Passed thru the site yesterday and if I am not mistaken they are in the middle of constructing the show room. think it will be ready soon.

well......I think this 'showroom' is kinda permanent with all the reinforced-concrete and it is kinda tall for one. I personally think that this 'showroom' would be part of the structure.....just that they are constructing this part first...hehe ;)

Most of the area around KOMTAR are gazetted as conservation area - making anmy furture development there almost impossible.
As for Plaza Rakyat.....well.....the last official statement was to start construction a few months earlier but the latest 'insiders' news is that it is still entangled in a web of red-tapes and political stuffs! :(
yea......we are a 'close-knit' community but KL are still lacking of skyscraper fans! ;)

Who is your 'insiders'. I'm just wondering. Me too...so looking forward for the construction to be resume again. Keep using the same road just to see if there is any indication that they going to start it again. it seems like forever :ohno:

Yeah, and it's time for puduraya to be demolished too.. imagine KLIA, KL sentral, LRT, monorail.. all modern and canggih but bus transportation... aiyo! still stuck in the middle ages!:doh:

I think those blue-glass "lines" at the middle of both towers have to be glass elevators...
I passed by the construction site earlier this week and the towers have started to rise out from the hole... I also saw that the elevator cores are exposed ones... Should be for the glass elevators, then?

Isn't Plaza Rakyat meant to replace Pudu Raya as the bus station ? There's largely enough space in there for a clean and modern one.

When money can't buy you Malaysia's most expensive condo

MALAYSIA'S most expensive condominium is rising in the shadow of the Petronas Twin Towers. But money alone can't buy you an unit.
Visits to The Binjai's showroom are strictly by appointment and for those who have registered.
'This is our dilemma and every developer's dream,' said Ms Adelaine Foo-Lei, a spokesman for project developer KLCC Holdings.
'How do we choose the purchasers for the 170 units? We don't want people who will display their laundry on the balcony or those who karaoke all night.'
Some 400 of the who's who in the region, from Malaysian royalty to Australian businessmen to Singapore tycoons, are said to be in the queue.
The developer is tight-lipped about who's in the queue to buy the units, but this much is known: The biggest and most expensive unit on sale has been taken up by the country's second-richest man - media and gaming tycoon Tan Sri Ananda Krishnan.
The 15,053 sq ft double-storey penthouse, which has a 60 sq m swimming pool on the roof, comes with a hefty price tag of RM10 million (S$4.38 million).
Prices start at around RM2.3 million for the smallest unit, which has an area of 2,300 sq ft.
Costing between RM1,000 and RM1,200 per sq ft, units in the two-tower condominium easily outprice similar luxury residential high-rises being built or planned nearby, property consultants say. The Binjai's main selling point is an unblocked view of the Petronas Twin Towers, while the 20ha Kuala Lumpur City Centre (KLCC) park - the biggest park in the city centre - is right next door.
'The highest asking price in the other nearby condominiums is around RM700 per sq ft. There's a premium to be paid for being on the park itself, and for the view,' said Madam Lim Lay Ying, managing director at Research Inc (Asia) property consultancy.
'We are not just selling bricks and mortar. It is a lifestyle that you are buying,' said Ms Foo-Lei. 'We are not trying to be snobbish. You have all the amenities here, from fine dining to shopping, the Philharmonic Orchestra, and there is a park next door. There is everything for the family.'
The 44- and 45-storey blocks are located along Jalan Binjai and are the only residential units that will be part of the 40ha KLCC project.
'To me, it is cheap compared to similar projects in other cities in the world. It is also the only condominium linked to the park,' said Mr Ho Chin Soon, director of Ho Chin Soon Research, a consultancy which maps out real-estate values for developers.
To keep its aura of exclusivity, the public is unlikely to read much about The Binjai project, although it is slated for completion next year. KLCC Holdings will not be taking up any newspaper or TV advertisements to market the project, said Ms Foo-Lei.
Want to get your hands on the project's brochure? Forget it. The brochure - thick like an expensive coffee-table book - is 'only given to potential purchasers', she added. After some persuasion, KLCC Holdings opened the door recently for The Sunday Times to tour the showroom. The office looks like an art gallery.
The maid's room is air-conditioned and has an attached bathroom. It also has ready connection to the Astro satellite TV.
The owner enters his home via private lifts that open only at his floor, and is greeted by a magnificent view of the Twin Towers and the greenery of the KLCC Park.
A grand piano in the living room, an antique bed in the master bedroom and a jacuzzi in the main bathroom complete the experience of understated opulence.
Industry experts expect all units to be snapped up.
'The prices are stiff, but having an address like that is important to some people. They want to tell others that they have arrived,' said real estate agent Ajit Singh. 'This is like living in Hyde Park in London or New York's Central Park.'

PEREMBA Construction Sdn Bhd and IJM Construction Sdn Bhd have jointly been awarded a RM260.34mil contract to construct and complete the main building works of The Binjai luxury condominium in the Kuala Lumpur City Centre.
PECD Bhd, Peremba's parent company, said in a statement that the project, awarded by KLCC (Holdings) Bhd's wholly owned subsidiary Layar Intan Sdn Bhd, comprised a 44-storey block and a 45-storey block with a total of 171 exclusive condominium units.
The units will range from 2,300 to 3,700 sq ft in built-up areas for standard units and up to 10,000 sq ft for penthouses.

Developers riding on KLCC lifestyle craze
The Kuala Lumpur inner city skyline is undergoing rapid changes, thanks to a robust real estate market in the past two years.
More futuristic and eye-catching architecture forms are set to join the splendour of the Kuala Lumpur City Centre Twin Towers in the years to come. Behind this building frenzy is Kuala Lumpur City Hall's clever vision of injecting more life into the inner city by promoting new residential developments in the area.
StarBiz assistant news editor ANGIE NG caught up with several developers and real estate consultants to have a feel of the “KLCC pulse.”
WITH lifestyle and fine living catching up among urbanites, more opportunities are now open to property developers to venture into the high-end and high-margin residences sub-sector, especially luxurious condominiums, in the inner city of Kuala Lumpur.
Quite a number of developers are riding on the “KLCC lifestyle craze” to launch projects that provide spacious living space where privacy and security are listed as top priorities.

From the early 1990s until before the regional financial crisis in1997, quite a number of condominium enclaves have sprouted up in the city centre.
These include projects such as Kirana Condominium in Jalan Pinang, Hampshire Park in Persiaran Hampshire and 3 Kia Peng in Jalan Kia Peng. The onset of the financial crisis halted further development of such projects as the market took a downturn.
Among the first high-end and multi-storey condominium projects to appear in the inner city when the economy finally stabilised was Stonor Park by Beneton Properties Sdn Bhd. The two tower blocks with a direct view of the Petronas Twin Towers were launched in 2003, with completion expected in 2006.
Priced from RM1.1mil to RM5.8mil, the units are spaciously designed with a built-up area of 2,000 to 3,000 sq ft while the penthouses have built-ups of 7,782 sq ft.
Beneton Properties chief operating officer Leong Swee Han said the avant garde yet contemporary and practical designs to create the sleek Manhattan look, had won the hearts of the new breed of city dwellers.
“The generous use of glass and steel makes the building aesthetically visible, yet has the contemporary touch. It is important to have a practical and comfortable layout that provides balance between entertainment and private space,” Leong told StarBiz in an interview.
She said buyers of luxury condominiums appreciated the fine living, security and privacy provided in such projects.
“They are looking to fulfil their new lifestyle needs and also to achieve optimal quality, value for money and good investment opportunities from their purchase,” she said.
With land in the inner city getting scarce, the limited supply will drive greater interest and demand for these high-end condominiums.

Developers are seeking out valuable land of between one and two acres for development into prime projects that offer fast project turnaround time and good cashflow.
Quite a few of them have used their high-profile projects to make a foray into the upmarket property sector and make a name for themselves by putting their best foot forward, so to speak.
The launch of The Binjai by KLCC Holdings Bhd in August last year has set the benchmark for high-end condominium living in the inner city. The spaciously designed condominiums of between 2,300 and 3,700 sq ft are priced from RM1,200 per sq ft.
Companies with ongoing projects in the vicinity include the big property boys such as KLCC Holdings Bhd (The Binjai); Tan & Tan Development Bhd (Cendana at Sultan Ismail); Glomac Bhd (Suria Stonor); E & O Property Development Bhd (Dua Residency) and SDB Properties Sdn Bhd, a Selangor Dredging Bhd company (Park Seven). The others are Beneton Properties (Stonor Park and 2 Hampshire) and Tanahnaga Sdn Bhd (The Meritz).
Among the new boys in the block who are vying to get into the “KLCC action” are Magna Prima Bhd and Sitiawan-based Yu Neh Huat Bhd.
Magna Prima hopes that the May launch of The Avare Kuala Lumpur at Lorong Kuda will build up its brand name as a niche developer, while Yu Neh Huat Bhd’s 163 Residence, featuring a 28-storey block of 250 serviced residences in Jalan Perak, also serves as a platform for the Sitiawan-based group to make a foray into the bustling Kuala Lumpur market.
The cityscape will continue to change with more eye-catching designed projects joining the neighbourhood with some of the world’s best architects joining the fray.
While most of the projects are churning out very spacious units, there is a need to provide projects with varying built-up, especially smaller units such as serviced apartments, to cater to the growing demand from those eager to become city dwellers.
With the 14 ongoing projects featuring some 3,000 residences, the building frenzy may see them doubling in the next few years.
According to Glomac Bhd group managing director Datuk FD Iskandar Mohamed Mansor, developers who read the market correctly and have a proven track record should be able to sell their products.
“Ultimately, that means the market will be able to distinct the men from the boys.” he said.
Tan & Tan Development marketing and sales director K.C. Chong said KL was ready for more such developments.
While giving the thumbs-up to improvements in the public transport system such as the KL Monorail, he said more open spaces and parks to make the city truly liveable were necessary, too.
“There is a need to create a cleaner and fresher KL by controlling pollution from public transport such as buses, lorries and motorcycles.
“There should be more abundant walking spaces such as paved footpaths and tree canopied walkways. The walking culture should be very much encouraged as a city lifestyle,” he said.

Rather than build a standard façade, the exterior of the structure was deliberately designed to “express the visual interest of the towers, in contrast to the commercial facades within the KLCC development which have continuously repeating elements of concrete, glass and steel”.
He added: “We ended up building what I call ‘glass boxes in the sky’ with repetitively unique glass walls for the variety of units we’re offering. Also, two towers were built to enable you to get a sense of light coming in and to facilitate cross ventilation features as seen by the large balcony features.
“We’ve designed The Binjai in such a way that people can remodel if they want to, so we recognise different people’s needs.
The Binjai is definitely for people who love living in the city and who appreciate a sense of quietness within the residence and enjoy the
easy access to the neighbouring KLCC park.
A peek inside The Binjai’s show unit revealed open areas with adjustable louvres and sliding panels that can be opened or closed to provide privacy and shelter as and when required.
Exclusive private balconies and lanais, each playing a role in providing natural lighting and ventilation, help accentuate the essence of a tropical ambience and add to the feeling of exclusivity.
Then there’s the textured lighting, floor-to-ceiling sliding doors and generously proportioned windows that promises outstanding views of the KLCC development.

A luxurious high-end condo with international lifestyle and park features to match a modern contemporary setting that could easily step into a classic approach were incorporated to give buyers choice.
Wilkes elaborated that some finishes are done in exactly the same mood, such as the entrance lobby. Even the high-speed lifts servicing each unit with its own lift lobby are integrated as part of the living space design to show off its pride of place and to accentuate the feeling
of exclusivity.
Burmese teak doors and solid teak wood features herald in a sense of grandeur at the entrance.
A three-metre high living room accompanied by clean lines and plush design sets the mood for top-notch living. You r almost got it right, but it isn't happen as far it concerns. If you guys notice carefully, you might start wondering why on earth.. one of the blocks' tower crane is taken down, while the other still standing alone, lifting tonnes of materials needed for internal and external work. At night, the towers r lifeless and there seem no rushing work ongoing. These may provide you some signs that the contractor might 'pullout' but at the moment, it doesn't. It is not the developer problem since we know they r cash rich. It is the internal rife between the contractor and the consultant which has turned sour. IJM being strong and cash rich can afford to pullout, but can the developer take it?

I really do hope it is not halted now that it has reached it's full height.
Btw, the Oval Suites are growing in an extreme rate!!

Btw, jacking up or down tower crane is not cheap leh...and why would they want to raise the crane again, if its already lowered down? Come again, they r supposed to complete by year end 2006. Why the delayed by these reputable developer and contractor? Kind of puzzling development..
