40 Wall was built in 1928-1930 for the Bank of the Manhattan Co. The building will be best known for its race for the world's tallest building neck to neck with the Chrysler Building. Built simultaneously with the rivaling building, the 71-storey 40 Wall was completed with a pyramidal top and lantern at 282.5 m, the builders being certain that they'd won. But as the Chrysler Building was suddenly topped with a steel spire, it was left to hold the second place in skyscraper rankings. (Although according to the Real Estate Weekly, the building still holds the title of the "tallest mid-block building".) The building plot was combined from seven parcels of land and the ground was broken in May 1928, a year before the Bank of the Manhattan moved in.

The Depression affected also the 40 Wall and the building stood half-empty until the end of WW II when it attracted several notable firms as tenants. In the late 1980s, the leaving of the Morgan Guaranty Bank from the building to its new headquarters left a 19,000 m² gap to its rentable space that still affects the economy of the premises. At worst, the building has had only about 10% of its office space rented. Like the Empire State Building, the 40 Wall has also been hit by an aircraft: in 1946 a US Coast Guard plane hit the building in fog, killing four people.

The 83,900 m² building was acquired by Ferdinand Marcos in 1982, and although it changed hands twice after that, any plans for renovation (admittedly, quite ambitious too) were discarded as too costly. Donald Trump bought the building in 1996 and started a massive, and badly needed, renovation in the building (arch. Der Scutt). Trump renamed the tower, "The Trump Building". Originally intended as a half-commercial, half-residential property, with the lower 35 floors for offices and the top 35 for apartments, the "new" 40 Wall was after all retained as a commercial-only building.

7/10. The design is a little incongruent. Most of the building looks very 1930 art deco, like a junior Rockefeller Center, but the copper spire looks like it was lifted from a design circa 1910.

This was indeed the building Chrysler was competing with to be the world's tallest back in the late 20's.

A nice building but it's never really quite stood out despite the height. I think this was the end of an era while the Chrysler ushered in a new one.

I didn't realize Trump Owned this tower. We should tell him to restore that decorative top, like they did with the Statue of Liberty. Clean it up a bit, so it doesn't appear stained and unkept.

I gave it a 9 for being a more beautiful Art Deco design than the Empire State Building, but I reserve 10 for the Chrysler Building alone.:angel1:

7/10 - nice design, but it doesn't catch my attention as forcefully as, say, ESB or Chrysler. And I'm not quite sure how well the top of the tower matches the rest of the building.
BTW - Just how many buildings does The Donald own, anyhow?
(And yes, he should do something about the top of the tower)

there aren't to many art deco skyscrapers in the world to begin with...a classic design from a golden era but the building looks like it has seen better days and I do like the copper top.....8.5/10

Did you hear about his attempt to buy the Empire State Building in the '90s? He did this partly to get back at his enemy Leona Helmsley, who'd inherited part ownership from her late husband...There were a lot of wierd shenanigans, involving not only the Donald and Leona, but a very shady Japanese businessman, his daughter, a very strange arrangement whereby the title to the building and the master lease(which included most of the profit from rents) were separate entities...

Actually, I'm glad the Donald wasn't successful here - I can just picture him trying to put up giant gold "T's" over the entrances, or something else just as gaudy...

Eh...I kinda like the green colour that you get on uncleaned crowns like that....there are a couple of buildings in my home city in the uk with a similar colour....I think its great..

A classic and so much personality.I really don't know but i think i saw that top on a movie with what resembles to a huge door.
It could be ghostbusters(no i don't think so) or a horror kind of movie.But hey building such a structure in the 30's it's simply amazing, and that goes to the Chrysler and the Empire State too.

I like the idea of the transition from the chunky base to the slender peak, and I like the facade as well as anything else. This building would rank above the chrysler and esb in my opinion, if the base layout was not so weird and the top part not so slender. All in all a classic NY building.

I think that's a very cool old skyscraper and fits well in NYC. The wide bottom and green roof are very classy. I find that the whole thing is just perfect. Definetly one of my most favorite old buildings. 10/10

It's also getting some extra points for the engineering feat of building it.
But same as ESB, I don't like the cladding, and the base is way too overwhelming.

One of my faves in NYC. Obviously it pales next to ESB and Chrysler, but so does almost every other tower in the world. On its own, this one is handsome and impressive. I think the crown works quite well. Could've been better taken care of over the years.

Sure enough that Chrystler and Empire are far superior but when you see the pics of ww2 era NYC they always show downtown with the 3 pillars. This, Am Int, and 20 Exchange Place. These are the backbone of NYC skyscrapers. These three created that indelible image that awed the world and every immigrant coming in. the first thing they see is the statue of liberty and then lower manhattan and this was a crowning jewel. history aside, the huge base with setback after setback culminating into the shaft looks like a mountain. The shaft has a fair amount of design for the age but what totally makes this tower is the top. The fantastic green capper that slopes upward into a beautifu cuppola. That then slopes into a small spire, perfect size for the tower. The little windows on the green facade work well too without looking like a cheesegrater.

Hey if you're going to say things like that, at least spell correctly. This is my favorite scraper crown period, including those two. Too bad Chase Manhattan overwhelms it so much. 10/10* just the same. Cleaning this one up was the best thing Trump has done for NYC. (* actually 9.9, only Woolworth gets a perferct ten, but poll doesn't allow for this.)

Buildings like this were designed using the then building code that if I'm correct said you had to step back at certain heights from the sidewalk to allow sunlight but over a certain level your tower could go as high as you like...The nearby Equitable building caused this change to the planning code as it covered near the whole site and upset people...yet it still stands...I wonder if Manhattan had kept to the same rules what a spectacular romantic skyline of spires New York would have today??? But..then..New York is still Spectacular!
