well, i hope not! they keep on selling condominium projects when they haven't even finished at least one residential project :nuts: their first batch of condo developments are all delayed. :ohno: but at least my faith in King remains intact. hehe

i think the developers just have to redo their calculations, and this takes time. i believe you still made a wise investment. :)

Just bringing back an old rumor..a residential condo will soon rise at the corner of Mango ave. and Gorordo..it will be named Citylofts I. Another one will be somewhat infront of Casino Español (near Ramos Tower) will be called Citylofts II

The City Loft on the other hand, will be an entry-level condotel with studio units that will be slightly bigger than the Ramos Tower units.
Both condo projects will not require the Club Ultima membership.
No news yet about City Loft II & III, possibly still on the drawingboards.
A classy Columbarium project that will look like a hotel with its own coffee shop will soon be a perfect resting place for your dead.
City Loft will soon be a common brand name here in Cebu.

City Lofts will be built by Share-Wall concept - as i can recall there will be no columns on the tower's structure. These will maximize the area.

In this case there will be less columns and beams in this design, there will be more walls (poured in place concrete or possibly gunite and well reinforced) to carry both dead and lateral loads. Walls and slabs will be thicker.

addition: shearwall is required for seismic(earthquake) design for highrise buildings. its main function is to resist lateral loads such as seismic(earthquake) and wind load. dugay na ni nga technology or system... got to see most of the buildings sa AITP, the're using this special system.

yah basically, have to do a bit of that during design. But a shear wall would only refer to
a structural member that can resist lateral loads like quakes and wind... sometimes it will also be designed to also carry gravity loads.

as said, its main purpose is to resist earthquake and wind forces.

Remember, naa bya ta ISO accreditated nga ready mixed concrete company dinhe sa Cebu... Be proud to be a Cebuano bai.

a structural member that can resist lateral loads like quakes and wind... sometimes it will also be designed to also carry gravity loads.

Citiloft Condominium Tower 1... is composed only with one tower...
He himself don't know why the architect put number "3" on the rendering. He said this called be the 3rd study, because before they could come up with the final perspective, a series of study design is being made.

CEBU, Philippines - J. King and Sons Inc. subsidiary Fuente Triangle Realty Development will invest P5 billion for a new dormitory-condo-tel brand in Cebu to be called the "City Loft."
In a briefing held Tuesday, Fuente Triangle vice president for sales and marketing Jose Ma. H. Gianzon, announced that aside from pushing its close to 400 available condominium units offered by Club Ultima Residences, and Crown Regency chain of hotels and condotel units around the country, the company is going to introduce another dimension of investment opportunity through new concept of dormitory-condo-tel brand.
Starting this year, Fuente Triangle will start to build a series of mid-rise buildings, in Mango Avenue, Ranudo and D. Jakosalem streets that will incur about P5 billion investments, this will encourage out-of-town investors to invest in real estate amid the distress economic situation, taking advantage of the strong demand for dormitory, and fast assessment value growth of real estate products here, such as condominiums.
A 17-story dormitory-condo-tel will rise in Mango Ave., and three buildings of mid-rise development will be put in the Ranudo area, while another 17-story building will be built in D. Jakosalem street.
According to Gianzon, the economic depression in the world has brought about strong interest from real estate investors from local and foreign markets, as real estate is considered as of this time, the safest investment channel.
"Inspite of the crisis, there are alternative business opportunities to be found in Cebu. Pricing of real estate even in the hard times, has not gone down, but remains plateau," he said adding that unlike in the United States, that value of real estate products had gone further down to its original value.
The company is one of the most active developers in the country today in terms of building condo-tels, of which two developments are now being built in Boracay Island, to give premium benefits to the Club Ultima members, while condominium unit owners can earn hotel generated revenue from the Crown Regency hotel management.
"One way to confront the economic crisis is to offer good value investments and opportunities to people," Gianzon said.
Those unit owners who may not want to use their unit, may be able to earn from renting their units to tourists, thus return-of-investments (ROI) is easily seen in five to seven years.
Aside from encouraging investors to put their money on tourism-related investments, such as condotel, Gianzon also offers the opportunity for increasing number of displaced workers to "try their hands" in the dynamic real estate sector, to become a broker, or sales agent.
The company is trying to develop a whole range of lifestyle and leisure offering, through the facilities offered by the Crown Regency Hotels and Towers, including the development of world-class medical and health services that will lure more medical tourism market around the world.
Today, the Crown Regency Hotels and Towers had gained attention from the market, both local and foreign, for its partnership with Sky Experience Adventure, in offering the first and only amusement rides and entertainment of its kind in the Philippines that will compare to that of in Nevada, Las Vegas.

Fuente Triangle Realty Development will soon introduce City Loft, a series of midrise 17-story condotel buildings located near schools, colleges and universities.
City Loft 1 will be the first to rise on Mango Avenue. This will be followed by City Loft 2 on Ranudo Street and City Loft 3 on D. Jakosalem Steet, all in Cebu City. City Loft 1 and 3 will involve one 17-story building each while City Loft 2 will feature three edifices.
Fuente Triangle vice-president for sales and marketing Jose Ma. Gianzon told Sun.Star Cebu in a text message that the company’s investment for each 17-storey building is P400 million.
“This is a dormitory that will be managed as a hotel where unit owners can earn from the condotel operations,” he said.
The City Loft spaces are designed for students, travelers, merchants and traders coming from other areas in the country.
“Instead of renting expensively, they might as well invest in a condotel unit at City Loft, buy it, and once their children
have graduated college, they can enroll their unit into our condotel operations and be able to get their money back,” he told reporters last Tuesday.
Gianzon is optimistic about the project, saying that several clients have already written to their office expressing intent to buy.
The demand, he said, is fueled by the affordable pricing and strategic location.
According to the website of real estate marketing company BG Summit & Allied Realties that is promoting real estate projects including the City Loft residences, the residential condominiums have floor areas ranging from 16, 18, 29 to 30 square meters. Prices range from P1 to P2 million. (NRC)

in Cebu where there are many tall buildings, a 12-storey edifice syempre is medium lang. hehe :okay:

Cityloft brand will be massively promoted starting end of this year and construction will start anytime next year. By law of economics where demand dictates the supply, FTRDC will have its hands full next year. Especially with the additional mileage this forum has afforded, CityLoft 4,5&6 is just around the corner.

CEBU CITY -- Homegrown developer Fuente Triangle Realty Development Corp. will break ground on two condominium projects in this city while completing the first phase of a resort and convention facility in Boracay this month.
This J. King & Sons-owned company, which operates the Crown Regency chain of hotels and resorts in the Philippines, is also about to complete the third of four “Fuente Towers” and open next month a two-level upscale shopping mall in the same tower.
Fuente Triangle is also eyeing another hotel in Manila and a resort in Tagaytay upon the completion of the Crown Regency Resort and Convention Center in Boracay.
These projects are expected to further increase the value of membership in Club Ultima business and leisure club, said Jose Ma. H. Gianzon, vice-president of Fuente Triangle. Club Ultima, which has 7,000 members, is the King group’s flagship brand that offers leisure, wellness and business services as well as accommodations in an affiliate hotel.
“Everytime we open a new hotel, the value of [club] membership goes up by about 15%. Our edge [over our competitors] is that if you buy from us, your extension facility is the world. Wherever you go, a hotel will welcome you,” he said.
The Crown Regency chain, with 10 hotels and resorts in the Philippines at present, and Club Ultima are affiliates of Interval International, a vacation exchange network with nearly 3,000 affiliated hotels and resorts worldwide.
One of the two condominium projects that will start this month will also be offered to club members.
The Ultima Prime Residences, also known as Tower 4, is a snooty 27-storey building that will complete the integrated environment that Crown Regency and Club Ultima offer at Fuente Osmeña Circle.
The club facilities are in the 23-storey Tower 2 while the hotel is Tower 1, currently the tallest building in Cebu with 40 floors that feature the famous Sky Experience Adventure.
Mr. Gianzon said Tower 4 will be a low-density residential condominium, with only 95 units that would all provide views of the sea. There will only be seven loft-type units per floor from the seventh to 18th floors and two flat-type units per floor from the 19th to the 27th floors. The building will be linked by a bridge to the club in Tower 2. A unit will cost up to P10 million. The project is expected to be completed in 2012.
Construction of Tower 4 starts on the heels of the completion of Tower 3, Ultima Residences, a 27-storey mixed-use building. It will have the high-end Tower Mall in the first two levels (to open in April), medical offices and diagnostic laboratories in the seventh and eighth floors, a casino, and loft-type residential units from the ninth to the 27th floors that will be turned over to the buyers soon.
Simultaneous with the Tower 4 construction is that of City Loft Mango, a mid-rise residential condominium project along Gen. Maxilom (Mango) Avenue that will offer “affordable” units to students, young professionals and small families. Membership in Club Ultima will be optional for buyers of this project. A studio in this 17-storey building (plus a deck) will cost about P2 million.
This will be the first of four City Loft projects that will rise in the city. The others, in order, will be on Urgello, Ranudo and Jakosalem streets. -- Marites S. Villamor

after he got his MBA from AIM, he changed the business model of J King & Sons turning its conservative business approach to risk-oriented business approach. the shift to the new business model brought about the success of the country club, hotel and now its condo projects.

With what I am seeing I am more excited to continue my purchase obligations.
I have always felt good about CityLoft. It just seems to be in the right place.
