GENERAL SANTOS CITY — Construction of a P2-billion Robinsons Mall here has finally gained ground after years of delay.

"This is one of the biggest investments in the tuna capital of the Philippines in recent years. Its construction has just started," Avel O. Manansala, city hall media chief, said on Tuesday.

Located in an 8.5-hectare property acquired by the Gokong-weis years ago along J. Catolico St. in Lagao district, the mall is expected to be completed by the second quarter of 2009.

To be called Robinsons General Santos, it will be within walking distance from the two other biggest shopping malls in the city, the KCC Mall and Gaisano Mall.

Land clearing for the project, which is under Robinsons Land Corp., a firm under JG Summit Holdings, Inc., recently started following a series of meetings between company officials and the local government.

The mall operator was about to start building the mall years ago before a series of bombings rocked the city.

The local government unit said Robinsons would enjoy tax incentives since mall operation has been listed as one of the investment priority areas under the city’s new Investment Code.

The entry of Robinsons will augur well for the local economy and shows investor confidence in General Santos, local government officials said.

The modern, two-story mall will house the company’s flagship stores Robinsons Department Store, Robinsons Supermarket, Robinsons Appliances, Handyman Do It Center and at least four Robinsons cinemas, Mr. Manansala said.

There will also be amusement and bingo centers and leasable spaces for retail shops, boutiques and dining establishments, he added.

Construction of the mall is expected to generate jobs for 500 skilled workers.

Once operational, the company will be employing 700 workers.

Once completed, the Robinsons Mall will be its third and reportedly the biggest in Mindanao.

Robinsons has an outlet in Cagayan de Oro City. Construction is likewise ongoing for its Davao City mall.

Mr. Manansala said 80% of the Gokongwei-owned mall’s work force will come from the local manpower pool.

Regarding your question, Robinsons Cybergate is a Robinsons mall with sit-down restos and other retail outlets plus a call center. :)

Robinson's Cybergate - looks like a regular building/tower with spaces on the ground floor area intended for restos and shops while the upper floor for BPO offices etc.

Robinson's Place - typical mall with the usual department store, supermarket, shops etc. but some Robinson's mall, may call center din

the term Cybergate means the building's main focus is the BPO; the shops below simply support the BPO spaces in the upper floors.

No Davao mall project plan from Robinson’s, says exec

Robinson’s Land Corporation (RLC) has not yet proposed the development of a mall project in Davao City, the chief of the Davao City and Investment Promotions Center (DCIPC) said yesterday.

Roberto Teo made the statement when asked to comment on speculations that RLC has already identified an area that will be developed into a mall in Davao City.

Teo told the Mirror that a one-hectare property owned by RLC in Lanang near the Davao City Water District (DCWD) is currently being developed not into a mall but into a supermarket with an investment capital of over P300 million.

He said DCIPC approved the project last month and construction of the project is ongoing.

The proposed supermarket and a call center project at Doña Luisa Building along Jacinto Street fronting Central Bank are the two projects with a total investment value of about P400 million which DCIPC has approved for tax incentives privilege this year, Teo said.

He said DCIPC is currently working on the approval of certain investment tax incentive applications. He declined to divulge the names of the applicants/business firms pending approval of their applications.

DCIPC is targeting to approve P1 billion worth of investment tax incentive applications this year, Teo said.

GENERAL SANTOS CITY — SM Prime Holdings, Inc. has expressed interest to build a shopping mall in this city, posing a potential competition to two established malls and another in the pipeline.

The mall giant expressed the intention to local government officials through affiliate Shopping Center Management Corp.

"It’s 80 to 90% sure that SM is putting up a branch here... and this is a welcome development. Their people had discussed the project with the local government," General Santos Mayor Pedro B. Acharon said.

Rival Robinsons Land has started building a P2-billion mall that is expected to open in June next year. The other two malls that have been operating here for years are the Gaisano Mall and KCC Mall.

The Sy-owned mall developer has yet to give the green light for the branch, although it has posted an Internet ad searching for a lease manager for SM City-General Santos. Efforts to reach officials of the lease department of SM Super-Malls in Manila were unsuccessful.

Mr. Acharon told BusinessWorld SM Supermalls and the landowner of a potential site, the Salazar family, are still in talks. Included in the discussion are the traffic problem in the narrow San Miguel St.

SM reportedly plans to just lease the eight-hectare property for 50 years from the landowner.

Mr. Acharon saw no problem in the viability of the business venture, but cited a concern voiced by micro- and small entrepreneurs. With the entry of big shopping malls, small businessmen fear they will get displaced, the mayor said.

"But I told them that this can be an opportunity for them... That they should think big or reevaluate their strategies to keep pace with the competition brought by these big stores," he added. Mr. Acharon noted that in the case of Davao and Iloilo, small entrepreneurs there managed to adjust six months after giant malls start operations.

Aside from expanding to the provinces, the SM group is also busy building malls abroad. It plans to open one or two more malls in China even as it continues to expand its mall network in the Philippines over the next five years. — Romer S. Sarmiento

Unlike these 3 cities, investments are pouring like water unlike in GSC parang tulo lang... hopefully we can stabilize the peace and order situation in the region..and GSC has many potentials..GO GSC, its time to fly:banana:

Why “Amazingly GenSan” and not a more original slogan ? That I don’t know. But it’s catchy although it sure copied from “AMAZING THAILAND“.

I think the guys behind this should be briefed on the new city brand, “MAGANDANG GENSAN.”

Anyway, the invite states that the Robinsons Place General Santos Tenant Conference will be held on January 28, 2009, Wednesday, 5:00 P.M. at Paseo del Sol, National Highway. Paseo del Sol happens to be where Pablo’s Steaks and Crabs is also situated.

right, i just concluded my master's degree entitled a historical study on the econ. dev't of gsc... one of my conclusions there is that: being a young city in fact the youngest among 6 highly urbanized cities in mindanao.... gensan now is 4th most progressive cities in mindanao... in the process it surpassed many older cities which until now are recognized as either 4th, 3rd and 2nd class cities... not just in mindanao but in the whole philippines..... there are only 32 HUC in the phil and gensan is one of them.. but gensan has one of the lowest tourist arrivals of all the cities if not the last that is why investment today is like only a drop of water..paunti unti lang.. peace and order situation pa bombing..... kaya the city should embark on tourism development man made at natural......

Robinsons Malls, a division of Robinson Land Corp., announced the construction of a shopping mall in General Santos City, Sarangani province, which will become its flagship mall development in Mindanao.

The company said it continues to be optimistic for growth this year by strengthening its number of properties across the region.

General Santos City, having an inherent business drive for being the most competitive city in the Philippines, shows a very promising and positive response to the project. In fact, almost 70 percent of the attendees were local business owners and entrepreneurs.

Robinsons Place General Santos is also expected to set a new and exciting vibe in the city by offering exceptional dining and shopping experience once it opens to the public within the year.

Robinsons Place General Santos is located in a sprawling 32,700 sq. meter property along J. Catolico Sr. Avenue near the junction of J. Misa Street and Bula-Lagao Road. The two-level property features anchor stores Robinsons Supermarket, Robinsons Department Store, Robinsons Appliance, Handyman Do-It Best Home Center, Toys R Us, and Movieworld.

"With its unique offerings and features, this new project in itself will be a whole new experience for General Santos and hopefully, it will eventually set a great business and leisure landscape here," adds Mr. Mapa.

Robinsons Place General Santos is presently ongoing for completion and is expected to open by the third quarter of 2009.

It recently held a tenant conference in General Santos City to introduce its newest commercial center project to local and national food and retail tenants – Robinsons Place General Santos. This will be the third commercial development of Robinsons Malls in the Mindanao Region, next to Robinsons Cagayan de Oro which opened in 2002 and the soon to open Robinsons Cybergate Davao.

The event was attended by over 200 national and local retailers and local government officials who took an initial preview of the project including its overall design and concept .

GENERAL SANTOS CITY — A number of local franchisees have expressed interest in opening shops inside Robinsons Place-General Santos, which is set to open this June, a company official said on Monday.

Rose Ann C. Villegas, corporate communications head of JG Summit Holdings unit Robinsons Land Corp., said a tenants’ conference had been held in January where entrepreneurs, popular brand representatives, as well as company and local government officials discussed business opportunities.

"We had a very good attendance and the acceptance of the project was very warm," she told BusinessWorld from the company’s headquarters in Manila.

Ms. Villegas declined to identify the firms that wished to sell popular domestic and foreign brands to fill up the mall, which reportedly costs P2 billion.

This city, dubbed the tuna capital of the Philippines, is home to several rich local fishing magnates.

Avelmar O. Manansala, the General Santos city hall’s media liaison chief, said construction was ongoing 24 hours a day, and the mall may be opened on June 15, barring unforeseen occurrences.

Robinsons Land is the real estate arm of listed conglomerate JG Summit, which is also into food and beverage manufacturing, hotel management, textiles, banking and finance, telecommunications, petrochemicals, air transportation and power generation.

Mayor Pedro B. Acharon, Jr. said Robinsons would enjoy tax incentives since mall operation is listed as an investment priority under the city’s new Investment Code.

The entry of Robinsons in the city augurs well for the local economy and this is also a manifestation of investors confidence, the mayor added.

Once operational, Robinsons Place will bring to three the number of large shopping malls in this city. Henry Sy-owned SM Prime Holdings is also said to be interested in building a mall here.

Robinsons Land said the two-storey facility has an estimated gross floor area of 32,700 square meters and a gross leasable area of 24,100 square meters.

It described the city as a dynamic gateway for trade access to major foreign markets like Brunei, Malaysia, Indonesia, Australia, Pacific Islands, the Middle East, continental Europe and the US. — Romer S. Sarmiento

Developer earmarks P8B for projects this year

ROBINSONS Land Corp. (RLC), the property arm of the Gokongwei group, has earmarked P8 billion for capital spending this year and lined up five new condominium developments for launching within the year.

The budget for capital spending is roughly the same as the capital outlay last year, but was scaled down from the previous allotment of P10 billion for the fiscal year ending September 2009, company president Frederick Go told reporters.

He said among RLC’s key projects this year would be five new high-rise residential projects – the first tower of the recently acquired Magnolia property on Aurora Boulevard, Quezon City; a joint venture with Security Bank in Makati; the second phase of Sonata Residences or the Medical City project; the second phase of Trion Tower and additional buildings in Woodsville, Parañaque.

He said RLC was coping with the global financial crisis very well as the year-on-year decline in residential sales had been contained at 10 percent in the October-December period, the first quarter of its fiscal year 2009.

“We also think it [10-percent decline] is a result of us not launching any new projects in this fiscal year up to today. And we’re launching five new residential projects, so we expect sales to improve,” Go said.

Despite the turbulent global financial environment, Go said RLC has not seen a severe cancellation of booked sales partly because its business was skewed more toward the domestic market.

“We have very little sales to the OFW [overseas Filipino worker] market so we’re largely reliant on domestic sales,” Go said, estimating that direct sales to the OFW market accounted for only 5 percent of the total.

He estimated that sales cancellation averaged at between 10 and 15 percent.

In a presentation to stockholders, Go added that revenues from the commercial center division would likewise continue to improve with the opening of new shopping malls. RLC currently operates 23 shopping malls with a total of 1.3 million square meters in gross floor area, of which 700,000 was available for lease. The occupancy rate is estimated at 94.6 percent.

Some of RLC’s commercial centers are also incorporated with space for business process outsourcing (BPO) offices.

Upcoming projects this year will increase leasable area by another 10 percent, he said. A new mall in Davao with 10,250 square meters of rental space will be opened in May and another one in Tacloban (20,700 sqm) by June and in General Santos (25,210 sqm) by September.

GENERAL SANTOS CITY — Construction of a P2-billion Robinsons Mall here has finally gained ground after years of delay.

The modern, two-story mall will house the company’s flagship stores Robinsons Department Store, Robinsons Supermarket, Robinsons Appliances, Handyman Do It Center and at least four Robinsons cinemas, Mr. Manansala said.

There will also be amusement and bingo centers and leasable spaces for retail shops, boutiques and dining establishments, he added.

I took the dimensions from google earth and got the building footprint at

Mall

21,290sqm based on (250x40m) + 1/2 (55x156m) +(100x70m) 10000+4290

Carpark 10,200 (170x60m)

assuming 3 levels ang KCC then the mall is around 63,870sqm
then assuming 3 levels din ang carpark then around 30,000sqm sya

making the KCC Mall's overall GFA at around 93,879sqm

pero KCC keeps improving their services..ngaun under expansion pa cila... pwede nga tayuan ng bagong building connected by bridge yung kabilang lote...
