Regent Hotel expansion in partnership with IDC

EAST London’s beachfront will be home to the Eastern Cape’s first convention centre as part of a R300million Regent Hotel expansion plan presently underway.
Details of the 1400 seater convention centre and five-star hotel were unveiled by Premier
Hotels and Resorts managing director Samuel Nassimov for the first time yesterday during an exclusive interview with the Saturday Dispatch.
Nassimov said once completed in February 2009, the new development, dubbed Emonti Hotel and Convention Centre, would be the province’s biggest conference facility.
This will be a feather in the cap for East London because rival city Port Elizabeth has been punting a R500-million international convention centre concept for over two years, without
result.
But Nassimov, who was initially interested in the Port Elizabeth convention centre development, said he believed he made the right choice by placing the convention centre in East London.
“When I initially built the Regent Hotel seven years ago, many people thought I had lost my marbles to spend R35million in East London. However the proof is in the product.
“Since the Regent Hotel opened its doors it has created new business that was not here before. We are even turning away business because we do not have enough facilities.”
One of the features of the development is a 254-bed “cascading” hotel, with three wings.
Two-bedroom sectional title units will be
sold and rented out as hotel rooms by Premier Hotels.
The convention centre will comprise three
interleading sections,
including a 620 seat
auditorium and two conference rooms seating 200 and 450 delegates
respectively.
Other adjoining developments include a wellness centre and spa, gym, swimming pool, coffee shop, restaurant, bar, a business centre and two levels of covered parking.
The entire new development will be linked to the existing Regent Hotel.
Nassimov’s NV Properties partnered with the Industrial Development Corporation (IDC) on the convention centre development, because he
said commercial banks generally did not fund such projects.
IDC spokesperson Sindiso Malaku confirmed the funding organisation’s involvement in Emonti.
Research shows that convention centres are rarely profitable on their own, but the benefits lie in attracting people to an area, which in turn boosts business for
hotels, restaurants, shopping centres and other tourist attractions.
Nassimov said he believed the Emonti development will fill a gap in the country’s convention centre industry, which is lead by Cape Town, Sandton and Durban.
“The other convention centres attract international conferences and a small conference of 600 to 700 people are not viable for their large halls. So we are targeting 500 to 1000 seater national and smaller international conferences,” he said.
Nassimov said they were aiming to make the hotel a five-star establishment but doubted whether East London could sustain it. “We aim for the hotel to have five-star status, but it all depends on the availability of staff.”

Development to boost EL beachfront

Phase two has just been launched in a new development which is expected to add further impetus to the upgrading and maximising of East London's beachfront.
This project also bodes well for a major business surge in the hospitality sector, says Gwyn Bassingthwaighte, commercial division area principal for Pam Golding Properties (PGP).
"Phase Two of this seafront development includes a 1,500-seater convention centre and two Cascades apartment blocks totaling 254 bedrooms. Construction is already underway on the site which is adjacent to the Premier Hotel Regent on the East London Esplanade.
"The Imonti Hotel and Convention Centre has already purchased the convention centre and one apartment block with the assistance of the Industrial Development Corporation (IDC), while the remaining block is available for purchase by an investor," says Bassingthwaighte.
At Cascades Apartments, described by PGP as ideal for executive investment, 60 self-catering apartments are currently for sale to investors. Bachelor, one, two and three-bedroom options are available ranging in size from approximately 41sq m to 188sq m.
The fully furnished apartments are sensitively and professionally designed with an ambience to match the lifestyle aspirations of purchasers in the upmarket complex. A holistic lifestyle approach will ensure secure condominium living with all services supplied, while a full floor of recreational exercise facilities is also available.
The entry level purchase price is R988k (including VAT) for a bachelor apartment, with one-bedroom apartments priced at R1,95m, two-bedroom R1,898m and three- bedroom R3,375m.
"The launch of the Cascades Apartments provides an exceptional opportunity for investment," says Bassingthwaighte.
"The concept follows a tried and tested formula which was used in the first phase, which comprised the successful and now well established Premier Hotel Regent. Here investors rent their apartments to the hotel rental pool which enjoys an excellent average occupancy of around 80% per annum."
NV Properties developed the Premier Hotel Regent on a sectional title basis in 1996 and the new Cascades Apartments will be rented by the hotel with investor income allocated to individual units on a participation quota basis.
"The principle and method of purchasing a unit here is exactly the same as with the original Premier Hotel Regent, except that a 20% deposit will be required."
"In addition to this, a further 10% contribution will be added by the developer on behalf of the purchaser - from the VAT refund. Effectively, this means that investors pay for 90% of the purchase price. The bond is projected to be paid off in 12 to 15 years. Should the returns be similar to the current Premier Hotel Regent units, it is anticipated investors could enjoy a return on their deposit of 43% per annum."

Die Kapenaar October 9th, 2008, 10:17 PM It will be a four star hotel complex and includes the new Cascades Hotel with 254 rooms which will be next to the ten-year old Regent Hotel with 175 rooms but the entire development consists of the two hotels and the convention centre and is called Emonti Hotel & Convention Centre and has a combined 429 rooms.

I think that East London although isn't playing a major roll in the world cup, can still catch many visitors that will be seeing matches in Port Elizabeth and Durban. So I think the the East London should also be relooking their CBD which isn't looking very famous.

EAST London’s business tourism is set for a significant boost when the new East London International Convention Centre (ELICC) opens in August.
The R160 million development, situated between the Regent Hotel and the new Cascades development on the Esplanade, is one of four of its kind in the country, and is expected to boost the city’s chances significantly of holding large-scale conferences with its capacity seating of 1700.
Traditionally East London has been passed up for Cape Town, Durban or Johannesburg when it has come to hosting large conferences.
Bill Cozens, chairman of Premier Hotels and Resorts said the facility would benefit the city greatly.
“East London has had to turn down conferences in the past because it was unable to manage them but this changes things for us completely,” he said.
The three-storey convention centre will meet international standards and will feature state-of-the- art audio visual equipment, a 600-seater auditorium and three large conference rooms, which when used together, will be able to seat up to 1700 people.
It will also feature a press room, restaurants, breakaway rooms and a 2200m² exhibition hall.
Samuel Nassimov, managing director of Premier Hotels and Resorts said international research had shown that an average of R20000 was spent per delegate at a conference if one took into account factors such as flights, accommodation and meals.
“Not only will it provide a significant cash injection into the city there are also huge job-creation possibilities, especially in the SMME sector around the (EL)ICC,” he said. CEO of the Eastern Cape Tourism Board, Zola Tshefu , said the development presented an era of prosperity and economic development for the region.
“Also taking into consideration the impact on accommodation establishments, transport and logistics, food and leisure – the impact on the local economy will be immediately visible.
“Considering that for every visitor that comes into the province, eight jobs are created, this is also a great opportunity for job-creation, the impact of which will be easily measurable.”
Nassimov said a big appeal of the new centre was the fact that between the Regent Hotel and the new Cascades Hotel and Apartment development, some 450 hotel rooms would be available to delegates.
Although the convention centre is only set to open officially in February next year, the venue has already secured bookings for six conferences up until 2011 with the largest being one for a thousand people.
Peter King, CEO of Tourism Buffalo City said the organisation was positive about the potential impact the convention centre would have.
“It will enable the city to compete for conferences of much larger size than is presently the case,” he said. “The (EL)ICC certainly stands to play a very significant role in boosting tourism in Buffalo City.” -
