Hey great idea to have this seperate thread to discuss the tallest block. THX Malec or whatever idea it was.....

Just for interest i calculated how many points only the supertalls in this block would give Dubai in the Emporis skyline ranking, it are 5000 points.

Pentominium = 600P
Damac heights = 500P
Marina 106 = 600P
Princess Tower = 600P
Marina 101 = 600P
23 Marina = 400P
Elite residences = 500P
the Torch = 400P
Infinity tower = 400P
Ocean heights = 400P

all together 5000 POINTS!

Great idea anyway - what is the tall building above the POLO hotel ? is the long distance shot of AL BURJ ?

Botanica is stil rising above DP I see, near the top floors will have good view of palm

^^ There are two tall buildings above the polo hotel, the really massive one is al burj and it actually appears smaller than it is because it's so far away. The other one is the new oasis beach hotel which will have 90 floors.

So now with the foundations of infinity tower and marina 101 poured in the space of a week we can look forward to the next set of supertalls rising neck and neck. Someone should check elite residence since that might be close as well.
I guess in a year or maybe a little more we could have the same situation with the pentominium, damac heights and marina 106. :cheers:

^^ Thank you for these updates. Something we really need is someone to get up onto marina crown's podium. Up there there'll be clear views of elite residence, marina 101 and the pentominium sites.

Is anyone else really worried about the road network for these? Traffic is going to be an absolute MESS. I'm hoping the tram service is what will make things work, otherwise expect it to be a nightmare every single day.

The Metro and tram ought to do wonders. Once more facilities are up and running--Marina Arcade, Marina Mall, etc.--fewer people will take their cars out of their parking stalls. At present, one has no choice but travel for a decent selection of shopping and entertainment and one has to use a car. This won't be the case post-Metro and tram.

I doubt traffic will be a problem. Many rich people will live in that building. Many of them will not have to work so there will not be something like a rush hour. Without the construction traffic their will not be many traffic jams.

I have added the number of units that each development will deliver where possible. If anyone knows the total number of units for any development that I have omitted, please can you let me have them so I can include them as it is useful to know how many new units will be entering the market at any given time.

It looks like the next tower to complete in the tallest block will be MAG 218 followed by Marina Pinnacle and then the Torch, all of which are looking like late 2010 or early 2011 delivery. If these three developments handover in 2010 they will deliver a total of 1956 units to the market.

Nothing in the Tallest Block will be delivered in 2009.

The Torch is an 81 floor tower currently at floor 57 with a 6 day floor cycle.

Ocean Heights is an 82 floor tower and stands at about floor 48. I think the Torch may handover very late 2010 and Ocean Heights early 2011.

As more updates and information are available i will update the list accordingly. It is not an exact science, just a guide to what is close to completion. The nearer a tower is to completion the more accurate the info is, and the further away the completion is the more innaccurate the info is. projects are being put on hold one day then U/C the next then back on hold so it is very difficult to get 100% right all the time and all i am doing is collecting all the SSC info and melting it togther in an easy to read format.

Thats why Sulafa and Elite are down for 2012, there is simlpy so much work to do on both towers that anything can happen at this stage making an accurate prediction near impossible.

What is possible and the objective of the list is to see what towers are due to complete soon and how many units they will deliver to the market and community as a whole.

Dubai Supertall Progress Report

Pentominium

For the last few months, piling works at this construction site had been accelerated. A total of 5 piling rigs along with two mobile cranes occupied the small site, working also through the night. Recently the piling contractor has left the site. Given the speed of work in the previous months it is reasonable to assume piling has been completed and the main contractor should arrive on site afterwards. However, there has been no mention yet of who the main contractor will be. Clearly if the developer, Trident, have the financing then now would be a good time to build the tower since construction costs are at a low.


Damac Heights

A tower that was supposed to be built next to several other supertalls District 10 in the Dubai Marina. The foundation contractor, Zetas, arrived on site and maybe did some testing however soon after arrival they left again. Damac said that they were redesigning the project, however, in the current financial climate it is unlikely they will restart it anytime soon.


Princess Tower

This tower recently passed the half way mark in its construction and is now beginning to rise above its neighbours such as the 210m tall Le Reve tower. The tower, although having slowed down in recent weeks, still continues to be built at a reasonable pace. It remains to be seen if this slowdown will continue or if it will resume its previous speed. If it does slow down it will be overtaken by some of its neighbours.


Marina 101

This project is another very tall tower which has recently risen out of the ground. It is now at the 10th floor although the podium still has not been built.


Marina 106

Marina 106 is tower in Dubai Marina for which there is extremely little information. Piling work is progressing and it remains to be seen who the main contractor will be. Most likely it will not be known until the contractor actually appears on site.


23 Marina

A few months ago, work stopped on this tower for a while. However, recently construction was restarted and is now happening at a fairly quick pace. Cladding has begun and is about 10 floors up. It started rising at around the same time as The Torch and Princess Tower. However, due to the delay, it has fallen behind the other two.


Elite Residence

This 380m tall tower is being built by the same developer, Tameer, and the same main contractor, ACC, as Princess Tower. The podium has been complete and the core is about 10 floors above the podium. The main tower has not risen above the podium yet but is expected to do so in the coming weeks.


The Torch

Despite rumours of financial problems with the developer, construction continues on this tower at a reasonable pace. It has recently reached it’s 2nd mechanical floor and is now set to complete the construction of its remaining residential floors. The construction quality is, however, somewhat questionable.


Ocean Heights

Despite the problems with the developer, Damac, and the late start to this project, this tower is now getting built at breakneck speed by Arabtec, the main contractor. This is now the fastest tower in Dubai with a floor cycle of about 4 to 5 days. Within the next month it is expected that this tower will overtake its 210m neighbour and will top out later this year.


Infinity Tower

This twisting tower suffered a nasty construction accident at the piling stage where marina wall burst causing the entire construction site to be flooded. This caused a full year’s delay, however, now the tower is being built at a fairly quick pace. The podium is being built and the core is about 10 floors higher. As with Elite Residence, the main tower is expected to rise above the podium within the next few weeks.

Malec; - Where did you hear the rumours of financial difficulties with the developers of The Torch, and who says construction quality is questionable? Has that come from the construction inspectorate at Dubai Municipality? This is dangerous talk. Is the construction quality questionable at all DCE sites, - is it the same at 23 Marina for instance? It's all a bit of a worry when these badly constructed buildings are going up amongst the tallest block on Earth. Are all the surrounding buildings in danger from the ones built by DCE? Do tell; - I'm dying to know!

^^ Rumours are still just rumours and there was the same for infinity tower a few weeks back.
About the quality. I'm sure you remember yourself some of the brick work that was shown a few months ago. Maybe that has improved now. Anyway it doesn't mean the tower will fall over since they weren't structural columns or anything like that.

By the end of September I think there'll be just a little less than 6 in it. Around 4 is my prediction. The "C" word, and yourselves, will be that much behind Liverpool.

You've been having a bit of a hard time of it with completion date promises in TT - The end is near though.

Just wondering, do people agree with this progress prediction or not? (yes I know there are other towers there, ignore those since this counts all supertall buildings not just the marina ones).

Also just so people make sure, this is just my prediction so nothing official at all. I just based this on my own observations of the construction of these towers. Also remember, major hiccups aren't assumed here. :)

Yes that's right at the moment. Ocean Heights is likely to pass The Torch soon, though, and The Princess Tower should pass both next summer. There's been around a 10-15% speed up in The Princess Tower progress over the last 4 weeks. Good news . . .

METHODOLOGY
I am using best case scenarios for project handover dates, as this is worst case scenario for oversupply (Dubai’s biggest problem).
I am using project information from SSC threads to update progress.
Projects nearing completion reflect more accurate handover dates and projects in the early stages of construction are more estimated, inaccurate handover dates.
Projects are listed in order of expected delivery soonest first latest last.
Projects nearing handover will state handover month when announced by the developer.

Anyone able to confirm the Ocean Heights is now the tallest tower in the marina? It looks, from the above pics, to have overtaken The Torch. Torch tower has barely grown in 2 months.
