Dubai: Tameer is hosting an internal design competition within global architect firm Atkins to choose a design for its new Dh5 billion mixed-use project, slated to rise 125 floors, on Shaikh Zayed Road.
John Zwets, development director at the Dubai developer, said the brief was to design a mixed-use, super-high rise project, comprising 125 floors, a 5-star boutique hotel, serviced apartments, 60 high-end penthouses, and a small retail area. The project will eventually house Tameer's global headquarters.
Architects from Atkins' Dubai, London and China offices have submitted three designs each. Construction on the final design will begin by mid-July.
K.Y. Cheung, urban planning and design director at Atkins China, said designing for China and Dubai is different. "China is booming faster than Dubai. But the quality is not quite at the same level. Relatively speaking, it's a poor man's requirement," Cheung said.
The China team said they are working on how to generate a form that is self-shading. Cheung said they have three building designs and are considering options of self-parking or using robots for the purpose.
Shaun Killa, Atkins design director for the Middle East and India and designer of the Bahrain World Trade Centre, said harnessing wind energy would be the key.
However, Tom Wright, head of architecture at Atkins headquarters in London and designer of the Burj Al Arab, said his team was focusing on solar power.
The winning design will become the Tameer prototype to be replicated in all major cities of the GCC.
Features: Focus on renewables
The total land area of the development is around 168,000 square feet on Shaikh Zayed Road.
The total built-up area will be five million square feet with one and a half million square feet reserved for parking.
In keeping with the design brief, around 2.5 per cent of the total energy generated from the tower must be renewable.

One tower – three architects – all working for Atkins – and all competing against each other for the job of designing one of the world’s tallest structures. It’s one of the most unusual contracts Atkins, the UK’s biggest engineering and design consultancy, has ever been involved with.
The developer, Tameer Holdings, initially chose Atkins from a global field of competition, but then decided they wanted a second contest. Now Atkins is pitting its best architectural brains against each other – with the winner being judged by the client in a kind of design beauty contest. .
The three Atkins teams vying for the project are drawn from all over the world. They are; Dubai’s Shaun Killa, the innovator behind the Bahrain World Trade Center, the world’s first wind-powered megastructure; the UK’s Tom Wright, who created the world’s only seven star hotel – the Burj Al-Arab; and Hong Kong’s Ky Cheung who designed Teda Towers.
Based on current world rankings, the colossal mixed use project will be amongst the world’s tallest structures and will comprise of residential, commercial and retail configurations in addition to a 200-plus key boutique hotel and branded, serviced apartments.
Preliminary designs have been submitted to the judging panel which is a mix of Tameer’s Board of Directors and senior management with oversight by its industry partners. The winning design will be announced later in July.
Managing director of Atkins in the Middle East & India, Tim Askew, says the group’s best architectural talent has been preparing for the design competition over a number of months, with three of its major global studios engaging in healthy competitive rivalry to design the mega-structure.
“We are delighted to have been selected as lead designer for the project after the initial selection process. Whilst this is the first time we have embarked upon such a major internal competition on such an international scale, we see it as instrumental in helping us to further drive creativity and ingenuity for projects such as this, in recognition of the status it deserves as Dubai’s newest landmark” he said.
Apart from its aesthetic and functional design qualities currently under consideration, the colossal iconic skyscraper will span over 5 million square feet and will be designed in accordance with current sustainability best practice. Towering over the city skyline it will provide breathtaking views of Marsa Dubai as it lies in proximity to the most luxurious retail, dining and leisure precincts and sophisticated commercial and academic hubs.
Managing director of Tameer Dubai, Abdul Hamid Moukayed, says the project will not only offer a premium in creativity and design spurred by the global competition, but heralds a new era in sustainable development with unsurpassed eco-features which are intended to be implemented in the project.
“Apart from the prominent effort to compete on design, the project is expected to exhibit an exemplary standard of construction in accordance with unmatched sustainability-focused measures and we look forward to working with some of the world’s best creative designers to help bring this architectural masterpiece to life,” Mr. Moukayed said

TOWER SUCCESS: Atkins was also involved in the design of the 21st Century Tower in Dubai.UK-based design and engineering group Atkins says its Middle East operations are performing ahead of expectations.
Company chiefs released their interim management statement on Wednesday and revealed that business in the region was "growing very strongly".
During the first quarter of 2008, the company has won the contract to design Tameer Tower which, at more than 600m tall will become the second highest building in Dubai. It is the latest in a line of projects in Dubai for Atkins which includes the 21st Century tower on Sheikh Zayed Road.
Atkins has also designed Bahrain’s first LEED-accredited school building, to be built in the new development of Durrat Al Bahrain after working on similar projects in the UAE, including Raha International School and Greenfield Community School.
The company has also been contracted as architectural designers and engineering consultants for the Al Fateh waterfront development in Juffair.
The development, costing around $800 million and occupying over 35,000m2, will be a four-tower project.
Globally, the group's statement said Atkins had started the year well with performance in the first quarter in line with its expectations.

The local Tameer Holding is inviting selected contractors to demonstrate their capabilities and suggest cost and time-saving measures for its AED5bn ($1.36bn) 125-floor tower on Sheikh Zayed road.
The companies invited include the local Arabtec Construction, Lebanon's Arabian Construction Company (ACC), the local/South African joint venture of Al-Habtoor Engineering Enterprises and Murray & Roberts Contractors (Middle East), and the local/Australian Nasa Multiplex.
Located next to the existing Hard Rock Hotel, the project involves the construction of a mixed-use tower with serviced apartments, penthouses and a small retail area. It will also be the headquarters for Tameer and the company hopes to build towers based on the same design in all major cities in the Gulf. The gross floor area is 430,000 square metres.
UK-based Atkins is the consultant. US-based Morganti Group is the project manager.
Tameer recently selected the joint venture of the local Al-Habtoor Engineering Enterprises, South Africa's Murray & Roberts Contractors (Middle East) and Saudi-based Al-Rahji Contracting for the construction of the Tameer Towers project on Reem island in Abu Dhabi (MEED 23:7:08).

The 125 storey 700 metre tall Anara is the latest of a series of megatall buildings to have been officially unveiled at Dubai's Cityscape by developer Tameer.
The multi-use building will feature offices including Tameers own global headquarters, retail, a 250 room luxury boutique hotel, 300 apartments, penthouses and even a major art gallery with a mixture of auctions and exhibitions of some of the world's great art - something Dubai has lacked.
For at least one very rich person there will be an unprecedented level of luxury offered as one of the penthouses will have its own private elevator all the way up the building giving unrivalled privacy and even a large private pool. It's expected to be the most expensive single penthouse in the Middle East.
Anara comes from the pens of British firm, Atkins, who won an international design competition to create the building. It's their latest architectural success in Dubai after buildings such as the 400 metre tall eco-tower, Lighthouse, and the shorter but very sexy Iris Bay.
Growing from a broad rectangular podium that's has a 30 metre swimming pool, the design consists of a curving glass tower with a recessed central portion creating space between what is effectively two glazed flanks with a glass spine running between them verticaly.
Every 27 stories this smooth verticality is interrupted by a huge platform accommodating a skygarden for the occupants to enjoy of such a scale it will be fully landscaped acting more like a park in the sky.
Anara is topped by a massive circular void with a huge glass pod in the middle aimed at being the ultimate in high-rise restaurants. The restaurant is supported by three legs as if they are blades of a wind turbine.
If built the scheme will be situated on Sheik Zayed Road, one of the hotspots of high rise development and be the tallest building yet built along that crucial transport artery.
Anara adds to the near stream of buildings of unprecedented height recently floated in Dubai which if realised will see it have the world's first, second, third and fourth tallest buildings.

Its a great tower no doubt but i felt bad for it at Cityscape since it hardly received any major coverage. Everyone was just in awe of Nakheel's 1.2 km monster and JGC's multiple 600m+ monsters!
Oh and i have to ask. Why this particular location? Do they plan on building a bunch of towers around it, because if they don't then this will look like a lone stranger in the middle of nowhere. I mean, there wouldn't be any uniformity in the skyline.

I'm not sure I would describe 250 meters from the densest collection of supertalls on the planet "in the middle of nowhere".

I guess so, but in general it makes sense to have a few more towers surrounding it to give it a good feel. Just a single supertall with nothing immediately around makes it feel kinda lonely.

Totally agree with that.I think it works much better surrounded by a stack of towers as with Empire State Building and when the Twin Towers were around.
They lead the eye up to the tall tower.Also when on top on the observation floor,looking down on a load of towers is much better.Also,I think you get a better perspective of how tall the tower
is if it's dwarfing other towers next to it.
From what I know Burj Dubai isnt going to have too much around it.I'm not sure if Dubai Mall and Old Town is best next to it.

I cant see they would have gone ahead had they not thought they could go proceed with this project in the near future.
These other towers facing delay were launched when the market was buzzing
and the developers couldnt see anything going wrong.

The local Tameer Holding has become the latest developer in Dubai to shelve a major project, by putting its 125-storey Anara tower project on hold.

The local Tameer Holding has become the latest developer in Dubai to shelve a major project, by putting its 125-storey Anara tower project on hold.
The building was to have been used as Tameer's headquarters, and the developer had intended to use the development's design as a blueprint to build tower developments in all major cities in the Gulf (MEED.com).
The tower was to be built on the site of the recently demolished Palm Hotel and the still existing Hard Rock Hotel on Sheikh Zayed road. The project involved the construction of a mixed-use tower, with serviced apartments, penthouses and a small retail area, in addition to the Tameer office space.
Several companies were approached by Tameer to build the tower, including the local Arabtec Construction, Lebanon's Arabian Construction Company, the local/South African joint venture of Al-Habtoor Engineering Enterprises and Murray & Roberts Contractors (Middle East), and the local/Australian Nasa Multiplex. UK-based Atkins designed the tower. US-based Morganti Group is the project manager.
No reasons have been given by Tameer for the suspension.
The scheme is the latest in Dubai to be delayed as the market weakens. Among other projects affected, the local Muzoon Holdings has suspended construction work on the AED1.55bn ($422m) Esplanade scheme in Al-Barsha, Dubai.
Construction work has also slowed down on the World Trade Centre redevelopment by the client, Dubai World Trade Centre. The local Alec was awarded the AED3.4bn contract to build the first phase of the redevelopment in May.

DUBAI - The 11-year-old Hard Rock Cafe–Dubai, best known for its live music and livelier ambience, has closed because of ‘deteriorating site conditions’. But regulars need not feel disheartened.
The popular haunt - with larger-than-life guitars outside as its familiar signature - will not fade away from Dubai. Hard Rock Cafe–Middle East is scouting around for a new site and hopes to reopen in a few months.
In a statement to Khaleej Times, the cafe’s Middle East office in Beirut has said: “Due to circumstances beyond our control, (we have been) forced to close the cafe after 11 years of continuous operation. As a result of deteriorating site conditions, following the unexpected demolition of adjoining buildings, the cafe can no longer adequately serve our loyal customer base”
Jihad Allabban, director of the cafe’s Middle East operations, told KT, “We are not vanishing from Dubai. We will be here as it is an important market for us. We are looking for a new site and are still negotiating. We will definitely open within a few months.” However, he remained tight lipped on the new location or the exact date of the re-opening.
The cafe’s future has been uncertain for the past year, amid reports in March last year that the land on which it stood had been sold, a valid lease notwithstanding. The regulars called for support on Facebook, the popular networking site, and an overwhelming 11,200 members joined ‘Save the Hard Rock Cafe’ campaign.
In June, the cafe had announced that it would not be ‘serving any alcoholic beverages until further notice’, making it lose a bit of the allure to regulars. When it reopens, however, it will resume doing so, Allabban said.
Though there is relief that a new cafe is on the cards, many ‘hard rockers’ are sceptical if it can really substitute the old cafe at Media City.
“I am extremely nostalgic about the place, because it was one of the first places I visited when I moved to Dubai three years ago. I hope the new location does not change any bit of the old Hard Rock Café, as its concept is very endearing,” says Teicla Msafiri, a Kenyan expatriate.
“I used to lunch there every once a month. Hard Rock is iconic for me since I have grown up in Dubai,” says Majid Wasi, an Asian expatriate.
They both agree that the new place might not have the same feel.

If it was the former, then it shows they are still interested in building this. However I guess they have no money, it would only get built if enough investors buy into the project.

Note quite. I was speaking to someone at Tameer today.
Shelved means 'put on the shelf', not 'put in the bin'!
According to him, the team from the Elite Residence project will be added to the Imperial Residence project to speed up completion.
Once Imperial is finished the plan is to transfer that team Anara.
He said they're hoping to to start where they left off in about 6-8 months.
The Hard Rock Cafe is in a sorry state. The front door was smashed and the whole building was gutted out.
The end of one era, but the start of an exciting new one!
This is 'ON HOLD'....not cancelled.

Dubai: Tameer is hosting an internal design competition within global architect firm Atkins to choose a design for its new Dh5 billion mixed-use project, slated to rise 125 floors, on Shaikh Zayed Road.
John Zwets, development director at the Dubai developer, said the brief was to design a mixed-use, super-high rise project, comprising 125 floors, a 5-star boutique hotel, serviced apartments, 60 high-end penthouses, and a small retail area. The project will eventually house Tameer's global headquarters.

It's still a shame though. That was a landmark, a great location, the right place ..... the new one is in the middle of nowere and just a industrialized format, nothing particularily attractive about it.

Right, and reconstruction of the former Hard Rock Café. I know, the inside looks currently horrible, but the shape of the building is great - and its a good location. Also the tourist can reach the building easy with the metro and also a taxi parking lot is there. And the view looking up to the crowns of the tallest block buildings is awesome.
