Can developer tap on shophouse GFA to use for resi behind?

BTW CAPL clearing stock liao. Presentation said they want to see 1000-2000 units in 2008.

I'm interested to see how they join the shophouses to the tower, since as mentioned the site is very narrow and long (for a condo)

the shop houses might be interesting because you get condo facilities as well which you can't get for a standalone shophouse. But these are not released yet.

If you're travelling from River Valley road, the showflat is located along River Valley Grove, after Euro Asia CT just before Rivergate.

It's only open on weekend, weekdays close. :cheers:

Straight line distance is only about 300 or 400m apart. Can share why you think showroom location's better than actual site?

Actual site is nearer the mohamed sultan and robertson quay restaurants and pubs, and even clarke quay which is just across the river. I thought it's pretty charming too with the conservation houses.

Don't think the feng shui is good...if u know a bit of that....... 8 Rodyk very much better ( not vested )..... Wharf showroom has to be located so far away at Martin road opposite Robertson 100 ? Can build at Mohd Sultan Road what ?

There is a vacant land at Mohd Sultan Rd but I dont think the showflat was allowed there cos the land is for transit office.

Flanked by 2 temples, not much view to speak off. To ask for $1,200 psf is akin to asking for the sky. Since capitaland managed to get rights fully subscribed, should just sit on the cash and wait for better days then launched.

If wanna launch now, set price at $800 psf. Bet it will be a sell-out. If not, might as well wait for Rivergate to tread lower.

Actually its not that bad from a fengshui perspective. Many ways to explain it. One way is to look at your bazhi (8 characters) and determine which of the 5 elements is lacking or at its weakest. Taoist temples have lots of smoke because of the incense it burns so that means lots of the element Fire. If you lack Fire, staying near Fire element will boast up that element and with it, your luck.

And from a very good agent friend of this forum - many expats actually LIKES it - the chanting (in Buddhist temples) they hear are said to have a calming effect on them! I'm serious!

This project was launched at the beginning of the property upturn, so it was priced modestly, i believed it went down to $10xx psf? Whoever grabbed it then are lucky, now should be asking for $1500psf and above?

The Espada at St Thomas area is going for over $2,300psf. If I remember correctly, sometime around the 3rd quarter of last year, a forumer predicted that the RV area will reach the $3K+ psf by 2011. I thought it was impossible then. Now, it looks like a conservative estimate. Sigh ...

Ya...wharf seems undervalued now but hopes things get better when nearer to TOP...my family members got a unit there when they slashed down their price...the agt hf to queue there at 7am tat time..feels like Great Sg Sale tat time..Whr got RECESSION!

Its not 950psf...not so so low wor...ard 1200psf (high flr 2bedder) :). At tat time we haf been eyeing this project which is seling for 1500-1600psf and we keep pestering the agents how come recession nvr slash down prices..:lol:

But still better den vivace 2kpsf+++ now for MM units with small dipping pool.:ohno: Misleading ppl to enter at so called affordable pricing of 800k+

Many HDB upgraders dun even noe what and how to calculate PSF! They jus buy based on price quantum and perceived rental yield....Guess to haf to learn thru the hard way :nuts:

I can help you bring out a list of apartments that are lousier than the iconic Aspen Heights condo. Since they serve no purpose in our discussion of The Wharf Residence's $2,450 psf, I will not go down that route.

Lets do not compare older developments with newer ones..Its neverending..Even now new launches r priced 10-20% higher den those who jus launched 1-2mths ago...Now we r in a bull run (duno fake bull or wat) hhh

The best test is to make them an offer and see if they are willing to sell their units to you at $1,500 psf.

all depends if u are asking the big units or smaller units. the studio some buyers paid 1600psf in the initial launches.... larger units better chance to get 1500psf I guess. but top in 2013 so owners are not in a hurry to offload unless price is good.

The plot is big over there and is so near to the livelyness at The roberston walk. The 2 other projects Vivace ( so small and right at temple side) the waterxxx is also beside the temple... so for that stretch I guess The wharf is best positioned. also the converse hse infront do add some character to the place.

my colleague sitting next to me is selling hers at 1500psf and the highest offer she gets so far is 1450psf for a high floor 2beder.
But I can bet you a lunch that if you offer 2000psf, you might be able to buy up the whole development

aiyo, wharf residences ard 1500psf quite reasonable lor for high flr somemore...got holding power hoot lor since got martin residences, vivace on so on to support the price..Near to TOP, mabe can fetch above 1.8kpsf leh..If crisis, at most drop to 1300psf...i tink only hor..
