I completion date is now moved to 2012. I have now been contacted by investors who have invested here and will cancel contracts. If you are interested I can recommend some good lawyers in Dubai to start this process. Please give me your email for further conversation

maybe 2012, first they have to START and finish Marina star and than they can focus on this project, UKCIG has the attention span of a 2 year old child, cant do two things at once or they will tear there themselves apart

During the last six weeks, UKCIG has focused its efforts on progressing the Metropolis Lofts project with the master developer Nakheel. UKCIG’s financial team lead by Mr Anthony Ryan, CFO and Project Director Mr David Riley, have been in almost daily contact with the master developer in order to push the project forward.

Metropolis Lofts was submitted for final design approval some time ago. This
approval remains the last (major) hurdle before enabling works can start on site in
earnest. UKCIG and the lead consultant Dimensions Architects have responded to Nakheel’s requestsfor information on many occasions regarding this submittal. Investors willno doubt be aware that the master developer is currently restructuring its entire organisation from CEO and board to all level of employees. This appears to be having some consequences in expediting the aforementioned approvals.
There has been much speculation in the local and international press regarding the future of the master developer. UKCIG is however pleased to observe* that Nakheel Holdings will effectively be supported by the Government of Dubai with potentially, an eight billion Dirham share of the restructuring plan through the DFSF (Dubai Financial Support Fund). A Nakheel spokesman said, “After a number of months of discussion, we
announced a comprehensive recapitalisation plan, which represents the best possible
options for customers, contractors, suppliers and creditors. Our current focus remains
working closely with our creditors to secure agreement for the recapitalisation plan.”**
This news has led Nakheel bonds to soar and the cost of insuring Dubai debt,
plummet.*** This is welcome news for the Emirate, the master developer and for the
project itself. UKCIG understands Nakheel is now focusing on restarting some of the
stalled projects as well as offering cash payments of up to AED 500,000 to unpaid
contractors. This, UKCIG understands, will allow for the progress of the much needed
infrastructure around Jumeirah Village to be rapidly progressed, once again.
UKCIG anticipates that the above mentioned restructuring will most importantly lead to the delivery of relevant permits needed to drive the project to the next
stage. UKCIG remain 100% committed to the project and is doing everything in its power to progress commencement of enabling works. The photograph above shows the

I agree, I have started to demand my money back. UKCIG have not acted in good faith with Metropolis Lofts and I fear that other projects by UKCIG are most probably never going to be build. I recently heard that completion date is now summer 2013. Most investors in Metropolis Lofts made their investment in good faith expecting completion in Nov 2009. Even if a few delays which amounted to 6 months to a year would have been acceptable but 6 years to complete a project is completely ridiculous.

I would urge anyone with media contacts to bring this to the attention of other potential investors before uneducated investors lose their money in property which will never be built.

I imagine there are many bad experiences had by investors in the light of the recession but for UKCIG to expect investors to continue with the Metropolis Lofts investment on the basis that it would be 6 years from day one to completion ridiculous. It's a scam.

During the boom, Bin Ghalaita must have spent his days undertaking the Sisyphean challenge of trying to spot the cowboys in the stampede, and now it would be easy to believe his working hours are spent head in hands, trying to address a variety of nightmarish, multi-million dollar versions of the chicken and egg conundrum — did the developer go bust because the investors went bust, or the other way around? — while trying to keep everyone happy.

Pre-summer 2007, a lot of people got very rich very quickly by dabbling in the property market in Dubai. But since then, since the party stopped, a lot of people have become very poor very quickly. For hundreds of thousands of people, the fallout is still being felt. As RERA decides how best to move the market forward and restore confidence, everyone has a view on how the future will play out. Bin Ghalaita’s statements though, should hold more credibility than anyone else’s — the emirate’s ruler excepted. After all, he more than anyone should know the true condition of the market, and what measures the state will or won’t take to further stimulate it. Smart investors and developers have long hung on his every word, and with good reason.

Bin Ghalaita, who in my experience is a charming and courteous man, does not often give interviews. I would, then, like to give readers of Arabian Business the opportunity to submit questions beneath this column — or by email to me — that they would like him to answer.

Perhaps you would like to know how you, as an investor, are protected by the law against a developer that is not delivering on promises. Perhaps you would like to know the status of a project in which you have invested. Or perhaps you would like to know what the likelihood of you receiving your deposit back on a project that doesn’t look like it will ever be completed is.

Whatever your question, please make sure we receive it before Tuesday next week, and I will try my hardest to make sure as many as possible are put to Bin Ghalaita. He has long made clear he is an advocate of transparency — and I am sure he will welcome the opportunity to respond to the public directly.

The last rumour I heard was that UK Capital Investments have fled. A quick look on the www.hearldland.net web site which looks to be connected to UKCIG UK Capital Investments shows that UKCIG are in Building 2 Emaar Buildings and Herald Land are in Building 4. If anyone is in the locality then i'd suggest it'd be worth visiting Building 2 and Building 4 to see if these crooks can be located.

I tonight called the UK Capital Investments phone numbers advertised on their web site contact page : http://www.ukcapitalinvestments.com/ and it says the number is no longer accepting calls. Emails have been unanswered after many attempts and I seriously think these rumours are most probably true.

I'd like to warn any investor about Herald Land, do some basic research and you will see Bally Chohan, Abhay Chadha were running a company in England called UK Land Investments otherwise commonly known as UKLI. Read a little about this before making any decision to 'invest' with Herald Land, take particular notice to the small print in the footer, it's the same scam carried out in the UK now being carried out in the UAE but without any regulation to stop them!

I have given my money in good faith to a company who release and sell offplan properties in the UAE region who have no intentions of delivering. This in my book is called fraud.

The Dubai authorities should have a lot more backbone and deal with these crooked scam developers. It astonishes me that a country which will rely on foreign investment should allow such fraud to continue. Be warned Dubai, no regulation will end in total loss of foreign confidence.

See below heraldland.com whois lookup. Yes the heraldland.net domain does not come up with the same information as the .com but the coding is very similar www.heraldland.com and www.heraldland.net. A simple right click and view source shows the following information. Heraldland.com whois shoes UK Capital Investments are the registrants!! They've obviously realised their mistake, closed the .com web site off (just made it black on the face of it) - right click and view source to see beneath the surface... What's the ???? in the Metatags all about - it's obvious - that's where the words ukcig and uk capital investments used to be. You're not fooling anyone!!!!

Herald Land is part of UK Capital INvestments. The .com domain has been registered by UK Capital Investments and both the .net domain and the .com domain have the same titles, metatags etc. I had written a previous post with lots more information but it seems the moderators have either decided not to allow this through or have disapproved my findings. Do some homework of your own in terms of WHOIS and Right Click/View Source on each domain and you'll see what I mean. Something fishy is going on here so please do not be fooled by 'Important Announcements' from random people who have posted very few times on here.

Do you're own homework and you'll see this is part of a scam.

2 years ago we shared a common marketing source hence why domain names were registered by UKCIG. This connection was severed very quickly when the truth evolved regarding UKCIG.

We bought and use Heraldland.net, and the .com domian was kept by them.

Please be aware UKCIG have various members of staff on here deliberately trying to mislead you all and provide false information.

This is a smokescreen, UKCIG haven't paid Nakheel for the land, and Nakheel now run the Escrow account. Any investor should be contacting RERA or Nakheel, do not believe the UKCIG bullshit.

This is Bally Chohan, the daddy of landbanking scammers.
Trading as UKLI or UK Land Investments, he took £69million from investors after selling plots of fields that apparently had "a very good chance" of getting permission for housing and so would shoot up in value.
But there was no hope of the greenfield sites getting planning permission and the illegal investment scheme was shut down.
Chohan, who operated from Mayfair, London, was banned from acting as a company director for four years, the High Court hearing that he told "outright lies" to investors.
That was in 2008 and now we've heard from more investors who have lost their life-savings to another Chohan scam.

As his scheme in Britain was collapsing, he set up in Dubai, promising to develop a project called Metropolis Lofts through UK Capital Investments Group or UKCIG.

"Absolutely nothing has happened in terms of construction," said one victim, from Reading, Berks, who paid a £9,000 deposit on an off-plan studio flat in 2007 after being coldcalled by a now defunct firm called Dreamhome Worldwide.
"Shamelessly, they still demand more money even though no one is obliged to make payments unless the construction milestones are achieved."
An investor from Wolverhampton has lost £40,500 and said: "I was told the development would be built by May 2009, then May 2010."
He too dealt first with Dreamhomes Worldwide, then Berkeley Estates of Mayfair - another Chohan operation.
A couple from Kings Langley, Herts, was persuaded to invest after being assured that it was a joint venture with construction giant Balfour Beatty, "but this was simply made up by UKCIG".
'When we complain, they all either ignore us or lie. It is crippling us financially, we have paid 40% of the purchase price of £57,600.
"For the last four or five years UKCIG have sent us all many 'progress' reports which were mainly nonsense, congratulating themselves for all sorts of achievements. However I visited the site in August 2010, and saw the reality: they had a placed a portable fence around 3 sides of the plot, which probably took a few guys and a truck half a day to do. Nothing more.
"Since then, various other investors have also visited including a few in the last month or two. There has been no change."
He was also under the impression - understandably given its name - that UK Capital Investments Group was a UK company when in fact Chohan's British registered company of this name was dissolved in 2006.
Another spoke for many when he explained how he felt abandoned by everyone from the authorities in this country who say the problem is out of British jurisdiction, to the Real Estate Regulatory Agency in Dubai.
"Unless you know very influential people in Dubai then you don't have a chance in hell of getting anything done," he said. "Personally I've given up pursuing our kids' inheritance."
No one at UKCIG replied to us but we did get hold of architect Adam Covell who is named on the UKCIG website as the chief executive.
"I was a consultant but left in November 2008 and was never chief executive," he said. "I've asked them to take that down."
He admitted being aware of Chohan's past but insisted that the failure of the project was largely due to red tape in Dubai.
"I know that there are a hell of a lot of irate people but there are tons of other projects that have also stalled."
The latest update on the UKCIG website about Metropolis Lofts dates back to June and warns investors who do not keep up payments "UKCIG will have no choice but to default the client and re-sell the unit."

UKCIG Exposed at Last!!! Hopefully Bally Chohan will now be arrested and questioned along with Abhay Chadha & Co.

It's been a long time coming, hopefully official cancellation will come next. Let's just hope they've not been able to steal everyone's funds that were paid in good faith.

Time to face the harsh reality. UKCIG transferred funds to Crownestates which has now been closed and people arrested
