theyve been busy there for a while now. I actually like the new yorkish art deco look of the building. They shouldnt modernize the face too much with the new glassy facades of late. Just please get rid of the 'shoprite' sign!

I think they should change the facade. We have enough art deco (thats durban's thing :)). It would be nice to add abit of a more modern touch to that part of adderley. Yet it should be subtle so it can flow and fit into its surrounding enviroment, ie the golden acre.

once Goldern acre upgraded (its desperatly needed) and the twins replace shitty woolworths, This will become the true centre of the CBD and a fantastic inner city location

Growthpoint gives historic 11 Adderley Street a R200 million new lease on life

The Growthpoint Properties Limited R200 million redevelopment of 11 Adderley Street in central Cape Town has created quality 10,000m˛ retail and 22,000m˛ office space in one of the city’s most historic districts, from the partially mothballed remains of a once significant building.

Growthpoint is the largest JSE-listed property company in South Africa with a market capitalisation of more than R18, 1 billion and a diversified portfolio of nearly 440 properties country-wide. This hands-on property owner undertakes asset management and property management of its premium portfolio of buildings.
Situated next to the busy retail and transport Golden Acre node, in an area that has undergone significant urban regeneration, the redevelopment involved two separate buildings providing retail and office space respectively. The redevelopment of the retail space was undertaken amidst trading, which strategically limited the impact on tenants, while the office building’s interior underwent a large-scale refurbishment.

In order to preserve the historical value that the building lends to the central district, the exterior was restored to its original pristine architectural design.

“11 Adderley Street is one of Cape Town’s older buildings, situated in an area steeped in the city’s rich history. Adderley Street is known for its Grand Parade and the building is a short distance from The Castle of Good Hope, the museums and Parliament,” says Gregg Huntingford of Growthpoint.

The interior however, was transformed dramatically from its aged, mothballed state to an A-grade, contemporary Manhattan-style business address.

A spacious entrance and concierge area provides an impressive entrance to the building and a new central atrium area, which extends from the fourth to the eight floor, provides light and an inner area for communal enjoyment. Construction of the glass-topped atrium area necessitated cutting of concrete slabs on four levels to create the 700m˛ open space.

“This significant part of the project was particularly complex and time-consuming, but has added exceptional design strengths and functionality of 11 Adderley Street,” adds Huntingford.

“There’s been significant interest for 11 Adderley Street from corporates and blue chip tenants, many of which are based offshore,” says Huntingford.

The original building design included very large floor plates which have been retained because of their significant advantages, particularly for tenants who require large open spaces, such as call centres, banks and government departments. The most recent blue chip lease at the building has capitalised on these key features.

Parking requirements are adequately met by Golden Acre’s parking facilities and plans to build a convenient walkway bridge between the buildings have been approved by council. Furthermore, synergies between Growthpoint’s Golden Acre and the 11 Adderley Street buildings will further be optimised by extending operational management to include both buildings, providing value for tenants.

Rudolf Pienaar, Growthpoint Divisional Director: Office Portfolio says that demand for commercial space differs from node to node, the Cape Town CBD has historically had a low vacancy factor in comparison to other CBD’s, due to a strong demand for office space.

He does however say that due to the recession, prospective tenants are becoming more particular, thus looking for value and the best location they can afford. Tenants that are considering relocating attempt to either improve the size, quality of space or location, without paying substantially more rental. 11 Adderley Street’s R89/ sqm offers excellent value which is attractive to larger tenants who require sizeable premises with close access to a reliable transport hub as compared to the market’s going-rate for offices. The project commenced in January 2007 and concluded in May 2009.

Growthpoint Property Limited’s revamped 11 Adderley Street building in central Cape Town is attracting new business to the city with its excellent office space and central location.

Situated in an area steeped in the city’s rich history, the building’s refurbishment has transformed the interior from a mothballed state to an A-grade business space, with its original exterior architectural design restored and preserved, resulting in a vibrant, contemporary Manhattan-style landmark.

The revamped 11 Adderley Street, which flanks the bustling Golden Acre node, provides 10 000 m2 of retail and 22 000 m2 of office space. With breathtaking views over the city and an excellent location served by public transport it has already become the hotspot for new businesses in town.

Teleperformance, a provider of outsourced contact centres, customer relationship management (CRM) and back-office services, recently announced a major new investment in new contact centres in Cape Town. The investment is expected to create 2 000 new jobs by 2012. Teleperformance has taken 4 000 m2 at 11 Adderley Street for the first of its sites, which will be developed to a potential of more than 1 000 seats throughout 2010.

“We have chosen to further expand our facilities in South Africa as in our opinion it has the potential to become one of the fastest growing BPO destinations,” says Jeff Smith, chief executive and chairman of Teleperformance UK.

The 11 Adderley Street building’s space configuration options meet Teleperformance’s specific requirements and its central location and nearby access to public transport also contributed to the company’s decision to relocate and expand its operations here.

Another new business, a new financial services company, has committed to space on the eighth floor. This company views its location as a critical choice, and 11 Adderley Street’s proximity to transport services was a key influencer. It also wanted to give its employees the benefit of a pleasant environment where they can enjoy convenient access banking, food and shopping during their lunch breaks.

Other tenants are MIH Internet Africa, a division of Naspers, which has occupied 6 000 m2, and Full Circle Contact Centre Services, which specialises in attracting international call centres to South Africa.

“Prospective tenants are increasingly particular, seeking value and the best location they can afford. This building represents excellent value and is likely to appeal to larger tenants who require sizeable premises and a good location,” says Gregg Huntingford of Growthpoint Properties.
