Construction is set to begin on Cambodia’s tallest building as officials broke ground on the 52-story International Finance Complex that will dominate the skyline of the Kingdom's low-slung capital after its completion in 2012.

The $1 billion IFC Phnom Penh project will include a main office tower surrounded by several smaller glass-and-steel structures, making it the latest in a string of mega-projects set to transform the city’s urban landscape in the next decade.

“The IFC Phnom Penh project [is] a symbol of Cambodia’s recent economic growth and will become a new landmark of Phnom Penh,” said Kevin Kim, CEO and President of GS Engineering & Construction, the project’s South Korean developer, at the June 18 groundbreaking ceremony at the building site on the Bassac River.

“Cambodia is the most dynamic and fastest growing country in Southeast Asia, and we want to participate in and contribute to that growth,” Kim said.

South Korean Ambassador to Cambodia Shin Hyun Suk added that the project was likely to further strengthen ties between Cambodia and South Korea, already the second leading source of foreign investment in the Kingdom after China.

“I am pleased to note that in Cambodia’s recent development, South Korea has been a key partner,” Shin told the ceremony, praising the government’s achievement in fostering political and economic stability. “The 52-story IFC building will stand as a symbol of the continuing progress in Cambodia.”

When completed, the IFC skyscraper will be the tallest building in Cambodia, eclipsing the 42-story Gold Tower 42 project, which is also Korean financed, as well as other residential and commercial towers currently planned or under construction around the capital.

In addition to offices, the IFC project will include 275 serviced apartments, long-term luxury housing, an international school and a convention center.

Question: why do Asian countries tend to build whole new urban centers complete with highrises and shopping malls on the outskirts of the city (or on islands), instead of intensifying and refurbishing the existing urban area? It seems like every major city in Asia has some sort of grand masterplan for a whole new "city" outside the old one. We do this to some extent in North America with our suburbs, but nothing even close to the kind of suburbs being built in Asia.

There is only one high-rise building (Intercontinental hotel - 15 storey, built in the 90's) you can find back in 2005.

The construction boom only started in recent years and all the projects I list were approved either last year or this year :)

Are there any projects in Laos?

I have read that there are plans to build urban Chinatowns in Northern Laos, mainly to relocate thousands and thousands of Chinese families in China, but as far as skyscrapers or any mega projects are concerned, there are none, at least not yet. Most of the major projects in Laos are moderate Hotels and hydroelectric dams, which are mainly funded by the Chinese.

In a design conception, the proposed Pharos Mekong Towers sit along the Tonle Sap, opposite downtown Phnom Penh. South Korea’s BK Global Co, Ltd, will invest $400 million to build five 25-storey residential towers on Phnom Penh’s Chroy Changva Peninsula, BK president and CEO Park Sung In told the Post on July 14.

“Many Korean investors see Cambodia as a place for potential investment,” said Park. “Cambodia is a land of opportunity.”
The so-called Pharos Mekong Towers, situated on a five-hectare site near the Four Faces Rivers project, would be slated for completion within 96 months, Park said, with the first phase of construction to begin in October and complete in about 32 months.

A model home would be opened in September, he said, with prices for condominiums set at $300-350,000. The target market would include foreign investors, overseas Cambodians and the growing domestic upper class.

“The unique location of Chroy Changva should attract many wealthy people to live there,” said Park.

“If you stay here, you can see the Royal Place, the Naga, getting fresh air and luxury accomodations along the Bassac River.” said BK Asia director Park Dong Chool.

“This will be a unique project for Cambodia,” added Park, with the development to include 1.5 hectares of open space, a healthcare centre, a spa, an international school, recreation areas, commercial and office space, restaurants and parking.

“We have designed it like Angkor Wat,” said Park.

Russei Keo district governor Khlaing Huot told the Post on July 15 that the company had already sought approvals for the construction from the district authority.

The development would not have a negative impact on current residents of Chroy Changva, Khlaing Huot said. “We have no plan to move anyone out,” he said.

South Korean embassy officials declined to comment on the project.

“Most Korean-invested real estate development projects succeed,” said Khlaing Huot.

Building on Vattanak Bank offices to start
Written by Sovan Nguon
Wednesday, 13 August 2008

VATTANAK Bank plans to launch construction of a US$100 million headquarters on Monivong Boulevard next week, said one of the bank's key investors on Tuesday.

Construction is scheduled to finish in 2011, said Chhun Leang, the mother of Sam Ang Vattanak, Vattanak's executive director who is out of the country.

The 33-storey, 8,000 square-metre-headquarters opposite the railway station will also contain space for rent as offices or retail, she said.

Pa Socheat Vong, deputy governor of Phnom Penh, told the Post on Tuesday that the new building is good for the city, but warned that it will bring more traffic jams if it does not comply with architectural plans.

The capital is experiencing an unprecedented building boom that includes another massive bank headquarters - the Canadia Bank skyscraper, also on Monivong Boulevard.

"It shows the progress in the banking sector," said Pa Socheat Vong.

New five-star hotel to rise on Phnom Penh riverfront
Written by Sovan Nguon
Tuesday, 12 August 2008

Shovels turn on a $100 million hotel and 1,500-seat conference facility to be situated across the Tonle Sap river from the capital

A NEW US$100 million five-star hotel is in the works for Phnom Penh with construction set for completion in 2011.

The 799-room hotel, being built by the Sokimex conglomerate, will feature two conference rooms with seating capacity for 1,500 persons and parking spaces for 1,000 cars, said Sokimex president Sok Kong.

The hotel will be situated on the east side of the riverfront on Chhroy Changva peninsula in Phnom Penh's Russey Keo district.

"The 16-storey Sokha Phnom Penh Hotel will be built on six hectares of land which is under a 99-year land lease from city hall from 2007," Sok Kong told the Post after the ground breaking ceremony last week.

The company acquired the land for $42 a square metre.

"The hotel will create 1,200 jobs for Cambodians," he said, noting that the hotel would be eco-friendly and up to international standards, with a liquid waste and sewage treatment system.

Sok Kong said the hotel was favourably located with river views and a good atmosphere but admitted, "There is a problem with traffic because there is only one bridge for access".

He said that Phnom Penh has seen a hotel boom but that the city has no conference facilities.

"The hotel's conference centre will seat up to 1,500 people, and will be the [country's] biggest conference hall. It will raise Cambodia's reputation internationally," he said .

"The Sokha Phnom Penh Hotel will be the hotel with the largest conference hall in the city, and it will be suitable for international conferences," So Mara, undersecretary of state in the tourism ministry, told the Post on Sunday.

"Foreign tourism has grown 19 percent year-on-year, so the hotel will satisfy high-class guests," So Mara said.

Cambodia Hotel Association president Loo Meng welcomed the new hotel.

"It is a good sign for the tourism sector. It shows that the tourism industry is getting better and better," he said.

"The hotel will be good for high-class guests, and it will be as high quality as those in neighbouring countries."

So Mara also said that the hotel industry was booming in Phnom Penh as the influx of foreign tourists continues.

Sok Kong said that the Sokha Phnom Penh would be the third five-star hotel operated by Sokimex in Cambodia, joining existing Sokha hotels in Sihanoukville and Siem Reap. Two more were on the drawing boards, he added.

Sokimex is also building two golf courses in a protected area on Bokor Mountain, Sok Kong said, adding that the company was also planning a resort at the site of old Bokor casino.

'Khmer' refers to the ethnically native people of Cambodia, in the same way that 'Thai' refers to the people of Thailand. The Khmer's make up 90% of Cambodia's population.

Hence where the term 'Khmer Rouge' comes from. Rouge is obviously used because it was an old French colony and refers to the Communist ideas of the old ruling party "Khmer Rouge = Red Cambodians".

Phnom Penh hits the heights
In the market for a million-dollar penthouse suite? Thinking Kuala
Lumpur, Bangkok or Singapore? Try Phnom Penh. Published on February
18, 2008

South Korean-funded Yon Woo Cambodia announced in January the plan to
offer Gold Tower 42, skyscraper apartments from about US$500,000
(Bt16.7 billion) to $1.6 million, and the development - scheduled for
final completion in 2011 - will become the tallest in the city.

The Cambodian capital's rocketing real-estate prices have encouraged
construction to reach for the skies, government spokesman Khieu
Kanharith told Deutsche Presse-Agentur.

"Five years ago another company began planning a 32-storey tower,
which has yet to be built, on the outskirts of the capital, and we
expect many more such projects," Kanharith said.

David Simister, chairman of property consultant CB Richard Ellis
Thailand, agreed. He said that post-crisis Phnom Penh was now as
attractive a property development destination as Ho Chi Minh City.

"Rules are quite clear on the back of a strong government. Between
Thailand and Vietnam, Cambodia is quite liberal," Simister explained.

A condominium in Phnom Penh now sells for $2,000 per square metre,
approximately the same as the Bt75,000 which is quoted for
condominiums along Sukhumvit Road. According to Simister, demand is
also strong as Cambodians are repatriating overseas earnings while the
number of foreign businessmen in the city is growing.

The property market there is set to expand further with the growing
tourism industry, following the expansion of the airport and the
marketing of new tourist destinations.

Simister said that due to contacts for consulting and marketing
services for properties in Phnom Penh his company would later this
year open an office there, in the wake of others in Danang and Ho Chi
Minh City.

He noted that foreign investors were now looking to do business in the
city, thanks to the relaxed market requirements. Phnom Penh's maximum
lease for foreigners is 99 years, against a maximum 70 years in
Vietnam and 30 years in Thailand. "In Thailand, the ownership issue is
not helpful for foreigners. Hopefully the new government will look
into that," he said.

Kim Tae Gon, general manager of Yon Woo Cambodia, told DPA: "The
investment climate is good. Cambodia is eager for development. We have
sold 40 per cent of our apartments in Gold Tower 42 off the plan
already, and the majority of buyers are Cambodians, although Koreans,
Chinese and British have also bought," he said.

Cambodia's building industry is booming on the back of double-digit
growth and hopes that revenue - and businesses - will begin rolling in
on the back of the expected oil and mineral revenues due to be tapped
within the next two to five years. A stock market is also in the
offing within a year.

There is fairly good national road from Siem Reap already for years.
Also I saw pretty big construction site close to main railway station last year, wondering which of the above projects is that.

Anybody knows, what's happening on the shores of Boeung Kak Lake? Locals told me last year, that old building will be torn down and luxury hotels and casinos will be build.

On the other hand I agree: many above projects are pretty high flying, considering pretty appalling state of Phnom Penh.

The government leased Boeung Kak Lake to developers and by next month (September, 2008), they will pump out the water and pump in sand to fill in the lake. No plans have been made public but the deputy governor of Phnom Penh, Pa Socheat Vong, said the project would include shops, hotels, apartments, a university and a hospital. Office space market primed to explode on rising demand

Written by George McLeod
Friday, 15 August 2008

A shortage of high-end office rentals in Phnom Penh will drive a boom in new office construction over the next two or three years, analysts say

"There is nothing of an international standard in Phnom Penh right now," said Naim Khan-Turk, director of research at CB Richard Ellis (CBRE) in Ho Chi Minh City. "Many businesses are having to rent out villas."

Analysts say the office market has not had time to catch up to the pace of economic growth, with only low- or medium-quality offices for rent in the capital. Phnom Penh has only about eight major office buildings available, with most of the space in converted colonial villas, hotels, or refurbished shophouses.

Office space is graded by its location, the quality of the construction and the amenities offered in the building. None of the existing or planned space exceeds B grade, said international property experts.

"We class Grade A as having at least 1,000 square metres of floor space, quality mechanical engineering such as high-speed lifts, efficient buildings, and car parks - but that's a loose definition.... We don't see anything in Phnom Penh meeting those standards," said Khan-Turk. "It is hard to say exactly how much pent-up demand is there, but in the next five years, if 150,000 square metres of office space hit the market, I don't think it would be saturated."

'Strong growth for 2-3 years'
Knight Frank chairman Eric Ooi said that the shortage of prime office space could make Phnom Penh a potential boom market over the next two-years.

"Phnom Penh is like Ho Chi Minh City eight or 10 years ago....I expect strong growth for the next two to three years."
Rents were rising accordingly, he noted. "In March, offices were renting for about US$10 per metre. Three months before it was $7 and now space is going for $14."

That figure is still much lower than in Ho Chi Minh City, which has more than 77,000 square metres of Grade A office space available, according to CBRE estimates. Grade B offices in Ho Chi Minh City range from $17-53 per square metre and average $36, said CBRE, even though the top-end market there has taken a hit recently due to inflation and excessive supply.
Few expect the troubles to spread to Cambodia.

A local real estate company reported surging sales this year on mainly foreign demand.

"There are a lot of companies coming to Cambodia [and] most of the growth is from Korean companies," said Heang Rental from VTrust real estate. "The quality is not up to international standards, but it is acceptable for offices."

The project is estimated to take 12 to 16 months to complete. I hope that helps.

Lake is pretty big, that will involve millions of cubic meters of sand. I doubt, that it wil take only one good year. Sadly, some very adorable guesthouses will go away (this lake id very popular with backpackers). Thank god, I've experienced them as very enjoyable.

Mini-city and deep port in the works, says local developer

Written by George McLeod
Thursday, 28 August 2008

The new commercial centre would include high rises and a major dredging operation stretching from Phnom Penh to Vietnam.

CAMBODIA's largest-ever property and industrial complex is expected to get under way, according to David Chanaiwa, chairman of Brothers Investment Group, which is behind the development.

The massive US$1.6 billion project would include a deep-water port on the Mekong River, a 60-storey residential high rise, a marina and a digital media centre.

Most ambitious is the company's plan to dredge the Mekong from Phnom Penh to the Vietnamese border to allow heavy cargo ships to travel year round.

"The project will reduce cargo costs ... a lot of traffic will be redirected from roads to the Mekong," Chanaiwa said.

He said that the initiative is backed by Korean and Japanese investors, but would not specify their names.

Chanaiwa's company has been in business for one year, and he would not reveal its other investments, only saying it is backing the Royal De Castle building.

He said the company has received approval from the ministries of public works and water resources to commence dredging, starting near Phnom Penh, but that the government had not agreed to reinforce the riverbank.

"The government needs to act now to protect the riverbank from erosion," Chanaiwa said.

He added that he has urged the government to spend $300 million to $500 million on an embankment to protect the shoreline from erosion.

The mini-city would be built on reclaimed land from the river, said Chanaiwa, emphasising that local residents would not be forcefully evicted from the site.

But environmentalists caution that dredging could be detrimental to the Mekong.

"The Mekong is a very sensitive ecosystem - dredging the bottom would seriously affect the fish migration routes," said Bunra Seng, country director for Conservation International.

One key business leader said that he had heard nothing of the proposed project and that he doubted its credibility.

The area for Vattanac Bank

Cambodia Construction Booms... one of the foreign news said from one of the local papers here in Manila, but the author cited the poor working condition on the site which deteriorated as time goes by. He mentioned the absence of quarters for workers including helmets. One freak accident happened to a poor guy while working and instead of being brought to a hospital, he was fired due to carelessness... Is this report true enough! I can't imagine people working there without safety measures properly in place.

I am taking the common economic affect.
If the developer's stock price plummeted, their company is less valuable.
If their company is less valuable, they have less cash.
If they have less cash, they trim or eliminate business activities (construction acitivites).
You see the rationale here?

I think the Philippine construction boom is really benefiting from this meltdown, because it is a fact that Philippines is now the 2nd ranked BPO destination in the world next from India. More companies abroad are trying to tighten their belts by offshoring their businesses to lessen cost of doing business. Hence, If more offshoring will come to the Philippines due to this crisis, it means that more buildings will be constructed to accomodate BPO agents...Correct me if I'm wrong...But you are correct in saying that it may affect the construction activities in Cambodia...

Alot needs to be done, Phnom Penh has just been rated as the 2nd worst city in the world to visit by National Geographic Traveler magazine. How is that possible? :ohno:

Phnom Penh rated the second-worst city in the world to visit
Written by Georgia Wilkins
Wednesday, 22 October 2008

'Government indifference' has earned the capital the second-worst rating in National Geographic's 2008 destination survey

Phnom Penh’s Independece Monument bedecked with coloured lights is a key tourist attraction. AN annual National Geographic survey has rated Phnom Penh the "second-worst" city in the world to visit, putting its shortcomings down to "government indifference".

The 2008 "Places Rated" Destination Stewardship survey, announced this week by National Geographic Society's Center for Sustainable Destinations, based its ranking on how well cities endured the pressures of mass tourism, the ravages of nature and the onslaught of global development.

According to the iconic magazine, the charm of Phnom Penh has been "lost to uncontrolled urban growth and the outright greed of land speculation", one of the judges said, adding it was a "very sad story" its astute colonial urban planning had now all but disappeared.

Govt dismisses result
Kousoum Saroeth, deputy director of the Cambodian Board of Tourism, dismissed the survey, saying that development has an overall "good impact" on tourism.

"Right now we have many projects that are helping organise tourism events in Cambodia," he said Tuesday, adding that tourism was one of the big earners in Cambodia.

The survey, which was judged by an independent panel of 280 experts in travel-related fields from around the globe, asked participants to scrutinise 109 historic places - the theme of the 2008 survey.

They were also asked to evaluate the qualities that make a destination unique.
Earlier this month, architects and urban planners warned the government that major commercial development projects, such as the filling-in of Boeung Kak lake, were tarnishing the once architecturally-lauded city. But City Hall has insisted all plans were sustainable.

Phnom Penh will sit just above Central City, in the US state of Colorado, when the full list of cities is featured in the November/December issue of National Geographic Traveler magazine. It was labelled worst because, judges claim, casinos stole its charm.

Skyscraper complex project scales down in Phnom Penh

Special Report: Global Financial Crisis

PHNOM PENH, Nov. 26 (Xinhua) -- Blaming the global financial crisis, a major South Korean developer will dramatically reduce the scale of its proposed one billion U.S. dollars 7-skyscraper complex along the Tonle Bassac River to just three buildings at half the original price, national media said on Wednesday.

Ground was broken in June for the International Finance Complex(IFC) but construction on the site will be postponed more than one year, said Woo Mu-hion, chief of the business division in Cambodia for the project's developer and sole financer, the Seoul-based GS Construction and Engineering.

Construction was halted earlier this month, he was quoted by English-Khmer language newspaper the Cambodia Daily as saying.

"The market has changed. Due to such uncertainty, we think it is not clever to continue construction right now. We want to change our design, but we will maintain 52 storeys," he said.

The project will only include two 51-storey condominiums and a mixed-use 52-storey building, which will be the tallest in Cambodia, he said.

Construction on the complex could restart in early 2010, but first the company needs to redesign it and get government approval for the new plan, he added.

Island villas hit the market
Written by Soeun Say
Wednesday, 10 December 2008

Developer offers discounts in Diamond Island City's first phase

The developer of a satellite city on Phnom Penh's Koh Pich, or Diamond Island, is offering a discount on villas and houses in the first phase of the US$200 million project.

Touch Samnang, project manager and architect for the Overseas Cambodia Investment Corp (OCIC), said the 168 houses in the $24 million Elite Town phase would be completed by September 2010.

"We are giving special prices to people who buy houses in the first phase," he said. "We will sell houses in the second and third phases at the full price."

He claimed 30 percent of the available units had been bought since marketing began in September this year. A range of styles were available, from six-bedroom, seven-bathroom King Villas to four-bedroom, five-bathroom twin and link houses.

Units were priced from $200,000 up to $1 million, Touch Samnang said.
The developer, OCIC, has the same shareholders as Canadia Investment Holding Company, which owns Canadia Bank PLC, the financier of the project.

When completed, the Diamond Island City will occupy 75 hectares on the island, which is located on the Tonle Bassac river in Chamkarmon district, just 100 metres from Hun Sen Park.

One of many
It is one of five satellite cities under development in Phnom Penh. The others are the $2 billion Camko City project, the $500 million Grand Phnom Penh International City, the $2 billion Malaysian-invested Sunway City and the $300 million Boeung Snor Satellite City being built by petroleum giant Sokimex Group.

If completed as planned, the cities would cover a combined area of 1,100 hectares, or 2.4 percent of the city's 375 square kilometres.

Pushing ahead
The Diamond Island project was originally slated for completion by 2016 at the earliest when it was granted approval in 2006, but Touch Samnang said the developers were trying to push it through ahead of schedule.

"We are rushing on the first phase and have already sold 30 percent of the houses," he said. "We want to finish the first project on time, and we are jumping ahead to have the second and third phase ready in three to four years."

The development has not been affected by the global financial crisis because it was financed through the domestic Canadia Bank, which was largely shielded from the fallout of the US subprime mortgage meltdown, he said.

Construction began on the project a little more than three weeks ago, according to project engineer Khem Rith.
The developer was targeting business people, NGO workers, Khmers living abroad and foreigners, especially Chinese, Touch Samnang said.

"Buyers can buy the houses and villas for living and working, or they can buy them to rent or sell," he said.

New Koh Pich city scaled model, near Phnom Penh (Photo: Cambodge Soir Hebdo)

19 Dec 2008
By Nhim Sophal
Cambodge Soir Hebdo

To attract new buyers, developers for the construction of the new Koh Pich (Diamond Island) city organized a sale promotion evening to try to sell apartments, buildings and villages. While the construction has not even started yet, lands and future buildings are already put to sale.

Koh Pich now covers 100 hectares. In 2006, the Khmer-Canadian OCIC (Oversea Cambodia Investment Company) company signed a $50 million 99-year lease with the city of Phnom Penh to develop and manage the island. The project was met with opposition from local inhabitants.

Now, with the mobilization of about 100 earth-moving equipments, grading works and the construction of a concrete river bank, as well as land filling up to an elevation of 11.75-meter (i.e. 0.7 meter higher than that of the city of Phnom Penh) have been completed.

Pung Sovan, OCIC director, announced to about one hundred participants at the Phnom Penh cultural center (Chenla Theater) that his company was looking for solutions and financing to undertake the development of this great ultra-modern city during a period of worldwide economic crisis.

“It is unfortunate that we did not launch the sale during a good period of economic growth,” Pung Sovan said while indicating the sales have started in December but they do not attract many buyers. The price of $1,500 per square-meter could be too high, OCIC has organized a new sale promotion with 35% price discount for its buyers. Another sale promotion to attract buyers: customers could pay the sale price during a 10-year period.

It's on the right of the model but it looks like the model only includes the base of the observation tower (the pyramid structures) and not the actual tower itself. Maybe the tower was too tall for the glass display case.:dunno:

Dear kmr, I think it was you who posted a thread about Cambodia building in a Lao website (samakum),. I beg you not to post this kind of thread any more in that website,. you know there was a lot of debate about Khmer people who post a lot of things in that website and most posts they said Khmer people is just only want to show off how Cambodia is better than Laos in term of that building things,. Friendship among Cambodian and Lao has been turning bad because of that,. I think to what extend they are right that most of the post just only khmer want to boast Lao only to show how development of Cambodia is,.

For me those high buildings are not really show the development or Cambodia is better than Laos,. we have our own style and they have their own ways of development for their beloved country,. i think we should not spoi their spirit of that website.

Thanks

No, this isn't the redesign of IFC 52. I did some research and it's actually developed by South Korean developer Daesan Cambodia and backed by Posco Engineering and Construction. It is adjacent to the IFC site and overlooking the Tonle Bassac river.

Also, are there really 16 buildings in the fisrt phase of Cambko City?

Thanks.

There are lots of construction activities in Phnom Penh. I heard a lot about Siem Reap also. A lot of the investors from the US had been trying to raise capital to invest in the tourism sector there. Any pictures of what is happening in Siem Reap, Sopheaktr?

Cambodia is next to the ocean so I don't think it's closed lol.
From what I read, there aren't enough housing even for the population of the growing city, so yes they should build more. From what my mom's friend told me, the population of Phnom Penh is about 2 million or more so yea it's right that they build more for the population.

Happiness City to get mall and luxury resort
Written by Soeun Say
Wednesday, 07 January 2009

A $50 million mixed-use complex under construction will complete a
satellite city on Phnom Penh’s Chruoy Changvar peninsula

CONSTRUCTION is under way on a US$50 million mixed-use retail,
residential and leisure complex in the Happiness City housing
development on Phnom Penh's Chruoy Changvar peninsula, Russei Keo
district.

Tep Rathavan, general manager of Happiness City, said Young's
Commercial Center and Resort would be completed by 2011.
"We will invest about $50 million to create a high-class mall like the
Sorya Shopping Centre," he said.

The 100,000-square-metre complex is to include a modern-format
shopping mall, shophouses for residential or office use, a movie
theatre and a rooftop resort featuring stand-alone motel units,
landscaped gardens and a swimming pool. It will also contain a fitness
centre, steam sauna and play areas for children.

Chean Dara, project manager of the development, said $8 million had
already been spent preparing the foundations, which required filling
and consolidating the reclaimed swampland and driving foundation piles
down to solid ground.

Good to see its developing, but is there a big need in so many tower hotels? I mean it looks like a closed country with very few people to visit. So?

I don't believe that someone spends money on building something that won't give money back, notably in a poor country like Cambodia.
there are no so little of tourists in Cambodia as you might think, especially in Angkor; Siem Raep city where there are 4000 tourists from west a day. look more abouth Khmer civilazation and you'll find some very interesting pieces of information

I hope things will get better in Cambodia soon, but such a hospitality and so many beautiful people, amazing girls, agreable gentlemen in one place i've never seen before . it reminds me by its soul on my country. Indochine is the soul of the planet.

Most of these apartment units are sold out, the majority who bought these units are the locals and the oversea Cambodians, even through Cambodia is still a very poor country. there is a huge demand for these apartment units, and office buildings.

Developer says skyscraper is scheduled for completion by June, despite property slump

AT 111.75 metres tall, Canadia Tower is set to become in June Phnom Penh's tallest structure, developers Canadia Bank and Mega Asset Management told the Post. The company says that the development is secure from the financial crisis that has stalled or brought down so many other projects.

The company building the tower - WEN Construction Holding Co Ltd of Thailand - has 500 workers and 100 technicians working until late at night, project manager Chea Vuthy told the Post.

"Our project hasn't been delayed or stopped by the world financial crisis. We have enough money ... so, we must complete on deadline," he said.

On June 9, Canadia Bank is scheduled to relocate to its new high-rise headquarters on the corner of Ang Duong Street and Monivong Boulevard. Office and retail space is priced at an average US$30 per square metre.

It's a project that has been welcomed by the Deputy Governor of Phnom Penh Mann Chhoeun as a sign of Phnom Penh's move towards modernisation. Once completed, the tower will comfortably overtake the five-star, 15-storey InterContinental hotel, currently the tallest building in the city.

However, with the property market slowing and similar high-rise developments hitting financial problems, Canadia Tower is nearing completion at a time when property demand has weakened.

Conceived in 2004, the project was originally scheduled to cost US$15 million until the developer decided to increase the building size from 24 to 29 storeys, thereby doubling the estimated cost to $30 million.

Su Si, director of Mega Asset Management Co, says Canadia Tower is aimed at the top end of the market. Featuring serviced apartments, a penthouse, high-end shopping units and a rooftop helipad, the lowest-priced office space will be $27 per square metre.

"Many companies and NGOs are interested in renting office space and shopping units," Su Si said.

In the developer's favour is undoubtedly the iconic status the building will enjoy as the tallest in the capital. But as Mann Chhoeun points out, as Phnom Penh develops, Canadia Tower may not remain the tallest for long.

Please, everyone. List only projects that are real. Those that are backed up by picture of construction progress. Follow Sopheaktr's lead. There seems to be lots of concepts being posted in this forum. We appreciate your excitement to share with all of us the progress our country is making. However, you are not doing us a service if you just list the concepts that will never turn into realities.

Thanks.

Sorry if it's inconvenience for you but I actually like people posting proposal projects and concepts. It gives people an idea of where Phnom Penh will be heading in the future.

Anyways, most of the projects I posted are invested by Cambodians abroad (OCIC, Canadia Bank) so I think most of these project will be realized soon.
