BANGKOK, 21 August, 2002 Accor will bring its five-star Sofitel brand to the heart of Thailands capital city with the opening of the Sofitel Sukhumvit Bangkok by the end of 2004.
The 380-room hotel will be one of the citys most prominent luxury properties located in the city centre on Sukhumvit Soi 13, near the Queen Sirikit National Convention Centre (QSNCC), and adjacent to the Bangkok Skytrain and soon-to-open Bangkok Mass Rapid Transit underground system.
The hotel will feature three restaurants, including two themed f&b outlets, in addition to two bars and a nightclub.
Besides it proximity to QSNCC, Sofitel Sukhumvit will be well positioned to attract significant convention and meetings business.
Its ballroom will be able to accommodate more than 1,000 guests for dinner, and it will have an addition 10 meeting rooms for private events or corporate training programmes.
Sofitel Sukhumvit will pamper guests at its exclusive spa and fitness centre, while business travellers will enjoy Sofitel Club executive floors and the spacious Sofitel Club Lounge.
Deputy Chairman Asia Pacific, Jochen Dobel, said hotels location on lower Sukhumvit was perfect for Sofitels upmarket position.
Sukhumvit Road is a hub of Thailands resident foreign community and is popular with both leisure and corporate travellers.
Sofitel Sukhumvit will be well positioned near fashionable shopping centres and well-known tourist attractions, in addition to the offices of major multi-national companies doing business in Thailand.

The official text says Sofitel Sukhumvit will open in the end of 2004. That sounds a bit optimistic now.
Let's see what it says for Crowne Plaza... okay, here it is: January 2006
It would not surprise me if they both take as long time to complete, or will Sofitel be a steel tower instead of concrete thus speeding up the construction?

Another point that no one has ever noticed, both project got the same construction-contractor!!!!, "SEAFCO".....What the Hac!!!
.....anyway, IF the Sofitel got the Heavier workforces, longer working period that would sound possible....Remember, Empire State was built within 18 months!!!

Yep, It's the New Peninsula.........They r refusing the old firehouse by the river at Captain Bush lance...., It's the 6 Stars Hotel that We'v mentioned about before......;)

Like now for example, for the untrained eye it looks like they are digging randomly and placing these plates to not fall down into their own pits. Why are they not digging a large hole and then start from down there? How deep do they need to go and what are the things to be done before the tower can start rising above ground level?

ขอตอบไทยนะครับ ไม่ถนัดอังกฤษจริงๆ
ตึกสูงในกรุงเทพส่วนให_่มักใช้ฐานแรกแผ่ รวมถึง siam paragon ด้วย ฐานรากแผ่คือปูคอนกรีตจนเต็มพื้นที่ที่อาคารใช้ น้ำหนักมันก็จะลงบนแผ่น คล้ายๆ กะปูเสื่อนะแหละครับ ก่อนทำฐานรากก็ต้องทำเสาเข็มก่อน.... เสาเข็มสำหรับฐานรากแผ่ มันอาจจะดูเจาะมั่วๆ นิดหน่อย แต่มันแล้วแต่ขนาดการรับแรงของแต่ละจุดมันไม่เหมือนกัน วิศวกรเป็นคนรับผิดชอบส่วนนี้ ผมก็ไม่ค่อยรู้
ตึกสูงมีพิเศษอย่างหนึ่งคือ ที่สำคั_มากคือ ปล่องลิฟต์... ปล่องลิฟต์นี่สำคั_มาก นอกจากใส่ลิฟต์แล้วจะรับแรงเฉือน (แรงด้านข้าง เช่นแรงลม) ตึกทั่วๆ ไปจะขึ้นมาเป็นเสาเป็นต้นๆๆ แต่ตึกสูงจะขึ้นปล่องลิฟต์ขึ้นมาก่อน แล้วพื้น , เสา ค่อยตามมาทีหลัง .... ฉะนั้นการสร้างฐานรากตรงปล่องลิฟต์จะพิเศษกว่าส่วนอื่นๆ จะทำนานเป็นพิเศษ และสำคั_ด้วย

เปิดแผน "แนเชอรัล พาร์ค" ลุยธุรกิจบริการต่อ ยอดธุรกิจสร้างรายได้ใน อนาคต งัดแลนด์แบงก์เก่าของ "สยามซินเทค" ริมถนน สุขุมวิท 3 ไร่ ผุดโรงแรมหรู "โซฟิเทล สุขุมวิท" ค่า 2,600 ล้านบาท พร้อมดึงกลุ่มแอคคอร์ ฝรั่งเศส บริหาร เหตุการันตีรายได้ 156 ล้านบาท ใน 10 ปี ส่วนแผน 2 ดึง "เลอโนท" ผู้นำด้านธุรกิจอาหารและบริการ จากเมืองน้ำหอม เปิดให้บริการโครงการในเครือทั้งหมด ประเดิม แนเชอรัล วิลล์ ในเซอร์วิส อพาร์ตเมนต์หลังสวน สาขาแรกในไทย
นายเสริมสิน สมะลาภา กรรมการผู้จัด การ บริษัทแนเชอรัล พาร์ค จำกัด (มหาชน) เปิดเผยว่า ธุรกิจบริการจะเป็นธุรกิจตัวใหม่ที่สร้างรายได้ให้กับกลุ่มได้ดีในอนาคต จากการวิจัยพบว่าระหว่างสินค้ากับการบริการ จะมีความต่างกันคือ สินค้า ในอนาคตราคาจะถูกลง เพราะมีการแข่งขันที่มากขึ้น ในขณะที่งานบริการจะมีมูลค่าเพิ่มสูงขึ้น เช่น ทีวี ราคาจะถูกลงเรื่อยๆ แต่เคเบิลทีวีกลับราคาเพิ่มสูงขึ้น หรือ ของเล่นเด็กถูกลง แต่ค่าเลี้ยงดูกลับเพิ่มสูงขึ้น ด้วยเหตุดังกล่าวตนจึงมีแผนที่จะรุกในส่วนธุรกิจบริการมากขึ้น และเพื่อรองรับแผนงานดังกล่าวนี้จึงนำที่ดินของบริษัทสยามซินเทค คอนสตรัคชั่น จำกัด (มหาชน) มาพัฒนาโรง แรมหรูระดับ 5 ดาว บนย่านทำเลทองริมถนนสุขุมวิท ระหว่างซอย 13 และ 15 "โซฟิเทล สุขุมวิท" โดยดึงกลุ่มแอคคอร์ เอเชียแปซิฟิค จากประเทศฝรั่งเศส เข้ามาบริหารงานเพื่อให้บริการแก่กลุ่มนักท่องเที่ยวและนักธุรกิจต่างประเทศที่ขยายตัวเพิ่มขึ้นโดยมีมูลค่าโครงการกว่า 2,600 ล้านบาท
"เดิมทีแปลงดังกล่าวเป็นของสยามซิน เทค จึงได้มีการเจรจาระหว่างผู้ร่วมทุนนำที่ดินดังกล่าวมาพัฒนา ขณะนี้อยู่ระหว่างการก่อ สร้างบนที่ดินขนาด 3 ไร่ โรงแรมดังกล่าวจะประกอบด้วยห้องพักระดับหรูจำนวนกว่า 350 ห้อง พื้นที่ใช้สอยกว่า 45,000 ตร.ม.พร้อมสิ่งอำนวยความสะดวกเช่น ห้องประชุม สัมมนา ฟิตเนส เซ็นเตอร์ สปา ร้านอาหาร ฯลฯ คาดว่าจะสามารถเปิดให้บริการได้ประมาณกลางปี 2549"
อย่างไรก็ตามแผนการลงทุนก่อสร้างโรงแรมดังกล่าว เป็นไปตามนโยบายบริษัท โดยแบ่งสัดส่วนโครงสร้างรายได้ออกเป็น 2 ส่วน คือ รายได้จากการขาย 40% และรายได้จากการให้เช่า 60% นอกจากนี้การตัดสินใจเลือกกลุ่มแอคคอร์ มาบริหารนั้นเพราะเป็นเชนจากประเทศฝรั่งเศส ที่มีชื่อเสียงและเสนอเงื่อนไขพิเศษในการการันตี กำไรสุทธิจากการดำเนินงานไม่ต่ำกว่า 156 ล้านบาท ในช่วงปีที่ 2-11 และไม่ต่ำกว่า 250 ล้านบาท ในปีที่ 12- 14 อีกด้วย ซึ่งจะส่งผลให้แนเชอรัล พาร์ค มีอัตราผลตอบแทนจากการลงทุนในโครงการนี้ ประมาณ 16% ซึ่งสามารถที่จะนำโรงแรมดังกล่าวเข้ากองทุนอสังหาฯโดยเฉพาะได้แบบเดียวกับ แนเชอรัล วิลล์
ทั้งนี้ บริษัทคาดว่าจะสามารถมีรายได้จากห้องพักและบริการในปีแรกประมาณ 388 ล้านบาท ปีที่ 2 ประมาณ 544 ล้านบาท และ ปีที่ 3 ประมาณ 615 ล้านบาท (ประมาณการอัตราการเข้าพัก 56%, 61% และ 65% ตามลำดับ) โดยคาดว่าจะมีกำไรสุทธิจากการดำเนินงานในปีที่ 1 ถึงปีที่ 3 ประมาณ 99 ล้านบาท 146 ล้านบาท และ 170 ล้านบาท ตาม ลำดับ
นายเสริมสินกล่าวต่อว่า บริษัทเชื่อมั่นว่าการลงทุนในธุรกิจโรงแรม จะสามารถสร้างรายได้ให้บริษัท อย่างต่อเนื่องซึ่งเป็นไปตามแนวโน้มการเติบโตทางเศรษฐกิจในภูมิภาคเอเชีย-แปซิฟิก จากการที่รัฐบาลวางกรอบยุทธศาสตร์ให้ประเทศไทยเป็นเมืองแห่งการท่องเที่ยวในภูมิภาคเอเชีย พร้อมทำตลาด เชิงรุก ทำให้คาดการณ์ว่าแนวโน้มที่นักท่องเที่ยวจากทั่วโลกจะเดินทางเข้ามาในประเทศไทยในปี 2547 จะมีประมาณ 11 ล้านบาท ซึ่งเพิ่มขึ้นจากปีที่แล้ว 13.40% และคาดว่าจะทำรายได้ประมาณ 340,000 ล้านบาท และจำนวนนักท่องเที่ยวมีแนวโน้มจะเพิ่มขึ้นเรื่อยๆ ถึง 16 ล้านคน ในปี 2549 ซึ่งปัจจัยที่ส่งผลต่อการเพิ่มจำนวนนักท่องเที่ยวต่างชาติก็เนื่องจากประเทศไทยมีแหล่งท่องเที่ยวที่โดดเด่น และไม่มีปั_หาการก่อการร้ายรวมถึงการพัฒนากรุงเทพฯ ให้น่าอยู่มากขึ้น ทั้งการปรับปรุงระบบขนส่งมวลชน รวมถึงการเปิดสนามบินสุวรรณภูมิในปีหน้า
ซึ่งกลุ่มแอคคอร์ เป็นกลุ่มธุรกิจด้านการโรงแรม การท่องเที่ยว และการบริการ ที่ให_่ที่สุดในโลก และดำเนินธุรกิจหลัก 2 ประเภทได้แก่ การโรงแรม และการบริการ โดยกลุ่มแอค คอร์ มีโรงแรมในเครือกว่า 4,000 แห่ง ใน 140 ประเทศทั่วโลก รวมห้องพักกว่า 400,000 ห้อง และในปี 2546 ที่ผ่านมา กลุ่มแอคคอร์ มีรายได้จากการขายและบริการรวมทั้งสิ้นประ-มาณ 6,800 ล้านยูโรโรงแรมในกลุ่มแอคคอร์ ได้แก่ Sofitel, Novotel, All Seasons, Mercure, Ibis และ Formula 1 ซึ่งสามารถตอบสนองความต้องการที่หลากหลายของลูกค้าได้ครอบคลุมทุกระดับ นอกจากนี้กลุ่มแอคคอร์ยังมีธุรกิจบริษัทนำเที่ยว และร้านอาหารอีกด้วย
อย่างไรก็ตามนอกจากดึงกลุ่มแอคคอร์มาบริหารโรงแรมแล้วนายเสริมสิน สมะลาภา กล่าวอีกว่า บริษัทได้เตรียมเปิดให้บริการร้าน "เลอโนท" (LeNotre) ซึ่งเป็นผู้นำด้านธุรกิจอาหารและการบริการที่มีชื่อเสียง และเก่าแก่ที่สุดในประเทศฝรั่งเศส มาให้บริการแก่ลูกค้าคนไทยในโครงการแนเชอรัล วิลล์ เอ็กเซ็กคิว ทีฟ เรสซิเด้นส์ ซึ่งเป็นเซอร์วิส อพาร์ตเมนต์ ระดับหรูในซอยหลังสวน ต่อจากนั้นจะมีแผนเปิดในส่วนที่เป็นโรงแรมและเซอร์วิสอพาร์ต เมนต์ของกลุ่มในสาขาอื่นๆ
ทั้งนี้ เลอโนท เป็นกลุ่มที่ดำเนินธุรกิจด้านอาหารและให้บริการจัดเลี้ยงที่มีประสบ- การณ์อย่างมืออาชีพมากกว่า 50 ปี ก่อตั้งโดย Mr.Gaston Lenotre ซึ่งเป็นผู้เชี่ยวชา_ในศิลปะการทำอาหารและขนมของประเทศ ฝรั่งเศส และได้เข้ามาอยู่ในกลุ่มแอคคอร์ ซึ่งเป็นผู้นำด้านบริหารจัดการโรงแรมชั้นนำของ โลก อาทิ โซฟิเทล โนโวเทล ฯลฯ ตั้งแต่ปี 2528 ปัจจุบัน "เลอโนท" ขยายธุรกิจการให้บริการออกไปหลายแขนง เช่น ร้านอาหาร เบเกอรี่ การบริการจัดเลี้ยง โรงเรียนสอนทำอาหาร รวมถึงการบริหารห้องจัดเลี้ยงและสโมสรกว่า 10 แห่งในกรุงปารีส เพื่อให้บริการแก่องค์กรธุรกิจต่างๆ นอกจากนี้ "เลอโนท" ยังมองหาพันธมิตรโดยการขายใบอนุ_าตดำเนินธุรกิจค้าปลีกจนสามารถขยายสาขาอยู่ในประเทศต่างๆ ทั่วโลก อาทิ เกาหลี _ี่ปุ่น สหรัฐอเมริกา โมร็อกโก เยอรมนี คูเวต ซาอุดีอาระเบีย ตูนิเซีย และไทย โดยในประเทศ_ี่ปุ่นมีสาขา ของ เลอโนท ถึง 3 สาขา

จากผลวิจัยของบริษัทพบว่าใน 1 สัปดาห์ คนทั่วไปใช้เวลาร้อยละ 50 ในการพักอาศัยหรือ 84 ชั่วโมง ใช้เวลาทำงานร้อยละ 24 หรือ 40 ชั่วโมง ดังนั้น แนวทางการพัฒนาอสัง- หาริมทรัพย์ของกลุ่มแนเชอรัล พาร์ค จึงเป็นการรุกเข้าสู่ตลาดทุกเซ็กเมนต์ เพื่อตอบสนองความต้องการของผู้บริโภคทุกรูปแบบ ไม่เพียงแต่บ้าน คอนโดมิเนียม อพาร์ตเมนต์ อาคารสำนักงาน โรงแรม รถไฟฟ้าใต้ดิน เท่า นั้นแต่ยังรวมความบันเทิงที่บริษัทได้ลงทุนสร้างโรงละคร "สยามโอเปร่า" ในศูนย์การค้าสยาม พารากอน และล่าสุด การเปิดร้าน "เลอโนท" เพื่อต่อยอดธุรกิจการพัฒนาอสังหาริม- ทรัพย์และสร้างมูลค่าเพิ่มให้กับโครงการของกลุ่มบริษัท

ตึกสูงมีพิเศษอย่างหนึ่งคือ ที่สำคั_มากคือ ปล่องลิฟต์... ปล่องลิฟต์นี่สำคั_มาก นอกจากใส่ลิฟต์แล้วจะรับแรงเฉือน (แรงด้านข้าง เช่นแรงลม) ตึกทั่วๆ ไปจะขึ้นมาเป็นเสาเป็นต้นๆๆ แต่ตึกสูงจะขึ้นปล่องลิฟต์ขึ้นมาก่อน แล้วพื้น , เสา ค่อยตามมาทีหลัง .... ฉะนั้นการสร้างฐานรากตรงปล่องลิฟต์จะพิเศษกว่าส่วนอื่นๆ จะทำนานเป็นพิเศษ และสำคั_ด้วย

นายเสริมสิน สมะลาภา กรรมการผู้จัด การ บริษัทแนเชอรัล พาร์ค จำกัด (มหาชน) เปิดเผยว่า ธุรกิจบริการจะเป็นธุรกิจตัวใหม่ที่สร้างรายได้ให้กับกลุ่มได้ดีในอนาคต จากการวิจัยพบว่าระหว่างสินค้ากับการบริการ จะมีความต่างกันคือ สินค้า ในอนาคตราคาจะถูกลง เพราะมีการแข่งขันที่มากขึ้น ในขณะที่งานบริการจะมีมูลค่าเพิ่มสูงขึ้น เช่น ทีวี ราคาจะถูกลงเรื่อยๆ แต่เคเบิลทีวีกลับราคาเพิ่มสูงขึ้น หรือ ของเล่นเด็กถูกลง แต่ค่าเลี้ยงดูกลับเพิ่มสูงขึ้น ด้วยเหตุดังกล่าวตนจึงมีแผนที่จะรุกในส่วนธุรกิจบริการมากขึ้น และเพื่อรองรับแผนงานดังกล่าวนี้จึงนำที่ดินของบริษัทสยามซินเทค คอนสตรัคชั่น จำกัด (มหาชน) มาพัฒนาโรง แรมหรูระดับ 5 ดาว บนย่านทำเลทองริมถนนสุขุมวิท ระหว่างซอย 13 และ 15 "โซฟิเทล สุขุมวิท" โดยดึงกลุ่มแอคคอร์ เอเชียแปซิฟิค จากประเทศฝรั่งเศส เข้ามาบริหารงานเพื่อให้บริการแก่กลุ่มนักท่องเที่ยวและนักธุรกิจต่างประเทศที่ขยายตัวเพิ่มขึ้นโดยมีมูลค่าโครงการกว่า 2,600 ล้านบาท
"เดิมทีแปลงดังกล่าวเป็นของสยามซิน เทค จึงได้มีการเจรจาระหว่างผู้ร่วมทุนนำที่ดินดังกล่าวมาพัฒนา ขณะนี้อยู่ระหว่างการก่อ สร้างบนที่ดินขนาด 3 ไร่ โรงแรมดังกล่าวจะประกอบด้วยห้องพักระดับหรูจำนวนกว่า 350 ห้อง พื้นที่ใช้สอยกว่า 45,000 ตร.ม.พร้อมสิ่งอำนวยความสะดวกเช่น ห้องประชุม สัมมนา ฟิตเนส เซ็นเตอร์ สปา ร้านอาหาร ฯลฯ คาดว่าจะสามารถเปิดให้บริการได้ประมาณกลางปี 2549"
อย่างไรก็ตามแผนการลงทุนก่อสร้างโรงแรมดังกล่าว เป็นไปตามนโยบายบริษัท โดยแบ่งสัดส่วนโครงสร้างรายได้ออกเป็น 2 ส่วน คือ รายได้จากการขาย 40% และรายได้จากการให้เช่า 60% นอกจากนี้การตัดสินใจเลือกกลุ่มแอคคอร์ มาบริหารนั้นเพราะเป็นเชนจากประเทศฝรั่งเศส ที่มีชื่อเสียงและเสนอเงื่อนไขพิเศษในการการันตี กำไรสุทธิจากการดำเนินงานไม่ต่ำกว่า 156 ล้านบาท ในช่วงปีที่ 2-11 และไม่ต่ำกว่า 250 ล้านบาท ในปีที่ 12- 14 อีกด้วย ซึ่งจะส่งผลให้แนเชอรัล พาร์ค มีอัตราผลตอบแทนจากการลงทุนในโครงการนี้ ประมาณ 16% ซึ่งสามารถที่จะนำโรงแรมดังกล่าวเข้ากองทุนอสังหาฯโดยเฉพาะได้แบบเดียวกับ แนเชอรัล วิลล์
ทั้งนี้ บริษัทคาดว่าจะสามารถมีรายได้จากห้องพักและบริการในปีแรกประมาณ 388 ล้านบาท ปีที่ 2 ประมาณ 544 ล้านบาท และ ปีที่ 3 ประมาณ 615 ล้านบาท (ประมาณการอัตราการเข้าพัก 56%, 61% และ 65% ตามลำดับ) โดยคาดว่าจะมีกำไรสุทธิจากการดำเนินงานในปีที่ 1 ถึงปีที่ 3 ประมาณ 99 ล้านบาท 146 ล้านบาท และ 170 ล้านบาท ตาม ลำดับ
นายเสริมสินกล่าวต่อว่า บริษัทเชื่อมั่นว่าการลงทุนในธุรกิจโรงแรม จะสามารถสร้างรายได้ให้บริษัท อย่างต่อเนื่องซึ่งเป็นไปตามแนวโน้มการเติบโตทางเศรษฐกิจในภูมิภาคเอเชีย-แปซิฟิก จากการที่รัฐบาลวางกรอบยุทธศาสตร์ให้ประเทศไทยเป็นเมืองแห่งการท่องเที่ยวในภูมิภาคเอเชีย พร้อมทำตลาด เชิงรุก ทำให้คาดการณ์ว่าแนวโน้มที่นักท่องเที่ยวจากทั่วโลกจะเดินทางเข้ามาในประเทศไทยในปี 2547 จะมีประมาณ 11 ล้านบาท ซึ่งเพิ่มขึ้นจากปีที่แล้ว 13.40% และคาดว่าจะทำรายได้ประมาณ 340,000 ล้านบาท และจำนวนนักท่องเที่ยวมีแนวโน้มจะเพิ่มขึ้นเรื่อยๆ ถึง 16 ล้านคน ในปี 2549 ซึ่งปัจจัยที่ส่งผลต่อการเพิ่มจำนวนนักท่องเที่ยวต่างชาติก็เนื่องจากประเทศไทยมีแหล่งท่องเที่ยวที่โดดเด่น และไม่มีปั_หาการก่อการร้ายรวมถึงการพัฒนากรุงเทพฯ ให้น่าอยู่มากขึ้น ทั้งการปรับปรุงระบบขนส่งมวลชน รวมถึงการเปิดสนามบินสุวรรณภูมิในปีหน้า
ซึ่งกลุ่มแอคคอร์ เป็นกลุ่มธุรกิจด้านการโรงแรม การท่องเที่ยว และการบริการ ที่ให_่ที่สุดในโลก และดำเนินธุรกิจหลัก 2 ประเภทได้แก่ การโรงแรม และการบริการ โดยกลุ่มแอค คอร์ มีโรงแรมในเครือกว่า 4,000 แห่ง ใน 140 ประเทศทั่วโลก รวมห้องพักกว่า 400,000 ห้อง และในปี 2546 ที่ผ่านมา กลุ่มแอคคอร์ มีรายได้จากการขายและบริการรวมทั้งสิ้นประ-มาณ 6,800 ล้านยูโรโรงแรมในกลุ่มแอคคอร์ ได้แก่ Sofitel, Novotel, All Seasons, Mercure, Ibis และ Formula 1 ซึ่งสามารถตอบสนองความต้องการที่หลากหลายของลูกค้าได้ครอบคลุมทุกระดับ นอกจากนี้กลุ่มแอคคอร์ยังมีธุรกิจบริษัทนำเที่ยว และร้านอาหารอีกด้วย
อย่างไรก็ตามนอกจากดึงกลุ่มแอคคอร์มาบริหารโรงแรมแล้วนายเสริมสิน สมะลาภา กล่าวอีกว่า บริษัทได้เตรียมเปิดให้บริการร้าน "เลอโนท" (LeNotre) ซึ่งเป็นผู้นำด้านธุรกิจอาหารและการบริการที่มีชื่อเสียง และเก่าแก่ที่สุดในประเทศฝรั่งเศส มาให้บริการแก่ลูกค้าคนไทยในโครงการแนเชอรัล วิลล์ เอ็กเซ็กคิว ทีฟ เรสซิเด้นส์ ซึ่งเป็นเซอร์วิส อพาร์ตเมนต์ ระดับหรูในซอยหลังสวน ต่อจากนั้นจะมีแผนเปิดในส่วนที่เป็นโรงแรมและเซอร์วิสอพาร์ต เมนต์ของกลุ่มในสาขาอื่นๆ

This new 5 star property will feature 350 guest rooms and suites, 3 restaurants, spa and fitness centre. The concept architect is Brennan Beer Gorman from New York, who were also the concept architects for The Peninsula Bangkok, where Page Kirkland Thailand was Project Manager and Quantity Surveyor.

Luxury Sofitel Hotel to Rise on Sukhumvit Road
New York, NY/May 17, 2004 The team of Brennan Beer Gorman/Architects (BBG) and Tandem Architects has been selected by Richee Center and Supply Co. and Accor S.A. to design the elegant new 31-story Sofitel Bangkok hotel. The 342-key luxury hotel will feature 34 suites, six food and beverage outlets, health club, spa and meeting rooms. Currently in design, the hotel is scheduled to open in early 2006.
Limestone, pre-cast concrete, stainless steel and glass will combine to create a timeless design that can be experienced at three distinct levels. At the pedestrian level the lobby will offer fully glazed walls enabling views onto the street. Passengers on the citys Sky Train will have direct views into the buildings public spaces on levels one through three. The tower has been designed as an iconic addition to the skyline and is topped by a series of setbacks culminating in a signature circular crown that can be viewed from all directions.
The limited size of the building site posed a significant design challenge, noted Yann LeRoy, BBGs design partner. We developed an efficient yet refined 51,400SM (553,269SF) building that meets all of the clients program requirements without sacrificing any of the luxury that guests associate with the Sofitel brand.
Guest arrival will be heralded by a stainless steel and glass canopy, leading into the triple volume lobby atrium. The hotels design is a study in graceful symmetry, with a series of setbacks at the base echoing those at the tower above. A three-story glass box on the southern face of the buildings base will house the reception area, add drama and balance the towers massing.
Leisure and business travelers will appreciate the 1,400SM (15,069SF) of meeting space, as well as the swimming pool, 240SM (2,583SF) health club and 450SM (4,844SF) spa.
BBG is an internationally recognized leader in the design of office buildings, urban master plans, hotels and transit projects. Most of the towers happen to be on Sukhumvit road itself except the Ambassador hotel tower which happens to be deeper inside the soi, even though there is an enterance on sukhumvit.

But commercially developed buildings will not be able to go so tall if they are next to the park.
Its good in a way because then more people can see the park from other locations.

นายเสริมสิน สมะลาภา กรรมการผู้จัดการ บริษัทแนเชอรัลพาร์ค จำกัด (มหาชน ) เปิดเผยกับฐานเศรษฐกิจว่า จากโยบายการพัฒนาโครงการของบริษัททั้งหมด 8 โครงการนั้นปัจจุบันได้ดำเนินการไปตามแผนที่วางไว้ ซึ่งส่วนใหญ่เป็นโครงการที่บริษัทซื้อมาเพื่อพัฒนาสร้างมูลค่าเพิ่ม หรือเข้าประมูลเพื่อพัฒนาสร้างมูลค่าเพิ่มในอนาคต ล่าสุดบริษัทเพิ่มชนะการประมูลโครงการอาคารร้อยชักสาม มาจากกรมธนารักษ์ โครงการนี้จะพัฒนาเชิงอนุรักษ์ เป็นโรนงแรมหรู คาดว่าจะใช้เวลาการก่อสร้างและเปิดบริการได้ภายใน 2 ปี
ส่วนโครงการเดอะ เชดี เชียงใหม่ พัฒนาเป็นโรงแรมระดับห้าดาว ซึ่งเดิมเดิมเป็นที่ตั้งของกงสุลอังกฤษ ติดแม่น้ำปิง มีพื้นที่ใช้สอยกว่า 20,000 ตร.ม. ปัจจุบันการก่อสร้างเสร็จสมบูรณ์แล้วกว่า 95% และจะพร้อมเปิดให้บริการในเดือนมิถุนายน 2548 ส่วนโครงการที่บริษัทมีแผนยื่นประมูลโครงการคือโครงการพัฒนาที่ดินเตรียมทหาร บริเวณถนนพระราม 4 คาดว่าอาจจะถอนตัวจากการประมูล สาเหตุเพราะมีบริษัทที่เป็นพันธมิตรเข้าร่วมประมูลแล้ว เพื่อจะไม่ซ้ำซ้อนในแผนการพัฒนาระหว่างบริษัท
นอกจากนี้ยังมีโครงการโรงแรมบนเกาะภูเก็ต หรือในชื่อโครงการว่าโรงแรมพันวา บีช รีสอร์ท ภูเก็ต เป็นการซื้อมาพัฒนาในราคาประมาณ 300 ล้านในจำนวนที่ดิน 17 ไร่ บริเวณหาดส่วนตัว ของอ่าวพันวา จ.ภูเก็ต บาทพร้อมลงทุนก่อสร้างทั้งหมดอีก 630 ล้านรวมเงินลงทุนกว่า 830 ล้านบาท
"โครงการดังกล่าวก่อสร้างเสร็จตั้งแต่ซื้อมาในเฟสแรก แต่ได้มาปรับปรุงใหม่หมดใช้เวลาประมาณ 3 เดือน และเปิดให้บริการในเดือนธันวาคม 2547 จำนวน 77 ห้อง ขณะเดียวกันบริษัทยังมีแผนพัฒนาในเฟส 2 และ 3 อีกจำนวน 142 ห้อง รวมทั้งโครงการจะมี 219 ห้อง โดยจะแล้วเสร็จปลายปี 2549" นายเสริมสินกล่าว
ด้านนายพิศิษฐ์ โรจนวานิช ผู้อำนวยการประสานออกแบบโครงการและวิจัยงานออกแบบ กล่าวถึงแผนการปรับปรุงโรงแรมพันวาบีช รีสอร์ท ภูเก็ต กำหนดคาดว่า จะมีการเปลี่ยนชื่อเป้น โรงแรม โนโวเทล บีช รีสอร์ท พันวา ภูเก็ต หลังจากที่มีการปรับปรุงโรมแรมทั้งหมดให้เข้าเกณฑ์ตามที่กลุ่มผู้บริหารโรงแรม ที่คาดดำเนินการแล้วเสร็จในเดือนกันยายน 2548 ซึ่งการออกแบบภายในโรงแรมระยะที่ 1 ที่เปิดบริการแล้วจะเป็นห้องดีลักซ์ 60 ห้อง ห้องบีชฟรอนท์ ดีลักซ์ 15 ห้อง ขนาด 28-32 ตารางเมตร และห้องบีชฟอรนท์ สวีท 2 ห้อง ขนาด 50 ตารางเมตร
อย่างไรก็ดีจุดเด่นของโรงแรมจะเป็นชายหาดส่วนตัว สามารถเห็นวิวทะเลได้ทุกห้อง บริหารงานโดยทีมงานแอคคอร์ การออแบบเป็นการออกแบบสถาปัตยกรรมในรูปแบบตะวันออกร่วมสมัย รักาาความโดดเด่นในเอกลักษณ์การตกแต่งของไทยภาคใต้ ทางบริษีทกำลังยกระดับโรงแรมจาก 3 ดาว เป็น 4 ดาว (โนโวเทล ) และมุ่งเน้นเจาะกลุ่มลูกค้าชาวไทยและต่างประเทศแทบเอเชีย เช่น เกาหบลี สิงคโปร์ ไต้หวัน และฮ่องกงสร้างรายได้ในช่วงโลว์ซีซัน
ทั้งนี้บริษัทมีโครงการพัฒนาอสังหาริมทรัพย์จำนวนทั้งสิ้น 8 โครงการ ปัจจุบันได้เร่งดำเนินการพัฒนา และปรับปรุงโครงการทั้งหมด โดยโครงการต่างๆ มีความคืบหน้า เช่น โครงการเดอะ แนเชอรัล พาร์ค อพาร์ทเมนท์ อพาร์ทเมนท์ให้เช่า แบบมีอัตราการเข้าพักเกือบ 100% ตลอดปี ปัจจุบันอยู่ระหว่างการปรับปรุงห้องพัก คาดว่าจะปรับปรุงแล้วเสร็จในปลายปี 2548, โครงการอาคารสำนักงาน เดอะ แพลตินัม (ชื่อเดิม "อาคารเมอร์คิวรี่") อาคารสำนักงานให้เช่า หัวมุมถนนเพลินจิตตัดถนนหลังสวน ปรับปรุงแล้วเสร็จประมาณ 10% และคาดว่าจะเสร็จสมบูรณ์ในปลายปี 2548

ส่วนโครงการโรงแรม โซฟิเทล สุขุมวิท โรงแรมระดับ 5 ดาว ตั้งอยู่ริมถนนสุขุมวิทระหว่างซอย 13 และ 15 บนเนื้อที่กว่า 3 ไร่ มีห้องพักจำนวน345 ห้อง ปัจจุบันมีความคืบหน้างานก่อสร้าง 15% และคาดว่าจะเปิดดำเนินการได้ประมาณต้นปี 2550 รวมทั้งโครงการโรงแรม สยามและเซอร์วิส อพาร์ทเมนท์ โรงแรมระดับห้าดาว ห้องพักจำนวน 303 ห้อง และเซอร์วิส อพาร์ทเมนท์ จำนวน 99 ห้อง บนพื้นที่ใจกลางเมืองกว่า18 ไร่ ติดกับศูนย์การค้าสยามพารากอน และโครงการโรงละคร สยาม โอเปร่า ปัจจุบันโครงการอยู่ระหว่างการออกแบบ คาดว่าพร้อมเปิดให้บริการในปลายปี 2550 และโครงการโรงแรมภูเก็ต โรงแรมหรูระดับห้าดาว พร้อมสิ่งอำนวยความสะดวกครบครัน ตั้งอยู่บนจุดชมวิวของอ่าวกะตะน้อย มีห้องพัก 120 ห้องพื้นที่ใช้สอยรวม 35,000 ตารางเมตร ปัจจุบันโครงการอยู่ระหว่างการออกแบบ และคาดว่าจะเปิดให้ดำเนินการในปลายปี 2550 เป็นต้น
