One Za'abeel is so named because it carries the address 1 Za'abeel, located strategically between the old and new business districts of Dubai on Sheikh Zayed Road.

One Za'abeel will consist of three separate towers that will be inter-connected at the top and will have a common podium at the base.

In a first for the region, a highway will run through the development.

One Za'abeel will also be in close proximity to two Metro stations.

The unique complex will include a residential tower with 450 apartments, a five-star hotel tower with 370 rooms and a commercial tower offering 500,000 sq ft of office space.

The commercial tower will be inter-connected at the top with 133 serviced apartments, and will also contain a swimming pool, meeting rooms, and numerous other facilities that will make it an ideal hub for the business community of Dubai.

A total retail area of 270,000 sq ft will be in the retail podium connecting the three towers at the ground level.

The development will also have over 2300 car parking spaces. Construction work on the project is due to begin shortly with completion scheduled for early 2011.

Announcing the project, His Excellency Mohammed Al Shaibani, Director-General of HH The Ruler's Court and Executive Director and Chief Executive Officer of Investment Corporation of Dubai, said:


'One Za'abeel is in line with the strategic vision of Investment Corporation of Dubai to identify and develop unique opportunities that will enhance Dubai's position as an international city of excellence.

Due to its central premium location at the end of the old business district and right at the beginning of the business growth corridor on Sheikh Zayed Road, One Za'abeel will become a symbol of Dubai's rich trading roots, as well as its rapid rise into a modern international financial and business hub.'



He further added: 'One Za'abeel is being developed as an environment-friendly project in line with the green buildings initiative launched by His Highness, Sheikh Mohammed Bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai.'

acc. to the article it will cross the highway...but where...you can see the road in the pic...if u look closely at the centre of it...I think that plot wuld work but on one side is the DWTC residences and the other is the parks car park...and the fountain/ r/a on the other...

no it will be above that road going directly to the bottom of that picture. What is marked with "Whats going on here?" and over the street to the right...

btw. good idea after SZR leaves BB behind towards the Marina....

Ah that's funny, I walked by the site a few months ago and thought like "hey, what a good location for a project" and wondered what they might build there... :)

But Early 2011 is way too optimistic... that's only 2,5 years from now on... I would say end of 2011 maybe (if they find some concret in the market) :lol:

^^ One, I think and will not be the main highway leading up to the trade centre r/a, from the looks of things... It will be the side road....

the construction borads are a bright blue and there is already some work going on the SITE!!!! soil testing I think but they were LARGE machines...but it is still only the one side that has been boarded up...but there seems to be enuf space on the other side for a third tower....the za'abeell parking lot is big-ish....

Dubai: Investment Corporation of Dubai (ICD) on Monday said it has signed a management agreement with Kempinski Hotels to operate the new five-star hotel and serviced apartments being built at One Za'abeel, the 36-storey mixed-use development launched recently by the ICD in Dubai.

The agreement was signed by Mohammad Al Shaibani, director-general of The Ruler's Court and ICD chief executive, and Ulrich Eckhardt, president, - Middle East and Africa, Kempinski Hotels.

The One Za'abeel Kempinski Hotel, which will open in 2011, is part of the three-tower One Za'abeel complex at the Dubai World Trade Centre roundabout.

It will also include a residential tower with 450 apartments and a commercial tower offering 500,000 square feet of office space.

The three separate towers will be inter-connected at the top with a common retail podium covering an area of 270,000 sq ft connecting the three towers at the ground level.

The One Za'abeel Kempinski Hotel will have 370 guest rooms and 18,000 square metres of meetings and conference space in addition to 133 serviced apartments.

The hotel will contain six meeting rooms, two ballrooms, a fully-equipped business lounge and many pre-function rooms with parking space for more than 3,500 cars.

The central location of One Za'abeel Kempinski Hotel will prove to be a major advantage in attracting leisure travellers. In a first for the region, a highway will run through the One Za'abeel development.

It will also be in close proximity to two Metro stations. In addition to availing themselves of various corporate and business facilities, guests at the hotel will also have access to nearby shopping and sightseeing attractions, as well as in-hotel facilities such as a spa, shopping boulevard, two fitness centres, swimming pools and a beauty salon.

The tender closing date for the contract to build the Zabeel One project in Dubai has been extended to 31 July.
The project, opposite the World Trade Centre, involves the construction of at least three interconnected towers comprised of offices, a five-star hotel, serviced apartments, residential units and shops.

The total built-up area is about 270,000 square metres.

Prospective bidders include the local Arabtec Construction, Lebanon's Arabian Construction Company, and CSHK Dubai Contracting, the local affiliate of China State Construction Engineering (Hong Kong).

US-based Burt Hill is the architect. The client is the Investment Corporation of Dubai (MEED 24:6:08).

Deyaar Development will assume the development and management rights for One Za'abeel in agreement with the Investment Corporation of Dubai. The 36-storey mixed-use development is located at the World Trade Center roundabout in Dubai and construction is set to commence shortly, targeting completion in 2011.

^^ Not everything is for this there. I saw some pillars were erected opposite the Zabeel Hall entrance where the parking used to be. The pillars are for elevated roads so probably a new intersection is being build in the area.

Contractors submit bids for Zabeel One project in Dubai

At least three contractors have submitted bids for the estimated AED3bn ($817m) contract to build the Zabeel One project in Dubai.

The bidders include the local Al-Shafar General Contracting, Lebanon's Arabian Construction Company (ACC) and Hong Kong-based CSHK.

The project, opposite the World Trade Centre, involves the construction of at least three interconnected towers comprised of offices, a five-star hotel, serviced apartments, residential units and shops.

The total built-up area is about 270,000-square-metres. US-based Burt Hill is the architect. Local developer Deyaar is managing and developing the project on behalf of the client, Investment Corporation of Dubai (MEED 10:7:08).
