this shot is taken from Mega Kuningan district - if you look carefully , that tallest building in the picture is actually the Mariott hotel which was recently bombed.
Directly opposite the Mariott (yes, within that circular perimeter) will rise Jakarta's future tallest building, the Ritz Carlton-Airlangga apartment, currently under construction. Here it is: (thanks to Mahaputra for the scan!):

Nice collection of photos. Surabaya is far behind! But I'm surprise to see Plaza Senayan is not pretty from the outside. I heard it is the most prestiguous Mall in Indonesia. I haven't seen the inside though. But after looking at so many pictures on here and there, I become not impress with Mall in Indonesia!

I'll try and find more pics for shopping malls in Indonesia.. especially in Jakarta...
they're not all ugly though.... there are some nice ones... like Taman anggrek, future plaza semanggi... kelapa gading mall... the new WTC Mangga Dua... lippo Supermal and many others...
I think the problem is that.. after the riots in Jakarta few years ago.. many developers are more aware at the risk and loss they're encountering if the malls are designed with a big glass facade or something like that.. ehhehe
I reckon that they out more effort in designing the interior than the exterior..
for example there's the Plaza Indonesia.. which is one of the most prestigious mall in Indonesia, maybe second most prestigious after Plaza Senayan...
the Plaza Indonesia's exterior look is ugly.. but the interior part is quite luxurious and elite... :D
so yeah....
I'm particularly looking forward to see the PLaza semanggi, sudirman place and the Sports Mall at Kelapa Gading, where the mall has heaps of basketball and tennis courts outdoor, and an international quality indoor stadium inside...

waaa....the plaza semanggi construction is going like a bullet.. last time when I was in Jakarta, which was july, there was hardly any structure showed.... I'm impressed...

It is scart to think of the consequences people live in Jkt will pay for their health.

She is not in Jkt any more, but her house is close to a burning house, and also to a burnt apartment where the notorious gang rape happened. Anybody has the photo of that apartment? gang rape? riot? recently? I havent heard any riots happened recently... probably it was the may 1998 riots.. there was a lot of burnings and rapes at that time... a number of houses across my suburb got burned down.... that's when the sky was clear and blue.. I could see the mountains from the balcony of my house at that time.. ehhee

Yeah I agree.. the pollution level in Jakarta is getting out of control.. mainly caused by the motor vehicles that dont have a good emission system... most of the buses in Jakarta let out a huge amount of thick black smog from it's exhaust... :rant:

Mahaputra October 24th, 2003, 01:45 AM Construction of monorail project will start this december... the city council will build 26 stations (not 24) with a 27km monorail track around the city.. The station will start from Kampung Melayu to Tebet, to Casablanca, to Sudirman, to Tanah Abang, Lontar, Kebon Kacang, Jatibaru and Cideng.
The project will take about 2.5 years..
There are also plans on extending the monorail track to Tangerang and Bekasi.

I red in a spanish newspaper that the żJW Marriott? (the hotel of the bomb) was cancelled during the crisis and that then, a chinese tycoon gave the money to build it.........

but now, the economy is slowly recovering..
some of the projects that are postponed during the crisis has been continued but not all, as they have to find new investors to provide money to built all these wonderful buildings..
I really hope that the BDNI centre (Baby BoC) project will be resumed... that building will be a major landmark for Indonesia..

There are so many houses near the buildings though...All with orange roofs:D Jakarta seems to have more trees, if im not mistaken.
I think Surabaya looks the same now as it did then...more or less. Construction halted for a long period of time and its only this year that its picking up again (especially in Jakarta, dont know about Surabaya).

I don't know about the exact height of Eureka Tower, but I think its about 300 meters. How about the Q1 in Gold Coast, I thought that is the tallest apartment building in the world. Which one is taller ?? Eureka or Q1

Surprise to see new Surabaya photos here. These are the best shots of the center of Surabaya I've known, as there almost no Surabaya photos in the net.
But I still can not find the West part of Surabaya where development also occured in the 90's especially. There are mot too many buildings but the highest ones are there. They are apartments and hotels.
Looking from here, Surabaya does not look very bad.
Surabaya still look about the same, many constructions halted. But new projects starts to come. Darmo Trade Center (DTC) is about 14 stories. Supermall Pakuwon Indah is going to open soon this November... this is located in the Western part of the city. And also still on the plan is about 10 stories trade center, to replace Pasar Tunjungan.
I got the photos of DTC (though just the model) and Pasar Tunjungan.
Not very bad, but compare to Jkt... yeah, Sby still lacks large scale development.
Wait till I go back and I will build Surabaya to compete with Jkt!

Unfortunately I do not have any renderings/pics of the Peak, nor do I know its exact location...hmm..seems like it is a very new project and I'm not sure if it has started construction yet.
I don't think Sudirman Place/The Pinnacle (they refer to 1 building, the former refers to the shopping centre at the base, the latter refers to the apartment) will be taller than the BNI46 as I believe it is 40 storeys high..(compared to 46 for BNI46).
As for the Peak, I'm not too sure if it will be 300 m but since it supposedly will be taller than BNI46, it should def. be above 250m. My guess is somewhere between 250-300m. Number of floors is not a good indication of height though, e.g. Eureka is 88 storeys but 300 m, while Airlangga/Ritz Carlton is only 60 storeys but is taller... Another example - Menara Mulia is 50+ storeys yet BNI46 is taller...(maybe cos of the spire?..I dunno). I'd still place my bet on Ritz Carlton/Airlangga being the tallest in 2005 tho..=) (just my gut feeling).
The Jakarta Tower project has been posponed indefinitely and there are no plans to resume the project at present..however if completed it will be 558 m...I've heard that Dubai is building a 700 m tower though..
Anyway..after this round of apartment boom I hope to see a new boom of office towers development (like the early-mid 90s)..
;) I would love to see the BDNI Centre project be resumed..:cool:

The construction of two monorail lines is scheduled to begin in January 2004 but the elevated public transport system will only operate in the center of Jakarta instead of connecting Jakarta with Bekasi in the east and Tangerang in the west as originally planned.
The US$540 million two monorail lines will be built by PT Indonesian Transit Central (ITC) and its Malaysian partner M Trans Holdings.
ITC technical director Sukmawati Syukur said on Friday that the decision to revise the two monorail lines was based on the latest feasibility study conducted by ITC's consultant Mott MacDonald Indonesia.
"The study shows that constructing a Bekasi-Casablanca-Tangerang monorail line is not feasible if the infrastructure in the downtown is not prepared," Sukmawati told The Jakarta Post.
The original plan of the project was a 22.5-kilometer monorail line which would connect Bekasi and Tangerang via Jakarta's major roads including Jl. Casablanca and Jl. Daan Mogot.
However, the budgets for those swelled from $400 million to $540 million.
Sukmawati said that her company would first construct a 14.8-kilometer circular line. This "green line" will serve Jakarta's busiest downtown areas including Senayan, Jl. H.R. Rasuna Said and Jl. Jend. Sudirman with 16 stations.
The 16 stations are located at the Senayan Sports complex, Plaza Senayan, the Jakarta Convention Center, Taman Ria Senayan, the House of Representatives/People's Consultative Assembly building, Pejompongan, Karet, Sudirman, Setiabudi, Kuningan, Taman Rasuna, Casablanca, Gran Melia, Satria Mandala Museum, Jakarta Police Headquarters and the Jakarta Stock Exchange.
"The construction of the 'green line' is expected to be completed within two years," she said, adding that another 12.2-kilometer "blue line" would be started later. Both lines should be completed in the next three years.
The blue line will begin at Kampung Melayu in East Jakarta and end in Roxy, West Jakarta, with 13 stations in Kampung Melayu, Tebet, Saharjo, Menteng Dalam, Casablanca, Ambassador, Dharmala Sakti, Menara Batavia, Karet, Kebon Kacang, Tanah Abang and Cideng.
To minimize the traffic jams caused by the construction, Sukmawati said that the concrete pillars would be built first in the company's factory. The pillars would then be transported and installed at night.
When both monorail lines are completed, they are expected to transport some 140,000 people per day.
Each passenger will have to pay for a ticket costing between Rp 5,000 (60 U.S. cents) and Rp 7,500, depending on the distance.
ITC is a consortium of local companies of PT Adhi Karya, Global Profex Synergy and Radiant Utama set to develop the monorail project.
The project's Memorandum of Understanding between M Trans and the Jakarta Administration was signed in Sarawak, Malaysia and witnessed by the newly retired Prime Minister Mahathir Mohamad and President Megawati Soekarnoputri in August.
Sukmawati said that her company was still discussing the final results of the feasibility study. But she guaranteed that there would be no significant changes.
ITC is still waiting for another discussion with the administration on its role as the monorail concessionaire. Sukmawati said that her company proposed a 40-year build-operate-transfer (BOT) contract as the company hopes to reach its break-even point within 12 years.

WTC is quite big but not as big as the other malls like Senayan, Plaza Indonesia, etc...about the size of Pondok Indah mall (maybe smaller).
You might be right, Plaza Semanggi is quite large. But i think Taman Anggrek could still be bigger. ITC Cempaka is another biggie, but its an ITC mall;)
@ David, i havent personally been inside Sports Mall but i've been right outside it. Regarding Manila, are you talking about Araneta Coloseum? If you are, then you cant compare them. Sports Mall is a Basketball training kinda center. With a few courts and shops while Araneta Coloseum is an Indoor Stadium (once the largest on the world, i may add:D) used for Basketball matches, concerts, boxing matches, entertainment shows and other sport events. Araneta Coloseum is bigger than Sports Mall.

ur right teddybear...
the busway lets a number of buses to have their own lane on the road.. so basically the busway takes up one whole lane of the road and I reckon, for Jakarta, it'll cause more traffic jam.. ehehhe
even with 4-5 lanes jakarta still has traffic jam..

It's because they dont have sufficient data. Dont think that they think that there are only 8 highrises in JKT. They dont have a representative so they cant gather enough info.

it consists of 4 towers - 2 35 storey at the front, and 2 55 storey towers at rear. It's got a grey-silvery color.... actually the 35 storey towers look a bit like the Jakarta stock exchange towers..
the 55 storey towers are thinner . all the towers have a 'candi prambanan' (an ancient hindu temple in java) look about them...but generally they look quite sleek & futuristic !!
actually, upon completion, these towers 'may' be the tallest residential towers in the world. the current tallest is dubai's 21st century tower at 269 m. The Peak is confirmed to be taller than the 250m BNI 46...so we will see ;) It looks great...

well.. the newspaper said that the hotel will have around 60 floors and a 30m spire... and it's also stated that each floor is around 5m height.. so if u do the maths it'll be around 330m..

I've actually contacted the developer to get some info like, what's the height, and when are they going to start and finish the construction and where's the location... I'm still waiting for their reply.. hopefully they'll start the construction asap

Jkt really has unfair advantage over Sby, since Indonesia has centralized approach on the development. Most money circulation in Indonesia is in Jkt, that is why we can see so many developments, like this.
I really want to see Sby getting the large development too. I can see which area in Sby that needs undergo development!
I'd like to see the government to pay attention on other major cities... anyway, Jkt is not in good condition already. It is prone to major flooding and riot!

Anyway, there's a new project in Permata Hijau called the Bellaza, by the same developer of the Bellagio. It consists of 3 towers - 1 32 storey apartment, 1 32 storey 5 star hotel, and 1 28 storey office tower.
Also there's a new upmarket apartment called One Park Residence...a 23 storey tower..in South Jakarta.

Kawasan Segitiga Emas Kembali Menggeliat
JAKARTA – Setelah sempat terjerembab saat krisis ekonomi 1998, kawasan Segitiga Emas di Jakarta kini kembali menggeliat. Sejumlah pembangunan proyek properti hadir kembali di wilayah ini, baik yang sama sekali baru maupun yang sempat tertunda pembangunannya.
Beberapa proyek yang kini sudah memasuki pasaran, di antaranya Paviliun Setiabudi, ITC Kuningan, STC Senayan, Menara Jamsostek. Beberapa yang lain kini tengah dalam pembangunan. Tengok saja sepanjang Jalan Jenderal Sudirman, Jakarta, pekerjaan konstruksi terjadi pada proyek pusat belanja Plaza Semanggi bersebelahan dengan Universitas Atmajaya dan Crown Hotel, Apartemen Da Vinci bersebelahan dengan Hotel Sahid Jaya, dan yang terbaru adalah proyek prestisius Bellagio Residences, Apartemen Airlangga, Hotel Ritz Carlton, yang ketiganya berlokasi di kawasan Mega Kuningan, berdekatan dengan Hotel JW Marriot (lihat Tabel).
Maraknya pembangunan properti di kawasan ini jelas menyiratkan bahwa Segitiga Emas siap berdenyut kembali.
Memang harus diakui belum mencapai level seperti masa sebelum krisis. Tetapi paling tidak ini memberikan sinyal ke masyarakat dan pasar bahwa kawasan Segitiga Emas yang sebelum ini menjadi barometer pertumbuhan properti di kawasan Jabotabek khususnya dan nasional umumnya, telah kembali ke jalur yang sebenarnya.
Data dari Pusat Studi Properti Indonesia menyebutkan, luas kawasan Segitiga Emas Jakarta mencapai 1.350 hektare dengan nilai pasar mencapai Rp 201,7 triliun. Jika dikurangi luas lahan untuk peruntukan antara lain rumah tinggal 347 hektare, perkantoran (87 hektare), apartemen dan hotel (76 hektare), pusat perbelanjaan dan proyek baru (35), maka masih ada lahan efektif seluas 805 hektare yang siap dikembangkan. Hingga tahun 2002 luas bangunan yang sudah terbangun di kawasan ini baru mencapai 9,5 juta meter persegi atau 20 persen dari luas keseluruhan kawasan Segitiga Emas.
Pengamat properti, Panangian Simanungkalit menyatakan bahwa masih ada potensi 39 juta meter persegi atau 80 persen lagi yang masih bisa digarap. Potensi untuk lahan efektif tersebut besarnya juga tidak tanggung-tanggung mencapai Rp 81,6 triliun. “Memang sepintas kita tidak akan menyangka bahwa masih ada lahan seluas itu di Jakarta, apalagi yang namanya di kawasan Segitiga Emas. Hanya saja memang arealnya terpencar-pencar. Sekarang sulit kita temukan areal yang luasnya mencapai hektaran. Tetapi faktanya inilah peluang besar yang bisa digarap,” ujar Panangian kepada SH, Kamis (12/6) di Jakarta.
Macet
Sebelum krisis ekonomi kawasan Segitiga Emas menjadi benchmark atau barometer pertumbuhan properti di Jakarta. Ketika itu harga tanah berlipat ganda berkisar Rp 5-10 juta/meter persegi. Seiring dengan booming minyak di era 1980-an, berbagai jenis properti menghiasi kawasan ini. Mal, perkantoran, apartemen, hotel, ramai dibangun.
Krisis ekonomilah yang kemudian menghentikan semua pembangunan itu. Sejumlah proyek pun beralih status menjadi proyek macet. BDNI Tower, Hotel Le Meridien II yang berlokasi di Jalan Sudirman, lalu ada pula Menara Bakrie, Apartemen Kuningan Square dan Adhi Karya di wilayah Kuningan, semuanya ambruk diterpa krisis.
Total nilai kapitalisasi dari proyek-proyek macet tersebut pun lumayan besar mencapai Rp 8,6 triliun. Kini sebagian proyek tersebut mulai kembali dikerjakan atau tengah menunggu uluran dari investor.
Segitiga Emas yang dipenuhi apartemen, perkantoran, mal, yang semuanya bernilai tinggi selama ini ternyata dikuasai oleh segelintir investor besar.
Diketahui sebanyak 10 investor memegang kapitalisasi pasar senilai lebih dari Rp 25 triliun. Siapa saja mereka itu?
Grup Mulia di tempat teratas dengan nilai kapitalisasi mencapai Rp 6,7 triliun dengan properti di antaranya Menara Mulia, Sentra Mulia, Wisma GKBI, Hotel Mulia, dan lain-lain.
Grup investor besar lain, Grup Artha Graha yang menguasai kawasan Niaga Sudirman Terpadu dengan aset properti mencakup antara lain Automall, Apartemen Kusuma Chandra, Gedung Artha Graha, Bursa Efek Jakarta I dan II, Electronic City, yang seluruhnya bernilai Rp 1,9 triliun.
Beberapa investor lain, Grup Liman and Salim dengan kapitalisasi Rp 2,9 triliun menguasai Plaza Central, Wisma BCA, BNI Tower, Wisma 46, Hotel Shangrila , lalu ada pula Duta Anggada yang menguasai Chase Plaza, Bapindo Center I dan II, Plaza Great River senilai total Rp 2,6 triliun. Disusul kemudian Grup Bakrie yang membangun Pasar Festival, Apartemen Taman Rasuna, Wisma Bakrie dengan investasi Rp 2,3 triliun, Duta Pertiwi Group yang membangun pusat ritel dan apartemen seperti ITC dan Apartemen Permata Hijau, investasi Rp 2,06 triliun, Sahid Group dengan investasi Rp 1,5 triliun, ataupun Lippo Group dengan nilai kapitalisasi Rp 1,5 triliun.
Selangit
Paska krisis, kini investasi baru perlahan-lahan mulai kembali mengalir. Menyusul sukses apartemen Four Seasons dan Apartemen Lippo di Sudirman dan Mal Ambassador di Kuningan, beberapa investor yang “bernyali” mencoba peruntungan dengan investasi di kawasan Segitiga Emas.
PT Central Lingga Perkasa yang merupakan sinergi dari dua developer yakni Gapura Prima Grup dan Metropolitan, mencoba merintis pembangunan Bellagio Residences dan Bellagio Mansion di Mega Kuningan. Bersebelahan dengan Hotel JW Marriot, dua properti lain akan segera memasuki tahap konstruksi yakni Apartemen Airlangga dan Hotel Ritz Carlton.
Dalam satu kesempatan, Rudy Margono, Dirut PT Central Lingga Perkasa, mengisahkan, Bellagio Residences yang punya 800 unit sudah hampir terjual habis. Sedang untuk Bellagio Mansion sudah terjual setengahnya dari total 180 unit. Bellagio Residences dipatok pada harga Rp 9 juta/meter persegi, sementara Bellagio Mansion lebih mahal lagi yakni Rp 12 juta/meter persegi.
“Memang pasca krisis kita adalah proyek apartemen menengah atas yang masuk pasar di segitiga emas. Pada waktu pertama kali kami mau mengerjakan proyek ini, banyak konsultan yang tidak merekomendasikan untuk dilanjutkan. Bayangkan, dalam krisis begini kita bisa jualan dan laku,” katanya.
Memang, krisis ekonomi tampaknya sama sekali tidak mengurangi harga jual properti di kawasan ini. Untuk masyarakat menengah atau kebanyakan, tentu tidak mungkin membeli apartemen atau properti lain yang ditawarkan dengan harga selangit.
Tengok saja, SCBD (Sudirman Central Business District) Suites yang dimiliki oleh Grup Artha Graha, kabarnya ditawarkan dengan harga Rp 15 juta/meter persegi.
Sementara itu Apartemen Da Vinci di bilangan Jl. Sudirman disulap dan dihargai Rp 20 juta/meter persegi. Tidak berbeda jauh dari itu, Apartemen Pinnacle yang dikembangkan oleh PT Aneka Bina Lestari, ditawarkan seharga Rp 18,5 juta/meter persegi untuk masa sewa lima tahun. Jelas saja itu diperuntukkan hanya bagi kalangan berkocek tebal atau kalangan atas.
”Selling Point”
Singkat kata, kawasan Segitiga Emas kini boleh dibilang telah bergairah kembali. Nadi dinamika sektor properti di sini kembali berdenyut. Sekalipun masih berdenyut perlahan, namun banyak kalangan meyakini pasti akan semakin membaik. Apalagi kini dengan suku bunga bank yang menukik ke level sekitar 10 persen dan rupiah yang stabil di kisaran Rp 8.500 dan stabilnya situasi politik dan ekonomi, banyak investor yang mulai melirik dan menaruh modal di sektor properti di kawasan Segitiga Emas.
Jika menyimak banyaknya proyek baru hingga tahun 2005 mendatang, tidak dipungkiri ada kekhawatiran bahwa akan terjadi over supply. Perusahaan konsultan manajemen properti Procon Indah dalam laporan triwulan pertama 2003 pernah mengisyaratkan kemungkinan terjadinya over suplai untuk apartemen dan kondominium. Ini mengingat tingkat hunian dan penjualan untuk dua properti ini yang nyaris konstan dibandingkan triwulan keempat tahun 2002.
Untuk apartemen misalnya, tingkat hunian (occupancy rate) tercatat hanya sebesar 64,8 persen, hanya meningkat 1,25 persen dibandingkan triwulan sebelumnya. Sementara pada kondominium, occupancy rate hanya naik 0,5 persen menjadi 47,5 persen.
Tony Eddy, Presdir Century 21 Casablanca yang merupakan salah satu broker properti yang berkantor di Mal Ambassador, Kuningan, mengungkapkan kekhawatirannya. Menurut hematnya, tidak banyak lahan kosong yang bisa dikembangkan di kawasan Segitiga Emas, paling-paling yang cukup luas adalah yang ada di Mega Kuningan.
Kekhawatirannya itu bukan tidak beralasan. Saat ini persaingan cukup ketat dengan hadirnya developer baru maupun lama. Dengan banyaknya developer tersebut ia menilai di pihak konsumen ada keragu-raguan. Terlebih konsumen kelas atas yang sangat selektif dalam kualitas dan image.
“Kebanyakan apartemen sekarang banyak yang dijual dengan sistem pre-sales. Artinya, sebelum jadi sudah dijual lagi. Pengalaman kita, banyak developer yang kurang begitu berpengalaman sudah membangun dan menjual. Akibatnya konsumen saat ini merasa ragu, apakah jadi dibangun atau sesuai dengan spesifikasi awal,” ungkapnya.
Pihak Century 21 Casablanca, ujar Eddy, saat ini menangani secara eksklusif empat proyek apartemen kelas menengah dan atas antara lain Buana Vista, Paviliun Setiabudi, dan Ibis. Suplai diakuinya cukup banyak, sehingga pembeli memiliki banyak pilihan. Namun semuanya kembali kepada selling point yakni produk properti itu sendiri, ditambah dengan kiat pemasaran dari agen properti. (SH/rudy victor sinaga)

ryanr November 22nd, 2003, 04:58 PM I totally agree with you, David. The Jakarta skyline is way to spread out in a linear fashion along Jl. Sudirman, Kuningan and Gatot Subroto. Because of this, there are so many empty lots yet to be built on. It would have been better if they planned it as a more centralized and dense CBD just like Melbourne, Sydney, Singapore, KL and Makati/Ortigas. But the good thing is, as time goes on, these empty lots will be built on and we will get one huge linear and dense Jakarta skyline. That could take decades though...
