INNISFAIL is on the up and up with plans for another six-storey riverfront high-rise including a motel and private apartments commanding $800,000 price tags.

Developers want to build on the Robert Johnstone Motel site, more than two years after Cyclone Larry spectacularly blew off the building’s roof.

Plans lodged with the Cassowary Coast Regional Council last week include a restaurant, specialty shops, four levels of motel accommodation and two top levels of plush apartments.

The application comes as the town’s first six-storey development nears completion on the esplanade.

MGM Properties NQ’s Mark Mergard said the former Robert Johnstone Motel site, with its smaller Innisfail Riverside Motel, was under contract to his Bundaberg-based company with settlement expected this month and building to start before the wet season.

Innisfail spokeswoman Julie Holland said the project was part of a bigger foray into the Far North for the company, which included apartments beside the Johnstone River, further east on The Corso and a subdivision at Belvedere.

"There’s a lot of opportunity to really make the riverfront work for Innisfail, with nice new accommodation a short walk away from new riverfront restaurants," Ms Holland said.

Innisfail developer Darryl Subloo hoped people would be moving into the town’s first high-rise apartments at the River Grande complex in August.

Mr Subloo is developing accompanying marina berths on the Johnstone River.

The Imperial Tavern has been zoned for a six-storey development with plans for an apartment-motel complex.

Lol, but even then, it was built after cyclone larry so its cyclone standard will be high. Taller buildings can withstand cyclones alot better than single or double story dwelling can, but they still can get a fair bit of damage.

CASSOWARY Coast Mayor Bill Shannon is confident a proposed $347 million resort and marina development will eventually be permitted to be built near Innisfail.

The Metricon project - Sea Borne - proposed for a site along Ninds Creek and the Johnstone River, was rejected by the Planning and Environment Court earlier this month; a decision not unexpected by the council or the company.

The development application went to the court for a decision after both Metricon and the council were uncertain whether it could be properly made under existing planning rules when it was lodged in April last year.

The court ruled that it was not properly made as it did not contain all necessary assessments.

The proposed site now falls outside the urban footprint for development at Innisfail under the new FNQ 2031 Regional Plan, but Cr Shannon says he believes the massive waterside development will eventually be permitted.

The Sea Borne project is designed to be a "sister" development to the $130 million Sea Haven project Metricon is developing on the opposite side of the Johnstone River.

"By the time Sea Haven is completed, it will most likely be time for a review of the 2031 plan," Cr Shannon told Business Week.

"This is the sort of land that may well be suited to the urban footprint for Innisfail when the 2031 plan is reviewed," Cr Shannon said.

The Sea Borne development plans included a lake, a four-star resort, medium density housing lots and waterfront lots with boat moorings at the rear with access to the ocean via a lock and a commercial marina.

Metricon`s North Queensland regional manager Shaun Nicholson said strong public support for the Sea Haven project from Innisfail was the driving force behind the Sea Borne plan.

"The local community welcomed Sea Haven as an employment generating, environmentally sensitive boost to Innisfail that will provide a unique water-based residential community unlike any in the area which is why we planned Sea Borne," Mr Nicholson said.

THIS is the first look at the $20 million bridge that will replace Innisfail's closed Jubilee Bridge.
And Cassowary Coast Council Mayor Bill Shannon says the new two-lane bridge is "cheap" and will last more than 100 years.
The weakening Jubilee Bridge was closed to all traffic apart from pedestrians last week.
Cr Shannon said construction on the new, strong and sturdy bridge "starts immediately".
"We've already put in the orders for steel liners from Korea and they are the best in the world," Cr Shannon said.
"The whole idea is for the bridge to be built during the dry season."
The council faces a shortfall of $7.25 million after the State Government committed $14 million.
Cr Shannon said a $5.8 million loan would have to be taken out from the Queensland Treasury Corporation.
And that would mean a rates rise of less than 2 per cent.
Since the bridge's closure, people are walking along the Jubilee "more than ever before", Cr Shannon said.
"They are parking their cars on the eastern side and walking across the bridge to work," he said. "The extra pedestrian traffic is good and we want to keep it open as long as we can for the pensioners and school kids that use it."
He said the only time it would close if a "trigger" event such as a cyclone or flood should happen.
Cr Shannon said due to the foot traffic increase, council will build two temporary taxi ranks on the eastern side of the old bridge.
Tully Chamber of Commerce president John Hughes said it was inevitable the council would build a new bridge.
But he said with the council’s upcoming budget, it had an extremely difficult job ahead of it.
"People are going to look at their next rates bill with considerable interest," Mr Hughes said.
The council voted to accept a $15.7 million tender from bridge constructors BMD/Albem to build a wider two-lane bridge about 5m upstream from the Jubilee Bridge.
It also approved a $954,000 tender from Rocla for pre-stressed concrete bridge deck units.
A name for the new bridge is yet to be decided.
