my family's been visiting their office for around 3 weeks but then we decided to make some investment so we dropped the plan of buying a flat. The worst thing about this is that 40% of the area you pay for goes to the "common areas".
Anyways the interior seems to be fabulous and this would be perfect for people who want to live in it, rater than rent it off..
The sales people are really kind and the sales office is world class.

By the way, i'm sure this would make a great addition to the Hyderabadi skyline. Thanks for posting this Luckystreak. :cheers:

Got a real classic touch..:), but in the areal view it appears a little too congested.

I happened to check with the bharat people on the congestion issue. They have apparently "done away" with a whole block ( just behind the swimming pool) and having open space instead. The ariel view does not capture this change. However the model they have displayed in their sales lounge at Kondapur, near hi tec city does show the revised layout...looks more open now.

Wow! This has got to be one of favorite residential projects in India. What I really love is actually the point that scooby wasn't liking, which was that 40% of the payment is going towards the common areas. This project has a fairly high ratio of common area to private space, and the project developers have, for once, come up with a better idea for the common space than "Let's put all the buildings in a circle and give then a giant plot of open land in the middle". In this project, they have synergized smaller open atriums with arcades framed by the buildings. The wide arcade directly through the center of the complex will really turn the place from an ordinary residential block into a real place-to-live.

I pity the promoter.Real place to live but no buyers are forthcoming at the price quoted by the builder.Hyderabad realestate business is going thru torrid time.I pray that huge sums sunk in to such projects around Hyderabad shud not go down the drain for want of buyers.

The progress of the project has been definitely affected by the lehman bankruptcy and the turn of events thereafter. It had a PE funding component from lehman. If they manage to survive the downturn and pull it of...it will be a truly great project in Hyderabad.

Builders stoop to conquer

The Iconia projects at Kondapur are being scaled down to woo potential buyers

Bharat Infratech has announced a price reduction of 25 per cent for its project ‘The Iconia’.

In a statement issued here, the developer said ‘The Iconia’ being one of the premium projects taking shape at Kondapur should enthuse buyers looking for a property after the revised pricing which starts at Rs.56 lakh per apartment.

“As we promised to our customers we extended this price to them as well. The new price starts from Rs.2,899 per sq. ft.,” the company statement said.

The prices of the project were reduced while keeping the specifications unchanged and the construction was going as per schedule, the release added.

Stating that during March 2009, there has been evidence of interest levels going up as compared to last three months, the developer expect of a further rise in the interest levels among buyers with this price reduction. “We are coming into the market with this price reduction only after we informed our existing customers and their feedback has been encouraging,” the statement added.

For last six months in the wake of global economic meltdown, the property scene has witnessed a dwindling interest among buyers and the construction industry has been working on various ways including coming out with affordable housing .

I had completely forgotten about this project, but I still love it as much as 2 years ago. No other project I have seen in India so far has been so well designed. It's an utter shame that this project is stalled.

This project is doomed for ever and would never complete fully.. and moreover the news is they sold their iconic sales office because they can't pay salaries to the sales people. You can see some mischief on the sales building with lot of window panes broken........ hurled stones. :ohno::ohno::ohno::ohno::ohno::ohno::ohno::ohno::ohno::ohno::ohno::ohno:

Heard that Ramky has taken over this project.

Probably they will be re-launching once they are clear on GO no. 45, which is the back burner for launch of new projects.

So the cranes are back or did they leave it as is when the work got stalled ? Also the live feed seems to be working now.
