To be honest I'm not a fan of this development. Sprawl is not a good way to go, especially for Egypt, when we could be using this land for more productive purposes. Golf courses, wide boulevards, and business parks... not my prefernce.

The renders look nice though, and capacity of 600,000 people is HUGE.

As a matter of fact i think its the perfect development, theres a range of housing, and if the schools, and hospitals etc. match up to the renders then i think, there will be great infrastructure for the New Cairo area.


Things is, the former Chairman of The Talaat Moustafa Group was sentenced to death today:

EGYPT. Egyptian construction magnate Hesham Talaat Moustafa was sentenced to death on Thursday for the murder of Lebanese singer Suzanne Tamim in Dubai, court sources said.

Moustafa, former chairman of the Talaat Moustafa Group and a prominent politician, had been accused of paying security man Muhsen el-Sukkari US$2 million to stab Tamim to death at her house in Dubai in the United Arab Emirates on 28 July last year.

Sukkari was also sentenced to death in the case, and the men's files were referred to Egyptian religious authorities for review, as normal in capital cases in Egypt.

The arrest of Moustafa in September, after weeks of speculation about the case, hit Talaat Moustafa shares. They closed on Wednesday at LE 5.03 Egyptian (US$0.89) per share, off a year low of LE 2.52 hit in March.

The indictment had accused Sukkari of killing Tamim after tricking her into opening the door of her Dubai apartment by posing as a representative of the building owners. He then attacked her with a knife.

It accused Moustafa of participating in the crime through "incitement, agreement and assistance" in the killing.

The evidence included tape recordings of telephone calls between Moustafa and Sukkari, security video footage from the Dubai apartment and DNA from the bloodied clothes that Sukkari was accused of leaving close to the scene of the crime.

Moustafa, who was born in 1959, gave up the chairmanship of the Talaat Moustafa Group to his brother Tarek. Tamim, who died at the age of 30, rose to fame after winning the top prize in a television show in 1996.

Automobile dependant suburbs. Waste of resources. International oil prices are not going to decrease in the medium/long term. In fact, they have increased by 60% since December, while the world is in recession. When the economy picks up, these kind of suburbs will become very costly to service.

Challenged to carve out a self-sustaining community from an empty landscape, Perkins Eastman was commissioned by the Talaat Moustafa Group to develop the master plan for a 106-hectare (262-acre) urban center. The Madinaty City Center is envisioned as an integrative network of open and green spaces that establish connective links between neighbourhood nodes and functional identities. Iconic architecture is utilized to establish visual landmarks and anchor points in a flexible plan that can stand alone or integrate with the surrounding development.

Divided into three major zones, the first of the phased master plan—Downtown or the financial hub—comprises a dense mix of residential units, office complexes, and high-end retail. Residential towers border the periphery of the site and provide a transition from the looser weave of the surrounding area to the dense urban fabric. Guys Guys Guys, there will be bus routes operating there, possibly they'll connect the metro in the future. And besides the units in Madinaty aren't that expensive for your information a middle class family can perfectly afford an apptment there, maybe even the smallest villa.

Madinaty have a great showroom in Marina, I will go soon, get info and post some pics here.

Nonetheless, they will be more expensive to buy than your standard Egyptian apartment.

Could I ask, how much you think a villa and/or an apartment would sell for in this development?

More importantly, they will be much more expensive to maintain. The lower the urban population density, the more expensive things like bus and metro are to operate.

With petrol prices set to increase, we cannot increase our dependance on it.

Talaat Moustafa Group Holding said it will deliver 2,500 villas and 18,000 apartments in the first phase of its Madinaty project in April 2010.

The second and third phases will be delivered in 2011.

TMG Holding also plans to establish a Four Seasons Hotel in Madinaty. –Al-Alam Al-Youm

um, unless ur 75 years old then no :) most of us are between the ages of 15-40 i recoon, and besides the thread title is wrong itll be done years before 2023. The first units are being delivered in April 2010, and the city will open in many phases, and I think the WHOLE city will be complete somewhere around 2015. But most important services should be available by late 2012 at the least.

Its in the New Cairo area, in the east of Cairo, close to Cairo Airport.

Talaat Mustafa Group (The Developers) are loaded though, they have the financial capability and more.

Anyways this project will gain them massive profits, and all the hospitals, schools services etc. in this project will add value to the Cairo infrastructure.

Updates look great. I am confused as to what the opening date is. 2023? or 2010?

No way it can't be 2010. Maybe the residential area will open in 2010 and other important stuff. but that's it nothing more. I mean just look at the water park city centre. they didn't even start them and they would take ages the one building in the city centre will take a year.

I think I read somewhere that Phase 1 would be delivered by the end of 2010.

They have delivered a couple of Villas, 16 months ahead of schedule.

I'll try looking on the net for some info on that.

Also, talaat moustafa is actually doubling the size of el rehab (I have a place there), tons of new apartments, parks, villas, food courts... it's going to be enormous.

and as someone who lives in in rehab, and stays frequently at several of the four seasons throughout egypt, the quality of talaat moustafa's work is really on an international standard.

To be honest, no. The price of villas in rehab are between 3-8 million pounds. I don't live in egypt, but I have a small apartment there when I go on vacation and what not, and our tiny apartment is worth 700,000 pounds.

The prices will only rise, its one of the most desirable places in egypt because of all the facilities and services available.

When talaat moustafa introduced madinaty a few years ago, it was coined as being a city with reasonable prices, but akeed now, the prices aren't reasonable at all.

أصدرت دائرة العقود والتعويضات بمحكمة القضاء الإداري اليوم الثلاثاء، حكماً ببطلان عقد بيع أرض «مدينتي» للشركة العربية للمشروعات والتعمير إحدى شركات مجموعة طلعت مصطفى، وذلك في الدعوى التي أقامها المهندس «حمدي الفخراني» رجل أعمال، ضد رئيس الوزراء ووزير الإسكان، وطلب فيها إلغاء العقد والحكم ببطلانه لإهداره مليارات الجنيهات علي الدولة.

صدر الحكم برئاسة المستشار «حسن عبدالعزيز» نائب رئيس مجلس الدولة رئيس المحكمة.

كان المدعي قد أكد في دعواه أن عقد بيع هذه الأرض ترتب عليه خسارة الدولة 147 مليار جنيها عوائد إنشاء المدينة، وأن وزارة الإسكان قدمت تسهيلات غير مسبوقة لشركة طلعت مصطفي من مد المرافق إلى إعفاء الخامات والأدوات المستخدمة في أعمال المقاولة والبناء من الجمارك، وهو مالا يحدث عند إنشاء المشروعات الحكومية المخصصة للنفع العام- على حسب ما جاء بالدعوي-.

وأوصي تقرير هيئة مفوضي الدولة الخاص بالرأي القانوني في الطعن ببطلان العقد إستناداً إلى مخالفته قانون المناقصات والمزايدات بحجز مساحة 8 آلاف فدان بمدينة القاهرة الجديدة لشركة طلعت مصطفي مقابل تخصيص 7% من إجمالي عدد الوحدات في مشروع «مدينتي» للحكومة، حيث تم التخصيص والبيع بالأمر المباشر ودون مراجعة لوائح القانون هذا القانون.

وأكد الدكتور «شوقي السيد» محامي مجموعة شركات طلعت مصطفي أمام المحكمة، أثناء نظر الطعن، أن جميع القرارات الخاصة بتخصيص الأرض وعقود البيع وقرارات مد المرافق الصادرة من هيئة المجتمعات العمرانية الجديدة، صحيحة قانونياً في ضوء أحكام قانون الهيئة رقم 59 لسنة 1979، وأنه لا تسري عليها أحكام القوانين السابقة المنظمة للتخصيص والبيع، وأن الهيئة لم تعترض على السعر الوارد في العقد.

It's really simple they just need to clean it once a week and have couple of light inside there to make look as night as in the renders.

i emailed the sales office and they sent me prices for different sized apartments with the breakdown for financing and i gotta tell you they are gosh darn expensive even for someone living in the states. here we go price list next post...

Hmm, the villa seems a bit steep, but the apprtments are reasonable.

I think its incorrect though, there Villas and appartments of various sizes. Surely the villas dont start at 12-15 million. Most other similar developments have their villas starting at L.E. 3 or 4 million.

How tall do you think those towers on page one are?

Nothing confirmed yet. but I'd say some of them can go as tall as 200m.

قضت المحكمة الإدارية العليا الثلاثاء بتأييد الحكم السابق إصداره من محكمة القضاء الإدارى بمجلس الدولة والذى قضى ببطلان عقد تخصيص مساحة 8 آلاف فدان لمجموعة طلعت مصطفى والتى أقيم عليها مشروع مدينتى الإسكانى.
في حين أكد جهاد الصوافطة نائب الرئيس والمدير المالي في مجموعة طلعت مصطفى الثلاثاء انه لن يكون هناك أي ضرر على الحاجزين في مشروع مدينتي ولن يتم المساس بحقوقهم.
من جانبه، أوضح خالد على محامي المدعيين في قضية بطلان عقد مدينتي في تصريحات خاصة لموقع أخبار مصر www.egynews.net ان حكم الادارية العليا يعد نهائيا ولا يوجد طعون عليه او استشكال ضده لان حكم الادارية يماثل النقض في القضاء الجنائي.
وتوقع على ان تقوم الحكومة بفسخ عقد مدينتي أو إعادة التعاقد مرة أخرى في إطار قانون الشراكة الحديث ما بين الحكومة والقطاع الخاص.

واعتبر تقرير الجهاز المركزى للمحاسبات عقد بيع "مدينتي" مخالفا للقانون ويشوبه العوار، وأعد ملفا كاملا عن مخالفات عقد بيع أراضى المشروع، شمل المخالفات التى شابت عملية التعاقد والدراسات التى حددت قيمة الأرض وموقف تسلم هيئة المجتمعات العمرانية مستحقاتها من الوحدات.
وانتقد التقرير هيئة المجتمعات العمرانية الجديدة وأداءها فيما يتعلق بإجراءات التخصيص وتقاعسها عن تحصيل مستحقات الدولة لدى مجموعة هشام طلعت مصطفى، المنصوص عليها فى التعاقد.
ووصف التقرير إجراءات البيع والعقد بأنها مخالفة للقانون وشابها العوار، بدءا من الإجراءات حتى حصة الدولة من المشروع التى تصل نسبتها إلى 7 % من الوحدات.
واعتبر التقرير أن العقد يخالف قانون المجتمعات العمرانية وقرار رئيس مجلس الوزراء رقم ٢٩٠٤ لسنة ١٩٩٥، كما خالف قانون المناقصات رقم ٨٩ لسنة ١٩٩٨ الذى يحظر بيع أملاك الدولة وأراضيها إلا بمزايدة علنية عامة، أو بالمظاريف المغلقة طالما تجاوزت ٥٠ ألف جنيه.

Egypt's Prime Minister is forming a committee to preserve the rights of citizens and investors in Talaat Moustafa's (TMG) Madinaty project, the state news agency said on Wednesday.

Egypt's High Administrative Court on Tuesday upheld a ruling that a housing ministry body broke the law by selling the land without putting it up for public auction.

"Prime Minister Ahmed Nazif has decided to form a committee to review the progress of the Madinaty project ... to ensure the work on the project does not stop and to preserve the rights of citizens and investors," the cabinet spokesman was reported as saying.

Egypt's TMG signs new Madinaty contract

CAIRO (Reuters) - Egyptian developer Talaat Moustafa Group (TMG) said on Monday it had signed a new state contract for its Madinaty project, a long-awaited move investors hope will help reduce uncertainty dogging the sector.

The project has been mired in a legal row since June when a court said the original deal was illegal because it was not sold at auction, rattling investors worried about the fate of other state land sales.

The government scrapped the original contract but said it would return the land to the company under a new deal on the same terms based on its right to act in the national interest.

TMG, Egypt's biggest listed developer, said on Monday it had "signed a new contract for land for the Madinaty project" with the New Urban Communities Authority, a housing ministry body. It did not give further detail.

Building has already started on the $3 billion Madinaty project, meant to include shops, hotels, homes, schools and a golf course. The plot makes up about two thirds of TMG's land.

TMG said the new contract complied with "the fundamental conditions of the contract that was previously signed on August 1, 2005, and this is to protect and maintain the rights and legal status of shareholders in the Madinaty project."

The firm said it would repay the government by giving it 7 percent of the project's completed housing units, in line with the original contract. The total value of the units should not be below 9.98 billion Egyptian pounds, it added.

TMG said it expected the market value of the units to be above 15 billion pounds.

A first academy for Liverpool FC in the Middle East, was officially unveiled by Reds legend Ian Rush who over the past two years has travelled the world as Club Ambassador for the LFC International Football Academy Soccer schools; In a ceremony attended by Coach: Mohamed Abo Trikka and Coach: Hady Khashaba as well as sports and media representatives from all over the region.

The Academy will have its first permanent base in Madinaty city, then the second will be in the British school in Al Rehab city, with a supporting soccer schools to help identify the best young footballing talent in Cairo.

David Radler the technical coach will be coaching Madinaty’s school applying the operating model of Liverpool’s burgeon academy, and the academy will be accepting young football players from 5 to 15 years old; for stages: under 7, under 9, under 11, under 13 and under 15.
