We have a friend who used to stay in Wangsa Baiduri, and we used to go to his place for excellent dinner parties. This was back in the late 90’s and we used to really look forward to going to his place, it was a nice secluded corner of Subang Jaya, hidden behind SJMC, and the two hotels, with its own guardhouse and walking distance to that nice lake (Taman Subang Ria) with the beautiful view.

Well, anyway, things have changed quite a bit now. My friend has gotten married and moved out, but he still tells me that his parents are forever complaining about the construction lorries going in and out of their main road. Well, actually we think its isn’t all that bad, Road Builder have only just build their Boulevard project since then, but its actually quite high density. Now the developer (now under IJM) is launching the second condo a little further down the road, which of course they say is the last condo project in the area.

But actually this part of Subang Jaya will be very much affected in the future even if there aren’t any more land for condo around the lake here. Well, for starters, they’ve blocked the view to the lake (that’s one of the biggest complaints his dad has). And secondly, the colleges out there on the main road has irrevocably changed the population profile around this whole area - from the renters in the residential areas, to the commercial areas, and more importantly compounding the traffic problem. Which leads us to the third one - the traffic thing. Already SJMC is renovating their carpark to cater for more, and there’s a new elevated highway right in front of the junction, not to mention that the main road is now going to be 6 lanes altogether.

But anyway. back to Laman Baiduri.
It’s on a dead end, just next to a row of new bungalow lots that are almost completed, and facing some existing homes.
There are two mid-rise towers here, similar with about 21 floors.
There are 2 types of units here, one is the more desirable lowrise villas are facing the lake, but with only 4 storeys of very limited units, we’re told that they’ve all been sold out earlier. The villas are 1,744sq.ft. with 4 rooms, and a very attractive layout. The yard is exceptionally big, and so is the balcony, attached to the masterbedroom. There is also a terrace at the living, they’re making full use of the lake view for these villa units. But like we said, none left for sale.

The back of the villas are the parking floors, since the proximity to the lake probably does not allow for basement parking. Above the villas and the parking floors is the common facilities floor, and beyond that are 17 floors of units.
The are two types of units for the tower, and at the moment only one of the towers are open for sale. Each floor on the tower consists of 6 units per floor. The units are called ’suites’ and per floor there are 2 suites B and 4 suite units. Suite A is the smaller of the two, 1,184sq.ft. with 3 rooms and 2 baths. Layout is pretty unorthodox, it is an intermediate unit design with only one side of the unit open for ventilation. There is a fairly large balcony, and the masterbedroom is spacious. The kitchen is small though, so most people may consider knocking combining it with the yard for more space.
For those looking for a bigger unit, Suite B offers 1,624sq.ft. of space, and it is the corner unit so you have two sides of the unit opening out. Here the design moves more comfortably, larger living are and a very large master bedroom. There are is a fourth room / maids herem and its pretty big and is also suitable to made into a study or utility. One interesting touch is the lanai concept, an enclosed windowed balcony, with is as large as one of the smaller rooms. This concpet has been quite popular a few years back by a certain well-known architect, here it still looks very refreshing and blends well with the unit.
There are 2 units of penthouses per block, 4,209sq.ft.
In terms of the facade of the condo, there is nothing spectacular here, but the colour scheme of white and dark grey is not unattractive. We thought aqua color to match the lake, but maybe that would be too literal an interpretation. But nonetheless, white may not look too great if not taken care of a few years down the line. You may be interested to note the maintenance fee is 25sen psf not including the sinking fund.
Facilities are just okay, considering the space constraint.
Now the price. List price is from RM392k to RM612k which is from about RM331psf to an average of RM350psf Penthouses cost up to a whopping RM1.7million. The units cost an extra RM5k for every floor up. Obviously the lakeview units are more desirable than the other side, so the prices reflect this preference. We’d definitely go for the lakeview units, since that is the whole attraction of the condo (for us, that is) is the view of the lake. So for a unit at a decent height would be around RM500k which would make it pretty steep however you look at it. Those condos around Subang Parade go for much less, but of course instead of the awesome view of the lake, you have an awesome view of the Federal Highway there. But of course the location here is much more secluded, and the surrounding area is more upmarket.

So bottomline - would we buy it? Yes if we had the money, but not many lakeview units that are on the cheaper range available. But then again, we’re not big fans of Subang as a home. But of course if you are a resident and looking for a place for your kids or investment then its definitely worth a look. But hurry up though.
IJM, through their Road Builder are the developers here. They’re one of the fastest growing developers around town these days, through their merger, and also from the Talam landbank.

Luckily the young chap at riana green is very helpful & friendly enough to share some information and direct us to the show unit at Subang Jaya. Up to our surprise, the project is almost sold out. According to my friend, 1 of the block has been sold entirely to korean. My family and I like the villas of its spacious layout with good view of the lake. However, we feel that the price is on the high side. In addition to that, there is no direct access to public transportation, hence you have to own a car to bring you to the nearby carefour, subang parade, even ktm is a driving distance away. The nearest amenities would be subang jaya medical centre.

I've heard about this project sometime ago and it seems that the Villas was hot cake during the launching and it is the first one to be sold out.

Both my wife and I also prefer the villas with its layout design and view. Due to the bad experience we had with the sales person over the phone, we truely hope that the management will look into it so that it doesn't happen to anyone else.

Dear Leftear - I think you got the wrong medium. Please call the developer's management to complaint about this issue. Anyway I had a good time with them. ^^
Even if the Villas is not available, other units are not bad though.

I am in the process of buying one, I was looking at level 9 because I thought it should have a clear view to the lake, I may be wrong as I think your calculation is safer. I have to look at level 10 and above. The sale price is 453k b4 discount right(for level12)?
Do you know how much the rental would be in that area? I was told I should expect rm2800 and above. I am not living in malaysia at the moment.

wahonn August 23rd, 2009, 02:04 PM Yes, in fact i prefer the lower floor too as I can get the better horizontal lake view if compare to the higher floor unit. But higher floor get more and wider views. That time i choose btw Level 9 and Level 12, finally i choosed Level 12. FYI, Level 10 and 11 preferable Suite A units are sold, unless you take number 2, 3 and 3A.
Rental is very subjective, 2800 i think is quite optimistic, perhaps rm2500 is the minimum we can get. If you have a very good ID and furnitures fitting, i believe rm3000 should be no problem for expat. As they enjoy fantastic lake view and comfortable furnitures fitting.

When I visited the showroom last month, timing was just nice. Block B was opened for booking. Mine is on Level 8.
My only un-happiness is with the maintenance fees. 25 sen not inclusive of sinking fund.

Signed the SPA last Sat, and went for CIMB (full flexi). All 3 panel banks offered similar package, but EON is prepared to package their legal fees together with your loan. MLTA i'm planning to go with HL Assurance, not comfirm as this point.
In terms of facilities, i do agree it is lacking but my priority is on low density and peaceful environment. Plus the lanai space is lovely. Else i would have gone for 5 Stones in SS2. Impressive facilities, I must say. 3 gyms, olympic size swimming pool, landscaping, etc. Free dry & wet kitchen cabinets and a/c too.

2 weeks after i made booking. Many were signing SPAs on that weekend. The "My Space Plan" is valid to the 3 panel banks. Early bird discount? 5% rebate is all I got. Chose "Suite B" primarily due to the lanai space.

I have been scouting around before deciding on Laman Baiduri. Papillon was also in my list. As at last week of July 09, all smallest units are sold. Only left 1700+ sq ft going for RM670k min. Not sure whether Henry Butcher agent con me or not. He said many Papillon home owners bought due to good feng shui.
There is a new project by Titijaya Group called Subang Parkhomes (SS19) launching in early October. Expect around 500k for 1200 sq ft.
wahonn August 26th, 2009, 03:33 AM In fact my sister is considering of buying Papillon now, but the major concern is the developer - Zeus-TNB properties S/B, and Project Manager Peter Group, both are not a well known company. So my sister is worry about the quality and completion on time, the worst is it could be abandoned.
Papillon launched earlier than Laman Baiduri, but the progression of Papillon is much more slower than Laman, when i site visited the Papillon last week, i think it is only at around 10% completion only. As for Laman it is now more than 20% already.

Was at the Sales office over the weekend. Emko Properties S/B have already applied for an extension of the leasehold tenure to Year 2109. Approval has been granted. I physically sighted that approval letter.
Construction progress is at Level 5. Sales abt 80% sold for Block B.

Yes. That particular page is blank. Verbally confirmed 25 sen excluding sinking fund. As explained by the sales rep, they have yet to determine how much is the upkeep per month. The magic number of 27.5 sen including sinking fund? If you have read the SPA Item 19.2 on Page 8, it says "The Purchaser shall ....... contribute to the sinking fund an amount equivalent to 10% of the service charges ........."
Based on my lay-man understanding, my unit 1625 sq ft, i have to pay (1625 X 27.5 sen) RM446.88
As to your question of whether the management office will raise that 25 sen upwards, that I hope not. It depends on how you look at it. If the management office is doing its job to keep LB clean and secured, I'm okay with any small increase.
Up to now, after surveying more than 10 upcoming condos (SPA for LB already signed), I'm still in favour of LB.

I would think so youzef. Luckily, when I bought my unit, i'm entitled to zero interest during construction period. However, a quick call to my banker (CIMB), they are still in the process of finalising the loan agreement, which is why i'm a bit worried if the 2(b) notice is to be issued before CNY.

in progress between Block B and A, what is reasons?
Is it the Bank supplier? , is bank in Block B different than Block A?

I would be in the mindset that the project will be completed as per scheduled. At the rate of 1-1.5 level(s) per month (realistically). But I do notice that during public holidays and Sundays, no one is working at the site! IJM Land really treats their workers (not slave drivers).

Whether Block A completes first or not, the whole project will need to be completed as a whole before VP or CF could be issued. So dun worry.
As a matter of fact, I prefer it slow and steady... let the cement dries/set more thoroughly. I have just been to The Peak, Cheras to be a busybody for my colleague, many cracks in almost every room. The developer tried to rush to complete it ahead of schedule. But now, the rectification works will take some months. I certainly do not want that. Heart sick for 1/2 million of hard earned future salary!
