Palmex to launch RM180mil projects

PALMEX Industries Sdn Bhd, a subsidiary of Palmco Holdings Bhd, will launch 645 condominium units in Sungai Ara and Tanjung Tokong next year. The project has gross sales value of some RM180mil.

Its general manager Ang Hooi Eow told StarBiz that 529 units, known as Regency Heights, would be sited on 15 acres in Sungai Ara.

''The scheme (in Sungai Ara), with a gross sales value of about RM120mil, will be launched early next year and is scheduled for completion in 30 months,'' he added.

The units, priced from RM195,000, have built-up areas of 1,258 sq ft. There are also 16 penthouses with built-up areas of 2,516 sq ft, selling from RM488,000.

According to Ang, the selling point of the condominium is that they are located on elevated ground 200ft above sea level.

Most of the units face the sea, and the rest the greenery of the hills. Other selling points, he said, were the spaciousness of the units, smart-home features, round-the-clock security, Balinese landscaped garden, and its comprehensive range of clubhouse facilities.

''Most of the medium- and high-cost properties in the area appreciate between 20% and 25% in capital value after obtaining the certificate of fitness.

''The capital value of Regency Heights is likely to follow this pattern,'' Ang said.

He said that Palmex would in the second half 2004 launch 116 high-end condominium units on 4.4 acres in Tanjung Tokong.

The project, known as Valencia, has a gross sales value of RM60mil and is located opposite the Island Plaza shopping complex. It is scheduled for completion in 30 months.

Ang said Palmex's recently launched projects included the Palm Garden comprising 40 double-storey terraced houses and 28 three-storey terraced houses in Sungai Ara.

Recently, Palmex also launched 27 three-storey shop offices in Sungai Ara, scheduled for completion in the current quarter.

Thick smoke causes a stir

PENANG: Thick smoke billowing from a construction site in Sungai Ara here caused a stir among residents nearby.

There was, however, no cause for alarm as the fire only destroyed some plywood and partition boards made of zinc at a temporary workers' quarters.

Bayan Baru fire station officer Ismail Mohd Zain said 36 fire-men, including four volunteers, in five fire engines rushed to the scene soon after receiving the emergency call at 11.51am yesterday.

He said they brought the fire under control within seven minutes.
