I am getting mixed messages.

There is a boom in many places as people take advantage of the current situation to knock down old buildings, construct floors on buildings and start new houses on plots without/waiting for permission. The logic being that once its done the new administration will not order the building to be knocked down.

With tourist developments the tourists have less money than before even considering the tunisian revolution so logic dictates that these are not doing that well overall.

Also its also logical to assume the families of the old president either own/invested/assisted many developments so buyer beware that depending on the election result you may find that the land your apartment sits on was taken from its original owner.

I clearly remember looking at a plot of land in sousse and being told not to buy as it was "purchased" from a farmer forcefully. I have no doubt that this farmer is in court right now as the land was selling for 500 dinars a m2.

Housing was very expensive for Tunisians before the revolution and no doubt one of the motivations for it. The family of the president used to get loans literally for free/negative interest rates so they could just horde/cartel the land however they go so greedy that even foreigners on 50,000 euros+ a year could not afford tunis/hammamet apartments. Just look at the tunis sports city I did not see any clients complain about their apartments/houses not being built even though I was told all the houses where sold!

Logically any investor in property is going to wait until after the election as maybe the rules of investment may change, for example there is a section of folks who feel that foreigners should not own property in Tunisia/be restricted to tourist zones.

I just want to add....the land prices are very expensive because of the "Samsar" way of inflating things....be really careful when u buy land or house in area u don't know...culture here is to double and triple the price if they sense that you are not from the area...

Un étranger peut-il acquérir un bien immobilier en Tunisie ?Oui la loi tunisienne permet à un étranger quelque soit sa nationalité d’acquérir un bien immobilier sur le territoire tunisien , et ce à condition d’établir une demande pour obtenir l’autorisation du gouverneur de la zone où se trouve l’immeuble a acquérir.

Now there are going to be politicians with a lot of power given that the people came out to vote en masse.

What do you think will be done about housing by the new government?

Will they let foreigners buy outside of tourist zones?
tighten up home loans
raise taxes on property (as in Tunisia your property taxes are very low for expensive houses)
