Crowne Plaza Sukhumvit : is now under construction......The building is located just adjacent to the Emporium Shopping complex and Tower but I still have not seen the rendering yet, No Idea how many storey gonna be.....Have to wait : :cool:

great great news.
it will add more density to the Sukhumvit skyline. it has a good location since it's very close to the Phrom Pong skytrain station and not too far from the National Convention Center.

Yes, as it's in front of the Sukhumvit Soi 27 surrounded by offices and shopping area.,

This 32-storey Tower will comprise 380-luxurious rooms, convention Center and the best Health & Spa in Sukhumvit.

Designed by Inter Architect, a High-profile company which also designed the famous "Abdulrahim Tower" located in Bangkok Financial Distric, This tower would be one of the landmark in Sukhumvit skyline.

The construction has already started, and will be officially opened by the end of 2005.

This family owns many hotels in lower sukhumvit. Amari Boulevard, Sheraton Grande, Westin Grande and now Crowne Plaza.
I know one of the sons and he told me they were planning to build a Hilton somewhere in lower Sukhumvit also. Problems with land acquisition...

...Instead of Sathorn area, yes...I agree that some projects are rising in Sathorn and Silom area too, but not amazingly as "MANY" as Sukhumvit!!!

the government has to do something about the maze of small sois between Asoke, Sukhumvit, Thong Lor and Petchburi. This 'box' does not have one four lane road in it but so many offices and houses are there. With so many new buildings the traffic will only get worse.

Yeh, if we are relying too much on the few big roads then people will have to travel a longer distance to get from point A to point B - which means more cars on the roads than it needs to be.. I suppose.

Though it's nice to see all these new projects. Bangkok is really expanding in the Sukhumvit direction!

What Sukhumwit needs is a traffic ban on the sub sois. Pedestrianise them and only people drive on the major sois and tannon!

Hotel developer to start 3 new projects this year

Property developer Grande Asset Development Plc has mapped out a strategy to concentrate on high-end projects as it attempts to tap the market's ample spending power and avoid a low-end price war.

"Our target groups are business travellers and high-end tourists who have high spending power and clearly differ from the middle and low-end markets in terms of both property-usage quality and spending," chief operating officer Benja Arthachinta said.

Grande Asset's business covers both hotels and residential projects. However in terms of hotel projects, the company is just a developer and appoints leading world-class hotel chains to manage projects.

The company presently has four projects under construction: the Westin Grande Sukhumvit Hotel, the Crowne Plaza Sukhumvit Hotel, the Sheraton Blue Lagoon Hua Hin Hotel and the Hua Hin Blue Lagoon Resort.

The Westin Grande Sukhumvit is a five-star hotel managed by the Starwood Group under the Westin brand, while Crowne Plaza Sukhumvit is a four-and-one-third-star hotel managed by Crowne Plaza of the InterContinental chain. Both properties are scheduled to open in early 2006.

The Sheraton Blue Lagoon is a five-star hotel and is expected to start operations late next year under the management of Starwood Hotels and Resorts.

The Hua Hin Blue Lagoon Resort, a condominium and villa project, is already 70-per-cent booked and is scheduled to be finished in the middle of next year.

"All projects are located in high-potential areas and close to the target group. We're confident that there is enough demand for our business," Benja said.

Grande Asset chairman Pongphan Sampawakoop said the company would start work on three more projects this year.

The first project is the Four Points by Sheraton at Phuket, a four-star hotel managed by Four Points by Sheraton of the Starwood Group. It is slated to open in April.

The second project is a five-star boutique hotel, W Hotel, which is on Sukhumvit Soi 13. Construction is expected to begin in August with work finished by November 2006. It will be managed by W Hotel of the Starwood Group.

W Residence, a condominium and service-apartment project, is the third project. It will be located in the same area as the W Hotel and will be open for reservations in August, with construction expected to be finished in November 2006.

Pongphan said the company expected to record a net profit of Bt272 million this year, while total revenue was targeted at Bt1.24 billion - Bt557 million from the hotel business and Bt687 million from residential development and management.

"Last year we showed a net loss due to too much business expansion and the upgrade of the Westin Grand Sukhumvit to a five-star hotel. But this year we aim to record better figures," he said.

Pongphan said revenue this year would come mainly from the Westin Grande Sukhumvit, which also provides revenue from building space rented to Robinson Department Store.

Less than a year I think, but havnt have the official opening ceremony yet., but the Robinson just finished the renovation work.

so excited! i used to live in that soi 27, and still remember that big / dirty plot of land in front of Sukumvit, between Emporium and Asoke.. That new hotel will make Bangkok more attractive and more prestigious!

Yes, used to have at the front (Sukumvit Rd) an old vacanct shop structure. Some people selling the food also... But it was a huge grassy land! I never expected it was that big at the back.

IHG to run 4 new Thai hotels

The Intercontinental Hotels Group (IHG) will manage four new hotels and resorts in Thailand in the next few years.

Three new Intercontinental resorts will open in Pattaya and on Koh Phi Phi and Koh Samui, while the Crowne Plaza will be located on Sukhumvit Road in Bangkok.

The three resort properties, to open in 2007, will be the Group’s first Intercontinental resorts in Thailand. The resorts will bring the total number of properties managed by IHG in Thailand to 10.

Regional general manger Nick Heath said the resorts would be an exciting addition to Thailand’s luxury leisure accommodations.

“The developments will deliver more choices to our guests, with outstanding services and locations,” said Heath.

The resorts are being developed by Jumroen Chittarasnee, owner of the Holiday Inn Phi Phi Island, also managed by IHG.

Jumreon said the Intercontinental brand, which is recognised worldwide and has an extensive global reach, would draw more tourists to the South.

“We are confident that IHG’s management expertise and global infrastructure resources in marketing, brand management and reservations will provide the necessary inputs to make these three resorts distinctive,” said Jumroen.

The group currently operates six hotels in Thailand: the Intercontinental Bangkok, the Holiday Inn Bangkok, the Holiday Inn Silom, the Holiday Inn Resort Phuket, the Holiday Inn Resort Phi Phi and the Crowne Plaza Karon Beach Phuket.

The Crowne Plaza Sukhumvit is scheduled to open next December.

All three resorts will feature a variety of accommodation, ranging from 100 to 120 bungalows, villas and seafront guestrooms. The Crown Plaza will have about 200 rooms.

Heath said the investment costs for each of the new hotels and resorts were being developed.

The United Kingdom hotel chain is the world’s largest hotel group by number of rooms.

The group owns a portfolio of hotel brands, including the Intercontinental, the Crowne Plaza, Holiday Inn, Holiday Inn Express, Staybridge Suites, Candlewood Suites and the Hotel Indigo.

Only the Intercontinental, Crowne Plaza and Holiday Inn brands have been introduced to Thailand.

นายพงษ์พันธ์ สัมภวคุปต์ ประธานกรรมการบริหาร บริษัทแกรนด์ แอสเสท ดีเวลลอปเม้นท์(GRAND) เปิดเผยว่า ผลการดำเนินงานปีนี้จะเติบโตก้าวกระโดด เนื่องจากบริษัทจะมีรายได้จากโครงการพัฒนาอสังหาริมทรัพย์เข้ามา จากเดิมที่มีเพียงรายได้หลักจากธุรกิจโรงแรมเวสทิน สุขุมวิท อย่างเดียว ซึ่งรายได้ที่เติบโตทำให้ล้างขาดทุนสะสมกว่า 200 ล้านบาทหมด และสามารถจ่ายเงินปันผลให้ผู้ถือหุ้นได้ โดยคาดว่าจะมีกำไรสุทธิประมาณ 500 ล้านบาท เมื่อหักขาดทุนสะสมแล้วจะมีกำไรสะสมกว่า 200 ล้านบาท

ทั้งนี้ คาดว่าปี 2549 จะรับรู้รายได้จากการขาย 4.4 พันล้านบาท ซึ่งรับรู้รายได้จากการโครงการอสังหาริมทรัพย์ ทั้งโรงแรมสร้างใหม่และอสังหา ริมทรัพย์ โดยเป็นรายได้อสังหาริมทรัพย์ 3.8 พันล้านบาท ถือเป็นการเติบโตของรายได้รวม 184% จากปี 2548 ที่มีรายได้รวม 1.55 พันล้านบาท

สำหรับโรงแรมที่คาดว่าจะเสร็จปีนี้มี 2 โรงแรมคือ โรงแรมเชอราตัน หัวหิน และโรงแรมคราวพลาซ่า สุขุมวิท ส่วนอสังหาริมทรัพย์เสร็จ 2 โครงการคือ โครงการหัวหิน บลูลากูน ซึ่งเป็นคอนโดฯ และบ้านบนเกาะ

“ปีนี้รายได้จะโตก้าวกระโดดกว่าปี 2548 ถึง 184% และเมื่อโครงการทั้งหมด 8 โครงการเสร็จในปี 2551 รายได้บริษัทจะโตแบบมั่นคง ซึ่งเป็นสัดส่วนรายได้โรงแรม 50% และอสังหาริมทรัพย์ 50% แต่ปี 2550 รายได้อสังหาริมทรัพย์จะนำโรงแรม” นายพงษ์พันธ์ กล่าว

สำหรับราคาหุ้น GRAND ที่ปรับตัวขึ้นน่าจะมาจาก 2 ปัจจัยคือ ราคาหุ้นที่ต่ำกว่าราคาพื้นฐาน 2.5 บาท หลังจากบริษัทเพิ่มทุน ทำให้จำนวนหุ้นเพิ่มขึ้นราคาหุ้นก็ปรับลง อีกทั้งโครงการที่ดำเนินการอยู่เริ่มรับรู้รายได้และจะเสร็จในปีนี้ ทำให้ นักลงทุนหันมาให้ความสนใจหุ้นมากขึ้น

สำหรับการเข้ามาถือหุ้นของนายโอเล่ย์ และนายโฟรเด้ ไทเก้น อาจเพราะให้ความสนใจกับโครงการที่คืบหน้าและนโยบายต่อไปของบริษัท ซึ่งบริษัทได้ให้แนวทางว่าการทำโครงการเป็นไปตามประมาณการ ทำให้มั่นใจเข้ามาลงทุน

InterContinental to up Thai portfolio

Group to manage four new hotels by 2008; also expanding in Vietnam, Pakistan

InterContinental Hotels Group Asia Pacific plans to manage four new hotels in Thailand by 2008, as well as introducing its "convenience-segment" brand "Express by Holiday Inn".

Anthony K South, senior vice president for development and asset management, said the group currently managed a portfolio of five hotels in Bangkok and Phuket for a total of more than 1,900 rooms.

"With a well-established presence, having opened the Siam InterContinental Hotel in the early 1960s, we have been managing hotels in Thailand for over 40 years," said South.

He said the upcoming hotels would be InterContinental Resorts in Pattaya, Koh Samui and Koh Phi Phi. All three properties will be small and luxurious.

Construction has already started. The InterContinental Samui will open in 2007, the InterContinental Phi Phi and InterContinental Pattaya in 2008.

Moreover, the Crowne Plaza Sukhumvit - currently under construction - is scheduled to open next year. The hotel will focus on business travel and conventions, with 342 rooms in contemporary Thai design.

South said the group wanted to add more hotels in Bangkok under the Crowne Plaza and Holiday Inn brands, while Chiang Mai and Chiang Rai provinces would be for InterContinental and Holiday Inn.

The group is also interested in expanding in Phuket, where tsunami recovery is on track.

South added that the group would also introduce to the Kingdom its Express by Holiday Inn, a convenience-segment brand operating in Hong Kong, China and Japan.

The group will manage the InterContinental Hanoi, scheduled to open next year.

It is also exploring opportunities in Ho Chi Minh City as well as resorts in other parts of Vietnam.

In Pakistan, the InterContinental Islamabad will open in 2008.

Too bad there are only the corridor windows facing Sukhumvit - imagine the views if they had made corner windows in the end rooms. It's the same at the back of the building. But perhaps the cladding will improve the look from the outside.

From the rendering above yeah! you are right, the podium has 9 floors and now they finished 15 residential floors already so the construction has reached up to 24th floor..umm!! that's true..anyway, thanks for clarification.

Alright, 10 more floors to go!!!
