DnB NOR
DnB NOR is a part of the OperaKvarteret (http://www.skyscrapercity.com/showthread.php?t=774674) highrise clauster

The new headquarters of Norwegian financial institution DnB NOR, a cluster of 3 buildings of the Barcode (Operakvarteret), with approx. 80.000 m2
of mixed usage. Each building is being besigned by one of the 3 original masterplan winners : MVRDV (http://www.mvrdv.nl/#/news) who is responsible for the design of the A-
building, Dark Arkitekter (http://www.darkarkitekter.no/) for the C-building and A-lab (http://www.a-lab.no/) for the B-building.

Here is a more detailed description of each building.
DnB NOR Bygg A

Bygg A is the main building in the DnB NOR clauster. Its a pixelated building, designed by MVRDV with 17 floors and a surface of 36,500m2, is due
to be completed in 2012.

The project aims to create synergy and identity for the firm translating social and democratic culture into the design and making the space an
enviable working facility. MVRDV's building is conceived as a steel ‘rack’ which permits adaptation to the flexible nature of the organisation. The
steel rack is wrapped in a stone skin, which adopts Norwegian environmental standards. It appears as a rock, a strong shape within the boundaries
of the Barcode. The niches of this rock provide space for vegetation growth: the positioning of the pixels creates roof gardens or outside areas for
every floor.

The generic office floors which provide more than 2,000 flexible working spaces recline and are recessed in various places to reflect the urban
context and to create communal indoor and outdoor areas and outstanding daylight conditions. At street level the building volume is opened by
sheltered entrance zones, and intersected by a public passage leading to the Oslo Central Station. The pixelated design allows this specific response
whilst being highly efficient and flexible. As a result, every floor of the building is both unique and generic: the pixelated volume makes the generic
specific.

Additional facilities include a panoramic 140 seat canteen on the top level, an executive lounge with a view over the fjord, a board room, in the heart
of the volume, DnB NOR’s trading room with 250 work stations, and the main entrance with a reception and access to the concourse. These collective
elements are connected by a staggered continuous internal route of terraces, encouraging informal meetings and communication between employees
and a series of wooden stairs and bridges allows travel between levels.

DnB NOR Bygg B

The barcode master plan offers very specific constrains and limitations for the building. The envelope in is cut out as a strip 21x105 with a maximum
height of 54m. A-lab’s part of the DnB project consists of a mix-use building of 15 stories: 8 floors of DnB NOR offices, topped with living units, in a
total of 22,000 m2.

The design addresses this program by efficiently compacting flexible office spaces, and optimizing the views and outdoor spaces of housing units,
organized around a raised covered garden. The planning of the office levels allows different combinations of layouts, from open landscape to office
cells - the possibility of variation of the circulation path (along cores or facades) guarantees efficiency in the different solutions, as well as the best
working conditions according to the strict Norwegian regulations for the working environment.

Contrasting with the enveloped “machine” underneath, the housing units rest on 1.000 m2 of common open areas, a garden/terrace elevated from the
street level. With its panoramic elevator and open bridges, this green foyer acts as a buffer that every resident crosses. Opening in both ends to
terraces overlooking the Oslo Fjord to the south or the cityscape towards the north and east, the covered garden is the result of an uncompromising
real estate strategy of the Barcode Plan: one-sided apartments are not allowed - raising the environmental standards and the living qualities in the new
city waterfront.

The result was equally uncompromised, with one gesture the housing area only facing the long facades was removed, creating the garden and adding
two more “inner facades”. These give the opportunity to open an extra window to the outside garden and to the views of the Fjord or the city - Oslo
being relatively low-rise.

DnB NOR Bygg C

The C building by Dark Arkitekter has fifteen floors and a surface of 12.000 m2. It’s planned completed in 2012. Thirteen generic office floors give 500
workplaces for the bank. The two top floors contain a public restaurant and bar with a 360 degree viewing platform on the roof terrace. An inclined
public panorama elevator connects the view platform and the restaurant/bar on the top with the ground level restaurant at Dronning Eufemias gate,
the new main boulevard of Oslo. At street level the building have a mix of retail and commercial establishments, in addition to one of several dining
lounges in the DnB NOR complex. A two story high public passage penetrates the building, as a part of a public short track through the Barcode site,
leading to the Oslo central station.

The stair shaped volume, each step two stories high, faces south towards the fjord. The fifthteen floor high north façade faces the railroad tracks
and the city. Green landscaped terraces provide outdoor spaces with spectacular view. These “pocket parks” are connected to the indoor social areas,
open over two floors. This openness between inside and outside responds to the Norwegian climate of cold winters and pleasant summer, giving
flexibility in the use of the social areas during the shifting seasons.

Effective generic office floors are facing the terraces and the double high social areas. An internal 15-floors straight flight of stairs runs alongside the
public panorama elevator, connecting the different office levels. Entering this stair is like arriving another world, leaving the busy open office floors
behind. It’s a narrow diagonal room running with the staircase over 15 floors, art all along the walls on one side, the public elevator moving up and
down in the glass tube on the other side and the sky above through the glass ceiling. The feeling of being outside the building, mixed with entering a
semi public space creates a unique atmosphere.

One access the typical office floors through the main core in the north. Meeting rooms, think tanks and other support rooms are placed along the east
facade, facing the main bank building. The large column free open office area runs in the north-south direction, ending on the terraces on the bottom
level, facing the waterfront. At the mezzanine levels you are overlooking the double high common areas, with the terraces the sea view as a back
curtain.

The double high glass facade faces south. The rest of the facades are mainly dark gray concrete cassettes. The weight are reduced by using fiber
reinforced concret. The cassettes of modules 0.9x0.9, 1.8x1.8 or 2.7x2.7 meters and varied depth, creates a mosaic of square shapes, visually adding
solidity and massiveness to the building volume. The window formats follows the same modules.

The DnB NOR C building embodies a building that response to the needs and demands of an effective modern office building- at the same time being a
public building. The public program and roof access add functions to the Barcode area and to the Barcode city-scape. The building itself is
strengthening the identity of the bank and the Barcode area.

So your guess is that the former Visma-bygget will be part of the DNB Nor HQ? That would be logical, but not certain yet. Great news anyway!

About the bread-slice, it looks like a leftover from one of the old opera proposals. It is also very thin, and I cant help wondering how it can work as a good office-building?

Yeah, that was what I was trying to say. Didn't put myself to clearly there.. The point was that I didn't get what Kjetilab was saying...

I'm a bit sceptical about the breadslice, at least until we know what materials will be used.

I got your drift right away IceCheese. But something in the glass to cool down would be nice.

My point was that we don't know if any architect is assigned to the buildings, and it was stated in one of the articles that facade material and final design was uncertain still. The volume is known by now, but even if the regulatory work finally is done each and every building has to be approved through a political process.

:lol: Yes you are, I`m not sure about the architect situation in Barcode myself. Do we have an assigned architect for the KLP-building? Its under construction, but I cant remember ever heard of an assigned architect.
My thougt was that MVRDV,a-lab and DARK was working on some of these buildings together with OSU and the different companies.

Yes, the KLP-building is drawn by Solheim+Jakobsen. PWC was dravn by A-lab. So I guess the architectural competition is about to start about now...

^^ Thats the cool thing about Barcode, it has a great variation, and when its all completed I guess people walking there will discuss which building they like best. If you like highrises youre almost guaranteed to find a building you like. I like the one in the middle BTW. :)

^^ True. I don't like the DnB buildings either too much yet, but these renderings isn't the best either so, we might expect to see something nicer.

That building (it's the DNB Nor house B) never had a 'real' design before. Only the conceptual design from Barcode. The upper 5 or 6 floors will contain 35 appartments.

So the middle building is the only one with a real design and architects(MVRDV + Dark + A-lab + Zink) have worked on, at this point... So this is probably the one who will start construction this winter, if they are done with the archeological digging by then... =) And the 2 others will see large changes in design! Probably will have some nice roof gardens on them aswell;D

Yeah, i saw it... It would make more sense... Since this one will be surrounded by taller buildings on eastern and south-western side, my guess is that the best view is from Klp =)

Haven't heard anything about it myself... Just wondering why they chose that building for a skybar....

Main architects on the a-building is Dutch MVRDV, with a-lab and DARK as side-architects. This will be the main building in the DnbNOR-complex.

Building b will have 35 appartments in floors 12-17

This render shows that also the c-building has changed it's design slightly.

This building will go up two and two floors up to 14 on the Oslo S-side. This also means it won't have the weird top of the original renders. According to the description, the building will be covered in reflective metal on the west, north and eastern side, with windows.

At first the new render doesn`t look to good, but I still think it has some cool qualities. In a way the new design is more "Old school", and I think it has this Manhatten feeling I really want..:)

The new officebuilding at Fornebu looks great too, and the film was awesome! :cheers:

I agree, the old one had more "Aker Brygge" feeling, or maybe "Vika" feeling. But this one is growing on me, and I think I can already conclude that I like the new design best. It has a solid feeling, and what seems to be a concrete facade with different sections put together make it look safe and fresh at the same time. It`s almost brutalism in a nice way :)

I wonder if the new design has something to do with the new energy efficiency requirements?

I'm just speculating, but the previous design was mostly glass and metal which is very wasteful in terms of energy and which will apparently be very difficult (and expensive) to do with the new regulations. The new design on the other hand seems very eco-friendly. It even has green roofs.

Looks like they have gone for a more green solution, with a whole bunch of small platforms with trees and bushes, and something that almost look like greenhouses, or solar panels perhaps. This I like, and its more true to the eco-friendly model that barcode was suppose to have had. However, the old design was waaay better than this clunky monster.

It's cooler imo, it makes the row look less like a row and fits better with the eastern DnB-nor building:)

Thats great, but what that tower shows is that an eco-friendly tower can also be fairly conventional in shape. Why not make an eco solution with the old design, thats what I want to know

Wow, a funicular;) - The C is turning out better, i like the side/back a lot!

To bad they are glassing in all the boxes of the B, it looked more original when it was more brutal, looks like a great place to work, maybe be a bit hard to find the coffee machine....

Wow this must be the most creative thing to happen in Scandinavia since TT right? It's WAY to short though. No i don't have a penis complex i just think that it's a really good idea to build tall building that way man kind don't have to take up all living space from animals and wildlife.

But yeah i'm really positive for this building and all projects in Oslo!

You can already, both the SAS- hotels, and Stratos (when it is open..:lol:) ;)

But yeah, it would be cool if get at least two moe skybars in the citycenter. Oh, and dont forget restaurant in the new Munch Museum :)

Here's reading from Rådet for Byarkitektur concerning DnB-Nor, seems like A has gotten the glass-facades because the form had become to organic and broke with the Barcode prinsipples... This design has potential of being barcodes coolest building i say! (No doubt Barcode-police will be furious if this gets on their table..)


3XN er blevet udpeget som en af 3 vindere i konkurrencen om boliger i masterplanen Barcode. Barcode ligger i området Bjørvika ved Oslo Havn tæt på det nye operahus og er et havneområde i spændende udvikling, præget af stor skala.

Konceptet i 3XN’s projekt er i princippet et M. M-formen med den slanke bygningskrop består af tre tårne, som samler sig i et sammenhængende volumen på toppen og giver optimale udsigtsforhold og plads til forskudte nabobygninger fra begge sider. Toppen af M-formen danner rum for en frodig taghave og fælles faciliteter.

Ved netop at lægge udearealer øverst i bygningen og skråne toppen i retning af fjord og sol etableres et solbeskinnet frirum. Bygningskroppen kaldes Soria Moria. Udtrykket Soria Moria stammer fra et gammelt norsk folkeeeventyr om slottet Soria Moria, det forjættede land med evigt solskin.

Med det enkle og klare forslag med reference til stregkodens præcision tager 3XN behovet for bytæthed alvorligt, samtidig med at der tages højde for de urbane kvaliteter på gadeplan. Her bidrager basen og mellemrummene til at opfylde visionen om et pulserende, funktionelt og attraktivt område til glæde for beboere og besøgende.

The 3xN building-web i like very much, i hope they use it in their building. Also B13 will host a large kindergarden in 1st floors :)

Surprise, I was back this evening inspecting the progress. I have to say, I was not prepered for the things that I saw.. 20 older men in green workwear was working like ants on a saturday evening. Strange thing, they didn't behave like normal construction workers, they did not talk at all and none of them was just standing there looking at someone else working.. THEY WHERE ALL WORKING VERY HARD, AND SEEMED TO KNOW EXACTLY WHAT THEY WHERE DOING!!! :cheers:

My guess: 'cause if you were among the best (= hardest working), then *maybe* the company would keep you for the next job. And if they don't, it's no new job. And no job means no money. And no money means out on the streets.

And no welfare for you either. You feed yourself or starve. That's motivating. And it would be like that all the way down to the supply chain to the miners digging the iron ore.

That plus of course they didn't care about safety back then (but, frankly, I don't think that costs too much time today).

The monster crane at "plata" is was unloading some large steel beams yesterday, beats what it is, maybe they are doing the vertical extension of østbanehallen, maybe there is just a storage space for Visma-beams, barcode pit is very full (They were actually working on the bridges at 2300 on sunday(!!)...

I was there on saturday when they assembled the crane. All swedes working with the crane, with a swedish flag on top :)

I also noticed that they have started with piling on the site for the last residential buildings. They are now working all over Barcode :cheers:

The DNB-Nor complex comprises 3 buildings, but the first one to rise, DNB-Nor Hus A, is drawn by Dutch firm MVRDV with Arkitekturlaboratoriet and Dark Arkiteker as associate architects.

Don't know if a general contractor is choosen yet. Not to my knowledge at least.
Developer is Oslo S utvikling, which developes the entire Operakvarteret area.

This building rocks! And this building in the Varcode context rocks even more!

My only reservation is that some of the cool features of it may not be that visible due to the narrow space between the adjoining buildings? Well who cares, the density is what makes it great.

Foundations up to basement level are now complete at the main building of the new DnB NOR headquarters in Norway. The new headquarter cluster with a total surface of 80,000 sq m, is developed by the Norwegian Oslo S Utvikling (OSU), and its pixelated central building, designed by MVRDV with 17 floors and a surface of 36,500 sq m, is due to be completed in 2012.

In 2003, MVRDV, together with Norwegian firms Dark and a-lab, won the competition for the Bjørvika waterfront development and designed a dense urban master plan along Nyland Allé, the Oslo Barcode, that will be developed and realised by OSU in phases.

The project combines Norwegian bank DnB NOR's twenty offices into a new cluster of three volumes with a common basement and a 3,000m2 underground concourse interlinking the three buildings of the bank.

The project aims to create synergy and identity for the firm translating social and democratic culture into the design and making the space an enviable working facility. MVRDV's building is conceived as a steel ‘rack’ which permits adaptation to the flexible nature of the organisation. The steel rack is wrapped in a stone skin, which adopts Norwegian environmental standards. It appears as a rock, a strong shape within the boundaries of the Barcode. The niches of this rock provide space for vegetation growth: the positioning of the pixels creates roof gardens or outside areas for every floor.

The generic office floors which provide more than 2,000 flexible working spaces recline and are recessed in various places to reflect the urban context and to create communal indoor and outdoor areas and outstanding daylight conditions. At street level the building volume is opened by sheltered entrance zones, and intersected by a public passage leading to the Oslo Central Station. The pixelated design allows this specific response whilst being highly efficient and flexible. As a result, every floor of the building is both unique and generic: the pixelated volume makes the generic specific.

Additional facilities include a panoramic 140 seat canteen on the top level, an executive lounge with a view over the fjord, a board room, in the heart of the volume, DnB NOR’s trading room with 250 work stations, and the main entrance with a reception and access to the concourse. These collective elements are connected by a staggered continuous internal route of terraces, encouraging informal meetings and communication between employees and a series of wooden stairs and bridges allows travel between levels.

I'm really glad they changed it, i have hopes that Oslo will get more buildings like this, setbacks is the ultimate way to keep a good urban feel to skyscrapers without making the streets the unpleasant canyon feeling... Didn't New-York use to have a mandatory setbacks regulation in the 30s?

Work Starts On DnB Headquarters

Work is now underway in Oslo on the new corporate headquarters for Norwegian financial giant, DnB NOR.

The 17-storey scheme has been designed by MVRDV and once completed in 2012 will have 36,500 square metres of floor space for the bank to occupy.
The original relationship between MVRDV and the site dates all the way back to 2003 when they, Dark and a-lab won a competition to design a masterplan for the Bjørvika waterfront.

It wasn't until 2007 however that the developer OSU decided to commission a central building for the site which has now morphed into the DnB headquarters.

What they've come up with is essentially a selection of stacked cubes with steel racks, each with floor to ceiling glazing and a stone skin. Compared by the architect to a rock thanks to its blocky, if geological look that includes various nooks, crannies, and alcoves taking advantage of cantilevers.

These are in fact a continuous stream of terraces running around the building connected by wooden footbridges that can provide a number of outdoor spaces for the buildings 2,000 plus employees to take advantage of when they are not chained to their desks as well as an opportunity to walk from A-Z outside when the weather permits rather than make their way through the traditional corridors.

Norway is one of the few countries in western Europe that has been hugely affected by the current economic problems with the massive sovereign wealth fund it has built up actually being one of the main beneficiaries thanks to shrewd economic management. The scheme is being built by Vedal Project AS and has a 2012 completion date.

Bygg A: Middle of 2012.
Bygg C: Ending of 2012.

What is located behind the glass walls on that terrace? Some sort of lobby/café? Will that space be exclusive for the residents? Do you know what the price range will be for an apartment there?

Well it's not exactly new - it was completly redesigned as the old design didn't comply with "Barcode law", there were many renders published in PBEs files as they filed the permit, but at a point they were not public any more (also the other barcode buildings have suffered this sudden lack of publishing renders unlike other buildingpermits where renders can be optained from their offices.. ), however these ones slipped trough the cracks.

Lots of activity going on at DnBNOR these days. Seems as they've started some "pigging" on DnBNOR B, and DnBNOR A is passing ground level + DnBNOR C also will start rise soon!:banana:

Yeah Bygg C is moving forward and soon will be rising aswell, tough i think both MAD and Snøhetta will beat Bygg B (Yeah i know it's confusing.) Tough i wonder wich one of those will be finished first. Snøhetta has been cleared and it looks like will stay idle for a while, and MAD is still an idle spot waiting for any foundationwork to start. Snøhetta has all the permissions cleared and is finished with about 1/3rd of construction. Mad is yet to file a building-permit still. Bygg C and Bygg B hasn't either recieved a permit yet, in fact Bygg C is trough the regulationplan not allowed to be completed before MADs building is finished (A dispensation-permit is under treatment.)

My bet is for Snøhetta as it looks now, and i very much hope this great building will continue soon!

I don't understand how they can start on Bygg B without all permits. On bygg C it obviously is necessary to start because of the common basement stuff, but no such on bygg B. But obviously they've started building.

Pigging? As in breaking the concrete deck? Or do you mean "peling"? Haven't seen any of this on Bygg B yet... I guess it's possible to start these works if you have no plans to move or change the buildings main shape as the whole underground level is a construction permit on it's own. While for example MAD is not decided location yet (As far as i know.)

Groundworks always takes a long time, especially in this area, where it's all clay and mud. Besides that, I don't think it takes any longer than other comparable projects. But I could be wrong.

It doesn't take too long Katia, you just don't understand how much work there is to build a project this large as you can see there is on-site pouring concrete and the basement will be multifunktional with several different levels. For this concrete to become strong enough you can't rush it because concrete uses weeks to reach desired strength. And there is harder to build during winter, now that the weather is nicer - this will speed up, trust me!

Maybe I dont understand.... but I follow with other projects elsewhere around the world and see some progress.
To build Aker Brygge was the complexity. Another example is the football stadium in Warsaw or the Olympic city of London, these projects could I called "... difficult project."
To build a single building can not be so complicated, but to build as if the entire Barcode at a time, then we talk about "complexity of building",
but still this is MY opinion.

Anyway, I take train to the airport almost every day and must say that there have been periods that there was no activity around the construction site so therefore my question about that.

nice. but seeing isfjellet in there makes me wish that there were a few more curves and angles throughout the scheme.

it kinda looks out of place with the rest of the buildings so rightangeled.

Well, it is Isfjellet that breaks with the norm put out by the group behind Barcode (DARK Arkitekter, a-lab og MVRDV). The original plans call for strict geometric shapes, based on straight angles in the main structures, as you can see in the original model for Barcode. What's nice and not kind of doesn't matter, because this was what was chosed back in '03:)

A large commercial development is underway in downtown Oslo near the waterfront called Bjørvika Barcode
and includes many financial office buildings. The entire project was designed by a collaborative team of
architecture firms including, a-lab, MRDV, and Dark Architects. a-lab is now working on its next phase
of the project- the B-Building for the headquarters of Norwegian financial institution DnB NOR, which
will be cluster of narrow buildings along the Barcode. MRDV is designing the A-Building and Dark
Architects is working on the C-Building.

The B-Building is a 15 story building characterized by a pixelated exterior and most notably a
cut-out garden half way up the building. The bottom eight floors will house office space for
the financial institution’s headquarters, while the top seven will have living units for a total
of 22,000 sq meters (over 72,000 sq ft). The roof line is stepped above the seventh floor,
providing each floor and apartment with a deck and views either to the Oslo Fjord to the
South or the cityscape to the North and East.

a-lab was working with a number of constraints when designing
the B-Building. First the building had a maximum footprint of 21 × 105 meters, it
could be no taller than 54 meters, and must provide pedestrian access to the rest of the
Barcode buildings. Then, the office space on the lower floors had to meet the strict Norwegian
regulations for the working environment and include variations of the circulation path and flexible
office space. Finally, the Barcode plan dictates that one-sided apartments are not allowed, meaning
that all apartments must have access to windows on two sides.

Hence, a-lab’s design for B-Building is a slender building with a stepped roof and punched out spaces for
a mid-level garden and pedestrian walkway on the ground level. Residents access their apartments through
the bottom passage and must cross through the open green garden to get to their apartment. The lower
passage also provides easy access to Oslo’s Central Station. Care was also taken when designing to
include green building and sustainable living strategies. a-lab’s B-Building is expected to be
completed in 2014.

Anyone with an idea of when Dnb C will be topped out? After the OSU webcam froze and my limited access to downtown Oslo I feel deprived of progress information :)

Webcam would anyhow be in wrong angle to follow building C.... :hammer: It's scheduled for delivery by end of 2012 if i remember correctly, but if it's moving as fast as Visma did from this stage it should be T/O by spring... :)

I went past the building site today, and noticed they have started laying bricks around the front, as you can barely see from my lousy mobile cam photo

The renders I've seen don't say much at all about the facade material on this building, but I was surprised to see this choice here. If they go with bricks on the whole facade, I think DnB NOR is going to stand out from the rest of barcode (in a positive way) however. Though I know nothing about design, I also think the brick wall adds to the "tetrisy" look of this building. Do any of you know if only parts of the building will be in bricks or all of it?

Who wants to guess how many bricks are needed to cover the whole building?:)

It is indeed bricks in the renders too, but it can be hard to see which such low quality as the one shown above. However, if you take a look at the same render in the high definition tread, you will see that it is definitely bricks.

Isn't MADs barcode (DnB NORs neighbor) supossed to be clad with wood and then thin plates of sheet metal outside of that again?

^^Yeah, but all visualizations shown so far, show aluminium as the dominant facade material. DnBNOR B will look (and be!) so massive. An organic material to soften that up would be ideal. Also the fact that DnBNOR B after the Barcode prinsipals should be a dark building, speaks for a more creative solution than the white stone/plates we see in renders today. I wouldn't mind a color either, but realize this would be hard to get approved.

I guess A is called A beacause of the main function. B because it's the next most important maybe? Anc C is the smallest.

Anyway, if B changes color from anything else than white, I would be happy. Now the facade looks pretty dull and out of the barcode concept.

I think I've found a likely explanation:

Each plot consist of a few buildings each divided by road. The first Dnb Nor building are going to be build as the last building on that particualry plot (the following Dnb buildings have a road between their plot and DnB NOR Cs plot), hence the C given it's the third building on the plot. The second building are going to be first on the new plot, hence the "A" followed by the "B".

Contiga har i oppdrag for Vedal Prosjekt AS leveranse av hovedbæresystem i stål og prefab. betong inkl. trapper i stål og betong, samt brannisolering av stål.

Kontraktsummen er på ca. 41 mill. + mva.
Montasjen er planlagt med oppstart juni 2011.
Mont.tid 33 uker.
Leveransen omfatter ca. 732 tonn stål, ca. 20700 m2 HD220 samt betongtrapper og ståltrapper
