorail, the green line, will wind through Kuningan - Gatot Subroto (South Jakarta) - Sudirman Central Business District (Central Jakarta) - Plaza Senayan - Asia Afrika (South Jakarta) - TVRI - legislative assembly building (West Jakarta) - Pejompongan - Dukuh Atas (Central Jakarta) - Kuningan (South Jakarta).

He said studies need to be undertaken for the project.

"The first and second trains might be built in Malaysia, while the other trains would be made here," he said.

The blue line, a 40-minute ride, will have 17 stops, while the green line, a 30-minute ride, will have 13 stops, he said.

The Kampung Melayu route is likely to draw 9,000 passengers per hour or 150,000 per day, while the Kuningan-Dukuh Aas route is likely to attract 6,000 passengers per hour or 120,000 per day.

Each train will have four to eight coaches.

Indonesia Plans US$400 MLN Mass Transit System for Jakarta
JAKARTA, Jan 23 Asia Pulse - The Indonesian government is planning to build a Mass Rapid Transport (MRT) system in Jakarta for a total investment of about US$400 million.

Director General of Land Transportation Iskandar Abubakar said in Bogor, West Java Wednesday the project would be financed by the Japan Bank for International Cooperation (JBIC) after the conclusion of a feasibility study by the Japan International Coorporation Agency (JICA).


He said the central government's recommendations on the project had been conveyed to the Jakarta city administration which was expected to be prepared to provide 15 percent of the investment, he said.

The MRT system was projected to replace the "busway" system which has been launched by Jakarta city administration recently.

He said the MRT system would be able to transport around 10,000 people per hour whereas the busway system could move only 2,500 people per hour.

hey all, just an update about the Mega Glodok Kemayoran project.
Rather than consisting of 2 35 storey towers as initially planned, it will now only have a single tower of 48 storeys in height. This tower will have a 5 star hotel, office, and apartment. Construction of the tower will commence in August, due in 1.5 years.

Meanwhile, The Peak at Sudirman has been claimed to be the 'tallest residential twin towers in the world'. I don't know the exact height but it will be 200 m+ , consisting of two 55 storey and two 35 storey towers. The developer's ambition is to make this building the new landmark of Jakarta when completed.

anyway, the busway isnt that impressive, i tried once and it just a bus with air conditioner stuff...looking forward to try the monorail and subway. :D

last week I went to the Property expo at the JHCC..
one of the salesperson at the Mega glodok kemayoran stand told me that Jakarta tower is definitely under construction now and it's gonna be completed in 3 years time..
and yeah it's gonna be 558 m tall.. wahaahha
he said that, the Bethany International Church association has funded the Jakarta Tower construction, and according to plans, the Jakarta Tower consists of international offices for government purposes, hotel, viewing deck (of course), and a church.(bethany of course).. cool..

also.. previously alvin has stated that there's gonna be a china square thingy at Kemayoran (cyber city), and I've confirmed that news with the developer of Kemayoran, and they said that there are about 5-10 office towers that are gonna be built soon..

I havent heard about the 75 story building, but it's gonna be awesome.... cant wait to see the Jakarta skyline in the next 5 years...

there's a great view of some parts of the skyline of Jakarta, if u go to the SCBD by going from Tanah Abang, and then u take the flyover to Kuningan.. I was there last week. but didnt have a camera with me..ehhehe
anyway... u guys know about Plaza Ex? or Plaza Indonesia Extension?/ it's the new shopping mall which is connected to Plaza Indonesia.. it's quite nice.. I've been there before and the cinema is superb... :guns1:

some another info for jakarta aviation, CKG international airport will have terminal 3 operated for lion air and air asia, previously terminal 3 used for overseas worker, but with air asia and lion air making jakarta as their base operation for indonesia, so terminal 3 will be under lion air and air asia management if the tender is approved.

for teddybear, expect new juanda international airport completed in early 2005.

I got a question.. I was at casablanca yesterday and I saw a huge construction going on there.. and it's already up to about 20th storey.. I have no idea what building that is..

anyway.. I went to the ritz carlton construction and bellagio mansions.. it's going pretty fast.. oh yeah.. plaza asia has reached the 7th level I think... ehehe

Jakarta to get RI's first opera house

Jakarta will have a brand-new opera house, the first in the country, when President Megawati Soekarnoputri inaugurates the Dome of Sarbini at the Plaza Semanggi compound in South Jakarta on Feb. 23.

Built around historic buildings, which have been totally renovated in the past four years, the Dome is a truly modern performance venue, with top-notch acoustics, a spacious stage and high-tech multimedia, sound and lighting systems.

"Many musicians have played in this building. They are satisfied with the acoustics and sound system, which we designed in consultation with experts from Germany and Singapore," Jimmy Oentoro of PT Dom Semanggi Indonesia said on Monday.

The 1,500-seat opera house will have a huge 20,000 watt sound system and 60 different lighting combinations. Sydney Opera House's concert hall can accommodate 2,679 people while its opera theater holds 1,547.

The Nusantara Symphony Orchestra would be the dome's resident orchestra and would regularly perform classical compositions from Wolfgang Amadeus Mozart, Ludwig van Beethoven and Indonesian composer Ismail Marzuki, PT Primatama Nusa Indah director Veri Y. Setiady said.

Those interested in staging cultural events at the building must pay Rp 25 million (US$2,976) for a six-hour period and Rp 50 million for 12 hours.

Currently, musical concerts have been held in multi-function buildings, including the Jakarta Convention Center and the Bung Karno Tennis Indoor Stadium, both in Senayan, Central Jakarta.

The historic buildings in which the dome has been developed are the Balai Sarbini and the 14-story Graha Purna Yudha. While they and the land where they are located are owned by the state, they are managed by the Indonesian Military veterans association (LVRI).

"Since the 1990s, we've had no money to finance the operational cost of the buildings. Their condition worsened and the government refused to help. That's why we've cooperated with a private company to conserve and renovate the buildings," LVRI chairman (ret.) Lt. Gen. Rais Abin said.

The Indonesian Consumers Foundation had earlier criticized the Jakarta administration for giving the go-ahead to the Rp 400 billion (US$47.6 million) project, despite knowing it would cause serious traffic problems.

I dont think it's the casablanca mansions.. I thought they havent started their constructions yet..
the ritz? it's up to about 5 stories.. I think.. it wasnt that high..
I'll be going there hopefully tomorrow and stroll around and take some pics.. I'll post them up when I got the pics..
depends on the weather though, like yesterday and today.. it's been pouring.. flood everywhere.. I couldnt even go anywhere.

Japan likely to be top investor in monorail

The city administration is likely to drop Malaysian firm MTrans Holding Sdn. Bhd. from the top monorail investor position as it is eying the possibility of having Japanese firm Hitachi carry out the project.

"We have given the Malaysian company the chance to comply with our demands. But, as of today, we have not received any reply. We simply cannot tolerate the delay," Governor Sutiyoso told reporters on Wednesday.

He was slated to fly to Japan on Wednesday afternoon on the invitation of Hitachi to see the monorail project there.

Sutiyoso claimed that the reason for turning to the Japanese firm was "not a matter of the lower cost (offered by the Japanese company) but because it is willing to meet our requirements."

Jakarta has demanded the simultaneous construction of two planned lines in the capital.

The lucrative line, also known as the green line, will encompass a 14.8-kilometer route serving the city's golden triangle area of Kuningan, Sudirman and Senayan, with 16 stations. The second one, which is considered less lucrative or the blue line, will connect a 12.2-kilometer route from Kampung Melayu in East Jakarta to Roxy in West Jakarta.

Sutiyoso had expressed concern that his administration would have problems in finding investors for the less lucrative line if the existing investor was only interested in developing the profitable line.

The administration signed a Memorandum of Understanding (MOU) with MTrans Holding over the US$540 million project last year.

In late January, David Chew of the Malaysian firm confirmed the company's commitment to go ahead with the project but asked more time to settle both technical and financial problems.

The Indonesia Transit Central (ITC), MTrans Holding's local partner, chief executive officer Ruslan Diwirjo admitted that his company still did not know when the Malaysian firm would be ready to start the project.

"We don't know their financial condition," he told The Jakarta Post by phone.

Ruslan said the MOU between the administration and the Malaysian firm was about to expire.

"That's the reason why we and the administration are looking into other possibilities, comparing the Malaysian firm with potential investors in the lineup, like Hitachi and Canadian firm Bombardier," he said.

If the monorail project invites new investors, then the scheduled kickoff at the end of this year is likely to be delayed indefinitely.

Sutiyoso returns with projects

After a five-day official visit to Japan, Governor Sutiyoso announced here on Tuesday that the monorail project would proceed with Japanese firm Hitachi as its top investor, after the original investor, Malaysia's MTrans Holding Sdn. Bhd., was dropped on Monday.

"Their (Hitachi) offer costs more but it will be worth it as the company has good quality monorail technology," he announced at City Hall.

Hitachi offered to build the monorail for around US$600 million (more than Rp 5 trillion), higher than MTrans' $540 million offer.

Sutiyoso expressed optimism that with the new investor, the monorail, both lucrative and less lucrative routes, would be completed in two-and-a-half years and start operation by the end of 2006.

"The monorail will be the largest project we start this year."

The lucrative route will be a 14.8-kilometer stretch serving the capital's golden triangle of Kuningan, Sudirman and Senayan while the less-lucrative route will be a 12.2-kilometer route from Kampung Melayu, East Jakarta, to Roxy, West Jakarta.

The governor praised Hitachi for applying its monorail technology in Japan for around 40 years without any errors or fatal accidents.

"The monorail in Malaysia is good but has not been proven in the long-run, unlike the Japanese," he said.

Malaysia launched its monorail late last year.

The Indonesia Transit Central (ITC) said on Monday that it had dropped MTrans from the top investor list following the Malaysian firm's failure to advise whether it would go ahead with the project.

The memorandum of understanding between ITC and MTrans, which was signed last year, expired on Feb. 28.

Besides observing the monorail in Japan, Sutiyoso also visited Yokohama seaport, one of the largest seaports in Japan.

The governor said he was impressed by the seaport and would transform Tanjung Priok Port in North Jakarta into a modern one in a foreign direct investment scheme amounting to $75 million.

"Jakarta urgently needs a (modern) seaport that provides better services and well-arranged facilities to make it more competitive amid stiff competition among seaports in the Southeast Asian region," he said.

Sutiyoso said that local company Marindo Bahtera Development had offered to mediate between potential investors and the administration for the project.

"The company told us it has access to banks in Japan, which are willing to finance the project," he said, without mentioning when the project would start.

"We must discuss the project first with relevant parties, including the Ministry of Communications and seaport operator Pelindo before it starts."

Sutiyoso criticized Tanjung Priok Port's poor conditions and compared it with Yokohama seaport. He said the disorganized working system in Tanjung Priok had made costs high and less competitive.

He claimed that once Jakarta had a new seaport, businessmen could reduce their expenses for loading activities by up to 10 times from current costs. The planned port will be able to accommodate large vessels of up to 75,000 deadweight tons.

Well, here's latest news : yesterday Sutiyoso presented the Hitachi proposal to the local council (DPRD) and it appears that the project will go ahead at total investment of $600 million. MTrans (Malaysian investor) has officially been dropped as an investor, so looks like Hitachi (Japan) will power Jakarta's monorails.
In addition to the two lines mentioned, Sutiyoso is also proposing building a Kelapa Gading - Sunter - Kemayoran route as well...

Well, the Peak will be 183.5m ++, so it'll probably finish between 190-200 m (about the height of Wisma Mulia, as I predicted).

The Pinnacle, on the other hand, is likely to be around the height of BNI46 (250 m) if not taller...it's been called numerous times as Jakarta's new tallest building upon completion.

The Ritz will be even taller...60 stories with supposedly 5 metres height ceiling to ceiling...so that's 300 metres..=)

This is from Tempo Interaktif 15 March 2004- Main Points:
- ITC (monorail consortium) is still in negotiations with Hitachi and MTrans. It turns out that Malaysia may possibly build the monorail afterwards, after it was dropped as an investor last month. Problem with Hitachi is that it hasn't submitted an official proposal.
- Problem swith obtaining consent by land/building owners whose land/building will be used to build monorail stations etc.
- MTrans is offering a 'Hybrid' Monorail operated by half battery and half electricity, possibly to cut down costs?? Problem with this is that this technology has not been tested and may lead to further delays due to requirements for additional feasibility studies.
- Another problem with Hitachi is that the monorail their proposing may cost up to $700 million, considered a bit expensive and may need govt. subsidy. (MTrans' offer is $540 million)
-The governer wants monorail to be ready by 2006.

I've just read today's Jawa pos.. and they said that the Mtrans has been ruled out of the monorail development.. cause they've been delaying the agreement of the proposal too long.
and now they're considering the 2 proposals from Hitachi.. and a Canadian company called Bombardier.. If I'm not mistaken
form what I read that Hitachi's proposal has been given a green light, but they're still considering their offer considering that it'll cost more than before

By the way, Since i work in aviation, so heres the latest news from CGK,

1. AirAsia will start their 1st flight to jakarta from Johor B next month, ticket started from 99,999 rupiah, and Goodness gracious...its very cheap !

2. Looking at the massive traffic in CGK, especially at 6 AM - 8 AM and 2 PM - 3PM..yet 5 PM - 7PM with 2 planes arrived in 1 minute interval ( can u imagine this?!?) The AP or Angksa pura authorities is proposing new runway and terminal. But...They also considering Halim P airport to be open soon for aviation and Commercial airlines (currently only serves merpati to West Java) to avoid massive air traffic by 5 years from now.

My prediction is..by 2006 the passenger traffic will rise to 40 million - 50 million passengers... this year AP predicting 28 - 38 Million PAX ! Thats why CGK cant handle that much passenger...

more news...coming soon on friday.

Yeah, The airport is very crowded now and not tourist_friendly_airport........but overall the staff there are nice and friendly :okay:

anyway as yesterday...theres Radar database failure causing 2 hours shut down..almost 80+ flights are delayed....the main problem so far because of the overloaded database due of heavy air traffic.......(a day after i mentioned here and it happened ! ).

CGK should expand or at least build new airport.....it just getting very crowded day by day.

I am almost certain that the picture was taken from one of the apartment in Taman Rasuna .... see the little river ? .... that's the boundary of Taman Rasuna I guess ....

Good job ndiw, can you make a diagram like on skyscraperpage.com too ? for ritz carlton, the peak and etc. doesnt have to use GMAX, just 2d diagram. I used GMAX and its very fucked up. :lol:

If I am not mistaken, it was supposed to be a Modern Group project on the northern coast of jakarta close to Tanjung Priok seaport. It may have been cancelled now due to the crisis.

I am originally from Jakarta and now live in San Diego, and have for many years been following Jakarta's "skyline" development. I am not an architect by training, but have a deep passion for it. For years, any time I was in Jakarta, I would circle the city in search of new billboard signs for "new buildings", I created my own "virtual" skyline of the future in my head, and was always excited to see new buildings coming. I would monitor the height of buildings, and document my findings, I even had a binder full of pictures/renderings of upcoming buildings... especially skyscrapers. All of my "seemingly crazy" activity came to a halt, when the Economic Crisis hit Jakarta. Was therefore pleasantly surprised that there are people out there w/ a similar interest [passion, would be the apt description] in incessantly following skyscraper/infrastructure developments.

On completion the 8 hectare core site will provide over a quarter of a million square metre's of grade A commercial office space and support facilities. We are in the land acquisition stage of an adjoining 4 hectare site which we plan to develop with serviced apartments and a hotel.
Our long-term goal is to create a town within a city, with commercial office space at its core together with integrated residential, retail and leisure facilities. In the not too distant future it will be posible to work, rest and play out the entire day without having to leave the Metropolitan Complex.

welcome to the forum, dian!Yes, developments in Jakarta are now climbing back up again with the property market expected to boom about 2 years from now. Right now we are seeing a lot of high rise residential towers under construction, in a year or two we'll be seeing the office property market pick up again. :)
I do not know the status of that project, though I heard that the developers are planning to build WTC Tower 2 soon in that complex
