Hrvatsko Zavod za Zdravstveno Osiguranje on 8 Gradišćanskoj Street (9300 sqm)
Jadran Site – Office Tower Complex. Demolition work has commenced. Project yet to be announced.
Educational Complex – New education facility for lease by private schools. Being built by PB Grad. 4 buildings at 9 levels which will also include apartments. Location on Radnicka Street. To be 80,000 sqms of which 15,000 sqm will be for education purposes. Total project cost is 30 million euros.

Hypo-Alpe-Adria Bank Proposal - New 23 level tower proposed on south-western corner of Ljubljanska-Selska intersection. Going through architectural design phase. Tower to include in excess of 22,000 sqm new floor space over approx 20+ levels. It has been announced that Ljubljanska-Slavonska will accommodate tall towers on each corner of major intersections along this road.

Hippodrome – Relocation to outer Zagreb in order to free up south bank of the Sava for new housing estate.
Martinovka – Complete redevelopment of this inner city location (110,000 sqm) on the south side of main east-west rail line. Extension of Zagreb CBD to include new office towers, retail and apartments. (See also Gredelj Redevelopment)

Project has been in the planning since 1998.
Geoprojekt – 4 apartment buildings at Ravnice, off Branimirova Street in Maksimirsko Naselje.
Nada Dimić Redevelopment – Former factory on Branimirova to be developed by Croatia Osiguranje into multiple apartment blocks. 60,000 sqm site.

Gajnice – 550 units including hotel in multiple buildings. 170,000 sqms with possible new school.

Sesvetski Kraljevac (Naselje Iver) - Degrad is building 1000 apartments in 25x 4 level apartment blocks that will house 3000 new residents. In addition the estate will include a school, sports hall, small shopping centre, swimming pool amongst other public facilities. A new rail station is also planned for Sesvetski Kraljevac to provide quick public transportation access into central Zagreb
Savska Opatovina - New apartment zone in preparation.

Ciglane Redevelopment – Former Zagreb Brickworks in Črnomerec covering a 270,000 sqm site. A new central public park with 2 lakes is planned to be surrounded by highrise apartments (30,500 sqm). Includes a small shopping mall. Located on Kustošijanska & Bračunova Streets.
Česarčeva Street – New apartment-retail block planned off Ban Jelačić Square. 5 levels at a cost of 70 million euros. A new 700 parking station planned underneath. Total 14,400 sqm projected by ZaBa, Konstrukto & IGH.
Hvarska-Vukovarska Apartment Complex – Highrise apartment towers primarily on Vukovarska Street.
Old Trnje Redevelopment – Block bound by Slavonska Avenue-Hrvatska Bratska Zajednica-Sava River to see the demolition of old neighbourhood replaced by new 9 level multiple building housing project with 3100 apartments. 43.5 hectare site.
HUP Project at Bundek Lakes – Location beside Museum of Contemporary Arts. 21.4 hectare site for multiple 9 levels buildings. To house 6400 new residents.
Kaufland Residential-Retail Project – Location at Gornja Dubrava on former bus factory. 22 million euros with 150 units.
Njivice – 17 hectare site south of Vukovarska street to be transformed into new residential area by Geoprojekt. Proposed are 1900 new apartments for 5300 residents. Passing through the site is the extension of Strojarska Street which will lead to one of the 2 new Sava bridges.

Dubokom Jarku – 2700 new apartments in 50 buildings. Location is north of Sesvete, near Popovac. (East Zagreb)

Zagreb City Centre – New 100,000 sqm shopping complex beside new Zagreb Arena in Blato-Lanište district. To be built by Hungarian firm TriGranit. To be built in 3 stages which will eventually house over 200 shops. Possible twin towers over 18+ levels.
Mercator Podbrežje – 32,000 sqm shopping complex for new housing estate, large supermarket and 65 shops.
Tkalčevićeva Street - Cluster of old houses to be replaced by new retail and residential project by 'Stijena Grad'.
Leclerc Redevelopment – Unfinished Leclerc Shopping Centre to be completed after site was purchase by firms Urba Zapad & Factum, located in Špansko on Ljubljanska Avenue. 25 million euros will be spent to complete the 60,000 sqm complex.
Dubrava Shopping Centre – Transformation of Dom Kulture into a retail complex by firm Alu-Kon.
Ibler Passage – New luxury retail arcade in the heart of Zagreb city centre linking Vlaska & Marticeva Streets, 50 boutiques over 4300 sqm.25 million euros being spent by firm Braxae.
Buzin Shopping Centre – Huge new 140,000 sqm shopping complex located adjacent to new Zagreb – Sisak motorway (see Buzin CBD project above).
Kings Cross Lanište – New 65,000 sqm multi-level shopping centre in the suburb of Lanište
Zagreb Fair – Huge shopping and entertainment complex next to Zagreb Exhibition Complex. 250 million euro project will see reconstruction of existing buildings and new ones built. Completion by late 2009. Planned are 15,000 sqm congress facilities, 34,400 sqms of hotel, 65,000 sqm of parking, 13,500 addition exhibition space, 12,000 sqm retail and 10,000 sqm of commercial office space. In final planning phase.

Zagreb Airport Passenger Terminal - New 65,000 sqm International Airport Terminal with 11 airbridges to replace current one that is close to capacity. Currently going through final design phase. Expected completion once construction commences is 2011. To cost approx 212 million euros
Šarengradska Project – New roadway from Jadranski Bridge to Cibona Tower

PROPOSED
Zagreb Metro – Light Metro with 4 lines, underground in the city centre and either on or above-ground on the outskirts; construction planned to commence in 2009. Expected cost between 600 million to 1.1 billion euros. Creation of 2 main lines – north-south (Podsljeme-Buzin) and east-west (Dupec-Malešnica).
Bundek Bridge – Spanning Sava River to connect Ulica Republike Njemačke with New Zagreb - In Planning, 2007-08 start likely. To be the biggest and most spectacular of all Zagreb bridges.
Crnomerec Bridge – another bridge spanning the Sava river is planned.

Medvednica Tunnel – New northern motorway that passes beneath Medvednice Mountains behind Zagreb. Approximately 380 million euros.
Vukovarska Avenue – extension towards Sesvete.
Zagreb na Savi – Huge Sava River re-development to regulate river flow and hence allow new residential and commercial development right up on the riverfront on both banks. A new exciting project that will change the look of Zagreb for ever

Arena Zagreb is the name of a future multi-purpose sports hall located in the southwestern part of Zagreb, Croatia (in the Lanište neighborhood of Novi Zagreb). The site will also include a building complex, the Arena Complex (Arena Center), expected to be the largest shopping-entertainment center in the city.

The Croatian Government and the City Government of Zagreb held a public tender for the construction of a sports hall in order to host games in the 2009 World Men's Handball Championship, and later for numerous other sporting, cultural and business events. The hall is supposed to have a 16,300 (15,600 for handball) seating capacity.

This latest tower is a 26 storey office skyscraper planned to be built beside the new Domovinski Bridge. The location is beside the actual Sava River. The address is Radnicka Street which is a prominent south-eastern gateway into Zagreb, hence the tower's name. The shape of the building is described as being "Crystalline", therefore it is irregular in form and designed in part to reflect lighting in passing traffic via the newly built bridge. This project is still in planning faze.

This new building will be 106 metres tall and will occupy 26,375 sqms. This skyscraper will be the centre piece of an urban development that will consist of various sized apartment blocks at its base and lined up along the Sava River's north bank. There is a retail and entertainment component in its proposal. The 9407 sqm site will eventually have 93,572 sqms of built development. The skyscrapers base footprint will be 2315 sqms.

For those who don't know anything about Zagreb:

Zagreb is the capital and the largest city of Croatia. Zagreb is the cultural, scientific, economic and governmental center of the Republic of Croatia. The city's population in 2006 was 785 000 (approx. 1.1 million in the metropolitan area). It is situated between the southern slopes of the Medvednica mountain and both northern and southern bank of the Sava river at an elevation of approximately 122 m above sea level.

Its favorable geographic position in the southwestern part of the Pannonian Basin, which extends to the Alpine, Dinaric, Adriatic and Pannonic regions, provides an excellent connection for traffic between Central Europe and the Adriatic Sea.

The transport connections, concentration of industry, scientific and research institutions and industrial tradition underlie its leading economic position in Croatia. Zagreb is the seat of the central government, administrative bodies and almost all government ministries.

There were 2 investors of the SkyOffice Towers, and unfortunately one investor had to quit, so some stories about returning to 22 levels popped up. But most probably, the height of the SOT will remain the same --> 30 levels :cheers:

really nice plans... there is interest to build scrapers in zagreb...
only shame is that people are really close-minded and in many cases obstruct construction... that's why i believe lots of proposed projects won't be approved, and possibly move to other 'skyscraper-friendly' cities as Sarajevo and Belgrade...
and honestly... i wouldn't mind at all... first we have to change our mentality and then start building some serious projects...

most of the time people just like to complain about everything... especially residents of Zagreb... it has become some kind of tradition to obstruct everything no matter if its good or bad...
seems that they would be happy if Zagreb was still a village from 11th century...
that's why Zagreb will stay in place and Ljubljana, Sarajevo, Belgrade and even Skopje will move forward...

Sky Office Tower is a dual, eliptically shaped business tower, located in Zagreb, Croatia. 108m tall office tower currently under construction will be tallest tower in Zagreb once completed. Tower will feature 30 floors above the ground and 4 underground floors. Whole project is set to cost 80-85 million euros (117-125 million USD). Tower for a short while will be the tallest skyscraper in Croatia.

Zagreb Crystals (first known project) were project for Cvjetni square in Zagreb's city center, and were rejected, but in the end it's decided to realize the project in "smaller" version (smaller underground garage and less square meters of business offices).

Very interesting project in Zagreb,
New high rise district is being proposed, district will consist of 20 high rise residential towers, 12-25 floors each overlooking the river and adjacent International Trade fair.

Jewel in the crown if you have it, 140m Office tower overlooking River and in close proximity to Western Business District.

If this gets go ahead it will be largest project in Croatia in recent times, and main office tower would also be tallest in Croatia, although there are more proposals for taller towers this one certainly looks promising.

Ma ljudi ovo su fantazije u najboljem simslu te riječi.
Pola od ovih građevina nema teoretske šanse da se izgradi u Zagrebu iz nekoliko razloga.Prvo oni projekti koji spadaju u gradske projekte su preskupi(Plavi vulkan itd)AS ako i nešto i bude sagrađeno po nekom od projekta prikazanih ovdje budite sigurni da će to biti u drastično izmjenjenom obliku(npr most Bundek bez onog ukrasa i takve stvari.
A ako se bude bide držalo plana i projekta onda će trebati dobrih 50 godina da se ovi projekti izrealiziraju.
Usput budi rečeno u Zgarbeu vlada takav uranistički kaos da je to strašno.Riga mi se od dijela grada gde je američko veleposlanstvo(Zagrepčani neka napišu točan naziv dijela grada) jer vlada takav nered da je to bolno za gledati.Pretežno se radi o novogradnjama složenim bez ikakva reda i zakona ,to je nešto strašno.

Da ne bude zabune sve su ovo sjajni projekti koji mogu Zagreb iz blakanske prićije(budimo realni) pretovioriti u nešto manje bolje.Samo za to treba pametna vlast s vizijama.
Recimo rukonmetna arena,koja je sjajna smještena je nasred polja,zašto je nisu smjestili na obalu Save?B ilo bi fora kada bi se osvjetljenja arena zrcalila na površini rijeke a ljudi sjedili na stubama koje se spuštaj do nje...
Ovako imamo jedno efektno zdanje s praktički malo efekta.Ima još puno slučajeva sličnih ovome ali dobro...

u potpunosti se slažem da je lokacija za arenu kriva....ali nakraju če sve to dobro ispasti...lanište će se zbog arene jako razvijati tako da će ta pozicija za jedno par godina ustvari biti odlična ( po mom mišljenju)

Ma izgradnja arene je samo po sebi jako dobra stvar ali koliko sam vido na Google earthu udaljeniost od rijeke je mala.Da su obalnu liniju popunili s arenom to bi bio dobar početak oživljavanja Save,ovako je ostao zeleni pojas uz Savu koji je rezerviran valjda za poslovne nebodere koji će zakloniti arenu

We haven't exported any yet. The tram has been on tests in Helsinki and Sofia, but they didn't buy any new trams yet. We will see in the future.
There are also rumours that Almaty is interested in buying some.

The interior arrangment was slightly changed in the 2nd series of 70 trams for Zagreb, and a shorter version is also on the way. They're also constructing a 1435mm gauge version.

The Tower is amazing, but the location isn't worth s*it. I can't wait for someone in the City to put a stop to scattering business towers around the suburbs, industrial zones, shopping zones and finally decide to make two or three CBDs (starting with Savska and Heinzelova/Radnicka street).

I'll never get over building the beautiful some-30-story Sky Office Tower right between residential 4-story buildings, just because it's right on Zagrebacka Avenue. People are building towers wherever they like and it's just stupid.

god forbid those shity modern buildings... those architects don't have any eyes. new parts of zagreb are already extremly ugly.. don't ever even compare it to vienna.
ofcourse, its the same with the new parts of london, paris etc., but we haven't learned anything from them..

The Sky Tower's should look great when done, it's a bit of a economic pinch at the moment, with alot of over supply.

Building's like this should be the standard in ZG, and they keep screwing it up with shit building's that should of been out dated here a long time ago.

Look at Laniste, fresh start with arena, up coming mall, and what do they do, they build a tone of shoe boxe's around it.

I just don't know if it's a lack of vision, no architectual inspiration, or just plain greed to build as many shit, low costing building's just to make a quick profit.

We have a long way to go
