IZMIR - Projects & Construction

İzmir, historically Smyrna, is the third most populous city of Turkey and the country's largest port after İstanbul. It is located in the Gulf of İzmir, by the Aegean Sea. It is the capital of İzmir Province. The total population as of 2007 is 2,649,582, of which 2,606,294 is urban. The total area is 855 km². İzmir is widely regarded as one of the most liberal Turkish cities in terms of values, ideology, lifestyle, dynamism and gender roles. Very different people found İzmir attractive over the ages and the city has always been governed by fresh inspirations, including for the very location of its center, and is quick to adopt novelties and projects.

Bayraklı-Tekfen-Oz Skyscraper Project - Approved

It will start within the first quarter of 2009 and is expected to be finished by the end of 2010.the project includes a shopping center, offices, houses, cultural areas, cafes, restaurants and a 2,600 vehicle parking lot. At the shopping mall, set to be the largest in the region, Izmir residents will have easy access to various services, including cinemas, cultural activities, offices and houses. The project is expected to provide employment for 5,000 people and is valued at nearly $250 million.

World Trade Center - 35 floors & 25 floors - Proposed


Everything began when former İzmir mayor sold municipality's land near the fair to Güçbirliği Holding, which wanted to build World Trade Center.

But beforehand, during Yüksel Çamur's mayorship, this area was determined to be a cultural center integrated with the international fair. A contest had been held and an architect won with his cultural center project.

When Burhan Ö. did such a thing he sued the decision together with whichever chamber you can think of including even the pharmateucians' chamber. The construction stopped.

Then Konak municipality and Ahmet Priştina changed the plans in order to make the projects available to be built, Güçbirliği revised the project accordingly. However Çakmur and his friends sued that revision too.

In the meantime, the court rejected Çakmur's 1st case. But the construction has already been stopped a second time for the 2nd trial. One of the partners, EGS Holding has gone bankrupt. The second court has also rejected Çakmur's case.

We thought the construction would start again, the state (TMSF) being the partner but Çakmur has taken the case to a superior court.

The investors even agreed to build a 25m 8-storey complex but the case is still in the court and the construction is on hold.

One of Izmir's most valuable lands is idle and 24 million dollar investment has gone.

Last week the city council approved a new skyscraper project in the middle of the CBD. The developer-Zorlu is one of the biggest companies in Turkey. I don't have any renders but i think thats gonna be great.

Unique residences in İzmir's Narlıdere project

Turkish company Folkart Yapı is undertaking the construction of the Folkart Narlıdere project, which sits on a 40,000-square-meter area in İzmir's Narlıdere district. The project, which encompasses normal and duplex houses with 3+1, 4+1, 5+1 and 6+1 plans in sizes ranging from 180 square meters to 480 square meters, is comprised of a total of 168 residences. The prices of the hoses in the project begin at YTL 1 million and reach YTL 2 million, depending on a home's size and location. Those who would like to purchase houses from the project are able to use credit facilities from Garanti Bank, Akbank, Finansbank and Denizbank, while Folkart Yapı plans to deliver the residences to their owners by December 2008.

The housing complex has one closed and one open swimming pool, one children's pool, and one entertainment pool. Folkart Narlıdere provides a wide range of social facilities to its residents, including open and closed swimming pools, a sauna, a gym, a children's playground, a billiard saloon, table tennis courts and multi-purpose rooms. In addition, the floor that contains the social facilities also encompasses a cinema room, providing residents with the opportunity to watch movies and sports matches.

General manager of Folkart Yapı, Mesut Sancak, said the company has sold half the residences in the project. “We have launched a unique project in İzmir,” Sancak said, emphasizing that Folkart Yapı provides immense opportunities for those both inside and outside the residences. “We have built diverse social amenities and living spaces within the project. Meanwhile, a family that resides in a 250-square-meter house and benefits from all the facilities of the housing complex will pay a subscription of YTL 500,” he added.

Turkey's biggest outlet center to be opened in İzmir

İzmir readies to host a big shopping center in the coming years.

Rönesans Malls have invested $500 million dollars in İzmir and the company's mission is to invest $1 billion by 2012 and employ 10,000 people, the chairman of the company said at a press conference introducing a new outlet mall.

Erman Ilıcak introduced his Optimum Shopping Center project at a press conference held recently in the Swiss Hotel Grand Efes with Vice Chairman Kamil Yanıkömeroğlu, board member Murat Özgümüş, Alkaş Counsultancy Chairman Avi Alkaş and Gaziemir Mayor Adnan Yüksel.

Saying that the building process on the new mall will start in August and that the shopping center will be opened in October 2009, Ilıcak noted that the company has taken special care in the architecture of the building, considering the climate of İzmir, and that it has selected a Los Angeles-based firm to do the project due to similar weather conditions. Ilıcak said this was the company's "best project ever" and that the architecture of the center, which has indoor and outdoor areas, will be copied to be used in many buildings of Turkey.

Saying that the building will employ 2,500 people during construction and 2,500 after completion, Ilıcak said the company is planning to increase their $500 million investment to $1 billion by 2012 and that it is planning to open two new centers in Balçova and Karşıyaka in İzmir Province. Ilıcak said the company is planning to employ 10,000 people in 2012.

Yanıkömeroğlu said the terrain in Gaziemir was perfect for the project. "We are implementing a project that is easy to access and suits the people of İzmir." Saying the company has a total of 10 finished and ongoing projects in Turkey, Yanıköeroğlu said his mission was to build 25 centers by 2012.

Avi Alkaş said the projects will continue until there is "one Optimum to each city" and said Optimum centers were the most established chain stores in the newly developing outlet system.

Alkan emphasized that the shopping centers contribute greatly to registered employment and that considering ideal shopping center rates of one center for 1,000 people, Turkey and especially İzmir could bear more investments.

Saying that he was happy to have a project implemented in the province, Gaziemir Mayor Yüksel said at the introduction meeting that he believes "Gaziemir, İzmir and Turkey will succeed."

The mall, which is reported to be the biggest outlet in Turkey, will have a hypermarket, DIY store, entertainment center, movie complex, ice rink, electronics store and 57,000 square meters of rentable spaces. The mall will cost $200 million.

Peninsula's fate altered

İzmir has organized a project competition to breathe new life into its peninsula, backed by the promise of a YTL 100,000 reward for the winner. “With this project we aim to bring investors into the city,” said İzmir Mayor Aziz Kocaoğlu.

Güzelbahçe, Urla, Seferihisar, Karaburun, Çeşme, as part of the Urla-Çeşme-Karaburun Peninsula, will be considered within the framework of the project, spearheaded by the İzmir Municipality. Its objective is the preservation of cultural values using a holistic approach, the improvement of the peninsula and local development. The development of the peninsula means the development of the city, said Kocaoğlu, adding: “We continue to carry out projects for drawing some more investors to İzmir and for better urban planning. We believe very talented individuals will apply to this contest as the jury consists of distinguished experts in the subject area. The peninsula will begin a new life with the winner project.”

Individual applications will not be taken into consideration for the contest because it requires interdisciplinary teamwork. Each team will consist of at least one urban planner, an architect, an agriculture engineer and a landscape architect. Consultants will also be present during the contest. The winner's blueprints will be presented to the public during an exhibition to be held between Dec. 20 and 21at İzmir Kültürpark.

Associate professor Semahat Özdemir of the İzmir Institute of High Technology will chair the jury, consisting of professors from Ege and Dokuz Eylül universities, including Uygun Aksoy, Orcan Gündüz, Mehmet Bülent Özkan, Alp Timur and associate professor Renan Funda Barbaros.

The project application deadline is Nov. 18 and the winner will be awarded YTL 100,000, the second runner up YTL 50,000, and five honorable mentions will receive YTL 10,000 each.

Swissotel Grand Efes to be focal point of İzmir

İzmir's new convention center hosted its first official event Friday evening, transforming one of the ballrooms into a club-like atmosphere, complete with several DJs to round out the night.

For the past two weeks Swissôtel has offered complimentary events to corporate clients, both in order to introduce the hotel's amenities to the local community and to give the staff a chance to practice in a realistic setting, but Friday night's event, hosted by an international tobacco company, was the facilities real initiation.

The Grand Efes Convention Center, which can accommodate up to 2,000 delegates in its extensive facilities, plans to market itself as a top destination for trade delegations, association conventions and conferences, in addition to local seminars, weddings and graduations. Concerning international conventions, Stuart Chase, the general manager of Swissôtel Grand Efes in Izmir, named Rome, Milan, Athens and Turkey's own Istanbul as the fiercest competition in the Mediterranean region.

Chase commented that the company's 19-year record of impressive service in Istanbul has given Swissôtel a reputation for a high standard of luxury.

Swissôtel operates four hotels in Turkey, which is tied with China for the largest number of hotels inside one country. In addition to İzmir, the other hotels are located in Ankara, Istanbul and Göcek. Other locations of Swissôtel worldwide include Amsterdam, Zurich, Sydney, Bangkok and Chicago. The newest addition will be opened in Bremen, Germany.

During the renovation process, the external architecture was for the most part protected while the inside of the 20 year-old building was changed to a clean, contemporary and cutting-edge style. Nonetheless, one of the goals Swissôtel was to keep elements of the historic Grand Hotel Efes and emphasize the cultural features that once made it an icon of İzmir.

The grand opening of the hotel will take place in October. Chase described the opening process for the hotel as “one of the smoothest” he has experienced. “We've had a lot of key personnel here for quite some time,” he explained. “It's definitely helped us with service standards from day one.”

One of the goals of Swissôtel is to attract more people to İzmir and make sure that İzmir is recognized as one of the primary cities of Turkey. A key point is to bring more direct flights to İzmir's Adnan Menderes Airport, which is currently operated only by Lufthansa and British Airways. “It is very important to us to get Izmir on the map and on the convention and association calendar,” Chase remarked. He warned however that it would take time for İzmir to attract some of the larger international conventions, as they are typically booked for two years in advance.

Lobbies, hallways and open areas display some of the original artwork from the Grand Hotel Efes while also featuring contemporary pieces to update the collection.

In the future, Swissôtel plans to host art shows, auctions and galleries. The auditorium, which seats 1,000 people, will be a good venue for film festivals.

“We kept a lot of work that people remember,” Chase said. He mentioned that many guests were happy to find the hotel's Aquarium Restaurant is one aspect of the past that has remained constant. Large round “picture windows” allow patrons of the restaurant to watch swimmers underwater as they eat. Although there were initially some problems with the frames being able to handle the water pressure, the restaurant is now open to guests.

Since the hotel's “soft opening” in May of this year, approximately 80 percent of the hotel's guests have been Turkish while the remaining 20 percent are foreign. Chase said Swissôtel hopes to see the number of international guests increase to 40 percent. Currently 22 tour operators from India are being hosted by Swissôtel in İzmir for a familiarization trip. “We are very excited about bringing people to İzmir,” Chase said.

The hotel spa, adjacent to the convention center, will open Sept. 1. Beautiful and extensive gardens surround all of the buildings.

Grand Hotel Efes' heyday as an icon of İzmir was in the 1970s and '80s. After it closed in 2000, the current owners purchased the property from the government and began the YTL 150 million renovation project.

Folkart Narlıdere Evleri offers a luxury lifestyle

Folkart Yapı A.Ş., one of Turkey's leading construction firms, is nearing the completion of its Folkart Narlıdere Evleri project, located in the Aegean city of İzmir.

The company, which started the construction of the project in August 2007 with an investment of $120 million, plans to open the houses to their owners in December 2008.

The company has sold more than half of the 168 houses in the project, said Mesut Sancak, general manager of Folkart Yapı A.Ş. “We have put into effect a unique project in İzmir … The company's fair-price policy along with extensive support from the residents of İzmir have been the major factors behind the success of the project,” said Sancak.

Sancak underlined that the Folkart Narlıdere Evleri project offered its residents a new lifestyle. From now on Folkart Narlıdere A.Ş. will focus on the construction of luxury houses and offices along with hotel and shopping center projects, said Sancak.

Folkart Narlıdere Evleri project offers its residents a wide range of opportunities outside the walls of their houses as well. “Our major objective in this project was to offer house owners a living space that enables them to spend their weekends and yearly holidays within the boundaries of the building complex," said Sancak.

The company has created a wide range of social facilities and living spaces for the realization of this objective. They consulted with Yapı Kredi Koray, or YKS, one of the leading companies of Turkey in the field of facilities management,” said Sancak.

YKS created an operating budget for the project that amounts to less than YTL 2 per square meter. A family which lives in a 250-square-meter house in the project and wants to make use of all the facilities of the building complex needs to pay a subscription of YTL 500 at this level,” said Sancak.

“We have presented the model house in the project to the taste of İzmir residents,” said Sancak, adding the company planned to launch a 22-story Mavişehir Folkart project in Mavişehir. Folkart Mavişehir has a swimming pool on its 14th floor, while it has a wide range of social facilities on its 15th floor, said Sancak, adding the project had walking tracks on its 16th floor.

“Emre Arolat, who was the architecture of Folkart Narlıdere Evleri, designed the project,” said Sancak.

“We will complete the construction of the “Folkart Towers” project, the first twin towers in the city, in 2011 in the city's Salhane Yenikent region,” said Sancak. The twin towers, with 45 stories, will be comprised of luxury houses and offices, he added.

The adverse impacts of the global mortgage crisis have been reflected in the country's real estate sector, said Sancak, stressing the crisis had less of an impact on luxury projects.

“The global crisis diminished the demand for housing projects. This situation, in turn, decreased the prices of the housing projects by 40 percent. However, despite the stagnation in the real estate sector, the prices of construction materials have increased significantly. This will pave the way for the rise in the prices of housing projects in the upcoming period.”

“This is the best time for the purchase of real estate. People purchase the houses in the Narlıdere project not for investment purposes; instead they buy them for living in as it is a luxury project. Hence, the crisis did not have an adverse impact on our project,” he added.

“Turkey needs 600,000 new houses each year. In this respect, we believe that both the real estate sector and the housing markets will revive in 2009.”

Urla to have its Silicon Valley

İzmir's Urla district is about to become a leading spot for Turkey's technological developments, as a French firm, CICOM, which supports technology zones in different countries, signs a contract with the Institute of High Technology to make 4 billion worth investment

French firm CICOM, which has helped found 18 technology development around the world, will give its support to the Urla Technology Development Zone, giving it the potential to be one of the leading technology zones in the world.

In cooperation with the İzmir Institute of Higher Technology, or IYTE, the Aegean Young Businessmen's Association and the Aegean Region Chamber of Commerce, the French firm recently signed a contract for the investment.

According to the agreement, 25 percent of the company will be owned by the İzmir Technology Zone Management, formed by Turkish companies, and 75 percent will be owned by CICOM. After the completion of the zone, around $15 billion in investment is expected from companies.

A member of the İzmir Technology Zone Management Board and the rector of IYTE, professor Zafer İlken said the project would turn Urla into a center for cutting-edge technology, with over 250,000 employees.

“They will organize the region to provide services for small and medium-sized enterprises (SME) with limited research and development possibilities.”

Noting that in 2002 an area of 856 hectares surrounding the university premises in Urla was allocated for the zone, İlken noted: “University buildings will be used as the R&D centers until the infrastructure work of the region has been completed. Vestel and the other 62 firms work for the project with their 300 employees. Once the new building has been established, the number of the firms in the region will reach 80.

“We planned to found an information-park on the area allocated by Cabinet in collaboration with the İzmir Metropolitan Municipality. However, we expanded the project with the proposal of French firm.”

Saying they visited “Sophia Antipolis,” İlken said: “Having six golf courses, hotels, sport facilities and closed areas, Sophia Antipolis is a place where 35,000 people live and work. We will build a more developed technology zone based on this French model. We'll build underground car parks too. There are both 500-square-meter residences and 50-square-meter studio flats in techno-city.

"Today, even mechanics build R&D centers for their work. Big firms have already solved R&D problems. So, we will rent the offices with a suitable price, attracting universities and SMEs to the region," he added.

Marina to be built:

Emphasizing the importance of historical and natural sites located in the technology zone, he said: “There is a Roman bath at the mouth of the sea and the brook which flows across the region. Thermal water springs from there and it is an advantage. French firm plans to restore this bath.

“They are also charmed by the location of our premises, situated near the sea. They intend to found a marina for surfing and other marine sports, but these mean a long bureaucratic process for us.”

Metro-line will be extended to the zone:

“The zone, located on the İzmir-Çeşme highway, is also advantageous for transportation. The metro-line will be extended to the zone. Ferries will bring people to the region and the construction of an airport in Alaçatı will be completed,” İlken said.

CICOM Director Alain Andre also said they were very pleased to sign the contract: “Since 2003, we have been working on the issue. We will announce the establishment of Tekbokent in Urla at the conference on world technology zones to be held in Cape Town next week. Urla teknopark will be the only technopark where private organizations and universities meet. We are working in 27 countries in the entire world. We will bring our experience here to Urla.”

İzmir residents have their say about Kemeraltı


The top eight prize-winning pieces from the Kemeraltı Urban Furniture Design Competition have gone display at the Çetin Emeç Art Gallery.

Visitors to the exhibition, organized by the İzmir Metropolitan Municipality, will be able to share their ideas and suggestions in a poll that will be considered in the final selection process.

The eight pieces were selected by the jury during the competition, which was organized by the municipality to bring back the lively days of the historic Kemeraltı bazaar. The pieces are now on display in the Çetin Emeç Art Gallery. Izmir Metropolitan Municipality General Secretary Ersu Hızır and head of the Historic Kemeraltı Guild, Mehmet Gülaylar, and other Kemeraltı merchants attended the opening of the exhibit.

Eight of the 44 pieces that were entered in the contest were awarded prizes and are being displayed at the Çetin Emeç Art Gallery in Hisarönü, stated Ersu Hızır. Hızır said projects associated with the contest will bring color and an artistic touch to the streets of the Kemeraltı Bazaar, Izmir's traditional shopping center. "The Izmir Metropolitan Municipality wants to bring the city alive along with its inhabitants. Therefore we present these projects to merchants, especially the merchants who can take advantage of them. Our merchants can comment on the projects through a survey. Every project features a unique aspect that is related to a different subject. At the closing of the exhibit, the evaluations will be applied by the municipality if they are accepted by the Commission for the Protection of Cultural and Natural Heritage," he said.

Visitors to the exhibit are able to give their views and have an impact on the final decisions.

Multiple projects can be carried out simultaneously thanks to the wide area of the bazaar, so improvements to Kemeraltı's façade, in combination with better integration into the surrounding area, will give the bazaar a much more lively appearance.

Old gas turned into new art

İZMİR - A facility established in İzmir in 1862, once a natural gas processing plant, has been turned into an arts and culture center. İzmir Greater Municipality official Fazıl Ölçer said the old gas plant, located in the Alsancak district, was closed in 1994. "After that, the factory served as a bus depot, then in 2006 a project to turn the factory into an arts and culture center began."

The arts and culture center covers an area of 23,250 square meters and cost YTL 5 million to construct. The center opens Nov. 29.

Open-air cinemas

Ölçer said eight out of the 14 factory buildings had been restored and would serve as a cafŽ, an atelier, reading rooms, a gift store, a dining hall, an exhibition hall and an administrative department. Ölçer said they had also established an entertainment hall where various artistic events would be held. There are also five small pools in the area.

The center has an open-air cinema where people can watch movies and sit on the grass. "The culture centerwill be a living area," Ölçer concluded

Aya Vukla Church - U/R


İZMİR - One of the historical values of İzmir, Aya Vukla Church will be rescued in a project conducted by the İzmir High Technology Institute, Faculty of Architecture and Restoration.

Constructed as a orthodox church in the 1860s, Aya Vukla Church was later reopened by Atatürk as the first museum of İzmir under the name "Asar-i Antika Müzesi." The museum was home to many representations of various of Aegean civilizations, history and republic reforms. However, these works disappeared in one way or another. The museum was later used as the workshop of İzmir State Opera and Ballet. After a serious fire, the workshop had to be relocated and the museum lost many original pieces to thieves.

Aya Vukla, whose roof has been seriously damaged, is waiting to be saved for years. The İzmir Municipality has already begun salvage work on Aya Vukla, which is expected to cost 1.5 million Turkish lira.

Aya Vukla Church - U/R

İZMİR - One of the historical values of İzmir, Aya Vukla Church will be rescued in a project conducted by the İzmir High Technology Institute, Faculty of Architecture and Restoration.

Constructed as a orthodox church in the 1860s, Aya Vukla Church was later reopened by Atatürk as the first museum of İzmir under the name "Asar-i Antika Müzesi." The museum was home to many representations of various of Aegean civilizations, history and republic reforms. However, these works disappeared in one way or another. The museum was later used as the workshop of İzmir State Opera and Ballet. After a serious fire, the workshop had to be relocated and the museum lost many original pieces to thieves.

Aya Vukla, whose roof has been seriously damaged, is waiting to be saved for years. The İzmir Municipality has already begun salvage work on Aya Vukla, which is expected to cost 1.5 million Turkish lira.

’Modern cruise ship port will boost İzmir tourism’

İZMİR - A joint initiative of theİzmirChamber of Commerce and Costa, an Italian cruise firm, plans to build a modern port for cruise ships in Turkey’s biggest city in the Aegean region. The port is crucial for tourism, say the businessmen

Turkey's biggest city on the Aegean coast is about to have a port for cruise ships that lives to its reputation.

The İzmir Chamber of Commerce, or İZTO, and Costa, an Italian cruise firm, have joined forces to built one of the most modern ports in the Mediterranean at Üçkuyular, İzmir. The two parties have signed a booking note for the $75 million investment.

Ekrem Demirtaş, president of the İZTO ruling board, said eight cruisers would be able to anchor at the port side by side at the same time. Pierluigi Foschi, president and CEO of Costa, said: "We will flood the shores of the Aegean with tourists."

İzmir has become one of the top three ports in Turkey, handling 320,000 passengers in the last five years and is expected to enter the top five in the Mediterranean with the new port.

Demirtaş said tourism had great importance in their vision of İzmir and added that when they started to work on cruise-based tourism in 2004, İzmir was a zero in the area.

"Previously, there were only two ships arriving a year, and they were ones that had lost their way," said Demirtaş, adding that they needed to start from the scratch.

"We started to talk with cruise firms," he explained. "We have decreased the port fees with support from Binali Yıldırım, the minister of transportation. They did not like the port of Alsancak; we did everything they have asked with the support of the mayor of the municipality, Ahmet Priştina."

Demirtaş pointed out that through this project the number of cruise passengers visiting Izmir reached 320,000 and this year 360,000 tourists were expected from 136 ships.

Demirtaş said they had high hopes for the port.

"We will push 400,000 tourists with constantly added ships," said Demirtaş, explaining why they needed the new port. "Our new target is having 1 million cruise passengers visiting every year to compete with cities like Barcelona which is visited by 2.1 million."

Demirtaş said the Privatization Administration would put the Üçkuyular zone up for bidding after the necessary paperwork was done, such as the approval of the Preservation Board. Demirtaş said they would attend to the bidding by the partnership they had formed with Costa and would build the port in 18 months for $75 million.

"The local partners in İzmir will have 33% of the shares and the foreigners 67%, Turkey is an indispensible market for us," Foschi said on behalf of Costa.

"As we grow, we build more ships and increase our cruises," he explained. "Our target for now is building four or five ports in the Aegean."

Foschi said there would be a great increase in the number of cruises, and added that they were planning to bring 400,000 tourists by sea.

Tepesinde Radisson Blu logosu bulunan Beyaz İnci isimli şık gökdelen projesi 2013'e kadar beklemede sanırım. Radisson Blu sitesinde 2013 ortasına kadar yeni açılacak otelleri sıralamışlar ve maalesef listede İzmir yok. Ama şirket başka bir otelle veya şirketle anlaşıp projeyi hayata geçirir mi bilemiyorum. Umarım yapılır.

Böylece yapının kıvrımları arasında ve çevresinde kesintisiz geniş yeşil alanlara yer açtık.
2000 kişilik bir nüfusa ev sahipliği yapacak olan 35. Sokak, tıpkı geleneksel bir Ege kasabası gibi batıya bakan yamaçlara serilmiştir. Arazinin hareketli coğrafi yapısının da yardımıyla, 6 ev tipi çeşitli farklılıklarla tekrar ederken, arasına boşluklar, kahveler, kitaplıklar ve başka sosyal mekanlar oluşturulan dinamik bir mekan silsilesi yaratmıştır. Sokak ve aradaki avlular, hiçbir noktada birbirinin tekrarı değildir. Her seferinde toprak ve manzara ile özgün ilişkiler kura kura ilerler.
Duvarını sokağını bahçesini paylaşan, yaşadığı çevreye duyarlı ve hayatın tadını çıkarmaya meyilli insanlara sunduğumuz bir ortam burası. Her yaş grubuna, en çok da çocuklara verdiğimiz bir fırsat. Uzun zamandır şehir hayatımızdan çıkardığımız akşamüstü gezintilerinin, sokak oyunlarının ve muhabbetlerinin mekanı. Kentin hemen kıyısında, kır havasını solurken bunun bedelini ıssızlık ve yalnızlıkla ödemeyen; aksine doğanın ve huzurun tadını komşuları ile birlikte çıkaranların dünyası. 35. Sokak, uzun bir süredir yapa yapa, konuşa konuşa inşa ettiğimiz mimari ve insani değerlerin bir ürünü gibi geliyor bize. Bugüne kadar zihnimizde yaşattığımız sokağın içinde gezineceğimiz günü sabırsızlıkla bekliyoruz.

BDP reveals Izmir Masterplan

Historic city to gain new civic centre.

The Turkish city of Izmir is a large metropolis on the country’s western side, and with over 3 million inhabitants of its metropolitan area, Izmir is the third most populous city in Turkey. Global design studio BDP has just released new images of an energising new civic entertainment centre for the city, with a masterplan stretching to 175,000 sq m.

Working with local architects EPIG, the design team at BDP has created a masterplan and concept design for the Vaha Project, incorporating retail, leisure, education, social, and religious volumes into early plans for the city. These elements are arranged as a ‘series of island destinations linked by active bridges and attractive landscaped routes’, making good use of Izmir’s enrapturing Mediterranean landscape.

Also on the cards is a fun park on which BDP and EPIG will be collaborating with Utopia Entertainment, a Los Angeles-based leisure consultancy whose portfolio includes work for Nestle, Columbia Tristar Home Entertainment, Dreamworks, and Universal Studios.

Izmir is home to Turkey’s prime export port and has amassed a rich heritage through 3,500 years of recorded urban settlement. Steeped in history this city holds a significant position within the country’s continued development and any new addition to the urban settlement must be particularly sensitive to the existing legacy held by the people of Izmir.

Izmir is one of the touristic regions and import-export centers of Turkey. The province as a whole is Turkey's third largest exporter after Istanbul and Bursa. Due to these facts, the province is one of the main provinces with a hectic traffic flow and Izmir Airport is currently ranked as the fourth among the country airports in terms of passenger traffic.

The competition among airline companies has emerged low cost airfare in Turkey in recent years. Hence, the popularity of air transportation has significantly grown in the country compared to past.
Based on the facts, an expansion was deemed necessary to accommodate the forecasted increase in flights at the airport which forecast (under the base case scenario) about 6% annual increase in air traffic during the concession period. The expansion:
- will improve the efficiency of airport operations,
- will increase the number of aircraft and passengers the airport can serve,
- will help reductions in travel, access and waiting time,
- will minimize the need for airport development in new locations by making best use of existing capacity where possible.

In the architectural design process of Zorlu Konak Residence building, the height of which seems to be inevitable to turn out an important triangulation point in the silhouette of Izmir, putting the role of forming massive composition into action and an accurate evaluation of the existence format of this building among the other high buildings increasing in number recently has been in question. In this sense the massive existence format of the recently constructed buildings especially in this district of the city such as Hilton Hotel and Heris Tower has been analyzed as samples. Also for this district of İzmir, just like in most world cities, the scale deformation on the silhoutte influences created by the existing high-rise buildings and the feeling of alienation occured by the massive solutions have been emphasized. The urban breakdown created by the tension between the big and monolithic blocks and the existing pattern around them has been accepted as problematic. It has been observed that on the examined buildings aggravating influences of the preferred monolithic massive design have come out as negative aspects on both close perception and silhouette influences.


For such situations the massive fragmentation potential of the building has been evaluated as a constituent which is more important than the height in the architectural resolution. The massive composition created in this sense has come out with the fragmentation orientation, units of which are the continiuation of the buildings in scale, located mostly in this part of the city. The parts that have been designed according to the proportions of surrounding buildings and have been approximately 8-10 storey in height have been separated by structural joints from each other; so in this way a building has been designed which is free from the tension of a unique and monolithic bulky building, increasing the integration potential with the city under the influences of silhouette and instead of being alienated from its surroundings having chosen to be the continuation of it in vertical axis.


It has been put forward that the permeability crystallization occured by the differentiation of the big terraces which will make important contribution to the internal living conditions and outer perception of the building and the sun/wind refraction used in the terraces will individualize the design. Rich landscape design made in these areas which will be arranged as a one floor gardens in some place and as higher volume upper gardens in different parts has been aimed to spread the new green texture composed in the urban block to the whole aspect of the building and to turn the building into a kind of vertical garden.

Graves and bones belonging to an ancient Jewish cemetery have been found below the ground during tunnel construction work in the Aegean province of İzmir.

The remains were found in the area below the Archeology Museum, seven meters below the ground. The bones were packed and delivered to Izmir’s Jewish community, while the gravestones were not removed from the ground. A letter requesting authorization for the removal and transfer of the gravestones was submitted to the Culture Ministry as it is the main relevant authority on the subject.

İzmir Jewish Community Chair Jak Kaya said they would bury the bones in Altındağ Jewish Cemetery following a religious ritual. “The excavations are ongoing. Since there is a possibility that more bones might be found, we are suspending the burials. We know that this cemetery had served during the 19th century. It remained open to burials until the Republican period, after which we began to use the Gürçeşme and Altındağ Cemeteries instead,” Kaya said.

In the Sümer neighborhood, where the construction works are ongoing, 39 buildings, including three officially registered heritage buildings, were deemed off limits upon a Cabinet decision.
