This condominium complex has been in construction for a couple of years now. A number of the units has been turned over already.

It is located on Libertad and Calbayog streets in Mandaluyong and a few minutes from Ortigas Center and the MRT.

Their web site does not mention any progress on the project. Anybody here knows the status of this or any feedback about the development?

you are now updated dude. we've been talking here about that project, but i guess that thread is now nowhere to be found. i guess almost all towers are now topped off. and they look so colorful. nway, how had it fared to the market? any idea?

like other Empire East projects of this type (Xavier Hills, Greenhills Garden Square, San Fransisco Gardens), it looks like a shabby development with small windows. In fact, the landowners/partners, the Guevarra family of http://www.guevent.com, are disappointed with the slow pace of build and the final outcome.

this is a fast-selling project for empire east. more than 80% has been sold. it's ugly, affordable though. looks like BLISS to me.

^ and Greenhills Garden Square too. In Xavierhills, they kinda improved the window quality. but still punched holes type. Density is another noticeable problem here. Imagine around a dozen towers in one "compound". An innovation though is that they are offering bi-level units. it's like living in a house within a building.

Any of you guys purchased a unit? I actually have one where the carpark is.

The Empire East agent told me that the building needs only finishing left pero sa 2006 pa ang turnover.

I wonder if the clubhouse and other amenities are already constructed.

It ended up around P2m for a two bedroom which I will be paying for 10 years (ouch!). I just got through my 1st year so 9 to go.

The interest was high at 18%. I might be able to get a lower interest loan in the US. I just don't know what their policy is in terms of paying prematurely.

I also bought a unit in this place. I believe that it has the potential to be a real good place and community once it is completely built. Siempre mahirap mag-imagine kung hindi pa tapos. It is also priced reasonably.

Good choice, the Burbank cluster is the only cluster that has good views of the Makati, Mandaluyong and Ortigas Skylines, well that is if your unit is one of the "F" units at the third tower of Burbank.

So which unit do you have, what floor and which tower of the Burbank cluster?

from the info that my agent gave me...my unit is in the G Tower of the Burbank Cluster..2nd flr and the unit is located at the corner of the tower...hndi sya katapat ng isa pang tower so basically it also has a view of makati..(i hope)..i think G Tower is the tallest of all the towers of CGS...well nkita ko ung pic that was posted by pau p1..recently Empire East sent me my CTBS..mukang malapit na ang turnover..well its a nice feeling kse at least i know that my hard earned money is not going nowhere...teka do you have any updates bout the whole development of the project? tnx man..

The brochures that are with me has Anaheim 1 to 4 and Burbank 1 to 3. This is probably old so i would assume that G Tower is Burbank 3 (leftmost building in the picture posted by pau_p1). From the same picture, the tallest building in that cluster is Burbank 2 or (probably F Tower). I hope your unit's view will not be obstructed since it is only on the 2nd floor.

jenko: yung CTBS mo, iyon ba yung na na-sign mo na or do you still have to sign it?

I signed mine last year.

From the pic, the condos look a lot better than I saw sa brochure.

i also signed my CTBS last year but they returned it to me, according to them since im living abroad i have to authenticate it first with the nearest consulate or embassy unfortunately it was lost in the post when i send it back to them so i have to do it all over again and from my last info they are giving me my copy kse db 5 sets ata un..curious lang meron plang hennesy tower kse i thought until fairfax lang..correct me if im wrong

Yup, there's Hennesy. If you look sa site dev't (http://www.empire-east.com/californiagardensquare/site_dev.html), they have the parking building. 1st 10 stories are parking and the upper levels are condo units. Yung "Reserved for Future..." sa may gitna, that one is also a building. I forgot the name but they were also selling units there last year.

I'm also overseas and had to authenticate it sa embassy. I also gave my brother Power of Attorney so he can transact on my behalf.

I'm hoping na maagang matatapos yung Henessy since it's the parking building . Somebody told me na marami nang na-turned-over na units so they must have a parking facility for them.

Is that CTBS "Contract to buy"? I am overseas, too, and might buy a condo in Manila. If you live overseas does this CTBS embassy authentication apply to all projects or just CGS?

The authentication is only for a particular document. So it only applies sa CTBS. You can give Power of Attorney to any of your relatives so they can transact in your behalf.

i got hold of my CTBS copy just the other day..it was signed by all the authorities of Empire East. it was indicated in the contract that my unit is in B-2 2G..so im just wondering..san b ang B-2..is it Burbank Tower no. 2?? if it is so..then eto ung tallest tower..am i right? but where ever that may be..nsa 2nd flr p rin ako..so basically pareho lng ang view! :)

Contract to Buy & Sell must be authenticated if you're living abroad or working abroad for that matter...for legalities sake. like what dcdr76 have told you..i also gave my sister SPA so she can transact in my behalf.

Mine is a prime unit in Glenhaven cluster corner unit facing the amenities, pool and view of makati skyline. It is at the 15th floor and paid extra 100,000 for the location. The SPA or special power of attorney was notarized by a consul in a Philippine consulate in san francisco before they released certificate of full payment. Paid cash for my unit and have the certficate with me. Turn over of my unit is 2006. As I said, give a year after everything is completed and the price will certainly go up. Location is very strategic. All prime units are sold out.

Wow, good to know that. Meron bang checklist for the walk-thru bago i-turn over? Sana u can take pics of ur unit and post it here. Ang unit ko is supposed to be turned over 2006, hopefully.

Glenhaven 3. Yung labelled site for future dev't na nasa map nila. Near amenities and fronting the pool. All prime units are sold out and Empire East said na all other units are sold out as well.

This sucks. I was given the option to fix that or Henessy. They told me that they will be turned over at the same time.

Sana hindi ka sa Henessy bumili. Alam mo ba na that is the parking building. First few floors are parking. Units like that are not really attractive to potential buyers so mahirap ang resale potential. There is always a tendency not to keep parking places clean at medyo busy at maingay kung umaga at sa hapon pag-uwian sa office. Dito sa US, units like that are usually used for offices but hardly residential. You really don't need to buy a parking space coz public parking is available on a first come first serve basis. Located outside the building. Hindi nga lang siya covered parking but safe naman coz it is a gated community.

Just came back from Manila April 19 after reserving a Hennesy 1 unit last April 15. Did a walkaround at the Libertad and Calbayog intersection where the Hennesy clusters will be built. So far the triangle is still a vacant lot and the showroom is still standing. A sales rep told me the completion of the Hennesy cluster will be the last quarter of 2007.

guys, my sis will be accompanied by my agent and a certain engr of Empire East this coming saturday for a thorough inspection of our unit. i told her to take some digital shots of the unit pra mkita ko nmn..hopefully everything will be according to the specs specified on our contract. i was able to buy my unit last May 2004..so almost 1 year n rin ang binubuno ko....2 more yrs to go!!

sensya n sa late reply..got busy with work. well the inspection of my unit turned out to be a bummer! why?? kse according to my sister..it wasn't ready yet and andami pa nila dapat ayusin...cracked tiles..window locks...paint...bathroom drainage...leaks..in short it's not what i expected it to be...engineer vibar of CGS told my sis that they will fix all the flaws in time for their next scheduled visit. d ko na muna post yung pics kse its not worth your while looking at it! maybe next time pag medyo presentable n yung unit. bout the amenities and the pool...no idea man! i'll ask my sis bout it next time i call her.

This is really scary. Is this an isolated incident or is it happenly to all the units? Being a megaworld development, I would expect them to be more professional and keep to their end of the bargain.

Sorry to hear about the problems. But that is not an isolated case. Even other developments would have something similar like yours. the key is to make sure that we are very thorough with the inspection and not to accept the unit until everything in the contract has been met. Hope that it will be a better experience the next time around. Good luck!

Yup.. even units turned over by Ayala land can be like this.. you just really have to check the unit before you accept it.

Even other developments would have something similar like yours. the key is to make sure that we are very thorough with the inspection and not to accept the unit until everything in the contract has been met. Thanks. It is a shame though that they are willing to have a walk through or final inspection before it is truly finish. They are just wasting the time and effort of both buyer and seller.

Maybe they have to do it just to be on the record that they delivered on time. If so, that record must be more important than their reputation.

I dont think that they would intentionally do it that way. Kahit dito naman sa US eh ganun din. My walk thru bago i-turn over sa iyo ang bahay or a condo that you are buying. It is just that things beyond anyone's control do happen so the walk thru gives you that protection. Delivery tme is based on your acceptance of the unit on turn-over date. So kung hindi mo tinanggap, its not considered delivered.

Ano pa kaya ang subpar na hinid visible sa inspection? I hope there are 5-10 yr. warranties on some inherent pieces of the property. Otherwise, lawsuit is in place...and both you and I know the outcome of that.

Developers, show some attitude and don't turn off current and future investors.

guys..just an update...my sister called up Empire East to re-schedule their next visit...i told her kse to go back there at the end of this month so as to give them ample time to fix all the problems. hopefully everything will be ok by then. i really hope that there are no hidden problems as what akaflores mentioned because they only give one year warranty on all the other fixtures from the date of acceptance.

sensya n kung may na-offend dito sa forum...it wasn't intended to turn off current and future investors but mainly to give them an idea of the real picture. Im certain that Empire East will do their part in fixing this kind of problems as soon as possible so as not to turn away other investors.

jenko hindi mo kasalanan. offended lang ako kasi just like you, i am also an investors of 2 condo preselling. Akala ko after many years of absence diyan sa pinas, nagbago na ang business climate/practice and they have learned to have pride on their work. this hope was my basis of investing there. Pareho pa rin pala ng dati.

let us just hope walang hidden problem. just always be on top of things like checking for cracking sounds and pipes, unusual stuffs and most especially, electrical stuff.

It's good that you are posting these experiences here. It might help the industry because the real estate market is also dictated by the demand for it. If investors are turned off because of these problems then the developers and sellers will have to improve the quality of their buildings/units/facilities and the delivery of their service.

These walk-thru problems should be brought to the attention of the developers. Specially when their client and those invited for inspection are coming from overseas. It will be a great hassle and inconvinience if these developers sets up a "final" walk-thru on a "half-ass" (excuse my lingo)completed unit. These developers should be very sensitive to this issue if they want to sell their products here abroad.

AkaFlores - did you say you got another unit? I visited the last Robinson tour in SF and was told they will break ground on FAP this 4th quarter.

Oo nga, when we do our walkthrough sa fifth, sabay tayo. Always the power of many!!! But let us make sure when they call us, we make them aware we are expats and need the unit close to perfect, not "half-ass". Mayroon nga bang such a thing as half-ass :-) ?

ps. i bought a studio at parkview 2.

well this is my first investment in a condo unit...and i am thinking of investing in another one if the my budget would permit me...pero cguro another developer nmn...or better yet..maybe i should just invest in a single detached unit pra srili ko tlga...or maybe just like what bong said...s province ko nlng s mindoro pra tahimik...by the beach! well..just a thought... :naughty:

jenko, just don't accept your unit unless you see that everything has been fixed. remember, once you accept your unit, you will have to start paying the association dues and common light and power bills. so it is just fair that they fix everything first.

i hope your unit tunrs out ok and the probs get fixed on time...i know minsan mahirap pag wala ka dun to check the units for your self...minsan niniisip ko din yan bago mag invest...anyway be positive i know in due time it will turn out fine....do a constant check on it...its a serious matter :)

The location of CGS is good; it is near EDSA and being in Mandaluyong, it is between the two Commercial Business Districts (CBDs), Ortigas and Makati. Units in CGS are quite small; i.e. a typical 2 br unit measures only 57.5 sq.m. The cost per sq.m. is not that high. It is a low-end condo complex typical of Empire East projects. For me, the best unit here would be Unit E of the top floor of the Fairfax #1 building. It is a corner unit, morning sun, view of the pool and Makati city.

The initial plan has 19 bulidings to be constructed inside the compound. Not sure how many units will be there in total. Once the compound reaches a high occupancy rate, then the amenities like the swimming pool can easily get crowded especially on weekends and during the summer season. I have seen this in other compounds where there are so many buildings inside. Amenities are only the swimming pool, changing rooms, clubhouse, garden, convenience shops. Not sure if the nursery school, squash court and fitness gym will materialize.

If there is only 1 carpark building, then you have to make sure that you get a space on the ground or the 2nd level. Otherwise, you may end up driving over a distance of 500 meters or more just to get in and out of the car park.

Personally, I will not consider buying here if I were to reside in that unit. Hope this helps...

now...this is a great morale booster!..i should have found this forum way back before i bought a unit at CGS. actually, what made me consider CGS was its location..in fact it was the reason why i bought a unit there...as what carol said it is situated between the 2 CBDs...at malapit pa sa mga transport terminals..like mrt, byaheng EDSA-Kalentong, at mga tricycle terminals! :laugh: for an ordinary guy like me...a low-end condo unit is just right..(and all the while i was thinking that i'm gonna be in a mid-class condo complex :) )..

My 2 cents:
- Familiarize yourself with Metro Manila if you are not. Then ask yourself, if you are home, where do you usually go and what do you usually do? That will give you an idea wher you would want to purchase your unit. Pricewise, kaunti lang naman ang difference ng Makati sa Q.C. for example, for preselling and especially for you buying with powerful Aussie money. You want to feel comfortable with your property and investment and not settle for second best. Kaya nga tayong kumakayod ng husto.
- Single detach unit is great kasi you own the entire property, land and house, and not be at the mercy of developer, plus no maintenance cost. Pero if you are expat, find a reliable person to watch/stay in your house, otherwise baka babuyin ng mga tao na alam na walang nakatira doon.
- You can expect monthly receipt of your payment, pero your expectation might be frustrating at times kasi they will not do it religiously. You have to call them and pukpukin sila to request them to fax you receipts. Also, it is not the sales agent that you deal with, pero go straight to developer's collection and accounts receivable department. I believe yours will be Megaworld at 6324213960. My Parkview is being handled by Mr. Ray Francisco and he is great person to talk too. I am sure he can help you in finding the person that does Cal. Square.

Don't be discouraged in the unit that you bought at CGS. I have a high end condo unit at Essensa and decided on buying a unit at CGS precisely because of the location and I believe that the price is good for what it has to offer. I know what I'm getting with the price that I paid. My unit is an E unit in the high floor with a view of the pool and makati skyline. It is nowhere near what I paid for my Essensa unit but there is no comparison simply because I paid a lot less at CGS. Good place to accomodate relatives from out of Manila instead of paying for a hotel room. Is there anyone here who can suggest another condo development that's in the P2.45 (current selling price) million range that is better than CGS? I did not pay P25 million for the CGS unit so I don't expect so much from it. I believe that it is a good buy from an investment point of view. If you want a better unit around the area and have the money, try the Grand Shang. Very nice but very pricey too. Megaworld has developments in the mid-high (5 - 10 million) range ie Bellagio that are very nice. If you have more than 20 million to spare, join us at Essensa. Again, don't get discouraged because we are getting what we paid for. Price should go up once development is completed. I still believe that you did good in buying your unit Jenko.

If you're interested, I can offer you some units at 2.45M that is better than CGS and ready for occupancy. With just a small difference, you can even have your parking slot. Some units might even cost less than 2.45M including the parking slot.

I wonder why the developers of CGS called it "garden". Where's the garden when it's all a cluster of structures spaced no more than 10 meters apart from each other. I can also say that the said developers have deprived most of the CGS residents of natural air/ventilation, not to mention that they'd exposed them to possible fire catastrophe. Calling on the office of the Mayor of Mandaluyong.

the first two floors of each clusters are designed for parking.. so kung nakabili ka sa ibaba ng unit mo, ndi ka na kelangan pmunta dun sa itatayo nilang 10 flooors na parking which is a little bit far. As of now, madami na ding pipol na may kotse. ung ibang mga walang parking slots, pwde magpark sa labas pero temporary lng ata. sa parking nga nmin laging may nagpapark nakakainis!

...wala lang kasi i thought it was nice for goldland properties agents to call me here in sydney...i know its expansive in Phils for an international call...actually i emailed them but they decided they'll call me up here yo give me an orientation about my questions as im not content with email...at im not in Phils..so they rang me for 20mins...now.....they told me to ask all my concerns..and any info i'd like to have...plus they have set their agent in sydney is set to meet an give an orientation and answer my question....NOW I HAVE TO SAY THATS GOOD COSTUMER SERVICE...I havent seen other real-estate organisation do that to foriegn buyers...i was surprized and pleased to hear from them.

my unit is at Hennesy which is the parking building. Unfortunately, ala pa rin yata sa ground-breaking stage.

how is it living there right now? ok naman ba? how is it in terms of places to eat, by groceries, etc?

i live overseas so i'm not really up to date. when you have a chance, paki tanong naman kung kelan kamo nila gagawin yung parking building.

yup! ndi pa nila tinatayo ung Hennesy... before kc, sabi nila na sa year 2007 pa ung turn over nya.. so ndi kami kmuha dun. naghanap kami ng mas maaga which was El Dorado.. As of now, wala pang masyadong makikita sa loob especially the mentioned amenities on their brochures.. Meron nang mga spaces for retail shops located in and outside the community e meron nang tapos pero wala pang mga stores... Anaheim towers p lng ang fully operation ngaun pero ndi pa din tapos ung sa hallways... not yet painted. In terms of groceries etc.. 1 ride lng nman going to starmall / Shangrila / Megamall. kaya very convenient na din.. pero balita magtatayo daw ng supermarket sa loob ng CGS... If I have tym, i'll take pictures na lang for you to see..

I hope they do good on the amenities kasi siguradong may magdedemanda sa kanila kapag di tinupad ang kanilang pangako sa atin. Simpleng tao, magkano ba ang prevailing rental fees sa CGS? hey guys...just an update...our unit was turned over to us by Empire East last june 2...ok nmn kse all the problems that my sister pointed out were all fixed..malinis n rin dw ung unit. they told my sis that they will hand over the keys by next month so afterwards pwede n daw kmi mgpagawa dun. the engineer told her n unahin ung grills dun s utility area...which i thought e ksama s package nila!but nevertheless its ok lng...at least now mas ok n kse makikita n nmin ang pinupuntahan ng money nmin! i'll post the pics next time..di pa n-send ng sis ko e!

As of now, rental goes around 14 -16T... i don't know for the others kung mas mataas or mas mababa...

By the way, each cluster has 2 elevators... kaya ok na din.. at least madaling bumaba.. :)

Thank you for all the infos you are sharing to all CGS condo unit owners. My main reasons for buying this unit are pretty practical:
1) very close to everywhere you want to spend your money
2) value is just right for somebody who takes 2-3 weeks vacation,
3) close to the airport (for a quick get away from your inaanaks)
4) saves time to sh*t, shower and shave, drive for an hour or two and
5) a place to call mine in the heart of the metropolis.
I bought a 3br at Fairfax fronting the pool. Went home last March and seems I liked what I saw. Regrets that I did not tooks pictures. Anyone has new ones to share?

maybe they do not have that kind of an extended family thinking or maybe it is not pleasing to have an extra space. i liked the idea of having a 2nd level (since it was the 1st time i heard of a condo w/ one) when i bought the unit. it gives you a sense over privacy. for those who have 2 br, is it worth the size w/ the furnitures you added in? for upgrades, how much more is needed i.e. aircon, crown moldings appliances? just an estimate........
goin home in august '06 to recieve the unit. is there a very good place to buy or custom made furnitures?

People have different needs. If your 3BR unit fulfills your requirement, then you would have made the right choice. I have a 4BR unit, but not in CGS though...

hi guys, i just find this site useful since i also bought a unit in CGS, Daytona 3 6th floor. As far as i know, only those that were fronting the elevators have 3BR units. I haven't got any idea also on what was the status until i got hold of this forum..hehehe, thanks to you guys. As what they say, it depends on how you will utilize your place. most likely 3br units are a bit more spacious than the other one and besides it's comfort of being near the lift is somewhat relaxing hehehehe. does anybody has an idea regarding the garbage chute? did they include it on their construction? i hope since it's one of the neccessity in a high rise buildings....

so is daytona functioning now?....just asking

When you buy things from Abenson, see if you can buy them altogether. Approach the branch manager and bargain for a discount. You can get discounts, freebies and waiver of the delivery fees. This is what I do. I usually go to the one in the food court of Shangri-la.

I thought that a nominal fee is just for transpo expenses and also tips for the delivery people (nice gesture ba since they will be bringing in large quantities of appliances). Instead of paying the fee to Abenson, just give it directly to the delivery guys. They'll surely appreciate your gesture. Anyway, their warehouse is just in the area of Pioneer which is very close to CGS.

And don't forget to get the Abenson Card so that you'll earn points on your purchases.

4 me. parking is not really important coz nasa overseas ako and once in a while lang ang tambay sa pinas. da idea of having a pad where u can crash is better dan a parking space. with da cost of gas nowadays, MRT or share riding taxis is preferred. In japan dis is a common practice since tight na rin ang space sa pinas, we should follow suit. I think. With the proximity of malls and food establishments, we r set in the investment that we made. What do u think?
I saw an ad where some pics of construction. I saw the fronting of Libertad St. where the center is showing (for future dev't), seems all are upright na. I even saw my cluster which is Fairfax and it said that it's on the 10th flr na. Another pics is where the model house was at parking space yata. so full blast ang construction. hope this helps. :)

it will be occupied by other overseas relations who wants to have a short vacation provided they buy me indigenous products. or I can have it leased for few weeks/6 months. About renters, u hav da option of using house property mgmt. have them rent ur unit w/ contracts speculating damages if thats da case may be, like in timeshare units, u r paying for the maintenance of the place while the users are also aware of this clause in the contract.

The cluster fronting the pool is Glenhaven. That is the last dev't and last I heard in April eh nasa 4th flr na sila. Sabi sa '07 daw ang turnover nun. Sa Glenhaven 3 ang unit ko fronting the amenities and skyline at walang harang na building. Unit ko nasa 15th flr. Bukas na ang website ng empire east at may pic ng gate ng CGS. Ganda kaya good buy ang ating investment.

Fairfax fronting pool ang unit ko 3rd flr. if u r facing the gate, alin ang G-3? left or right...good timing sa pagkuha ng 15th flr. nothing was available when i got my unit. pero my view is da pool so good na rin considering feng shui water element.......daming reasons......

Tama yan dcdr. Dati under construction yung website ng empire east. May problema pa rin sa website and I hope maayos nila para meron namang access sa any updates ang mga owner like us na hindi pa na-turn over ang unit. Big, i-hit mo yung button ng empire east sa website ng megaworld. Bought my unit from a previous owner na nag-migrate outside Pinas kaya nakakuha ako ng prime unit. They bought the unit noon pang 2002. Ang unit ko is on the left side facing the pool.

Sana nga me pics (thank you in advance jenko) I asked that question if i can see and feel the area last March, off limits pa daw pero if u know someone who is in anaheim cluster they can sponsor u to look around. off limits pa rin ang under construction area but at least u hav da feeling of how to live there. maybe jenko can help u out to go in. :)

as u have said, very minimal lang. the space is not that big since 2 floors ang set up. u do not need a lot of furnitures for it would look crowded, try to build up not sideways, bare essentials, the less the better. sa tate nga b4 u put a house on sale, get rid of the cluttered things and present it as simple as possible. make it airy for it will benefit u longer. i guess for spaces like this, ask anyone who have travelled and lived in japan, they make it nice and livable, very utilitarian.

I'm sure Empire East has in house interior designers that you can avail of to do the interior finish of your house. Have you tried to ask them? Hindi maganda ang after sale customer servise ng empire east but you can email yung sales agent mo for help. One more thing, mahal ang mag-hire ng ID services sa Pinas. Maganda pa ang bumili na lang ng ID mags at design ur unit urself. Daming magagandang furniture stores sa Pinas

Metro Home & Entertaining: the best for me... their "Apartment Special" (Vol. 2 No.2) issue, PhP175, features some of the country's best condominium units, with several of them having minimalist designs. They also have a comprehensive shopping directory of home furnishing stores, furniture stores and the likes.

nice thinking! just wait till u get ur unit b4 u buy a plasma tv(prices will still go down), it would look good on ur wall. if possible nga, built in or recess speakers would also suffice. daming tiangge diyan tends to everything like what thomasian pointed out lalo na pag me happenings sa CCP complex(lalong mas mura). put another semi-gloss paint coating para mas madaling linisin then start putting mimimal furnishing. A/C unit is what i am interested in, centralized, split type or per room unit?

im just waiting for the photos of my unit..then i can work out what's the best design for it..i love watching movies and a home theater would definitely be included in my unit...khit wala ng ibang furnishings..ehehehe! i think only the living room and master's bedroom has boxtype A/C allocation...i dunno if you can install a split type A/C..maybe your agent can inquire on this. thanks thomasian for the info..im sure those mags will definitely be of help to me...gonna ask my sis to buy me a copy of those magazines..or if they have a website..i can just browse on it.

there is an ethan allen. they tend to be more classic and a little bit on the pricey side.

ethan allen is in pioneer st, mandaluyong. ikea design will make your condo look cheap. you can get a lot of good ideas when the philippine school of interior design do their exhibit. they do this usually in november-december time; iba-ibang motif modern, zen, oriental, native, classical... madalas sa greenhills ito.

Some of us like the high end furnitures, some in the middle. I look at it as expense but not really an expense type. It also depends on how your taste is, the way you see if it will make you feel comfortable. I live abroad and visit Pinas every 2 years, w/ my lifestyle and travel commitments, I prefer to have my furnishings in the middle for the usage as not too much, not too less. It also depends on how big the space is....and if I furnish it w/ brand names, it will just have dust and cobwebs even if you put bedsheets over it. Humidity will be a factor to your furnishings. Antique muebles of the olden days look is stylish and forever ( as long as it fits your space ). What do you think?

Yes maganda ang Ethan Allen pero masyadong mahal naman yan. Kahit dito sa US eh namamahalan na ang mga kano sa EA. Di ko lang alam kung pareho ang presyo ng EA sa Pinas. Isang sofa minsan eh $2000 a piece. Mahal yata for a place na bakasyunan lang. I'd go for something na designed and made locally. Daming magagandang furnitures sa Pinas. At least the last time I was there which was 10 years ago, hehehe. Baka iba na nga ngayon.

Sa dinami dami ng class ads sa dyaryo you will have a big h'ache just to find one. punta ka ng isabela, pampanga, paete, this are places where you can get good quality muebles nakapag tour ka pa ng Pinas! direct sellers naman sila so just bring your trusty kalabaw carts and bring your bounty to your condo. How's that for business w/ pleasure??

cguro ung news na un eh dahil kakaturn over lng ng unit nila.. Hindi pa perfect ang setup.. kasi as was observed sa tower namin at Anaheim, ok nman ung water supply.. Cyempre pagbagong gawa meron pang mga problems na nakikita. before nga, the whole day walang water kc nasira ung tank sa taas.

Pero actually, we bought a unit at El Dorado.. baka magkapitbahay tau china!!

Di ako si Dudie but live in northern Cali. In the San Francisco bayarea, Ethan Allen, Home Depot Expo, Lowe's, Ikea and the high-end furniture/appliance centers in the Sanfo Design Center offer to design and layout your kitchen or living room for free as long as you buy the items from them. Hope this helps.

Pwede ka namang magpunta sa mga design expo. get students who you like the design and they'll be cheaper rate. sometimes they'll do it for free and you just pay for the furnitures. Some of them are really creative so it beats doing it yourself unless you think you've really got an eye for it.

Ikea furniture is actually somewhere near the low-end. Kaya lang dahil sa colonial mentality ng karamihan eh tumataas ang price when Ikea items are imported and sold in the Philippines. Small Ikea home accessories cost twice as much pag binenta na sa retail shops.

There are many good furniture shops in Greenhills, MC Home Depot and Ortigas Home Depot. If you have the time, go to the provinces like Pampanga. Just give them a picture and the dimensions of what you want, like an Ethan Allen sleigh bed, and they'll make one for you. Maganda pa ang quality because it will be real wood. This is a much better alternative than going for Ikea products.

Nasa Manhattan (NYC) ako BigNacio and I had Ethan Allen did one of my bedrooms in my condo and the interior designer went to my condo and did a good job with it. As I said, the service probably was included with the price of the pieces but you can call Ethan Allen and they will tell you that assistance with interior design is complimentary. Several stores in CA ie as in SF will do the same thing as well. Medyo on the mid-high end side nga lang. Saan ka ba sa CA? If you live in one of the major cities you should not have any problems with that.

I do Dudie it is just that I am sort of a jack of all trades guy that when i want to alter the ID, I do it myselfas long as i have a guide to go with. it is a service where people who do not have the time and sort of concept that can avail of this service. IKEA is good but for me I prefer the antique muebles which will go weel to the spaces in the condo. makabayan ang dating.....

Thank you for the pictures..... they work well for peeps who have not seen the insides of the model unit. Not that I am picky but what I was looking and waiting for are pictures of the present, what can be seen and up to what floors of what cluster they are building right now. Like the 2 last pics, if more can be shown, the peeps (who are wanting to see the progress to our investments where they do not have to go to the site) not only me can appreciate.

Seems like jenko is a little bit disappointed with his unit. Dont worrry jenko, most condo units that are being sold at that price really takes quite a bit to bring it anywhere close to their model unit. I'm sure mapapaganda mo pa ang unit mo. Besides hintayin mo lang until lahat ng clusters eh ma-turn over and i'm sure you can easily make a good profit from it. Maganda ang location ng condo na ito so di ka mahihirapan i-resell.

i think the next improvement will be up to me coz the pics was taken during the turn over of my unit last june,sis ko ung nsa bckground at engr. ng CGS, im sure medyo nakkafrustrate itsura kse bukod sa mrami pa tlgang dpat ayusin mukang maliit sya, anywy sna mabawi nlang sa interior design.

I hope there's a way para matakpan yung mga yun. Medyo malaki pa rin ang magagastos para maging kamukha ng kanilang model unit. Have you started doing the finishing on your unit jenko?

dapat kung hindi ayos hindi nya pinirmahan yung acknowledgement sa turnover.. dapat inaayos nila yun kung ang sabi sa contract eh finished.. dapat ayos ang paint, walang bako bakong walls, etc. not unless rough ang nakalagay sa turnover..

mahirap kasi.. once you accepted it.. wala nang habol yun..

so dapat kahit small things.. like door knobs, cabinet handles, tiles sa CR, flush, etc... dapat talaga may checklist before you accept the unit..

guys...my sister did a thorough inspection of the unit before she signed the acceptance form..of course with our consent..if you will notice from the pics..some of it were taken last May and the rest was a month after that..kse nga madami p dapat ayusin sa unit nung May like cracked tiles, bathroom leaks and paint..i guess that's how a 2.3M condo unit looks like nowadays...we bought the unit last may '04 burbank cluster 2nd flr...that's why the view from our window wasn't exactly that appealing to the eyes...bout the pipes hanging from the ceiling...the eng'r of CGS told my sis that ganon daw tlga un...if i want to have it concealed ako n ang bahala sa gastos..so definitely malaki pa ang kelangan na money for it to come close to its model unit..so i will have to set my mind that the total value of my unit is 3M!!! i really don't like the looks of the T&B..and the paint color!

wait..... i do not kno kung ano ang gusto ninyo sa mga unit ninyo. my wife is agreeing that the finish is very disappointing, an interior decorator can do the magic in your liking. change the doorknobs, cover the pipes, install cabinets in the kitchen & bedrooms, put a shower door or curtain so that water will not be everywhere, flooring looks okay if not, floor wax or mop it glo, paint the walls with a color of your likings( 4 coats na) skeleton ang unit so expect to dress it up. lagyan mo ng window curtains or blinds, madaling gawin yon. depends on how long you are to stay sa pinas you can change it in a very short time. cguro have your sis get a contractor or those 4th year college students who wants to do thesis for graduation (mura lang yon o kaya libre kung kilala mo pa) and make it happen 2 weeks prior arriving sa pinas or while the unit is just right there left alone, paayos mo na ang dapat itago like the pipes. positive thinking lang yan. i no that 2br is small kaya 3br ang kinuha ko. i am also expecting 200k to dress up da unit. comments? ty pala sa pictures.

konting dagdag pa.... a lot of sale items in your present homes are available and you can bring it back or send via balikbayan boxes. i have 2 boxes to fill in with sale items that I can be use in the unit. go to garage sales, even my old door lock set and small appliances that are still very useful pwede na yon. i can still use my old blender or coffee maker, no one will make pansin of them as long as you have the amenities that will make your life easier. still usable pots and pans are fine, Pinoy tayo di tayo masyadong maluho sa buhay. appliances, this is where you can splurge a bit. TV!!!! plasma on the wall. positive thinking lang yan... if worst comes to worst, there are condo unit that offers everything included as long as you can shell out a lot more money.....

ei guys, here is the promised pic for my unit in daytona 3, it's a center unit 3 bedrooms (1 master and 2 small rooms) but there's still lot to do like enclosing those pipes, i even argued with them that's it's their responsibility but since there a lot of owners who accept it as it is then nothing i could do but to sigh. the homeowners contribution is around 34 pesos per sq. m. and since mine is 81 sq. m roughly 2700+ per month...whoaaaaa.

sorry guys... to tell you honestly..i was a bit upset of what i saw in the pictures...dun sa mga endi naniniwala...i really don't give a S_ _ T!!! i don't have anything to prove to you! basta ako meron nko unit dun...hehehehe..PEACE!!!finally, i've decided to go ahead and purchase a 1bdrm unit at 'JOYA'. i went to my officemate's unit at 'MANANSALA' and i was so impressed that i immediately went to the office and inquire. now i'm a proud owner. i think they did a really fantastic job at manansala so i hope joya is better. just want to share this with you all. i was lucky to get a top floor unit. ( 43 ) facing west. initially i wanted east orientation but now that i saw the views, i'm happy with what i have. i already purchase a unit at california garden square but after seeing manansala, i wish i never did. anyone interested?Jenko and Gorio,
After seeing the pics, I can understand why many buyers/investors such as yourself are quite disappointed with the delivered product. For the price (ilang million din ito), I expected more. I can't believe the exposed plumbing/sewer pipes. Di man lang nila tinakpan ang mga ito. For Gorio it's probably even worse after checking out Rockwell's Manansala and ending up purchasing a unit in Joya. Iba talaga yung level of finish and quality when comparing the two developments but then again iba rin naman yung price point nilang dalawa. There is a vast difference in price so mas pang masa yung dating ng California Garden Square at medyo elitista naman yung dating ng Manansala/Joya.

to each its own......kung me extra money ka, go for the expensive condos that are available in the market. uuwi ka at bakasyon nga sa Pinas, titirhan mo ba ng a very long time? usually you only have 1 month vacation (max) when u live overseas. do you stay in one place when ur on vacation? if u r staying 4 good, then high end condos is 4 u as long as u have enuf resources to cover your expenses. kung ikaw ay si Juan and u r working somewhere and vacation plans are to see the richness of the Philippines, a simple condo will do for you coz you will only need it store your various goods to bring back and a space to unwind after a long trip. practical lang kasi ako. kaya TO EACH ITS OWN. pagagandahin ko na lang sa halip na bumili ako ng mas mahal o kaya kung talagang retirement ang usapan, bahay na bato na malapit sa kalikasan sa halip na matchbox sa gitna ng kaguluhan... make sense di ba??? any comments?????

Medyo nagiging busy ang message board na ito. I'm sure there's always better condos compared to CGS but let us compare apples and apples and not apples & oranges. The condos at Rockwell cannot compare with that at CGS. Their new dev't which is One Rockwell is very nice but it is about P9 M for a one bedroom 2-level (Z loft) 70 sqm. That is 4x the cost of a unit at CGS. If you want a high-end condo and can afford it, then CGS is certainly not for you. I saw the pipes that are exposed and when my unit is ready to be delivered to me, I will try to see if I can make them do something about it. I hope that this is not going to be the case with Glenhaven 3 coz that's probably the last condo that will be turned over. What we can do no now is to email Empire East and complain about it so that hopefully they can do something about it. You can always contest anything in the condo that is not acceptable to you upon delivery but if you accept it as it is, there's nothing much you can do to get them to change anything. I have not seen their model unit but it is always good to compare the one you have with the model unit. I appreciate all the pics pero yung kay Arrarrz ay hindi nag-loload. u r right, basic as it is, one way or another u wil still make it to look better and the atmosphere of it will be the essence of what u hav. don't be disappointed w/ ur investment, think of it as a tool to make things better because from here on all u need to do is update or upgrade.

an example if u can indulge to my thinking,
what do u do when u see the plumbings/pipes under ur sink? u cover it up with cabinets.......
what do u do when u take a shower and u splash water all over the bathroom?
shower curtain or shower doors........

cgs like ga tower have been constructed as more 'affordable' condos. during the pre-selling stage, cgs was even cheaper than ga tower. thus, you can say that both are like mass housing projects.

the problem that the buyers face is that they expect something close to the model unit. unfortunately, majority of the sales agents do not care to explain to the buyers many things. additionally, many of the sales agents themselves have never acquired or lived in a condo and do not know many things. they are not in a position to put themselves in the shoes of the buyer and thus are unable to explain many things.

I could be fine with the hanging pipes. But with regards to the finishing of the bathroom, it was very unsatisfactory. It doesn't even look new.

I saw the bathroom tiles and it looks like the grout is not at par. All of this can be prevented before the turnover of keys. Lesson learned......... about the pipes on the bathroom, hmmmm i guess it can be left as it is, we cannot have it all.

I think it will be more eye opener for those who still need questions to be answered. We have to look at it as a whole unit not as a space occupier....just an idea.........

i saw some of the pics that ArrazM39 posted...sad to say its just like my unit only a bit larger in space(sympre 3BR e) but the finished is really disappointing...maybe BIG's suggestion is ok bout having a representative of Empire East joining this thread...maybe he/she can shed some light on our disappointments!! be it a high-end condo or a mass housing project...gnon pa din un...the money we invested in it came from our hard work and sacrifices(well at least this applies to me)...kya dapat lng na i-settle natin lahat ng mga complains natin with our developer...but as in my case..i already accepted the unit(well my sis did accept it for me and she never told me bout the exposed pipes!!hay..) so as i said before...malaking gastos pa din to upgrade my unit.

yes!!! jenko has sort of a "light at the end of the tunnel" thing. it is not gonna be that much of a hassle to upgrade the unit unless si Imelda M.ang ititira mo....hehehehe joking only..... for the finishing, like i said b4 u arrive sa PI maybe 2 weeks prior, find a contratista (ask ur sis 2 find 1), send money for construction materials like mouldings, pako, paint brushes and about 3 to 4 gallons of semi gloss paint ( color of ur liking) then paayos mo. by the time u arrive, patapos na and if u see that it still needs something else, u r der to fix it while the cabinets or fixtures are not installed yet. then install whatever u need ( ref, plasma tv, bermuda grass, chandelier, merry go round, dining set, bedroom showcase w/ the promo girls! and u r set to have a nice space in this crazy world of CGS!!!!! ayos ba?????? any reps of CGS around?????? hoy magsalita kayooooooo........

i figure the height of the ceiling is about 7-8 ft. put false ceiling then it will look uglier at mapupuna pa lalo saying no space in the bathroom. oks lang yon

the pipes above corresponds to the fixtures below. the left side is the shower drain; the bigger one in the middle is the water closet ( toilet bowl ); and the very right one is the sink drain, meaning all the 3bdrm units will have exactly the same pipes in their bathroom ceiling... yuk

A good friend of my mom has had the experience of living in two Megaworld develpments: 8 Wack Wack Road and One Beverly Place. In the former, the unit owner above hers was complaining of leaking pipes. For the latter, her son got stuck inside the elevator for what seemed an eternity after it bogged down. So there.

How about the new Megaworld developments in Eastwood? Marami din bang problema.

As a whole, I think Megaworld has been spreading themselves too thinly; a lot of projects but little in actual quality control. Sure their developments get done but quality wise... And there are quite a number of peeps who share in this view.

Ang dami namang nega comments dito. I know na medyo disgusted yung mga owners when their unit was turned over bare. Its up to you to complete the finishing kasi di naman sinabing finished unit ang ibibigay sa atin. I hope merong magbigay sa atin ng comment from an owner na nakatira na doon and to get their feedback. Mas maganda kasing makuha ang feedback at kung paanong mapapaganda ang finishing from someone na nakatira na doon. hirap namang maniwala sa mga sabi-sabi from peeps who are not owners. Madaling magbigay ng negative comments lalo na kung wala ka namang milyong ininvest doon. At kung kaming mga owners decide na ayaw namin, there is always the secondary market na ibenta ang unit natin. I think most of the people here na bumili will use their condo as a second home kung nagbabakasyon sa Pinas kesa pupunta pa sa hotel. Sa mga hindi owners, hinay hinay lang ang pamimintas. If you have P10M, buy a unit at One Rockwell. Yan maganda talaga and I hope wala ng mapintas diyan.

Here here Dudie! Outstanding !!!! How ever you defend such an endevour, peeps will still find something to say negative about it. No one can be blamed or .........maybe someone can be blamed. Suggestive comments are better than castigating ones. Have fun........ someone said they will use it as a second home, true I am one of them and i see a place to stay at when I am on vacation of even family can use or or still better, have it as a timeshare unit. daming ways to be positive... Most of us are already in the 40s going 50s and looking for reasons to avail of a place or a unit to stay at, I do not want to burden my kin folks when I visit, I want the feeling of like going to Fiji or Tokyo or even Paris, as a traveler. I am no saint nor sinner but correct me if I am wrong.
Now those peeps who are now leaving in the units, please say something or even the reps of CGS. Thank you talaga sa pictures that was posted. Can u imagine the thrill of this peeps who just saw it? wow........... pictures can really express al lot of things.
True to what Dudie said, One Rockwell!!!! go to that place as long as you have the other millions they are asking you at the end of the every 10th month ( I think). no one is stopping you naman eh......peace.

...mag rally tayo sa Megaworld hehehehe, one more thing is the location of the kitchen...ni walang provision for exhaust..paano kong mag prito ng tuyo eh di mausok pasok sa living room yare, amoy usok ng tuyo sa living room..hehehehe
Use air freshener!!! Pinoy tayo and we are used to smell tuyo and dried pusit tapos samahan mo ng itlog, suka't bawang paminta, hay sarap!!!! the kitchen is right nexst to the utiliy space for the washer and dryer then bintana for venting. Range hood can be used or blower if needed.
as a vacationer, daming kainan sa labas even pagbaba mo ng unit mo me chibugan place na, kahit na magpunta ka sa kanto me lugawan at pancitan. or if u r burgis ng kaunti, maraming sossy na place sa mandaluyong, lalo na sa loob!!!! hehehehe

Hindi naman pinipintasas, kumbaga constructive comments lang. Tinutulungan nga yung mga unit owners eh ang pinipintasan yung developer dahel malake den halaga ng 3 million diba. Anyway sana pag me naka fully furnished and finished yung unit nila mag post ule ng picture , then you can tell the before and after look.
