The 37 Storey Urbana Langsuan, was previously called as "Gold Pine Garden" just before the economic crisis...but since 1998, This project stopped on the 32nd floor and been on-hold eversince. Until last year, The CB Richard Ellis called up for teh Auction on the abandonned structures: and the Winner is "The Nexus Development and Marketing"....

The re-named and re-designed progress was finished in early 2003...and the construction was started as then..

This Tower will comprise 151 Units of Upscale Condominium rising from Floor 9-29 and 32-37, 96 Units of Serviced Apartment from Floor 2-8 and 30-31...with more than 300 Parking Spaces. The Urbana Langsuan due to completed in the mid 2004.

So the low rise thing is an activity centre.. first I thought it would be a building mainly for parking.

Nexus launches two projects

Third Urbana condo, Japanese joint venture

Somporn Thapanachai

Nexus Property Consultants has launched two new upscale condominium projects worth 2.2 billion baht in Sathon and Sukhumvit areas.

The two-billion-baht Urbana Sathorn, housing 136 condominium units and 72 serviced apartments, is being developed by Urbana Estate Co, a subsidiary of Siamphan Enterprise Co, which is also developing Urbana Langsuan and Urbana Sukhumvit 15.

Nexus managing director Apisit Limlomwongse said the quick sales of the first two Urbana projects had encouraged the developer to initiate a third one and establish a new company, Urbana Estate, with 500 million baht in registered capital, to manage the project.

The construction of the 36-storey building on 2.5 rai of freehold land will start next week and is expected to finish in early 2006, but Mr Apisit hopes to close sales within six months.

He said prices were reasonable, starting at 68,500 baht per square metre or 4.45 million baht for the smallest unit at 65 sq m, or 12 million baht for the 170 sq m units. The project also will boast an outstanding sports complex with a large swimming pool, basketball, squash and badminton courts.

Nexus is also marketing The Peaks, a 200-million-baht project in Sukhumvit Soi 15 that is being developed by New Daily Property Asset Co, a joint venture between a Thai landlord, Unico Property Management Co, and the Japanese architectural firm Siam Sokei.

Siam Sokei earlier developed the Twin Peaks condominium in Sukhumvit Soi 17 for Japanese expatriates in Thailand.Construction of The Peaks is scheduled to be completed by December.

Yasuo Miyazaki, managing director of New Daily Property Asset, said the firm planned to develop more upscale condominiums in the central business district as well as housing estates on the outskirts of Bangkok and Chiang Mai.

yeah, in the second last pic it looks like it is is the same height like those twin looking 150 meter towers but in another pic it looks much shorter than them :o

top 5 in # of floors?? i don't think so. so many bldgs. in Bkk are over 40. and many are 50+.:)

I think there is only room for one big skyscraper in that new empty slot between "Marriott Mayfair Serviced Apartments" and "Grand Langsuan Condos". The only bad thing is that the view from the condos on the side of the building will be blocked by the new skyscraper building. I just got a short tour of some "for sale" condos in Langsuanville (the tall sister building right next to the tall Grand Langsuan) and those condos views are completely blocked by Langsuanville :eek2:

I just found out that Urbana LangSuan is owned by the Crown Property Bureau. Therefore, if you buy a condo in that cool building you only get a 25 year leasehold! Not ownership :eek:

No. Actually Urbana Langsuan is "Freehold" land, being developed by Siam Phan Property in associated with Nexus Property Development under license of Cushman and Wakefeild Australia, therefor it's one of not maany piece of asset in the area which is "NOT" own by the Crown Property Bureau.

again, normally...The contract with The Crown Property Bureau agreed up to 30 years with the extension agreement that can be sign after the old contract has expired, non of the "kick out" propertion ever happen except ones partly-ownership breaks the contract-agreement rule.

I think Urbana Langsuan will also be a serviced apartment (with some leasehold condos too) just like Ascott Sathorn....

the Urbana Langsuan serviced apartments will probably be even more expensive than Mayfair Marriott, Center Point Langsuan, Natural Ville and CapeHouse :) but LOTS of customers now at all buildings so maybe ALL will have healthy occupancy rates....Even Somerset Suwan on nearby Soi Tonson is busy...and smaller serviced apts like Langsuan Balcony and Boons Residence Langsuan and lower cost Embassy Place around the corner on Ploenchit Rd are busy....

At night all these places are very busy so business must be good....Langsuan is a favorite location for foreign business people and even some higher end tourists who stay alittle longer (and dont want to stay in a normal smaller hotel room).

Also lots of foreign (I think from cheaper cost Eastern European countries from their languages) fashion models (for the catwalk shows in Bangkok) stay at Unico House Langsuan and Langsuan serviced apartments too :nuts: some are very tall and scary looking like from the hospital :uh: but they must be popular to get a job overseas.

true, many people live around there (i do). But what i mean is that compared to the price people bought Urbana Langsuan (5.2 million bath for 2-bed 90 m2), the rent there should not exceed 45,000 baht for a generous 8 - 10% annual yield include 10% vacancy (average in tht area). And what i say is that in Langsuan Ville, Natural Ville or Center Point, you have to pay not less than 70,000 for a 2-bed 90 m2!

(AND I LOVE THE MODEL WALKING ON LANGSUAN, YOU CAN SEE THEM AT 7-ELEVEN NEAR UNICO TOWER AT VENING TIME, DO NOT KNOW WHY..)

the project actually have some serviced apartment units which will create competition between investors (people bought for rent) and serviced apartment units. Let see how they will manage it, but this building is REALLY NICE!

People renting privately owned condos usually rent for longer term...like 1 year or 2 years or even more....owners of privately owned condos are usually not interested in shorter term leases (too much hassle).....also rent is usually ONLY for the condo, not utilities or maid services, UBC TV charges, ADSL charges, etc. which the renter arranges and pays himself.

By contrast, serviced apartments are usually only rented for days, weeks or sometimes a few months only (and costs more per month, but also provides more hotel-like all inclusive services for shorter stay people who are not settling into more permanent life in BKK). Usually people renting serviced apartments want shorter terms of stay, but also want all conveniences provided to concentrate on their business projects etc. and then they leave. Turnover of new customers is regular.

These are two different markets, but both are VERY healthy in Langsuan area. (which is not that big and new buildings are now getting a bit rare on this Soi) ..even with added rooms of Urbana Langsuan coming soon, I think all buildings (private condos and serviced apartments) in Langsuan will do very well :)

Yes, I see those models too at 7-11, I talked to one in my very broken high school German and also English, and she was only eating some crackers and diet coke for dinner!! also they smoke ALOT,...she was from Bratislava, Slovakia (little Prathet formerly attached to Czech Rep) :cheers:

Yeah, I agree, serviced apartments, in Bangkok generally, will be much more competitive in near future when projects finish :)

but quality buildings/units in super centrally located projects (like in Soi Langsuan and Soi Saladaeng) will not suffer in my opinion...demand much greater than supply in these super central locations :)

on the other hand, lower grade buildings (and older buildings who dont keep up maintenance) in less central areas will suffer disproportionately greater losses because of the greater competition.....bottom line is that the customer wins!! :)
